This Home came with a Funny Smell

our years ago, Wanda Bourdages bought her first home in Saskatoon, taking possession on May 1, 2008. Soon after taking ownership, Wanda noticed a very powerful odour coming from the basement. It turned out that a board was blocking an unused coal chute and behind the board, in the chute was a foul-smelling black mould. When Bourdages visited the house with her agent before making an offer, she didn’t detect any unusual odours. A few months later, Bourdages did what she thought was a minor renovation in the bathroom. The contractor found that the sub-floor was rotten, with more black mould. In the end it cost Bourdages more than $8,000 to get rid of the mould in both places. She sued the seller and her real estate agent for the cost of the repairs in a case decided last spring. Her main contention was that the seller knew about these problems and should have disclosed them and her agent should have protected her. On the surface it seems she had a good case, but the judge ruled against her. In court, Bourdages couldn’t prove the seller knew about these problems. Had she removed the board during the initial inspection of the home, she would probably have found the mould. The agent recommended that she have the home inspected, but she chose not to spend the money. Wanda told the court that the agent said it was a sweet deal and she could double her money with little effort, and thus pressured her into buying. The judge disagreed, saying there was no proof that the agent pressured her to do anything. Funny smells can be as important as visual defects when you inspect a home. Leaking natural gas can smell like a skunk. A rotten egg smell could be an indication of rotting drywall behind the walls. Urine odours may not just be a pet stain, but could also mean there are raccoons in the attic. Burning rubber smell could mean an appliance or an electrical outlet is overheated, and could lead to a fire. If it smells like mushrooms, it could also be mould. Owners may not notice these odours if they build up over time. They get

used to them. Some home inspectors will use specially trained dogs to detect these odours, as there is usually no visible evidence that you can point to. I have had many buyers claim that during the initial home inspection, the basement had just been freshly painted and the sellers explained that this was why they had fans operating. Or the reason for the fans was because of the humidity in the house. Problems with mould were discovered soon after closing. Other examples of sellers trying to cover up bad smells or other similar problems could be new baseboards in some of the rooms, especially the basement or perhaps over the garage. Many agents will recommend that air fresheners be used throughout the house before open houses. Be careful that this is not being done to cover something up. If you are selling your home and you know about some strange odours, don’t try to cover them up. Find out whether there is a problem by calling in a professional, and then fix it before you put your home up for sale. If you are buying any home, especially older ones, consider additional environmental inspections that can detect hidden odour problems, and be very wary when you notice very recent renovations or painting that was done. They may have been done deliberately to cover up a problem. Being properly prepared when you inspect a home should save you unnecessary aggravation later. Professional Property Manager helps protect Rental Investment
M
ore and more Canadians are buying rental residential real estate for investment purposes. These properties offer, in most cases, stable income that pays almost all expenses, with a real estate asset that will typically appreciate in value in the long term. However, there are many pitfalls with becoming a first time landlord. The good news is that with the assistance of a professional property manager, you can be protected and have peace of mind that your investment will be secure for the long term. Here’s why: Tenants are properly screened: One of the toughest parts of owning a rental property is properly screening tenants in advance. If a mistake is made and the tenant stops paying rent and uses the system to delay, the owner will be faced with unpaid mort-
gage and other bills that could threaten their ownership. A property manager knows what information to look for and what questions to ask before renting out your unit, to assure that this does not occur. Problem tenants typically stay away when they see that a professional manager is reviewing all applications. Rents are collected in a timely manner: Property managers generally have offices where it is easy for tenants to pay the rent, if they cannot pay by post-dated cheques or pre-authorized payments. You do not have to arrange to meet with the tenants at odd hours to collect rents. If rents are late, the property manager will likely start eviction proceedings to make sure that tenants get the message and pay the rent on time. Repairs and Maintenance are
attended to promptly: Do you really want a call at 11 pm that the furnace just broke down? With a property manager, all problems, 24/7, are directed to the property manager office. The property manager will have a list of approved contractors who can complete any repairs in a timely and cost-efficient manner, to keep both the landlord and the tenant happy. The property manager will also conduct routine maintenance checks to make sure that furnace filters, eavestroughs are cleaned in a timely manner, so that problems do not arise in the future. Sharon Goldberg, President of Dash Property Management, which specializes in condominium properties downtown, tells me that his firm will also conduct property visits every three to six months to make sure that the tenant is properly looking after the unit. If the place is a mess, follow up visits are scheduled to make sure that the tenant properly looks after their own obligations. All income and expense statements available online: Property Managers will typically collect all rents and pay some bills for the owner, usually property taxes and insurance. Most management companies have their own insurance policies that offer better rates and coverages than what an individual owner can negotiate in the market. The manager can then add the owner as an additional insured on the policy, making sure you have all the required coverage should anything

happen. They will also ensure that the tenant takes out proper contents and liability coverage to protect the tenant as well. Landlords then have access on-line to these statements, which can be easily printed and given to their accountants for income tax preparation. Managers believe in relationships: Managers are not exclusively on the landlord’s side. If the tenants are happy, they look after the property better. That is why the main goal of property managers is to solve problems quickly, so both landlords and tenants are happy long term. The cost is very reasonable: Brandon Sage, of Landlord Property & Rental Management Inc., tells me that for a little over $100 a month, an owner can enjoy the benefits of a professional manager. As Brandon says, if your time is worth at least $30 an hour, then for less than four hours each month, you can have peace of mind. Goldberg adds that for most investors, you do not think twice about trusting your stock portfolio to a professional manager. Why would you not do the same with your real estate properties? It is not easy being a landlord. Using a professional manager will give you peace of mind and a safe investment over the long term. Real Estate Industry Myths Debunked
A
s human beings, we often form ill-conceived notions about people based on our education, our upbringing, our experience. These notions, many of which on the surface appear to pose little threat, eventually stick to the signposts of our society becoming a sort of common knowledge. Think about the used-car salesperson. What image did you conjure? Was it favourable? Likely not. The same applies to the real estate profession. For a multitude of reasons, there are a number of ill-conceived ideas shared by the public about the industry and those in it. “We rank slightly below lawyers and slightly above used-car salesman,” says Rob Golfi, a sales rep with Remax
Escarpment Realty and namesake of the 10-member Golfi Team. “A lot of people fit us in there.” The reason, he surmises, has to do with the fact that clients think they are paying realtors too much for the service they provide. He believes some people don’t have a full grasp of the duties and responsibilities that go into the profession. Agents pay their own taxes, advertising, printing of business cards, signs and other marketing materials. They have no medical benefits and the insurance they pay to drive clients around can be hefty. The myth of a career in real estate being easy money is simply not true. If you average out the hours spent taking
clients on showings, home inspections, writing offers, you can accumulate a lot of time on the job before earning a commission on a sale. Real estate is one of the few professions that work on contingency and aren’t paid a dime till well after the property sells. In an effort to sell a property realtors have to invest their own money to pay for marketing and such and if the house doesn’t sell, they aren’t reimbursed. There is also the little-thought-of fact that clients are often working while the rest of the world is having fun. That means evenings, weekends and holidays, often till eight or nine p.m. The perception that realtors don’t have to work hard for their money is
what has fuelled the For-Sale-ByOwner industry, but that myth is seeing its own backlash with most homes eventually being listed with traditional real estate. In addition, there is the continuing education Ontario agents require every two years in order to keep their license current. Many realtors show a high level of community mindedness by serving on boards, participating in fundraising events, spending and donating money, in kind donations and just offering their time and effort. This is likely an offshoot of the profession as realtors are often at the centre of people’s lives, learning about their passions, hardships and personal causes.
