Falling for the Emerald Coast

MY RELATIONSHIP WITH DESTIN FLORIDA

started in the late ‘90s. Our family had always visited the east coast of Florida and we decided to make a change and visit Destin. Upon arriving, we completely fell in love with everything Destin has to offer.

The beautiful beaches, family atmosphere, gorgeous new homes and condos up and down the strip, plus the many restaurants to satisfy any craving! How could anyone not fall in love?

We soon made more visits and began purchasing our own pieces of paradise, starting my career in the vacationrental world. As our family matured, we spent as much time here as possible. We made multiple trips a year and always talked about moving here and making Destin our home.

We finally made that move a few years ago. Now being full time in the tourism business for 15 years, we had the opportunity to acquire the DestinFlorida.com brand. We relaunched the website and started social media groups and pages, all promoting everything Destin has to offer. Our regional vacation-rental site, EmeraldCoastByOwner.com, was the driving force to bring us full time to the coast and, ultimately, to Destin.

We are now excited to be launching what we feel is the final marketing piece for the area, Destin Florida Magazine. Our vision is to have a publication that can showcase all Destin has to offer. This publication will work hand in hand with our website, email list and social media platforms — completing a marketing trifecta! While magazines and print have given way to electronic media, we feel our online presence can support a digital version of the

magazine. So, someone that wants to subscribe and have a Destin Florida Magazine on the coffee table in their home, can enjoy it the same way anyone in the world can by viewing our online editions.

We hope you enjoy our quarterly publications. We look forward to working with local businesses, the local community, people of interest or anyone in Destin, so we can all tell the story of why you may love the place we now call home, Destin, Florida.

Bluewater Bay Golf Club

If you’re near Niceville, check out Bluewater Bay Golf Course. Bluewater Bay offers three course layouts within a single venue. This course is great for golfers who want a taste of everything but don’t have time on their trip to visit multiple courses. It’s no secret that all of the courses are beautiful along the Panhandle. But Bluewater Bay offers occasional play directly along the shoreline of Choctawhatchee Bay, providing up-close, stunning views. Golf carts can legally be driven on all roads in Destin and the 30A area, except on Highway 98/ Emerald Coast Parkway.

Street-legal golf carts can cross a street with a higher posted speed limit where it intersects with the legal road being traveled.

More Than a Mayor, an Advocate

Exiting Destin mayor, GARY JARVIS, has a legacy still being written

Gary Jarvis is a man that wears many hats. He is a husband, father, former boat captain, generational fisherman, Air Force veteran and the former mayor of our very own Destin, Florida. Jarvis has had many titles, but most of all, he is a lifelong advocate for Destin. Speaking with Jarvis, it is obvious that he radiates passion for the city of Destin.

“Through my years as a boat captain, I’ve been to a lot of ports in Florida, and there’s nowhere like Destin,” Jarvis boasted of his home. “We have the most unique heritage, and my goal has always been to continue this generational transfer of the heritage. Destin is worth fighting for!”

Jarvis has lived in Destin for most of his life. He raised his family and ran a charter boat for 40 years here, in what is known as the world’s luckiest fishing village, prior to his term as mayor. Jarvis also owned one of the only 210 federally dual-permitted fishing businesses that fish in both the charterfor-hire and commercial fisheries in the Gulf of Mexico. His fishing experiences have taken him to Fort Lauderdale, Florida; Key West, Florida; Cozumel, Mexico; Pinas Bay, Panama; and Marsh Harbor, Bahamas.

And, to add another bullet to his already impressive resume, he is also an investing partner in his two sons’ restaurant businesses. However, Jarvis refers to himself more as “just the guy who eats the food.”

It’s no lie that Jarvis stays busy, having recently exited as Destin’s mayor and owning multiple businesses, but he is also an active athlete and family man. This former mayor was once a multi-sport athlete in high school. In the military he played

AAA ice hockey, varsity wrestling, baseball and football. Today, he plays in an age-group tournament ice hockey league traveling all over the United States.

His wife, Pam, was also a multisport athlete in high school. And this family tradition continued with their sons, who they always encouraged to excel in the classroom and on the field. All three sons played multiple high school varsity sports and two of their sons went on to play Junior college and Division 1 baseball at Pensacola State College and Florida State.

Now, Jarvis’s family has expanded to grandchildren. Their family stays busy with four grandsons and four granddaughters, and Jarvis attends all of the kids’ sporting events. The grandkids participate in everything from soccer and football to baseball and wrestling, and, now, dance and cheerleading, too.

Outside of sports, the next big event for the Jarvis family is traveling to their hunting camps in Alabama and Kentucky. The family enjoys spending time together outdoors — hunting deer, hogs and turkeys or going out shooting, riding four-wheelers and exploring new places. And, of course, the Jarvis family loves their fishing.

Throughout Jarvis’s time as a captain and member of the community, he discovered some problems he wanted to face head on. Motivated by his love and devotion to Destin, he felt campaigning for mayor was

a duty he could not ignore. After a competitive election in November 2018, he was elected as Destin’s mayor. As of November 2022, he officially completed his successful term.

In his time as mayor, Jarvis helped fund a $22 million beach acquisition initiative under which the city purchased two parcels of land, with a third under contract, to expand the Crystal Beach area. Additionally, he recruited a project and grants manager, and in March 2020, Jeffrey Cozadd began overseeing $41 million to help fund city projects. The community development department processed a total of 41 major plan reviews; 2,932 permits; 1,977 business tax receipts; and 4,482 inspections — all with a total evaluation of more than $98 million.

In 2021, they accomplished completion of Phase 1 of the ZerbeCalhoun Pedestrian Improvements Project that came in $90,000 dollars under budget. Additionally, they completed 1,282 work orders from the five key functional areas. Staff inspected 889 storm sewer system components, which contribute to proper operation of Destin’s drainage systems during severe weather events. And, to help keep a green and sustainable environment, the 20-year-old Destin Harbor pump was completely rebuilt — a strenuous process that took more than six months.

Jarvis plans to continue advocating for the city of Destin. While his term

is finished, he doesn’t see retirement on his horizon quite yet and plans to remain an active member of the Destin community.

Looking ahead, will be the development of a new city center and the electric grid project — two things Jarvis is extremely passionate about and hopes to see carried out after his term. Destin residents currently pay one of the highest electric power rates in Florida. The electric grid project, calling for the purchase of Gulf Power, will be a much more financially viable option for Destin’s community.

During his time when he’s not advocating for Destin, you might find him enjoying some delicious food at one of his sons’ restaurants and, of course, fishing. He looks forward to spending his days “with the smells, sounds and activity along the harbor,” one of his favorite places to be in the area.

“It’s what makes us special,” he said “Nobody has a harbor with people and fish. We have it made here.”

Jarvis is excited for the future of Destin. Whether from his view in the mayor’s seat or looking out over the East Pass Jetty, he sees a future for the world’s luckiest fishing village. One with an even larger booming harbor, enhanced retail, improved walkability and the continuing success of the fishing industry.

“The next generation has a lot more vision,” Jarvis said. “I’m excited for what’s to come in Destin. The timing is right,” he said.

Sea Turtle Sightings

Asea turtle sighting on the beach can be exciting. It’s a rare experience and offers a story to share, a souvenir-memory from your beach trip. But there are many dangers to sea turtles on the shore, and humans can be one of those dangers, whether we realize it or not.

Organizations like the South Walton Turtle Watch Group, LLC. (SWTWG), a 501(c)(3) nonprofit organization, made up primarily of volunteers and a few paid staff, works to protect these special sea creatures and educate communities on how we can help to protect them as well.

SWTWG is one of several organizations along the Emerald Coast that hold marine-turtle permits in order to conduct sea turtle nesting surveys and stranding activities. And their mission is to protect and preserve sea turtles and their nesting habitats, as well as to provide educational opportunities during nesting season to the local community and beach visitors. SWTWG’s goal is to also shed light on the importance of sea turtles and how, as a community, we can come together to protect and respect their beauty.

Sea Turtle Protection

All species of sea turtles are protected under the Endangered Species Act, due to declining populations resulting from a loss of nesting habitats, feeding grounds, fishing gear entanglement, vessel strikes and poaching. Sea turtles are a keystone species and can indicate the overall health of our oceans and

beach ecosystems. Only authorized, permitted agencies or personnel can interact with and handle sea turtles, their nests and hatchlings.

Emerald Coast Turtles

Sea turtle nesting season in the panhandle runs from May 1 through October 31, which is when you’ll

most often spot them on the beach. Sea turtles that nest on Florida’s Emerald Coast beaches include the Loggerhead (Caretta caretta) and the Green (Chelonia mydas), as well as the occasional presence of Leatherbacks (Dermochelys coriacea) and, sometimes, a rare Kemp’s Ridley (Lepidochelys kempii) will nest on Panhandle beaches.

SWTWG Efforts

SWTWG holds a marine-turtle permit (MTP-120), issued by Florida Fish & Wildlife Conservation Commission (FWC) for Walton County. Staff and volunteers conduct daily surveys throughout the nesting season. As trained participants of the Florida Sea Turtle Stranding and Salvage Network, SWTWG also responds to sick or injured sea turtles that get stranded on the beach and collect data, measurements and samples for permitted research

WHAT IS #CLEANDARKFLAT?

As community members and tourists of our area come together to enjoy our beautiful beaches, we all must work together to protect our turtles. Please, follow the “clean, dark, flat” rule explained below.

CLEAN: Remove all belongings, furniture, umbrellas, toys, chairs, trash, etc., from the beach at the end of the day so nesting turtles and tiny hatchlings have a safe journey to the water and don’t become entangled or trapped. Other wildlife can also be harmed by debris or items left by humans. Trash is often mistaken for food by various wildlife and can be harmful.

DARK: Keep the beaches dark. Sea turtles usually nest at night. Artificial lights are disturbing and can draw sea turtles away from the water, disorienting them. They can dehydrate and/or become prey very quickly, become trapped in swimming pools or get run over by vehicles. Turn off flashlights, cell phone lights, all beachfront lights and close shades and blinds. Never shine lights on sea turtles. Use red or amber lights if you’re out on the beach at night. Follow all lighting ordinances created to protect local wildlife.

FLAT: Fill in all holes before you leave the beach and knock down sand castles so turtles have a flat beach to nest on. Sea turtles, baby chicks and people can fall in and suffer serious injury or suffocation. Emergency response vehicles also need a safe passageway on our beaches.

NEVER pick up or handle turtles or push them or other marine animals back into the water. Never try to remove entanglement gear from a turtle or marine animal; doing so can cause more harm and/or prolong suffering. Before taking any action, call local, permitted agencies who have proper training and permits to respond to them, or call local law enforcement or FWC.

projects. Rescues of stranded, sick or injured turtles are taken to permitted local facilities for rehabilitation under authorization by FWC.

Permitted surveyors and staff are trained by FWC to locate and identify sea turtle crawls, tracks, species, nests and false crawls. Each species of sea turtle leaves a distinctive crawl in the sand when they emerge to nest. Characteristics in the crawls help the trained surveyors identify the species that made it. Nests are staked off and monitored during the incubation period and will be excavated and inventoried. Inventory data and, sometimes, samples are collected for research purposes under special permits, and submitted to FWC, Walton County and permitted researchers or agencies.

The Nesting Process

Nesting females will create a body pit in the sand, dig an egg chamber with their back flippers, then deposit eggs. They will then cover the nest with sand to camouflage it before returning to the water. It’s important to not disturb her during this time so that she completes the entire nesting process. Sea turtles nest multiple times per season at approximately two-week intervals, taking off one to three seasons before returning to nest again. Sex is determined during the incubation period by sand temperatures, with cooler temps resulting in males and warmer temps resulting in females. At around 25 to 30 years, when they reach sexual maturity, females will return to their natal beaches where they were born to nest. It is estimated that only 1 in 1,000 or more turtles will survive to adulthood.

Helmuth worked in the hospitality industry before making the leap into real estate six years ago. She’d been somewhat content working in her former career, but the allure of matching buyers and sellers with real estate opportunities along the Emerald Coast eventually won the career-change tug-of-war in her heart.

Now, as a REALTOR® with Realty ONE Group Emerald Coast, Helmuth is sure she’s found her passion.

“I wish I would have done this 20 years ago,” Helmuth said. “All the people I’ve met, the support and mentorship I’ve received from people in the industry, like Realty ONE’s Jacqui Luberto. Plus, the different experiences, and the fact that this has given me financial freedom.

“It has truly been the best career change,” said Helmuth.

“When buying a property in Destin, or nearby Miramar Beach or Santa Rosa, it’s hard to go wrong,” Helmuth said. “If you want, you may stay here yourself in a beautiful area, or rent it out if you wish — all while having others pay your mortgage while you build equity.”

Originally from Arkansas, Helmuth has been a Destin resident since 1983.

“Destin literally has everything that anyone might want while on vacation,” she said. “We have the scenery, the world’s luckiest fishing, various pontooning opportunities, Jet Skiing, dolphin cruises and snorkeling. There are seafood-festival weekends with a variety of food tents, jewelry sales … the list goes on.”

Much of Helmuth’s workload depends upon her clients’ own experience, particularly regarding whether they are seasoned vacation-home investors or not. If not, educating her clients becomes a primary role.

“Things like informing them on this or that property’s comparative market analysis,” Helmuth said. “Why this property sold for this amount, but since you have upgrades, yours can sell for that amount. Guiding clients through the process is key, and one of the challenges is that there are all kinds of different investors.

“It’s obviously not their fault, but first time investors are usually not mentally prepared for all the details involved. Even when you do all you can as an agent — meeting with them, showings, working on projections, pulling out the calculator and adding in appreciation, talking on the phone with them, exchanging emails, going through what the rental income will be. Even though you inform clients as much as you can, some back out. Some get cold feet at the last minute. It’s all a part of the job.”

Which makes successful ventures that lead to closings all the more satisfying. While a lot of time and work on each sale is the norm, occasionally Helmuth is gifted with relatively easy sales, with great results from sharing videos of her properties on YouTube.

“Once in a while, you’ll get clients who know exactly what they want,” Helmuth said. “I had clients who never actually visited the property they ended up buying. One of my video walk-throughs of the home was enough, and they let me know that it was the one!”

I asked Helmuth about the recent climb in interest rates and how much that affects her industry.

“They affect the market by slowing it a little,” she said. “Homes that are overpriced are sitting a little longer and buyers are not as motivated to buy with interest rates still climbing. Also, some sellers are waiting to sell because they don’t want to pay the interest on a new home. However, there are still options for buyers, such as buying down points at closing, and I make sure I inform them of that when they ask about interest rates.”

One of Helmuth’s recent-favorite transactions had her representing a buyer who saw a property on Realtor.com and sent it to Helmuth to view.

“They immediately fell in love with the gorgeous home (92 Ciboney Street, Miramar Beach, Florida) and requested the rental

numbers,” Helmuth said. “We put in an offer of $5,000 over the asking price with an escalation of $100,000. We won the offer but the seller put in a 72-hour kick-out clause to cover any financing contingency fall-through — basically gambling with our $12,500 earnest money deposit,” allowing that if someone entered with a better offer, Helmuth’s clients had three days to back out or drop their financing contingency.

Long story short, our offer held strong and we closed on time.” And as a result, Helmuth expertly guided them through a multiple-offer situation that the buyer ultimately won with a purchase price of $1,205,000.00.

As a result, one of Helmuth’s favorite parts of her second career — meeting new people who become friends — has blossomed.

“Since then they have come down, we’ve gone to dinner and we’re developing a great friendship and trust for any future properties they may want to buy,” she said.

Indeed, Helmuth loves her job.

Q: Do you think it is still a good idea to be buying real estate in Destin with interest rates on the rise?

A: Yes, I absolutely do. We will always see fluctuations in pricing of any item, housing or otherwise, but the long-term gain in real estate is historically one of the best investments you can make. Whether for personal use or as a passive income stream, ownership in real estate is less volatile than most other types of investment because of its lack of liquidity. And as Mark Twain and Jordan Davis have said, “buy dirt — they’re not making anymore of it,” paraphrased of course!

Q: With the prices of real estate going up, is it still possible to buy an investment property in Destin and make money off of it?

A: That’s a great question with a multifaceted answer. As referenced in the prior question, real estate is a good investment for the longterm hold. It is great when you can find a property to make money starting today, but that is not always possible. A lot of investors want to find a positive cash flow, day one, but that can be difficult to find when the housing prices have increased rapidly, rental rates are increasing at a different pace and mortgage interest rates are also increasing but at a different pace as well. As with most financial data, we have to deal with lagging indicators, so I tend to use historical data mixed with current events and a healthy sprinkle of experience. We can expect rates to soften in the future and Adjusted Rate Mortgages (ARMs) are a great option right now as well. So all of that to say, yes, we can still find properties that make money if the mix is right!

Q: If I was wanting to move to Destin, what areas do you suggest moving to?

A: The easiest way to answer this is with a question that I often ask when people are moving to the area — consider this scenario: “It’s 5 p.m. on a random Tuesday. You’ve just gotten

off work and you’re ready for the next step in your day. What do you see yourself doing?” Where you should focus your home buying attention depends on if you’re going for a 5k run, playing 9 holes, or enjoying happy hour! Reverse engineering your lifestyle is the perfect way to decide the best location!

really at play anymore due to banking regulations and federal government intervention. There has been a larger than anticipated increase in housing prices since 2020 due to unprecedented demand. How will that affect the future housing market going forward from here? Honestly, no one knows. We’ve never had a global pandemic like COVID-19, so we’re all watching and learning at the same time. Here is what we do know: From 2007–19, in the Destin Area, Okaloosa county specifically, the average home price increase was 7% year over year. Once the pandemic started, our average increase of real property from 2019–20 and 2020–21 was over 20%, respectively! We obviously need to reset. It was too much, too fast. But we have a long way to go to get home values in a market deficit. The market is obviously softening but it’s still very strong in our area due to the diversity of properties available.

Q: I am interested in selling my home in Destin, how do I go about pricing it with all the recent fluctuations?

Q: Do you think we will see another real estate crash in the near future?

A: The only crash I’m worried about is the one written and sung by Dave Matthews — what a great song! Seriously though, so many of us have heard, ad nauseam, about the housing market crash of 2007–08. The horribly infamous event was so complex that it really is almost flippant — and, dare I say, disrespectful — to say it’s happening again. There are so many factors that lead to the 2007–08 situation and none of those are

DESCRIBING ANDY ENTREKIN IS AN effort in adjectives. Entrepreneurial. Diligent. Fearless. Affable. Entrekin is a risk-taker; a little over two decades ago he cashed out his 401K in order to forge his own career path. But, his risks were calculated, always with a plan.

“At the beginning of all this, when I decided to do my own thing, I sold everything I owned, cashed out my 401K, and just about cried myself to sleep every night,” said Entrekin, entrepreneur and the builder and owner of 83 Vista Bluffs.

“I had no collateral against failure.”

Urgency required Entrekin to adopt an unforgiving work schedule.

“I worked 8 to faint, seven days a week.” he quipped. “I lived in a rented, singlewide trailer, slept on a mattress, and my TV sat on a box.”
