Help is at hand with Teresa Scibor and her French club, Le Club Tricolore, which was set up in 1988. With her successful business teaching children French, Teresa saw an appetite for adult lessons. Taking place once a week, this is a chance for parents to escape their duties for an evening and attend The

New position Peter Laurie is the new face of Battersea Dogs & Cats Home as he takes on a new role as director of operations this month. Peter will be responsible for the day-to-day running of the centre, as well as overseeing more than 60 per cent of the charity’s staff and more than 1,000 volunteers. Peter’s previous position was chief executive of the Retired Greyhound Trust, a post he held for more than three years.

New homes
Cross-country exercise Rollerskiing is a combination of rollerblading and skiing, and it’s one of the more unusual exercise crazes to hit London. Mantas Strolia, a rollerskiing instructor in Battersea, competed in the 2010 Vancouver Olympics for cross-country skiing and now teaches rollerskiing in London. He will host a five-week introduction to classic rollerskiing this month, so why not give something new a go?

Hope Street in Battersea could be the centre of new homes if approved by Wandsworth Council, which is also aiming to boost the supply of affordable housing with up to 85 new low-cost homes for rent with a mix of housing for single occupants, couples and families. If given the go-ahead, the construction will begin on the site of an old sports facility. This project follows an announcement in 2014 for a £4million council scheme to build 130 new affordable homes in the borough. Wandsworth residents will see more than 1,600 affordable homes built in the next four years.

This month, Funky Moves, a dance company, and The Exhibit are in Balham to kick-start half-term activities. Each day has a specific theme, pairing a film with a dance class. While eating a delicious lunch, children can watch a movie in the luxurious private cinema then, having seen the film, they’ll learn a dance routine to a song from the movie and perform it to the parents at the end of the day. It’s a great opportunity for parents to enjoy some time out from parenthood and make sure their children make the most of their half-term.

Like the movies The New Year brings new ideas and inspiration, and the Studio Film School in Balham has the perfect way to kickstart February half-term for children. Recycle, recycle
Protect and preserve
A campaign targeting more than 12,000 homes has been set up to advise local residents across the Borough of Wandsworth on what can and can’t be recycled. Certain areas that have a lower recycling rate have been earmarked and the new information will ensure residents understand correct protocol. The funding for the campaign was awarded to the Western Riverside Waste Authority (WRWA) by the London Waste and Recycling Board (LWaRB) and managed by the charity WRAP. WRWA has received £30,000 to spread the message.
Make a difference to the environment by volunteering to help The Tooting Common Heritage Project to find out more about the wildlife and the Common’s history. The council set up the project after a successful bid to the Heritage Lottery Fund with a purpose to breathe new life into the habitat and boost bio-diversity. Volunteers will receive training and guidance to survey the animals, insects, birds and plants on the Common. If you know your birds from your bees, contact the project to make positive changes.

a tale of two halves
THE SCOTTISH PLAY
Wandsworth Council is running Wandsworth Enterprise Week, a project that nurtures budding entrepreneurs who are expanding or developing a new business. The event is divided into several topics with discussions and question-and-answer workshops. Take advice from a panel of speakers, including Paul and Rob Forkan, founders of Gandys, Nancy Cruickshank, founder of MyShowcase, Jimmy Garcia of the Southwest Supper Club. There’s also the chance to pitch your idea to win a start-up prize.
Ridiculusmus is a theatre company run by David Woods and Jon Haynes, and it’s coming to Battersea Arts Centre this month with a dual-family drama. Entitled The Eradication of Schizophrenia in Western Lapland, the stories begin at the onset of a mother and son’s psychoses and the storylines run in parallel with each other. The audience will be divided into two halves by netcurtained windows, where one side will see the mother’s tale, and on the other, the son’s. At the interval, the audience switches sides and the action is replayed, mapping a pathway to recovery.
Macbeth is well-known as one of Shakespeare’s most chilling tragedies, and director David Shopland’s version of the play is taking centre stage at the LOST Theatre this month. The cautionary tale of madness and ambition transcends into violence and death. This production will adapt the destructive theme of the original story as it regales audiences with the deterioration of a couple’s marriage. A sparse and gripping portrayal of the centuries-old drama, the play will appeal to audiences – whether they’ve seen the original or not.

NATIVE ART
The Brewmasters is presenting A Theatre of Beer, a three-day beer extravaganza at The Clapham Grand this month. With no Battersea Beer Festival this year, Brewmasters promises that this event will be just as exciting. There will be around 200 cask beers and bottled beers from 20 countries to taste, but if beer doesn’t tickle your taste-buds, there will also be a cider bar to sample. Live music will play for the first two days.
The sugar plantations of Barbados in the 1800s might be difficult to envisage, but Muscovado, a new play by Matilda Ibini, will allow you to see what life might have been like for the workers. It tells the intertwined stories of a planter family and their slaves, shedding light on British involvement in the trans-Atlantic slave trade. Original music is performed live by the cast. The play was commissioned by BurntOut Theatre and is directed by Clemmie Reynolds and Sophie de Vries.
The Pump House Gallery is hosting an exhibition entitled The First Humans which looks at contemporary art that’s been designed to look like primitive artefacts. The work of artists Andy Harper, Caroline Achaintre, Salvatore Arancio, Ben Rivers and Jack Strange will be on display. It has been curated by Angela Kingston and encourages visitors to consider why these modern-day artists are drawn to prehistory. Ben Rivers’ film named The Creation As We Saw It covers topics including the origin of humans, why pigs walk on all fours and why a volcano sits where it does.

P laytime problems Given that there are so many small children in the area, I really think we need some more (or bigger) playgrounds. The ones I visit with my kids (Clapham Common past the bandstand, and Wandsworth Common by Chivalry Road) are always packed, especially at weekends or on sunny days. I must admit, I was a bit disappointed that the new outdoor gyms on Clapham Common (which are used a lot by personal trainers for lessons) were built instead of new playgrounds. Does anybody know how to get either Wandsworth or Lambeth Councils to upgrade our play areas? Top replies: Tue 16 Dec, 2014 9.03pm I agree, and the existing ones all need updating. I’d be happy to fundraise if the council says there’s no money for new play areas. There’s nowhere else to play, so I’d like to get it sorted out quickly. Mon 22 Dec, 2014 3.57pm I contacted Jane Ellison, the MP for Battersea, about the state of the playgrounds. She said the playgrounds on Clapham Common fall within Lambeth’s remit and, disappointingly, she didn’t use her connections with the Lambeth MP nor any council members to find out anything further. She did contact Wandsworth Council and received a reply saying that it was hoping to apply for additional funding in 2016/17 and, if successful, it would update the spider-web climbing frame near the Skylark Café.
Mon 22 Dec, 2014 4.22pm I spoke to Jane Ellison once and explained that for a lot of families who live in flats and have nowhere for their children to play, these playgrounds are very important. Has anyone gone to the playpen in The Latchmere lately? I couldn’t believe how much the price has increased.
There are so many good playgrounds around, but not in Clapham! Battersea Park and Brockwell Park have great spaces, but they’re more than a mile away. The playgrounds on Clapham Common are rather shabby, small and nowhere near as exciting for kids to play in. We need better play spaces. Mon 22 Dec, 2014 9.17pm I’m struck by the huge contrast between the amazing playground at Brockwell Park and the terribly shabby one on Clapham Common every time we visit. Having read about the level of cuts the council is facing, I didn’t think I could ask it to prioritise upgrading playgrounds when there may be very vulnerable old or young people needing core services. However, I wrote to the council a few months ago asking if it had any plans to refurbish the old playgrounds and I enquired as to whether I could help with any fundraising efforts, but never received a reply. I thought that was a shame, but I’d still be interested in helping out if there are any charitable or individual fundraising efforts under way.

One of the most recent mumpreneurs to emerge in Battersea is wife, mother and businesswoman Rhiannon Davies who has recently launched The Biscuit Tree. Rhiannon left the green pastoral fields of Wales to find love in Battersea and has been in the area ever since. I asked Rhiannon how she balances her business and the chores that come with married life and parenthood. ‘I’m precious about my children and the time we have together,’ she replies. ‘During the day I answer the phone as The Biscuit Tree, but once they’re home, I’m just mum.’ With a likeable charm and energy to succeed, Rhiannon understands that teaching isn’t a flexible enough career to be a full-time mum. ‘I think it’s fascinating meeting people who have also changed career paths.’ Her success has been the talk of the town after celebrating her nomination at the Mumpreneur Awards for Best Start-Up. Mumpreneur was set up by Amanda Farren and Laura Rigney to help, as Rhiannon eloquently puts it: ‘To get your tax return in on time without getting egg and beans all over it, because you’re doing it whilst feeding – they have a mum spin on it.’ Rhiannon knew it was a no-brainer to submit her business for consideration, arguing: ‘It’s what I do – I’m a mum and I somehow manage to run a business.’ Although she didn’t win, she was shortlisted from 3,000 nominees for 10 awards to be one of nine in her category, and used this as a reminder of her success as a home-grown business. Further expanding her reputation, Rhiannon was filmed by The Quick Brown Fox, a film company based in Southfields. The idea of the film was to promote hidden gems in the area of Wandsworth, from hats to pottery and biscuits. ‘Women understand that if you help each other, you will be stronger than fighting it out on your own and having to be ruthless,’ she says. Once a village girl
used to small-town gossip and buses finishing at 5pm, Rhiannon embodies a fighting spirit to succeed as a businesswoman, wife and mother. She embraces the communities that she has been part of throughout the different stages of her life, telling me: ‘I love Northcote Road Summer Fête as it gives everyone in the community the opportunity to mix together.’ The freshly baked butter biscuit aromas fill the house as Rhiannon discusses her craftsmanship, explaining the process to me. ‘The first layer of white icing takes five hours to dry. The longer they have to dry, the better chance there is that the icing won’t bleed. I’ve never made a whole tin of biscuits in one day. I do one day baking, half a day icing and then leave them to dry and ice again.’ With twin toddlers around the house, it’s never easy having brightlycoloured sugary biscuits on show. ‘So what’s next for The Biscuit Tree?’ I ask. I’m given a good answer: plans to extend the kitchen are in place to host icing classes. Rhiannon is as dedicated as the next mum, with a great motto: ‘If you think it – I can make it and bake it.’ Known as the ‘biscuit woman’, people often remark to her ‘You don’t look like you eat loads of biscuits.’ I know for a fact that if I were surrounded by these tasty sweet treats, it would be hard not to have a nibble here and there. n

sugar and spice The Zumbura restaurant is definitely Clapham Cool, writes Francesca Lee
I
ndian food and western cocktails are not two of the things I would usually put together. Yet to my amazement, at Zumbura in the heart of Clapham Old Town, it works. And so does the décor – the red, exposed brickwork walls and the copper filament-exposed light bulb lanterns that hang over the meticulously carved wooden bar gives an urban-meets-African feel, while teal paintwork and Mughal-style bird-print wallpaper on part of the ceiling adds South Asian influences and pops of colour. It’s a given that the interior is – and should be – spot on, what with the co-founders being interior design experts Aamir Ahmad and Sean Galligan, who also founded Dwell. Headed up by chef Raju Rawat, who worked at Michelin-starred Benares in Mayfair, the restaurant specialises in North Indian cuisine, with a specific focus on the Purab region. Size matters, and for me, I’m much more of a grazer than an allyou-can-eat buffet-type diner. Therefore, I was pleasantly surprised to sample the sharing tapas-style homemade dishes (six in total). These included rich black chickpeas braised in onion and mango powder, beef flat kebabs with garlic, ginger and spices and home-style chicken curry; you won’t find a boring tikka masala here. Eaten with freshly made chapattis, the dishes instantly became comfort food; a definite necessity in the depths of winter. With all that spice, I needed something to cool my palate down and Zumbura’s signature Molly Moo Moo cocktail – a long cocktail made with vanilla and raspberry Stoli, limoncello, fresh raspberries, apple and passion fruit juice – did just the trick, while the restaurant also had a good selection of reds and whites.
Indian food and western cocktails are not two of the things I would usually put together The atmosphere got busier and busier as the night progressed (I would definitely advise booking as there are only 45 covers), and after an impressive two hours at the table, we moved to the bar, where if you don’t have a reservation, you can also dine and drink cocktails to your heart’s delight. What with Zumbura’s lively atmosphere, fantastic food and creative cocktails, it’s definitely the place to be on a Friday night. Or any night, for that matter... n

Doctor doctor Bonnie Estridge talks to Guy Henry about living in Tooting, returning to Holby City and fulfilling a lifelong ambition
I
n a curious case of art imitating life, I am sitting in actor Guy Henry’s cosy Tooting kitchen discussing a very minor operation that he’s about to have at nearby St George’s Hospital. Of course, the irony will not be lost on the – literally – thousands of fans who follow Guy on Twitter and know only too well that their TV hero is returning to his rightful place in Holby City. Hopefully the arrival for his appointment today will go un-noticed by eagle-eyed fans who may happen to be at St George’s, although it seems that this is most unlikely.
‘If I bump into a real-life patient their reaction can be very funny,’ he tells me. ‘I’ve more than once overheard someone say: “Is he a real doctor then?”’ Guy, who trained at RADA, returns to our screens this spring to play the aloof surgeon Henrik Hanssen in Holby City is regularly stopped and asked for autographs or “selfies” which, he says, he’s always happy to provide. He has played many TV and film roles, but it is Holby which is such a huge hit with viewers that it regularly gets a quarter of the entire BBC’s weekly audience share.

However, he explains that he had been constantly in and out of his beloved Tooting (or Toots as he affectionately calls it) where he has lived since 2000, because in the last year of his previous stint on Holby he was having to travel backwards and forwards to the studios in Borehamwood, Hertfordshire. ‘It would be such a long day – often 13 hours of filming – and then I had to drive home in terrible traffic,’ he tells me. However, the long drive was always worth the reward to live in the local area. ‘When I have time off I love to go to Clapham Picturehouse and visit Capital Gardens in Wandsworth or, during the summer, I’ll go to Tooting Lido with my son Gus,’ he tells me. Guy also eats out regularly and counts The Kitchen Table café on Franciscan Road in Balham and the King’s Head in Tooting as his local haunts. ‘I love the café’s curried potatoes, while the pub has legendary quiz nights and my actor friend, Scott Fraser, is a regular quizmaster there. I’ve had the pleasure of filling in for him a few times when he’s been on tour and found it totally nerve-racking. Far more daunting than being on a Shakespearian stage I’d say!’ On the subject of Shakespeare, Guy left Holby and his beloved Tooting for a role to play Captain Hook for the Royal Shakespeare Company at Stratford-upon-Avon in a new version of Peter Pan. ‘It was great to be back at the RSC where I have worked many times before, but it was quite tough being away from home in the middle of the winter, doing eight shows a week with far too much swordfighting and not enough jokes!’ he laughs. Ironically, when Guy was looking for a lodger to look after his Tooting house while he was away, by amazing coincidence the applicant he found turned out to be Eoin, the nephew of Paul Bradley, who plays Professor Elliot Hope in Holby. ‘It was strange as Paul is one of my great friends. But it was the perfect solution as Eoin stayed here in Tooting and, in another uncanny twist, he works as a nurse at St George’s Hospital and was seen on TV in the Channel 4 documentary 24 Hours in A&E.’ Yet nothing could quite prepare me – or possibly Guy’s fans – for his next confession as he tells me that ever since he was a child he’d always wanted to be a coach driver. ‘I’ve always been fascinated by coaches, well, by driving them, that is… I know it’s a strange thing to

admit but I suppose it’s the sheer skill of driving such a huge vehicle – it’s certainly a very tense challenge on London’s streets… ‘When I left Holby in 2013 for a break, I decided it was now or never to make one of my childhood dreams come true. In just four days I trained and got my licence. Mind you, it genuinely confused passengers having “That doctor from Holby City” behind the wheel and I had to keep assuring them that whilst I may not be a qualified surgeon, I am a fully qualified coach driver,’ he admits. ‘In a way, though, I did feel like I was still on a stage and it was great to show off my skill to my parents who had been putting up with my obsession for years!’ he recalls. Since his break from Holby, Guy has enjoyed roles including New Worlds, Our Zoo and Father Brown but will return to our screens in the medical drama this April. ‘There was a big lure of going back and playing Henrik Hanssen and I’ve missed the cast. Viewers love the character and, from my point of view, it’s great to have created a character from scratch and to have the chance to really flesh him out even more. ‘Although I have had many great parts including being in films such as Harry Potter, acting can be feast or famine, so a regular part in such a terrific series is a blessing. I had felt that I was getting stale after three years of roaming in Holby’s corridors – but after such a fulfilling break I can’t wait to be back there. ‘But whatever I’m doing and wherever I may be, I always look forward to coming back home to Tooting…’ n

tr ailbla zer Jennifer Mason meets Laura Waite, founder of bespoke tailoring brand Calder London, as she returns to Battersea with her latest venture
W
hat began in the summer of 2010 at Henley Regatta under the name Laura Jane has blossomed over the past four-and-a-half years into one of the capital’s most promising bespoke fashion labels. Calder London (as the brand has been known since late summer 2014) is the brainchild of Laura Waite, whose refreshing take on the traditional blazer has proved Laura Waite popular with British and international clients alike. Laura didn’t take the traditional route into starting her own fashion brand. ‘I didn’t study design, and I think that’s actually been both a help and a hindrance,’ she explains. ‘Ultimately in this industry the best thing to do is to gain experience within a company, rather than studying, which I’ve done the hard way by starting my own! The best lessons I’ve learned have been from making
I wanted to create a clothing label that was timeless, focusing on blazers in really traditional fabrics mistakes. Having said that, it would be nice to have some sort of mental guide as to how to do everything properly. It’s probably taken me longer than it would have if I’d studied or worked for longer in the industry, but you get there in the end.’ I ask Laura about the inspiration behind the brand. ‘Growing up, I spent a lot of time in Scotland among relatives who lived on Islay, a remote island in the Inner Hebrides, and discovered a love for the beautiful fabrics spun by the traditional Victorian looms of the Islay Woollen Mill,’ she replies. ‘I wanted
to support these talented craftsmen and create a clothing label that was timeless, focusing on blazers in really traditional fabrics, particularly tweeds.’ Currently, Calder London has two faces: the small ‘ready-to-wear’ collections available to purchase online and the bespoke service which is the backbone of the company. ‘The online collection gives clients an idea of what the brand is about, the message we portray, and how to wear our jackets,’ Laura tells me. ‘Tailoring is such a personal thing that it’s actually very difficult to buy a jacket without trying it on. Everyone has different styles and shapes, so it just makes sense for the business to be mainly rooted in the bespoke service.’ However, catering to the wants and needs of her varied client base is not always easy, I learn. ‘People come to me with specific areas they want to cover up, and they usually have an idea about how they want to achieve that,’ Laura continues. ‘My role is to recognise a design that will disguise those “problem” areas in a flattering and stylish way.’ Each meeting begins with a browse through Laura’s collection of blazer samples and her fabric swatches. ‘We’ll talk about colours that will suit their skin tone – and often I’ll also do a wardrobe consultation, chatting about the best ways to style their finished blazer. I think the difficulty facing my clients is that they like the idea of a blazer, but they’re not sure exactly what they want or how to wear it. That’s where I come in.’ Laura either sees clients in their own homes or at her small studio. ‘South-west

London is the ideal location for me to have a creative base,’ she says. ‘I have lived in Battersea before and it’s lovely to be back. I know the area well and many of my clients also live in this part of the capital. When the time comes to have a boutique, I’ll definitely be looking around here.’ The business has gone from strength to strength, and Laura is on the verge of launching a new avenue for Calder London: leather. ‘Leather trousers are another one of those items that can be really tricky to buy off-the-rack,’ she explains. ‘For that reason, a lot of my clients have asked for them time and time again.’ In collaboration with Heléna Boxer, a talented stylist (dressing the likes of Coldplay and Jay Z) whom Laura has worked with for years, the brand is producing a range of madeto-measure trousers which, I’m told, will offer fashion-forward clients a chance to don leather in comfort and will form a stylish combination when worn with a more traditional tweed Calder jacket. ‘We’re in the early stages right now,’ Laura says, ‘but it’s very exciting. We’ll be launching in the next few months – we’ve just taken on our first leather clients and are really excited about the potential of this new and niche product.’ Sourcing materials for her designs has been
one of the biggest hurdles facing the business – particularly in the run-up to the launch of Calder Leather. ‘It’s taken a really long time to get the material portfolio together,’ she agrees. ‘The tweeds and blazer fabrics are easier – I design my own checks and colours with the mills I grew up with, and I also source cashmeres from Italy. Procuring ethical leathers is going to be the tricky part. It will be more of a challenge, but that’s a really crucial aspect for me. ‘I searched high and low for a tailor in London that could produce the kind of quality I was looking for,’ Laura continues. ‘Of course, on Savile Row you can see why people say that British tailoring is the best – but not in the factories that are affordable for new businesses. It’s a shame, because I wanted to keep everything based in the UK as far as possible, but in the end I had to think about the quality of my finished products – that’s the most important thing if you want to ensure your customers keep coming back to you.’ Heritage fashion has become hugely popular around the world in recent years, spearheaded by brands like Burberry, so it’s little wonder that Laura’s clients herald from as far away as America, Russia and China. ‘I’m finding that often, people of wealth are far more inclined to spend their money on quality products like beautifully tailored jackets than flashy designer brands,’ says Laura, ‘so in that sense I feel that my business has really hit its target.’ It’s not only her bespoke service that is making waves; Laura’s talent has also been spotted for far bigger projects. Headhunted a few years ago at a trade show by quintessentially British brand Holland & Holland, she has since collaborated with the company on several projects including, most recently, a safari collection. ‘That was something very exciting and completely different for me,’ Laura enthuses. ‘I’d never worked with the kind of fabrics they wanted before, or designed things like dresses, so it was a big change, but an incredible opportunity. I just had to grab it and go with it. Now I’m designing their women’s tweed jackets, which have just been released in America and are selling really well – I’m

very proud of that. uying an engagement ring can be a minefield. No one wants that Sex and the City moment when Carrie found a ring that Aidan was about to propose with, but she disliked it so much that she couldn’t even consider saying ‘yes’. When Carrie told Samantha, she stepped in and went shopping with him to help him choose a second engagement ring, which, of course, she loved. Luckily, for those who don’t know where to start when deciding on the ring, Battersea has its very own Samantha in the form of Eleanor Leyden Dunbar, aka the Fairy Gem Mother. ‘I’ve always loved diamonds and coloured gemstones,’ confesses Eleanor. ‘I was so worried that when my now-husband David proposed that it would be with a ring I wouldn’t like.’ When Eleanor broached the subject with David, he was adamant that he wanted to pick the ring himself and proceeded to look round Hatton Garden, but was overwhelmed with choice. ‘It was quite intimidating and a lot of jewellers said I could buy a ring and change it if need be, but I just didn’t like that idea,’ he says. In the end, David decided to design the ring himself and had help from a friend who is a gemstone dealer to pick a blue sapphire. ‘I absolutely loved it and when I found out the back-story, it made me really appreciate the time and effort that he put in to the process,’ says Eleanor. It was this, along with inspiration from a friend who is also in the jewellery business, that made Eleanor decide to set up her own business to help people design bespoke pieces.
Wearing her statement blue sapphire with two diamonds either side, it’s clear Eleanor is passionate about rings At the initial meeting with the client, Eleanor finds out more about the person that they want to design the ring for, so that she can build up a profile and advise on the different types of metals and stones available for their budget. Then it’s time to hit the shops. ‘This part of the process is so important as we look at the different styles and settings and rule out what they like and dislike. I also try the rings on my finger, so they can see what they look like on,’ she describes. ‘Some clients know exactly what they want, but more often, they have favourite parts of different rings, so I take inspiration from them all to create an individual design.’ Eleanor designs the rings using CAD (computeraided design) and then sends the digital designrendered pictures to the client showing all different

angles. Once they’ve received it, they then decide what they like and dislike. Eleanor explains: ‘At this stage there is a lot of to-ing and fro-ing – for example, if they prefer single or double claws on the setting to hold the stone in place. I also make suggestions, before I then go back and work on it. This process continues until we have the exact ring that they’ve envisaged. It is vital that we get this part right, as once the design has been finalised it’s sent to be cast and then set with the stone,’ Eleanor describes. Wearing her statement blue sapphire with two diamonds either side, it’s clear that Eleanor is passionate about coloured gemstones. ‘A lot of people don’t realise there’s a variety of sapphires available,’ she says passionately. Indeed, although the most popular is blue – which increased in popularity when Prince William proposed to Kate Middleton with Diana’s 14-carat sapphire ring – there are many others, including purple, pink and orange that are often overlooked. Eleanor explains: ‘A yellow sapphire set in gold looks beautiful, and I’ve also had clients who wish to incorporate their partner’s birth stone under the ring, which is a lovely touch.’ But once the ring has been designed, when is the most popular time to propose? ‘It tends to be around any special occasion such as birthdays, anniversaries or at Christmas or Valentine’s Day,’ says Eleanor. Welcome to Nine Elms The plans for the two developments that will act as the first frontier of the Nine Elms development

Battersea Park East A new retail and office space, along with 290 new homes, will be built at what is known as ‘the gateway to Nine Elms on the South Bank’. The plans for the development received unanimous approval at the planning committee’s meeting and the development will revitalise the area between Battersea Park and Queenstown Road overground stations. The residential properties will comprise both private and affordable homes and the new retail outlets will offer employment opportunities and leisure activities for potential residents. It will be similar to the work taking place
in and around Battersea Power Station; a collection of buildings constructed to create an almost self-sufficient miniature town. A community feel will be further supported by the construction of a new building for St Mary’s Catholic Primary School, which is the Evening Standard’s flagship school for the Get London Reading campaign. The educational institute will have its capacity increased to a two-form system as well as introducing an Early Years centre. This increase will mean that the school can cope with the influx of new residents who will move in to the site’s properties.

The developer, Taylor Wimpey Central London (TWCL), alongside Addition Land, will be undertaking this enormous project. The managing director of TWCL, Ingrid Skinner, says that ‘This fantastic development will provide a great boost for this part of Battersea.’ Feilden Clegg Bradley Studios, which has a vast portfolio of large-scale developments under its belt, has been appointed as the architect for this development. The company has also been tasked with designing the new South Bank Centre in central London. n

The plans to redevelop the derelict building adjacent to Our Lady of Mount Carmel and St Joseph Church in Battersea have been granted by Wandsworth Council. The submitted proposals came from Feilden Clegg Bradley Studios, a company that specialises in sustainable design, and have been designed to retain the look of the Grade II-listed Battersea Park station and surrounding church buildings. The project will create 20 apartments, all ranging in size and style, a retail unit facing onto Battersea Park Road and a brand-new community hall and improved church facility, including a courtyard. The sales of the apartments will go towards improvements and additions to the church buildings that have stood there for a number of decades. The new community hall, along with the new landscaped garden and courtyard, will be available for the use of local residents and will create a strong community feel in the area. The addition of the retail unit on Battersea Park Road will improve the look

of the area and provide a new link with the station, therefore mixing the new with the old. PROPERT Y WATCH A cellar’s market Henry Hopwood-Phillips squeezes some property predictions out of Douglas & Gordon’s Battersea head Tamzin Incledon Wakehurst Road, £1,495,000
A
couple of years ago, Douglas & Gordon sent out a flyer advertising the skills of Katherine Moore, an associate in Battersea. It touted the fact that she’d sold £39million worth of property in a year. ‘In hindsight, we were a little hasty – we should have waited – Katherine almost doubled that in the year just gone,’ notes Tamzin Incledon, associate director at D&G’s Battersea office on Northcote Road. Both are stars of a team that sold 120 flats and houses between the Commons (Wandsworth and Clapham) in 2014. Tamzin identifies two strong drivers of growth after a slow end to the last year. ‘First, most buyers are “lifestyle” buyers – they purchase for family reasons, whether it be babies or divorce. Most owners, unlike much of London, use their houses as their main residences. Here, the predominant attitude is that “life goes on”.’ In Battersea, the bread and butter for D&G is the two to three-bedroom apartment in a restored period property at just under £1million, a slice of the market that’s been boosted by the latest shift in stamp duty policy. ‘Second, with prices down, the investors are returning. I’ve just had two expats in Hong Kong look to park their money here. They’re not interested in yield, it’s a vehicle. It’s encouraging, because where investors go, confidence often returns.’ Not that D&G is resting on its laurels, or a resurgence of the fundamentals. Whilst property between the Commons has always been popular, Tamzin is excited about the future of other areas. ‘The prices in St John’s Hill have shot up over the last few years as it’s become much younger and trendier,’ she enthuses. Peabody has undergone regeneration too. I ask for a tip about where the greatest price rises might come from. ‘Undoubtedly where Comyn Road, Eckstein Road and Severus Road form a little triangle, which is funny because it’s undoubtedly been a poor relation to its southern neighbours in the past. We sold a house for £1.31million there.’ The property that most catches the eye on a prospectus, however, is The Sanctuary, the development of a restored 19thcentury church (St Paul’s) that’s resulted in four luxury apartments and one house. ‘It mixes the antique and the contemporary in the most fabulous ways; I haven’t been this excited about a property since,’ Tamzin pauses, eyes heavenwards, ‘ever.’ A general optimism is reflected in the fact that people are still looking to add value to their properties. ‘It’s not just the cellar developments – which people went crazy for last year – roof terraces have become popular too.’ She insists that even those who can’t fork out the £25,000 costs (they add £50,000 to a property) often at least get planning permission, because ‘these things can tip the balance between options for the potential buyer.’ Weight can be attached to Tamzin’s word. Between herself and Katherine they have notched up 23 years’ service in the locale.

They are certainly familiar faces in an area where, due to increased competition, other estate agents can suffer a high turnover of staff. ‘I can go into a flat and know who they bought it off and say “Oh you’ve put a bench in there, very nice”,’ Tamzin reminds me. And in reality, it’s this longevity and knowledge that speaks far louder than the stats. n

The no-nonsense crew Henry Hopwood-Phillips talks to the partners of Rymer Irens, a business which from small beginnings is starting to dominate the local housing market
W
e begin by discussing Rymer Irens’ forthcoming Open Day on 14 February 2015 (9.00am3.00pm), from the comfort of one of its clients’ recently renovated homes. First impressions are that this is a firm that speaks, acts, looks and thinks local. ‘We’re not the sort that feels comfortable hiding behind emails,’ notes Ben (the Rymer part of the business). ‘This is an opportunity for people to discuss anything property-related with ourselves, face to face. The aim of the day is to offer the local residents the opportunity to ask any questions that they might have about moving house. ‘How much does it cost to move? Do I need a local solicitor? What sort of survey do I require?’ and the like. The only problem is that it seems to fall on Valentine’s Day. ‘Ha,’ Ben scoffs. ‘What

could be more romantic than making your other half happy in the long term with the prospect of a new home?’ Very smooth. I suggest that perhaps the Open Day is a measure of the era of Rightmove, Zoopla and OnTheMarket and all things internet. Angus Irens acknowledges what I’m getting at and insists that they keep an eye on a market that’s ever-changing, but Ben is less apologetic. ‘Whilst the industry has changed, the principles of old still exist – we personally like to meet our clients and buyers in person as it helps us understand what they are truly looking for.’ This forward-thinking company is also embracing new ideas and has recently launched its new e-magazine. It feels like this is very much a boots-onthe-ground operation. ‘People thought we were mad opening back in 2009,’ Duncan, perhaps the more softly spoken of this chirpy trio, interrupts. ‘However, we can’t hide with our names above the door and this genuinely makes us stand out when compared with other agents.’ One reason why the back-to-basics approach has worked has been their collective belief in the area. Ben has worked as an estate agent in the Bellevue Road area since 1996. He’s keen to emphasise how other areas in London, often considered more affluent, are full of similar houses. ‘Here, however, you can buy Victorian, Edwardian, new or old – you name it, you can find it.’ This passion manifests itself in energetic forms: from the opening day (when they personally delivered 5,000 flyers in under two days) to their involvement in the community, the business has not shirked from any chance to get involved

locally. The three of them take particular pride in recently being one of the founder sponsors of a new local school for autistic children within the area. This effort and enthusiasm seem to be repaying them in spades; a second office (on Nightingale Lane) was opened up last year. With their combined experience and knowledge of the area, they really do sound like they know what they are talking about. Angus first bought property in Clapham 20 years ago. ‘I certainly don’t remember being steered through the buying process back then and I have to say it was daunting. Thankfully, that’s not the case for our clients nowadays.’ We move on to discuss an area that is covered by Rymer Irens, namely Streatham (which is where we are chatting). I start off

by getting a history lesson, most notably on its role as a suburb for wealthy merchants who built large homes to get away from London’s grimy centre. ‘What is evident today is the fact that there is just so much more space round here; at least much more than anywhere further north, and the area has improved no end,’ Duncan observes. Talking of regeneration, they all start to get excited about the Telford Park Conservation Area, which acts as a hub to the lawn tennis club and has a residentsonly email forum (covering everything from nannies to plumbers) that keeps community cohesion strong. Ben agrees. ‘The same can be said about Balham. Having lived and worked in Balham since the early 1990s, at first hand I have witnessed the transformation of the
area and how appealing it has become to young families and the like. Now it’s very trendy and has all the amenities you’d expect in an upmarket neighbourhood.’ If this sounds all very micro and local, that’s because it is – but then, so is the market. When I probe Duncan about migration patterns, he is quite blunt in saying that people don’t really jump from area to area; instead they hop only very small distances. Not that locals are trapped when central London beckons. Ben lists a huge number of transport links, including prospective ideas to extend the Bakerloo Line in Streatham’s direction. Looking to the future, Angus feels that the public became overly consumed by the headlines of yesteryear (the Scotland referendum, mansion tax proposals, MMR

and stamp duty – just to name a few) which dominated the news for much of the second half of 2014. ‘These scares kept distorting perspectives and they created a certain amount of confusion. However, Christmas allowed everyone time to digest all of the facts and now there is full transparency within the market.’ He is insistent that the fundamentals also remain the same. ‘If you want to move, you will. The reasons are legion, but usually revolve around the arrival, schooling or departure of kids.’ I’ve really enjoyed meeting these three, who clearly take both their business and their clients seriously. Would I sell through them? Most definitely. n

Most mps would choose new council tax bands over a mansion tax Seven in 10 MPs believe that an extra higher rate of council tax is a better option than a new mansion tax on homes of a higher value. A recent survey, carried out by polling organisation ComRes and the British Property Federation, found that 69 per cent of MPs across all parties think council tax is the best option when it comes to property taxes undergoing reform. Ninety-two per cent of Conservative MPs, 89 per cent of Lib Dem MPs and 39 per cent of Labour MPs support the idea of re-banding council tax as opposed to introducing a new mansion tax, while just 56 per cent of Labour’s MPs are towing the party line and supporting a new annual levy on high-value dwellings. An even stronger majority – 75 per cent of Members of Parliament across the parties (87 per cent of Labour MPs; 64 per cent Conservative) – believe that council tax needs a revaluation anyway, with 53 per cent plumping for a change in the band system before 2020.
House price inflation spreads to outer london boroughs The centre cannot hold, notes real estates services company CBRE in its annual ‘Hot 100’ report, as a widening price gyre spreads from central London to the greater capital. A decade of stellar performance in the central and ‘Golden Postcodes’ seems to have passed its peak, with outer boroughs – led by Lambeth with a massive +40.1 per cent in 2014 – outperforming most prime heartlands over the last year. Westminster sits in second place after the City for house price growth among London’s boroughs over the last decade, with prices rising by 183.5 per cent since 2005, but Mayfair’s borough doesn’t even make the top 10 for growth in the last 12 months. Hammersmith & Fulham’s house prices have risen by 114.4 per cent over the last 10 years. Property consultancy JLL agrees with CBRE’s prognosis, noting that Greater London will be a ‘bright spot’ for property price growth, outperforming more central prime areas this year for the first time in more than five years.

Pickles cracks down on unauthorised development Council planning teams across the UK are being tooled up with a £1million war chest to stop property developers and homeowners in their tracks when it comes to illegal planning action. Communities Secretary Eric Pickles has unveiled the new Planning Enforcement Fund (PEF), which will essentially pay the costs that the council would incur when seeking a court injunction against homeowners and property developers who ‘flout planning laws and cause misery to local residents’.

Most planning breaches are resolved without the use of the courts, but over the last decade local planning authorities in England have issued an average of 60 injunctions a year, mainly for the most serious breaches. These typically cost about £13,000 a time, so Pickles is billing the PEF as “a real boost to councils’ capacity to take action against unauthorised development”. Those refusing to abide by a court injunction could face being sent to prison. n
ith Christmas well and truly behind us, the end of January is normally a good time to take a barometer reading of how market sentiment is faring in the new year. As I mentioned last month, January normally sees an uplift in properties coming on to the market and this is usually matched by similar numbers of buyers who are looking to make their move in the year ahead. The rebalancing of the market in the second half of 2014 kept many buyers away, until they saw that prices had fallen to more sustainable levels, and the increase in activity over the last month certainly indicates that we have hit this point. A search of properties listed on Rightmove & Zoopla for January in SW11, SW12 and SW4 shows that available property is up by around eight per cent on the same period last year and the number of price reductions are at their lowest level for six months. All of this indicates that prices have levelled out and we know that new sellers are being much more realistic when first coming on to the market. We are

not seeing a huge increase in properties coming up for sale, so this in itself will help sustain prices at current levels. In terms of buyers, our cluster of SW offices saw an uplift in buyers of around 11 per cent in January 2015 compared with January 2014 which would be impressive enough, but these numbers are even more remarkable given that last year we were in the middle of a complete buyer frenzy. It is certainly a pretty good indicator that we should be in for a much more ‘normal’ year. Statistically, there has been an uplift in transaction levels after every recent general election, so it would appear that the smart buyer is getting on with it now rather than risking being left behind again after 7 May. n

I
moved to the Savills Clapham office to head up the lettings team at the beginning of the year, having previously worked in Richmond. I love the local area and I live in Balham, so to work nearby as well is a real treat. The lettings markets of Richmond and Clapham actually have strong similarities; both areas appeal to families, with good schools and wide open spaces being an obvious draw. In Clapham there are some lovely family houses available, particularly in the Nightingale Triangle and around Abbeville Road. Both locations are also very accessible for the country, while still only a short distance from central London. Clapham is particularly convenient for the City and the ease and speed of access into central London via the Northern Line makes this an ideal location for young professional tenants, which in turn creates a more vibrant atmosphere. The new year is an active time in the lettings market, and this year it has already been exceptionally busy. Rental prices have risen by more than 25 per cent here over the last five years and the outlook remains positive, with an expected growth of 2.5 per

cent this year. We have been particularly busy letting flats to couples and professional sharers, with many receiving multiple offers, and one property on Gosberton Road was let in excess of the asking price. Newly refurbished or developed flats are also proving popular, and we have already let two in Westwood House, a new development in the heart of Balham. There’s one two-bed flat still available, though I doubt it will remain so for long. Another notable trend is the number of those moving for work in the new year. In the year leading up to October 2014, 35 per cent of new tenants cited their reason

for moving as corporate relocation, and three out of five properties that we have let this year have been to tenants moving for work. Many now use corporate relocation agencies, especially those moving from abroad. The family lettings market is generally quieter in the first few months of the year, picking up in spring and into early summer, though we have already seen some families beginning their search ahead of the market. We have a beautiful fivebedroom house coming on to the market on Gosberton Road soon at £925 per week, and I expect it will be very well-received. My advice to tenants in a competitive lettings market is to be thoroughly prepared from the outset. Give yourself plenty of time to look and, if possible, be flexible with your start dates. Always put your strongest offer forward early on, before someone else does. Decide what you’re looking for and agree upon budget and contract lengths before you start viewing, so as soon as you find something you love, you can put in an offer without hesitation. n
