Gregg Huntingford, the CEO of Spire Property Management, explains that the Group decided to launch a specialist broking division as they felt it expanded the service offerings of the Group and allows Spire to provide an independent specialist service to property investors and tenants. “Spire is growing as we want to be able to provide a full basket of services to all our clients. The Spire Property Broking division allows us to offer unique and customised deals that are structured from cradle to grave where we can work collaboratively with all parties from the outset.”

Rosmarin, who has a history with Spire having worked for the organisation several years ago, says that he is very excited about his new role heading up Spire Property Brokers and looks forward to growing this new division in collaboration with the team from Spire Property Management. “I am very pleased to be back within the Spire Group and anticipate a busy and successful year ahead as we roll out our broking services. There is a need in the industry for a property broking company that looks at each client and contract from a holistic perspective. Meet Brad Rosmarin

Brad Rosmarin, head of the recently established stand alone Spire Property Broking division holds a BSc Building (Hons) from UCT and is a qualified Master Practitioner in Real Estate (MPRE) as certified by the Estate Agency Affairs Board (EAAB) Brad started his career in California in the United States where he worked in construction as a site foreman before returning to South Africa to join SIP Project Managers as a Project Manager on the Table Bay Hotel and Canal Walk Shopping Centre Projects. Brad later joined Zenprop before being appointed by Spire Property Management as a Portfolio Manager. Following the sale of the Paramount Property Fund to Growthpoint, Brad joined Lyons Corporate Real Estate as an Asset Manager focusing on tenant representation. In 2012 Brad purchased a residential Estate Agency franchise in the North Eastern suburbs of Johannesburg and successfully ran that business until making the decision to move back to Cape Town to re-join the growing Spire team to establish Spire Property Broking.

Structured rental deals Sean Paul, Executive Director of Spire, explains that Spire have implemented structured rental deals that are tailor made to suite each tenant. Paul says that it is important to recognise that different tenants have different cash flow scenarios and Spire creates rental agreements that fit in around these scenarios. “For example, we offer tenants a rental free period during their lease, however, this may not necessarily be at the start of the lease, but can rather be structured around a period when the tenant knows that their cash flow will be minimal – perhaps over their annual shut down.” Paul goes on to say that attracting new tenants to a building is key to minimise vacancies but that Spire also recognise that moving a business comes with massive additional costs - from the moving company itself, to the setting up of a new telephone lines, reinstalling the computers, new signage, shop fit-outs (if retail tenants) etc. “Because of these costs it can be difficult for some tenants to then also have to find money for their deposit and the first month’s rent. We can then structure a deal whereby we phase in the expenses and for example, the deposit would then be due later in the rental period and not upfront. We can also look at a contribution to the fit-out costs for the premises.”

Space optimisation service Another way that Spire are assisting tenants to minimise their costs is through the space planning service that they offer, which helps tenants to reduce the amount of space that they occupy and in turn reduce their rental. “Clever space planning and an efficient use of space help to reduce a tenant’s overheads,” says Paul. “Rather than a tenant rent far too much space and have them move after a few months due to their high rental, we prefer to place a tenant in a perfectly fitted space that then sees them remaining in that building for many years.”

Occupancy cost reduction through sustainability “Additional measures that are being implemented in Spire managed buildings are sustainable retrofits, such as lighting and solar installations,” explains Gregg Huntingford, CEO of Spire Property Management. “Our unique sustainability division will go into a building and assess what green measures are currently in place (if any) as well as those that can be implemented. We then advise the client on these measures and their costs and thereafter can run the project at competitive rates.” “Sustainable measures within a building lead to occupancy cost reduction for the tenants. Once again engendering a long term commitment to their lease.” “Such deals also have to take into account the property owner’s needs, the building itself and the node. All items combine to create a unique mix that Spire always seeks to optimise for all concerned. We believe passionately in win: win outcomes,” says Huntingford. “We have specific vacancies that allow us to apply such thinking, and our teams are keen to do deals.”

Solar installation at 382 Jan Smuts Avenue The project was managed by Spire Sustainable Solutions, part of Spire Property Management, on behalf of the Tower Property Fund who own 382 Jan Smuts. Simon Penso, Managing Director of Spire Sustainable Solutions, says that initial results are very exciting after the system went live at the end of February 2016. The 382 Jan Smuts PV Solar installation is being monitored through a rooftop weather station that feeds results through to an online portal that allows Spire Property Management to check how the system is performing at any time. In addition to the solar installation, 382 Jan Smuts also received a lighting retrofit and underwent a functional renovation that involved a facelift of the faรงade, new bathrooms throughout the three storey office block as well as a complete repaint for the entire building. R1.2 million worth of electricity supply

PV solar rolling out to other buildings in Spire’s portfolio In addition to the installation at 382 Jan Smuts, other buildings within Spire’s portfolio have also received solar installations. Amongst these are the Cape Quarter and the DeVille Shopping Centre in the Western Cape, as well as at 6 – 8 Sturdee Avenue in Johannesburg. These various installations are expected to supply approximately R1.2 million worth of electricity in the first year of operation. “The value of this power will increase in direct proportion to electricity price increases,” says Simon Stubbings, property manager for 382 Jan Smuts. “This power is resold on to the tenants and so will no longer need to be purchased from Eskom.” Simon Penso Spire Property Management (Pty) Ltd Tel: (021) 685-4020 simonp@spire.co.za
