Market Analysis As you read stories and listen to the news on the residential housing market they all point to signs the market is becoming stronger and stronger. Many areas across the country have transitioned into what is commonly known as a Sellers’ Market – a market that has less than 6 months’ worth of homes for sale. This statistic is known as the Absorption Rate. This means that assuming no new homes come on the market, at the current level of home sales how long will it take to sell all the homes on the market. Unfortunately this phenomenon has not reached the HighlandsCashiers Plateau. We are showing good strong sales activity this year, but we are still considered in a Buyers’ Market, a market that has more than 6 months’ worth of homes on the market. So far this year, we have sold 276 homes - an increase from the 233 homes sold in 2012 and 198 sold in 2011. The trend is positive. There is a total of 1,410 homes cur-
rently on the market; this is what what would be a healthy neutral leads us to 3.8 years of inventory - market moving toward a Sellers’ Market. the Absorption Rate. This year, there is a resurgence of what we call the Shadow Market homes that people have wanted to sell for some time, but have held off because of the overall slowness of the home market. As the primary markets surge, sellers determined that this was a good time to put their homes on the market. For every one home sold, 4 new homes came on the market. Fortunately, there is only a minute percentage of homes that are in the distressed (Short-Sale, Foreclosure and Bank Owned) stages of sales. These are continuing to decline and play a very small role in our overall market. Pricing is dictated based on the number of homes available on the market. The lack of the distressed properties is good as it will allow the normal market to absorb inventory over time and we will gradually work our way back into
The townhome/condo as well as the vacant land market show similar trending as the single-family home market. We are poised to have a real good year next year if the housing market continues it advance across the country. The Highlands-Cashiers Plateau normally will fall in the market cycle somewhere from 10 – 16 months behind the primary 2nd home markets. The areas along the Gulf Coast of Florida, the coast of New England, and the resort areas in the west are all having very good and strong years reporting numbers of transactions similar to what they reported in the better years of 2006 and 2007. Pricing for the most part has not recovered, but homes are selling. We expect the momentum to move into our area next season.
