New artwork A recently opened gallery called The Art Movement in Battersea is due to host a solo exhibition by Poland-born artist Andrzej Michael Karwacki. Throughout the month of June, the exhibition will showcase a series of the artist’s new work. Based in America, Andrzej has received a Bachelor of Fine Arts in painting, a Masters Degree in Urban Architecture and a Masters degree in Integral Psychology and Expressive Art Therapy. His childhood years were spent in political oppression and his interest in Eastern spirituality has been reflected in his art, from early work to his more current pieces.

The Battersea office has provided the zoo with much-needed funding to erect a new enclosure for two Scottish wildcats. Once widely populated across Britain, Scottish wildcats are incredibly endangered and only remain in remote parts of Scotland. Take a peek Emanuel School will open its doors for visitors to explore the site as part of this year’s Wandsworth Heritage Festival. Plunge into local history by exploring the school’s building, which dates back to 1594 when it was established as a boarding school and orphanage. The school’s senior librarian and archivist will be leading guided tours of the historic buildings and surrounding grounds, including the chapel, music hall and recently renovated Fiennes Theatre. The accompanying talk will give information about the school’s history and traditions.

The festival will be opened with a screening of 2014’s comedy-drama Pride at Clapham Picturehouse. The screening will mark the return of the Lesbians And Gays Support The Miners (LGSM) society to this year’s event, 30 years after they marched for the first time. On the move The William and Evelyn De Morgan Foundation is looking to move to a permanent location since the closure of its Wandsworth gallery last summer. The Foundation preserves the arty duo’s valuable work belonging to the Arts and Crafts Movement of the late 19th and early 20th century. Meanwhile, the Foundation’s office has been set up at the Watts Gallery estate in Surrey. The drawing and archive collection can be currently accessed by appointment at the Watts Gallery office. To ensure that the remaining collection of ceramics and oil paintings is still accessible to the public, the artworks will be loaned to various institutions and exhibited around the country.

The Enhanced Children’s Centre for young children with special needs and disabilities welcomes everyone to its open day in late June. The Centre offers essential support for families with children aged up to five years old with educational and complex medical needs. At the open day, they will learn about playing and learning opportunities for kids, various workshops and free advice sessions for parents on matters such as finance, housing and parenting, which is all provided by the Centre.

Support for Gatwick Wandsworth Council has joined its counter parts in Croydon, Kingston and Southwark Councils in a joint support letter for the Gatwick expansion. Ravi Govindia of Wandsworth Council and other leaders have published their shared views in a letter highlighting the obvious benefits of two proposed extra runways to be built at Gatwick Airport. It was expressed that Gatwick expansion would strengthen the transport system for the whole of the south London region and that it would fairly even out the funding in comparison with other London areas. There is a strong belief that the development would positively result in new housing and job-creation projects across the area.

Parents’ relief Boroughs across London have received a record number of applications for primary school places for September 2015. Most parents will be happy to find that their first-choice applications have been accepted and an increase was noted across Wandsworth: a total of 77.5 per cent of pupils were lucky to receive a place at the school of their preference, which is 4.2 per cent more than in the previous year. Moreover, everyone who applied for a school place this year has been offered one and some of the borough’s primaries still have places unfilled.

Cinematic Geographies of Battersea will be bringing a one-of-a-kind experience to the area in the form of Battersea Ghost Cinema. Guests will be able to enjoy refreshments and a screening of a mystery Battersea film. The production team behind the event has worked closely with Wandsworth Heritage Service to create the historic experience and it will be supported by a smartphone app that’s due to be launched at the event. The new app will explore Battersea’s rich cinematic history through film clips, an audio guide and a navigational puzzle.

Come and celebrate summer at the Friends’ BBQ at the Zoo event. Held for the 10th time in Battersea Children’s Zoo, it has been supported by estate agency Douglas & Gordon for the past five years. Surrounded by the zoo’s wildlife, you can enjoy dancing to Mexican music from Victor Garcia and Los Soneros, plus there’s a bar and a delicious barbecue cooked by the CEO of events company Smart Group, Greg Lawson. The event promises to be great fun for the whole family with tombola games, a silent auction and children’s activities.

St. Michael’s Church of England Primary School is organising an Escape to the Country-themed fair this year. Dating back to 1926, the fair is a long-running tradition. You can expect a day full of activities for all ages, including animal fun at the mobile farm and dog show, side stall games, raffle competition, maypole dancing, giant slides and inflatables. The renowned plant stall will also be in place. If you find yourself tired from playing the games, grab a bite at the Asian food stall, visit the tea tent or enjoy something from the barbecue.

Thrive, a charity that advocates therapeutic gardening, will open its plots in Battersea Park to visitors during the Open Garden Squares Weekend. Take this opportunity to learn about the positive cause when Thrive’s team welcomes visitors to the centre for inspirational talks accompanied by tea and cake. Guided tours of the Old English and Herb Gardens will be held and there will be fun plant-identification activities for green-fingered kids. Visitors will get the chance to purchase potted plants and herbs from the kiosk in the grounds of the park.

The Doodle Bar in Battersea is to host a workshop, entitled Indigo Dyeing with artist Nicole Line. A travelling studio will be set up in the bar’s warehouse space where you will have the freedom to get messy and experiment with dyes. At the pop-up workshop you will be taught Japanese shibori techniques, which involve tying, scrunching and knotting fabrics before dipping them in dye. You will be able to practise newly acquired skills before trying them on the pieces you bring along. The indigo inks create instant results, changing the colour of cloths into a beautiful shade of blue.

This month will see the 17th annual Kite Day take place on Streatham Common. This year’s event will be home to a number of exciting shows, including a display from UK national kite champions Team Flame, musiccoordinated kite displays from Team SPECTRUM, an altitude sprint from Cascade Kites, pairs kite flying by Flying Fish and a special show from Smorg the Dragon. Windrush Kites and Hanuman Kites will be selling a range of traditional kites and kite curiosities. There will also be a great range of street food.

Ingenuity realised Vauxhall Pleasure Gardens is now home to an award-winning garden with progressive eco features

T

he sun came out for the opening of garden designer Hugo Bugg’s garden in Vauxhall as the ribbon was cut and glasses were filled with celebratory Pimm’s. People gathered round the new village square-like terrace and enjoyed the upbeat live music, while eagerly awaiting the speeches from the key people involved with Bugg’s garden and the overall regeneration scheme taking place in Vauxhall. Bugg’s new addition is just one of many revival schemes taking place around the area and, as a way of kicking things off, the opening was impressive. This garden is special and not just because it won a Chelsea gold medal in 2014; it’s special because it’s clever. It re-uses rainwater to reduce the risk of flooding – something that London is under threat of any time it spits rain or the tide moves in – meaning it’s functional as well as beautiful. To celebrate the opening of this modern, exciting development, a series of garden parties has been thrown, giving local residents and other guests the chance to explore the site and see what’s been going on in and around Vauxhall Pleasure Gardens. It comes as part of the Missing Link Green Trail project, which aims to create a sense of continuity across the new Nine Elms development and connects the parks and open spaces of Vauxhall to the new and emerging Vauxhall Gallery District and Nine Elms’ linear park. The green design innovation has backing from Transport for London, City Hall and Lambeth Council and is overseen by Vauxhall One, the Business Improvement District for Vauxhall and proud champions of urban regeneration. When asked about Bugg’s garden and its effect on the area, the leader of Lambeth Council and co-chair of the Nine Elms Vauxhall Partnership, Councillor Peck said: ‘You can see the visual benefit immediately – it’s a really attractive addition to what is an already attractive park, and with local organisations improving areas around the park as well, you can now walk through Vauxhall and get a real sense of how lovely some of the urban environment is.’ Around Vauxhall, community is important and the site is ripe for becoming a hub. Councillor Peck agrees, saying: ‘At Christmas there’s an ice-skating rink

here, there’s a bonfire display in November and in the summer there are other things going on too.’ She adds: ‘I really like the idea of it becoming “the village square”, which gives it a real heart, and the addition of Hugo Bugg’s garden certainly enhances that.’ The garden is open to the public throughout the year and welcomes anyone – from picnic-goers to passers-by – to enjoy the space. For kids, Vauxhall City Farm is just a stone’s throw away, and with everimproving facilities and space around the Pleasure Gardens, there’s something for all the family to do. Embrace the summer months this year by enjoying the new villagey atmosphere in Vauxhall and appreciate the gold-standard design of Hugo Bugg’s Chelseafamous garden. rum roll at the ready… the Northcote Road Summer Fête is back. Described as one of the best street parties around, this community get-together is unlike any other. Held on Battersea’s famous street, on Sunday 12 July, the day will be filled with food, drink and entertainment. Local businesses, eateries and retailers that line Northcote Road and stallholders will offer everything from clothing, jewellery and home furnishings, to incredible street food, ice cream and a mouth-watering hog roast. What are you most looking forward to at this year’s Northcote Road Summer Fête? This is the first year for us, so all our team are extremely excited about being part of the fête. We’ve been established in St John’s Hill since 2010 and can’t wait to show our support and give something back. We’re most looking forward to celebrating with the community that we have the pleasure of being part of – with some delicious food and drinks!

What can people visiting on the day expect from Sash Windows London? What local projects are you working on at the moment? We currently have a number of window installations on properties on the go in the area. We have a huge client base all over south-west London, most through repeat business and recommendations... the best kind of business. We chose this area for a number of reasons, one of which was back in the 50s, 60s and 70s my great-uncles and aunties ran fruit and veg stalls on Northcote Road so it’s quite close to my family’s heart. Another is the great sense of community built around the road. Clapham is a fantastic, affluent area. It’s the type of business we really enjoy doing and have every intention of staying in south-west London for many years to come.

60 seconds with Madeleine Shaw How would you describe your philosophy on food? Eating foods you can grow, hunt or gather. Also, eating seasonal foods and always cooking from scratch.

What does ‘Get The Glow’ mean? ‘Get The Glow’ isn’t just about losing weight or having better skin. It is that healthy, happy sheen that comes from within; it shines through in your habits, conviction and good wholesome nourishment.

Where did the inspiration come from to write your book?

n a society where new diets are now part of the social fabric of our lives, it’s often hard to distinguish the outlandish fads from the true nutritional advice that should be taken. Flicking through a newspaper or a magazine, or scrolling through the internet, will lead you to a bottomless pit of regimes; from the Cabbage Soup Diet to the Baby Food Diet, from ear-stapling to control your appetite to wearing blue-tinted glasses when eating to make all food look unappetising. However, it’s hard to argue with Madeleine Shaw’s philosophy: it’s straight-forward and simple: eat nourishing foods to replenish the body and feel better. Also, her food is delicious, and the recipes are humble, which helps. The 25-year-old Wandsworth resident wants people to realise that food is more than just sustenance; it can also inform how we look, feel and think. She’s pulled together all her favourite recipes in a cookery book, Get The Glow, which is the number-one book on Amazon as I write this and last month she hosted a series of supper clubs in collaboration with Harvey Nichols all while being a qualified yoga teacher and continuing her career as a nutritionist. It’s safe to say she’s a very busy, hard-working woman. As a young girl, her diet consisted of depriving herself and bingeing, which led to dull skin, lank hair and no energy; but after moving to Sydney, she started to research and learn about food and co-operated with her body to give it what it needed to repair through wholefoods. In Bondi Beach, Australia, she worked in an organic café where her love for cooking really began. She then moved to France for nine months for a cooking job and there she started her illustrious blog and studied nutrition, before moving to London to begin a nutritional-health coaching business with an array of private clients. It’s easy to see the appeal of eating like Madeleine while flicking through her book. Pages of colourful, unpretentious and beautifully presented dishes on mismatched plates grace the pages, with recipes such as peach and feta salad, cauliflower pizza and red velvet cupcakes; it’s hard not to want to drop everything you’re doing and run to the nearest farmer’s market and host a dinner party for everyone you know.

It came from a programme I used to run with clients – it worked so well on them I had to package it into a book for everyone to enjoy.

What’s your favourite recipe from Get The Glow? The slow-roasted lamb and the raw cherry fudge.

What inspires your recipes? The cafés in Sydney, I love their fresh take on food.

Do you ever have ‘cheat days’? And if so, what’s your irresistible meal? Not often, but when I do it has to be a croissant or lemon tart.

What’s your favourite type of exercise? Yoga.

Have you always been healthy? I thought I was. From the ages 16-21 I ate a very lowfat, high-sugar diet full of low-fat yogurt, diet coke and rice cakes. I thought that was healthy and would make me thin. It wasn’t until I moved to Sydney and started to learn about how food can heal your body and nourish you. It was a life-changer.

How long have you lived in Wandsworth for? Four months, I lived in Fulham before that.

What’s your favourite aspect of the area? The park and the lovely people. Also, Planet Organic has just arrived, which is amazing, and lots more cafés which is awesome.

What’s the next step for you? I am launching a programme called Alpha Babes, which is an online transformational programme to create strong, empowered women. I am very excited! n

With one of the greatest Grand Slam championships just around the corner, Hannah Lemon seeks out Tim Henman for his predictions for the game and finds out what has been keeping the retired tennis pro so busy

imbledon is the best tennis tournament in the world. OK, so that’s a fairly big claim; but I’m not alone in thinking it. Six-time Grand Slam winner Stefan Edberg once said: ‘For me, and most of the other players, too, if you had to pick one of the four Grand Slams to win, you would pick Wimbledon. It’s got tradition, it’s got atmosphere and it’s got mystique.’ Maybe it’s the strawberries, maybe it’s the quaint English tennis whites or maybe it’s the excitement of having to duck under cover every time it rains; you’ve got to love it. Tim Henman agrees: ‘The Championships started in 1877 and I think the tradition of the grass courts, the white clothing, the Royal Box and all the great champions are what makes it so special.’ And he would know; Henman was so much a part of this culture that the spectators’ hill is named after him. Despite retiring in 2007, the ex-tennis pro is still wearing white – an Adidas hoodie -– although I’m sure the large green logo would be considered contraband by the club. He turns 41 this year but still has the same youthful face that our TV screens are so used to seeing each July; not a grey hair in sight. He now commentates on the Wimbledon coverage for the BBC and is lucky enough to still have a house in Barnes, which he can retreat to every evening during the Championships. ‘I’ve been close to Wimbledon Village for so many years,’ he says. ‘It’s such a great spot.’ It’s the bastion (in our opinion) of tennis, but, admittedly, we can’t always bank on a rich heritage

to keep Britain at the forefront of the game. In his rather rebellious stage of the 1980s, John McEnroe declared that: ‘The only thing “championship” about Wimbledon is its prestige.’ A particularly cutting comment for our much-loved institution, but maybe it raised a point that we should be wary of growing outdated. I ask Henman, who is on the tournament board, if he thinks Wimbledon’s history can sit hand-in-hand with modernisation. ‘The Championships never stands still,’ he replies. ‘It’s always striving to be the best and lead from the front.’ He lists some prime examples of improvement: the roof on Centre Court, the renovation of the Aorangi Pavilion practice area, the excavation of basement space under courts 14 and 15 and new player facilities at the top of the Millennium Building. This sets the 2015 Championships in good stead; so who will Henman be backing this year? ‘Djokovic is definitely the player to beat. The start that he’s had is incredible.’ He adds diplomatically that one can also make a pretty good case for Murray, Federer or Nadal; but there’s no denying that Djokovic stands slightly taller than the rest. When I meet Henman, he is re-launching the charity and its new aims with a fundraiser at the Devas Youth Club in Battersea. ‘We raised a lot of money, but instead of writing a cheque and giving it to a charity, I wanted there to be a legacy and more of a journey. That’s why I’m broadening it and want to support people in education, health and welfare. There are so many kids out there from deprived backgrounds who don’t really have opportunities and we want to try and give them a chance to experience new things.’ The Foundation promotes the lifestyle and positive development of children and young people through sport by working with clubs and schools across the country. Inspiring younger generations is something that Henman considers very important. ‘You always need role models. You come here and you see what Josie [Benson, senior youth work manager of Devas Club] has done and how she’s inspiring so many other people. On both a local and national level, you always need that in sport. Role models are vital.’ Outside, school children are clamouring to see him (as are a few of the parents – I spy some particularly cheery mothers), and Henman is soon summoned to his duties. But before he leaves, he graciously smiles and holds them at bay giving me a few extra moments for one final question. What would he tell future generations looking to him as a role model? ‘Dream. It’s always important to have ambitions. If you believe in yourself, it’s amazing what you can achieve. And what about younger talent? ‘I think Kyle Edmund has made some really good strides; he’s ranked 121 in the world,’ he says, adding that Liam Broady is another one to watch. ‘I think we need greater strength and depth. We only have these few players at the moment; it would be good to get a few more.’ Life after a successful career is difficult to fill for some sports personalities. All the weeks spent playing tennis, on the road and in training are left blank. But Henman relishes the opportunity to stay put in one place at his home in Aston Tirrold, Oxford, with his wife, TV producer Lucy Heald and their three daughters. ‘I don’t miss being away from home for 30-35 weeks of the year. I enjoy being out in the country.’ It has also given him the opportunity to work on the Tim Henman Foundation, which he launched in 2000.

Exercise in the tub Tom Hagues has a go at one of Battersea’s more unusual workouts

I

had heard of Hydrofit before I was offered the chance to have a go at it and was amused by the idea. You can’t really describe it any other way other than simply saying ‘it’s a Jacuzzi with a bike in it’. With my swimming trunks on and my levels of intrigue at an all-time high, I swanned into the studio on Northcote Road and announced my arrival. I was led from the bright, airy reception and taken down a moodily lit corridor and into a room where my unusual exercise would take place. The door was slid open and all of a sudden, there it was. Sat grandly on a plinth in the middle of the little private space was the Hydrofit tub. The room was separated from the others by what appeared to be shower curtains, and after a quick peek around one of them, I could see that this was done in order to allow friends to come along and do it together – they simply had to pull the

dividing curtain aside to be able to see one another. The wall facing the tub had a television on that was connected to wireless headphones (‘which aren’t waterproof,’ I was warned) meaning I could cycle in my bath while watching Homes Under the Hammer – a programme whose schedule normally conflicts with my working day. I climbed into the tub (via a door that had a little window in it like a washing machine) and was given a brief overview of how it all works. The tub is operated by a touch-screen control pad that offers different workout techniques like interval training (it goes hard at it for a few minutes followed by a period of gentler cycling before starting up again) and it also lets you control the ferocity of the jets. I sat in water up to my belly button, happily pedalling along when I decided it was time for more bubbles,

Hair loss? which filled the tub up even more and I became very aware of the fact that the water was getting a little bit choppy. To avoid anything slopping over the edges (I didn’t want to make a scene) I decreased the jets and concentrated on A Place in the Sun: Home or Away?. Delighted to be fat-blasting while enjoying daytime television, I settled into a steady rhythm. It was at this point, about 15 minutes into my cycle, that I noticed how quickly my heart was beating. I then noticed that I was breathing heavily and there was perspiration on my brow. Incredulously, I came to the realisation that I was getting worn out. It had snuck up on me, while I had been busy being distracted by television property programmes and jet sprays. I pressed on, keen to make the most of the session and the water

I hadn’t pulled any muscles even though I’d neglected to stretch them and warm up at the beginning sloshed around the tub while the inbuilt lights changed the colours of the water every few seconds. In my frenzy, I didn’t notice the speed that I’d managed to work up, until the bubbles stopped and the water began draining out. My legs, despite going round at a great speed and with increased resistance from the water, didn’t ache. I hadn’t pulled any muscles even though I’d neglected to stretch them and warm up at the beginning. Was this because of the water and bubbling jets, I wondered? The posters in the room told me: yes, the water probably did do all of that. I also read that my skin had undergone micro-peeling, which makes it firmer and healthier. Feeling rather pleased that I’d had such a strenuous workout but still being able to walk properly afterwards, I wandered out onto Northcote Road. A cyclist sailed past me in the street, perspiring all over and grimacing with the push of each cycle. I nodded to myself and decided that he would have been better doing that in water. n

You must discuss this with a doctor first as Propecia (finasteride) is actually a prostate medication. There are links with male breast cancer and it can cause problems with ejaculation. However, it can be very successful if your doctor thinks it is appropriate for you. So what next? Right, that sounds more complicated than I thought. Better talk to a GP.

Women Q: My hair has started falling out, do I need to take vitamins? Doc says: It depends on the cause, if you have been on a diet or after giving birth you might be low in iron. So what next? OK, I won’t waste my money on various pills and I’ll talk to a GP. Q: Is it true women also get balding? Doc says: Yes but it is a different pattern to men. There are various topical treatments available but you must not use them if you’re planning on conceiving or are breastfeeding. So what next? Thanks, to be on the safe side I’ll talk to a GP. Francesca Lee speaks to Malcolm McKinlay of Parkgate School about being headmaster of one of the most in-demand co-eds in the area, its education ethos and how after even those who have left want to return

F

ate has a funny way of working sometimes. Little did Malcolm McKinlay know when his father saw an advert in a local newspaper for a job at an outdoor educational centre in Weymouth what it would lead to. After being group leader of a team of pupils from Parkgate School in Clapham, Malcolm was inspired. So much so that when he heard about a possible job opportunity at the school in the sports department that he decided to apply. ‘After meeting Catherine Shanley, the principal and proprietor of the school, I was thrilled to be offered the position,’ he says. Two years later and after a year’s break travelling around the world, something that Malcolm ‘had always wanted to do’, he later returned to a job in the Prep department. ‘At this point, as well as working full-time, I was doing my teacher training qualifications,’ he tells me, ‘but although it was hard work, it was worth it as I knew this was what I wanted to do.’ Indeed, Malcolm’s talents – who also has a BA in Mechanical Engineering and an MSc in Sport and Exercise Science – were recognised by the school and, over many more years, he has worked his way up from being a teacher to a head of department, deputy head to head teacher, the latter of which he has held for three years.

It’s clear that Malcolm likes working there. The school, which is an independent co-ed with 230 pupils across the nursery, pre-prep and preparatory years (two-and-a-half to 11), has unrivalled views overlooking Clapham Common. It certainly doesn’t feel like London. ‘From sport on the Common to the outdoor-learning programme, science week to even being the location for our annual school photo, we definitely make the most of our surroundings,’ he describes. It’s no surprise then that mums and dads feel the same as Malcolm. With a waiting list and even families who wish to put their name on it while the mum is still with child, there’s stiff competition to get a place. ‘It’s first come first served, although we do have a sibling policy.’

Its education ethos is strong. Specialist teaching in all subjects means that pupils are given a wealth of opportunity, right from its Montessori nursery. Alongside its educational programme – which features learning Latin and how to play the violin, the school offers many wonderful cocurricular activities including ballet, karate and horse-riding. Students even take part in parent assemblies, concerts and plays, to name but a few activities, and in the later years, they can apply to become house captains.

From recreating the image with a range of shapes in maths to writing stories about it, it really captured the children’s imaginations Indeed one of the ways in which the school celebrates all the hard work is during its summer open day. After working on the Curriculum Focus project all the pupils’ work is displayed under a marquee in the playground. ‘It’s one of my favourite days of the year,’ says Malcolm. ‘The whole school community gets together and celebrates what everyone has achieved.’ The open day is often combined with Arts Week, whereby a piece of art is selected for lessons. ‘This year we had a fantastic painting of a rainforest (Henri Rousseau’s Surprised!) and it was used in a variety of ways, from recreating the image with a range of shapes in maths to writing stories about it – it really captured the children’s imaginations.’ It is this positive learning message that makes its ex-pupils want to come back to re-live their experiences. ‘We’ve even had to set a room aside to accommodate them!’ Malcolm laughs. Its success stories speak for themselves. With Prep 6 pupils being accepted into some of the top senior schools, including Dulwich College, Alleyn’s, James Allen’s Girls’ School and Emanuel School, Malcolm has a lot to be proud of. He has certainly achieved the mission statement – Develop Confidence – Provide Opportunity – Realise Potential – and more. But when does he find time to put his feet up? ‘I work hard but I have some time off during the summer and term breaks to rest and recoup,’ he says. And what about that advert from many years ago? ‘I will finally have to thank my dad… it is Father’s Day this month after all.’ n

Exhilarating Jennifer Mason meets British Formula E driver Sam Bird ahead of the London races in Battersea Park this month to talk championships, challenges and career goals

open for a down-to-the-wire finish. As we approach the big event, I caught up with Virgin Racing driver Sam Bird to gain some insider knowledge.

How did you get into racing? From the age of two I told my parents that one day I would become a racing driver. When I was eight years old, they finally gave in to my constant nagging and bought me an introductory session at Silverstone kart track. I couldn’t quite reach the pedals, but I was quick.

ost of you will be aware of Formula 1, the world’s most iconic, high-powered racing competition – but not nearly as many will know about the new and exciting all-electric racing series Formula E, which, this month, comes to Battersea Park for the final two races of the 2014/15 series. Widely regarded as the FIA’s [Federation Internationale de l’Automobile] nod to the future, the series is described by FIA president Jean Todt as ‘offering both entertainment and a new opportunity to share FIA’s values for clean energy, mobility and sustainability.’ From season two, the championship will be open, allowing teams and manufacturers to showcase their own electrical energy innovations (working to FIA’s technical specifications, of course). The aim is that subsequent developments in powertrain and battery technology will eventually filter down into the everyday vehicle market, improving electric ‘eco’ cars for modern drivers. The final showdown of this thrilling series will take place in our fair city during two races on 27 and 28 June – a chance for all the drivers to earn some serious points and leaving the competition wide

What was it like being the reserve driver for Mercedes F1? I have fond memories from my time there and I learned a lot from working with some of the very best people our sport has ever seen; Michael Schumacher and Ross Brawn to name but two. I’m excited to see the team doing so well at the moment and I’d like to think I’ve contributed to that in some small way.

You’re currently competing for Virgin Racing. What’s it like to be a Brit in a British team? I’ve worked with French, Italian, German, Czech and Russian teams in the past and have felt at home, regardless of nationality; but I’m getting on really well with everyone at Virgin Racing. What the ‘Brit in a British team’ situation does, I think, is to really galvanise some of the national support. We’re hoping to feel the full force of that when we race in London for the finale.

What’s the dynamic like in the team between yourself and fellow driver Jaime Alguersuari? Excellent. We get on well and I think we not only push the team forward together but also spur each other on.

As we go to print, you’ve had a race win in Putrajaya and a fastest lap in Buenos Aires. How do you see the season progressing? We’ve had six races and nobody has yet won twice, so I expect the season to continue being tight all the way and to spring a few more surprises before the end. I’m hoping we can get back to winning ways and once again convert the pace we’ve had throughout into big points. Beyond that, we’re obviously hoping to win the titles (driver and constructor).

What is your favourite circuit? Monaco; it’s the ultimate driver challenge and I feel at home there having won at the track the last two times I raced there in the World Series by Renault and GP2.

How excited are you about the London races? Very; racing in my home city in front of the British fans will be awesome. As the finale and a double-header too, with so many points on offer, I expect it to be an absolute cracker of an event!

What do you think about the dual London race set-up?

I’d like to remain involved long into the future. Outside of Formula E, I’d love to win the 24 Heures du Mans race. I’ll be competing there this year for the second time. What advice would you give to youngsters keen to be racing drivers? Get yourself to your nearest karting track and have a go! As with all sports, it’s not easy to make a professional career out of it, but don’t get too far ahead of yourself. First and foremost, racing is and should remain fun.

What’s the best part of your job? I get to travel the world, I work with very talented people and I meet incredible fans wherever I compete; but the best part is the racing itself. Driving state-of-the-art machinery in iconic locations against some of the very best drivers in the world... There’s no feeling like it! n

It’ll add to the drama of the event, because it will mean that any driver who arrives in London within 60 points of the championship lead (taking points for pole and fastest lap into account as well) will have a mathematical chance of winning the title. Considering how things stand at the moment, that’s likely to be a lot of drivers!

What do you think will be the main challenges of the Battersea circuit? I would say energy conservation, but that’s really the name of the game in Formula E on all the circuits. Having said that, that won’t make the racing any less furious. It will be all-action from lights to flag, as usual!

What would you say has been the highlight of your career so far? There have been many so it’s difficult to pick just one, but I think it would be my first win in Monaco (the World Series by Renault, 2012).

What do you hope for in the future? In the short term, a big points haul for the entire Virgin Racing team in the next few races would be a good start. We have the ability to achieve a

JOHNS&CO identifies Waitrose as a major pull for tenants, buyers and retailers alike

E

nquiries from buyers and tenants are on the rise at the Embassy Gardens development in Nine Elms, according to JOHNS&CO, the only on-site agent at the development and developer Ballymore’s preferred lettings agent. John Morley, managing director of JOHNS&CO believes this to be a result of a combination of factors. He notes: ‘The calibre of the build at Embassy Gardens, the reputation of the Ballymore brand and the level of service offered by both the development concierge and our own property management team at JOHNS&CO are attracting high net worth individuals to the heart of the Nine Elms regeneration area. There is no denying that in the coming years it will be a hub of central London, especially with the planned extension of the Northern Line and the new Nine Elms tube station.’ However, this is not the only factor driving interest. John Morley notes that the upcoming arrival of a

12,000 sq ft Waitrose in the heart of the development has sparked interest from far and wide. Whilst the ‘Waitrose effect’ and its impact on micro property markets has already received plenty of column inches, JOHNS&CO has noticed that it is not just buyers and tenants who are attracted by the middle-class grocers. Other retailers also see the presence of Waitrose as an attractive anchor, and Ballymore is currently in talks with several high-end restaurants, shops and delicatessens, all of which are keen to snap up one of the prestigious retail units here. These will include a

mixture of fine-dining establishments, as well as other eateries, and some proven independents are hotly anticipated, keen to open their second restaurant in the heart of this new London quarter. With the resident demographic expected to consist largely of work-rich, time-poor business executives, the retail and food offering will be in high demand from buyers looking for convenience. Retailers and food outlets have recognised this, further increasing the appeal of the Nine Elms site to these businesses. The newly developed New Union Square will be a major pull for tenants living in Embassy Gardens, offering more than 100,000 sq ft of amenities, shops and restaurants and forming the hub of the development. This is not to mention the 3.3 acres of the Linear Park gardens, linking Vauxhall with Battersea Park, and designed to replicate the Manhattan High Line skyline. In fact, the entire masterplan has drawn inspiration from the attractive residential and commercial estates, which have evolved over the years in places like New York and Boston – particularly fitting given the locality of the new American Embassy in Nine Elms. In addition to the retail and food offering at the development, the development itself will provide residents with service akin to what you would expect in a luxury hotel. There is a 24-hour security and a concierge based in the hotel-style lobby and homeowners will have exclusive membership to the Eg:le Club, another nod to the development’s American neighbours. From here, residents will benefit from a private lounge available to hire; a unique space exclusively available for residents to host social and business events. THE START OF SOMETHING WONDERFUL The Journal discovers how New Covent Garden Market will stand up against the original and what impact it might have on the local area

T

he dilapidated, slightly feelingsorry-for-itself New Covent Garden Market doesn’t feel particularly… new. It’s much in need of some tender loving care; it wants someone to grip it in the warm embrace of redevelopment and make it look as impressive as it once was. Thanks to the Nine Elms work taking place in south-west London (you can’t miss it), New Covent Garden Market is about to look as shiny and modern as the residential towers going up near it. It is about to be unashamedly dragged into the 21st century. The go-ahead was given by Wandsworth Council once the plans to modernise and redevelop the site were approved by the council’s planning committee. The current facilities are 40 years old and have

required some updating for a few years now – indeed the plans were given the green light on the basis that they would improve it significantly and safeguard its future. The wholesale market is owned by the taxpayer, but the cost of the modernisation will be paid for through private mixeduse developments erected on parts of the building site that won’t be used in the newer version. It’s projected that across the whole scheme 3,019 homes will be built along with shops, bars, restaurants, cafés and office space. The idea is to ensure the redevelopment of the market blends in seamlessly with the rest of Nine Elms’ developed sites, where most of the building is mixed use. It’ll also help add to the sense of community that the developing - 34 -

companies are keen to create, with the creation of homes and recreational spaces spread across the entire area. Approximately 600 of the new homes (which equates to about 20 per cent of the total) that are built on the site of the market will be reserved for qualifying Wandsworth residents to either buy or rent through affordable housing schemes – great news for locals who are looking to dip their toes into this enormous development. This particular scheme is expected to provide a financial contribution to the area of about £91million that will be diverted to the upkeep and improvement of local infrastructure, mostly to do with transport; for instance, this influx of money has been earmarked to support the funds needed to build the extension of the Northern Line.

Change is a good thing Fiona Bourke describes how she’s seen the lettings market develop over her many years at Carter Jonas

F

iona Bourke is a dedicated lady indeed. Head of Wandsworth lettings, not only has she seen the estate agency go from strength to strength, but she has also seen how the success of the merger of Sullivan Thomas into Carter Jonas has brought about positive change for the business. ‘Now that we’re multi-disciplinary with sales, lettings, planning, development, estate management and energy, there are many exciting new strands to the business. The buy-out made us become a small corporate company, and one that’s growing very quickly,’ she tells the Journal. Indeed, not only has Fiona seen this great expansion generate new offices in south-west London, but she has also seen many market changes over the years. ‘The lettings game has changed massively – we used to receive a rental yield of between eight to 10 per cent, now we’re lucky if we get two-and-a-half to three per cent.’ Fiona, who has lived in Wandsworth, Battersea and Tooting for more than 20 years and now lives just around the corner from the branch, has watched the area

The private and state schools are outstanding – it’s no surprise that people decide to move here become a hotspot for young families. ‘The private and state schools are outstanding – it’s no surprise that people decide to move here.’ But when is the best time to move, I wonder? ‘Now is the busiest period as we have a big push towards family properties in May and June, who usually want to move in during July, go on holiday in August and start school in September.’ One of the many streets that’s most popular is Wiseton Road, where Carter Jonas currently has four houses available to let. ‘It’s one of my favourite roads in the area,’ says Fiona before continuing, ‘it’s in the heart of “Bellevue Village”, the houses are pretty,

there’s parking and good-sized gardens.’ With the recent election result now in, Fiona describes how it has had a positive impact on the market. She explains, ‘It is affirming and means that people can finally start to make decisions.’ With central London agents seeing the immediate effect, Fiona describes how it’s beginning to filter down to south-west London. ‘Until now we’ve witnessed a steady rise but it is all about supply and demand, so I would encourage those who are looking to move, to do it sooner rather than later to avoid losing out.’ She concludes, ‘A lot has happened over the many years I have been here.’ And with Fiona looking to add further to her team of three, more is yet to come. n

Onwards & upwards The Journal talks to Douglas & Gordon’s Clapham director, Alix Stuart-Bruges, about the effects of the general election on the local property market

‘“E

merging prime” is a great description of the Clapham property market’ Alix Stuart-Bruges, director at Abbeville Road’s Douglas & Gordon, starts. She’s sure the area is becoming the best place to invest in London. Not that she’s overly saccharine. ‘We mustn’t just flop from preelection trepidation to a lazy greed after it.’ Charting pre- and post-election trajectories, she describes the latter half of 2014 as a period when values dropped, demand was pent up and people were generally confused. I expect Alix to explain that the election provided the catalyst for a sea-change in morale; instead she insists the mood relaxed at the start of 2015 ‘and increased when Labour’s mansion tax proposals did not seem quite as severe as had feared.’ The story since is becoming familiar, it’s all about a return of confidence. ‘People are requesting punchier asking prices; they’re also getting them in many circumstances,’ though this shouldn’t be pushed in every case. The key success stories in Clapham seem to be the return

of the foreign investor (and the general investor too, often involving parents investing in their childrens’ futures) and a rise in the flat market. The fact prices softened in the second half of 2014 and yields remain attractive in Clapham has ensured flat buyers have quickly returned to the market. ‘I don’t want to talk up a massive game though. Making out that prices will rocket 20 per cent in a fortnight is sheer fantasy,’ Alix adds. She seems assured that the fundamentals do the talking instead. Average rental values rose on average by 1.6 per cent in the first quarter; Clapham provided the strongest capital value increases of all the D&G offices in the same phase, with flats rising by 4.8 per cent and the housing market experiencing even stronger growth at 6.8 per cent. The bigger narrative revolves around where the exodus from Chelsea has flowed over the past few decades. ‘It used to be the case that Fulham or Wandsworth were the first choices of the Diaspora,’ Alix explains. But now, with its larger green spaces, its schools (which people move into the catchment area for), an upmarket

set of amenities, its communication links, its investment, its greater value for money, Clapham is, to the latest generation, an obvious choice. This leads Alix seamlessly on to the macro picture. Justifying the emphatically ‘sensible’ optimism behind the ‘emerging prime’ label she used at the beginning of the interview, Alix outlines the main reasons the outlook is ultimately bullish: ongoing geopolitical risks, fewer taxes on the banks, the evaporation of the mansion tax, a lack of house building initiatives and relatively low gilt yields are the main planks of her argument. And it’s a convincing one. With Clapham no longer condemned to a Barnes-like existence as a leafy but ultimately secluded satellite of London, investment, capital growth and the professional demographic the area attracts provide ballast for a market that seems to be marching onwards and upwards. n

First-time buyers drive a 20 per cent surge in prime London demand Overall demand for prime London homes shot up by 20 per cent in Q1, says Marsh & Parsons, with first-time buyers and investors each accounting for nearly a third of sales. Twenty-nine per cent of prime London property purchases were made by investors in the last three months – down from 37 per cent at the end of 2014 – while a ‘huge spike’ means that 28 per cent of sales went to first-time buyers, says the estate agency. First-time buyers accounted for 21 per cent of deals in Q4 2014; the escalation has caused mortgage-funded transactions to jump up by 17 per cent in the past three months. As a result, one-bedroom properties have out-performed most other unit sizes; one-bedroom values have risen by five per cent (£75 a day over the past year) compared with 1.7 per cent annual growth across the market as a whole. Marsh & Parsons is now reporting that its ratio of registered buyers per property has risen from 10 in December 2014 to 12 in March 2014. ‘First-time buyers have been riding a wave of fortuitous circumstances recently – with almost unheard of mortgage rates, reduced up front stamp duty costs, and support schemes like the Help to Buy ISA inflating confidence,’ says Peter Rollings, CEO of Marsh & Parsons. ‘Combined with a more accessible pace of property price growth so far in 2015, more people have been able to take the plunge into the homes market. Prime London property has always been a bastion of investment, but it’s encouraging to see the drawbridge being lowered for everyday Londoners who live and work in this city. ‘However, there is, and has always been, some aspirational prime central areas that are out of grasp for new buyers and these will remain an investment stronghold. Addresses like Kensington and Chelsea resonate around the world and will always entice buyers looking for unparalleled capital returns. n

How does your garden grow? Putting a price on outside space The RHS Chelsea Flower Show last month prompted some timely workings on the value of outside space by Marsh & Parsons. The agency has been going through its register and estimated that the presence of a roof terrace or balcony adds an average of 12 per cent to the value of a property, rising to as much as 25 per cent in coveted Chelsea. You can expect to shell out an average 11 per cent premium for access to a communal garden, says the team, although this can hit the heady heights of 20 per cent for the keys to those bucolic beauties in Little Venice and Holland Park. David Pittman, associate director and sales manager of Marsh & Parsons in Holland Park, says: ‘As the mercury rises, Londoners don’t want to be cooped up inside and want to be able to feel the wind in their hair. For the right buyer, a balcony or, more particularly, a roof terrace, will add significant value to a property in the area. Some of the more petite family houses have roof terraces in place of a garden, and in these cases the value will be increased by approximately 10 per cent more than the same property without any outside space. wonderfully desirable communal gardens can increase a property’s value by 20 per cent or significantly more.’ The firm reckons that just under a third of flats that come on to the market have a balcony, roof terrace or communal garden, and that these tend to sell faster than those with no outside space, which would make sense. Interestingly, the agency also worked out that the average price per square foot of outdoor space in the capital is around £897, although you can pay up to £1,925 in South Kensington. Peter Rollings, CEO of Marsh & Parsons, says: ‘As a nation we love our gardens, and the Chelsea Flower Show has green-fingered enthusiasts across the country looking on in envy. But with outdoor space at a premium in the capital, not all properties have their own gardens, so roof terraces, balconies and communal green areas can be just as important to buyers who are looking to unwind in the open air. Vendors have long been aware of how much value traditional home improvements can add to a property and this research may just persuade them to convert flat roofs or balconies into habitable outdoor oases.’ n

n the days following the election you could be forgiven for thinking that as a nation we had won some major sporting event, such was the apparent delight at the result. There were many smiles up and down Northcote Road and a palpable sigh of relief by almost everyone I spoke to. I saw one particular agent on his scooter, beeping his horn at anyone he knew, grinning from ear to ear. So, has the world changed? Is everything now looking all rosy in the land of London property? Well, in most respects, yes, but I do think that we need to exercise just a soupçon of caution. This is by no means a political statement but a Conservative majority is definitely a good thing for the London property market. The threat of higher punitive taxes through the proposed mansion tax had stifled the £2m+ property market for the last year, as did the possible removal of non-dom status for certain individuals. This, coupled with genuine concern about exactly what sort of coalition we were likely to get had also been a good reason for many buyers to sit on their hands and adopt a ‘wait and see’ approach, which has now all but evaporated. As a result, and this is where my caution is most apparent, there are some pundits predicting big price increases in the coming months, which I think will prove to be unfounded. In the post-election weeks we have seen a

12 per cent increase in buyers, however we have also seen a nine per cent increase in stock, so one is pretty much covering the other. We all know that interest rates are low, but the Conservative victory hasn’t actually put more money in our pockets, so fundamentally most people’s ability to borrow remains unchanged. Whilst we are already seeing an uplift in transactions, prices are generally staying very much the same. In other news, I’m delighted to announce the opening of our new Earlsfield office. We’ve seen, Earlsfield transform in recent years and, although we’ve been covering the area from our Northcote Road office, there’s nothing like actually being there in the thick of it. Strategically it is ideally situated between our Putney, Wimbledon and Battersea branches and plugs the gap neatly between the three offices. The new Earlsfield team is already in place and will be opening the doors to the public on Monday 22 June with a launch party on Saturday 27 June. n

June is typically one of our busiest months in Clapham and combined with political certainty, we’re the busiest we’ve ever been! The people who’ve been holding off are suddenly committing to buying or selling. As a result, we’re registering more buyers and bringing more properties on to the market. Notably, the biggest proportion of people selling are those looking to either trade-up or move out of London. Clapham remains ever-popular for the first-time buyer ‘bank of mum and dad’ demographic, and as a result there is strong demand for flats between the £600,000 to £900,000 mark. While borrowing also remains favourable, there are a lot of serious buyers looking in Clapham.

Battersea comes into its own during the summer months. We’re seeing more people including outdoor space in their search criteria – whether it’s a garden, roof terrace or just a small balcony. The flat market is in high demand, which means we’re achieving some incredible results for our vendors – two-bedroom flats have been selling for around £1,000 per sq ft. Now that a mansion tax has been ruled out, there is suddenly a lot more movement in the market between the £1.5million and £4million marks and we’re registering an increasing number of buyers within this price range, as well as more properties to sell.

Within two weeks of the election result we agreed nine sales across the market. This is definitely a positive sign that things are going from strength to strength. We’re registering a lot of buyers who already live locally and are stepping up onto the next rung of the property ladder and as a result, we’re bringing more flats onto the market. These second-time buyers looking to upsize from flats are creating strong demand for houses. First-time buyers also remain an important demographic in the Balham sales market, although more and more of these buyers are widening their search to include neighbouring areas such as Tooting and Streatham.

I

t’s been an interesting few months with political rhetoric and uncertainty causing many to put their property search or sale on hold and await the election results before proceeding. Across the UK, the housing market is now breathing a sigh of relief that the election is finally over. While of course the result seems favourable for the property market (with proposed heavy taxes no longer a threat), removing this strong uncertainty, regardless of the result, has allowed the market to return to normality. With a clear election outcome, we now expect to see much of the pent-up purchaser demand flow back into the market. Much of the activity in the first weeks after the election has been from tentative buyers who offered on properties they’d seen at the beginning of the year. Vendors who had also held off or withdrawn properties previously for sale

and sudden uplift in prices, which would be unsustainable. Instead, we expect to see an improvement in the turnover and volume of sales, assuming that vendor and purchaser expectations can be aligned. In the long term, our research department forecasts a strong market, with a price growth over the next five years of over 20 per cent. For the past few months, while movement above the £2million mark was especially quietened, the market below £1million actually maintained its buoyancy throughout. This pace continues and we have some excellent new properties coming to the market over the next month or so. One, in Vickery House (between Clapham North and Brixton) at £565,000 has already received good levels of interest in the few weeks it has currently been on the market. With properties like this and business finally back to normal, we’re sure we’ll be kept busy over the summer. n

We expect to see an improvement of sales, assuming that vendor and purchaser expectations can be aligned have also returned, so we expect to see considerably more stock available to meet the increased buyer demand. Our stock levels have noticeably risen, with a number of excellent new properties on the market since the election results. One which stands out is a house on Belmont Road, in the heart of the ever-popular Clapham Old Town. This imposing Victorian property is on the market at £2million and has been beautifully refurbished by the current owners, displaying some of the best of what Clapham Old Town has to offer. The increased supply and thus choice to meet buyer demand will prevent a strong
