[CURRENT PRECEDENT]

The design of Modern buildings very accurately reflect the political and economic conditions of their time. Few tend to the environmental conditions that continually challenge and effect the building’s sustainablity and longevity. Modernism bread a set of sub styles such as Bauhaus (1919-1930+), Art Deco (1925-40), and International Style (1930+), in which the buildings were realized and reproduced all of the globe. Buildings designed with style in mind, and the site and it conditions on the back burner.

The anelosimus spider is sometimes infected with a wasp parasite that takes over and creates a webbing [architecture] for itself. This project seeks to retrofit modern buildings [spider] for their neglect towards the environment. Metaphorically the future [parasite] will one day change the way architecture is used. Therefore the architecture must be able to adapt from its original use into one that better suits its zeitgeist.

While some of these building typologies addressed the sun and other elements, the least giving typology would have to be sky scrapers. Generally featuring a homogeneous skin and floor plan.

Skyscrapers such as the Seagram Building, the Empire State Building, and the Chrysler Building are all examples of non responsive skins.

Architecture historically has remained static in the world that is ever changing and evolving. So why not architecture? Contemporarily architecture facilitates the ongoing forces of its program inhabitants, its building systems, and the enviorment that warms and cools its materials. Its infrastructure and skin systems seldom change and adapt to the new social, economic, and environmental changes that evolve after its creation.

The opportunity is in a user driven program that constantly enhances the building and can reprogram its skins to adapt to the zeitgeist. As the user and environment change, so should the building, continually reflecting current technologies and ways of thought.

[STRUCTURAL RETROFIT]

Several hundred historic terra-cotta tiles were damaged during the Loma Prieta earthquake in 1989 and required restoration. The replacement pieces were 7 lbs. compared to the originals at 130 lbs. each. Office building from 1925 to 2005 when it was abandoned, then sold in 2007.

The building’s structure is located primarily on the masonry along the facade, in order to facilitate a new skin and new floor plans, the masonry is replaced with a curtain wall and interior steel/concrete columns. Because steel is lighter, it allows for a greater play between interior and exterior.

[PROGRAM] The building program facilitates a design community, with program to work, sleep, test, and practice various forms of design. The program does not follow a standard floor plan typology, instead it mixes together different programs on the same floor, in hope of creating spontaneous interaction between different design professional and students.
