ast week I was rummaging through my basement looking for something. At this point, I can't even remember what I went down there to find. As I was searching, I came to the realization that the bane of every homeowner is that we all have too much junk. The truth is, it doesn't start out as junk. It starts out as an important part of everyday life. That beanbag chair once represented the epitome of comfort and style. And let's not forget about the Elvis clock: it once formed the central theme in a room that was the envy of all your friends. Then it happens. You want to downsize the house and sell your home. And now you realize you have quite a bit of work ahead of you to prepare your property for sale. Now don’t get me wrong…you’re always going to keep your child’s first report card, but perhaps you can get rid of your 6 bridesmaid’s dresses from the 80’s and leg warmers are probably not going to come back into style anytime soon. But then there’s the king of all junk multipliers: sentimentality. So, when there are just some things that have to be moved into the new place, you need to find a way to showcase these belongings without giving the prospective buyers the idea that you should be staring in the next episode of “The Hoarders”. many items as possible. Then the real fun begins – the remaining balance of items should be boxed up, labeled and if possible, moved to another storage location outside of the home. If mother-in law’s house is not an option for storage, then basements and garages are always more forgiving. Nicely stacked cardboard boxes are certainly an acceptable way of storing your belongings in the garage. You’re going to have to pack up these items at some point anyway after you sell, so why not do it now and have extra space, better traffic flow and overall sense of tidiness for buyers to come through your home? Attics and underneath beds are alternate options for storage as well and are usually not seen during showings or open houses. (Although some “keeners” have been know to peek their heads up into the attic too). Creating as much open space in your home by eliminating as much “junk” as possible is the best way to showcase your home to it’s greatest potential. Halloween: History, Know your neighbours Safety and Alternatives before you buy by Sandra Rinomato Realtor and HGTV host, Sandra Rinomato

H

alloween has been around for centuries and has changed dramatically through the years, but it remains one of the most popular holidays here and around the world. Halloween is one of the most popular holidays of the year. It's a night of ghosts, goblins and scary stories of headless horsemen, a frightening night of magic, mayhem and mystery. It is also the one night of the year when we dress up in costumes to trick-or-treat for candy, and the night we decorate our homes with cobwebs, jack-o-lanterns and skeletons to scare our neighbors in good-natured fun. The holiday has been around for centuries and has changed dramatically through the years, but it remains one of the most popular holidays here and around the world. An ancient history There are many stories about the beginnings of the holiday known today as Halloween. Most say it started more than 2,000 years ago and evolved from a mix of ancient Celtic, Roman and Anglo-Saxon rituals, which incorporated both pagan and Christian traditions. Through the centuries, Oct. 31 has been known as "Hallow E'en," "All Hallows Eve," "All Hallowmas" and eventually "Halloween," which refers to the eve of "All Hallows Day" or "All Saints' Day," the day Christians honored all saints in heaven. Halloween safety Halloween can be a fun time for kids of all ages. From parties to trick-ortreating, the holiday is full of spooks and fun, but if precautions aren't taken it can also be a dangerous time on dark streets. Costumes play a big part on Halloween. The holiday would just be candy, doughnuts and cider without kids tromping along leaf-covered sidewalks dressed like goblins, super heroes, ghosts or princesses. Costumes can also be dangerous. Masks can restrict vision and when kids are out walking through neighborhoods trickor-treating, that can be deadly. Masks should not be too restrictive, with adequate holes for proper respiration and peripheral vision. Consider using cosmetics to create fun or scary faces instead of masks. Also be sure to dress your child in a costume that is short enough so he or

she doesn't trip over the bottom. It's important for kids to be able to see what is going on around them, but they are often excited by the festivities and don't look properly for cars when crossing streets. To help make the child more visible after dark, trick-or-treaters should carry a brightly colored bag and a flashlight or glow stick. Also, add reflective tape to the sides, front and back of the child's costume. As an added protection, young kids should not trick-or-treat at night without a responsible adult. An adult should always accompany young children. A parent should stay within close range of young children at all times and children should never be allowed to go down a street alone. Walk with your children to each house and wait near the porch or front entrance of the home until they return. Children out walking through the neighborhood aren't the only ones who need to be careful on Halloween. Drivers also have to also be alert and take extra care. The motoring public needs to also be aware of the holiday activities and pay extra attention. They need to really keep an eye out for kids and realize they may not be paying attention when out trick-or-treating. No matter what you're doing on the holiday, be careful and stay safe. Alternatives to the traditional Many people still don't celebrate Halloween because of its dark past or because they just don't believe in the frightening nature of the holiday. There are alternatives for these families. Many churches and organizations have festivals or parties that avoid the traditional holiday activities and focus on a safe, Christian alternative. The origins of Halloween are superstitious at best and satanic at worst. It's very important to offer a positive alternative to traditional Halloween celebrations. Some organizations have movie night, harvest festivals, charity events or even church services to avoid the traditional Halloween activities, and some people just turn out their lights and stay home. If you're interested in an alternative holiday, check with your church or school to see what activities they have planned.

Sometimes one of the selling points a seller gives me about their home is "the neighbours are great." It's something that many of us take for granted and don't pay attention to when we buy a home. It most definitely can blight the enjoyment of your home when you realize that you are in the wrong neighbourhood or living next door to a disruptive or nosey neighbour. There is not much you can do about it once you buy the home, so you are best to do your investigative work before hand.

Some neighbourhoods and complexes have their own websites now, where you can learn about events and get some information about the atmosphere. Be sure to check the local police station website or in person to find out about traffic problems, and crime statistics and compare to other neighbourhoods. Make sure to ask for an analysis of the statistics, as some of the most exclusive neighbourhoods in major cities suffer from high crime rates, from auto theft, not violent crimes, so a quick explanation may calm

For example, you may be looking for more mature residents to be the majority, or alternatively, more young families. You may want a condo complex with only a few tenants, or you may be looking for the exact opposite with a neighbourhood known for auxiliary apartments and renters. The realtor will also make you aware of upcoming zoning changes or new construction of highways or housing that may affect the enjoyment of your home and the resale value.

People love to talk about their homes, so don't be surprised if you have to turn off the car and settle in for a long chat as you may learn a lot from the people in the neighbourhood.

Grimsby, Ontario is a town with a long and interesting history. In 1787, a group of about 40 United Empire Loyalists settled here at the mouth of Forty Mile Creek. As the years have gone by, the town has gone through numerous changes, being first a small rural village; then a centre for the manufacture of farm machinery, hospital furniture, furnaces and other metal products; and later the hub of the Niagara Peninsula's fruit-growing industry. For many years, Grimsby has also had a successful fishing industry which lasted until the 1960's.

Residential Condominium Market sees Highest Gains in September

T

he real estate market in the Greater Hamilton, Burlington and outlying areas* continued to show increases in listings, sales and average sale price when compared to the same month last year, according to Multiple Listing Service® (MLS®) statistics released today by the REALTORS® Association of HamiltonBurlington (RAHB). The residential condominium market saw the largest gain with a 13.8 per cent increase in the number of sales when compared to last September. The same market also saw a less than one percent decrease in average sale price from September of last year. The 206 condominium sales were better than the tenyear average of 198 sales for the month. In the residential freehold market, listings were up seven per cent over the same month last year and sales were up 8.6 per cent over August of last year. Average sale price remained very steady, with a very slight gain over last year. “We are heading into the fall market with positive reports on the market,” said RAHB President Ann Forbes Arndt. “In general, we are seeing better-than-average results across the board when we look at last year and the ten-year average.” For the third quarter of the year, numbers of listings and sales in the residential market are well ahead of the same quarter last year, with listings up 10.7 per cent, sales up 13.5 per cent and average sale price up 3.5 per cent. “Last year’s third quarter included the months immediately following the implementation of the HST, when we saw activity in the real estate market drop considerably,” added Arndt, “so it’s no

wonder that this year compared so well to last.” While third quarter figures compared favourably to last year’s third quarter, year to date results show a different story. Listings of residential properties are down 3.3 per cent while sales are down 0.5 per cent for the same nine-month period. Average sale price, however, is four per cent higher year to date than last year at the same time. Total dollar volume of $2.895B in residential sales is 3.7 per cent higher than last year for the same period. “Every community in our marketing area has their own localized residential market with larger swings than we see in the overall numbers,” said Arndt. Hamilton East, Hamilton Centre, Dundas, Flamborough and Glanbrook all saw significant increases in numbers of sales, while Waterdown, Grimsby and Caledonia showed the largest drops in sales compared to September of last year. Stoney Creek and Dunnville were the only communities with a sizeable decrease in average sale price compared to last year. Waterdown and Ancaster had the greatest increases in average sale price.
