Dear Resident, The statement that a dog is man’s best friend was first recorded as being made by Frederick II, King of Prussia, who referred to one of his Italian greyhounds as his best friend. Since used as a colloquial term, I certainly witnessed how they become part of the family when I visited Battersea Dogs & Cats Home last month. Find out about a typical day at the home, the rehoming process and how you can support the charity on page 10. Be warned though: you may just fall in love. I certainly did! BATTERSEA

A local partnership A partnership recently forged between Battersea Power Station Development Company (BPSDC) and Battersea Arts Centre hopes to develop a new village hall in Circus West to create a cultural resource for the community in Wandsworth. BPSDC will host a weekend of art inspired by the power station next month. Artists, students and professionals must apply before 10 August to exhibit for free at the event. Students aged 16-25, amateurs aged 26 plus and professionals are welcome to represent their interpretation.

Energy efficiency Architect Bjarke Ingels has recently released plans to turn the iconic Battersea Power Station chimneys into energy coils, which would be powered by pedestrians passing through a new public square. The plans were announced last month at the Royal Academy, where he delivered a lecture on architecture. His firm, Bjarke Ingels Group, has been commissioned to create a plaza on the site.

Creative works Introducing artist Malgosia Stepnik, who has a Battersea base, and will be displaying some of her very creative designs. Talented Malgosia creates everything from wallpaper to homewear designs, strikingly patterned cushions to scarves. Recently she has been commissioned to design three wine labels. Helping youngsters Battersea MP Jane Ellison attended a recent event to discuss ways in which young people can gain a voice and have it heard. The Youth Momentum2 Conference was held last month, giving more than 100 young people the chance to tell Wandsworth Council what they think about the area and voice any concerns that they may have, or air problems they face. The council organised the event in order to help find solutions.

Healthy competition The Broomwood Hall Upper School annual sports day was held at Trinity Fields, Clapham South, in late June. The competitions consisted of different tracks where 230 girls participated. The young ladies took part in the long and high jump, speed bounce, javelin and shot put. The Victrix Ludorum was awarded to Ella Redfern, who is joining Wellington College as a sports scholar in the autumn term, and the Molly Tuckwell Cup for effort on sports day went to Imogen Lucas. The day left the school hungry for more victories. Shaftesbury House was the overall house winner this year.

A charitable act Rhea, a young girl with a heart of gold, recently used her passion for painting for a very good cause. She undertook the impressive challenge of painting 100 pictures in 100 days with the intention of selling them at Abbeville Fête, but they proved so popular that they sold out before the fête even took place, prompting her to paint some more. Rhea wanted to raise money from the sale of her pictures in order to donate it to the charity Reverse Rett, an organisation that works tirelessly to find cures for very young girls (around the time of their first birthday) afflicted by Rett Syndrome, a neurological condition.

White coats and frizzy hair Balham is welcoming young scientists to join the annual Mad Science Camp this month. Fire, ice, chemistry, rockets and espionage are the exciting topics that will keep children entertained during the summer holidays, and at the end of every day, the budding mad scientists will receive a gift. Mad Science offers a large range of different activities all across London, from sports to science experiments and the training camps are open to children aged four11. The freshest produce With free parking and loads of produce on offer, the farmers’ market recently opened its doors at West Hill Primary School for the summer. Products vary between dairy, fresh fruit, vegetables, meat, fish, eggs and plants. With support from the local community, the West Hill farmers’ market aims to benefit West Hill Primary School’s funds and through educational activities to improve children’s knowledge about food.

Cycle your way to feeling fine Wandsworth Council recently published a strategy in order to promote cycling as an easier way of transport in the borough. The ongoing discussion aims to convert the area into a place where people can cycle more often with the purpose of achieving health benefits by increasing physical activity as well as improving air quality through the reduced use of motor vehicles.

Time for an upgrade Wandsworth Council has announced its commitment to increasing spending on local transport and travel. It aims to increase its spending by £17million in the coming years and plans to fund £3.4million on pavements and road surfaces, £400,000 on LED street lighting and has allocated £1million to the improvement of the riverside walk. Other measures include the introduction of 20mph zones and extra funding for bus services.

If you didn’t get enough tennis from this year’s season at Wimbledon, you’ve still got a chance to practise your serve and backhand at All Star Tennis classes across south-west London. The nearest facilities are in several locations, including Tooting Bec Common, Wandsworth Common and King George’s Park. It welcomes anyone and everyone, from those who want to learn how to play from scratch, to people looking to improve their technique with music and cardio exercises. You never know, the next stop might be the French Open.

The Millennium Arena in Battersea Park will be home to the annual Battersea Summer Scheme programme for three days in August. Sport in the Park is aimed at children and young people aged between eight and 16. Workshops, activities, music and socialising will be offered to the older ones, and for the younger guests, there will be activities like dancing, football, rugby, tennis, art and a challenging climbing wall to keep them occupied. There’s no need to book either, revellers-to-be just need to turn up on the day.

If you’re partial to a bit of celebrity chat and big-name guests, you’ll find yourself right at home while watching The Thomas Clifford Show. The Bread & Roses Theatre is putting the play on for four days this month and it’s a stage adaptation of popular television chat shows like The Jonathan Ross Show. The play represents the curiously interesting thing that is celebrity life and what lies behind all the glitz, glamour and cameras. The three narratives create a unique show full of comedy, improvisation and amusing interaction with the audience.

The Tubes, a rock band that’s still together after 43 musical years, is coming to London to evoke the feeling and spirited passions of the ’70s. The Grand Theatre is hosting the event in early August and audiences will see the band play hits like Don’t Want To Wait Anymore, Sushi Girl and tracks from the most recent of its albums, Mondo Birthmark, which was released in 2009. Best book in advance because tickets will get snapped up by old fans bursting out of the woodwork and looking to relive some of that ’70s magic. It’s also the perfect oportunity for those looking to get into something new.

An interactive study session about little critters is coming to Clapham with the aim of getting people to discover the world of small mammals in nearby open spaces. Dr Iain Boulton will be leading the event on behalf of The Clapham Society. For curious folk, this is the place to be to get to know more about shrews, voles, mice and other mammals in the area. The session will cover information about the location of these species, what they are, what they look like and most important: the reason why they are studied so much and why they are encouraged to breed here.

The South West Four Festival is returning to the wide open space known and loved by all south-Londoners this month. Clapham Common will be home to the festival and is expecting to see flocks of music lovers spending the day carousing in the summer sun and dancing the hours away. More than 50 artists will be playing at the event including the likes of Basement Jaxx, Dixon, Skrillex and Sub Focus. There’s nothing better than enjoying the sunshine and this is a great chance to do so. It’s advisable to book tickets quickly however, since as we go to print, only Sunday 30 August has spaces left.

Dog-bathing is the next task of the day, and with it being hot outside (more than 30 degrees), I imagine it would be quite a treat for the pooch we bathed. Looking sorry for himself, I’m not sure that Zeus the collie thought the same. Although after a good shake and a towel dry, he seemed quite content with the result. When it’s hot, the dogs are walked first thing in the morning around the site, in the secure paddocks or in nearby Battersea Park and are then kept in their kennels and pens for the rest of the day in order to stay cool. The home also has some paddling pools, which are (quite literally), a refreshing idea. I head to the intake office to speak with the staff. There are a number of reasons why dogs come to the home; from local authority animal wardens who bring in strays, to a change in circumstances such as the arrival of a new baby, a relationship breakdown or because owners move home and can no longer accommodate a pet. Sometimes a new pet is taken into a household which already has a dog or cat and the animals simply don’t get on. It’s clear that this department is quite challenging to work in, with staff dealing with a range of emotions from owners. During the intake process, they find out as

much as they possibly can about a pet, which, ultimately, makes the rehoming stage that bit easier. After a quick break, I spend the rest of my time in the cattery, socialising with some of the cats. And I’m not alone: there are volunteer cat socialisers who keep the cats company so that they get used to meeting lots of new people and there are also socialising rooms, which are filled with lots of toys, scratching posts and climbing areas. It’s then over to the rehoming process where I sit in on an interview with someone who wants to rehome a cat. As well as filling in a questionnaire, they are asked a series of questions about their suitability owning a cat – for example, if they have a garden and a cat flap. This allows the home to match the cats to owners, almost like a dating agency for pets, and it is the same way they match the dogs. After an insightful day, I learn about the fostering service, which is fantastic for those who can care for a pet for a set amount of time. I’m going to sign up – the only thing is, I think I might just struggle to give the dog or cat back... n

You’ll find Libby Hart’s business card inside the purses of many women who work in the City. The former investment banker started her Battersea-based womenswear label back in 2011. Bethan Rees meets the woman transforming the corporate wardrobe as her AW15 collection is released next month

fter a hugely successful career in top investment banks, which included becoming a director aged just 28, Libby Hart founded LIBBY, a womenswear line created for females just like her; women who want to look smart for work but also impressively chic. However, you won’t find LIBBY on your local high

street. Instead, you can buy the gorgeous pieces online and through the various pop-ups the brand hosts, from ad agencies to barristers’ chambers, as well as pop-up shops around London. Libby also lends her powerful voice and experience to being a motivational speaker – how she finds the time, we don’t know.

What inspired you to start LIBBY? I spent almost a decade working in finance, and throughout that time I found it increasingly difficult to find stylish but office-appropriate, affordable clothes. There was a real gap in the market. I investigated the idea of developing a clothing line for a long time and after endless research my initial designs were so well received, I thought, “I have something here”.

How would you describe your design style? I’m drawn to architecture and find it is often an influence for me when creating the new collections. LIBBY designs are streamlined and elegant but extremely wearable. The design process is very much customer-led. It starts with what I know women love and need and then I look at how LIBBY can work current trends into this.

How would you describe a LIBBY woman? She’s an intelligent thinker, a career woman. Whatever age she is, the LIBBY woman wants easy-towear, affordable luxury; smart pieces with flattering cuts and fits that make her feel good all day.

What inspired the new AW15 collection? The simplicity and clean lines of modern architecture. Our colour palette is autumnal, including burnt orange, rich navy and petrol green. We always look at feedback from previous seasons to see how the business can improve, what the LIBBY woman responds well to and wants more of.

What’s the most rewarding part of running your own business?

You currently sell online and through popup shops – do you want to open a shop? Yes, I think LIBBY misses opportunities because it doesn’t have a shop. A LIBBY woman enjoys shopping and I feel the brand misses out on this audience.

Talk me through the thinking behind pop-up shops. Marketing an online retail business is expensive and in the early days the team held corporate pop-up shops every week in various banks or law firms around London. I still hold similar events now as it is a great opportunity for me to interact with the customers face-to-face. It’s interesting to see what people select and why; their feedback is invaluable. A lot of the customers I met in the early days are now the most loyal and have followed the journey from the beginning.

What’s the biggest issue women in business are facing currently? I think too much focus is placed on the external factors holding women back, but additionally I think we can be our own worst enemies, often letting self-doubt and lack of confidence get in the way of achieving great things.

Where does your customer base come from? Is it just London?

Interestingly, I always thought the customers would be very London-centric, but about 30 per cent to 40 per cent is now regional throughout the country and the brand has developed a great international following with customers in Australia and the US, where LIBBY tailoring is very popular.

What do you like about Battersea? Battersea is so accessible; it’s close to home and makes travelling to daily meetings in the City so easy. Our team can solve any last-minute office emergencies quickly by popping to Clapham. I’m obsessed with the Corner Café on Queenstown Road and have the menu pinned to my noticeboard. It’s always packed and the LIBBY team are frequent customers. It goes without saying that Battersea Park is fabulous too. Chelsea jacket in navy, £198

food & drink news Epicurean delights from across south-west London

A real melting pot The team behind Camden’s KOKO and Bison & Bird in Clapham are bringing Nikkei cuisine (a fusion of Japanese and Peruvian food) to south-west London for those who like a little something unusual from their dining experience. MOMMI, headed up by executive chef Paul Sowden, will showcase a menu featuring ceviche, chirashi sushi and a range of hot dishes from the grill – as well as a predominantly South American wine list and a host of Japanese beers. Most of the menu will be dairy and gluten-free, too – so it’s a great option for those with dietary restrictions.

New opening

Crowd tea-ser If you like nothing more than a good brew, there’s a new crowd-funding enterprise in the works to open a tea-themed pub in Balham. Should it achieve the funding required, Brew will serve a variety of tea-based foods and cocktails, as well as a more traditional pub menu and aims to open in September 2015. If this sounds like your cup of tea (forgive the pun) then keep your peepers fixed on the website for more news.

Humble Grape has been a wine importer, specialising in handcrafted wines from small, previously undiscovered vineyards around the world since 2009. Now, fans of the chain can enjoy its new bar and shop which opened last month in Battersea Rise, south-west London’s up-and-coming foodie destination. Pub protection Drinking establishments in Wandsworth with historic, architectural or community value will now be protected by Article 4 Directions, which mean that owners will need special permission to demolish or change the use of the premises. So far, 121 pubs in the borough, including The Alma, The Ship and The Cat’s Back, have been identified as meriting this extra protection. ‘We cannot sit by and watch all our much-loved local pubs close, or become supermarkets or estate agents,’ said deputy council leader Jonathan Cook. ‘With this new protection we will keep our communities strong and protect our common cultural and architectural heritage.’

I’m not a breakfast person. It’s not that I don’t enjoy a little – or large – petit déjeuner, it’s just that I never find the time to eat it. And at work, the morning always flies by so fast that by the time I look at the clock, it’s already time for lunch. The thing is I like to savour breakfast and make it quite a long, leisurely affair. Hence, the weekends are quite another matter. Filter coffee? Yes, please. Freshly baked croissants? Oh go on then. A bacon sandwich washed own with freshly squeezed orange juice? I’m salivating just thinking about it. That’s why I was rather excited about trying the relatively new Gail’s on Abbeville Road. Gail’s has become something of an institution recently, and currently has 21 branches. I just hope that it doesn’t grow so big that there are more than two branches

on a small street, much like Starbucks. It would somehow lose its appeal then. As I enter the community bakery, the waft of freshly baked goods hits me. The breads, pastries and treats are so immaculately displayed, I find it hard to decide what to choose. I opt for scrambled eggs on sourdough bread with London smoked salmon. Priced at £8.50, I’m rather impressed with the amount of salmon on my plate and even offer some to my partner

(well, I don’t want to be greedy!) and I can’t stop myself raving about how good the bread is. I finish with brioche French toast with fruit compote and crème fraîche; the perfect accompaniment to a pot of tea. My hunger pangs satisfied, I find I’m too full to try any of the display items. Then again, there’s always next time…

Overlooking Clapham Common and en route to Clapham Old Town, Tart is in a prime position. Similar to Gail’s, it has an impressive window display, but this time of its very own namesake. Inside, although not huge, it seats approximately 20 diners. And the space can also be hired out for events too. For lunch, I choose the roasted pepper tart with balsamic onion jam, spinach, soft-poached eggs and goat’s cheese nestled in puff pastry. The balsamic-onion jam cuts through the savoury ingredients, satisfying my sweet tooth. I wash this all

Located just a stone’s throw from Clapham High Street, Fu Manchu offers an experience as dramatic as its fictional title and is the latest new offering in the area. Although quietly tucked away within a converted railway arch, the modest exterior is the only unassuming aspect of this otherwise extravagant and entertaining establishment – no surprise considering that this dim sum restaurant describes itself as being ‘opium den-themed.’ The décor doesn’t disappoint. Tributes

down with a smooth flat white coffee, which is roasted at Volcano in nearby Dulwich. For dessert, I opt for a chocolate tart, and as it’s rather rich I save half of it for later. Mid-afternoon, I’m very glad I did.

The restaurant’s cocktails are just as outrageous as the surroundings, with a vast array of mixes which are delightfully named and tasting in equal measure. Guests are encouraged to try out the lychee and champagne-based Chinese 75 for a refreshing aperitif, while true

aficionados can go all-out with a Manchu’s Mind Control, which is served in a vessel featuring the carved face of Fu himself. However, all of these elements merely play the supporting role to the culinary star of the show, which is the dim sum itself. First-timers would be well placed to order a set menu selection of signature dishes, while those who are more selective or just eager to get stuck in can delve into the wide selection of steamed, baked, fried soup or salad dishes on the main menu, and order items at their leisure. The Har Dou Shi (sesame prawn toast) is not to be missed, but top billing must be attributed to the Cha Sui Bao – a delightfully flavourful dose of honeyed barbecue pork, enveloped within a heavenly fluffy dumpling bun that would be better placed within the clouds than on a plate. n

Blazing barbies James Steen describes the south-west London barbecue phenomenon

C

ast your mind back to the early days of barbecue cooking, and I mean cooking in its loosest sense. There was no art or skill to it. It was a time when, in the summer months, our diets were controlled by half-cut hosts who wielded javelin-length tongs and wore aprons emblazoned with, “Don’t mess with the chef.” They handed us plates weighted down by lumps of black rock, which hours earlier had been sausages in the butcher’s window. Burgers were thrust into the hell-ish orange flames of a bowl-on-wheels which had burned since time began. Like mad fools, we braved thick clouds of smoke and fumes of meths and firelighters in order to spear a banger, chisel its hard outer surface and sniff at the raw meat in the middle. Some of this still goes on, of course. Food poisoning is not yet rare. Nevertheless we are entering a new age of the barbecue. The husband continues to do the outdoor cooking and he buys the barbie, but the good news is that increasingly he knows what to do with it. If he has the cash, he might opt for the Big Green Egg, which is not a green egg but a ceramic barbecue favoured by Michelin-starred chefs. Or he might go for one of the mammoth-sized barbies, much-loved by the Americans, and more of which in a moment. Whatever the case, when it comes to barbecuing it’s worth sticking to the definition of cooking: it is the application of heat to food. In other words, simplicity is key to barbecue success. A well-grilled steak with a vibrant tomato salad is as enjoyable as any Michelinstarred feast. And when you know how to control the

heat, you can make an entire meal on the barbie, including tarte tatin or chocolate fondant for dessert. Adam Byatt, chef-proprietor of Trinity and Bistro Union, once arrived in my garden with a bottle of rosé and a newspaper. I said, ‘I’ll get the glasses, but why the newspaper?’ It turned out the paper was, in fact, wrapped tightly around a whole sea bass; string kept the paper in place. Adam put the gift-wrapped fish in a sink of cold water and there it stayed for a few minutes, until the paper was wet. Then he placed the package on the grilles of the barbie, and we drank chilled rosé for the next 35 minutes. Adam then removed the newspapered fish, unwrapped it and garnished the steamed bass with nothing more than a generous pinch or two of sea salt flakes. In the shade of a cherry tree we picked our way

I

am already irritating enough in the office (apparently) without sitting on a yoga ball at my desk. Yes, it might help my posture, but I would no doubt be rolling around on it so much that I’d be asked to leave and never return. I’m sure this is the case for many office workers, and it’s only after my visit to Polly Hand in Balham that I realise just how bad sitting down all day at a computer is for backs, necks and chests. We begin with some paperwork to make sure I’m in shipshape before Polly can begin. The consultation works out whether the discomfort I feel is hugely painful on a sliding scale (I go for midlevel discomfort – I don’t like to complain) and she attempts to work out what the problem is. As I list what it feels like, Polly makes lots of ‘uh-huh’ noises. She tells me that my problem is very typical of office workers and she sees a lot of it. The good news is that it’s easily sorted, the bad news is that, unless I ask for a treadmill desk, it’s only going to keep occurring. After the admin has been done, the assessment can begin. I’m hit with a reflex hammer – something I thought only happened in cartoons and I half expect my foot to fly up and kick Polly in the face with an accompanying comedy-sound effect. After the hammering, I have to lie on the bed and test my

strength in various positions so that Polly can work out what’s out of place and what needs her attention. Next, Polly stands me up and takes photos of me to use with her posture app – it’s all very 21st century at Chiropractic by Hand. After this, she does the same again but oldschool style, telling me: ‘I still trust the human eye more.’ This is when she makes a noise that tells me something has been proven to her that she expected all along. ‘Look here,’ she says, her hands on either side of my pelvis. ‘This side is up here and this side is down here.’ My jaw drops and I cry out: ‘No way!’ in utter disbelief and Polly laughs. She has brought to my attention that one side of my pelvis is pretty much at shoulder height, the other side is hanging down by my ankles. She then moves her hands up and says: ‘Here, too…’ resting them on my shoulders. Again, when brought to my attention, I realise that my shoulders sit at a ski-slope slant. I look at myself in the mirror with new eyes: no one can get wind of this because I refuse to be nicknamed ‘Willy Wonky’.

Top tips for your posture

‘Shall we try the beginning of some treatment then?’ Polly asks. I nod. I want to be pulled, pushed and poked until I no longer stand like a dilapidated garden shed. ‘I’m going to use some of these tools,’ she begins, ‘but don’t worry, they don’t hurt at all.’ First up is the massager – a vibrating, spinning tool that softens my muscles. Throughout the treatment, Polly chats to me, meaning the whole process is lighthearted and enjoyable. She then moves on and gets down to the nitty-gritty work. She massages the points in my neck that are about to be sorted, moves my head to the side and sharply snaps my head round.

An unwelcome side-effect of having a desk job is back aches and pains, and bad posture is usually the cause of this. Aside from ergonomic chairs, computer screen placement and a host of other things that can be done to your desk, here are the Journal’s top tips for easing your discomfort.

Get movin’ One of the reasons back pain occurs is because of sitting in one position for an extended period of time. It causes the muscles to tire, which can then cause slouching and poor posture which puts pressure on your joints. The simple way to remedy this is to get up and move around frequently, be it walking to the toilet, the kitchen or even just a quick lap or two around the desks.

Stretch it out

Since those muscles of yours dislike sitting on a chair all day, why not treat them every now and then to a good old-fashioned stretch? The NHS website has a wealth of different stretches and movements that are recommended to help improve back pain. It has pictures too, so you know whether you’re doing it right.

A click and a pop, and that’s it. Polly moves around me, working methodically and quickly. Soon, it’s time for the great bone-cracking crescendo: my pelvis. Swiftly, and with remarkable strength, Polly shifts my body into position, pauses and unleashes her magic. She pulls my arm, leans down on my leg and my pelvis cracks and settles in the right position. Surprisingly, it makes me feel utterly relaxed and my lower back and hips feel as light as a feather as I lie on the bed, awash with relief. Afterwards, Polly tells me that she’ll email my notes and suggested course of action. ‘Before you go,’ she adds, ‘let me show you some stretches I’d like you to do.’ One involves leaning against a door for my pectoral muscles, the other is a shoulderroll with deep breathing with my arms pushed out behind me. ‘You should do this every hour in the office,’ Polly instructs before adding: ‘Even though people might look at you like you’re a bit strange.’ ‘Don’t worry,’ I reply, ‘they do anyway.’ n

Stick your neck out Tilting necks, like when looking down to text, read or chatting on the phone (you know, trapping the phone between your ear and your shoulder while your hands juggle a million other things?) is not good for posture or back and neck support. So, either try and stop tilting your head, or do some neck stretches.

Ease the heave Bags, particularly heavy ones, aren’t great for your back and most people carry around things in their bag that they don’t really need. Before leaving the house, sweep the bag for anything you don’t think you’ll need (the book you finished three weeks ago, the assortment of partly-filled water bottles) and take them out. The lighter the bag, the easier it’ll be on your shoulders and back.

Sat 4 July, 2015 9.27pm I don’t think au pairs are allowed to look after children under the age of two (sole charge), although you could check with an au pair agency. I would imagine there will be a handful of nurseries in the area that look after babies from 12 weeks but not six weeks. As a previous poster has said, a childminder might be better, or have you considered a nanny share? Childminders and nannies are usually qualified and tend to have some basic first-aid training, which an au pair might not have. You don’t mention your financial situation, but in my opinion a nanny with experience of looking after babies under one would probably be your best bet. A (very) few nurseries take babies of that age but I think a nanny would be better in terms of being able to spend one-to-one time with the baby, get him/ her into their own routine etc. A nursery would be very noisy and a bit much for a six-week-old, I think. Is it absolutely essential to go back to work after six weeks? It’s awfully early and unless this is a total necessity I strongly suggest you reconsider. For your first baby you need to let your body and mind recover and leaving a baby at six weeks really is not a good idea in my view. Just wanted to see what people’s opinions are regarding buying in Streatham – there seem to be quite a few residents on here! My partner and our 10-month-old currently live near Clapham North, but we need more space and are looking to move further out. I like the idea of Streatham as we have friends nearby and

have found a nice period three-bedroom flat within our budget. My partner, however, isn’t much of a fan of the area and thinks we’d be much better off going further out and east where we will be able to afford a nice little terraced house with a garden. Do people think Streatham is a good investment and a nice place to live? Should we prioritise getting a house further out? I’m really struggling with what to do. So if you’ve found a period three-bedroom flat that works for your budget, that sounds promising. Take a look at primary and secondary school availability. Streatham comprehensive Dunraven School is incredibly well-thought of, but consequently has a relatively small catchment area. Some primary schools are very good – some only okay.

I don’t think an au pair would/could care for a baby. An au pair is part-time childcare, a few hours a day, for older children. They are usually free to do language classes etc in the day. I don’t know if a nursery would take such a little baby. Have you thought about a childminder?

turtles of tooting These little creatures aren’t quite as friendly as they seem writes Bonnie Estridge

W

alking my dog by the pond on Tooting Common last week I noticed what looked like a large dinner plate floating past. On closer inspection I could see four paddling legs and a head with red markings bobbing out of the water. A crowd was gathering to watch what appeared to be an animal of some description and an excited small boy was shouting: ‘It’s a Mutant Ninja Turtle!’ In fact, three of these amphibians – clearly playing to their audience – climbed, one by one, onto a large log where they then began sunbathing.

This certainly made an impact, yet those of us who were observing were unsure what type of hardshelled creature these actually were. Fascinated, I contacted Wandsworth Town Hall to find out and was lucky enough to be able to speak to Valerie Selby who is principal parks officer (Biodiversity and Parks Development). She is responsible for making sure that the council undertakes its duty to conserve wildlife and manages all of the improvement work, from parks to new playgrounds. Valerie explains that her job involves ensuring that the council abides by legislation which is in

place to protect the fantastic wildlife in our borough of Wandsworth – the largest borough in inner London – which includes Tooting and Wandsworth Commons and Battersea Park. ‘I’ve been in this job for 17 years and I make sure that everything is above board in terms of looking after areas for wildlife and, in some cases, undertaking work to conserve or improve spaces for specific species, particularly creatures such as herons, which are important indicators of good habitats,’ says Valerie. ‘The turtles are, in fact, very large terrapins which can each weigh up to two kilograms. They look just like turtles and are part of the Chelonia family, as are tortoises. GOOD THINGS COME IN SMALL PACK AGES Wandsworth Council has green-lighted plans for new small homes to be available to residents in the borough to buy for less than market prices

A

scheme approved by the council will see 63 new homes built with the idea of being sold off at low prices to Wandsworth residents. For those trying to get onto the Wandsworth property ladder – particularly young residents still living with parents – this is great news and offers them a chance to get a foot in the housing market and move out of the parental home. The homes will be built in a 25-storey tower block in Wandsworth town centre on Mapleton Crescent and will comprise one bedroom each and a host of spaceenhancing features. For instance, the properties will be flooded with light thanks to the floor-to-ceiling windows and the heating will come entirely from an underfloor system. Built-in storage will free up the need for clunky cupboards and cluttered living spaces, so residents will be

able to sit back and relax in their small but perfectly formed slice of paradise. The tower, designed by Metropolitan Workshop architects, will be built on a disused site and clad in ceramic green tiles. The proposal was put to the council by innovative home builder Pocket, a company that prides itself on providing local people with brand-new homes that are affordable. It has developments in Westminster, Hackney and Hammersmith, as well as many other places across London. Pocket also has Brixton properties coming soon and before long, the Wandsworth addition will be added to the portfolio. The company is well-known in the industry too, having won awards from the Evening Standard and Housing Design Awards. Residents will be able to make use of the indoor and outdoor communal spaces - 30 -

of the building, meaning the smaller living quarters aren’t lacking in features that larger properties enjoy. In the whole block, 23 properties will be put on sale for the open market and local buyers will be offered the chance to purchase the other ones outright with a discount of at least 20 per cent of the open-market value. Many of the flats will be offered with higher discounts, meaning local buyers will have to be quick in order to snap up a flat. They’ll only be competing with other local buyers, which reduces the amount of competitors.

The planning applications chairman for Wandsworth Council, Sarah McDermott said of the scheme: ‘These compact starter homes are a superb innovation and will provide local people with a new affordable housing option in the heart of Wandsworth town centre. I’m sure they will be a popular choice with local residents who can’t afford to buy on the open market and we hope to see more schemes like this developed in the years ahead.’ In terms of the physical build, McDermott added: ‘The building’s design

is equally impressive, particularly the green ceramic cladding system, which will be another first for Wandsworth. Riverlight, a development by St James, part of the Berkeley Group, is down to its last remaining unit. The scheme was designed by Rogers Stirk Harbour + Partners and comprises 813 high-specification homes in Battersea. Despite having London on its doorstep, the developers have built the properties with the mind-set of keeping the community local – featuring a private residents’ club with lounge, library, cinema and virtual golf centre. The homes all have their own private balcony and the space at the base of the tallest building has been allocated to the nearby Royal College of Art for five years of rent-free interactive artists’ space. The future’s bright Nathan Yendle, head of lettings at Savills Northcote Road, discusses the hot-footed rental market Macaulay Road

T

he lettings market has been busy over the last couple of months, particularly when it comes to flats. One and two-bedroom flats are especially sought after – tenants must move quickly if they want to secure the right property as the best are not available for long. We recently had a lovely twobedroom flat in Bramfield Road with a garden on the market for just 48 hours before we let it on the second viewing – and this is not unusual at present. Clapham, Battersea and Wandsworth continue to be incredibly popular with young professionals and those relocating for work, as well as families, due to their excellent transport links and beautiful open spaces. We have been working closely with our corporate services department, which deals with companies arranging accommodation for their employees as well as prospective tenants whose firms contribute to their rent. The latter often use relocation agents, with whom we have longstanding relationships, thus enabling us to advise them on their budgets and help them find the correct property quickly. The corporate tenant market has altered slightly over the last few years, with more tenants working in the technology and energy industries rather than the previously dominant financial sector. This has brought more young, affluent people, currently without children, to the area to rent one and twobedroom flats rather than family homes, explaining in part why this section of the market has been so active. The future looks even brighter and busier as we look forward to the family house market picking up again in the autumn. Our local schools, Belleville and Honeywell Schools, have their submissions cut off in January, so tenants often start moving from September onwards to ensure they are within the catchment areas in time. In fact, August to October were our busiest months in 2014, with both the corporate tenant and family house markets being particularly active. We have some fantastic properties on the market now just in time for these tenants. One example

is an incredible eight-bedroom house on Macaulay Road, which is on the market at £3,000 per week. Another is a charming five-bedroom house on Thurleigh Road with a guide price of £1,450 per week. With such a fantastic selection of properties, this area’s appeal is hardly surprising. Aside from the property market, Northcote Road in the summertime is fantastic; there’s always something happening to keep us busy and entertained. Savills had a stall at the Northcote Road Summer Fair a few weeks ago, with an

incredibly popular balloon man, nibbles and drinks. The entire road was closed to traffic and there was a fantastic atmosphere with families and friends relaxing, eating street food and watching the Wimbledon final on a big screen. It’s always an excellent event as it enables us to talk to both new and existing clients and reminds us each year what a wonderful area this is to live and work in. n

‘Emerging Prime’ capital values to climb 10 per cent over the next 12 months – Douglas & Gordon The Q2 2015 reading was up 1.33 per cent against 0.18 per cent last quarter but remains 0.84 per cent below where it was 12 months ago. December’s stamp duty rejig has kept things robust in the lower tiers, but prices of larger houses in these areas remain ‘muted’ and in some places down 10 per cent year on year, according to the research team. Outer areas appear to have led the way, with Southfields and Clapham up 3.97 per cent and 3.45 per cent respectively; average nominal prices in these outer-lying locations are now back to where they were 12 months ago (albeit following a weak H2 2014). Good rental growth of 1.65 per cent was recorded, although Douglas & Gordon expects this to slow as the sales market picks up. As for the outlook, the firm reckons things look pretty attractive for professional investors in these areas, with capital values tipped to climb by 10 per cent in the next 12 months.

London’s great estates team up for world first eco initiative Five of London’s biggest property owners have formed ‘a unique collaboration’

to promote green infrastructure in the capital. The combined project by The Crown Estate, Grosvenor Britain & Ireland, Shaftesbury Plc, the Howard de Walden Estate and The Portland Estate, is called Wild West End, and is the first time that

a city centre ecology scheme has been conceived and driven forward by such an industry partnership. The Mayor of London and the London Wildlife Trust have both pledged support, while engineering consultancy Arup is on board to provide technical advice. The first phase of Wild West End will see The Crown Estate create a ‘green corridor’ across its eight million square feet of holdings in Regent Street and St James’s, linking Regent’s Park and St James’s Park. The plans will see the creation of over a hectare of new green space in very central London, ranging from street-level and rooftop gardens to the installation of bird and bat boxes, beehives and green walls. Other Wild West End partners have individual eco-masterplans for their patches of PCL; together, they should create ‘an extensive network of green stepping stones which form connections between the large areas of parkland which are already key natural features of the overall environment in the West End.’

Not only will all these extra green bits help to boost the city’s wildlife diversity (it’s been worked out that urban land supports just eight per cent of the native bird species and 25 per cent of the plant species of comparable undeveloped land), but the scheme should have a positive impact on localised air quality. In Chicago, introducing green roofs across 10 per cent of the city’s buildings removes 17,400mg of nitrogen dioxide each year – which is estimated to save somewhere between £17million and £65million in public health costs annually. Mayor of London Boris Johnson said: ‘There is absolutely no doubt that parks and green spaces in urban areas improve people’s wellbeing and quality of life. Through the Wild West End we look forward to transforming a part of the city for thousands of residents, workers and tourists to enjoy even more. London’s population is at an all-time high, so while we need to build new homes and improve transport infrastructure, we also need better quality green spaces.’ James Cooksey, head of central London at The Crown Estate added: ‘With the trend towards urbanisation continuing across the world, it’s important for big property owners, businesses, government and charities to consider carefully their impact on plants, habitats and wildlife in major cities. That’s why we’ve launched the Wild West End. Along with our partners, we’re seeking to ensure that the millions of shoppers, workers and tourists that come to the West End’s densely packed urban environment each week, benefit from greater biodiversity by making space for the plants, birds and bees that form a crucial part of the ecosystem in London.’ From the London Wildlife Trust, chief executive Gordon Scorer: ‘This is a fabulous step to take. We need nature in the heart of our city, and in the heart of our lives no matter where we work, live or play. We welcome the Wild West End as a means to demonstrate how wildlife can flourish amidst the hustle and bustle of the city centre, and we are keen to play our part in realising its ambitions.’ n

In the summertime Jonathan Dyson of Hamptons Battersea gives us an insight into the London property market’s recent movements

I

n the immediate aftermath of the general election, there was a great deal of speculation about how the new government might impact on the property market. Three months on, things seem to have settled down and most pundits have had a chance to revise their knee-jerk reactions to give a more considered view of the market and where it’s likely to go for the remainder of the year. Historically, the London property market has seen a fairly consistent demand throughout the year for flats, but a spike for house sales in both the spring and the autumn. More recently however, we have seen that house sales seem to be much more focussed towards the spring and summer, with a rather more secondary autumn market. It’s not hard to see why – the spring/summer is the time at which buyers look for gardens, light and space, all of which are more pronounced in these months. It’s also the time when families are thinking about schools and making sure that a house move takes place before the new September term starts. Our sales figures seem to back this up with a surprising number of buyers, still very active into the traditionally quiet summer months this year and with no particular signs of abating (fingers crossed). There is no doubt that there will be a lull at some point as buyers do take a summer break, however all of the branches across my region have shown that there

really has been very little slowing down so far this year. Looking forward, we expect the remainder of the year to be much the same as we revert to the tried and tested position of strong demand supported by an underlying lack of supply which certainly doesn’t show any sign of changing anytime soon. In terms of buyer numbers, we are seeing a steady increase, with around a 20 per cent uplift from the same period last year while available stock is fractionally up. Conversely, valuations are down by around 13 per cent whilst new instructions are down by around eight per cent and if you talk to most of our managers, none are expecting a whole rush of instructions anytime soon. This points to a steady increase in prices over the coming months, especially in September and October, as buyers who are currently pinning their hopes on fresh autumn stock coming to the market realise that relatively little is forthcoming. In overall terms, it’s very much business as usual in the property market and we are predicting around a four per cent growth over the remainder of the year. n

Coming home As families take a hold of the local rental market, Bethan Rees meets Annabel Hay, associate director of lettings at Douglas & Gordon’s Battersea office

nnabel Hay has worked at the Douglas & Gordon Battersea office since 2004, but has been learning the ropes of the SW11 property market since 1997. As a longterm resident of the area just living two minutes away from the office on Northcote Road, her extensive knowledge of the area has massively informed her role as associate director of lettings. Catching up with Annabel about the recent movement in the summer market, I find the office has been very busy with families moving to the area, in time for the start of school terms in September. With a large percentage of the lettings market demographic being families, comes longer rental periods. ‘Tenants used to rent for one to two years; they’d get themselves established in employment, get married, have a baby and then move to a bigger place. But that doesn’t happen so much now. A lot of our tenants are renting family houses because they want to live here, but they can’t afford to buy a house,’ says Annabel. She describes this transition as being ‘more European’, where people are renting homes to live in rather than just a

stopgap, en route to buying. During her time at Douglas & Gordon, Annabel has built strong, longterm, loyal relationships with landlords within the area, which is a strength within the lettings market. ‘Unlike a sales transaction, a lettings relationship is for the duration of the tenancy,’ she begins. ‘Despite the increase in buy-tolet portfolios, a large number of our landlords will still be letting their primary asset – their family home – with all the sentimentality that entails, it’s not just a business transaction. But what is it that’s pulling tenants towards this beautiful area between

the Commons? ‘There’s always a draw because of the great schools. There are the Honeywell Schools, Belleville Primary School and now Bolingbroke Academy, for example. However, catchment areas shrink every year and Wandsworth Council has announced it will be removing the sibling priority policy from September 2016, so it’ll be interesting to see the impact of this,’ explains Annabel. She continues by telling me that she has seen many tenants move to the area purely to get in to one of the many good schools. ‘We’ve had tenants who own a property on the north side of the Common, but rent over here for the schools.’ When the news arrived in 2013 through Bank of England governor Mark Carney that the ‘SW11 6’ postcode was the most heavily leveraged in the UK for mortgage debt, many would have viewed this as a negative criticism. However, Annabel takes a more optimistic outlook. ‘It just shows how attractive this area is and how much people want to live here, that they are prepared to go to that level,’ she clarifies. n

There’s no better time to sell the Clapham lifestyle than during the summer months. Whether it’s enjoying an Italian ice-cream on Clapham Common or a fine meal at a local restaurant, you quickly realise why SW4 is such a popular location for first-time buyers and families alike. I expect August to be busier than usual as we’ve seen the market pick up quite dramatically postelection. The warmer weather is always a good time to sell a garden flat and this year has been no exception. We’ve seen very strong demand for two-bedroom garden flats priced between £650,000 and £850,000, as well as good quality family homes between £1.2millon and £1.8millon. With such limited supply of the latter, I expect demand to remain strong despite the summer traditionally being a quieter time of year.

With summer now well and truly upon us, we’re seeing (as expected) an increase in buyers searching for outdoor space to take full advantage of this beautiful weather. Similarly, we have noticed that the proximity to parks, gardens or commons has added, in some cases, up to 10 per cent to the value of a home. With this increase in demand across the board, we have registered 38 per cent more buyers compared to the start of the year, and our supply/demand ratio now sits at 13 buyers for every available property. At the higher end of the market, now that a mansion tax has been ruled out, the £1-2million price bracket has begun to pick up pace and, despite coming into the holiday season, the number of property sales and enquiries from potential sellers have actually both increased in equal measures.

Clapham South and Balham come alive in the summer months with bars overflowing with those enjoying the lighter evenings and the Commons full of sun-worshippers and, as a result, we’re seeing higher demand for properties with outside space – whether that’s a garden, a roof terrace or a balcony. And the market is just as hot as the weather! Last month we sold (STC) 14 properties and to put this into perspective, we would usually sell, on average, eight properties in a month. Those in the highest demand are the two-bedroom apartments, with many buyers using the ‘bank of mum and dad’ to get on to the property ladder. While the borrowing conditions are still favourable, there’s an abundance of buyers in the market and I don’t see this changing for the remainder of the year.
