THEME - client request- OFFICE + HOTEL/ YACHT CLUB + MALL - hotel and yacht club require similar, yet separate facilities, such as F&B and health-oriented activities. - shopping mall’s setting near the high-end hotel would affect the later’s market positioning by interfering with guest privacy and tranquility. - plot one would run a high risk of reduced customer flows by night, after the end of office working hours.

TRANSFORMING URBAN AREAS INTO THE CITY BLOCKS
by NDA SHANGHAI, CHINA
Sanya is one of the top tourist destinations in China. As the Poly Group development is located in important part of city, it was proposed to create iconic, unique and distinctive design with breathtaking skyline. Project for sure would bring valuable contribution to the tourism infrastructure and at the same time promoting sustainable developing patterns at this area. Because of required FAR (3.0), significant parts of area need to be covered by high-rise buildings.

HAINAN, China NDA has came up with an unique design that will bring iconic and world famous landmark for Sanya. To integrate this innovative development with the chinese history and tradition, NDA proposed a dragonshaped urban design that represents a path from the past (starting its shape from the concept of Fisherman’s Wharf Village) to the Sanya’s future with its head in the shape of a cantilevered pier overlooking the modern architecture rising all around the area. The dragon concept is represented by a landscape design in shape of an elevated park under which important cultural and entertainment function are located.

CULTURE PATH WALK was provided as the linkage between waterfront, culture and commercial zones. Culture path walk will be in the shape of elevated park having building attached to both side. Idea will be perfect match for Sanya New Development. Idea of the elevated park will provide following advantages: multi level strips of walkway in the park will provide shadow for very hot summer days. Design anticipates also partially covered parts heading towards waterfront plaza. Also fact that park will be surrounded by high rise building is a strong factor according to weather condition.

It was proposed to create important, significant node at the south-west corner of the waterfront. This place will become an iconic benchmark of the area. This location provide great opportunity to experience great views of surrounding places. Also, the water canal was introduced into the designing land as important scenic and functional divide feature. Extended shoreline edge along the canal will create promenade and public plazas structure and become important spot in new downtown. Existing shoreline was modified to create attractive waterfront promenade filled with different activities for people in every age group. Extended length of shoreline with shaped edge will give opportunity to create more functions and make the perception of new skyline more interesting in comparison to just simple straight strip of promenade.

In architectural phase the main goal was to create the most welcoming public space for pedestrians which required the introduction of underground transit system and cover the traffic and public transport in the lower part of the building whose part of the upper surface create a square which is easily accessible through a system of large ramps. Because of this solution, the building is available from every side for everybody as I designed the outdoor space as a function available to the public and all mechanical functions, transport, delivery and the backstage are located in the inside part of the building together with the structural core.

Zoetermeer was established in the 70s on modernist idea of urban planning. Problem with which this city is facing is the lack of consistency between the districts. In contrast to most European cities, bustling with dense urban grid, allowing for the logical development and cohesion in the public space. Zoetermeer focuses within their neighborhoods to create “holes between them. There is not a distinctive city center and the spaces between the districts are so uninteresting that people prefer to spend time in residential areas, resulting in a lack of cultural and social life. Idea of this project is to connect both side of two different parts of the city with unusual waterfront design, as well as provide a pleasant promenade leading to the lake.

Plan Zuid - Berlage presented this to the city council. At first they rejected his plan, but in 1917 it was accepted after a few adjustments. The plan consisted of a large expansion of the city southwards. It consisted of the following neighborhoods: Stadionbuurt, Apollobuurt, Nuewe Pijp Rivernuurt. The new neighborhoods were to become very different from the existing ones. The existing neighborhoods consisted mostly of privately owned houses and cramped streets. Berlage’s plan envisioned wide stately streets with smaller side streets, a lot of squares and open spaces and even more greenery. Privately owned houses were a thing of the past, since his plan considered large housing blocks. People of all social classes were to inhabit these housing blocks. With this vision he tried to uplift the segregation of social classes in that period of time. In a way he succeeded in doing this, Berlage did not design the housing blocks by himself. CURRENT SITUATION OF STADIONPLEIN - WEST VIEW
HISTORY OF STADIONPLEIN
Housing blocks were designed by notable architects of that time such as Michel de Klerk in and Art Deco style known as the Amsterdam school. That blocks became well known for facade.

AMSTERDAM,THE NETHERLANDS The Olympic Square itself beside its original form, is designed in the way to better connect the existing plaza and improve pedestrian-friendly connection between sports area and residential blocks. The lines cutting the plaza, are at the same time significant “cutting directions for surrounding new architecture and make the visual effect to influence the shape of museum volume.
OLYMPIC MUSEUM
Designed as the most important point of the new plaza, Olympic Museum is suppose to be the new icon for that district. Dynamic, deconstructivist shape, so much different from architecture around, points to mark the new
renaissance for the almost forgotten 1928 olympic times. The volumes embodies the unique energy and creative spirit with the sunlight coming to inside through the rifts. It gives amazing

Materials used in facade design - white panels, light frames and wood resemble the design of old ships to which all design refers to.
Neighborhood came into being in areas of the former shipyard and, therefore, the main compositional elements become water channels and the river Vistula. These aspects made it possible to design pleasant to live in the complex twisting along the marinas. Residents of luxurious penthouses can enjoy the view of the old city. Architecture refers both shape and color to berthed boats, and the use of such materials as wood and stone allows you to enjoy the ecological life. KRAKOW UNIVERSITY OF TECHNOLOGY

URBAN RENDERING - BIRD’S VIEW FROM NORTH SIDE It was important factor for the masterplan, to design in the way to keep the most from a nature surrounding that gives the area the contact with the Vistula and at the same time cut the development from the current industrial landscape and busy thoroughfares. Also, the important thing was to initiate a part of the urban development, which will give the pattern and example for future investments building in this part of Krakow.
EAST VIEW SOUTH VIEW
Schematic of the proposed development shows that the highest buildings are located along the main streets and serve the cheapest housing. This also creates a special kind for indoor acoustic isolation. The closer to the river channel, buildings are lower (terraced buildings) giving all the apartments the possibility of perfection visibility, lighting and air cir-
