Buying a Home? Take Charge and Be in the Pilot Seat!

uying a home is one of the major decisions that you will make in life, and is one of the largest financial transactions in your lifetime. Although there is much to consider when buying a home, if you do your research and approach the home buying process with confidence, you will most likely buy a house that you will be proud to call home.

Below are the three most important things to remember no matter where you are on the road to home ownership. If you follow them closely, you will be happy with the end result!

1. Understand the home buying process.

When buying a home, there is nothing that is complex that can't be easily explained to anyone. If you don't apply for a thirty year mortgage once a week, don't take the first one that comes along. You'll need to do your research, learn some new terms, apply some new concepts, and take the time to understand the entire process. If something happens at any point that you don't understand, simply ask for a full and complete explanation from someone you trust like your real estate agent, accountant or your lawyer.

2. Become the most important person in the process.

In the world of real estate sales, YOU are the most important person in

the home buying process. It's easy to think that everyone else carries more weight than you but that's not the reality.

The seller owns the house and has all the money and the real estate agent tries to sell the house for the seller. However, you, the buyer, are the one person in the transaction that makes it all happen. This entire process could come to a stop if you decide not to buy. So why not take command of this process?

3. Surround yourself with a team of professionals that you trust and make them work for you.

A good realtor, mortgage specialist and a property lawyer are some people that you can count on to help you. They all save you time and money. hile the family room might have the flatscreen and the television, bedroom has that soft, warm bed, no room is more popular in most households than the kitchen. A great place to grab a snack and catch up on family news, the kitchen has become the go-to gathering place for many families.

It's no great wonder, then, that lots of homeowners cite kitchen expansion as one of their dream projects. A cramped kitchen can put a damper on the comforts of the family's favorite room, so if you need to make the most out of limited space, consider the following tips. • Get the most out of your pantry.

Few things can create more space in a kitchen than a floor-to-ceiling pantry.

Floor-to-ceiling pantries can store food, dishes and other items that might need to be left out otherwise. Oftentimes, crowded countertops are the result of kitchens without ample storage. Install a floor-to-ceiling pantry to help relieve that countertop clutter. • Use a closet for storage. Another way to create extra storage is to convert a spare closet into a walk-in pantry. If you have a spare closet, such as one you might use for winter coats, in reltive proximity to your kitchen, consider converting it into a pantry instead. This should give you all the room you need to store food, and any additional items, such as a broom and dustpan and any cleaning products. • Consider changing the floor.

Sometimes, perception might be the biggest problem when it comes to the kitchen. Without actually expanding the room itself, you can create the feeling that the room is more spacious by installing a diagonal floor tile design, which gives the perception of more space. • Change the lighting. Lighting can also make a kitchen seem smaller than it is. If your kitchen is not well lit, it will seem smaller. By adding some additional lighting, such as under-cabinet lighting, you'll brighten up the kitchen and make it seem larger. In addition, additional lighting makes the room more inviting, which is important since the kitchen is often the most popular room in a house. • Consider installing a kitchen island. Many homeowners would love to have an island in their kitchen. For some kitchens, this is impossible, as an island typically takes up a lot of space.

However, if your kitchen can fit even a small island, it can be a great way to create more space. This is because you can hang pots and pans above the island, opening up cabinet space that you can use to store items that might otherwise be strewn about the countertop.

Pricing Your Home To Sell Fast In a Buyer's Market

I

t's tough being the seller in a buyer's market. However, you can improve your odds with the right research. In many cases, making a smart deal and getting the best price comes down to studying your market and being an educated seller.

It doesn't really matter how much money you think your home is worth. Nor does it matter what your agent thinks. The person whose opinion matters is the buyer who makes an offer.

Price your home right Pricing homes is part art and part science. It involves comparing similar properties, making adjustments for the differences among them and tracking market changes. Study the supply and demand within your neighbourhood to consider

whether to price your home above or below the market value.

Pricing your home lower than your competitors can essentially generate more offers, thereby driving the price higher. On the other hand, pricing it too high and you risk buyers going into “sticker shock�.

The benefits of pricing right 1. Your property sells faster because it is exposed to more qualified buyers.

2. Your home doesn't lose its "marketability".

3. The closer to market value, the higher the offers.

4. A well-priced property can generate competing offers.

The result of overpricing Many sellers believe that if they price

their home high initially, they can lower it later. Often, when a home is priced too high, it experiences little activity.

Gradually, the seller will lower the price down to market value, but by that time it's been up for sale too long and some buyers will be wary and reject the property.

On occasion, the price is dropped below the market value because the seller runs out of time and the property is sold for less than its value.

Missing the right buyer You may think that interested buyers "can always make an offer," but if the home is overpriced, potential buyers looking in a lower price range will never see it.

Those who can afford a home at your asking price will soon recognize that they can get a better value elsewhere.

The importance of early activity As soon as a home comes on the market, there is a flurry of activity surrounding it. This is a crucial time when Real Estate Professionals and potential buyers sit up and take notice.

If the home is overpriced, it doesn't take long for interested parties to lose interest. By the time the price drops, a majority of buyers are lost.

The longer your house sits on the market, the less cash it commands. If you have to sell in a slow market, study the current trends, forget old values, recognize current values, and price your house lower than others in your market. Wendy's Unbelievable Brownies!

Ingredients: 12 oz (375g) bittersweet dark chocolate 8oz (250g) (2 sticks) butter 1/2 cup (125mL) of flour 1 pinch of salt 1 tsp of baking powder

4 eggs 1 cup sugar 1 big splash of pure vanilla extract 1 cup chopped walnuts

Directions: Preheat oven to 350°F (180°C). Toss chocolate and butter in a small bowl set over a small pot of simmering water. Stir until smooth then remove from heat.

In a large bowl whisk flour, salt and baking powder until combined evenly. In separate bowl, whisk eggs, sugar and vanilla, then stir in the chocolate. Stir in dry ingredients and walnuts.

Lightly oil the bottom and sides of an 8" x 12" (2L) baking pan. Sprinkle flour into the pan and shake until all surfaces are evenly covered. Tap the pan upside down on the counter to dislodge any extra. Pour in the batter and bake until set, about 40 minutes.

hen some people hear "home staging", dollar signs immediately come to mind. Certainly, hiring a professional home stager and sprucing up a home's interior requires a monetary investment, but it doesn't have to break the bank!

The return often outweighs the cost of staging. These days, it can be difficult to move a house off the market. For that reason, hiring the proper stager is your

wisest investment.

Changing the look of your home’s dÊcor does not require a hefty price tag to insure a positive outcome. Relying on an eye for detail and a touch of creative thought will go further than any pocketbook when it comes to a look that suits you!

Good home stagers use principles, which are surprisingly inexpensive. In fact, proper home staging shouldn't entail

revamping from floor to ceiling. Rather, it's more about pinpointing trouble spots around the house and decluttering like crazy.

Professional Home Stagers are bargain hunters! Keeping Pet Hair Under Control Learn ways to cohabitate with pets who tend to leave fur on furniture and more around the house.

I

t's hard to beat the unconditional love pets provide. That is why millions of people the world over, come home to a cat, dog, or other animal. But as much as these furry friends are loved, the fur that they leave behind is not so coveted.

Sharing a home with a pet often means finding pet hair on the sofa, imbedded in the carpet, and blowing around the house like pet hair dust bowls.

Pet fur inevitably ends up on clothing and

is tracked into cars and other places pet owners travel.

While pet hair can be a nuisance from an aesthetic standpoint, it can also be hazardous to your health. Those who suffer from allergies may be affected by large quantities of pet hair, which can harbor dust mites. So how does one live peacefully with pets and maintain a furfree zone? Having some handy products on hand can help.

1. Sticky rollers: Adhesive rollers come in all sizes and are very good at picking up pet fur from furniture and clothing -- provided the roller is pretty tacky. Rollers are convenient to use because of their handle and easy rolling action. They can be a tad pricey. So using a large roll of masking tape or other adhesive tape can help those who are on a budget.

2. Heavy-duty vacuum: A vacuum with a good deal of suction power will be

needed to tame the fur on upholstery and carpets. Look for a vacuum with a series of attachments so that you can run the vacuum over hardwood floors or tile as well as high-pile carpeting. An angled attachment will get into those crevices of the couch and in the corners of room where pet hair tends to gravitate.

3. Sweeper cloths: Those staticcharged sweeper cloths that attach to a broom-like handle are good for catching errant fur from under furniture and on floors. The cloths can also be used to "dust" off furniture and run along blinds to gather even more fur.

4. Specialty detergent: Pet hair can become imbedded in fabrics. There are laundry detergents designed to release the hair from blankets, clothing and other laundered items. Check your supermarket to see if they have one available in the laundry aisle. Otherwise, consult with a pet supply shop.

5. Vacuuming enhancers: Stores offer static sprays and pet hair release powders that can be applied before vacuuming to help the vacuum trap even more pet fur.

6. Shedding brush: Many dogs and cats have a soft undercoat beneath the more wiry top coat. The undercoat may be shed two or more times a year. Regular brushing may not extract the loose fur, but a brush designed to get at the undercoat can help remove it. Brush your dog or cat outdoors because a good deal of fur will be removed.

Apart from these products, regular grooming and brushing can help keep pet fur manageable. If you find pet hair is infiltrating every room of the house, consider confining your pet to one or two rooms. Keeping them out of the bedroom could help those who suffer from allergies because the fur won't be transferred to pillows and bedding.

How to Hire a Good Contractor by: Joe Keca Home Improvement Group

T

here are some home renovations that really should be left to a professional. Finding a good contractor that is trustworthy and dependable can sometimes be a challenge, but with some preparation it can be done.

Before accepting to work with a contractor, ask for a list of references.

Ideally, the list will be fairly long, and not rigged towards a few happy customers.

Call these references, skipping around from recent customers to older ones to

see how the work has held up. If possible, visit one of the remodel sites in person.

Ask about the quality of the work, and if the contractor stayed on budget and finished in a timely manner. Also, check how the contractor dealt with problems that arose, and if the reference would use him again. A good contractor is one that the client feels comfortable speaking with. He should have clear solutions to your remodeling ideas. The contractor may be in your house for an extended period of time, and some problems will

arise, so having good chemistry with this person is key to having a positive remodeling experience.

After getting a few different bids, do not base the job on lowest price alone.

Read the details. It’s possible that if the cost for materials is cheaper than other bids, it could be an inferior product that won’t last. If one bid is significantly lower than the others, the contractor could desperate and his workmanship may be poor.

Make sure that the contractor is a professional. Major remodeling improvements legally require a building permit so inspectors will check over the contractor’s work. Make sure the contractor applies for these permits. Certain industries allow contractors to get professional designations. Check if the contractor is part of any trade association, as they are more likely to be keeping up with current industry standards and practices.

It’s good to have a contract written up so there is no confusion during the actual remodel. The contract should have

Page 9 the starting and projected ending dates, as well as a payment schedule which details when payment is due, and how much each payment will be.

Certain amounts may be paid after particular milestones are completed. Have the contractor add in any warranties he offers. Outline which duties the contractor or the homeowner will perform, such as cleanup when the job is completed to avoid butting heads when the time comes.

Though a contractor may be needed for large remodel jobs, a homeowner can save money along the way by doing some of the low level work, such as painting walls or ceilings. Some contractors will allow the homeowner to pick up materials, such as lumber, toilets, flooring, etc, which would have been added as a surcharge on the final bill.

After some research, well thought out questions, and open communication, landing the perfect contractor for those large remodeling jobs can be achieved.

What does Title Insurance cover?

For a one-time fee, called a premium, a title insurance policy may provide protection from losses, such as: * Unknown title defects (title issues that prevent you from having clear ownership of the property); * Existing liens against the property’s title (e.g., the previous owner had unpaid debts from utilities, mortgages, property taxes or condominium charges secured against the property); * Encroachment issues (e.g., a structure on your property needs to be removed because it is on your neighbour’s property); * Title fraud; * Errors in surveys and public records; and other title-related issues that can affect your ability to sell, mortgage, or lease your property in the future; * Title insurance will protect you as long as you own your property, and will cover losses up to the maximum coverage set out in the policy. It may also cover most legal expenses related to restoring your property’s title.

For a risk to be covered, generally it has to have existed as of the date of the policy.

As with any type of insurance policy, certain types of risks might not be covered, for example, native land claims and environmental hazards are normally excluded. Be sure to discuss with your lawyer what risks are covered and what are excluded.

How long is the insurance coverage?

Residential title insurance coverage lasts as long as you own the property. Most

residential title insurance policies extend coverage to your heirs through a will, to a spouse in the event of a divorce, or to children when the property is transferred from parents to children for nominal consideration.

In the case of title insurance covering a lender, the policy remains in effect as long as the mortgage remains on title. A lender covered under a title insurance policy is insured in the event the lender realizes on its security and suffers actual loss or damage with respect to a risk covered under the policy. Lenders are usually covered up to the principal amount of the mortgage.

The premium for title insurance is paid once (at the time of purchase). Generally speaking, in Canada the purchaser of the property pays for the title insurance, though there can be situations where the seller pays for it. Some policies automatically cover both the purchaser and lender; others will cover both for a small additional fee.

Protection and peace of mind Title insurance can help ensure that a closing is not delayed due to defects in title.

And, if an issue relating to title arises with respect to a risk covered under the policy, the title insurance covers the legal fees and expenses associated with defending the insured's title and pays in the event of loss.

It is important to keep in mind that title insurance does not replace legal advice when purchasing property.

itle Insurance gives homeowners protection should someone else claim a legal interest in their property. It also protects homeowners against loss resulting from pre-existing municipal work orders, survey issues, certificate of location defects, unpaid taxes by previous owners and a number of other covered title risks such as Title Fraud.

What is Title Insurance?

When you purchase a home you're actually paying for title to the land: you acquire the right to occupy and use the space. Part of the price paid will be for the improvement, or the actual home, but the major cost of most property is the land itself.

You obtain title to property when the owner signs the deed (transfer document) over to you. Title is then registered in the government’s land registration system.

Prior to closing, public records are "searched" to determine the previous ownership of the property, and prior dealings related to it. The search might reveal, for exam-

ple, existing mortgages, liens for outstanding taxes, utility charges, etc., registered against the property. At closing, the buyer expects the property to be free of such claims, so normally they must be cleared up before closing. For example, the seller's mortgage will be discharged and outstanding monetary expenses (such as taxes and utility charges) will be paid for (or adjusted for) at closing.

If the title is restricted by rights and claims of others; this could in turn limit your use and enjoyment of the property and even bring financial loss. However, such issues may not be discovered or remedied before closing. Title insurance will protect you against these situations.

Do I need Title Insurance?

Title insurance is not a requirement in some provinces. To fully understand what type of protection title insurance can provide you, talk to your lawyer, title insurance company or insurance agent/broker to determine whether or not you should purchase title insurance or if other options exist. Once you get all the facts, you can make an informed decision based on your specific situation and needs.

Who is protected with Title Insurance?

Title insurance policies can be issued in favour of a purchaser (on new/resale homes, condos and vacation properties), a lender, or both the purchaser and lender. Lenders will sometimes require title insurance as a condition of making the loan. Title insurance protects purchasers and/or lenders against loss or damage sustained if a claim that is cov-
