Do you have Vermiculate Insulation in your Home?

Some vermiculite insulation may contain amphibole asbestos fibres. These products can cause health risks if disturbed during maintenance, renovation or demolition. However, there is currently no evidence of risk to your health if the insulation is sealed behind wallboards and floorboards, isolated in an attic, or otherwise kept from exposure to the interior environment.

Vermiculite is a mica-like mineral mined around the world and used in a variety of commercial and consumer products because it is fire-resistant and has good insulation qualities. Of concern is vermiculite ore produced by the Libby Mine in Montana from the 1920's to 1990. It was sold as Zonolite® Attic Insulation and possibly other brands in Canada during that time. Vermiculite from the Libby Mine may contain amphibole asbestos. The Libby Mine supplied the majority of the world market in vermiculite-based insulation.

Products made from vermiculite ore produced by the Libby Mine were not widely used after the mid-1980's and have not been on the market in Canada since 1990. Not all vermiculite produced before 1990 contains amphibole asbestos fibres. However, to be safe and in the

absence of evidence to the contrary, it is reasonable to assume that if your building has older vermiculite-based insulation, it may contain some amphibole asbestos.

The Health Risks Of Vermiculite Containing Amphibole Asbestos Although the overall percentages of amphibole asbestos in bulk vermiculite are very low, the airborne percentages can increase if the material is disturbed.

Asbestos poses health risks only when fibres are present in the air that people breathe. If asbestos fibres are enclosed or tightly bound in a product, for example in asbestos siding or asbestos floor tiles, there are no significant health risks.

How exposure to asbestos can affect you depends on: - the concentration of asbestos fibres in the air; - how long the exposure lasted; - how often you were exposed; - the size of the asbestos fibres inhaled; and - the amount of time since the initial exposure.

When inhaled in significant quantities, asbestos fibres can cause asbestosis (a scarring of the lungs which makes breathing difficult), mesothelioma (a rare cancer of the lining of the chest or abdominal cavity) and lung cancer. The link between exposure to asbestos and other types of cancers is less clear.

Based on current information, there is no evidence that vermiculite currently available for horticultural purposes (e.g. potting plants) is a health risk when used as directed.

Here are just a few of the things I can do to assist you with your home purchase.

THE IMPORTANCE OF A PRE-APPROVAL Pre-approval is one of the best steps a homebuyer can take. When your mortgage is pre-approved, you’ll know , up front, what you can realistically afford to pay for a home in terms of purchase price, down payment, legal fees and other closing expenses. You’ll know exactly how much you can borrow based on your current financial situation, subject to a formal credit approval and satisfactory property appraisal. There is no cost or obligation to have a mortgage preapproved with RBC Royal Bank. It also allows you a guaranteed rate for 90 days while you find your dream home. Shop with confidence, avoiding the disappointment of finding the perfect home only to learn that you don’t qualify for the mortgage you need to purchase it.

FIND SOURCES FOR THE DOWN PAYMENT Not all homebuyers have been ready and waiting for opportunity to knock. I can help you understand the down payment options available : a low down payment mortgage, a gift from parents or other relatives, or borrowing from their own RRSP’s through the Federal Homebuyers Plan to help you own sooner. For example, the withdrawal limit on this plan increased to $25,000.00 this year, which enables a couple to borrow up to $50,000.00 if they have the RRSP savings.

FIRST TIME HOMEBUYERS (FTHB) TAX CREDIT The government is clearly trying to help first time homebuyers, and I want to make sure you take full advantage of offer and programs they help you save money when buying a new home. First time homebuyers who purchase a qualifying home after January 27, 2009 will be able to claim a new 15% non-refundable tax credit based on an amount of $ 5000, for a maximum credit of $ 750.00.

2009 HOME RENOVATION TAX CREDIT (HRTC) Work preformed or goods acquired after January 27, 2009 , and before February 1, 2010 will be eligible for the HRTC . The expenses incurred must be in relation to a renovation or alteration to an eligible dwelling. This includes the cost of labour/professional services, building materials, fixtures, rentals, and permits.

The credit will only be available for the 2009 tax year and applies to expenditures of more than $1,000.00, but not more than $10,000.00, resulting in a maximum credit of $1,350.00 ($9,000.00 x 15%) .

idding wars are back for homes in Hamilton and Burlington.

Local realtors say houses are being snatched up quickly. A survey released yesterday by ReMax suggests home prices are ahead of the record levels of 2008 in seven of 11 markets across Canada.

Tamer Fahmi, broker at Hearth and Home Realty in Burlington, says there is strong activity across all price ranges and housing types.

A well-priced, well-located property is selling quickly, often with multiple offers and sometimes above the asking price, says Fahmi.

"Inventory is low, so once a listing comes on the market, buyers are standing by waiting for it."

According to monthly statistics he compiles of his brokerage's sales, Fahmi says, average home prices are surpassing those seen in 2008.

Nationally, the average price hovers at $312,585, up 0.5 per cent over one year ago, before stock markets crashed and the recession took hold.

Home sales are up, too, in Vancouver, Victoria, Edmonton, Regina, Ottawa and Toronto.

"The strength of the residential housing sector cross-country has taken many economists and housing analysts by surprise once again," says Elton Ash, regional executive vice-president for ReMax's Western Canada division.

"In terms of its impact on the resale market, by historical standards, this recession was one of the mildest ... While there may still be some challenges down the road, the worst is definitely behind us in the housing industry."

Hamilton broker Joe Castellano says he's getting lots of calls and showings on his listings.

"It's really picking up. Properties in good condition under $250,000, or even $300,000, are moving quickly."

The Hamilton-Burlington area was not included in the ReMax Bricks and Mortar survey, but Bruce King, president of the Realtors Association of HamiltonBurlington, says home prices and sales numbers have been improving steadily all year. In fact, June was the best month the association has ever recorded.

Some markets, including Calgary and Edmonton, were hit extremely hard but Hamilton prices didn't drop significantly, he said.

"We didn't have to rebound much because we didn't go down much," King said.

The ReMax study found prices shot up the most from January to August in Newfoundland and Labrador (18.1 per cent to $203,584) and Regina (6.4 per cent to $244,088). Prices also climbed in Ottawa (3.3 per cent to $301,684) and Toronto (up 0.3 per cent to $385,978).

Low interest rates, pent-up demand and weak inventory of new homes have all helped boost the resale market.

King says the strong local numbers have been fuelled by first-time buyers jumping into a slumping market.

Castellano, who's been selling real estate since 1977, says activity began to pick up in late July.

"It was sluggish before that. Homes were still selling but they had to be undervalued or distress sales."

Previous recessions hit a lot harder, he says. "Some people didn't even feel this."

BMO Capital Markets economist Douglas Porter said existing home sales had plunged by about 40 per cent yearover-year last November through January, and prices fell by about 10 per cent on average across the country.

"There is no question that the housing recession was fast and furious, but so too has been the recovery."

Thanks in part to government incentive programs, particularly for new home buyers, the market has bounced back.

Earlier this year, Ottawa increased the amount first-time home buyers can withdraw from their RRSPs from $20,000 to $25,000, and implemented a tax credit for first-timers of up to $750 to help cover closing costs. It also introduced tax credits of up to $1,350 for home buyers who do renovations.

To encourage the banks to lend money for home buyers when credit markets were tight, Ottawa also started an emergency mortgage purchase program where it swapped billions in mortgages for cash. Reports say that program will be extended (see page A15).

Despite rising unemployment in Canada, now at 8.7 per cent as of August, Porter said home buyers are taking advantage of all the incentives and looking "beyond the valley of the recession" when making the purchase.

The ReMax report predicts sales growth will continue this year and into next year, but Scotiabank economist Adrienne Warren believes that outlook may be overly optimistic.

Warren believes much of the pent-up demand has played out by now, and expects a more "balanced market" toward the end of this year.

"Right now it's a seller's market just because we've had a pickup in sales, but we haven't had a pickup in listings," Warren said.

"A strong market brings in more listings. I would expect to see a pickup in listings and levelling off in demand, bringing us back to a balanced market over the next few months, but it will take a while to get there."

To Stuff or Not to Stuff?

Are there two foods more synonymous with the Thanksgiving holiday?

Turkey and stuffing can bring smiles to the faces of friends and family this holiday.

However, if improperly prepared, they can also bring something else to the table -food borne illnesses. That is why it is important to maintain safety when handling and preparing the Thanksgiving feast.

Should I stuff the turkey before cooking?

One of the first safety concerns should be with regard to stuffing a raw turkey and then cooking the stuffing and turkey together in the oven. Health officials advise against stuffing the turkey, primarily because salmonella and other microscopic pathogens may enter the stuffing from the raw juices of the turkey and then not be adequately eradicated during the cooking process. It is better to cook the stuffing and turkey separately.

Once the turkey is nearly cooked through, the stuffing can be added to the bird's

Page 7 cavity and heated up so that the flavors will meld and it makes for a traditional presentation.

How do I handle leftovers?

It's easy to linger at a Thanksgiving table overflowing with food. However, it is not a good idea to package up foods that have been left out for more than two hours.

When satiated, wrap up gravies, stuffings, leftover turkey, and all the rest and put it in the refrigerator as soon as you can. Do not leave "doggie bags" out for guests. You want them leaving with fond memories of the meal, not with leftovers that may cause food poisoning later on.

10 Non-Financial Tips for Retiring Boomers

M

any Baby Boomers headed toward retirement are losing sleep at night, not because they're worried about having enough money to retire. They're wondering what they want to do with the rest of their life, according to Joan Carter, cofounder of Life Options Institute, an organization devoted to helping people plan for life after age 50.

If you're one of the millions of BabyBoomers beginning to think about retirement, here are tips from Ms. Carter: 1. Life's about more than money.

Start thinking seriously about your retirement about five years before you expect to quit the workforce.

2. Make life plans. It is important to plan for the non-financial aspect of retirement by considering what will make you happy. Maybe you'll climb Mt.

Kilimanjaro, or go dog sledding in Alaska, or have time to write the next great American novel, or even continue to work part-time. Make a life plan and tick off your experiences as you move ahead.

3. Find a purpose. Find something on an ongoing basis that provides you with joy and structure to your life. This can involve travel, hobbies, or even new career training.

4. Keep sharp. You may feel the need to replace the intellectual stimulation of work. If so, try learning a foreign language or musical instrument, or joining a retirement group that offers ongoing educational courses.

5. Volunteer. Getting involved in the community is a great way to give back, as well as a wonderful opportunity to interact and meet new people.

6. Develop new friendships.

A measurement of whether people have a successful retirement is the strength of their social network — that includes family and friends.

7. Spousal input. Retirement often means a shared experience. Therefore make time to share your dreams with your spouse — you might be pleasantly surprised to learn that he/she wants to join you on that Mt. Kilimanjaro climb.

8. Remain healthy. There's an old adage: A lean horse for a long race. That means eating well, watching your weight and remaining active.

9. Financial stability. If you can't afford to retire yet, consider partial retirement — which can include working part-time in your current job or finding something new and exciting from which you can earn some money.
