Overview of Site Heritage
Queensland’s primary rail workshop site from 1864 – to late 1990’s On the Mihi Line to Granchester (coal mines) Entire A10 locomotive built at railyards in 1877 Over 50 buildings, own power house and sawmill 200 steam locomotives built by 1950 3000 workers at the yards 1990’s site decommissioned, operational aspects moved to Redbank The Workshops Rail Museum built in 2001 41ha’s sold by QR to private sector in 2005 rpsgroup.com.au

13 million visitors per year, 230ha retail, residential and tourism within a ‘working harbour’ context. reuse of heritage buildings, strong reference to heritage character. Ticketing occurs at the entrance to individual museum facilities, enabling free access to the public, throughout this precinct.

2.5 million visitors per year 14.2ha land parcel, 84,000 GFA ‘waterfront’ character, buskers etc Connected by ferry, high speed sky rail and buses to the CBD, this mixed use tourism precinct attract, no ticketing, open to the public.

Approx. 39 ha’s, 17 ha of parklands, swimming beach, accessible 24/7 5 million visitors and hosts over 150 events per year. Accessible and integrated precinct, ticketing at individual venues e.g. QPAC, GOMA, Brisbane Convention and Exhibition Centre etc.

Base Assumptions: 1. One integrated Precinct: Current land ownership boundaries, i.e. Queensland Rail / Queensland Museum will not be a ‘limiting’ factor. - Maximise the ‘best practice’ potential of all areas of the site, ensuring flexibility and adaptability.

2. Precinct integrated with surrounding urban fabric: - Investigate options for fencing removal and open up the site to the public as a local and regional community node. - Investigate alternate ticket sales systems. - Establish secondary entry points to the site (Bremer parklands, W.M Hughes St via Leda northern site etc.)

3. Promote improved public transport access to the site: - Train link from Ipswich Station, including platform upgrade and turntable - Improved bus stops and service to rail yards - ‘Park and ride’ locations with courtesy buses. - Ferry to Riverlink and Ipswich Central - Investigate additional ‘overflow’ parking alternatives for major events. - Cycle facilities

5. Traverser track as ‘main street’ / ‘spine’ of the precinct: - Traverser to continue to operate and offer a unique visitor experience -
(public safety issues to be addressed). Active interfaces at building entries/ openings orientating onto the traverser tracks. Reinforce the traverser corridor as the key link and view corridor to the parklands. Provide secondary alternative east - west linkages through the precinct to the north of the traverser track.

6. Reinforce heritage character: - Remove of identified structures of little heritage significance and -
extensions identified as ‘intrusive’. Activate ‘laneways’ and spaces between buildings to establish east – west pedestrian networks and a linear ‘arcade’ approximately midblock to the north of the traverser. Recommendation for update to Conservation Management Plan.

7. Efficient, sustainable and adaptable use of the entire precinct: - Ensure adaptive reuses of existing structures allow for a mix of potential uses. - Southern ‘rail tracks’ area to be investigated for multiple uses (e.g. overflow parking, carriage storage etc).

QM will continue to operate the Museum with a focus on rail heritage - Additional display space appropriate for rolling stock display, adjoining the existing museum infrastructure, enabling the museum to develop additional displays.

QR will maintain and operate a heritage fleet at the site - Steam train and other rolling stock experiences – key visitor attraction. - Additional infrastructure is required, including an upgraded platform, track -
realignment to integrate with visitor centre and a turntable. Storage/maintenance facilities to be consolidated and maintained, ‘Working displays’ to be further developed in conjunction with the museum.

Master plan principles: A unique national and international tourist destination- ultimately
attracting in excess of 250 000 visitors per year. A destination that offers a broad and engaging range of opportunities for recreation, education and cultural experience. A grassroots community asset for the Ipswich region - reinforce a sense of community ownership and pride, through improving access to this precinct, ‘unlocking’ the site, hosting community events and training/ education opportunities. A unique ‘sense of place’- Conserve and celebrate historic character, cultural and architectural heritage of the workshops. A staged approach to be adopted for the restoration and adaptive reuse of the many vacant and under utilised structures and spaces at the rail yards. A prosperous and sustainable place - a complementary mix of land uses that bring activity, choice, commerce and vitality to the rail yards precinct. Establish an integrated management system to promote an economically sustainable model for site redevelopment and reinvestment opportunities, for the precinct.
