TURKS AND CAICOS ISLANDS NOTICE OF AMENDMENTS TO THE TURKS AND CAICOS ISLANDS DEVELOPMENT MANUAL Notice is hereby given of the following amendments to the Turks and Caicos Islands Development Manual. A copy of the amendments can be obtained from the Planning Department during normal business hours of that Department. Dainer Lightbourne Director of Planning Planning Department Dated this 2nd day of February 2015 __________ Amendments to the Development Manual made in accordance with Cabinet’s decision of 24th September 2014: (1)

Section 3.5.2 Setbacks Paragraph (b)(iii) of section 3.5.2 amended to read as follows: “(b)(iii) Coastal developments The setback for building up to a maximum of 60 feet or five floors measured from the vegetation line is 100 feet. The setback for building seven floor up to a maximum of 90 feet or five floors measured from the vegetation line is 130 feet. Building exceeding 7 floors must have a minimum setback of 200 feet measured from the vegetation line. The minimum setbacks for buildings (of less than 5 storeys) in coastal areas depending on the character of the coastline should be:


(a) Ironshore: 60 feet; and (b) Normal coastline: 100 feet *Noted: High water mark is generally taken as the line of the start of vegetation in some beach areas.”. (2)

Section 3.5.3 Building height Paragraph (c) of section 3.5.3 amended to read as follows: “(c) Apartments, condominiums and hotels For apartments, condominiums and hotels, the allowable maximum height of the building is twelve (12) floors up to a maximum of 150ft provided that no habitable floors all allowed above 135 ft. In order to qualify for the construction of twelve floors, the entire acreage of the plot must not be less than five acres. If the acre requirement cannot be met then the building cannot exceed seven floors or 90ft in height.”.

Section 3.6.4 Hotels/Condominium Development Paragraph (b) of section 3.6.4 amended to read as follows: “(b) Hotels should have a lot area of minimum of one acre for 50 bedrooms or as may be decided by the Board in accordance with section 34 of the Physical Planning Ordinance.”.
