Whether you like the offer or not, understand that buying a home is an emotional process, so you can’t blame them for trying. • A buyer can lose interest if the offer lingers for too long. It’s best to strike while the iron is hot. • People watch real estate TV and everyone has a family member or a friend with an exaggerated story on the great deal they got or saw. Buyers: The fundamentals of making a strong offer: • Be ready to provide your proof of funds for a cash deal. • If you’re obtaining financing, go the extra mile and secure an underwritten preapproval. This is much stronger than a pre-qual or preapproval, because it actually requires you to submit documentation that a processor reviews prior to issuing the approval. • It’s wise to offer a reasonable price. Coming in with an unreasonably low price to see how much of a deal you can get usually upsets the seller and can create a heightened adversarial negotiation that will be more challenging. • Acknowledge that a deal involves price and terms. With this, you possibly can work with the seller on the terms to get you a better price. Remember to keep the conversation going. It takes a while for a tugboat to turn a barge around. Junior Achievement Prepares Teens for the Real World

Article and photos by Mike Stotts Being able to correctly balance complex algebraic equations is one thing, but when children finish their education, the lingering key question affecting their lifelong survival persists: can they effectively balance their financial life and living decisions that lead to a robust and independent life? Junior Achievement of Southern Nevada’s flagship Finance Park offering, for the third straight year, seeks to remedy this situation by coming to the rescue of Las Vegas students. Finance Park helps impressionable students understand the interdependence of institutions, and how to effectively handle their life tasks that involve money. Finance Park deeply immerses 8th grade students in a kaleidoscope of challenging scenarios where they learn to apply the important fundamentals of financial literacy before they step out into the realities of the adult world. Sponsored by Capital One, children start their unique budgeting experience by first being assigned random adult “identities,” and then use this information to calculate what they can afford, and determine steps needed to turn their life’s aspirations and dreams into realities. Students complete basic learning modules at their respective schools, consisting of hands-on activities taught by their classroom teacher over three weeks in a 12-hour/lesson personal finance program.

This year, 16 Clark County schools are participating in the 44-day simulation exercise that will host 4,000 8th grade students at no charge. However, with 18,000 eighth-graders in the Las Vegas valley, there is only so much student coverage that Capital One/Junior Achievement can support. The good news is each year the lineup of schools changes.
