elcome to our first edition of Connect><Canada magazine, Real Estate Re-imagined! We are so excited to bring you our latest publication full of extraordinary lifestyle options in this special issue focused on land. In fact, after browsing through the following pages, you may find yourself singing one of Canada’s favourite tunes– “This land is your land, this land is my land”. Choose your ideal location and build on your dream. There are so many incredible opportunities waiting for you here in Nova Scotia! Yes, life-changing opportunities; or, so it was for one of our featured couples

who gathered up 800 acres of land in Cape Breton and built one of the most popular eco-tourism resorts in Nova Scotia – the Crown Jewel Resort Ranch. For another couple, their love of Nova Scotia’s landscape inspired them to emigrate from Germany and embark on the building of two uniquely personal dream lifestyle businesses. Relocate for Life – yes, the lure of Nova Scotia’s land is a powerful one! If you’ve ever dreamed of owning a boat, we can show you properties where deep-sea moorage is at your front doorstep. Want to build a cozy nest where you can host international travelers at your own bed and breakfast, or maybe start a hobby farm

or build a vacation rental property? Share your ideas and we’ll help you find the land that’s perfect for your lifestyle business. Nova Scotia is home to many creative craftspeople and exceptional builders who know how to integrate the stunning Nova Scotian landscape into any design. Unknown timelines and costs are often what deter buyers from choosing to build; however, it is a choice that many more are making these days – but why? Green building from the ground up is one of the top reasons along with designing a layout that fits one’s lifestyle. Land buyers are also seeing the value in having control over the quality and style of materials that

are used in building their homes; as, with emerging technologies and new green standards, home buyers are building homes that will truly fit in with the marketplace of the future. Whether you choose to buy an existing home, a lifestyle business, or whether you choose to buy land and build Connect >< Canada - there is><aCanada place in Canada, in this wildly Connect natural province of Nova Scotia where you can find a place to say – yes, this land is my land!

ajestic. That’s the word that comes to mind when you look at this stunning and expansive waterfront property located in Guysborough County. As owner of this private Isaac’s Harbor treasure, you’ll enjoy sweeping vistas from your ca. 1500 feet of ocean shoreline and ca. 270 feet of river frontage. A secluded harbor inlet surrounded by lush rolling hills and mature trees, offers deepsea moorage and plenty of space to build your own private boat dock. The large and sunny centre area of the property is cleared and ready for your vision to take root whether it’s your own home grown grocery patch, a field of flowers, or a fresh fruit orchard. There is an expansive feel to the property, especially since the cabin is small and sits on the highest rise of the downward sloping property. The as-is cabin has electricity, plumbing, a 2-piece bath and small kitchen, and is more a place to shelter from the weather or to spend a rustic camp-out weekend. Take away the cabin and you have a great place to build a home that truly fits the grand and rugged beauty of the land on which it sits. Enjoy being in the midst of nature’s splendor and stillness, while also enjoying the convenience of year-round highway access. Port Bickerton is a short cable ferry ride away; and, the lively university town of Antigonish is a commutable 45 minutes’ drive. Wildly possible to build on this bold ocean 11 acres property – what do you think?

You’ve Got Land! Now What?

C

ongratulations! You’ve just bought your own piece of land in this magnificent province of Nova Scotia. If you’re planning on building a new home right away, let your imagination run wild and then focus on the nuts and bolts of finding your architect and builder.

}

Choosing Your Builder Nova Scotia is full of exceptional craftsmen and women who are known for constructing quality homes to exacting specifications. When choosing a builder: • Decide on your style. Do you want modern or more traditional? Builders have specialties so make sure your builder is experienced in your favourite. • Find out about project management fees up front and get that in writing. • Make sure your builder has expertise in implementing

green building options. Even a few energy efficient considerations will help you save money. • Check references from former clients. • Talk to some of the trades that work with your builder-to-be to get an idea of how things run on the job site. Are they usually on schedule? Are they meticulous? • Ask about warranties for workmanship and materials and ensure those are clearly laid out in your contract.

Green Building in Nova Scotia

36

Did You Know? Replacing one incandescent light bulb with a compact fluorescent light bulb will pay for itself three times over in energy savings.

How Green Are You?

Green Building – building with environmental protection and sustainability in mind is not just a passing fad – it’s a full-scale movement that has been growing across Canada, being led predominantly by organizations such as Canada Green Building Council (CaGBC). Many new developments are being built from the ground up based on guidelines developed by the CaGBC; and, many homeowners are now renovating their homes to be greener. So, what does it mean to be green? Well, do you: • Use the sun to your home’s advantage for natural heating, cooling and light? • Incorporate durable, recycled and sustainably harvested materials like bamboo flooring in your home? • Use energy-efficient and water saving appliances, fixtures and technologies? • Use non-toxic paints, carpets and flooring? • Have drought resistant plants in your garden? If you answered yes to most of the above then you get top marks on your green report card. If not, why not take advantage of these:

Bright Green Incentives

Not only is “going green” good for the planet but there are many perks that make it good for your pocket book as well: • EnerGuide Evaluation: You can save on your heating bills by booking an EnerGuide evaluation. You’ll get a report with suggestions on how to improve energy efficiency and earn a potential rebate for your improvements from the Federal Government and the Province of Nova Scotia combined of up to $6,500. • EnerGuide for New Houses: If you’re planning to build a new home, be sure to get an energy assessment of your plans. If you achieve a 77/100 or better rating, you’ll get your $350 dollar deposit back plus a 10% reduction on Canada Mortgage and Housing Insurance. For information about more money saving green incentives for residential and commercial properties, you can visit http://nshomebuilders.ca.

The 4 - Star

Crown Jewel Resort Ranch A Cape Breton Treasure Nature Inspired When owners Nahman Korem and Iris Kedmi bought their property in the Baddeck River Valley on Cape Breton Island in 2002, they were passionate about preserving the land’s beauty and integrity. The property, which borders the world famous Cabot Trail, spans 800 acres of rolling hills, lakes, and rivers, and is truly a spectacular example of all that is wild and wondrous about nature – and Nova Scotia! In only a few short years, Korem and Kedmi have built a spectacular Canada Select 4-star eco-resort that is one of the most talked about eco-tourist destinations in Nova Scotia.

“We consider it a privilege to own this land,” says Korem. “We have an uncompromising commitment to make sure that our eco-resort and eco-adventures are environmentally sensitive, sustainable, educational, enjoyable, and that they contribute to the local community here in Cape Breton, Nova Scotia.” Respect for the natural rhythms and processes of nature are at the core of all that defines the Crown Jewel Resort Ranch. Each of the four seasons is celebrated with unique culinary and outdoor adventures; each invites a deeper connection to nature and to the simple pleasures of life.

Outdoor Adventures

Culinary Zone The Crown Jewel Resort Ranch is proud to employ Old World, organic farming methods in the production of their delicious organic beef, maple syrup, honey, vegetables and herbs. Select merchants around Nova Scotia now carry the ranch’s line of beef, honey, and maple syrup. The resort’s restaurant is aptly named Flavours; as, when food is prepared so shortly after being taken from its source, it is easier to capture its pure flavour. Flavours is also a culinary destination that draws people, from around Nova Scotia and beyond, to its doors to experience unique and educational multi-course food-wine pairing evenings.

Rustic Comfort After a beautiful meal and a day of fun-filled outdoor activities, you’ll enjoy the relaxing atmosphere of one of eight romantic and rustic, fully air-conditioned suites. Solid native yellow birch furnishings with exposed rugged hand-hewn timbers contrast well with the clean-line modern beds with sheepskin covers. To help you enjoy your stay, you’ll have the highest level of personalized service. The resort’s hand-picked caring, and courteous staff will exceed your expectations and make your stay a storyteller’s dream.

Whether you are fly fishing in the picturesque Baddeck River, taking off from the ranch’s runway to fly high over the Cabot Trail, mushing a team of Canadian Eskimo dogs through horse-groomed trails, taking a Norwegian Fjord horse through miles of pristine wilderness, or stepping into the ranch’s sugar shack to see how Crown Jewel’s own maple syrup is made, Crown Jewel’s enthusiastic team of outdoors guides will educate you while you enjoy every exhilarating experience.

Blissful Relaxation “In our society of conveniences, it’s really something special to experience life without them,” smiles Korem. “At the Crown Jewel, we offer you a unique glimpse into how life was lived, long ago, when animals were necessary for both companionship and survival; yet, we do this in a stylish setting that is as comfortable as it is quiet. Whether you want a place to hold a corporate team building retreat, a romantic weekend for two, or a fun and educational weekend away for your family or friends, the Crown Jewel Resort Ranch is a great choice for a one-of-a-kind get-away”. Spirited adventure, yes there is something deeply connecting about spending time at the Crown Jewel Resort Ranch; it is an invitation to remember what it means to truly live in harmony with the wild and wonderful natural world.

Relocate for Life A Life-Changing Moment for Günter & Inge Burr

E

ver wondered what motivates people to move from their home country to another? Ever thought about the phrase: do what you love and the money will follow? What if you didn’t think about it at all, you just felt it was exactly what you should do in that one moment…

Inge and Günter Burr traveled from Germany to Nova Scotia in 1994 to simply celebrate their 25th wedding anniversary, when fate greeted them with its own gift - a “for sale” sign on a barn overlooking 29 acres of the Minas Basin. “I was standing in front of the house, looking down to the water - it was breathtaking,” says Inge. Inge immediately had a vision. She had raised and trained Fjord Horses in Germany, why not here! It was a life-changing moment, she said, “The place surrounded me with a feeling of home.”

His work is shown throughout Nova Scotia, and is represented internationally through his agents in the United States and Europe. http://www.guenterburrstudios.com Günter Burr

Inge and Günter bought the property in Moose Brook, Hants County and established Blue Raven Farm where they breed, raise, and train Fjord Horses; and, for visitors, offer trail rides along the ocean. Fjord Horses are one of the world’s oldest and purest breeds. They have charming, gentle dispositions, are friendly, beautiful, and love attention they are the perfect “people” horses. http://www.blueravenfarm.com

“To express the beauty in landscapes, flowers, and animals is what drives me as an artist. My mentor, Dieter Lukas-Larsen, taught me to “Look behind things, try to express the non-visible”, and this empowers me.” Inge and Günter Burr have managed to create complementary lifestyle businesses – each a canvas of color – each a form of expressing their love of this land that both took their breath away and inspired them, in just one moment, to re-imagine their lives.

The Burrs then began to connect to the local and international Fjord horse community by founding Nova Fjords, a group whose purpose is to promote Norwegian Fjord Horses market in Nova Scotia and to increase this historic breed’s visibility internationally through works by Nova Scotia artists. Nova Fjords commissions artists from throughout Nova Scotia to create art in their chosen mediums...all with the purpose of drawing attention to the unique beauty of Fjord Horses, and of the quality of Fjords to be found in Nova Scotia. http://www.novafjords.com Günter Burr, himself a mixed-media professional artist, says Nova Scotia’s landscape, climate and friendliness are complementary to the Fjords, and are simply inspiring to look at. A Nova Scotia Family Lifestyle Business 40 Years Strong Sometimes losing your job can be the best thing that ever happens to you. Such was the case for New Brunswick native, Darrell Robinson, who first came to Halifax in 1968 to work for a leading tire company. A year after he started with the firm, the company was sold and Darrell found himself out of work. Not one to back away from a challenge, Darrell decided to start his own tire shop in Bedford, Nova Scotia. With nothing more than faith as collateral, he secured private financing and Scotia Tire Services was born.

times in Halifax / Dartmouth visit: www.scotiatire.com 66

A Business Built on Trust Darrell’s first location was a small garage on the Bedford Highway, where he started to build his business, as he said, “one customer at a time.” In 1970, he bought his first property in Bedford, eventually expanding to four locations adding shops on Robie Street in Halifax, Wyse Road in Dartmouth, and Cole Harbour Road in Dartmouth. All are known for their extensive product selection, including a wide range of truck tires, and for their impeccable home-style service. Darrell’s son, John, started pumping gas at his dad’s garage at age 14 and is now President of the company. “My dad taught me that to be successful, you have to believe in yourself and you have to treat your customers with respect. We offer quality products and never sell anyone anything they don’t need. We’ve built trust that way and that is one of the reasons people keep coming back to us.” Darrell’s son Bill, Vice President, says that there are many reasons why Scotia Tire is so successful. “We‘re aligned with great products and sell them at competitive prices,” he says. “Having four locations means that we can get you what you need. Folks like to support local businesses like ours with roots in the community and it’s our people who make the difference. We have staff members who have been with us for over 30 years. We get to know our clients and they get to know us. It’s a great way to do business.”

Leaving a Legacy After watching his company thrive for almost four decades, sadly, Scotia Tire’s founder, Darrell Robinson passed away last year, leaving his family to continue to run the company he so loved. In addition to sons John and Bill, Darrell’s wife, Marilyn, who has been by her husband’s side since he founded the company – and long before, continues to work in the finance department, while grandson Phillip serves in the marketing end of the business and in Front Line Sales. Although Darrell Robinson has left us, his legacy lives on, not only through his successful business, but also through the many young hockey players he inspired over the years as a sponsor and President of the Halifax Lions Junior A Hockey team; and, as one of the team’s biggest fans. Scotia Tire is a fine example of how a dream, fuelled by hard work and the support of a community of family and friends, really can come true. It’s a genuine lifestyle business success story and a proud part of Nova Scotia’s history.

Just Be

by Sharon Hallam

D

o you enjoy travel that will reward you in unexpected ways without the traditional journey to a faraway place? Then pack a couple of bags, get in your car and set your sights on Charlevoix, Quebec. This is a forgotten corner of earthly paradise right in Canada. Positioned on the edge of the Laurentians along the mighty St. Lawrence River with its uneven shorelines cut by little capes, hidden ravines and trails that appear out of nowhere beckoning you to explore the mystery of the evergreen forests and gently sloping hillsides, you will find tiny villages, islands, mountains, fiords, lakes and wilderness all rolled into one small area; this World Unesco Heritage area will capture your heart, lower your blood pressure and whisper “just be”. We chose the Le Manoir Richelieu “the castle on the cliff” as our base. This outstanding and majestic Norman Chateau with its backdrop of hills and blue skies stands dramatically on a towering cliff overlooking the St. Lawrence, an era gone by; this stately hotel even has a canine Ambassador called “Jordy”, a Labrador, German Shepherd mix. When I asked the Manager Jean Jacques how the Manoir acquired Jordy, he responded. “Well, you see he failed seeing eye dog school”, this begged the question “how he could fail?” which in turn prompted the reply “he was too friendly”. When we had the opportunity to walk Jordy we understood. This is fodder for the creative - what with its pastoral landscapes with fieldstone houses, rustic bars, metal roofs, silver church spires that are set in forests and then plunge it seems into the St. Lawrence; why for more than a century, this area has attracted some of Canada’s best known artists such as members the Group of Seven; only Montreal and Quebec City make more appearances in our National Art Gallery than the artists from Baie-Saint Paul, Charlevoix’s charming main town that is only 100 kms east of Quebec City. Baie-Saint-Paul is an old world jumble of narrow streets lined in Mansard-roofed shops, houses and a

remarkable number of small galleries. This is a town that takes art seriously and where original paintings appear on the walls of restaurants, grocery stores and even take-away food outlets. Quebec’s agritourism has become a model for the rest of the country and the mould was set in Charlevoix in 1995 when a group of local chefs and specialty food producers got together with the regional tourist folks to showcase their products. They created a bilingual culinary guide called the Circuit de la Route des Saveurs or The Flavour Trail. A handy map and guide, it’s a culinary circuit that includes 14 specialty producers of everything from cider to foie gras where visitors can drop in for a tour and buy the goodies. It also includes 22 inns, hotels and restaurants where the local products are served a la table. The establishments are identified along the way with a wooden sign bearing the symbol of an orange chef’s hat. If you are intrigued with whales this area will not disappoint. The Sagueney joins the icy Labrador current sweeping up the St. Lawrence and here it creates a krill rich water on which eight species of whales come to feed summer and fall, among them finback, minke, blue and belugas. Never have we seen so many belugas and minkes and taking a trip into the silence of the fiords took our breath away. Our last evening was spent at our favourite table in the Charlevoix dining room, enjoying a fine meal and the peacefulness when we noticed a lad on the terrace below, headset on, laptop perched on a table; he was oblivious to the rainbow or the beluga whale directly in front of him in the water. Yep, it’s an era gone by alright.

The Wishon Ranch in British Columbia, Canada For Sale by Owners Toby and Valma Hyypia

Wake Up to Ranch Living

H

ave you ever wondered what it would be like to wake up in the early morning, saddle your horse and go for a ride on a clear blue sky morning? Would living on a ranch in British Columbia, Canada also interest you? Well this Lifestyle Property may just be for you. The Wishon Ranch has come up for sale by the original owners and builders. This impressive ca. 4,100 sq. ft. log home, set on a beautifully landscaped ca. 159 acres has been built using select timber taken from the property and is fashioned in the tradition of an 1800’s Finnish style log home. The Wishon Ranch, centrally located in Northern British Columbia, is only 25 minutes south of the city of Prince George. Western Canada is known throughout the world for its rugged beauty and here, the opportunity for outdoor sport is as endless as the opportunity to attract tourists. From the ranch, you are just a few hours to Alberta by car where you can take in the magnificent Canadian Rockies, Banff and Jasper National Park. The owners and builders have cared for the Wishon Ranch for the past 30+ years and the attention to the land and home are easily seen. Of the ca. 159 acres, ca. 17 acres are cleared fields and ca. 15 acres are rough cleared with the remaining as treed land. There are wonderful expansive views of the property with secluded areas close to home for relaxing. One special place is a log sauna, which is also fashioned in a Finnish style and is situated next to a very large pond. Water is gravity fed over hot stones providing a relaxing experience for warming and cleansing the body. Afterwards, a dip in the pond is required, at least if you’re from Northern Europe! Inside the log home, the rooms are very large on two levels and the colours of natural fir, spruce and pine are seen throughout. The Hyypia’s have taken great care in crafting a traditional log home and they supply their own power through the use of solar panels and battery storage. Three wood stoves heat the home and the wood supply is never an issue with over 120 treed acres.

The Wishon Ranch could easily be turned into a Lifestyle Business where one could raise horses, hay the fields, and create a true working Dude Ranch. There are riding pens, trails to a creek and a lake nearby, which could make this a terrific tourist destination. You could also create a group retreat setting for guests, to be utilized year ‘round. Just imagine the freedom of the open plains and a whole new lifestyle as owner of the beautiful Wishon Ranch.

A Hobby to Bank On

T

ype the words, “Knitting in Nova Scotia” onto your computer browser and, within moments, you’ll be staring into the twinkling eyes of a woman with brilliant pink and purple hair. That’s Lucy Neatby of Tradewind Knitwear Designs, an internationally recognized knitting pattern designer whose hair is as vibrant as the yarns she creates with. Lucy says her successful lifestyle business started after a friend asked her to design a sweater to represent his Macedonian heritage. “It took six months to design that sweater,” says Lucy, whose passion is in creating original patterns. A local yarn shop caught wind of Lucy’s talent, and asked her to teach knitting; and, she soon found herself writing knitting patterns for a living, teaching not only in Nova Scotia but also in the United States and Europe.

Juggling All the Balls

Lucy’s web-based Tradewind Knitwear Designs operates out of her Dartmouth home with a staff of four women and, as Lucy says, her “very patient husband.” Lucy sells her own line of wool – “Celestial Yarns”, in addition to patterns that can be downloaded from her website. Lucy has written several books and has created a popular 16-DVD how-to series that caters to all levels of knitters from the novice to, what Lucy calls, “the serious knitting maniac”.

72

You can work on knitting projects with others around the world via your computer by visiting

www.ravelry.com The site boasts over 55-thousand members! Lucy says, contrary to popular belief, knitters can be an adventurous lot. She organizes knitting camps throughout Nova Scotia and has taken groups farther afield to Saltspring Island, BC. Last year, Neatby’s group went to the Galapagos Islands; and, in 2011, she’s hosting a knitting camp in the Yukon.

A Close Knit Community

Lucy Neatby’s knitting patterns are sold internationally in places like the Netherlands, where Jo An Luijken was the first to promote her through her Wolhalla Internet store. Jo An, like Lucy, runs a home spun business, that she started with nothing more than a passion for her craft and 5 kilos of yarn, which she sold at a local needlecraft show. Her inspiration came from her friend and mentor Martina Robinson, who encouraged her to “think big”. Jo An now sells wool throughout Holland, Scandinavia and other parts of the world, and has written two knitting books focusing on her passion for sock making which allows her to think in full-color 3D! In addition to selling European yarn, Jo An is adding more lace yarn to her inventory in response to a growing lace making trend.

A Common Thread

Lucy and Jo An both agree that although knitting is the focus of their work, it is also their favourite form of relaxation – both are proud of now operating what they consider to be dream lifestyle businesses! It is true that the world can be your oyster - no wait…your pearl – now there is a winning stitch pitch! For knitting patterns that Lucy says “tickle the brain”; or, for more information about upcoming classes, knitting camps and trips, visit Lucy’s website at www.lucyneatby.com. nce relegated to ditches and around outhouses, the common daylily has now come of age with a plethora of modern hybrids to choose from for garden and landscape purposes. Daylilies are highly regarded as the “perfect perennial” due to their ease of culture and long period of bloom. Even though each flower opens for only one day, flowers open daily on individual plants and the bloom period can last for weeks and in some cases several months. There are more than 60,000 registered varieties of daylilies to choose for your landscape. The most common flower form is the single blossom. However, hybridizers have developed double flowers that resemble large carnations and spider forms that have long thin petals as well

the array of choices available. To add to the colour range, there are also flowers with contrasting eye and throat colours as well as watermarks and halos. Elaborate, lacy crimped blooms with edges of a contrasting colour provide further diversity in choices for your garden. Daylilies do best in full sun, but will still provide an adequate amount of blooms in partial shade. Although daylilies are

drought tolerant they will perform better with a weekly watering. They will also reward you with more and larger blooms if they are grown in rich soil. However, they can also grow in relatively poor soil. For landscape purposes they are very versatile and can be grown for their attractive leaves as well as the blooms. They look great mixed in with other perennials in a border or left in a bed all of their own. If you choose from the early, midseason, and late blooming varieties you can have a full season of bloom. Hybridizers have even come up with varieties that bloom all season long which makes them even more sought after. If you are looking for a hardy, vigorous, and beautiful plant to beautify your landscape, look no further. Daylilies will reward you with years of visual pleasure!
