2015 continues to be a strong year for luxury real estate. The strongest observation this year is that there is a considerable amount of new construction, and buyers are loving it. Sterling Ridge by William Lyons at The Ridges has been a certified hit! Blue Heron communities also have done incredibly well. I’m even seeing guard-gated home owners leave the guard behind in search of newer homes up in the Vistas, Paseos, and now The Cliffs in Summerlin. I believe one of the strongest reasons that new construction has been a strong seller lately is that the majority of resale homes on the market are aging, 10, 15, even 20 years old and looking dated. Most buyers don’t want to do any work, so they are buying new. What does this mean for you? If you’re looking to buy, it means you have many options for new and resale. However, if you’re looking for guard gated and new, you’ll most likely be looking to build a custom or find something built fairly recently in The Ridges or MacDonald Highlands (otherwise, some remodeling might be in your future). Inspiring Las Vegas’ Mid-Year Performance Statistics Article & Photos by Mike Stotts Economists and industry analysts often debate as to whether the Las Vegas economic recovery is as strong as statistics seem now to indicate—no indicator or set of indicators is entirely foolproof, experts say—most emphatically do agree, however, present performance results in their totality show local and state economies are significantly strengthening and the future appears to be bright. Brian Bonnenfant, project manager of The Center for Regional Studies at the University of Nevada, Reno, says Nevada is currently growing cumulatively as a whole at 2.5 to 3 percent annually. Though it is still under the 4 percent growth Nevada was enjoying in 2005 and 2006, it is still quite a satisfactory sustainable growth profile, with many glowing optimistic spots in the economy. In terms of tourism, for example, serving as a leading economic indicator of Las Vegas prosperity, more than 21 million people have already visited the City of Entertainment through June 2015. This is about 1.5 percent more than a year ago when Las Vegas recorded a banner year, hosting more than 40 million annual travelers for the first time ever. Construction will add 7,100 jobs statewide in 2015 and 8,700 jobs in 2016. In 2017, it will create 10,800 jobs, or 18 percent of the year’s 60,000 new job positions planned for Nevada. CBER economists also optimistically point out the growing gains in the residential real estate industry, citing that Las Vegas housing prices have risen year-todate by 54.7 percent since the industry hit bottom in January 2012. In comparison, housing prices nationally have jumped 29.8 percent during the same period.
