Provincial Election 2011: The Issues and You The provincial election is less than a month away. On October 6, Ontario residents will go to the polls to decide who will represent them at Queen’s Park for the next four years. How important are the issues when you vote? You may recall that a few months ago I talked about a campaign called Home Ownership Matters. It is a campaign launched by Ontario REALTORS® and speaks to the importance of home ownership to the residents of Ontario, to the economy and to the well-being of our communities and our province. Out of the Home Ownership Matters campaign came three issues that need to be brought forward to our leaders, and this election is the perfect time to start the discussion and see where candidates stand on what is important for home owners and for our communities. Ontario REALTORS® are urging all political parties to consider introducing a permanent Ontario Home Renovation Tax Rebate. It has been estimated that 37 per cent of residential home renovations in Ontario are done by the underground home renovation sector. That percentage represents approximately $5.2 billion in “under the table” payments which result in a loss of $298 million in GST revenue annually, $1.6 billion in income tax revenue annually and $767 million paid into such funds as CPP, WSIB, Employer Health Tax and Employment Insurance premiums annually. Those losses hurt all of us. Homeowners who use unregulated renovation services also put themselves and their unregulated renovators at risk. Health and safety standards for workers in the underground economy are generally not met, warranties on work performed are non-existent and home owners have little or no recourse in the event of shoddy or unsafe workmanship. A tax rebate would encourage home owners to support legitimate contractors when they renovate their homes, which would create a paper trail to deter underground economic activity and stimulate the economy.

Ontario REALTORS® are also campaigning for Home Energy Efficiency Rebates. Ontario residential electricity rates are predicted to rise 46 per cent over the next five years, and Ontario home owners are going to need help to control their energy costs. The former Ontario Home Energy Savings Program provided rebates for voluntary energy audits and retrofits and it was a huge success. By continuing the program, the Government of Ontario would encourage Ontario home owners to continue to make their homes more energy efficient. Everyone benefits from improved energy efficiency: home owners are better able to manage their energy costs and the environment benefits from the reduced demand for electricity and reduced carbon emissions. The third issue in the Ontario REALTOR® campaign is a call for increasing the rebate of the Land Transfer Tax for firsttime home buyers. The provincial Land Transfer Tax is a growing barrier to firsttime home buyers. Ontarians report that saving for a down payment is one of the biggest obstacles to home ownership. A down payment doesn’t only go toward the price of the home; it also has to cover closing costs and the Land Transfer Tax, neither of which can be rolled into a mortgage. Ontario currently rebates $2,000 of the Land Transfer Tax to first-time home buyers. Ontario REALTORS® are proposing that the rebate be raised to $3,500, which would effectively exempt first-time buyers from paying the provincial Land Transfer Tax on an average-priced home. When you talk to candidates coming to your door before the election, why not ask them where they stand on these issues? Does Your Home Need Some TLC? Total Liquidation of Clutter? by: Sheri Gamble, Details Event Coordination Inc.

I

f you’re like the majority of most Canadians and are looking to sell your home, you have too much clutter!! Ninety percent of today’s homeowners house too much clutter in their homes and while it’s fine to live this way day-today, it’s not the way to showcase your property for sale. Some ideas to reduce clutter: • Excess clothing – If you haven’t worn something in over a year, there’s a good chance you never will! Donation centers or charities will gladly accept your contribution. Closets will look much more spacious and appealing with less items as possible. • Kitchen cupboards – No cupboard is sacred. Prospective buyers could possibly open all cabinetry. Don’t overstock your food/staple items unnecessarily. Leave as minimal amount in food cupboards as possible that you’re going to consume while your home is being shown. Pack up and store glassware/pottery/dishes etc that aren’t used often. You’re going to have to pack it at some point anyway – why not do it now and make your cupboards appear larger? • Old books/newspapers/magazines - If you’re not going to move it – toss it! (Fill up those recycle bins!) • Children’s Toys/books/artwork etc. Children have often out-grown certain

toys yet we, as parents have neglected to show these toys better homes. Buyers who don’t have children sometimes cannot envision themselves living in the house, when they see many items of children’s belongings. If your child is through playing with particular toys, why not donate it to a better cause making your room look and feel larger (and less cluttered). • Linen Closets – Many of us have towels that date back to when the Toronto Maple Leafs won the Stanley Cup taking up room in the back of your closest. Reduce whatever is not used (old towels make good car wash rags) which will make the closet look more organized and clean. • Miscellaneous Collectables – Many of us have collected items over the years that are very near and dear to us…but probably not to others. Any personal collections - teapots, figurines, spoons, pictures, stuffed animals etc, etc should be packed away. Knickknacks, patty whacks – give them another home!
