Market Analysis 2013 has started off to be another interesting year in real estate. The Primary markets are doing really well across the country showing strong gains in all of the major indexes. The Case Shiller report shows a 10.3% increase in the 10-City and 20-City Composites in overall 2013 activity verses 2012 activity. Prices are following the sales increases with the highest annual returns since 2006. All categories in the housing market are showing this improvement, these include new home sales, existing home sales and new home building permits. Phoenix showed the highest percentage increase in home prices at 22.5%, though these results are the exception the overall Sunbelt area showed at very healthy 10.7%. While all of this data is positive, there are still a lot of multi-family sales, properties in some stages of foreclosure and investors stepping in that keep the overall prices near 2003 price levels. So while the homes are now selling, they are 28-32% below the peak pricing in the 2006 and 2007. So pricing is still very important in this housing recovery. Vacation home sales as you can see are up so far this year, but not at the rate of the Primary markets. The secondary market is also a little more price sensitive than the Primary market and nationwide are showing only a 1% price increase over 2012. Vacation homes sales are more discretionary in nature and normally lag behind the primary market from 1 to 2 years. The good news on this is that the secondary market is ready to start moving again. The vacation home market is also highly dependent on population demographics and it is unlikely we will return to the 2006 years and the average vacation buyer is between 45 and 54 and this group will decline by 8% from 2010 to 2020. In 2012 we saw 553,000 vacation homes sold as compared to 1.07 million in 2006. The latest projections show a stable increase to around 650,000 by 2015. Mortgage rates are still historically very low and will remain so throughout the rest of this year at least. The Federal government is considering slowing the purchase of bonds and this will cause a slow rise in interest rates. Overall this is a very good time to be looking for a vacation home. The inventory of homes is on the decline, mortgage rates are very low (and expected to start rising) and the pricing is 30% less than the peak.
