CONDOS + LOFTS

Rowland+Broughton is a full-service design firm specializing in architecture and interior design for condos and lofts, custom homes, hotels and resorts, restaurants, historic preservation, and commercial mixed-use projects. While our scope is diverse, our approach is always focused and personalized.

- 3 -

Founded in 2003 by Principals John Rowland, AIA, and Sarah Broughton, AIA, NCIDQ, Rowland+Broughton (R+B) has since grown into a thriving team of dedicated architects, interior designers and administrators. The Aspen studio is located on Main Street at the entrance to town in a restored 1890s historic landmark building, and the Denver studio is located in a restored 1892 historic commercial building in the vibrant downtown neighborhood of LoDo.

Our consistent design approach is credited to the fact that our collaborative process tests conventional thinking. This thread connects across all of our projects, allowing our diverse project experiences to inform one another no matter their type or locale. Our design thinking ranges from ‘macro to micro’ instantly, with the driving force always based on context, spirit of place, environment, and experience.

Ultimately, the satisfaction we experience from building lasting relationships with our clients, and the opportunity to work with them again and again as trusted advisors, transcends all accolades received for our work.

With nearly 500 years of combined experience, the R+B team has worked on over 350 projects across the United States.

We design every square inch of space.

Building an authentic relationship with our clients allows us to better understand how they live in their space, and how we can cater architectural and interior design to maximize efficiency. Our collaborative and agile approach allows us to practice our art from day one, refreshing a space for respite. Our condo and loft work incorporates a balanced sensibility through envisioning a carefully curated design. This combination of strengths produces creative solutions that consistently reach new heights.

“R+B was very flexible to work with, very generous in their insight and input, and were always looking out for everyone’s best interests as well as the best end product. R+B’s business culture and integrity was a significant, if not most overriding factor that resulted in an extraordinary completed project. ”

BALANCED

Maximizing and efficiently utilizing space requires flexibility, creativity, and the ability to adapt.

We thoughtfully define form and function through design, while composing a sense of balance, scale, and proportion. In a compact home, custom hidden storage and smart design are vital to the success of the space.

“Working with R+B was a positive experience because of their sound advice to renovate. Their ability to add maximum smart value without excessive cost and their genuine enthusiasm for the success of the project made it more fun.”
“Architecture is at its best when it’s simple, with clean design and open spaces. It was an interactive process of finding out what we

had, trusting the process and the architects, and working together to design a space we actually live in.”

“It’s all because of this group of unique individuals that we were able to pull this remodel off. Every time we had issues, which was often in a project of this size, we pulled together to find a solution. After what we went through, we could rule the world.”

CURATED

Personalized spaces with a focus on purpose provide a welcoming, intimate, and thought-provoking experience.

Great design should stimulate our emotions and provide respite. We design to breathe new life into a space you can call home. We curate art, furniture, make custom pieces, frame a view, and find special light to illuminate your space.

“In addition to being aesthetically beautiful, the quality of craftsmanship is superb, and it’s functioning well. Additionally, we have significantly more storage and circulation space than we had previously. We are very pleased and thank you all for this successful and beautiful end result.”

Maison Bianca

This 12-unit condominium, the Der Berghof building, was Aspen’s first condominium building from 1962.

R+B transformed the entire complex by gaining consensus from every member of the HOA on the overhaul resulting in a beautiful design that maximized space and light, created flexibility, and significantly increased property values.

- 30CASE STUDY
- 31 -

Originally, each 850 SF unit contained two bedrooms and two bathrooms. R+B’s researched redesign found an additional 400 SF per unit. Starting with “vanilla boxes” as the basic model, each unit was modified or expanded depending on individual owner preference, creating an opportunity for “Lego stacking” to create diversity for homeowners needs and flexibility in the spaces. Structural engineering solutions were created to resolve load issues, especially with the addition of a third level. The top-level addition included a partially shaded deck area, a paneled green roof to help reduce solar gain, and realigned exterior stairs to allow for private entry courtyards for the lower units.

One of the most impressive transformations included a large top floor unit at 2,000 SF, Maison Bianca, that was designed as a mountain retreat for urban dwellers. For this repeat client, our challenge was to bring urban sophistication to a mountain setting – a home for respite from the bustling New York City lifestyle. This loft-inspired, light-filled space was mindfully designed with the finest environmentally friendly and low maintenance materials. Elements such as concrete wall panels and sustainable flooring, provide a clean, modern aesthetic throughout the space.

- 32 -

The project goals included capturing Aspen Mountain views while also creating a feeling of spaciousness. To accomplish this, the interior color palette is comprised of cool greys balanced with warm and soft wood tones. Evoking a feeling of weightlessness, a minimalist approach to furnishings and design details such as a floating, glass-rail stairway, encourage the focus outward to the open space.

Maison Bianca has won multiple awards, including the 2015 AIA Colorado West Citation Award, 2015 AIA Design Award West Residential Design, Less than $1mil, as well as the ASID Crystal Awards for Residential Interior Design under 3,000 SF in 2012, 2018 Residential Renovation, and the 2018 Renovation Under 4,000 SF.

Four Seasons

In the heart of Denver’s vibrant theatre district stands a 45-story landmark, the Four Seasons Hotel and Private Residences. Rowland+Broughton served as the interior designer for this sophisticated two bedroom, two bath residence. The contemporary interiors are comfortable and smart with a blending of mid-century and modern. The design highlights the client’s contemporary art collection with white walls and bold accent colors.

CASE STUDY

The design creates harmony between the new furnishings and the refurbished, locally sourced, mid-century items. The furnishings were carefully chosen to create a cohesive design, where each piece had a familial sense of place.

R+B commissioned multiple custom pieces that incorporated the mid-century style with modern function and color. Custom designed pieces helped to further unite and compose the space including custom beds and nightstands, a fuchsia desk in the guest bedroom, as well as a walnut and white lacquer bar cabinet with hidden shelves and drawers that house all essential barware.

With limited elevator cab size, R+B had to creatively specify all FF&E items ensuring they would fit within the dimension limitations. We met this challenge by creating custom large items with built in modular pieces that were fitted directly on site.

Southwest-facing windows show off Denver’s sports centers, the Pepsi Center and Mile High Stadium, while the Rockies serve as a tranquil backdrop showing off Pikes Peak on a clear day, and glowing sunsets in the evening.

- 36 -

The spacious outdoor area is outfitted with a combination of custom finishes and off-the-shelf pieces that complement the expansive downtown Denver and Rocky Mountain views. These views were a huge asset but also had to be balanced with light control. Motorized roller shades were carefully selected that filtered light during the day while preserving views. These shades were also remotely operable via smartphone to ensure protection of artwork and furniture.

The focus of this 2,100 SF condo was to enhance the modern bones while adding in lively personality. Clean, crisp lines and shapes in a neutral palette are paired with bold accents. Dark walnut wood finishes, grey and plum upholstery fabrics, colorful baby alpaca throws, and accents of lime green throughout are both invigorating and inviting. The resulting look is a blend of contemporary and mid-century modern aesthetics that give the home a tailored and fun vibe.

Caribou 6

Caribou 6 is a 2,100 SF ski-in, ski-out condo nestled at the base of Aspen Mountain.

R+B transformed the existing southwestern design into a chic, contemporary space with warm, natural finishes.

The “wood box” theme is achieved on all three floors, with wire-brushed hemlock fir paired with other unique wall textures including stone veneer, and hair-on-hide wall tiles.

- 38CASE STUDY

R+B created multi-use spaces that considered the particular needs of the Canadian client, such as a “creative station” in the living room, which allows the family to be together while doing different activities, and a lower-level office space that can be partitioned off with a sliding barn door. The existing walls around the kitchen were removed to provide a seamless transition between spaces, creating an inviting atmosphere for social gatherings. The addition of a large kitchen window and soft LED lighting exemplifies the contrast of the light zodiac stone and the rich, oak cabinetry.

The furnishings are a creative mix of custom and off-the-shelf pieces allowing for a high-end aesthetic while remaining in budget. Two custom sectional sofas upholstered in Holland and Sherry wools anchor the living room. A George Kovacs arc floor lamp and a Room and Board hair-on hide ottoman bring texture and vibrancy to the space.

The newly designed fireplace is clad in elegantly cut Colorado Buff stone juxtaposed against a modern hearth. The fireplace stone wall continues down to the second-floor landing, as the newly designed open-riser staircase unites all three levels with warm, contemporary lines. In the stairwell hangs a mixed-media diptych of winter pines from the Royal Aspen Gallery.

R+B is proud to have received the 2012 ASID Crystal Award in the Judges Overall Award for Residential Project and in the Residential Interior Design under 3,000 SF category, as well as the 2012 IIDA BESTaward for this project.
