BACK TO BAHÇE Back to the neighborhood-garden (Bahçe), where old and new architecture blend to convey a revival of cultural heritage and a new lifestyle.

Team Jetesëtarët Adrien Cremer, Erida Bendo, Rovena Plaku, Sarah Dobjani

Tirana, like its architecture, is diverse, as is this neighborhood, a diversity that should be embraced rather than fought. As a result, we propose removing the “fences” and connecting the streets to the other pedestrian areas. By making the site attractive, an old historical square will become part of an attractive neighborhood and city. Our project’s concept is strongly

linked to the plant’s lifecycle process, known as Xylem-Phloem, which transfers solutes and connects the parts of the plant. In this way, the four areas of the neighborhood will be sharply linked and regenerated, they will keep each other alive and connect with their people. The flexibility of the proposal allows and promotes the participation of the current residents.

Public Spaces

Interventions on existing buildings will help protect heritage, while new constructions will be integrated to the area.

By freeing public space and giving it various functions, the activity of the area will be revived.

Mobility

Itineraries

A combination of soft mobility, public transportation and few roads accessible to cars, mobility will be made safer.

The heritage of the area will be connected to the other touristic attractions of the city by dedicated itineraries.

Greenery

Sustainability

More public spaces dedicated to vegetation and the use of micro spaces will make this neighborhood greener.

Environmental, social and economic sustainability is taken into consideration at each level of our proposal.

Activities

Timeframe

A rich offer of activities for all population groups will make the neighborhood attractive to all.

Our proposal is a major change for the area and will need to be implemented in several phases.

CONCEPT

ANALYSIS

The concept is based on the Transportation System in plants for moving food, water and minerals around.

ON SITE 1

+

Plants have their own systems. They have the Xylem which moves water and solutes from the roots to the leaves (vertically). And the Phloem which moves glucose and solutes to the rest of the plant (both horizontally and vertically).

l

The area is made up of 4 systems that do not interact with one another, resulting in disintegration and fragmentation between them.

These systems must interact in order to be linked, hence we see the streets of the area as linkages that are given the proper importance to bring a positive impact.

Each part will give and take life from each other through this venous system (xylem and phloem) and certain channels of this system (like Trachea, Tracheidoids and Flat Cell).

This type of system interacts in both horizontal and vertical directions, with the purpose of an urban renewal of the area, restoration of abandoned historical buildings .

Increase in number of high-rise buildings

These buildings influence the improvement of buildings without a historical value. Furthermore, this development triggers the activation of inner paths and spaces.

This model will emphasize the potential of the area connecting historical buildings, spaces and corridors with one another as a venous system.

BUILDINGS We aim at preserving and valorizing the architectural heritage of the area by renovating historical buildings and giving them a function. We intend to demolish some buildings which are assessed to be in a bad condition and with low historical value in order to free public space. We finally propose the construction of new mixed-use blocks based on sustainable values which will help making this new neighborhood more attractive to all population groups, to businesses and more integrated in its environment.

PUBLIC SPACE Public space is a problem today in this area as it is very limited or not accessible. By interventions made on existing buildings, consequent space will be freed. The whole neighborhood will be in some way divided in smaller areas with public spaces and building offering functions and activities of various categories. By freeing a lot of space and offering various activities, we aim at making the area attractive to all population groups, all year long, for both residents and tourists.

The freed space will help implementing soft mobility paths in the area, enhancing the use of walking and cycling. Those will be integrated to the existing infrastructure in the city center and connected to other attractive areas such as the New Bazaar and Skanderbeg Square, bringing the concept to life. Along those paths a wide range of activities will be offered to residents and visitors. The functions are thought to be diverse in order to drive the dynamism of a new attractive area for the whole population.

SUSTAINABILITY Sustainability is a key aspect which must be taken into consideration for urban planning. The proposed design of the area includes all factors of the sustainable development in order to ensure the attractivity, the viability and overall the success of the whole project on the long term with all stakeholders in a changing city, in a changing world. Aspects such as energy consumption, small businesses, protection of heritage, activities for youth and eldery, carbon print, are addressed with this proposal.
