Located in Hardy, VA, The Cottages first opened in 2008 and has been a growing community ever since. With our beautiful, custom-built cottages you can enjoy the ease of single story living, enhanced by a host of amenities, both aesthetic and practical. Resting on picturesque grounds near Smith Mountain Lake, The Cottages allow you to truly enjoy the activities at the lake. Golf, boating, tennis, shopping, dining, and swimming are all within minutes of our convenient location at the lake!

Each cottage features a designer layout that allows for a large great room with soaring nine-foot ceilings throughout the home, and abundant storage space including a walkin closet in the master suite. With options for open concept floor plans, additional finished spaces, and your choice of interior finishes throughout, you will have a home that fits your style and comforts. Layout options include an entry foyer, two bedrooms, two full baths, large open kitchen, formal dining area, great room with fireplace, patio with privacy fencing, laundry room, and single or double garage with an electric garage door and pull-down attic storage.
Why consider owning a cottage? Other independent living communities offer a continuing care model, which includes a high entrance fee, no leasing option, monthly service fees, and no path to ownership. At Runk & Pratt, you own your cottage and only pay for care if and when you need it. Consider the following benefits of purchasing a cottage at Smith Mountain Lake: • No Entrance Fee • You own your cottage Just like if you own your current home, your cottage always stays in your estate and the asset continues to build equity. • No service fees At Runk & Pratt, we won’t charge you any healthcare service fees until you need them. You live in your cottage and remain completely independent as long as possible. Fees will apply at the current service costs when care is needed. • Option to lease You have the option to purchase and lease your cottage until you need it yourself, which potentially means a return on your investment. Leasing must be approved by Runk & Pratt.

This modern facility boasts cardio and strength-training exercise equipment, an indoor pool for aerobics and lap swimming, a warm-water therapy pool with group exercise classes, a hot tub, six outdoor pickleball courts, and a virtual golf simulator. Membership is included in the cost of each cottage.
Convenient care At The Cottages, you can live independently and continue to do the things you love, confident that industry-leading care is only minutes away. Residents can elect to utilize Runk & Pratt Senior Living Communities’ medical amenities, including physical therapy, visiting pharmacist, podiatrist, dentist, and medical teams. There also is additional external medical care conveniently located within the Westlake community, giving residents options for care based on their own needs and individual preferences.
