Letter from the Board

Dear Homeowners, As we bring 2023 to a close, we would like to report that Rose Hill finances remain in a good state overall. This year has brought challenges, from continued rising inflation to below forecast results related to golf income. The 2024 budget required an increase in our annual assessment to $2,800 in order to meet obligations and continue to maintain the property. Though not ideal, this is the result of capital projects, which have now been completed, as well as the support of the golf course. The Board recognizes that any assessment increase can be difficult, but we are doing everything within our fiduciary responsibilities to keep expenses as low as possible. The recent survey related to security is a good example of this effort. Several members of the Board wanted to focus on security because of the materiality of the cost. Feedback was requested from the community and the result was that the majority of the residents wanted to leave the current coverage intact. Residents have requested the opportunity to weigh in on and have a voice in decisions effecting the community. I hope you will agree that this participation is important and will result in better outcomes going forward. We encourage all of you to participate in the community. There is a Board election in March 2024. If you cannot commit to serving on the Board, come to one (or all) of the Meet the Candidates sessions and get to know those who have committed to run. Volunteer to serve on a committee. Attend one (or all) of the events hosted by the Social Committee. They work so hard for Rose Hill. Let’s make 2024 the year that we all agree that Rose Hill is the best community in the area. A year that we will focus on the possibilities of the future instead of complaining about the past. This will only happen if we get out from behind our keyboard and get actively involved. As Helen Keller once said, “Alone we can do so little, together we can do so much”. We truly hope that your holiday season is filled with joy and we look forward to seeing you at our next meeting in January of 2024!

Letter from the General Manager

Happy Holidays Rose Hill, The Holiday Season is inspiring, as well as a time for reflection. Amid all the hustle and bustle of the season is making sure you have purchased and wrapped the gifts for everyone on your list; decked the house all merry and bright to welcome friends & family; and buttoned up work deadlines and assignments before leaving the office. There are also holiday parties to attend, and that last-minute panic of “Did I remember to get a little something extra for my hairdresser, mail carrier, coworkers, etc.?” Most of you know where I’m going with this! It is a very busy time of year! So, give yourself a break and take a moment to b-r-e-a-t-h-e and reflect on all you have accomplished over the year, both personally and professionally. I’ve certainly been reflecting on all that has been accomplished in Rose Hill in 2023. No single entity can take credit for these accomplishments. They are the cumulative efforts of your Board of Directors, your hard-working committees, your management team and you, the membership! Let’s look back on what WE accomplished TOGETHER: • Completed Colleton Point and now have a breathtaking location to host special community events, such as the Sunset Celebration. Many events are already scheduled into the new year. • Paved the leisure path in Bill Baker Park. Although there are a few areas that need to be corrected, the new, wider path is a great improvement for our RH walkers and bikers. • Dedicated and named the Polo Field for long time Rose Hill member and equestrian Dr. Sandy Termotto. What a lovely sentiment to honor one of our own. • Implemented a new web portal that is member centric, meaning you have more control than ever and more access at your fingertips. It has enabled us to communicate with our residents more often and timely with weekly GM updates and daily e-blasts. • Contracted with the Hastings to bring Lulu at Rose Hill restaurant to our community • Contracted with Heather Jenkins of Red Horse Farms to operate Rose Hill Stables • Repaired numerous sinkholes • Installed new security cameras throughout the community • Hired a new ARB administrator • Negotiated and signed with Hargray for better internet rates • Entered into contract with Southeast Pipe to perform critical pipe testing and cleaning, CCTV scanning, inspecting and reporting so we can begin to identify pipes for slip lining or replacement

Battalion Chief celebrates 25 years of service and earns international professional designation Bluffton, SC (October 20, 2023, 9:00 a.m. EDT) – Bluffton Township Fire District’s Battalion Chief, Rhett Livingston, has achieved an international designation capping off a 25-year career working in the fire services profession. Livingston successfully completed the process that awards the professional designation of “Chief Fire Officer” (CFO) by the Commission on Professional Credentialing® (CPC®). The CPCs development model recognizes professional accomplishments and technical competence of fire and emergency service officers. By earning the CFO designation, Livingston joins an elite cadre of just over 1,850 CFOs worldwide. The CFO designation is a voluntary assessment program intended to recognize individuals who demonstrate excellence in seven professional components including experience, education, professional development, professional contributions, association membership, community involvement, and technical competence. In addition, all applicants are required to identify a continuing professional development plan. The CFO designation program uses a comprehensive peer review model to evaluate candidates seeking the credential. The Commission on Professional Credentialing® awards the designation only after an individual successfully meets all the organization’s stringent criteria. Achieving this designation signifies Livingston’s career commitment to the fire and emergency services and is only awarded to those chief officers serving at or above the level of battalion chief. Livingston is responsible for the Fire District’s accreditation program and was instrumental in guiding the district to international accreditation through the Commission on Fire Accreditation International in 2020. Chief Livingston began his career with Bluffton Township Fire District in October 1998. He has worked his way through the ranks beginning as a line firefighter. The Commission on Professional Credentialing, an entity of the Center for Public Safety Excellence®, Inc., (CPSE®) administers the Designation Program. About Rhett: Rhett moved to South Carolina from Arizona in 1998 to join

the Bluffton Township Fire District. He and his wife Jeni, became residents of Rose Hill In 2005. They love the convenient location of the community, that it is well established, and the houses are all different (not cookie-cutter). Rhett and his wife are the proud parents of two beautiful daughters. He is active in the community serving on the Rules and Regulations Ad Hoc committee.

International Golf Maintenance

Restoring Rose Hill Golf Club As we head into the new year, please remember that your words have the power to influence other golfers, and your feedback can provide valuable insights into the positive changes that have been implemented. Your review will not only encourage the team, but will contribute to the overall positive atmosphere of the course. Completely restoring and updating a neglected golf course takes time – and an exemplary team to make it happen. Rose Hill Golf Club is the prime example that proves the point. International Golf Maintenance - along with a supportive POA at Rose Hill - is the team behind the success. The story began in September 2022, when IGM was contracted to manage the property. The previous company had too few employees to maintain the course or keep equipment in good repair. Mike Kuhn, who has been with IGM for 15 years, was brought in as General Manager, followed by the recruitment of Mark Teed as Director of Golf. They were able to retain some of the existing staff who wanted to see improvements and established a culture of excellence. “Putting together the right team and the right culture has made the difference. It’s definitely a team effort,” emphasized Kuhn. Top priority was restoring the golf course that had long been neglected. The course had to be closed during this time, but Kuhn said “basic maintenance alone made a big improvement and appropriately using weed control, fertilizer, and irrigation helped even more.” They’ve been somewhat slowed in replacing equipment by supply chain shortages; new mowers ordered more than a year ago are not expected to arrive until March 2024.

Since the reopening, Rose Hill Golf Course has received great reviews from club members and the Bluffton community. The club has grown in membership, and a year-over-year comparison showed a 400% increase in rounds played. Losing the late winter and spring playing season has limited overall revenue, but the golf course is on the right track for 2024. (Membership information can be found here: rosehillgolfclub.com/membership) In addition to oversight of golf course maintenance, IGM manages the clubhouse operations and pro shop at Rose Hill. Mark Teed has worked in the South Carolina low-country for several years and was familiar with the previous conditions at Rose Hill. IGM’s reputation brought him to the team, and he notes the golf course is 1,000 times better than when he started. As Director of Golf, Teed oversees the complete golf experience and a pro-shop staff to manage inventory, collect greens fees, and more. He describes his role as “ensuring a supportive and enjoyable environment for the community. I look at my full-time job as being in charge of other people’s leisure time.” Teed also commented on the importance of having the right team and that one of IGM’s core values is having respect for each other and yourself. A unique aspect of IGM’s full management capabilities is bringing on an experienced digital marketer to elevate Rose Hill Golf Club’s branding, website, and social media presence. Online reviews have improved dramatically since the course reopened, along with support for the club’s commitment to veteran organization OPFOB.

Happenings! The holidays are fast approaching and we hope that you have all your holiday shopping completed. If not, a TLC gift certificate is a great way to go! The 2023 ratings are out and players gearing up for the 2024 league season at TLC. We have teams for all levels of play and most age divisions. Spring is our busiest season for league play and players are scheduling team clinics and practices. The club is busy!!! Most of the adult tennis in this area is doubles play, and we are fortunate to have several Members who go above and beyond organizing groups to play. In the mornings we have active groups of 3.0 players and 3.5 players who come out two mornings a week for social play; we have a 3.0/3.5 group of men who play two evenings a week, and we have a steady group of 4.0/4.5 men and women who play both one evening a week and on the weekend. In addition to that we have a lot of smaller groups that play weekly. If you are looking for a group to join, let us know and we will put you in touch with the group coordinator. Our junior program is nearly full, and we have added new team members to help instill the love of game in our youngest enthusiasts. This fall we made a commitment to three companies to carry their products. We sell Diadem rackets, string and balls; IBKUL clothing and Sofibella clothing. TLC offers a 24-hour racket restringing service, so get your racket tuned up for the new season. Remember, the rule of thumb for restringing a racket is that it should be restrung each year at least the number of times you play in a week. So, if you play 3 times a week – you should be getting a racket tune-up 3 times a year!

This year has been a fabulous year for our Rose Hill Golf course and we are excited to see what 2024 brings. IGM continues to make strides in the improvement of our course. The pro shop and the friendly, professional staff just add to the experience. On December 2nd, RHLGA and MGA held their annual charity Christmas golf tournament. We were lucky that the expected rain held off. The tournament was so much fun with games, prizes and friendly competition. The morning was topped off with lunch at LuLu at Rose Hill. Most importantly, we raised $935.00 for our chosen charity, Palmetto Animal League (PAL), to help with the care of their animals. December 11th was the RHLGA Annual Christmas Party which was held at Sunset at our beautiful new Colleton Point facility. We enjoyed the beautiful surroundings, great food, drinks and sharing the joy of the season with friends. We are truly blessed to live here and have and have a great group of ladies as members of the LGA. We are all about fun, camaraderie, and friendly competition.

Her impressive bio and photo of the current exhibit is provided here. Our Library is open daily. I hope many of you will take time to see Gloria’s work.

ABOUT GLORIA OWENS

Born and raised in New York City, Gloria earned her Bachelor of Fine Arts degree at The State University of New York at Purchase, where she studied graphic design, painting, photography and printmaking. Over the past 40 years her award-winning professional graphic design work has encompassed branding, packaging and marketing materials for clients large and small. But it is her deep exploration of yoga & meditation that has unveiled layers of consciousness, awareness and dreams that have inspired her personal artwork. Along with paintings, pastels and mixed-media collages, her latest creations are photographicbased digital compositions, often printed on canvas or metal. These unique pieces combine her original photography and sacred geometry, and dive into themes of transformation, creation, pathways, journeys, energy, flow, balance, peace, wholeness and the wonders of Nature.

Gloria’s art has been featured at numerous galleries, spas and wellness centers in CT, AZ and NY. She was also honored to present her visionary artwork as part of the United Nations’ Culture of Peace symposium in NYC during the UN’s 2010 week of Spirituality, Values & Global Concerns. Additionally Gloria is an active member of SOBA, the Society of Bluffton Artists, where she also helps cultivate creative community. In 2020 after a lifetime in New York and Connecticut, Gloria (along with her husband Gary and son Jeffrey), moved from CT to Bluffton, SC. She is delighted to share her creative visions with her Rose Hill neighbors here at the Annex. Whether for contemplation, inspiration or decoration, you will find Gloria creates art that “Opens the heart and soothes the soul”! She offers framed pieces, gallery wraps on canvas, metal prints, and commissions.

I am honored to be a part of The Farm LLC, a luxury vacation and destination company that manages and owns numerous properties across the country. Being a local, I have a deep sense of pride in this community and in Mansion at Rose Hill itself. The Farm sought me out for my strong ties to the area and the people who call it home. Equestrian Center

Equestrian Center Update I set a very high goal for myself to get the bulk of improvements to the Equestrian Center done as quickly as possible. The fall season at the Rose Hill Equestrian Center was in full swing as we worked towards welcoming winter. Clipping horse coats, stockpiling hay, managing blanketing in our ever-fluctuating lowcountry climate, and decorating the barn with holiday spirit…’tis the season! The aisle is sparkling with 1064 feet of lights shining bright above us as we walk throughout the barn. The Christmas tree is teeming with equestrian ornaments, and clients have personalized stockings hung outside each of the horses’ stalls. I’ve been welcoming lots of new horses and adjusting them to their new home – I can’t get enough of the reactions of our long-timers as they meet their new friends walking down the aisles or out in the paddocks. Balancing training sessions and lessons until sundown has been a happy challenge, and I’ve requested the POA’s assistance in prioritizing the repair of arena lights in 2024 so I can better accommodate lessons. Red Horse Farms at Rose Hill’s Open House kicked it all this recent activity off as kids and adults participated in bobbing for apples on strings and pumpkin carving/painting. It was a pleasure showcasing the latest barn updates and I appreciated all the positive feedback from the community. I am committed to continuously working on my list of maintenance repairs and needed improvements to the facility. We have become a bustling lesson barn, with many resident adults and youngsters keeping the schedule full. The children have been fearless in the lesson arena and remain dedicated to working hard to grow as students. They look forward to competing in the show-ring, whether we travel to the Georgia International Horse Park, or stay closer to home.

Most recently, we had great success at the Palmetto Bluff show benefiting our Veterans. I am so impressed by these kids - they proudly take home their ribbons and have a keen awareness of their areas of improvement. Not to be outdone by the youths, several adult riders have returned to the arena determined to build their confidence and improve their partnerships with their horses. The Rose Hill Equestrian Center isn’t just a hub for lessons; it has become a community space for resident horse owners to utilize. They regularly ride in the polo field and arenas. Many of them stay beyond their own schooling time to encourage the kids or boarders during lessons. I enjoy being a resource to them for exploring feeding solutions, training approaches, and care techniques. A gracious resident recently hosted a holiday party for boarders and clients. It was a wonderful afternoon with delightful company and delicious food. It isn’t often that they are able to interact with one another without a horse to manage! While visitors are welcome, please remember to schedule an appointment for a barn tour or visit. Ensuring the safety and security of the privately owned horses boarded at the Rose Hill Equestrian Center remains my top priority. Happy Holidays!

Caring Neighbors hosted its annual Medicare informational meeting on Thursday, October 29th at Colleton Point. Joel Iacopelli, an agent representing United Healthcare, BCBS, Humana, Clover, and other Medicare Advantage and Supplemental policies explained the benefits of both Advantage and Supplemental policies. After a very detailed presentation, Joel answered questions from the attendees. The Board of Directors of Caring Neighbors sincerely thanks Joel for once again offering his time and expertise to educate our senior Rose Hill population on this important matter.

In early December we reserved a table at a Holiday Fair in Hampton Lakes and held a fund-raiser featuring Color Sense Nail Products. Our gratitude goes out to the organizers of this event

for allowing us the opportunity to participate and thus to raise money for our non-profit organization. The proceeds will help us meet our annual financial obligations and to continue to help those in need in the greater Bluffton area.

For anyone new to Rose Hill and wondering what we do: Caring Neighbors is a non-profit organization that was established to enable Bluffton residents to age in the comfort of their homes with confidence and safety. Our services include : *

Greetings! Please Remember to mark your calendars and participate in the Litter Getterz February cleanup! We’ll meet on Saturday, February 3 at 9:00 in the POA office. Please wear long pants and closed-toed shoes. Beaufort County provides gloves, bags, safety vests (quite the fashion statement:), and pickers. Here are a couple of photos of our gang that capture the fun we’ve had in previous cleanups. We average about 60 bags of trash during each cleanup and always manage to find some unique treasures….even cash! You know what they say, one man’s trash is another man’s treasure. Ha! It’s a great way to meet your neighbors and do something good for the community. Who wants litter on our highways? Nobody!!! We hope you’ll join us. Thanks! Live Your Dream Another year is almost over. A new one’s about to begin. Say goodbye to all the negative stuff. Move on with the positive things. Forget those New Year’s resolutions. They are never what they seem. Resolutions are no sooner made than broken. It ’s far better to follow your dreams. Let ’s pray for health and happiness And for peace in the New Year too.
