LOCAL ENTREPRENEUR WINS VIRGIN AWARD Clapham Junction resident Carl Thomas has won the 2014 Virgin Media Innovation Award. Carl had to present his idea to Sir Richard Branson and a panel of judges at Pitch to Rich 2014. Carl won the award for his small technology business miPic, which enables artists to share and sell photographs taken on smartphones and tablets. The business was launched in January this year and covers 87 countries. His local Member of Parliament, Jane Ellison, said: ‘I am delighted that Carl did such a good job to pitch his idea. I wish him well with his future development of miPic.’

MEXICO COMES TO CLAPHAM June saw the launch of a new Mexican bar and restaurant in Battersea. The scheme, which was introduced by the Government in April, offers a maximum £1,000 discount for the current financial year and another £1,000 off in 2015/16. CHRISTIE’S FINE-ARTS WAREHOUSE MAKES WAY FOR NEW HOMES Wandsworth Council has approved the construction of 510 homes in what was previously the Christie’s Fine-Arts warehouse. The homes, which will be located around a new cultural space, come as part of London’s biggest regeneration project in Wandsworth. The developer, Bellway Homes, has also pledged £9million to extend the Northern line to Nine Elms.

Brothers of justice
Northcote Road Summer Fête is back this year and will feature funfair rides, ping-pong and inflatable football goals for kids to practise their goal-scoring. The organisers will also set up a gigantic flatscreen television to screen the Wimbledon Men’s Singles Final at the event. Fake grass will be laid out to imitate Wimbledon’s lawns, so you can watch tennis in the sunshine of SW11. If all that excitement makes you hungry, a wide selection of food and drink stalls will be on offer to satisfy tatse-buds and quench thirsts.
Clapham Picturehouse is screening Don Giovanni, an operatic masterpiece by Mozart, originally performed at Glyndebourne Opera House in 2010. It tells the tale of Giovanni, who having had hundreds of lovers, murders the father of one of his female interests. As his amorous adventures continue, he interrupts an entire wedding party and runs away with the bride, but is brought to justice by a supernatural being, which drags him to the depths of Hell.
The crime-fighting alter egos of performance makers Lawrence Speck and Joe Wild bring Brothers of Justice to Battersea Arts Centre this month. The 45-minute show is inspired by the growing number of men and women who dress up in costumes and take to the streets to tackle everyday crime. It is told through interpretive dance routines and audience play, so be prepared to become part of the action. It promises to be an entertaining and engaging performance. The show is on for two days and admission is on a pay-what-you-can basis.

Music lovers should head to Music at the Bandstand. The much-talked about event returns to Battersea Park this summer with an array of groups which will be performing from 12 noon to 7pm. Stalls will sell local food and crafts, so there will be plenty to keep you and your fellow enthusiasts occupied on this Saturday afternoon. If spending too much time in the sun begins to take its toll, you can head over to the shaded areas of the park. Alternatively, take a stroll along the water’s edge by the lake and watch the water move idly by.
To mark the all-important centenary anniversary of the start of World War One, many councils are holding events, and Wandsworth Council is no exception. It will be unveiling a Commonwealth War Graves interpretation board of military graves, which will be followed by a walking tour around the military plots in Wandsworth Cemetery. It contains more than 600 war graves of Commonwealth soldiers who lost their lives in the conflict.
This month sees the return of a five-kilometre fun run with a twist. Climb into an inflatable sumo-wrestler suit and run through the flat, green expanse of Battersea Park. The entry fee is donated to the Link Community Development charity, which works hard to improve the quality of education for children in Africa. Its previous success has led to it being featured in the book of Guinness World Records as the ‘largest gathering of people running in sumo suits’. Tickets start at £33, with a compulsory £150 fundraising amount; £67 is the fee for those who just want to run.

Four Fisherwomen I draw from memory directly onto the surface I intend to paint, often beginning with a person or people I know, usually with a clear idea of their pose or gesture. My drawing at this stage is more detailed than the finished painting might suggest; the act is a thinking process and helps to clarify my thoughts about the way the work might develop. The paper’s surface soon becomes scruffy, but within the web of pencil marks and rubbings out I find something worth pursuing and begin to paint. In one sense, paint is a simple substance; colour, in the form of pigment, mixed with a binder which fixes it to the support; whether its paper, canvas or board. I use raw pigments ground to fine powders and mix these with acrylic gels. Over the years I have built up a collection of more than 100 colours, allowing me to create luminosity and depth with a subtlety beyond most commercially available paints. I put on a number of semi-transparent washes and glazes using large brushes. It’s a slow process as each layer can take hours to dry before I’m able to apply the next one. This is why I work on several

pieces together. Ideas from the paintings often feed into each other – if I reach a sticking point on one, I push on to another. Chance plays a huge part in their evolution. Wet paint – basically lots of water with pigment granules and a trace of binder floating in it – is highly unpredictable. Only when the paint is dry, can I see what I’ve got and what my next move might be. Finishing the details can take a long time, working with fine brushes and mixing colours very precisely, sometimes scratching through to the paper to reveal highlights. I return again and again to the subject of figures in boats. This works for me on many levels. Placing a fishing rod in a hand connects the figure dynamically to the environment, extending a gesture lyrically, carrying a line or movement to create patterns and rhythms. Land, sea and sky become vehicles for exploring colour, tone, light and space, opacity and translucency.

Whippet and Windbreak Several years ago I owned a whippet lurcher rescue dog who I named Freddie. Unfortunately he’s no longer with me but he’s continued to appear in my work. Firstly, because of his sleek look and added stripes which were very pleasing to the eye; and secondly, because I aim to create images which resonate and are personal to me. I begin all my paintings with a thumbnail sketch, using black biro on loose bits of paper. If I’m out and about I’ll use a sketchbook but I always draw in biro. I like the simplicity and quality of the line I create. Sometimes I’ll make sketches from a picture I may have in my mind, and other times I’ll use real-life scenes and views which I’ll adapt and simplify. I then proceed from the sketch to canvas, which I prime using a mixture of cadmium yellow and violet acrylic to create a dense, dark brown background on which to paint my subject. I draw using a white or blue pencil crayon on the dark brown background, following the lines and layout of the original sketches. Next, I’ll start mixing the first colour. I usually begin by painting the sky; this will be a couple of layers of paint, although if you look closely you can see specks of the dark brown emerging through the canvas. My main aim with the Whippet and Windbreak painting was to produce a pleasing image with a feeling of summer; relaxation, calm and a sense of the simple things in life. I added the blue and white striped windbreak as it’s an element that I identify with. I was brought up in Swanage in Dorset, and windbreaks were a main feature on the beach. The whippet is gazing out to sea, symbolising looking to the future and seeing a clear horizon. The boats are sailing by in the breeze, bringing movement to the picture. The ball has been added for a dash of red – one of my favourite colours, and to balance the palette. I tend to add clouds to my skies as I like the fact that they appear solid, yet are impermanent. They are also giving a sense of movement to the piece. The sea has tones of blue and specks of white to add depth and sparkle. I tend to include the sea a lot in my work as I live by the coast and it’s integral to my life – a wonderful, vast, fluid form of energy and a reminder of change being a natural process. This painting has meaning and symbolism that I hope others will identify with, but of course it can be interpreted in any way the viewer sees it.

Howard Morgan Massachusetts – Girls against pink I often dream of pictures or images to paint. One was of a series of ladies in hats that came to me in its entire format; this one of Massachusetts – Girls Against Pink came also as a presentment. However, the song Massachusetts by Gene Krupa’s band in 1939 talks of ‘neat blue skies’, but my dream was of a pink sky. So I painted it using models, one naked, one dressed and one semi-dressed. Though a dream, it had to be realised in my studio in the flesh with a huge backdrop. It is technically part of another dream of a series of pictures of ladies in shoes that I have embarked on – and there are shoes tumbling from the pink sky past the blue image lines from Krupa’s song. I couldn’t think of a better way to interpret this painting than in sonnet form:

A giant hedgehog sculpture was unveiled on Clapham Common in 2014. It was built to promote a new David Attenborough wildlife series and was made from soft wood spikes, fake fur and coconut fibre. The sculpture was placed on the Common to highlight the findings of UKTV, which discovered that only a quarter of British adults have ever seen a hedgehog.

Gallery Midnight is located on Ritherdon Road in SW17. It’s owned by local artist Johny Midnight and showcases his work. Johny also teaches life drawing at the gallery every Wednesday. His paintings are about his adventures, which include the time he spent in the Caribbean before moving to Wandsworth. He has brought the bright colours of the islands to local landscape pictures. Ingo Fincke is an independent art gallery owned by brother and sister Ben and Kira Fincke. Nestled in the heart of SW11 on Battersea Rise and a stone’s throw away from Clapham Junction, it exhibits both up-andcoming and reputable, well-known artists. Kennington War Memorial is located in Battersea Park and was Eric Kennington’s first commissioned stone sculpture. He was an official war artist in both the First and Second World Wars.
Justine Formentelli is an artist whose work is featured in the Battersea, Balham and Wandsworth Open Artist Trail (see letter O for more information). Her work is inspired by mysterious atmospheres and dream-like landscapes, and she creates a lot of multi-layered collage pieces. (justine-formentelli.com)
Mona Lisa An enormous portrait of the Mona Lisa was once erected on Clapham Common and towered above the surrounding trees. The canvas was 85 times larger than Da Vinci’s original.

Queen’s Golden Jubilee For the Queen’s Golden Jubilee, bakers made a portrait of her out of 3,120 cakes in Battersea Park. Each creation represented one week of her reign.
Open Artist Trail is a walking tour of artists who live in the Battersea, Balham and Wandsworth postcodes. The trail is about three miles long, and there are 12 different stops at the contributing artists’ houses. The artworks range from paintings and sculptures to photography and textile pieces. is a striking Victorian building in the centre of Battersea Park. It has a wide collection of different art, spanning across several floors and is owned and maintained by Wandsworth Council. (pumphousegallery.org.uk)
has a Battersea campus. It has been a university since 1967 and has nurtured the talents of many notable artists. The expansion of the Battersea campus meant that the university’s Fine Arts department could be housed in one place – right in the heart of SW11. (rca.ac.uk)

Wandsworth Park
Urban art relates to city life and is usually created by artists who live in big, metropolitan areas. Jo Bowen is a London-based artist who has sketched Wandsworth Park in all its glory in charcoal. (jobowen.co.uk)
Voltaire Studio Voltaire in SW4 began with a group of 12 artists in 1994 who set up an art space in a disused tram shed. By 2001, it had become a registered charity, offering local artists affordable and easy-access studio space around central Clapham. Recently, it has hosted a number of residencies for national and international artists. (studiovoltaire.org)
Yellow leaves appear on the trees in Battersea Park every autumn and many photographers seize the moment to capture their bright colour.

Zoography is a branch of art concerned with the drawing or painting of animals. In the 1980s, the creator of the Carry On films, Peter Rogers, bought a painting of six dogs from Battersea Dogs & Cats Home, which he donated to the home after his death in 2009. n - 18 -
Xylography is the term used for printing with wooden blocks, where the artist chisels out a pattern on a block of wood, washing it with ink and then stamping it to create interesting images. i Tim, we’re really grapeful we could interview you ahead of this year’s Balham Comedy Festival. I hear you have a middle name, but as a Mark of respect we won’t ask you what it is. Do you like our jokes? Or do they need a bit more work? They’re very good. As you’ve realised, my act is all about one-liners. There’s not that much more to it than that. It’s simple but effective. What’s the best one-liner you’ve ever heard (other than ours, obviously)? My favourite is: ‘The train arriving at platform three, four, five and six is coming in sideways’. I read it in an old joke book from the ’70s. When did you first realise you were funny? It’s not a permanent character trait, unfortunately. There are many times when I suddenly realise I’m not really that funny, but I just try not to let that happen when I’m on stage.
I’ve always had a soft spot for The Bedford in Balham; it was one of the best venues on the circuit when I started in the early 1990s, and still is today -What are you looking forward to the most about performing at the festival? Hopefully getting plenty of laughs from the audience! If you weren’t a comedian, what would you do? Maybe I’d still be an insurance clerk in Croydon whose boss kept threatening to sack him because he wasn’t working or taking his job seriously. You broke the world record for the most jokes told in an hour; is there any other world record you would like to break? I’d love to be the first comedian to do a nine-dart finish live on television.

We heard you’ve joined ITV’s reboot of Celebrity Squares, what are you looking forward to the most? Do you tailor your jokes to the audience? How I’ll climb up to my seat! I always wondered as a No, I just perform what I’ve learnt. I sometimes alter my expressions. Not too smiley at funerals, for example. child how they got up there. Do you have a favourite pun? One-armed butlers can take it but they can’t dish it out.
What inspired you to become a comedian? It seemed exciting and I liked it when people laughed at my jokes. Why did you decide to perform at the Balham Comedy Festival 2014? I’ve always had a soft spot for The Bedford in Balham; it was one of the best venues on the circuit when I started in the early ’90s, and still is today. I have very fond memories of learning about stand up from other more experienced acts when I started out. I remember watching a brilliant Welsh comedian called Noel James and loved how silly he was. I knew then that I wanted to get the same reaction he got from the crowd.
You became well-known thanks to your BBC show, Not Going Out, would you ever do another sitcom? Yes, if I liked it, but I’d want to play someone silly, of course. What advice would you give to aspiring comedians? I’d advise them to keep on writing and performing for a variety of audiences. Anything else you would like to add? Balham Comedy Festival here I come!

The jubilant crowd, on the edge of their cushions at the makeshift Murray mount on Bennerley Road, was the icing on the cake. ‘Fingers crossed he can make it to the final two years in a row,’ Jonathan says enthusiastically. It’s not just all about making memories though, as the fête hopes to make some money too for its charity partner Ickle Pickles. Stationed at Chatham Hall for the afternoon, the charity, which raises money for incubators for premature babies, will have lots of fun and - 25 -
games up its sleeves. Children can somersault away to their heart’s content on the bouncy castle in the gated courtyard or try to fish a winning ticket from the tombola, which will be drawn from an old incubator. And last, but by no means least, daredevils will not fail to spot the fête’s crowning glory, a 30-ft high, 70-ft long AstroGlide slide – complete with three separate lanes, no less. It promises to offer the best view out over the sea of heads below. See you at the top!

Taking care of business From organising community events and chain-sawing Christmas trees to representing the views of its varied businesses, if it’s happening on Northcote Road, the Northcote Business Network is probably behind it. Lauren Romano meets chairman Jonathan Dyson and vice chairman Matt Shearing ahead of the street’s popular summer fête
A
n estate agent and a gift shop owner walk into a town centre planning meeting... There’s probably a bad punchline in there somewhere. The Northcote Business Network is no laughing matter, however, although vice chairman Matt Shearing’s latest hobby is chortle-worthy. ‘I went to a joke-writing workshop last weekend as I’m hoping to expand the line of humorous cards in my shop, All Good Gifts,’ he begins, adding incredulously, ‘I’ve somehow ended up enrolling on a stand-up course!’ Sitting next to him, the Hardy to his Laurel, is the Northcote Business Network’s chairman, Jonathan Dyson of Hamptons International estate agency. Together, the duo spearheads the independent organisation that provides a forum for Northcote Road’s businesses and promotes initiatives to get locals pounding the pavements here. The network has been in existence for 30 years in various guises and is driven by the determination of certain individuals. ‘I put my hand up to go to the loo, and the next thing I knew I was voted chairman,’ Jonathan quips, as I ask why he decided to get involved. The welfare of the local community is something that he takes very seriously, however. ‘This is my manor, I live and work here and I want the very best for the road.’ Jonathan and Matt’s day jobs selling million pound homes and greetings cards respectively place the pair at polar ends of the business spectrum, but together they are a perfect reflection of the varied cross-section
of ventures on Northcote Road, something that they are keen to use to their advantage. ‘I got involved because I believe that the community is really important. I grew up in Clapham and my family shop is here,’ Matt tells me. ‘I realised early on that there is no point in simply advertising just my shop; I am better off publicising the street. When the road is busy, we all have good days,’ he admits. Now 18 months into their roles, Jonathan and Matt have steered some important decisions for the street. Keen to counteract the monopoly-board effect of small independent businesses closing and large chains moving in, with the help of local councillors they have extended the protective parade that gives Northcote Road its colourful diversity. ‘It locks in certain types of businesses at one particular section of the road,’ Jonathan explains. ‘We won a campaign to increase it by another couple of blocks, which means that at least 50 per cent of the available premises are now used for retail purposes. Of course, you will always have some corporate businesses, and I’m part of one, but it’s important to maintain a balance with independent shops as that’s what makes Northcote Road what it is,’ he adds. It’s not all behind-the-scenes stuff though, a big part of the Northcote Business Network’s workload is promoting the street through crowd-pulling events. In these instances, the money generated by the Business Network is always matched by the council. ‘Lorinda Freint of Wandsworth Council deserves a special mention, as - 26 -
without her we wouldn’t get close to doing anything,’ Jonathan says of the mammoth undertaking involved in getting community celebrations off the ground. Jonathan is referring to the small matter of the winter market and the Christmas lights, I learn. ‘Last year I asked local businesses to sponsor a tree. We ended up with 100, and we had to cut them to size, pot and decorate them all. We even had to invest in a company chainsaw!’ he reminisces. Santa’s grotto was a hit with the youngest locals. Thanks to a small grant from the council, the meeting room at Hamptons International was transformed into a grotto where Gary Hennessy of Hennessy Butchers donned a cotton wool beard and a red suit for the occasion. ‘There were more than 500 children on the night and there was even a pram-jam outside,’ Matt recalls. again this month as the popular summer fête returns on 6 July, with the proceeds going to this year’s nominated charity, Ickle Pickles. As well as a pop-up market and familyfriendly activities, a giant screen will be back by popular demand at Bennerley Road to broadcast the Wimbledon men’s singles final and everyone will have their fingers crossed for another Andy Murray victory. ‘You never know, Murray might win this year too,’ Jonathan says hopefully. ‘Last year at lunchtime, there were about five people sitting on the little patch of easigrass that we’d put down, but by 5pm the entire road was filled. There must have been 2,000 people congregated, on tenterhooks, and the sun was shining – it was amazing. We’ve got an even bigger screen this year, so no doubt Andy Murray will go out in the second round,’ Jonathan laughs. With preparations in full swing,
Jonathan and Matt are already looking forward to next year. They tell me that they are eager to establish a social enterprise scheme so they can get local people involved with stewarding events. ‘We are keen to investigate what Northcote Road is,’ Jonathan explains. ‘Is it bar street; fashion street; yummy mummy street? Is it solely
I live and work here and I want the very best for the road for locals or is it a destination shopping hotspot?’ While they figure this out, the pair continue to attend town centre meetings to discuss what is going on in the area. ‘We are so lucky that we have a brilliant community on Northcote Road and the ability to put - 27 -
on sensational events. We need to make the most of that,’ Matt adds. As for what the future holds, the duo want to schedule more regular meetings to get all traders and businesses involved. ‘Some of the smallest companies are actually the biggest contributors to the Network and our events,’ Jonathan says. ‘We want to get everyone involved. Don’t think the few can carry the many because one day they won’t be able to any more,’ he concludes. ‘Yes, the Business Network means business,’ Matt chuckles, before heading out into the sunshine for stand-up rehearsals; he won’t be giving up the day job just yet. n

Sea bass with quinoa, cucumber and samphire Serves: two people Preparation and cooking time: 30 minutes

Ingredients • 1 whole sea bass • 40g quinoa • 1/4 cucumber • 5g samphire • 6g hot pepper bean paste • 100ml of white wine • 60ml white wine vinegar • 1 shallot • 40g butter, cut into pieces • 1/2 lemon • A sprinkle of thyme • A dash of fresh orange juice for cooking • A pinch of salt

1. Remove the scales of the sea bass, then fillet and de-bone the fish. 2. Cook the quinoa in a pan with the orange juice and water for 20 minutes. 3. Blanch the samphire in hot salted water. 4. Cut the cucumber with a melon baller. 5. For the sauce, place the shallot, thyme, vinegar and white wine into a saucepan. Cook over a moderate heat until almost no liquid remains. Turn the heat down to a low setting and whisk in the butter one piece at a time, allowing each piece to melt and homogenise before adding the next. Finish with lemon juice. 6. Gently roast the sea bass with olive oil, garlic and thyme.

I
was keen to check out last month’s new addition to Battersea Rise, Sinabro, with the star of the show chef Yoann Chevet, who has worked in some of the best Michelin-starred restaurants in both Paris and London, heading up the open kitchen. Once my friend and I took our seats at the beautifully-carved wooden table, I quickly learnt how much time and dedication has gone into the eaterie from Yoann and Sujin. The couple has not only sourced the restaurant’s still and sparkling mineral water from Scotland, but they’ve travelled the world for furnishings, including the wow-factor lights that hang from the ceiling. To start with, we tucked into some fresh, warm seeded bread, washed down with a glass of Champagne, of course. A fresh green pea velouté with cream and croutons followed. I am not usually a fan of the little green vegetable but what a delight the dish was – smooth, well-seasoned and packed with flavour. I’m proud to say I’m now a pea convert. After debating whether or not to opt for the risotto or the pork with broccoli dressed with anchovies and capers, I finally decided on the latter. Tender and rich, accompanied with a glass or two of Cabernet Sauvignon, I was in foodie heaven. For dessert, the strawberry and biscuit meringue did just the trick and more than satisfied my sweet tooth. After a relaxed two-hour dinner featuring fabulous food, wine and great company, I was reluctant to leave. However, as Arnold Schwarzenegger famously said: ‘I’ll be back’. n

aise a glass this July and head to the perennially popular beer festival at Le Gothique in Wandsworth. The four-day event will showcase 120 beers, all of which are brewed across London, and will feature live bands on Friday and Saturday night, perfect for dancing the night away. Visitors can roll out a picnic rug on the lawn and soak up the sun, while enjoying some of the finest brews the city has to offer. Kids can also attend, and although they can’t sample the produce, they get free entry and can expend some energy in the venue’s landscaped garden. The restaurant and bar has been run for more than 21 years by proprietor Mark Justin. He says: ‘We’re one of the few beer festivals where young and old, male and female visitors attend. Where to meet up with toddlers in town? My daughter is 18 months old and very active, but I’m struggling for places to meet up with friends as she just won’t sit still. My friends and I congregate at each other’s houses or we meet up in the park, but it would be nice to have some other options, especially when the weather is bad. Can anyone suggest local cafés that have specific space for toddlers? It doesn’t have to be a soft play area, just a few toys in a corner would be fine. So far, I can only think of the room at the back of what used to be the Common Ground café. Does anyone know if it’s still kept as a play space now that it has been renovated? I’d welcome any suggestions. Thanks!
Finally, I also take my boys to cafés on the Commons so they can run around while I have a cup of coffee with a friend – the ones on Tooting Bec and Clapham Common are particularly great when the weather is good.

Battersea Flower Station can do this for you. There is a range of window boxes to choose from; whether you’re looking for modern or traditional, long or short. Afterwards, you pick your plants, which are then potted for you. They can also be delivered to your house. If you already have empty window boxes, take them with you and the shop will plant them for you. You don’t have to pay for the service, you just pay for the window boxes (unless you already have some), the plants and the compost. The shop offers free local delivery but has small delivery charges if you’re a bit further afield (batterseaflowerstation.co.uk).
Thu May 29, 2014 10:10pm Dee Light Bakery on Ritherdon Road, between Balham and Tooting Bec, is great (deelightbakery.com). There’s also a little Italian café with an orange awning on Northcote Road that has a few toys and books, plus a little bit of outside space at the back. We’ve always liked it there, but I’m not sure what it’s called. It’s towards the antiques-market end, but on the other side of the road.

Cattle Grid on Battersea Rise has been replaced by Côte, which sounds like a Café Rouge-type chain to me, but I could be wrong. Also Strada, which my girls used to love, has now closed. Does anyone know why it closed down?

Wed Jun 11, 2014 10:11pm As a mum of two boisterous boys, I know how you feel. I would second Dee Light Bakery on Ritherdon Road in Balham. It’s got a free small play area at the back that’s great for toddlers and it does lovely food too. Nearby, there’s Bertie and Boo Adventure Island on Balham High Road – you have to pay to play (either hour slots or all day), but there’s a lot of space and various areas for different age groups. Near Wandsworth Common and Bellevue Road, there’s Café 207 on Trinity Road, which is run by local church volunteers. It’s only open from 8.30am to 12.30pm Monday to Friday, but has two play areas, lots of space and it’s free. The café serves nice food and coffee and it’s reasonably priced too. There is also a craft morning on Fridays for 50p, where three different tables are set up with all kinds of paints, stickers and glitter. It’s on the 1st, 3rd and 4th Fridays of each month from 9.30am to 11.15am. There’s also a café at the Polka Theatre in Wimbledon that has dressing-up clothes, books and an outdoor space.
I really rate Côte. It’s a good chain and serves really decent food. Cattle Grid in Balham still seems to be thriving, but I guess there was just too much competition on Battersea Rise. FRT Development’s third project lies at the heart of the Wandsworth community. The company brings declining or disused property back into use, with this redevelopment centering on The Park Bakery. Just a year-and-a-half ago it was the workplace for the Crimi family who ran it for 32 years before moving to a more modern building in Surrey. The bakery was somethingt of an institution in south-west London, producing miniatures – including the mini bagel – which were sold to the likes of Diageo, Pernod-Ricard and a select number of London hotels, restaurants and caterers. Tom Mees and Ed Marsh bought the bakery, and after consulting local architects Barnes Design, plans were submitted to convert the building into three residential dwellings. ‘We were very impressed with the way Wandsworth Council handled the application, which has been proactive in making sure that existing buildings can be put to good use,’ says Tom. The building now houses three flats of one, two and three bedrooms and is on the market with Foxtons estate agency. The three-bedroom flat has retained the original bakery chimney, while the two-bedroom features a large roof terrace – ideal for summer.

A day to Remember Friends and families gathered in Wandsworth to celebrate the life of Emily Milligan
L
ast month on 22 June, participants in The Milligan Charitable Bike Ride were greeted by friends and neighbours at Emily’s Fun Day, an event which finished at Trinity Fields, Wandsworth, after a gruelling three-day, 300-mile bike ride from Trevose Golf Club in Cornwall. The fête was set up in memory of Emily Milligan, who passed away alongside her father Nick in a tragic speedboat accident in 2013. Victoria, Emily’s mum, said of the event: ‘I never wanted a big church memorial service for her; it felt too formal and not appropriate for a fun vibrant eight-year-old girl. Instead, we celebrated her life with a Fun Day in her name, which was so apt as not only was she fun, but in her short life she brought so much fun to everyone else’s lives.’ The event, which was sponsored by local estate agents Savills, included many exciting activities such as tennis, face-painting, beach volleyball and biscuit-decorating, as well as several fairground rides and games. The Royal National Lifeboat Institution was on-hand to teach youngsters about safety at sea and the fire, ambulance and police services were also present throughout the day for educational talks and games. Craft and food stalls created a festival atmosphere, as did the live music and
evening disco, and party-goers were fuelled with delicious treats from the many food and drink vendors. On June 20, the cyclists in The Milligan Charitable Bike Ride travelled 94 miles through St Neot village to Dartmoor and Exeter, climbing nearly 3,000 metres – an incredibly tough day where the riders had to dig deep to conquer hill after hill. The second day saw the team cycle 120 miles to Southampton via Branscombe, Martinstown and Brockenhurst. Despite a full 12 to 14 hours in the saddle, morale was high and everyone made it successfully to Southampton. The final 86-mile ride to London on the third day was finished with a huge round of applause from the crowds waiting at Emily’s Fun Day. As we go to print, the events have raised more than £400,000 for RNLI and Child Bereavement UK, but they hope to eventually reach the half a million mark. Victoria said: ‘Thank you so much to everyone for coming and giving their support to the riders, and to two very worthwhile charities – the RNLI who rescued us on that fateful day, and Child Bereavement UK who have been invaluable since.’ n

W
andsworth’s rental market is one I’m very familiar with, after having previously worked here for two years as well as living in the area. One of the first things I noticed after working in Wimbledon, Finsbury Park and Dulwich, is that the family market has a much stronger presence in Wandsworth in comparison to Dulwich, where the top tenants are groups of professional sharers and houses of multiple occupation. While there are professional sharers in Wandsworth, they tend to be looking for one or two bedroom flats in contrast to larger house shares, with three-bedroom properties upwards predominately occupied by families. We’re also seeing a number of tenants migrating from neighbouring areas such as Clapham, Fulham and Putney in search for better value for money, while retaining a convenient commute. To give an overview of current market prices we currently have an eight-bedroom family home available for £4,500 per week, a selection of four-bedroom family homes from £1,000 to £1,800 per week, three-bedroom properties from £500 to £760 per week and one and two bedroom properties from £320 to £580 per week. The lettings market’s performance in Wandsworth over the past five years has been relatively positive, with Savills Research reporting price growth of 28 per cent. This is good news for landlords and substantially higher than the growth of some areas in prime central London, such as Mayfair at 10 per cent and Fulham at 11 per cent over the same period. Positive movement looks set to continue with a rise of 20.4 per cent forecast for 2018. British tenants are the most dominant in the area, making up over 75 per cent of the market up to £1,000 per week. Over £1,000 there is a greater international presence, particularly from Western Europe, North America and Pacific Asia with close to a 50/50 split between UK and foreign tenants. Currently on the market we have a family home on Baskerville Road for £1,800 per week(see right). The substantial six-bedroom house is beautifully presented and benefits from a substantial garden and off-street parking. The property is conveniently located close to the excellent shops, wine bars and restaurants on both Bellevue and Northcote Road and has good transport connections from Wandsworth Common mainline station. n

aving a garden is obviously a huge draw for many prospective buyers, especially when the summer is in full swing. A garden or al fresco area is very often an essential must-have for house hunters when they start their search. But of course, in London roof terraces, balconies and gardens come at a price. Currently, we have a beautifully presented four-bedroom Victorian family house, ideally located on a quiet residential street in the heart of the popular diamond conservation area on the market for £1.2m. It has a lovely courtyard area, which is perfect for relaxing or catching a few rays. This makes a huge difference to the price point. Our research shows that two comparable properties in the same area can vary greatly in price due to the impact of a garden or outside terrace. A well situated, sunny facing garden can significantly boost the price of a London property, compared to one without, by as much as 20 per cent or more. For example, we are currently marketing a two-bedroom property on Lavender Gardens for £679,950, and another two-bedroom property of the same size, but with a garden, on Kingsley Street for £850,000. In this case, that equates to a substantial 25 per cent premium. Location is also a key point, and the Victorian house aforementioned is on a popular street, but with the area benefiting further from the proposed developments of nearby Battersea Power Station and Nine Elms, it’s also a great place to invest in. The bars and restaurants of Lavender Hill, Queenstown Road and Clapham Common are all within easy reach, while the local transport links of Clapham Common underground, Queenstown Road and Battersea Park Stations all provide excellent access into the City and West End. n - 44 -
