Community News Assisted living facility under construction in Newbury Park

Construction is underway on the Sage Mountain Assisted Living facility in Newbury Park, located on Grande Vista Drive, near the 101 freeway. Originally approved in January 2014, the the project was later expanded in size and required additional review in December 2014 and October 2015. Developers acquired necessary financing in 2016, leading to the recent groundbreaking. The four-story facility will encompass 58,154 square feet of space and include 130 residential units, of which 32 will be reserved for memory-related care. Plans call for Sage Mountain to include a gym, a salon, a library, paved walking paths, and a breakfast courtyard. According to city officials, the building will occupy 8 acres of the 58-acre parcel, with 2 of the remaining acres being donated to the Conejo Open Space Conservation Agency. Construction is expected to last through early 2017.

Multi-family development sold in Thousand Oaks

IMT Thousand Oaks, a multi-family community located on Gainsborough Road, near The Oaks shopping center, was recently sold to Pacific Urban Residential for $67 million. With the development consisting of 191 residences, the sale equates to a purchase price of over $350,000 per unit. Renamed Sofi Thousand Oaks, the community is just the latest purchase by the Silicon Valley-based PUR, which owns over 100 properties on the West Coast. Sofi Thousand Oaks consists of one- two- and three-bedroom residences between 1000 and 1300 square feet. Amenities include a swimming pool, a 24-hour gym, and covered parking.


Community News New law allows alcohol at beauty salons

A new law signed by Gov. Jerry Brown will allow barbershops and beauty salons to serve alcohol to their patrons. Nicknamed “Drybar bill,� the new law will go into effect on January 1, and will legalize a common but covert practice amongst hair dressers: serving a complimentary alcoholic beverage to their customers while their hair is being styled. Mirroring similar laws that apply to limousine drivers and hot air balloon operators, salons will now be allowed to serve a single 6-ounce glass of wine or a 12-ounce glass of beer to their customers without having to obtain a liquor license. Drybar, the upscale salon chain whose locations include a salon in Westlake Village, was a strong proponent of the bill, which passed unanimously.

Home prices in the U.S. are up

According to the S&P CoreLogic Case-Shiller Index, home prices have increased 6.2% year-over-year. Experts indicate that the low interest rates and low inventory levels are driving the trend, and expect that they will rise an additional 5.3% over the next 12 months. This prediction, based on August 2016 numbers, is up from the 5% prediction made a month earlier, based on July 2016 data. Other positive indicators include an 8.1% increase in single-family starts, and a 34% increase in firsttime buyers.

Indoor pools a dubious choice for home values

A man’s home might be his castle, but for homeowners hoping to maintain or increase the value of their castles, the addition of indoor swimming pools would not be a wise choice. While your own private pool may feel like the ultimate amenity, experts indicate that the costs of building and maintaining a pool far outpace what an owner would be expecting to recoup with a sale. According to the Wall Street Journal, houses with indoor pools are priced only 4% higher than houses without a pool, but 2% lower than houses outdoor pools. Builders indicate that a typical pool can cost upwards of seven figures and involve such details as dehumidification systems and chlorine odor abatement. Such a project may not be something a new owner would want to take over, limiting the number of potential buyers.

Little Calf Creamery and Café is a family restaurant serving artisan ice cream, sorbets and delicious salads, sandwiches, soups and burgers. Owners Scott and Jen Levin combined forces into a concept that would allow for families to enjoy a meal together with a sweet ending. The pair focuses on making ice cream from California happy, healthy cows. They serve 14 year-round flavors and approximately four seasonal/ rotational flavors. Little Calf Creamery Café is open Monday Sunday from 11 a.m. – 9 p.m.

The Broad’s new featured exhibition, occupying its first floor galleries, is a selection of pieces representing various views of selfhood and the human experience. Artists featured include Georg Baselitz, Joseph Beuys, Jean-Michel Basquiat, Ellen Gallagher, Leon Golub, Jenny Holzer, Damien Hirst, Takashi Murakami, and Andy Warhol. Thomas Houseago’s Giant Figure (Cyclops) is shown in the U.S. for the first time.

The List Portraits September 24, 2016 – February 26, 2017 IDENTITY is an exhibit of large format portraits by noted photograher and documentarian Timothy Greenfield-Sanders. The exhibition is divided into five installments, each representing a marginalized group or ethnicity. One installment, called The Trans List, is being presented publicly for the first time.
