What CMHC’s 15% Rate Increase Means

C

anada Mortgage and Housing Corp. is raising its rates by an average 15% on May 1. Although this is not good news for homebuyers since it will add to the cost of many purchases, the overall impact isn’t disastrous. If you have less than 20% for a down payment, you must obtain mortgage insurance, either through CMHC or a private insurer such as Genworth Canada or Central Guaranty. The cost is typically added to your mortgage and paid over the 25 year amortized term. The reason for mortgage insurance is that banks would likely not lend money to people who, for example, only have 5% for a down payment, unless the mortgage is insured. CMHC essentially guarantees the loan to the bank so that if the borrower defaults and the property is sold at a loss, CMHC pays the difference. CMHC claims that they need to raise the premiums so that they have more cash in case more consumers default in the future. For example, if you have a 5% down payment today and want to borrow $300,000, the cost of mortgage insurance is 2.75% or $8,250. You do not pay this up front. Instead, it is added on to your mortgage, so you would borrow a total of $308,250. Under the new rules, the rate would increase to 3.15%, or $9,410, so you would borrow of $309,410 to net the same $300,000. If you took a 5 year mortgage at 3.49% interest today, your monthly payment would rise from $1,537 per month, to $1,543. This

is an increase of $6 per month. Some say that this could now make a home unaffordable for many first time buyers. I disagree. While no one likes an increase in costs, we are still in a period of historically low interest rates. Compare this to 1990, when interest rates were 12%. The same mortgage would cost you $3,193 per month. In 2008, when the interest rate was 7%, the payment would have been $2,167 per month. It seems that every day someone else comes out with a prediction on the future direction of house prices in Canada. For every bank economist who says that we will still see stable growth over the next few years, there are others who predict a soft landing, with perhaps a price correction of 2 to 3%. And then others predict that we are headed for a major price crash of 20% over the next 5 years. All I know is that we have seen a period of steady growth in the Canadian real estate market for the past 14 years, despite many earlier predictions of crashes. Canada remains one of the most stable places in the world to live and raise a family. For buyers, the main message is that you do not have to rush out and buy a home to beat the May 1, 2014 date when the mortgage insurance rates go up. It is more important to just make sure you can afford the home you are interested in and that you properly inspect any home before you buy it. Y

ou’ve found the perfect new home for your family but there are some real problems with the house. The previous owners smoked cigarettes in the home, or had pets that left a bad smell, or worse, had cats that didn’t use the litter box, or left strong cooking odours behind. Or perhaps even worse than all of those issues, mould was found in the home when you were doing the home inspection. Or, you are about to put your home on the market. Your Realtor is telling you that unless you clean up some of these issues, you will lose between 10%-20% of the property’s value and it will take much longer to sell. What do you do? Up until now your options were very

limited and there was very little possibility of a permanent solution. Recently, David Puddy from BioSweep Canada, came into my office and explained to me what BioSweep can do to help out in these situations. They have an environmentally ‘green’ treatment process that completely eradicates surface and air quality contamination. Keep Your Emotions in Check when Negotiating

Y

ou’ve found the house of your dreams and now you’re madly in love and just got to have it. Or perhaps you’re selling your home and an offer comes in so ridiculously low that you’re not only angry but insulted. Here’s a piece of advice that may be difficult to follow: Don’t let your emotions get the best of you. Easier said than done, right? When we are talking about negotiating a deal on the biggest purchase or sale of your life, keeping your emotions in check can be nearly impossible. And that’s one big reason why the world still needs professional realtors. Their experience in the arena of negotiations is tested just about every day. Look at a real estate agent as the punching bag that takes all the blows when negotiating on a property. As the buyer, let’s say you you’ve found the lay-

out and location of your dreams but you have nothing but contempt for the way the home is decorated. Your agent is the best person to deliver that message and hopefully negotiate you a price reduction. He or she will do so as diplomatically as they’ve done many times before. Left up to you and the seller, there is plenty of room for negotiations to run afoul. Imagine trying to negotiate a price cut on someone’s home because you hate the paint colour and 1970’s décor. How do you argue your point tactfully and forcefully without insulting their taste? How do you tell them their sense of style stinks? While some argue that direct negotiations between buyer and seller are best without the guidance of a realtor, there are simply far too many things that can go wrong especially when emotions are at

play. We’ve all agreed, then, that emotions can put you in a veritable roller coaster of ups, downs and in-betweens. And while life would probably not be worth living without them, it’s important to learn to keep your emotions in check while buying and selling a house. Here’s how: Glom on early – Be aware of your feelings and thoughts before they get away from you. Don’t let your emotions overwhelm you so that you do and say things you’ll regret or more importantly that will sour the deal. Bring on the sunshine – If you go into talks feeling low or negative this will likely colour the mood. Getting the other party to concede when you’ve said something negative or offensive can be especially difficult. Being positive generates more honey. It’s a simple fact of life.

As the boy scouts say, be prepared – This helps you focus. Try to zero in on what stresses you out and come up with a plan to avoid feeling that way. Be honest – When you lie or fudge things your world becomes complicated and fuzzy, making negotiations more difficult and stressful. That’s something no one needs. Distance Yourself – Try to picture your role in the negotiations as a third party might. So pretend you’re looking at yourself instead of getting swept away in the moment. This allows you to be more objective and clear headed in your negotiations and that’s always a good thing.
