Ceiling fans bring comfort, energy savings In Arizona, cool and breezy ceiling fans are a must
B
Fanimation Ceiling Fans
By David M. Brown
roadly speaking, ceiling fans can be indoor only; outdoor (rated for rainy weather); and damp-rated for covered exterior areas including patios and ramadas. They are powered by AC (alternating current) or DC motors (direct current). AC units offer three speeds and typically consume a little more electricity, while DC versions are more energyefficient and have six speeds. Depending on quality, features and retailer, prices vary from $75 to $1,400-plus, said Lisa Schneider, lighting specialist for the Scottsdale location of Ferguson Bath, Kitchen & Lighting Gallery. In terms of components and style, you can find ceiling fans with from one to approximately a dozen blades, said Kristina Christopher, vice president of sales and marketing for Fanimation Ceiling Fans.
“Styles can be traditional, sleek and super-contemporary, and blades can be hand-carved wood, leaf-shaped and painted,” she said. “There are many options out there; there’s been a lot of advancement in design and technology.”
“When your new home has six to eight of these [ceiling fans] running all the time, the energy savings add up.”
Blade-pitch is important Make sure to consider the blade-pitch, Christopher said. Generally, if a fan has a low blade-pitch, it may move less air than another model with a higher bladepitch resulting in reduced air comfort. She added that the right blade-pitch, right number of blades and right motor will provide optimum functionality. “Smart” fans are a smart idea WiFi-connected smart fans are increasingly popular. “They are nice for

the family that wants to control their fans while they are away or wants to control the fan with their smart app on their device,” said Melissa Dybowski, lighting specialist in Ferguson’s Mesa gallery. Christopher said that accessories to make your ceiling fan smart are also an option. “Some models allow you to integrate your fans with your smart thermostat. In that way, you can program your fans to kick on when your thermostat, say, hits 75,” she said. “As a result, you save energy because your air conditioner does not have to work as hard.”
Energy-efficiency Christopher noted that in order to obtain ENERGY STAR certification from the Environmental Protection Agency (EPA), ceiling fans must carry a five-year warranty and meet minimum efficacy requirements set forth by the EPA. She noted that ENERGY STAR-certified ceiling fans can be up to 60 percent more efficient than conventional ones. Schneider said that ceiling fans can save four to 10 percent in comparison with not having them. Also: “Most DC motor fans cost around $9 to $15 per year to run whereas AC motor fans can cost five to eight times more than that to run per year.”

Are you getting ready to sell your current home so you can purchase a new home? Here’s something you need to understand: the residential Seller Property Disclosure Statement, known as the SPDS.
Moen
QA
How do touchless faucets work?
Touchless faucets have a motion-sensor in them. They turn on and off with a simple swipe of the hand. The motion sensor then allows the water valve to open and water to come out of the spout.
QA
Why might a homeowner want this kind of faucet?
Touchless faucets can save 30 percent to 50 percent on water usage. They also eliminate the need to touch the valves to turn on the water which means they will require less cleaning.
Q A
What are some questions that new-home buyers should ask their builder about touchless faucets?
New-home buyers should ask the following questions: Is the touchless faucet battery-operated or does it plug in? Does the model have a bypass in case the motion-sensor stops working?
Q A
Can you get touchless faucets for both kitchen and bathroom sinks?
There are specific options for a touchless kitchen faucet and a touchless bathroom faucet. Homeowners should be sure to ask their builder or consult a plumber to ensure they are using the proper faucet for a vanity or sink.
Q
What is the purpose of the residential Seller Property Disclosure Statement (SPDS)?
A
The purpose of the SPDS is to help a home-seller make sure they are disclosing legally required material facts and [help them] avoid inadvertent nondisclosures of material facts.
Q A
What responsibilities does the seller have?
Arizona law requires the seller to disclose any material facts about the property that they have knowledge of, with the exception of a few items. For example, if a buyer closes escrow and the neighbor comes by and says “I can’t believe they finally sold this house. The roof has been leaking for months and it has a termite problem.” If the seller knew about the leaking roof and/or the termites but didn’t disclose those facts, the seller could end up in court.
Q
What are some items that can be left off the SPDS and/or must be included?
A
In Arizona, by law, a seller is required to disclose any material facts about the property they have knowledge of with the exception of: • If a property is or has been the site of a natural death, suicide, homicide or any other crime classified as a felony. • If the property has been owned or operated by a person exposed or diagnosed with HIV or AIDS, which is not known to be transferred by common occupancy of real estate. • If the property is located in the vicinity of a sex offender. Although the law does not obligate disclosure of these issues, a seller must answer truthfully (or state that the information will not be disclosed) if the buyer asks. If a seller does not disclose known legally required facts, they [the seller] may be subject to legal liability.

Garbage disposals to the rescue!

The unsung hero of the kitchen

ou probably don’t give your garbage disposal much thought. But because it’s an essential part of your new kitchen, we asked several experts for their suggestions on what you need to know about your disposal. Operation: Make sure you know how to properly operate the disposal, advised Ron Sing, director of brand communication and integrated marketing at Emerson Commercial & Residential Solutions, whose brands include InSinkErator®. InSinkErator is the disposal brand found in
two-thirds of new single-family homes in the U.S., according to the company. Horsepower: Ask how much horsepower (hp) the disposal has. According to Consumer Reports, garbage disposal motors come in varying power ratings, with most ranging from 1/3 hp to 1 hp. They note that garbage disposals with ½ hp or ¾ hp should be adequate for the typical home, while cooks who need to grind tougher waste, including bones, may want to opt for a 1-hp model. The moral of the story? Be sure to
ask your new-home builder about the horsepower offered in their standard garbage disposal to see if it will meet your family’s needs; if it won’t, find out if they offer upgraded models. Clogs and jams: Ask how to reset the garbage disposal if it jams or clogs and what to do if silverware or coins fall into the disposal. Noise: One of the most important features of a disposal is how much noise it creates, said Mike Donley, president of Donley AC and Plumbing in Phoenix. “Inexpensive models have less sounddampening insulation in them and are generally much noisier than upgraded disposers.” Safe scraps: You’ll also want to know what’s safe as well as what’s not so safe to put into the disposal. For example: “Don't let coffee grounds fool you,” said Johnny Onorato, general manager for Chas Roberts A/C & Plumbing Inc. “Although they may appear to be finely milled, they're very densely packed and almost paste-like.” Pasta, rice and bread also are densely packed and don’t belong in the disposal, he said. Nuts, shells, pits and seeds should never go into the disposal, he added. Donley agreed, stating: “Foods that cause drain problems include pasta, eggshells, potato peels, bones and stringy vegetables like celery.” With or without a garbage disposal, fats, oils and greases should never go down your kitchen sink, Sing said. Maintenance: Onorato recommends avoiding odors by treating your disposal every month with a combination of a

The history of disposals After helping his wife clean up the kitchen after dinner one night in 1927, a prominent Racine, Wisconsin, architect had an idea. Could food scraps be ground into tiny pieces and flushed down the kitchen sink? He began tinkering with a makeshift grinder and a small motor. By the end of the night, the first disposal was born. couple of handfuls of baking soda and a half cup of vinegar. “After it's done foaming, rinse it down the drain with hot water.” Donley said smells can be treated by running ice cubes and a cut-up lemon or grapefruit through the disposal once a month. You can also purchase garbage disposal cleaner. Environmental benefits: Sing pointed out that disposals are good for the environment. “When you throw your food waste into the garbage, it ends up with all the other trash in a landfill,” he said. Data from the Environmental Protection Agency (EPA) indicates that each year, food waste is responsible for 18 percent of landfill methane emissions or about 19 million tons of methane gas, equivalent to the emissions of 100 million cars. “Using a garbage disposal reduces the amount of food waste taken to landfills and is a more sustainable way to manage your food scraps,” Sing said.

R-Value
Insulation
Q
What types of insulation are used in new homes in Arizona?
A
The most common types are fiberglass, cellulose (recycled paper treated with a fire-retardant and mold-inhibitor) and spray-applied foam insulation. Fiberglass is available in batts (pre-cut material) and blown form and is common in walls and sometimes attics. This is a cost-effective material to use since no equipment is required for installation. The material does have to be cut and trimmed by hand for the correct installation which can be labor-intensive. Cellulose can be sprayed into open or closed walls and is the most common type of blown insulation to be installed in attics in the Valley. Spraying cellulose into walls is more costly than fiberglass batts but the insulation does not require the trimming and cutting to fit in wall cavities. Insulation sprayed into walls typically does a better job regardless of the material type as it conforms to the obstructions and irregularities of the wall cavity. A common combination for a new builder will be fiberglass batts in the walls and blown cellulose in the attics. Spray foam requires special equipment and training to install correctly and, according to our experts, is not the norm for most builders. However, when installed properly, all insulation types can be very effective at keeping homes cooler and more comfortable.
Q
What should a new-home owner know about ‘R-Value’?
A
First, a definition: R-Value is resistance to heat flow. The higher the ‘R’, the longer it takes for heat to move through the insulation. Typically, R-38 is for the attic and R-13 to R-19 is for walls.
Q
What is ‘radiant barrier roof insulation’?
Q
Q
Efficient windows contribute to a home’s overall energy-efficiency by improving the envelope seal between the inside and out. They do this through various ways including the use of materials that do not transfer heat and/or cold easily and by creating an air gap between the panels of dual-pane windows.
A
A radiant barrier is a product that reduces transmission of radiant heat into your home. It is designed to be installed on the underside of the roof in the attic or exterior walls to increase the overall energyefficiency of the entire home.
Is radiant barrier roof insulation prevalent in Arizona?
A
It is used more here than many other parts of the country as it is most effective in hot climates. In metro Phoenix and similar areas, concrete tile roofs make up most of the roofing on new homes and a radiant barrier will work on these roofs because they are installed over ¾-inch wood battens which provide the necessary air space.
Q
What should I ask my newhome builder about radiant barrier roof insulation?
A
Ask the builder if any type of radiant barrier is included in the standard construction. If not, ask if the builder offers a radiant barrier as an option.
SEER
Windows
Radiant barrier roof insulation
How can windows make a home more energy-efficient?
A
Q
What are dual- and tripleglazed windows?
A
Many standard windows are dualglazed: two pieces of glass are sealed with a spacer that limits heat transfer and increases insulation in comparison with singlepane. More expensive triple-glaze windows — three pieces of glass separated by two spacers and sealed as a unit — are also available.
Q A
What does ‘Low-E’ mean?
Low-E (Low-Emissivity) is a coating put on the inner or exterior side of a glass window in a cool or hot climate, respectively. Low-E windows reduce heat or infrared radiation transfer.
Q A
What does ‘SEER’ stand for?
A measure of air conditioning and heat pump cooling efficiency, the Seasonal Energy Efficiency Ratio (SEER) rating of a unit is the cooling output during a typical cooling-season divided by the total electric energy input during the same period. The higher the unit’s SEER rating, the more energy-efficient it is.
Proper installation Experts say that if everything is properly installed — insulation, vapor barriers, high-SEER HVAC [heating, ventilation and air conditioning] units and insulated ducting, radiant barriers, roofing systems, windows, air seals, etc. — all will contribute to a more comfortable and energyefficient home.

DISCOUNT POINTS
Q
What is a ‘discount point’?
Q
Why is escrow important in a new-home transaction?
A
A discount point is a fee that is a percentage of the loan amount that is typically charged to ‘buy down’ the rate. One point is equal to 1 percent of the loan amount, etc.
An escrow is important for newbuild homes because the escrow agent is responsible for keeping track of all funds that a buyer gives to the builder and reconciling the transaction when it is time to close.
Q
Q
A
What is the primary benefit of discount points?
A
The primary benefit is that you are able to get a lower rate than if you were not to pay them. However, a homebuyer needs to weigh the cost versus the return, meaning how long will it take you to breakeven on the savings in payment versus the cost of the discount point.
ESCROW
QA
What is ‘escrow’?
When you make an offer on a home, you submit earnest money that will be placed in ‘escrow’ meaning the money is held by an impartial third-party until you and the seller close the deal.
Q A
What is an ‘escrow officer’?
When a buyer and seller go under contract on a home, one of the first steps is to open escrow with an escrow officer. The purchase contract will list the earnest deposit (see below) amount due from the buyer and the name of the title company that will handle the escrow. The escrow officer will then set-up the escrow account.
A
What does ‘close of escrow’ mean?
An escrow closes when all funds have been disbursed and the purchase has recorded with the county.
EARNEST MONEY
QA
What is ‘earnest money’?
Earnest money is money that demonstrates to the seller how serious the buyer is about purchasing the home. The money can be applied to the buyer’s down-payment or closing costs at close of escrow. It can be at risk in cases of buyer breach of contract.
Q A
Why is it important to a new-home buyer?
In this competitive market, the amount of earnest money can tell the seller that the buyer is a serious buyer.
Q
Is there a standard amount or percentage involved?
DOWN-PAYMENTS
GOOD FAITH ESTIMATE
Q
Q
It might vary per each specific situation, but why is a 20 percent downpayment typically required for new construction?
A
Construction lending has greater risk to a lender than financing an existing home because of the unique design of the brand-new home and property, the possibility of unanticipated delays or any issues that may arise from required inspections.
Q
Can the downpayment be a gift from a family member?
A
Rules can always change, but generally, all or part of your downpayment may be a gift from a family member. The reason the contribution toward the down-payment cannot be a loan is because the obligation to pay the funds back may impact the qualifying debt-to-income ratio of the borrower.
Q
What is the most important thing to keep in mind about a downpayment on a new home?
A
Think of these funds as an investment. A bigger downpayment will reduce your monthly mortgage to allow you to have additional income each month.
A
It is whatever amount the buyer and seller agree on.
Q A
What happens if the deal falls through?
There are specific timelines and actions outlined in the contract that clearly define when earnest money is at risk of being lost.
What does ‘Good Faith Estimate’ mean in regard to buying a new home?
A
The Good Faith Estimate (GFE) is a loan document used to provide the borrower(s) with the details of the estimated closing costs on a mortgage loan. The GFE outlines the fees associated with the loan such as title fees, lender fees, application fees, credit fees, appraisal fees and any other fees related to the loan closing. The GFE term is still sometimes used, but it was replaced in 2015 with the Loan Estimate and Closing Disclosure forms.
Q A
Who provides this info to homebuyers and how?
The Loan Estimate is provided by the lender within three days of application. The loan estimate is designed to help homebuyers understand the terms of the loan and compare costs between lenders. The Closing Disclosure is to be provided at least three days prior to closing of the loan.
FANNIE MAE AND FREDDIE MAC
Q A
What are ‘Fannie Mae’ and ‘Freddie Mac’?
Fannie Mae and Freddie Mac are government-sponsored entities that act as links between lenders, the federal government and private investors. Fannie Mae and Freddie Mac do not originate or provide mortgages to borrowers. Both entities purchase and guarantee mortgages via the secondary mortgage market. Both entities keep the mortgage capital flowing by purchasing mortgage loans from lenders so in turn lenders and banks can provide more loans to qualified borrowers.
RESPA
Q
why their monthly payment will be what it is.
Q
A
Q
How can RESPA make someone a more informed homebuyer?
What is RESPA and how can it help prospective homebuyers?
A
RESPA (the Real Estate Settlement Procedures Act of 1974) requires lenders, mortgage brokers or servicers of home-loans to properly disclose fees pertaining to the transaction in advance of the settlement so the borrower can

comparison shop if so desired. RESPA was implemented for the protection of the consumer.
RESPA can help homebuyers with budgeting and planning by providing accurate closing figures; among other things, this helps ensure a smoother closing process which is the legal transfer of property from seller to buyer. Because RESPA also governs the collection and maintenance of escrow accounts, the consumer is able to better understand
What are the most important provisions of RESPA?
A
With RESPA in place, consumers are provided with timely and accurate disclosures. Homebuyers can trust that the loan process and financial institution they are working with will deliver as promised.

Our dual-pane glass and Low-E coated windows are great at reducing the amount of heat transmission into the home but if they’re not installed correctly the buyer won’t have the energyefficient home they want.” Third-party professionals inspect and test components of the home’s “thermal envelope” to make sure the home meets ENERGY STAR requirements in ENERGY STAR neighborhoods, Morey [of SRP] said. “The rigorous performance requirements and thorough inspections and testing result in homes that are simply ‘better,’ as ENERGY STAR puts it.”

How did Phoenix get its name? So you’ve decided to purchase your new home in the Valley of the Sun — congratulations!
civilization, some sources say that the truth for their disappearance is not known for certain. In recognition of this historical mystery, Native Americans who later lived in the area called these original canal engineers/builders “Hohokam,” or “the people who have gone.”
Repurposing an ancient canal system Phoenix’s more modern history began in 1867 when Jack Swilling of Wickenburg stopped at the foot of the north slopes of the White Tank Mountains to rest his weary horse. Swilling saw dry soil and farmland that was mostly rock-free and not threatened by harsh winter weather. Like the long-ago residents, Swilling realized the land needed water to flourish and to be able to grow much-needed crops. Ever industrious, Swilling launched the Swilling Irrigation Canal Company and the company began digging a canal. By March of 1868, water began to flow. Giving credit where credit is due, many sources say that Swilling’s canals were based on the Hohokam’s original canal system. Rising from the ashes The oft-accepted derivation of the city’s name is that a friend of Swilling suggested
‘Phoenix’ since, like the mythical Phoenix bird, the town would essentially spring up from the ashes or ruins of a former civilization. Voilà — Phoenix was officially named on May 4, 1868. Today, the city covers 515-plus square-miles and more than 1.6 million people call it home.
City of Phoenix
The rest of the story With apologies to the late great broadcaster Paul Harvey, when your jealous-of-our-winter-weather friends ask about the history of the place you’ve chosen for your new home, you can now let them know the rest of the story.
Editor’s note: Thousands of new residents are moving to the Phoenix area every month so we wanted to offer a little history on how the state’s bustling capital city gained its name. Details were adapted from information provided by the City of Phoenix.

hether you have purchased several homes in Phoenix or are just now getting ready to purchase your first new home in the Valley of the Sun, you might wonder how one of the top ten largest cities in the U.S. got its name. Intertwined with a bit of history, here’s the scoop in a story that starts with ancient canals and disappearing civilizations, then twists and turns toward industrious visionaries and more than a hint of mythology. ‘The people who have gone’ Centuries before Phoenix became a city, a thriving and well-established indigenous community occupied the land. Because the desert is notoriously short on water, these residents built an amazing irrigation system made up of 135 miles of canals. While the accepted belief is that drought eventually decimated this ancient
