Pastures new After 10 years at Theatre503, artistic director Paul Robinson has decided to move on to a new challenge. Paul launched the Theatre503 Playwriting Award during his tenure and directed many plays, including Chris Urch’s Land of Our Fathers. As he leaves for the Stephen Joseph Theatre in Scarborough, he says: “I have enjoyed every minute of it, thanks to a superb team and excellent board. We’ve faced down huge challenges, and I have been lucky enough to see the burgeoning talent of a generation of artists come through the doors.” theatre503.com

A local institution A whole year has passed since Battersea Arts Centre’s Grand Hall burned down. In March 2015, a devastating fire tore through the Grade-II listed building just as it was nearing the end of its multi-million pound renovation. An evening with…
On 16 March, the Journal spent an evening in the company of acting royalty and supporters of Clapham Omnibus, Michael Gambon and Miriam Margolyes, who sat and shared anecdotes about their lives in the limelight. The evening was held in honour of the art centre’s Brighter Futures programme, which aims to open doors for individuals wanting to get into the arts who don’t have the means to access it. All proceeds from the fundraiser have gone towards the project which hopes to raise £25,000 to continue its work. omnibus-clapham.org/brighter-futures

A sad goodbye

We were very sad to hear of the recent passing of a key figure in Clapham’s history, Lord Avebury, who had a long-standing connection to Clapham, and has died at the age of 87. Some of you may remember that he gave a talk at the opening of Clapham Omnibus as an arts centre back in October 2014, where he spoke about his grandfather, Sir John Lubbock, who opened the same building as Clapham’s public library 125 years previously. There have been excited whispers and rumours spreading across the commons as locals try to predict who will be playing at the Bank Holiday House of Common Festival in August. And now it has been announced Toots & The Maytals that much-loved ska band Madness will be topping the line-up. On 29 August, the band will be joined by another 20 bands and DJs, including Toots & The Maytals, David Rodigan and Norman Jay across two stages on Clapham Common for the one-day outdoor festival, and there are plenty more announcements to be made. madness.co.uk/houseofcommon

Bounce around We’re bouncing up and down with excitement after hearing the news that planning permission has been approved for London’s largest trampoline park to come to Wandsworth. Flip Out Wandsworth plans to open at the end of April and will include some of the most advanced next-level equipment in Europe. Measures to improve road safety near two schools and a nursery in Tooting are now under way. Dalebury Road will be getting a traffic-calming transformation where it meets Trinity Road. The kerb is being extended and the carriageway surface raised to slow vehicles and improve visibility, making it easier and safer for children crossing the junction. Step-free crossing points for prams and wheelchair users are also being added and bollards installed to prevent cars parking on the pavement. wandsworth.gov.uk
Building on up Schools across Wandsworth might look a little different over the next year after receiving £2.3million in funding from the council to complete building projects. Planned changes are already in the pipeline for many schools, including Sheringdale Primary School, which will get £200,000 to help increase the school’s capacity, and Nightingale School on Wandsworth Common, which will combine its own money with £179,000 from the council to remodel the building and make it more suitable for school usage. wandsworth.gov.uk

ou may remember The Journal’s article last year, when we spoke with home refurbishment specialists Claire and Trevor Burrage about their Interior Design and Project Management business, Clara Bee. Trevor left his job in the City to grow the Project Management side of the business, along with his wife Claire. One year on, and Clara Bee is clearly striking the right note with their busy client base, providing a one-stop shop for home improvement. The Journal caught up with Trevor when he recently completed a building project for one of his clients on Lavender Hill. Alex and Amber, the homeowners of the property, say: “We were interested in Clara Bee for Project Management, their range of services was of interest and they also have a well-established network of good trade contacts in south-west London. his April marks the 90th birthday of the Queen, and although she is lucky enough to have two celebrations, The Decorative Antiques & Textiles Fair is celebrating her birthday this month. A touch of the regal is brought to the fair with exhibitors showcasing relevant designs and works of art. The king of
clapham Mr Clapham himself, George Owen, tells us about saving the Old Library, receiving an MBE and singing with the greats emily adams
I
f you’re a resident of Clapham, then you’ve probably stumbled across the name George Owen. He’s the one who helped save Clapham Old Library; the one who helped create Clapham’s very own multi-arts centre, and the one you’ve probably seen walking along the Common on a Sunday morning.

George Owen has come a long way from his modest beginnings as a young choirboy in North Wales, and having been recently awarded an MBE for his services to the arts and to the community of Clapham, he is showing no signs of slowing down. “When I set out on this journey, I never expected it to result in going to the Palace and
meeting members of the Royal Family,” he says. “It was quite overwhelming.” Having studied history and education at Cardiff University, George started his career teaching liberal studies at a further education college. “I could be teaching anything from poetry to how to do your tax returns,” he laughs. “I taught a group of Nigerian naval officers and I think I learnt more from them than they learnt from me!” Although he enjoyed teaching, George’s career was about to take a very different turn: “It was more practical to be a teacher but in the back of my mind I really wanted to be a singer.” While at university, he also studied at the Royal Welsh College of Music and Drama and from there, his career soared. He landed a role in a small opera company which toured the country, followed by a place at the Opéra de Nice in France, and when he auditioned for the Royal Opera House, he got accepted. “I sang in Italy, in Florence and Livorno, in Japan and in Israel with Aled Jones in 1982,” he says, almost in disbelief. “At

the Royal Opera House, you get to meet all the world’s stars,” and he goes on to tell me how he has sung with the likes of Luciano Pavarotti, Plácido Domingo and José Carreras – famously known as The Three Tenors. With years of experience as a professionally trained opera singer who has travelled all around the world, why has he chosen to settle in Clapham? It was here, he tells me, that he met his wife Angela, who also works in the arts. She specialises in making theatre wigs, has worked alongside Cameron Mackintosh on productions such as Mary Poppins, and has also received an MBE; together, they’re a formidable duo. George has lived in Clapham since 1992 and is dedicated to helping the local area. When the council decided to build a new library on Clapham High Street, the original public library became redundant – and so together, the concerned residents responded. In a seven-year campaign, George, along with other local people, fought
“It was more practical to be a teacher but in the back of my mind I really wanted to be a singer” hard to keep the library in the hands of the residents. At one point, they were given just three weeks to prove they had the means to turn the library into an arts venue but Lambeth Council listened and as a result they won the bid in 2012. “In those three weeks, we raised £150,000,” George tells me. It is because of that funding and support, and George, that we now have Clapham Omnibus. From a concerned resident to chairman of the arts centre, George is still very active in the running of Omnibus. He describes it like his own child, now being managed and run by a professional team, so where does that leave him? “I see myself in the grandparent role,” he says, adding: “but
I’m here most days to answer anyone’s questions,” just as he’s busy doing today. “It has been a steep learning curve,” he says. “There were some thin periods and people said this will never happen.” Now, three years later, George has proven those people wrong. “For some reason, I stuck with it, I didn’t want to be beaten.” Seven years of campaigning is a considerable amount of time and effort for anyone, let alone a local resident, to invest in something so uncertain, so what kept him going? He thinks for a moment and then bursts into song, singing: “Patience and fortitude, and things will come your way,” from a song by The Andrews Sisters which he fondly remembers, and I get a glimpse of the former singer, ever-present in the background, and I hope that perhaps we’ll see him gracing the stage of Omnibus some day soon. As a registered charity, Omnibus only receives funding from donations and ticket sales, but years later, it’s still standing. “We’re treading a tightrope, but we’re still here,” says George defiantly, and with plans to expand Omnibus, I think it’s clear to say George wouldn’t go down without a fight. They even count Sir Michael Gambon and Matthew Warchus, artistic director of the Old Vic, among their patrons and they’re launching a Brighter Futures project, to make the arts accessible to more people in the community. George may be a Welshman through and through and he may have travelled the world with his opera singing career, but now with an MBE to his name for his services to Clapham, he’s definitely here to stay. There’s no doubt in my mind that he will always be a concerned local resident, looking out for the community, and more often than not, if he’s not doing the weekly quiz in the Daily Telegraph at the Rose and Crown, you’ll find him walking across the Common to his second home, Omnibus. 1 Clapham Common Northside, SW4 0QW, 020 7498 4699, omnibus-clapham.org

challenge yourself Matt Hudson tells the Journal about his sporting events business, Total Motion Events francesca lee

alham resident Matt Hudson is an inspiration. After a 20-year career in the City, 15 years of that working in equities, he made the brave move of leaving his job and following his passion to set up an events company called Total Motion Events. “I felt my role was changing at work and my heart just wasn’t in it any more,” he tells me. However, Matt put a lot of time and investment into making the big move. “In 2014 I joined an organisation called Escape the City and attended a careers talk with Rikke Hansen. There was some great advice on offer; part of that was to trial my new career, so in 2015 I road-tested a few events in Wandsworth and one in the City and knew from then that it was the right decision.” Matt, who has competed in various marathons, triathlons, a half ironman, Etape du Tour and a charity row from the Houses of Parliament to the Eiffel Tower for Ickle Pickles, not only organises events himself but also does them for corporates, health clubs and charities. At the moment he’s organising one on behalf of a local school whereby the kids either run or scooter five kilometres in Dulwich Park to raise money for two charities. Matt is also putting on a summer event for Attraction Tickets Direct, based in the heart of Clapham Old Town, which will have a physical

challenge to it, and will be raising money for the charity it supports, Just a Drop. Next month, Matt is holding an aquathlon at Tooting Lido, in conjunction with the South London Swimming Club. Held on 14 May, it will be a 810m swim (nine lengths of the lido), followed by a 7.3km run around Tooting Common. “It’s a great distance, especially for people who are going into the triathlon season. The event is professionally chip-timed, offers SLSC membership as first prize and as it’s being held in the morning, it also means participants have the rest of the day to enjoy,” he says. Total Motion Events is also hosting an aquathlon to support the Ickle Pickles children’s charity on 17
September, which will be a 450m swim and 5km run. If that isn’t enough, Total Motion Events is also organising The Broadgate Tower Stair Climb on 29 May in association with Give Them a Sporting Chance and The Asian Oceanian Vertical Marathon Association offering travel packages to China as first prize. “There are 877 steps, so it’s quite a challenge,” he tells me. “Stair climbs are very popular in the US, Asia and Europe and I’m helping to bring them over to London. just my cup of tea The Journal sits down with tea specialist, historian and author Jane Pettigrew to talk about (and drink) the nation’s favourite beverage emily adams
I
have never met someone who loves their job and knows as much about it as Jane Pettigrew. She’s a historian, specialist, teacher and author, on something we all know and love; in fact, you may be holding a cup as you read this. It’s what we reach for when we need waking up, when we want to relax or when we want to sit and catch up with friends. It is, of course, the nation’s favourite – a cup of tea. For 32 years now, Tooting resident Jane has been in the industry, educating people on everything there is to know about tea. She’s won awards, including Best Tea Educator and Best Tea Personality; she’s recently set up the UK Tea Academy to pass on her wisdom; she’s written 15 books (and counting) on every aspect of tea known to man; and in the January Honours List she was awarded the British Empire Medal for her services to the tea industry. I meet Jane at her home in Tooting and, as I’d hoped, she offers me a brew. A timer goes off after three minutes, the optimum time in which to brew the
leaves – a method I shall religiously adopt from now on. I’m nervous about how to drink it, almost as though I’m tasting wine in front of a sommelier. “Wait until it cools,” says Jane, “and then slurp it happily,” she grins. We drink Indonesian Oolong tea in little oriental-style bowls, and the flavour is surprisingly strong. I instantly feel bad about every badly brewed tea I’ve made and think what a waste they have all been. As I sip my perfectly made tea, thinking about what I’ve already learnt in just 10 minutes in Jane’s company, I
idea being that people would call each other and say ‘see you at Tea Time!’” They produced a book based on the recipes used in the shop, with a bit of history added in, and that’s when Jane started doing some research. “I thought it was absolutely fascinating and had no idea about it, which is

Jane tells me that it all started with three friends who loved having tea together. “We just thought ‘wouldn’t it be fun to have a tea shop,’” she says, and so that’s what they did. Some of you may remember a quirky and theatrical Art Deco café in Clapham in the ’80s. “We were hugely popular,” Jane tells me, “the
true for so many people.” “You get attracted to tea for whatever reason and suddenly you find yourself in this massive world where there is so much to know and so much to enjoy,” she continues. After Jane has given me a brief history of tea, I can feel myself getting drawn into it too. “The Chinese are said to have been drinking tea for
5,000 years,” she tells me, “but people really only started to get into speciality teas and the correct way to serve it in the ’90s,” she adds. Jane teaches me about the six categories of tea: black, green, oolong, white, yellow and dark teas, which are aged over a number of years. She tells me about the health benefits associated with it and why it’s always been the chosen drink in Zen Buddhist monasteries and temples for its calming qualities. “Tea has this magic ability that gives people a sense of wellbeing,” she says. “It wakes you up but it also calms you down. It’s a very contradictory drink, but that’s what makes it so exceptional.” And just like that, I’m hooked. Please can someone put the kettle on? Pharmacy 2, the new restaurant from Damien Hirst and Mark Hix serving classic British and European cuisine, is now open at Vauxhall’s Newport Street Gallery Gabriella Kane

alking through Vauxhall and into the Newport Street Gallery, you may think you’ve stumbled across a swanky chemistry lab or space-age clinic. The décor at Pharmacy 2, the new restaurant inside Damien Hirst’s Newport Street Gallery, is pure pharmaceutical chic, with shelves stocked full of pharmacy staples: pillboxes, ointments and medicine bottles. The etched-glass windows depict DNA strands while the terrazzo floor is inlaid with individually crafted pill designs. At the bar, under a green neon prescription cross, you can perch on giant tablets of Proloprim while you wait for the barman ( fittingly dressed in a white coat) to dispense a refreshing concoction. Despite appearances, this is certainly no place to pick up aspirin. Pharmacy 2 is the creation of artist Damien Hirst – and a reincarnation of his previous pharmacyinspired restaurant that had a short-lived run in the 1990s, which pays homage to Hirst’s clinical obsessions. The restaurant is a collaboration between Hirst and chef Mark Hix and serves classic British and European food that’s sure to perk up all sorts of ailments. For Hirst, entering back into the London restaurant scene with Mark Hix at his side is a sweet union of craft and culinary zest. “Pharmacy 2 combines two

of my greatest passions: art and food. I’ve always loved Mark as a chef and his approach to food, so it’s great we’re working together on this,” says Hirst. Hirst originally went into the restaurant business with PR guru Matthew Freud, when they opened Pharmacy in Notting Hill in 1998 – an ultra-concept restaurant filled with pseudo-scientific pharmacy-themed, items. Hitting the scene during the frenzied heights of Britpop, it was the place to be seen, with the Notting Hill crowd and celebrities such as Madonna,

David Bowie and Kate Moss filing through the doors to dabble in the range of cocktails, including a special called Voltarol Retarding Agent. It was an iconic hang-out – riotously imaginative and anti-establishment – but things began to slump after the Royal Pharmaceutical Society complained that the design, and the name, could mislead anyone intending to purchase a box of Solpadeine or collect their supply of contraceptives. Guests lost interest and began to move eastwards to Shoreditch and, in 2003, the pill-shaped ashtrays were auctioned and the restaurant was closed. Now that the focus is on the food, Pharmacy 2 will be a more sober environment. Visitors will be able to look around the gallery, where Hirst’s art is exhibited, before feasting on the likes of Launceston lamb pie and farm duck curry with crispy apple pakora. HERE TO HELP A new purpose-built Citizens Advice Bureau has opened in Battersea Library. The Mayor of Wandsworth, councillor Nicola Nardelli, opened the new centre last month. It’s located in an easy-to-find spot, is larger than its predecessor and aims to be more welcoming. The charity has helped more than 9,200 people over the past year, which is an increase of 15 per cent on the previous year. In January, the opening times were increased and, since the longer hours have been in place, the service has assisted 25 per cent more local people than it had previously been able to, so its new home is a welcome move. The mayor said, when opening the office: “The council is proud of its long association and support for our local Citizens Advice service. I have great pleasure in opening these new premises here at Battersea Library. We have worked with libraries operator GLL and Citizens Advice Wandsworth

MARKING A MILESTONE The Wandsworth town centre investment scheme has reached another milestone as it progresses towards completion. London and Quadrant Housing Trust recently acquired a development site in the heart of the town centre and will use the space to build around 200 new homes, a better public library, new shops and it’ll help fund improved teaching facilities at South Thames College. One of the project’s most interesting schemes is to transform the Old Burial Ground site on Garratt Lane. The idea is to make better use of the area, which is an underused green space. Other work includes creating new pedestrian links to provide direct access from the Old Burial Ground to the high street.
On the new route will be the new state-of-the-art library, which will open on to a new public square, which will have seating and play space for children under five. A dash of creativity will be added to the Old Burial Ground in the form of new features, including public art, and there are plans for additional seating. Of the new plans, leader of Wandsworth Council Ravi Govindia said: “This exciting development scheme will breathe new life into this important town centre green space. For many years it has been rather underused and seen by local people as little more than a convenient shortcut for those making the journey from Garratt Lane to St Ann’s Hill.” That’s not all; the development will see three old office blocks replaced with four new buildings, designed and constructed to a very high-quality degree. The buildings include the replacement of Welbeck House with a four-storey building (rising to seven storeys at the back of the building), with a new retail outlet on its ground floor. The old housing department offices on Garratt Lane will be replaced with a building with retail space at ground level, and two large buildings will be set back from the street and will house the library and new homes above it. A quarter of the new homes to be built as part of the scheme will be offered to local residents to rent or buy at a discounted rate, and work is expected to begin on the project later this year. There’s plenty of additional regeneration going on around the area, including Wandsworth Business Village, Ram Brewery site, Lyon House and The Filaments on Buckhold Road. CUT-THROUGH CLOSURE Dr Johnson Avenue, the road that slices Tooting Common in half, is being discussed in council consultations for permanent closure. Councillors have agreed that the proposal to shut the road off would have to undergo a
six-month trial period before a final decision could be made. If it all goes ahead, the tarmac would be ripped up and replaced with grass and trees. The proposals are being discussed because 58 per cent of people who took part in a previous informal consultation supported the change. Moving traffic away from the common would create a more tranquil and peaceful area and encourage the growth and expansion of wildlife, said councillor Jonathan Cook. The Battersea Power Station Development Company (BPSDC) has confirmed a change of use on one part of the site and a change in floor-plan layout on another are now under consideration, “in order to facilitate an increased number of smaller, lowerpriced homes”. The amendment relates to Phase 3b (the southern tip of the new High Street nearest the tube station) and Phase 4 (a future phase to the east of the site, which has yet to be designed in any real detail) of the £8billion, 42-acre development. Documents filed with the council read: “The amendments to the masterplan will deliver more new homes that will meet London’s demand – houses for single people and couples, working and living in London.” A statement added: “These proposals do not relate to the Grade II-listed Power Station itself and do not relate to the northern end of the new High Street nearest the Power Station, which will be home to luxury hotel operator art’otel, as confirmed in October 2015.” A BPSDC spokesperson said: “The application to create an additional 400 homes by converting space originally allocated for a hotel and serviced apartments underlines the continuing strength of demand we are seeing for properties at Battersea Power Station. People buying at Battersea Power Station have seen average growth rates of 30 per cent or more, and with the arrival of the new tube station and wider improvements to the area these growth rates show no sign of abating.”

extra three per cent stamp duty has been extended to three years. Initially, the Treasury proposed allowing buyers to apply property within 18 months. This aimed to help those who hit delays in the selling process, have to move for work, or decide to bridge the gap when a chain falls apart. The time period has been extended to 36 months and will apply back to 25 November 2015. This change will apply to those selling a main property and buying a new one simultaneously, and also those who have more than one property and dispose of their main residence, giving them 36 months to buy before additional stamp duty is charged. Secondly, the initial consultation treated married couples as one unit, meaning that a buyer’s spouse couldn’t purchase a property in their name to avoid the extra charges. The Chancellor has made one change to this rule, where married couples who have separated and are living separately but not divorced will now be exempt from the extra charges. Osborne has cut his proposal that would have meant ‘significant investors’ – both companies and individuals – buying more than 15 properties were exempt from the extra three per cent stamp duty. There had been a loophole allowing buy-to-let investors to form a company and buy multiple properties to avoid extra tax. The initial consultation proposed that the stamp duty changes wouldn’t be imposed on individual investors or companies buying 15 or more properties, because ‘structural investors’ drive property building, but the policy document states developments would have likely remained attractive. It’s worth noting that buy-to-let and second homeowners were excluded from the capital gains tax cut from 28 per cent to 20 per cent. Charles Streatfeild Senior Sales Manager Confidence was on the rise from sellers in Battersea during the first quarter of 2016, with a 23 per cent increase in the number of properties entering the market. This was met with a large number of buyers, many of whom were relocating from Knightsbridge, Chelsea, and Fulham. Buoyancy has continued now that spring is underway, and properties in the £650k–£1.3million price range have been popular. With warm weather, buyers demand outside space, and there are some great properties in Battersea for those ready to move now.

Many of these professionals are already living locally, looking to move up the property ladder. Buyers are also moving to Balham and Clapham South from other parts of London, namely Fulham and Pimlico, to take advantage of price disparity and greater value for money in the area. I expect prices to continue to rise as we progress through the year, so there’s no better time than the present to make property decisions.

Spring is one of Clapham’s busiest times, as buyers anticipate the warmer weather. Flats with outdoor space are particularly popular. We’re seeing high demand for larger, twobedroom garden flats from professional couples, many of whom pay a premium for outside space. We have some lovely garden flats available at the moment, but they will be snapped up, so buyers should get in before the ‘spring surge’.

Business matters Nathan Yendle, head of lettings at Savills Northcote Road, describes the corporate market
T
he property market has undergone various changes in legislation and tax over the past couple of years, both for sales and lettings, and this has played its part in altering the demographic and typical profiles of tenants throughout London. In the south-west of the city, particularly around Battersea, Clapham and Wandsworth, we have seen a 60 per cent increase in corporate leads over the past year, with 183 in January this year versus 83 in the same month of 2015. While we have plenty of other tenants, like families and sharers, the corporate market is certainly strengthening with the appeal of this area’s convenient transport links both into and out of London and a good variety of properties. One and two-bedroom flats are particularly sought after by those moving for employment, with the average corporate applicant budget generally being between £300 per week and £700 per week. Flats such as the two-bedroom, two bathroom garden flat on Marmion Road at £585 per week tick many of the boxes for both corporate tenants and sharers. The London economy is forecast to continue strengthening over the next five years, which will maintain demand for prime rental property over the medium term as more people move to London for employment opportunities. With a significant increase in the number of corporate rentals in this area, they represented 39 per cent of our total number of applicants last year, and we expect that percentage to rise during 2016. The area’s strong number of private renters, both corporate and others, is likely to attract more investment for buy-to-let properties. Despite this, we

While the financial sector makes up 38 per cent of our corporate applicants, the technology industry in London is growing do expect the recent changes to the buy-to-let tax relief and the stamp duty surcharge for 'additional homes' to impact the sentiment of the traditional landlord, particularly those dependent on mortgage finance. This does, of course, present an opportunity for institutional investors to make some bulk acquisitions. The typical corporate tenant has also changed; in the past this section of the market was very much dominated by the financial sector, which generally chose to move entire families. Now, companies’ budgets are lower as a whole, with tenants looking for properties more
