Battersea Power Station Development
Room with a view The next stage of the Battersea Power Station Development project is well under way as a management agreement has been signed with hotel brand art’otel. The planned luxury hotel is a key part of stage 3 of the £8 billion development and is being designed by Foster & Partners, the architects behind the Gherkin. With more than 160 bedrooms, the hotel will feature some rather interesting designs: a floating, glass-bottomed infinity pool will sit atop the hotel with views across London. Set to be the first pool of its kind to connect two residential buildings, it’s being dubbed the ‘aquarium in the sky’.

Tavern by the Thames There’s a new tavern to try out, as a Young’s pub has opened on the South Bank. The opening of the Nine Elms Tavern is part of the St James’ Riverlight development, which will see a complete regeneration of the area next to Battersea Power Station. An upper deck provides a large outdoor terrace and views of the river, ideal for large groups and get-togethers. The Tavern offers a selection of Young’s beers and fine wines alongside an extensive food menu, including a whole host of sourdough stonebaked flatbreads.
Premium tree picking The Christmas Forest is bringing a bit of greenery to our urban surroundings. Each premium-graded Christmas tree is farmed from a sustainable source, hand-picked and freshly cut, with experts on hand to help you choose between the five types of tree available. ’Tis the season Every Saturday this December, you can feast your eyes on all the fine foods and fresh produce on offer at Venn Street Market. A variety of small independent businesses, such as the Portland Scallop Co will be offering the people of Clapham Common some special festive treats to serve up for the big day. Moen & Sons will be getting the turkey ready for you, The Borough Cheese Company will be providing the cheeseboard, and Olivier’s Bakery will get the mince pies cooking, so you can relax and enjoy.

Caroling in Clapham
Play time Children at Ravenstone Primary School in SW12 are enjoying an early Christmas present, after months of fundraising generated enough money to create a brand-new play area. Cake fairs, comedy nights and the annual school fête contributed an impressive third of the total £30,000 target. Thanks to a generous anonymous donor and a national lottery grant, the children have seen their playground transformed. The pond has been removed, artificial grass has been added to the football pitch, the amphitheatre has been repaired and a new play frame has been built, making break time even more exciting.
Everyone is invited to the annual Light up a Life service and Christmas celebrations in Clapham this year, hosted by the Royal Trinity Hospice. Members of the community can come together and remember loved ones at the lighting of the Christmas tree at 6.45pm, followed by a procession and carol service at the Holy Trinity Church at 7.15pm. There will be music, readings and guest speakers will make an appearance during the evening, along with a few mince pies and glasses of wine. The hospice hopes to raise £50,000 from this year’s Light up a Life Appeal to fund a specialist Trinity nurse for a year. The evening is free to attend but donations are always welcome.

Commuting by catamaran Coming all the way from Tasmania, Australia, the Galaxy Clipper and Neptune Clipper are set to make the commute to work that little bit easier. As more and more people opt to use river buses, the arrival of these highspeed catamarans will be welcome for the busy morning commute. Each boat will carry 150 people from the newly built pier at Plantation Wharf, between Wandsworth and Battersea Bridges. The route has seen passenger numbers increase by 40 per cent in the last year. The catamarans are 30 per cent more fuel-efficient than any other boat in the service and are built to handle tides, shallow water and the low bridges of the River Thames.

Ready, steady, cook! For the third year running, keen cooks are taking part in the Wandsworth Young Chef of the Year competition. Students from eight different schools will compete in ‘cook-offs’, with masterclasses at South Thames College’s catering school and Billingsgate Fish Market. The competition teaches young people how to cook healthy meals on a budget.

Happy Birthday WAND Battersea Park Zoo welcomed friends along to celebrate the third anniversary of the council’s WAND Card scheme. The scheme helps children and young people with disabilities to get out and about, by offering concessions and extra support at different venues around the borough. Now with more than a thousand members, families and Parents Champions (volunteers spreading the word about WAND) were invited to celebrate their third successful year.

Ever wished you could go to a nightclub with your kids and not cramp their style? Take them to Baby Loves Disco when they’re aged five or under and you might just get away with it. The popular event, well-known for its family day clubbing, invites mums, dads and kids to dance the afternoon away for their Christmas party. Expect fun and games, themed craft activities and a best-dressed competition. There will also be a special guest and a present for kids if they’re well-behaved – and for the parents, there’s a licensed bar.
When St Mary Magdalene Church holds its fourth Christmas tree festival, visitors will see it transformed into a festive forest, with more than 30 beautifully decorated trees. Live music will be provided by Fenton House School’s church choir, while families munch on cream teas or indulge in a glass of mulled wine. There will be stalls for a spot of shopping, craft activities for the kids and Father Christmas might just pop in and say hi. The evening will raise money for the Wandsworth Community Chaplaincy Trust.
After six tough decision-making sessions, curators at Pump House Gallery settled on a selection of artwork by 20 artists and collectors for its third Open Call exhibition. Things We Didn’t Have Before sees every floor of the lake-side listed building feature different ‘curious objects’. The exhibition presents a collection of these items and the stories behind them and their creators. Every year, the gallery collaborates with a different Wandsworth community-based group to create the exhibition.

This show is certainly a feast for your eyes. The travelling vaudeville extravaganza includes cabaret, circus and burlesque, and is certainly not for the shy and retiring type. Priding itself on the ability to generate shock, laughter and disbelief, the Residents’ Journal can certainly vouch for this. Running until 17 January.
This dark magic show is exciting and there are elements of gob-smacking showmanship. Jamie Raven has a couple of tricks that wow the audience, Kevin James cuts people in half, Ben Blaque moves around the stage firing a crossbow, and Den Den’s origami manipulation is a delicate break in the theatrical-ness of the other acts. David Williamson steals the show for the simple fact that he doesn’t take himself as seriously as the others. He’s affable, jovial and at complete ease with the audience.

And what else did the year have in store? Haley Hill Author and local mum 2015 goal: To make more time for work, to get fit and finish my basement conversion
“I
had to laugh when I re-read last year’s plans. Since my girls have started school, much of my ‘working’ day seems to have become filled with playdate scheduling, club coordination and general school admin. I feel like I’m a PA to two five year olds. So I’ve decided to wind down and focus the time I have on writing my third novel. It’s much darker than my previous two and I love writing it. Our basement conversion is nearly complete. However, with me at the helm, it became worthy of a Grand Designs extended Christmas special, so my husband and I have agreed, no more building

works, ever. As for the gym, I’ve realised that my procrastination in joining is a firm indication that I don’t actually want to go. So instead, I’ve been enjoying long walks on Wandsworth and Clapham Common with my dog Rufus. This year I’ve realised that happiness isn’t some arbitrary goal we work towards. It’s something we take from the small things every day. And that might just be a better plan for 2016.” n

y hopes for 2015 were realised. Well, almost. Sir Ridley Scott has yet to make the movie of the book The Devil in the Kitchen. I’m keeping my fingers crossed that it happens in 2016. And next month I am likely to be in Australia on a foodie jaunt that involves tasting the country’s magnificent produce and fantastic wines. Tough life! I have finished another book with Raymond Blanc, and another with Marco Pierre White. Meanwhile, working with Ken Hom on his autobiography (which will be published in 2016) has been a wonderful experience. Ken has a home in Paris, where we have eaten extremely well in between book sessions. And, of course, in between hopes, dreams and resolutions there is the unexpected. high life Emily Adams speaks to managing director of catering company Absolute Taste, Lyndy Redding, to talk food, Formula 1 and festivities with the family
W
hen you count the head of McLaren as a close friend and lifelong mentor, you may think it would be hard to stay grounded, but Lyndy Redding is the most down-to-earth and welcoming person I’ve met. We’re enjoying a coffee and nattering away at the offices of her catering company Absolute Taste, when I realise I haven’t even asked her a question. In fact, we’re so busy chatting, I’ve almost forgotten this is an interview. Lyndy is a mother to five-year-old Josh, a wife to McLaren team manager Dave ‘Otis’ Redding, a chef by trade and a managing director by experience. Having trained as a chef at the Tante Marie College in Woking, of which she is now a shareholder, Lyndy worked just about everywhere before landing a job at Formula 1. After moving back to London seven years later, she received a phone call and recalls: “The head of McLaren called and he said: ‘Let’s start a business together’. I thought he was joking.” It turns out Ron Dennis doesn’t joke around when it comes to business. “He asked me to write a business plan – but I’d never used a computer – but I hired one for an hour in a business centre on Chelsea Bridge Road.” And now, together, she and Ron Dennis own Absolute Taste.
There’s a lot of pressure with big clients, but as long as you deliver it’s fine Lyndy describes the company’s style as “normal modern British food, but done really well” – and judging by the photos of food that adorn the walls of the office, it looks like it’s done really well. “For the first year we worked out of my flat in Wandsworth Road. My sitting room was the office. I was doing the accounts!” Now, she tells me, there are nine people working in accounts, more than 300 employees across nine sites. “It’s so surreal. People want to come and work here now.” She seems genuinely shocked and excited by Absolute

Chez Bruce Taste’s success, working with clients that most companies can only dream of: “We have offices in Geneva. There’s an event we’re doing the catering for in Abu Dhabi next week, there’s a sailing event in Sydney and an air show in Bahrain coming up.” It all sounds very daunting, but Lyndy is quick to reassure me, “There’s a lot of pressure with big clients, but as long as you deliver it’s fine.” Working with Gordon Ramsay, McLaren and at the London Olympics may not faze her, but Lyndy is beaming when she tells me about catering for Formula E this year in Battersea. “When we pitched for it, I said, ‘Come on, we are your local caterer, we are here!’” When she’s not catering for high-end clients, she’s organising Josh’s birthday parties which are always full-on Absolute Taste productions, with different themes; from a teddy bears’ picnic to dinosaurs or superheroes. On the subject of celebrations, Lyndy tells me about her Christmas extravaganza, which I’ve invited myself to before she’s even told me about the parmesan-covered parsnips. “There will be 14 adults and five children. And I’m going to do it all,” she laughs, as I realise my mouth is wide open in shock. “I’m really excited about it,” she assures me, and she really is – she’s got it all planned out. She reels off a list of mouth-watering treats, from confit of turkey leg in filo crackers to carrots wrapped in prosciutto with thyme and garlic; and

don’t even get me started on the desserts. And right there, I can tell, Lyndy isn’t going to slow down any time soon. One day she’s in Las Vegas, the next she’s walking ‘Joshie’ to school across Wandsworth Common. Her job may take her all over the world, but she can’t quite imagine moving her offices from Battersea. “I love living here. We go to Wandsworth Common and Battersea Park is gorgeous. It’s the perfect place.” An hour later and she’s convinced me that Wandsworth is the place to move to, and I’m sold. Whether she meant it or not, I’ll be on her doorstep this Christmas, ready for my turkey ballotine with wild mushroom, foie gras and chestnut stuffing. I’m already counting down the days. n

tooting The world is a book and those who do not travel only read one page as Bonnie Estridge discovers after speaking to Tooting resident John Gimlette
H
aving just published his latest book Elephant Complex: Travels in Sri Lanka, it’s no surprise that John says: “For me, Sri Lanka is probably the most beautiful place on earth, and has the best food in the world – but you can also get some of the best curries just down the road in Tooting.” Incredibly, Tooting is home to 8,000 Sri Lankan Tamils who came to the UK as refugees from the civil war during the 1980s. So it was music to John’s ears when he discovered that the Tamil food he loved so much when he visited Sri Lanka could be found so close to home. Yet it seems that Tooting is a far more interesting place than it tends to be given credit for. “The Tamil population have created their own little world,” he says. They have their own dance academies, after-school activities, temples, shops, cafés and charities – and there is even a special Tamil version of the Yellow Pages!” The Tamils are also very religious, either Hindu, Muslim or Christian but predominantly Hindu. It is a wonderful community to visit, and it makes me feel I’m back on the island,” says John. “But it’s also very introspective. People keep to themselves and many of the adults don’t speak English, although their children do.” John tells me how much he enjoys living in Wandsworth – a borough that encompasses Tooting and Balham and is the largest in Inner London. However, he confesses that he was originally from Fulham and was reluctant to come south of the river. But John’s wife, TV presenter Jayne Constantinis, had been living in Balham long before they met, and eventually managed to persuade her husband to make the move south. “I have to admit that I was pretty doubtful about crossing Wandsworth Bridge,” he laughs. “Balham, to me, seemed to be such an alien place back in the 90s, having lived in Fulham. But I quickly fell in love with the open spaces and the beautiful Victorian houses. There seemed to be so much greenery that it felt like
we were virtually living in the very lungs of London. “We have been in the same house near Wandsworth Common for 17 years – since Jayne and I married – and we love the area. Our daughter Lucy goes to Thomas’s London Day School, which is just up the road from our home – so obviously very convenient.” John has been a lawyer since 1986 but started his astonishingly prolific career as a travel writer in 1997, having won a competition in the Spectator. “It was an odd moment for me because one night in 1997 I was on the tube coming home from work and saw an advertisement for a travel-writing competition. I happened not to be in court the next day, so I thought I would give it a go and write an article about Paraguay instead, as I had been there some years earlier. It actually changed my life as, after that, I thought perhaps people did want to read what I liked writing about, something that I hadn’t actually appreciated before.”

Now 52, John was just 17 when the travel bug really bit him as he crossed the Soviet Union by train and has since travelled to more than 60 countries, including Argentina where he branded cattle and planted grass on the eve of the Falklands War. Having crossed the border into Paraguay, a country for which he admits he has always had a fascination, he soon had to return to England to take up his place to read Law at Cambridge – “via Bolivia and Chile, of course,” he says nonchalantly.
The navy filled me up with pigs’ ears and recruited me to patrol their frontier John, who had been at the Bar for 11 years, suddenly found himself enjoying a parallel career as a travel writer which is something he appears to juggle amazingly energetically and easily. “I had always been a travel fiend – my house is full of travel diaries and memorabilia but I’m fortunate enough to be able to take time out to go on rather long excursions,” he says. In one of his other books Panther Soup – which was published in spring 2008 – John writes about his
travels with an American war veteran, going along the wartime campaign trail of 1944-45 taking in Marseille, Alsace, Lorraine, Swabia, Bavaria and the Austrian Tyrol. “I tend to find myself in parts of the world without fluffy towels and am prone to losing my luggage and collecting plenty of junk to bring home along the way,” he confides. “I know I have a complete inability to look dangerous, and this has given me some strange responsibilities. For example, in Bolivia, I was actually left in charge by customs officers while they went shopping; and in Thailand, the navy filled me up with pigs’ ears and recruited me to patrol their frontier. But, he insists: “There really isn’t anywhere or anything in the world that I haven’t enjoyed on my travels – even with the bed bugs, the pigs’ ears and the dysentery….” n

f you haven’t already noticed, there’s a relatively new addition to Northcote Road, Flight Centre, adding to its already impressive 2,000 branches worldwide and more than 80 stores on the UK’s high street. Nathalie also goes on to say how often flying premium economy isn’t always good value for money and that “for an extra £500 or so you can fly business class where you would get a bed, and that makes all the difference when flying long-haul.” Nathalie – who has extensively travelled the world – is keen to point out the benefits of travelling first or business class. She explains: “There are the obvious luxuries such as lounge access, comfortable seats and beds,” but she also advises clients on the

L
ocated on the banks of the River Thames in Battersea, the first thing that strikes me about Crowne Plaza is the sound of the helicopters. Perhaps not the most relaxing of noises, yet it’s good to know that you can arrive by chopper. Located in the depths of the hotel, you won’t hear the jets in Spa Verta’s subterranean sanctuary. Apart from the pool jets, of course. As I walk in, the spa is a sensation for the senses: a waterfall feature in the reception area provides a calming and soothing noise, the smell of Neom candles fills the space, while the dim lights makes me feel like I can drift off for an hour or two, or an afternoon for that matter. moments of tranquillity until I wake myself from a slumber and head for afternoon tea. Sitting outside on the terrace, the panoramic views are incredible and it’s the perfect spot to enjoy a light bite with a glass of fizz in hand. And as I reflect on my day, I’m already thinking it would be an ideal place to watch the fireworks on New Year’s Eve. And the helicopters, of course. n

Help - my seven-year-old can’t get to sleep Mon 9 Nov, 2015 10.07pm I don’t know if any of you have any experience and can help point me in the right direction. My seven-year-old can’t seem to switch off at night. When he gets into bed, he is beyond exhausted but then he tosses and turns all night until around 9.30pm or 10pm. This is not enough sleep as he is up at 7am for school. He is a fairly anxious child but I don’t think that it is his anxiety keeping him up; I believe it is his inability to switch off. He has been like this for at least two years and we can’t carry on. Funnily enough, he was such a good sleeper as a baby; he went to sleep at 7pm to 7am until he started school. Is there anyone else who is in the same situation and has found a solution? I have heard about cranial osteopathy – does anyone know if this works? We need to break this cycle. Thank you in advance!

I think it can be quite overwhelming for them and makes them over-tired. The whole process of going to bed can take so long, so we try to start as early as possible. This means that once she’s finally asleep it’s still an OK time. However, this is soon interrupted as my husband quite often comes home and then all the kids get excited, but what they really should be doing is unwinding. And when he reads to them, he should preferably be reading in a boring monotone voice rather than engaging and firing them up. We’ve also recently had problems with our daughter leaving her bed after we have said good night. We’re tackling this by rewarding her with a special star in the morning if she stays in bed. Keep trying, I feel for you! It’s hard to be patient when all you want to do is have an evening and eat your dinner!
I don’t know if this will help, is relevant to children, or is even true for that matter, but I read somewhere that even if you’re not actually asleep, but are in bed and it’s peaceful, that it is still having a restorative effect on your mind and body. It is something I try to remember when I’m having trouble sleeping. It then doesn’t stress me out too much and helps me to relax as opposed to lying there worrying that I’m not getting enough sleep. I find this technique helps me. You don’t say what time you put your child to bed, but if anything I would push his bedtime back a little later while still being conscious not to do anything that is too entertaining. It took me a while to realise that my daughter wasn’t a toddler any more and shouldn’t necessarily be going to bed at 7pm. We moved her bedtime to 8pm recently and by that time she has calmed down from daddy coming home, has had a catch-up with him, read a book or two and now
settles down to sleep quite easily. It was very difficult when we were still aiming for 7pm! On a final note, most of the European and Latin-American families I know in London send their kids to bed much, much later and all are bright, happy, well-adjusted children, so it might not have that much of a negative effect. I still aim for before 8pm, so I can actually switch off the lights no later than 8pm. Our bedtime process starts at around 6.30pm (I have two children). She is tired but then I have the opposite problem in that she gets up at 6.10am no matter what and doesn’t go back to bed. I know it comes from when she was a baby and learning to sleep. It takes a while to adjust and there are often good and bad nights and indeed mornings. All the best!

CHOOSE TO CRUISE Plantation Wharf in Battersea is open for business, so don your sea legs and get set to sail

efore the invention of Santander bikes, the tube and buses, rivers were the highways of all communities for communities. They were used to transport livestock, goods and wares and, more pertinently, people who were making their way to work. These days, Thames Clippers are proving increasingly popular modes of commuting transport for people who prefer the daylight and fresh air, rather than the rush along in the dark, hot
tunnels of the tube. Residents of Battersea can now ditch the sardine-tin-esque trains and hop onto a boat at Plantation Wharf. The jetty is the 20th pier on the route from Blackfriars to Putney, and is a result of increased demand for river services. Permission for the pier was granted in 2012 and its opening this year has been widely welcomed within the community. This will provide Battersea with two boats, each with the capacity for 150 passengers, and cost £2.8million to construct. In February this

year, Transport for London reported that a record-breaking 9.8million passengers were using the River Thames as an efficient way to get from one end of the capital to another, and the increase in usage has been largely down to the Mayor of London’s River Action Plan. The Blackfriars to Putney route has benefited from more services on weekdays on modern, accessible, high-speed catamarans that offer passengers a guaranteed seat, free

Wi-Fi and the availability of on-board refreshments since its inception last year, which could be one of the reasons why Londoners are so keen to take to the waves in order to get to work. Other piers are currently undergoing improvement, including those at Westminster, Bankside and Embankment, with the extensions expected to be completed in spring 2016. Further east, there are plans for two other stopping points; Enderby Wharf in Greenwich and Convoys Wharf in Deptford. Throughout 2016, TfL will be going to great lengths to improve the river boat services, such is the scheme’s popularity. For instance, cycle
hire and parking will be improved at piers, and lighting and signage will be updated to make the use of the services much easier. The new vessels providing the additional capacity are called Galaxy Clipper and Neptune Clipper, which are the most technically advanced and energy-efficient fast ferries in the world. Passengers can still use their Oyster card on a pay-as-you-go basis, and contactless payments are due to be rolled out next summer. Each morning, Battersea residents can now decide whether they want to get to work on water or land, whatever floats their boat.

THE BIG MOVE Last month, St John Bosco School in Battersea was officially opened with a blessing ceremony attended by architect Paul Monaghan and the design team responsible for the Stirling Prize-winning Burntwood School. The new-look St John Bosco College comes as part of a larger construction project across the borough, which includes the Community House for the Salesian monastery of Don Bosco, and the Cobalt Place residential scheme in Wandsworth; all of which have been designed and masterminded by architects Allford Hall Monaghan Morris (AHMM). The launch of the new school comes at a good time for the firm as it continues to ride the wave of industry recognition from its Burntwood School award, and it’s widely accepted that you can expect to see good things at the new St John Bosco College site. Perhaps something award-worthy – time will tell.

A few years ago I penned a column titled ‘All I want for Christmas’ that was apparently quite well-received. So much so in fact that I’ve had several people asking if I was planning to do the same again this year. Well, never being one to disappoint, here is a slightly updated version

erhaps when I asked you for stamp duty reforms I should have been more specific. Please understand that while I’m not ungrateful for the changes that you made last Christmas, the impact of the changes above £1m are affecting everyone below. While we understand that everyone should pay their way, the reality is that when people at the top of the market move house, this has an effect all the way down to the bottom. Unfortunately, rather than seeing these buyers simply ‘suck it up’, they are staying put as the tens of thousands of extra pounds in tax takes its toll. This trickles down all the way through to the first-time buyers who now have even less choice, at greater prices than before. I’d love to see honest valuing by all agents, with real, unadulterated, comparable evidence of prices achieved by similar properties in similar locations supporting the price. Can we please have some level of commitment from buyer and seller once a sale is agreed? That either side can pull out of a transaction with no redress to the other in this day and age is patently

I’m sure that you will have heard this one from many borrowers but can we please keep the interest rates low? While this goes against the grain as I sit rather unprettily on my five year fixed rate mortgage, at least it’s stimulating buyers and has a very positive effect on activity. Finally, stability, predictability, consistency and confidence for all price ranges and across the London market. I’m not looking for jingle bells, 11 piper whistles and certainly no angels singing sweetly – just a normal, stable (at least for the donkeys) and encouraging market for the foreseeable future. Transport for London has kicked off the maiden phase of its enormous property development programme across the capital, submitting plans for sites at Parsons Green, Nine Elms and Northwood. More than 600 new homes are envisaged across the trio of applications, with 362 at Nine Elms, 127 at Northwood and 119 at Parsons Green. The Nine Elms and Northwood projects involve developments above tube stations, while the Parsons Green plan would see a former depot transformed into a residential-led mix of homes, retail, restaurant and office spaces. The Parsons Green site is right next to the tube station and the idea is to create 106 apartments and 13 townhouses – all with outside space – and 57 underground parking spaces. Forty per cent of the planned homes are classed as affordable, compared to 25 per cent at Nine Elms and 20 per cent at Northwood. The over-arching vision is to deliver 10,000 new homes across 75 separate sites across the capital, covering some 300 acres in total. It’s hoped the programme will generate £1billion in funding to improve the capital’s transport network. n

A look back Mayow Short, head of Savills Battersea, reflects on the past year
E
arlier this year we celebrated the first anniversary of our new multi-disciplinal office on Battersea Bridge Road, which opened on 18 August 2014. This was to recognise the significance of the growth in the Battersea area, particularly the Nine Elms redevelopment to the east of Battersea Park. To support this, the Northern Line extension will offer two new tube stations to provide access into central London, and other riverside developments are opening new hubs of shops, restaurants and leisure facilities. These changes make Battersea an exciting place to live and work – and the new office, working with our original premises on Battersea Park Road, has enabled us to set up a large designated team covering residential sales, lettings, new homes and consultancy, as well as our dedicated Waterfront sales and lettings department. This expansion of the local business has allowed us to give our clients the greatest cover of expertise in residential property in the area with a strong understanding of properties’ potential. The property market has been almost constantly in the press throughout 2015, with the prolonged property politics surrounding May’s General Election and the new stamp duty levels considerably increasing the cost of buying above a certain price point, requiring an adjustment in the market in prime central London. As a result, many of our buyers this year have been needs-based; looking for homes rather than rental investments. Nevertheless, Battersea and south-west London as a whole seem to have weathered the potential storm well, with a market that has historically leaned more towards home-buyers than investors. There is only a small number of large period houses north of £2m in and around the park, and so adversely to prime central London these have continued to sell well. Embassy Gardens continues to be a success with our New Homes team having sold several units in the current phase. We have such a fantastic range of properties here, across all price levels,
with some of the most iconic waterside developments, such as the Ram Brewery and Battersea Power Station, as well as the beautiful mansion blocks and houses overlooking Battersea Park. As a result, Battersea has remained on the map

developments, such as the Ram Brewery in Wandsworth, of which we have now sold more than 65 per cent of the first phase, with the second coming to the market in 2016. Other success stories have bolstered our year, with a fantastic sale of a penthouse in Albion Riverside for the asking price of £15.5 million, sold by our Sales and Waterfront department, and a number of properties let by us on the first viewing, such as a flat on Warriner Gardens, on the market at £450 per week. In the new year, we expect these successes to continue, no longer affected by election uncertainty, and as the market continues to settle in the wake of higher moving costs. Nine Elms’ continued development, among others, mean buyers won’t want to take their eyes off Battersea, as house prices are forecast to grow by a further 20.4 per cent over the next five years and the area is expected to continue transforming for the better. n

Time is of the essence Damian Kenley speaks to The Journal about the attraction of Abbeville Village, sealed bids and the rise of the sharers market
“H
aving worked at Douglas & Gordon in Clapham for the last six years, Damian Kenley, lettings manager of the Abbeville Road branch, has seen the area go from strength to strength. He believes it is the village and community atmosphere of Abbeville Road that helps make the area so popular – not only is it brilliantly located for transport and shopping but it also has the green open spaces of Clapham Common on its doorstep. “Clapham has always been an aspirational place to live, but I’ve noticed that it is certainly more bustling than it used to be,” he tells me. With the tube only a stone’s throw away and a 15-minute walk to Brixton, the area has plenty to offer. Indeed, supermarkets have caught on and now have a place in the village (always a sign of a demographic shift) though the charm remains with a wonderful array of restaurants and independent shops. Now that the festive season is upon us, the agency has the end-of-season rush where many tenants want to move in before
Clapham has always been an aspirational place to live Christmas, as Damian explains: “As soon as we get a flat or house on the board, it tends to go very quickly. Properties often go to sealed bids; recently we had a threebedroom flat that was sold to a buy-to-let investor – and we started marketing it for rent the day it completed. We ended up having 20 viewings in one day, with eight going to best and final offers.”

Over the last couple of months, Damian has seen a rise in the sharers market. This is partly due to the knock-on effect of the competitive sales market – it is taking people longer to save for a deposit and get their first foot on the ladder. Tenants are renting for longer, hence the term, Generation Rent. “We’re educating landlords on professional sharers. I think in the past there was a slight stigma attached to sharers – landlords thought many were students fresh out of university. However, this certainly isn’t the case any more. In fact, there can often be more wear-and-tear from a family than those who are out at work most of the day.” In addition, Damian has seen an increase in tenants who want to rent with their pets. “This is especially the case with families as they, of course, will want to bring their cat or dog with them,” he says. Again, pets are not as much of an issue as they once were – tenants pay larger deposits and pets mean permanency. Finally, how would Damian sum up the year? “We had a very strong spring/ summer market which has continued to the end of 2015. And with Douglas & Gordon marketing a new development of studios and one-bedroom flats at No15 Abbeville Road, it looks like it’s going to be a very busy end to the year. n
