Top 10 Reasons to Hire a Real Estate Agent With so much information readily available online, clients sometimes ask me, "Why should we hire a real estate agent?" They wonder, and rightfully so, if they couldn't buy or sell a home through the Internet or through regular marketing and advertising channels without representation, without a a real estate agent. Some do OK, many don't. So if you've wondered the same thing, here are 10 reasons why you might want to consider hiring a professional real estate agent.

1. Education & Experience You don't need to know everything about buying and selling real estate if you hire a real estate professional who does.

Henry Ford once said that when you hire people who are smarter than you are, it proves you are smarter than they are. The trick is to find the right person. For the most part, they all cost about the same.

Why not hire a person with more education and experience than you?

We're all looking for more precious time in our lives, and hiring pros gives us that time.

2. Agents are Buffers Agents take the spam out of your property showings and visits. If you're a buyer of new homes, your agent will whip out her sword and keep the builder's agents at bay, preventing them from biting or nipping at your heels. If you're a seller, your agent will filter all those phone calls that lead to nowhere from lookie loos and try to induce serious buyers to immediately write an offer.

3. Neighborhood Knowledge Agents either possess intimate knowledge or they know where to find the industry buzz about your neighborhood. They can identify comparable sales and hand these facts to you, in addition to pointing you in the direction where you can find more data on schools, crime or demographics. For example, you may know that a home down the street was on the market for $350,000, but an agent will know it had upgrades and sold at $285,000 after 65 days on the market and after twice falling out of escrow.

4. Price Guidance Contrary to what some people believe, agents do not select prices for sellers or buyers. However, an agent will help to guide clients to make the right choices for themselves. If a listing is at 7%, for example, an agent has a 7% vested interest in the sale, but the client has a 93% interest. Selling agents will ask buyers to weigh all the data supplied to them and to choose a price. Then based on market supply, demand and the conditions, the agent will devise a negotiation strategy.

5. Market Conditions Information Real estate agents can disclose market conditions, which will govern your selling or buying process. Many factors determine how you will proceed.

Data such as the average per square foot cost of similar homes, median and average sales prices, average days on market and ratios of list-to-sold prices, among other criteria, will have a huge bearing on what you ultimately decide to do.

6. Professional Networking Real estate agents network with other professionals, many of whom provide services that you will need to buy or sell. Due to legal liability, many agents will hesitate to recommend a certain individual or company over another, but they do know which vendors have a reputation for efficiency, competency and competitive pricing. Agents can, however, give you a list of references with whom they have worked and provide background information to help you make a wise selection.

7. Negotiation Skills & Confidentiality Top producing agents negotiate well because, unlike most buyers and sellers, they can remove themselves from the emotional aspects of the transaction and because they are skilled. It's part of their job description. Good agents are not messengers, delivering buyer's offers to sellers and vice versa. They are professionals who are trained to present their client's case in the best light and agree to hold client information confidential from competing interests.

8. Handling Volumes of Paperwork One-page deposit receipts were prevalent in the early 1970s. Today's purchase agreements run 10 pages or more. That does not include the federaland state-mandated disclosures nor disclosures dictated by local custom.

Most real estate files average thicknesses from one to three inches of paper. One tiny mistake or omission could land you in court or cost you thousands. In some states, lawyers handle the disclosures, thank goodness!

9. Answer Questions After Closing Even the smoothest transactions that close without complications can come back to haunt. For example, taxing authorities that collect property tax assessments, doc stamps or transfer tax can fall months behind and mix up invoices, but one call to your agent can straighten out the confusion. Many questions can pop up that were overlooked in the excitement of closing.

10. Develop Relationships for Future Business The basis for an agent's success and continued career in real estate is referrals.

Few agents would survive if their livelihood was dependent on consistently drumming up new business. This emphasis gives agents strong incentives to make certain clients are happy and satisfied. Change To Mortgage Default Insurance, & How Will This Affect Me

n February 15, Federal Finance Minister Jim Flaherty announced changes to mortgage default insurance rules intended to come into force on APRIL 19TH. The planned changes include: • Borrowers must meet the standards for a five-year fixed rate mortgage even if they choose a mortgage with a lower interest rate and short term.

• The maximum amount a homeowner can refinance their mortgage will be reduced to 90% from the current 95% of the value of one’s home • Non-owner occupied properties will require a minimum down payment of 20% PLEASE NOTE: There were no changes to down payment requirements or length of amortizations for owneroccupied residences. Owner-occupied residences are defined as a property where at least one unit is occupied as a residence by the borrower-owner or a relative of the borrow on a rent-free basis at some point during the year. Therefore

if you are looking to purchase a vacation home / cottage strictly for your own use and you will not be renting it out , these changes will not affect your purchase. If you are purchasing a property for a daughter or son to live in while at school and they will not be paying rent it is also considered owner – occupied .

his month’s piece is about property “liens” that a seller might not know about, and that are not necessarily “obvious” when selling, but which certainly affect the property, certainly from a buyer’s perspective.

Construction Liens: If you have had any work done to your home (roofing, siding, renovations), and have not paid fully for it, or have had a dispute with the service provider, it is possible for them to register a construction lien against the property, which must be rectified and discharged prior to closing. It is conceivable that such a lien could be registered without your knowledge. Such liens must be registered within 45 days of when the improvements were provided to the home owner.

Executions: If you have ever been sued, and someone obtains a judgment againt you, they will file with the Sheriff of the Judicial District in which you reside, a Writ of Seizure and Sale. It is also known as an execution. Buyers lawyers should always conduct a “sher-

iff’s search” to determine if the vendors have any executions filed against them, which would bind their properties. If such is the case, the seller will have to pay out the judgment amount, interest and costs before conveying the property.

Hydro: If a seller has not paid his or her hydro bills, the utility company can and will file a lien against the property, which is added to property taxes and which will affect successors in title.

Sellers are routinely required to provide undertakings to pay all utility accounts at closing when selling a property. Such “undertakings” are enforceable by the purchaser, even after the property has changed hands.

Support Orders: Support Orders are a variation of the executions referred to above. They are often seen in marriage breakdown situations.

13 THINGS A BURGLAR WON’T TELL YOU 1. Of course I look familiar. I was here just last week cleaning your carpets, painting your shutters, or delivering your new refrigerator.

2. Hey, thanks for letting me use the bathroom when I was working in your yard last week. While I was in there, I unlatched the back window to make my return a little easier.

3. Love those flowers. That tells me you have taste … and taste means there are nice things inside. Those yard toys your kids leave out always make me wonder what type of gaming system they have.

4. Yes, I really do look for newspapers piled up on the driveway. And I might leave a pizza flyer in your front door to see how long it takes you to remove it.

5. If it snows while you’re out of town, get a neighbor to create car and foot tracks into the house. Virgin drifts in the driveway are a dead giveaway.

6. If decorative glass is part of your front entrance, don’t let your alarm company install the control pad where I can see if it’s set. That makes it too easy.

7. A good security company alarms the window over the sink. And the windows on the second floor, which often access the master bedroom— and your jewellery. It’s not a bad idea to put motion detectors up there too.

8. It’s raining, you’re fumbling with your umbrella, and you forget to lock your door—understandable. But understand this: I don’t take a day off because of bad weather.

9. I always knock first. If you answer, I’ll ask for directions somewhere or offer to clean your gutters. (Don’t take me up on it.)

10. Do you really think I won’t look in your sock drawer? I always check dresser drawers, the bedside table, and the medicine cabinet.

11. Here’s a helpful hint: I almost never go into kids’ rooms.

12. You’re right: I won’t have enough time to break into that safe where you keep your valuables. But if it’s not bolted down, I’ll take it with me.

13. A loud TV or radio can be a better deterrent than the best alarm system.

WASP SPRAY A friend who is a receptionist in a church in a high-risk area was concerned about someone coming into the office on Monday to rob them when they were counting the collection. She asked the local police department about using pepper spray and they recommended to her that she get a can of wasp spray instead.

The wasp spray, they told her, can shoot up to twenty feet away and is a lot more accurate, while with the pepper spray, they have to get too close to you and could overpower you. The wasp spray temporarily blinds an attacker until they get to the hospital for an antidote. She keeps a can on her desk in the office and it doesn’t attract attention from people like a can of pepper spray would. She also keeps one nearby at home for home protection. Thought this was interesting and might be of use.

FROM ANOTHER SOURCE On the heels of a break-in and beating that left an elderly woman dead, selfdefense experts have a tip that could save your life.

Val Glinka, who teaches self-defense to students in high school suggests putting a can of wasp and hornet spray near your door or bed.

Glinka says, “This is better than anything I can teach them.”

Glinka considers it inexpensive, easy to find, and more effective than mace or pepper spray. The cans typically shoot 20 to 30 feet, so if someone tries to break into your home, Glinka says, “spray the culprit in the eyes”. It’s a tip he’s given to students for decades. It’s also one he wants everyone to hear. “If you’re looking for protection”, Glinka says, “look to the spray. That’s going to give you a chance to call the police; maybe get out. Maybe even save a life”. Please share this with all -Å the people in your life.

For 30 years Retirees have been telling me they are worried they may outlive their money, and are concerned that they may or may not be too frugal. They are embarrassed to tell me how they have invested and say that they just want a sustainable and predictable income stream over and above their pensions.

They say they worry if their estate planning is set up properly so their spouse or partners will not have to have a lifestyle change. They are angry that a good percentage of their RRIF or RRSP will go to tax, and any capital gains on their investments or income properties will trigger an immediate tax liability even if they are not sold. They really get angry when they realize that any gains on that cottage they bought ages ago will be exposed to tax on their last tax return if things are not set up properly. They are scared that their emotionally involved loved ones may have to make rash decisions or have fire sales on their hard earned assets, or get taken advantage of.

All the sunshine in the world will not take your worries away. You have worked too hard all your life. Take control of your finances.

Install a Kitchen Tile Backsplash by: Joe Keca Home Improvement Group

A

dding a new tile backsplash can give your old kitchen a bright modern appearance - just be sure to choose the right color tiles.

If your existing backsplash is painted drywall, you can install your new tiles right over top. Just sand the area to rough up the surface and get ready to install. If you have an existing tile backsplash, your best bet is to remove it totally. This will involve actually cutting the existing backer (usually drywall) and getting rid of both it and the attached tiles. You can install your new backerboard directly onto the exposed studs. Some experts suggest you should put in new cement backer board, while others suggest regular drywall is just fine. As a compromise you could use green (waterproof) drywall.

Determine the length of your backsplash, and then measure the distance from the top of the counter to the bottom of the wall cabinet to calculate the area you'll need to cover with your tiles. Now that you know how much space you have, figure out your tile pattern. Use graph paper and draw a scale outline. The most common tiles used for backsplashes are 4 x 4, 6 x 6 or 3 x 4 subway tiles. You could also use 1 x 1 tiles attached to a back mesh if you like the appearance better. Whichever you choose, be sure the tiles are glazed. Unglazed tiles will stain from moisture and grease, so they aren't a good choice. When you calculate your tile quantities, don't forget to add about 10 percent for cutting and wastage.

Installing the Backsplash 1. Remove the stove and range hood and anything else that will be in your way when you are working on the backsplash. Shut off the power to any outlets or switches and remove the cover plates.

2. Install the backerboard using galvanized drywall screws. Leave a 1/8" gap between the edges when installing the boards, then cover with mesh tape and filler compound.

3. If your tiles are going to be running over any gaps (like where the range will be), install a temporary ledger board along the base of your tile line to help hold them in place during installation.

4. Mark the visual focal point of your layout and use a level to draw a plumb starting line through it. You'll use this to line up your tiles vertically. Now, lay out your tiles on the countertop or the kitchen floor so you can follow the pattern.

5. Starting at the center, begin the bottom row by applying tile mastic (a ready to use tile adhesive) or thinset mortar to a small section of the wall using a grooved trowel. Put the edge of the first tile on the vertical line leaving a gap of about 1/8" on the bottom

- this leaves space for a bead of caulk later in the process. Press and wiggle the first tile into place, then put in a temporary 1/8" spacer (vertically for easy removal when the mastic dries).

6. Install the second tile using the same process.

Continue installing tiles working away from the centerline, wiggling them into place and putting spacers between each. Follow your pattern and install any decorative/highlight tiles as part of the field.

7. When you get to a place where you need to cut or trim a tile (under a countertop, end of a row, around an electrical outlet), cut the tile as part of the installation - don't leave an opening and plan on coming back.

Cutting a Tile The easiest way to cut a tile is using a tool called a scoring cutter. Using one is a two step process. Mark the tile where you want to cut it, then place the tile in the tool and score a mark in the tile surface. Then, using a sharp motion of the tool handle, the cutter will break the tile along the scored line. Cutting openings for an electrical outlet can be more challenging. Depending on where an electrical outlet fits into your pattern, you may be need to cut two tiles using the scoring cutter, and then use tile nippers to cut out the opening and put them on each side of the outlet.

Grouting After the tiles are installed and the mastic has been allowed to set up overnight, it's time to grout. Use a sandless grout (to avoid scratching the tile surface) and mix it according to manufacturer's directions. Apply the grout using a rubber float. Push it well down into the gaps between the tiles, then holding the float at a 45 degree angle, remove the excess.

Finishing Up Allow the grout to set up for about an hour and then clean off the hazy surface on the tiles.

Use wet sponges, rinsing them often in clean water to wipe away the film. Buff the tiles with a clean dry cloth to bring out their natural beauty.

You will likely need to install box extenders (available at your home center) to your electrical outlets before you can reattach the cover plates.

Finally, apply a bead of tub and tile caulk (the same color as the grout) all along the bottom seam where the backsplash meets the countertop.

Tip: Grout can stain, and it's particularly vulnerable in the kitchen, so you might want to consider sealing it. Wait until the grout has totally cured (about a week) and then apply a silicone grout sealer. This will keep you new backsplash looking fresh for years.

Home Staging - A Must in Today’s Market by: Sheri Gamble, Details Event Coordination Inc. Home staging has become a necessity and an integral part of selling your home. Gone are the days when staging was simply an option. Staging is the only way to set your house apart from the competition. Home staging follows some simple and proven techniques to maximize the appeal of your home to the greatest number of buyers. However, despite the simplicity of the staging concept, there are quite a few common mistakes that undermine the success of staging and a potentially successful sale of your home.

Here are some common mistakes that sellers make when preparing their house for sale: 1) Closets and pantries are crowded and cluttered. Edit each storage space of excess or seasonal items to make sure the viewers can see the space. Crammed spaces give viewers the perception that there is not enough storage space and that the house is too small or bursting at the seams.

2) Don’t paint with dark and intense colours. Now is not the time to bring in your personal taste to the table.

Choose a nice, neutral and warm colour.

If the colour palette or decorating style is too extreme, prospective buyers will be put off by the "personality" of the home and it will be difficult for them to visualize themselves and their own belongings in the house.

3) Don’t block light and views.

Natural light is extremely important and blocking it off with heavy curtains or bulky pieces of furniture is not showcasing the full potential of the home.

Especially if you’ve got attractive views, instead of hiding them – make them the focal point and see the positive result it has on the buyers.

4) Don’t leave your pets home during showings. It is important to keep in mind that not everyone loves animals and some people might either be allergic or afraid of them and therefore, some will even refuse to walk into the house. So take them away on a mini adventure during showings and make sure that all the pet odors have been eliminated as well.

5) Don’t over-stage and over-

accessorize. It is easy to get carried away when decorating, but the thing to remember is that there is a huge difference between decorating and staging to sell. A few impact decor accessories in key places are all you need. For instance to create a spa feeling, use a few candles, fresh towels and minimal bath accessories to do the trick!

6) Don’t keep your personal photos and collections on display. Buyers are there to potentially find their dream home and it would be impossible to try and imagine their own lives, when they’re surrounded by constant reminders that this is someone else’s house. So eliminate anything that will cause buyers to be reminded that it’s not theirs, since you want them to feel at home and envision their own family enjoying the space.

7) Don’t leave worn fixtures or repairs for the next owner. The best way to increase the equity in your house is to ensure all minor repairs are completed.

The least costly and highest impact upgrades include light fixtures, taps and faucets, cabinet hardware and window treatments.

Expect some minor inconvenience when you are selling. The way you live is far different than the way you sell.

And most important! -- Don’t hesitate to ask for help. It can be an overwhelming and daunting task to know exactly what to do and how. A professional stager will provide you with the knowledge and expertise to transform your home into a showcase, which will be invaluable to the success of your home’s sale. The beneficiary of the coverage is the bank. You don’t get the choice to have the money paid directly to a person.

Beneficiary is who ever you wish. That person would receive their coverage 100% tax free. You may decide to invest the money and have the interest earned pay the mortgage payment. Once the mortgage is paid for you still have the investment for your retirement.
