Community News Snapchat takes a steps back from Venice

Snap, the parent company of popular messaging app Snapchat, has recently offered up 163,000 square feet of office space in Venice for sublease. The space represents about half of the company’s footprint in the area and comes on the heels of their leasing 300,000 square feet at Santa Monica Business Park in 2017. Snapchat was founded by Evan Spiegel in Venice in 2011 and has been a controversial neighbor in recent years. As the company grew, Snapchat eschewed a traditional, large campus location and instead leased several small offices around town. Critics have pointed out that the tactic chased out local business and homogenized the character of the town. Experts believe that the vacated properties will soon find new tenants, in particular the 93,000 square feet located on the iconic Venice Boardwalk. It remains to be seen how the move will affect rental rates in the area.

Santa Monica breaks ground on child education center Construction has officially begun on the Santa Monica Early Childhood Lab School, a joint project between the City of Santa Monica and Santa Monica College. Located at the corner of 4th Street and Civic Center Drive, the project is a 20,000 square-foot facility that will cater to the educational needs of infants, toddlers and preschoolers while offering an opportunity for college students at SMC to observe and document their

progress. SMC’s related Early Childhood Education degree is the first such program in Southern California to be gain national accreditation. The Lab School’s charter will require that at least 30% of youngsters at the center be residents of Santa Monica, with at least 15% being from low income families. Admission will also be made available to employees of Santa Monica, SMC, and RAND, which was involved in planning and funding the project.

Community News Large residential complex planned for Palms

Two-story steakhouse coming to Century City mall

Developers have filed plans with the City of Los Angeles to build a two building complex at 36643688 South Overland Avenue in Palms. The project would include 187 units, taking advantage of the incentives associated with Measure JJJ, which allows for denser residential developments near public transit. Located two blocks north of Venice Blvd., the proposed development is within 1 mile of the Palms Station of the Expo line. Construction of the project would require the demolition of a handful of existing structures, including three auto repair shops. The development is one of several new residential projects in the area, with a 92-unit building being built next door, and similar projects underway at the intersection of Overland and Rose Ave. and at the intersection of Overland and Tabor St.

The long-standing Westfield Century City mall continues to reinvent itself with the addition of bold, new tenants. The mall recent announced plans to open a two story restaurant on the premises, Del Frisco’s Double Eagle Steakhouse. The steakhouse will occupy 15,000 square feet with bars on both levels, as well as a champagne lounge on the second floor. Del Frisco’s operates several locations around the country and have made a name for themselves by creating uniquely designed restaurants that combine their Texas roots with local atmosphere.
