LETTER

to the
hen I bought my condo, I used an outside agent who had less knowledge than I regarding Sandestin. A real estate agent’s core responsibility is to educate and inform their client throughout the entire process. It really is that simple: Know your job. And unfortunately, my outside agent did not. Thus the ownership experience with my outside agent was pretty tough — despite being a simple cash purchase. In contrast, I hired Sandestin to rent the unit, and it quickly became the VIP rental for The Grand. My unit was not only labeled as an A unit, but it also became the go-to when renting smaller units in conjunction with the various conferences throughout the year. SRE kept my place rented for all of the years I owned it. The difference was clear between my outside agent and a true Sandestin representative. We then booked a stay with an outside rental company thinking we’re safe there. … Wow. The first home we stayed at is located in Laurel Grove, which on a scale of 1-10 — 10 being the best — the house came in at a strong 5. Without going into too many details, the home just wasn’t as advertised. The second home we rented from an outside rental management company came in at a strong 1 on the scale. Located in a quiet neighborhood on the bayside of Sandestin, it was advertised as a beautiful, huge home, and if you drive by it, indeed it is huge. It stretches a whole block. Once inside, we were truly beyond upset at the condition of this home. The first thing I said to myself was, “How can it even be legal to rent this?” It would take another lengthy paragraph to describe the many issues we had, so I’ll touch on just a couple of the immediate observations: • No golf cart as advertised. When we called, they said, “Oh, it’s in the shop.” • Two of the three toilets in the home were broken, yes broken! I’ll stop by saying the entire home from front to back was just deplorable. Had we rented through the Sandestin rental program, this would not have happened; we would never have been given this caliber of housing. I cannot stress enough that when you do not have the proper information from the appropriate people, Sandestin can seem overwhelming and difficult. But if you have the right information going in and you know the rules, this community is truly second to none.

When making the recent purchase of my Burnt Pine home, I asked my non-Sandestin agent, “How many golf carts can I own?” The answer came back quickly: “You can have as many as you want.” I proceeded to buy three golf carts. I stroll in to get my paperwork done and immediately get hit with: “You can only have two golf carts per residence.” Imagine my surprise and discomfort. I reached out to the agent only to be told, “Oh, OK. Well, send me the description of the golf cart, and I’ll put the word out to help sell it.” Huh? I lost a fair amount of money when I regrettably had to sell it. I won’t spend more time on the other issues I’ve had with my new home/outside agent as they pertained to being given incorrect information on the various clubs and other info that simply didn’t match up. I hope you get the point here: Stay within the confines of the Sandestin owned entities. I offer years of experience as both renter and homeowner in this prestigious neighborhood, and I can say with 100% certainty that using outside agents or companies for your services is truly an uphill battle. Here’s the difference: In my previous five years of ownership in Sandestin, if I had utilized an SRE agent from the community and had rented with the Sandestin rental division that adheres to the strict guidelines that make us who we are today, I would have avoided the difficulties I have endured. I will leave my and the agent’s names out of this story, as my point in this letter is never to smear but to educate my fellow neighbors and guests of our neighborhood so you can soak up all Sandestin really has to offer. ‘The Sandcastle Coast’ Rick Mungeam teaches others how to make their own works of art BY THOMAS J. MONIGAN PHOTOS BY ERICK LIMA
S
andestin Golf and Beach Resort is the perfect location for an elaborate work of sand art. This was on display in August when a two-day project produced the Sandestin Resort’s logo, complete with sandcastles on each end, located just west of The Beach House restaurant. Nearly five tons of sand was involved in a structure that was 13 feet long and 4½ feet high, according to Rick Mungeam of Beach Sand Sculptures. 12

“It took about 22½ hours, and we had a lot of fun doing it,” Mungeam said. “Moving five tons of sand is work — is what it is — and the sculpting is the fun part when you get to be creative.” From start to finish, the project made distinct impressions on all who saw it. “As Rick and his team were putting the finishing touches on this extraordinary sand sculpture, guests and locals were lining up to take photos beside it,” said Wendy Morton, Sandestin Real Estate’s Director of Marketing. “It was so wonderful to see the admiration and wonderment in the eyes of kids and adults alike,” Morton said.

“When I first spoke with Rick about doing this project, I had no idea of how absolutely spectacular it would be when complete — truly a work of art!” Sandestin is no stranger to sandy works of art. Something even larger and more involved was created in commemoration of the one-year anniversary of the Deepwater Horizon oil spill. That was in April 2011, when guests and residents watched as world champion sand sculptor Thomas Koet produced something special. Koet and his team of seasoned professionals used more than 75 tons of sand to build a massive sculpture
depicting an activity-filled, tri-fold marketing brochure that was used to promote the resort. Aptly named “A Tribute to the Gulf,” the sculpture was an illustration of what is special about Florida’s Gulf Coast. Eventually rising to 18 feet high by 10 feet wide, the build took six days. It involved special polymers that ensured the finished work of art would last for weeks, allowing guests and locals a fantastic photo opportunity. Sculptors worked eight hours a day to complete the project. It was around that time in 2011 that Colorado travelers Rick and Capri Mungeam moved to the Emerald Coast.

All it took was one trip across the Marler Bridge at Destin’s east pass for them to know they had found a place they wanted to call home. “When we came over the bridge, the tide was in and the water was just gorgeous,” Rick Mungeam recalled, “and it was like, ‘Wow this is just awesome.’ ” Brief stints at Henderson Beach State Park and Topsail Hill Preserve State Park allowed the former commercial architect and his wife to become familiar with the art of making sandcastles. “When I wasn’t volunteering, I started building stuff in the sand,” Mungeam said. “I started off really, really small doing different things, but really quickly I learned how to make things taller and bigger.” Then came a request from a woman who was running a children’s program. She wanted Mungeam to do a program that involved teaching the art of building sand sculptures to families on the beach. “So I went and got some buckets donated by a local hardware store, and I started doing classes on the beach,” Mungeam said. “And the next thing I know, I’d have 35 or 40 people in my classes. So from there, I was just always building on the stuff.” This eventually led to the Mungeams creating their own business, Beach Sand Sculptures, which they run from their home in Santa Rosa Beach. “Creating memories in the sand,” is their motto. “Probably the most rewarding part, if we are doing a sand castle lesson, is our target client would be typically a mom,” Mungeam said. “When we have a grandma, it’s her children and her children’s children, so it’s really rewarding to see how family interacts and bonds together.” Mungeam’s largest project involved 40 tons of sand several years ago at the Hangout Music Festival in Gulf Shores, Alabama. “It took us about five days to complete,” he recalled. “It had a very large octopus working behind a bar with a patch over one eye and a hook for an earring.” Mungeam’s lessons are two hours long, and they start with the basics. “We teach people all about how sand and water work together and where the best sand is on the beach,” Mungeam said. “We give them a little education about turtles, how they’re an endangered species. We let them know if they dig holes in the beach, they should fill them in when they leave.” 14

What You Need To Get Started Rick Mungeam of Beach Sand Sculptures offers some tips and tricks so you can get started on your own works of art in the sand:
HAVE THE PROPER TOOLS Mungeam suggests getting the right equipment when you start to build your own sand sculptures. That includes: • A water bucket (5 gallon works best). • Sandcastle forms or molds. • A small rake and a small shovel to pick up sand. • Sculpting tools (Mungeam suggests using a spatula and a paintbrush). • Extras could include a melon baller and a spray bottle filled with fresh water.
CHOOSE THE RIGHT INGREDIENTS
RICK MUNGEAM puts the final touches on his work by using a spatula. Depending on the size of the sculpture, work on a piece of sand art can take days or about a week.
And why are lessons so important? “People need to know it takes a lot of water and a lot of work,” Mungeam said. “Sand weighs about 13 pounds per gallon and water weighs about 8½ pounds per gallon and there’s an average of two tons of sand in a sandcastle, so it’s going to be a little bit of work to do that.” Capri Mungeam has her own opinion of what attracts people to sand sculpting. “Sandcastles tantalize the mind, intrigue the soul and they capture the heart,” she said. “Many of the people who come to the Emerald Coast have never had success building one, and we give that to them. We’re hoping one day the Emerald Coast will be called the Sandcastle Coast.”
So, where does the best sand come from? “It’s better up by the dunes,” Mungeam said, “but most people work down by the water because there’s water there.” What is the difference in areas? “The wind blowing dries the sand out, and all the small pieces move up by the dunes,” he said. “The small pieces are better to build with because that sand holds more water. The sand down by the water is like a handful of marbles, and when you put water on that, it just runs right through it.”
BUILD A SOLID FOUNDATION As with any sculpture, you work from the ground up. “We go through what we call ‘pound up,’ and it’s a four-step process for filling the forms,” Mungeam said. “The four steps are sand, water, stir and tap.” And how does that work? “We put six inches of sand in with two gallons of water, we stir to make sure it’s completely wet, then we tap on the outside of the form so it gets really, really firm and dense.” Mungeam’s classes include demonstrations on how to use sand-carving tools, and his students eventually produce a sandcastle that’s 3½ feet tall. He also offers instruction on how to do stairways, arches and bridges. “It depends on how big you’re building and what kind of detail you’re putting in,” Mungeam said. “I’ve literally spent 12 hours on the beach here creating sculptures just for fun.” SANDESTIN.COM

by Thomas Lee at the turn of the century. Lee was searching in vain for comfortable outdoor furniture for his country cottage, which is near, you guessed it, the Adirondack mountain region in upstate New York, on the banks of Lake Champlain. currently known as Sandestin was originally home to the Creek Indians. It was used as a ceremonial center and hunting ground. Archeological digs were conducted in the 1960s, and the sites still exist at the Marina and Burnt Pine. The Jolee Island Nature Conservancy was established in 1997. Jolee is the Creek Indian word for pine, and an apt name for this 5-acre park filled with towering Cypress pine and Florida palmetto scrub. The area is also dotted with benches that overlook the scenic Choctawhatchee Bay. Once you venture over the wooden bridge, stroll along the tranquil nature trail and discover a picture-perfect spot for a nature-inspired snapshot.

Proudly displayed near the docks of the Baytowne Marina is a regal replica of a big game Blue Marlin, which gives a nod to the past winners of the Emerald Coast Blue Marlin Classic fishing tournament, many of whom are noted on wooden plaques posted on the display deck. Word on the docks is the record is held by angler Lance Hill, who reeled in a whopping 899.6-pound blue beauty in 2015 aboard the Cotton Patch during the 13th annual Blue Marlin Classic (held each June). Take a keepsake pic of yourself next to this big blue beauty and have fun spinning a tall tale about how you lured this one from the deep. It’s OK, we won’t tell.

hen Ruth Liu sifts through happy memories of family vacations, she isn’t the least bit surprised at how many feature Sandestin Golf and Beach Resort. She and her husband, C.Y., and their children, Brian and Lori, have been regular guests since the mid-1980s. “It was Thanksgiving, and we had this realtor showing us around, and as soon as she took us to Sandestin, we just quit looking,” Ruth said. “We loved it and would never, ever think of going to another place.” In the years that followed, the Lius made Sandestin their go-to place, traveling from their home in Chattanooga — where C.Y. and Ruth
still live today — multiple times a year. C.Y., a surgeon who pioneered the field of minimally invasive gynecologic surgery, had the luxury of making his own schedule, and the family escaped to the beach as often as possible. Fall, spring, summer or winter, they were happy to experience the beach, bay and all that lay between throughout the changing seasons. “It was always the place that we went, and it always felt like a part of us,” said Brian, an assistant professor of music at Washington Adventist University in Maryland. “We’d get in the pools, we’d get in the Gulf, and my parents let us ride our bikes all over the resort. It was kind of the place where everything just disappeared.”

SPECIAL MEMORIES
SANDESTIN VISITS have become a generational touchstone for the Liu family as Brian and Esther now bring their kids to these sandy shores.
During those early years, Ruth and C.Y. stayed as close to the beach as possible, usually in one of the Beachside towers. In addition to Thanksgiving, their favorite times to visit were early fall and spring. “There are just a lot of special memories,” Ruth said. “Lori, she and her best friend learned to roller blade down there, and they learned to ride their twowheeled bikes down there.” For the Liu children, Sandestin was a place to explore and be free. “As far as safety, we had no qualms at all,” Ruth said. “They would go out in the morning, and we wouldn’t see them again until lunch. Oh, those kids — after being in the sun and the ocean or pool, they could really eat! And after lunch, they’d go out again.” Evenings at Sandestin were some of Ruth’s favorite moments. “We’d get together and just play card games or charades,” she said. “Down there, it’s just dedicated time to spend with your family. And you didn’t have all these responsibilities pulling you away.” As Brian and Lori grew older, they wanted to share the Sandestin experience with their friends, and Ruth and C.Y. did the same. “We started telling our friends about it,” she said. “We’d go down together or just meet there. Sometimes we’d have three, four, five families.” Sandestin even played a role in Brian gaining a little more independence at the age of 16. He was allowed to drive four of his buddies down to the resort, following behind Ruth, C.Y., and Lori. “Oh, my goodness, they had great fun,” Ruth said. “We got a separate condo for them and one for us, and they loved it!” Ruth said one of the great things about Sandestin is that it truly holds something for everyone. For her, it’s always been the beach. “When I saw the Gulf for the first SANDESTIN.COM

time, it took my breath away,” she said. “The emerald water and that sugar-white sand — it was absolutely gorgeous.” When she’s at the resort, she always makes time to walk the shoreline in the mornings. “I’m an early bird and go out right at daybreak,” she said. “There are the most gorgeous sunrises.” For C.Y., tennis was a big draw. “He’s an avid tennis player!” Ruth said. “We love the tennis there because it’s clay courts. And he plays the men’s round robin.”
FAMILY MILESTONES Through the years, Sandestin has served as the backdrop for some of the Liu family’s major milestones. Brian and his wife, Esther, chose the resort as the place they wanted to share the news that they were pregnant with their first child, Caitlin, now 10. They had Ruth and C.Y. come from Chattanooga while Esther’s parents flew out from California. “It was so wonderful,” Ruth said. “We were overjoyed because it was the first grandchild on both sides of the family. They wanted to make the announcement at a special place for the family. And Caitlin’s first trip to Sandestin was when she was still in her mama’s body!” In 2012, after years of searching, Ruth and C.Y. purchased a four-bedroom, four-bath condominium unit in an owner-only building at Sandestin for future family gatherings. “It’s on the west side with a western sunset,” she said. “It’s a very nice building, and the wonderful thing is the fourth bedroom has two sets of bunkbeds. It’s perfect for our grandchildren!” Five years later, in September 2017, Lori married her husband, Jim, at Sandestin in a wedding that had Ruth, C.Y. and many Sandestin workers holding their collective breath. The beach ceremony took place Sept. 9, the day before Hurricane Irma hit Florida. “We had planned it down to the nth degree,” Ruth said. “We saw the forecast and weren’t sure what path it was taking. Everyone was flying in — family and friends from all over, literally the four corners of the United States.” At the rehearsal dinner, the manager of the Sandestin Beach Club suggested an alternate location of the Burnt Pine Clubhouse. The concern was that even if the storm didn’t hit Northwest Florida, high winds would prohibit a beach wedding. While Lori was fine with changing locations, she decided to wait until the morning of the wedding to make the final call. 28

THE WEDDING of Lori and Jim went off at Sandestin without a hitch despite the approaching Hurricane Irma.
“The next day it was beautiful,” Ruth said. “The temperature was in the 70s, low humidity and no wind. It was so calm. The flowers, the arbor — nothing blew away.” The wedding took place as planned, and the reception was held around the Beach Club pool. Later that night, as soon as the reception wound down, the winds kicked up and Hurricane Irma began making landfall further south. For Lori and Jim, who now live in Manhattan, the timing was perfect. “It was lovely,” Ruth said. “It was like there was this lull, like the hand of God just holding over us.”

Today, more than 30 years after the Lius first visited Sandestin, a third generation is busy putting its own stamp of approval on the resort. Caitlin and her brother, Joshua, who is 7, have fallen in love with Sandestin just like their dad and their aunt. “We go other places, and it’s just not the same,” Brian said. “It’s neat to see my kids enjoying it!” He loves exploring the property with his kids and often marvels at how much more there is to do nowadays. In addition to the enjoying the Gulf of Mexico, Caitlin and Joshua love to kayak, paddleboard and ride the zip line. “They love Baytowne,” he said. “They like doing the bungee jump, and there’s a place we always like to get our french fries.” Ruth and Esther especially like popping over to Silver Sands Premium Outlets for shopping and stocking up on the kids’ school clothes. Through the years, Ruth and C.Y. and their children, have traveled to many different states and even abroad, but they associate some of their best times with Sandestin. They’re constantly telling friends about it and rarely pass up a chance to head south when they have the time. “As far as our mainstay of a happy place, it’s Sandestin,” she said. “It’s just about the best memory-making place in the world.” SANDESTIN.COM

Emerald Coast Blue Marlin Classic Amongst a field of experienced fishermen, Nick Pratt and the crew aboard It Just Takes Time, a 62 Viking based in Orange Beach, Alabama, weighed in with a 574-pound blue marlin on Saturday night. Without another competitor boating a blue marlin, It Just Takes Time swept the blue marlin division, multiple optional entries and won the 2019 Emerald Coast Blue Marlin Classic, earning $596,025. That singleteam payout is the new ECBC record and one of the largest ever for a Gulf big-game fishing tournament. A total of 80 boats competed in the 17th annual event for more than $1.86 million in cash prizes.

NADIA LAMONICA Senior Rental Manager 1. How long have you worked for Sandestin, and what roles have you filled? I started at Sandestin as a housekeeping lead supervisor June 2012 and moved to Property Management in February 2014, and have been a Senior Manager since 2016.
2. During your time with Sandestin what has been one of your most memorable experiences? Playing Plinko with our homeowners at our annual Rental Owner’s Appreciation weekend event in November. It was great to get to have fun and see so many of our wonderful homeowners.
3. When you are not working, what are some of your favorite things to do? Relax by the pool or at the beach with my family.
4. Can you share an experience where you went above and beyond? When you love what you do, it never feels like you go above and beyond to help your owners and their guests. It’s all part of the daily routine!
5. If there was one thing you wish everyone knew about Sandestin, what would it be? This place is magical! There is so much commitment and pride that go on behind the scenes from our
Sandestin core and seasonal associates to make each of our vacation and owner stays memorable.
6. Why should a homeowner choose Sandestin to manage their rental property? I feel like I work for the best company in the rental management business. We have a commitment to pride, people and profits for our owners. We also offer one thing our competition can’t — preferred lodging options with all of our Sandestin group businesses. With the addition of the 20,000-plus square feet with Hotel Effie in 2020, this will provide an even larger need
for accommodations with group business in our three conference centers. The future is bright at Sandestin!
7. Where would you purchase a rental property and why? Definitely the Grand Complex. My daughter loves The Village of Baytowne Wharf, and you’re only a tram ride away from the beach during the day. We would probably only use the condo when family was in town or last minute on weekends, so it would be available for the year-round Group Conference Business.

I have worked at Sandestin for a total of about 7 years. I have worked in a few departments before Rental Management, including Reservations, Front Desk and even Human Resources. Understanding other departments helps me be a better Rental Manager for sure.
I enjoy playing and watching golf, traveling and spending time with family and friends.
2. What is your favorite thing about working with the Sandestin Management Team? I enjoy working with different leaders from many different departments knowing 42

4. Can you share an experience where you went above and beyond? My favorite part of being a Rental Manager is helping owners update their units. Some owners don’t visit the resort much and some just don’t know where to start, but I’m here to help. Sure, it is part of my job to ensure that units are kept up, but I like to take it step further

and almost act like a project manager sometimes and help get vendors and quotes and schedule every step of the project. It’s rewarding for me to see the finished product and the excited look on an owner’s face when the big plan is complete.

E
very real estate transaction comes with its own nuances. It’s nothing out of the ordinary to deal with appraisal value issues, deciphering warrantable versus cosmetic defects or translating standard Florida contract language to determine who is paying a specific closing cost — these are the skills for which you hire a Realtor®. The past couple of years have brought some new closing challenges to the table, and it’s important that buyers and sellers are aware of these changes. There are new issues involving properties with an encroachment. It seems that a fence placed over the property line now impedes a title company from issuing insurance, whereas, in years past, the policy was written with simple language that there was a known encroachment. As many communities have shared walls and fences, this has become a potential obstacle to closing with a clear title. Additionally, many title companies are now requiring searches for open permits on properties before closing. Something as simple as a pool installed in 2005, where the contractor neglected to close out the building permit, can cause closing delays and added expenses; “final inspections” are still required to be performed nearly a decade later. In this case, the improvement has to pass building codes as they were at the time of permit issuance, but more complicated situations could lead to greater time and expense. The good news is that stringent guidelines in place will mean that you will close your real estate transaction secure in the knowledge that you truly have an unencumbered and up to code home. Inventory for the area spanning the Destin Bridge to Point Washing continues to fall as we enter the final quarter of 2019, though at a much slower pace, with just a 1% overall decrease in the number of properties available and negligible change in new properties coming onto the market. Notable exceptions are the large decreases in both active and new condo listings in Sandestin/Miramar Beach and North Santa Rosa Beach, detached single family homes in Point Washington, and vacant land all the way from Destin to East 30A.
