_LUXURY AS A FREEDOM OF EXPRESSION

Master’s Thesis | Social Housing location | London year | 2023 - 2024

tutor | Philippa Skipp & Becky Bubb

London’s Lea Valley area is one of the most diverse and identity-rich regions in the world, a confluence of people from varied backgrounds, races, ethnicities, and cultures. In a capitalist society, where those with greater means are afforded greater rights than others, deliberate efforts must be made to ensure equal rights and opportunities for all. The needs of the many ultimately outweigh the needs of the few.

The identified luxury of the freedom of identity is a freedom not necessarily afforded to everyone. It has been established that our homes are extensions of our identities, and, much like everything else, the more means you have, the greater your freedoms. This applies to homes as well. Private homeowners are afforded greater freedom to express themselves within their homes, in contrast to public housing occupants or renters. Public housing often operates on a “one-size-fitsall” model, but since we do not all share one identity, why should our homes be any different?

This project hinges on the idea that one size does not fit all. While considering key concepts like ownership, control, spaces, layout, and others mentioned above, this project aims to develop a different perspective on social housing. The goal is to provide a blank canvas and encourage the users to take control and express themselves with their spaces.

Stratford

An attempt at layering the London opportunity zone, core housing zone, and strategic housing zone along the Lea Valley. This was done to highlight possible ideal areas to test out the new housing model.

Stratford

Stratford ares was chosen due to its rich history hosting the 2012 olympic games and the effect it has had on the diversity of the area.

Going through the history of the lea valley the olympic games was one of the main reasons for the large de- mographic growth in the area. This took place in Stratford and I found this area to be suitable as ground zero for my social housingexperiment.

Why?

“Public luxury” is the main backdrop for this project. The project classed the idea of public in the context of housing as that which is readily available/ accessible to the wider public as opposed to the elite. As such this project will be focused on is social housing. There exists a variation in perception of luxury based on multiple factors, including Idnetity. This was summarised into the statement one’s identity is a key factor which shapes one’s perception of luxury.

“Place identity” a concept that expresses the idea of our spaces as an extension of our identities, especially our homes. However, studies made into current housing divide shows; those with greater means are afforded greater freedoms in terms of their abilities to express themselves within their homes. In summary, while considering some key factors this project aims at creating a model social housing scenario which affords the occupants similar rights as those with greater means.

We have a passion for old victorian architecture most homes with those features cost so much, and are unaffordable for us.

Life is constantly in motion, why shouldn’t our homes be ?

Our current world seytem is a constant struggle to find ones self and express that identity to it’s fullest. One of the ways this identity could be expressed is through our homes; place identity. There is however a wide gap in the freedom of self expression in ones home based on means. This project attempts

to

nar- row that gap, and create an even playing field.

Considering a variety of people who change over time our buildings should adapt to these changes to an extent rather than cage its occupants. This birthed the idea of motion within the project, the need to move things around to fit our needs.

2. Modularity & Prefabricated Construction

The diagrams above explore a combination of individual concepts as solutions to the problem of equality of place iden- tity. These combined with the construction of several similar units across an area, to support personal home elements in new environments.

1. Incremental Housing

The Procedure

We need a home

“When you rent or purchase a base studio unit, you’ll have the option to expand the space in two directions, potentially doubling its original size by using a simple 2x2 grid layout. This expansion is flexible, and you can choose to increase your rent or make an upfront payment to cover the additional space.

You also get the freedom to select specific wall panels provided by the developer, customized to suit the building’s design, as well as other key functional components for your home.

Beyond this, you’re free to personalize your space by purchasing interactive elements like standardized wall and floor finish panels. These elements are yours to own and customize however you like. You can buy them from third-party vendors or start with bare panels and create your own design, giving you full control to make the space feel uniquely yours””

Life is always changing—families grow, evolve, and sometimes move in different directions. At our residences, we understand how fluid life can be, and we’re here to support you through every stage.

If you’ve chosen our expansion package, increasing your living space is simple. Just request additional wall panels from our store and enjoy the extra room. But even if you didn’t go for expansion or just want a change, there’s no need to worry. We know how much care you’ve put into your home, and we believe you shouldn’t have to leave it behind. That’s why we make it easy for you to transition to another one of our buildings within the city— while keeping the components you’ve invested in from the very beginning.

And for those who embrace change, why not consider selling your panels? The choice is yours. We give you the freedom to shape your space however you like, creating a home that truly reflects your unique lifestyle.

Building Modifications

Construction was completed by the developers 2025, with 76 base studio flats for occupants. Each studio flat has the ability to be expanded in 2 directions.

2027

In 2027 the developer wasn’t breaking even financially so the decision was made to introduce new studio flats in the extension gaps for each flat. This converted a floor with 18 flats to one with 31 flats introducing balconies for each and increased the price slightly.

2033

Homes! filled up floors.

2028

A couple moved in 2025 when they had just gotten married, and grew in this house. In 2028 they had their second child and converted the flat to a 3 bedroom. The entire floor ended attracted other families and it became a floor with a family floor multiple families.

2027

That same year a floor of the building was completely rented out by menbers of the artist community from neighbouring Hackney Wick, over time they converted their lounge to a live/ work area bringing so much life to the space

2026

The third floor is a communal floor hosting 2 laundry halls, gym, game room, rooftop gardens, playground, lounge area, rentable study areas or meeting spaces.

_”the greenest building is the one that already exists” | Retrofit and Urban Mining

Design Project | Tech Incubator & Apartments

location | Coventry year | 2022 - 2023

tutor | Silan Levelle & Cecelia Lee

This project focuses on the restoration and revitalization of a deteriorating structure located at 4951 Corporation Street, known locally as “The Indian Masala Building,” in Coventry, UK. In a creative twist, the restoration will be achieved by repurposing elements from the nearby decommissioned IKEA building, embracing a sustainable and resource-conscious approach through urban mining.

The goal is to breathe new life into the Indian Masala Building, and transform it into a flexible space that provides housing units along with a secondary program tailored to the wider context of the city center. Situated next to a small park, the design also envisions the development of this green space, integrating it with the building to create a cohesive and inviting community environment.

A key design principle is flexibility, ensuring the structure can adapt and evolve with future changes. Environmental sustainability will be at the heart of the project, with strategies in place to make the building as self-sufficient as possible, aligning with the growing emphasis on eco-friendly design in architecture today.

The Site

The site with the existing building is located at 49-51 corporation street in coventry, united kingdom. The street is a showcase of the various stages of history it has gone through. the current structure is part of a row of identical structures oriented northwest, with a consistent street elevation and facade facing corporation street. the other extant elevations are one facing hill Street to the northwest and a long elevation facing an open park connecting both streets to the south west. the first, second, and third floors at the front of the building are offices, while the ground level is home to the indian masala’ restaurant. the back of the structure has two-storeys and this has a distinct entrance for the ‘jaguar public housing’ it houses.

Both structures are within a 3-5 minute walk from each other in the Coventry City Center.

Movement this movement study was done to understand the flow of traffic both vehicular and pedestrian. the study showed that the area around the site is highly traversed and although the adjacent park is rarely used as a park it is a highly prominent passageway for pedestrians. measures must be taken to keep the disruption of that flow to a minimum. also considering the direction of flow of traffic clever use of design techniques could be adopted to attact passers-by to the structure.

Winter Solstice

the winter solstice theoretically represents the worst possible scenario with regard to making use of solar gains. this information guided the choice to use this date to design for, for so long as the building can function well on this date it will only get better on other days. after study we observe that the height of the sun during day is almost insignifican and most attempts at making use of the sunlight is blocked off by neighbouring buildings. however, the sun at between 12-2pm has a gap between buildings, this gap will need to be exploited to ensure maximum use of the sun for solar gains.

Temperate/ Mediterranean (Cold

Moist)

Based on the psychometric chart, the climate of this area is cold and moist, with high relative humidity, consistent rainfall, and other forms of precipitation. as well as temps dropping into the teens. For comfort, the giovani bioclimaatic chart suggests both passive and active solar heating.

Facade and Building Heights the street and its neighbouring builings have their own unique charasteristics. the height of the rows of buildings are a unifying charasteristic, the design must be resolved as to if it intends to retain this height. similarly the rows have similar facades, should this be maintained? or should it change?. lastly the design must decide how high to go considering the area has a different range of building heights.

Analysis

Upon observation, it was determined that the area will be heavily used by both vehicles and pedestrians due to the abundance of resturants and other commercial buildings, three bus stops, a church, student housing and access to the nearby West Orchard Shopping Centre . Numerous visits to the website confirmed the deduction. with fresh cars arriving every 10 seconds, buses arriving every 10 minutes, and people moving quickly up and down Corporation Street. Members of the church across the street use the area on special occasions. On other occasions, bystanders sit on the lone bench. The vast portion of the park is solely used as a passageway or short cut to get to the other side of the road. the design should aim at enhancing this experience as opposed to disrupting it.

Design Process

Subtracting from the existing building to create zones for each programme

addition for new sections for core of the housing tower

Adding entirely new sections to catrer to the requirements of the programs. These are spaces needing the highest connectivity to the existing.

Adding new sections to ensure adequacy of spacing for the incubator and to introduce housing units both tilted to an angle to take advantage of available sunlight.

Two created zones for the functions. Based on analysis the zones were demed inadequate

Adding to the zones to ensure adequacy of existing building to accomodate new programs

The addition of new sections has all of their longer faces southerly to enable optimal utilisation of the light while minimising the removal of the existing. Various huge glass panels are used for direct solar gains on these faces. Additionally, the design made sure that pedestrian traffic on and around the site would not be hindered. The design uses blocks for each part since they are one of the most effective building materials for preventing heat loss in colder climates. To control heat gains during the summer, external wooden horizontal louvres will be used to shade the taller portions’ glass. With plants, the ground floor levels will be shaded.

the building keeps its concrete frame at the section being retained for the incubator. all new sections makes use of the steel i-sections from the material bank gotten from the ikea building for its frame. Instead of using more permanent construction methods, 80 percent of the structure is built with steel and nuts and bolts. This is the optimal situation for the structure’s future deconstruction.

sustainability on every front is the main driver of the design. while keeping the removal of the existing to a minimum, the introduction of new sections have all their longer faces southward to ensure maximum use of the use of the sun. on these faces are varied use large glazing panels for direct solar gains. the design also ensured to avoid interuption of the pedestrian °ow on and along the site. the design employs the use of blocks for each section, blocks being one of the most e˝ective building forms to combat heat loss in areas with cold temperatures such as this. for the taller sections glazing will be shaded with external wooden horizontal louvres to control heat gains during summer. the ground floor levels will be shaded with vegetation.
