2009 Home Renovation Tax Credit (HRTC)!

What is the eligibility period?

Work performed or goods acquired after January 27, 2009 and before February 1, 2010 Who will be eligible for the credit?

Eligibility for the HRTC will be family based. A family will be allowed a single credit that may be shared within the family. If two or more families share the ownership of an eligible dwelling, each family will be eligible for their own separate credit . (i.e. each up to $1,350) that will calculated on their respective eligible expenditures.

How will the credit be calculated?

The credit will only be available for the 2009 tax year and applies to eligible expenditures of more than $1000, but not more than $10,000, resulting in a maximum credit of $1,350($9,000 x 15%).

What are eligible expenditures?

The expense incurred must be relation to a renovation or alteration to an eligible dwelling, must be of an enduring nature and integral to the dwelling. This includes the cost of labour/professional services, building materials, fixtures, rentals, and permits.

ELIGIBLE • Renovating a kitchen, bathroom or basement • New carpet or hardwood floors • Building an addition, garage, deck,garden/storage shed, fence • Re-shingling a roof • A new furnace, woodstove, boiler,

hen buying a house, your lawyer will, or should, ask how you wish to “take title” in instances where there will be two registered owners of the property. For practical purposes, your choice will be taking title as “joint tenants” or “tenants-in-common”. The difference between the two is as follows.

When one joint tenant dies, the property vests in the other person by operation of law. When a registered owner of a property dies as a “tenant-incommon” that person’s undivided one half interest will pass to his, or her, heirs - which may, or may not, include the deceased’s former “tenant-in-common”.

Husbands and wives, especially in first marriage situations, will invariably

elect to take title as joint tenants for convenience and to avoid estate issues.

Taking title as “tenants-incommon” is more frequently employed in non-marriage situations were two people take title to a property, and in second marriage scenarios. The reason, principally, is to benefit the deceased’s heirs, most likely surviving adult children.

generation gap is a popular term used to describe big differences between people of a younger generation and their elders. This can be defined as occurring “when older and younger people do not understand each other, because of their different experiences, opinions, habits and behaviour”.

Each generation is shaped not only by birth rates and numerical age, but also events, leaders, developments and trends of its time, which have caused them to create/mould different attitudes and behaviours.

Without fully understanding how each generation operates (work, pay, position) an employer will not be able to communicate effectively and efficiently about work assignments and expectations, related to work or even daily conversations. This could impact on the productivity of your employees and the businesses bottom line.

re you spending too much on your monthly energy bills? If your home’s insulation isn’t up to snuff, you may well be. According to the Department of Energy, 44 percent of the energy used in the average Canadian home goes toward heating and cooling. If your attic, walls, or floors are under- insulated, a large part of your costly conditioned air may be making a beeline for the great outdoors.

Insulation saves you money by minimizing heat loss and reducing drafts, making a house more comfortable. Some types seal out air infiltration, a major contributor to heat loss. Just how well insulation resists heat flow is measured and rated by an R-value. Insulation materials differ in their R-values per inch of thickness.

How much insulation is enough?

Houses built in the last few years may or may not have optimal levels of insulation, depending upon how much attention was given to energy conservation when they were built. But nearly all older homes, unless recently retrofitted with insulation, are likely to be lacking. The best way to find out whether or not your house has enough is to call your local utility company for information on getting an “energy audit.”

Recommended minimum R-values for homes vary by climate and may be affected by how a house is built and the type of heating used. Here are a few rules of thumb: For mild climates, use R-11 in the walls and floors and R-19 in ceilings

This pretty little girl is Haley from Grimsby. A very spunky 5 year old Labrador Retriever, Haley demonstrates the rambunctious behaviour noted to be a trait of most young Labs. It’s quite common that they don’t realize they are no longer 2 years old until they are about 8!

Haley has earned the nickname of ‘Rabbit’ from her tireless jumping about and her quick energy. She has collected quite a selection of sticks in the yard and is always ready for a game of fetch, a game that once started, apparently has no end!

When not out for a walk with her family, Haley burns off some of her energy treating the yard like the INDY 500, running laps in record time.

Once she decides she has won the race and is allowed inside, the race begins all over again as she takes on her own indoor track around the main floor!

Haley is a very loving girl and shares her home with her family and 2 cats. No doubt she is looking forward to a move to her new home and an all new race track!

Where insulation belongs Insulation should be installed inside any barrier that’s located between heated and unheated spaces. In essence, it should form an envelope around a home.

The attic is the most important place for insulation. Buttoning up an uninsulated attic can cut fuel bills by 30 percent.

Getting it done Before hiring a pro to insulate your home, get two or three bids. To compare apples with apples, be sure each bid clearly describes the material being used and

Also talk with your contractor about both ventilation and moisture control.

Ventilation is important to be sure your home’s air quality is maintained without unnecessary energy loss. And in most climates, vapor barriers must be installed when you insulate to prevent vapor, naturally present in the air, from collecting inside insulated walls, ceilings, floors, and roofs. In most climates, a vapor retarder— such as the foil facing on batts and blankets or, with loose-fill, 6-mil polyethylene plastic sheeting—must be installed at the warm-in-winter side of the insulation.

Existing walls that are filled with blown-in insulation can be coated with a low-permeability paint to repel vapor.

Last but not least, be sure to seal up all cracks and crevices that allow air infiltration, using caulking compound and weather stripping. Doing so is key to capitalizing on the energy savings and comfort of your new insulation.

Answer: B. False Meal time is sacred to Gen Y. They are a community focused generation and they prefer to take meals with groups of friends and family in casual/communal places where it is really more about the conversation then the actual eating.

Q.7) Due to rising divorce rates, Gen Y spends less time with their parents.

Answer: B. False Although over half of all families in the Canada and the U.S. have divorced parents, there is more time spent with their children than those of the previous generation. The parents of Generation Y view the child as the center of the family.

Unlike Generation X that came before them, these children are not left to make key decisions on their own; the parents of Generation Y are very hands-on. Parents are involved in the daily lives and decisions of Gen Y. Their parents helped them plan their achievements, took part in their activities, and showed strong beliefs in their child’s worth.

Q.8) Gen Y believes in investing their money.

Answer: B. False Unlike the generations before them who invested their money and saw great return (Boomers in real estate and Gen X in the stock market) Gen Y does not see investment as a wise decision. They have been brought up having all things handed to them and are not good with money management or budgeting. They would prefer to spend their money on life experiences. They will often end up delaying financial independence until later in life, because they know their parents are behind them and they rely on them for personal and financial support.

Q.9) What percent of today's college students move home after graduating?

Answer: D. 45-60% 57% of students will move home after graduating. The economy and college rates have created attendance competition for top schools and top jobs and many Gen Y'ers are finding themselves back at home after college and finding that their parents are happy to have them there.

Q.10) Money (income) is not important to Gen Y when choosing a job/career.

Answer: B. False Of course money is important! However, Gen Y does not site it as number one.

Gen Y wants good inter-office relationships and the opportunity to grow.

They thrive on recognition (as they are often called the Trophy Generation). Gen Y has been over indulged, over protected and over supervised their entire lives.

They are not like Gen Xers who were forced to be independent. Many employers (baby boomers) are having a hard time managing and retaining Gen Y employees because of this fundamental difference in perspective. While the average number of jobs in a liftetime is about 6-7, it will be considered common and natural for Gen Y to hold double that within their lifetime. They want a worklife balance that affords them to spend their time in meaningful ways.

Many home sellers have never used a professional home stager before and the idea of someone coming in to their home
