ou may remember The Journal’s article last year, when we spoke with home refurbishment specialists Claire and Trevor Burrage about their Interior Design and Project Management business, Clara Bee. Trevor left his job in the City to grow the Project Management side of the business, along with his wife Claire. One year on, and Clara Bee is clearly striking the right note with their busy client base, providing a one-stop shop for home improvement. The Journal caught up with Trevor when he recently completed a building project for one of his clients on Lavender Hill. Alex and Amber, the homeowners of the property, say: “We were interested in Clara Bee for Project Management, their range of services was of interest and they also have a well-established network of good trade contacts in south-west London. A guiding light The Journal meets lighting designer Sian Baxter to talk all things luminescent Emily Adams
S
ian Baxter, of Sian Baxter Lighting Design, lives in a beautifully spacious, open and of course well-lit property. Still, when I arrive at her house in Putney she’s quick to make her apologies: “Don’t look at the lights! They’re awful,” she says immediately. She recently moved in and tells me that she hasn’t had a chance to sort them out, but from what I can see of the freestanding lights in every corner and the huge bay windows, this is still one well-thought-out room. “I think lighting is underdeveloped as a design element,” Sian tells me as her two dogs Lottie and Dylan snore softly beside her, “and it’s not completely understood by everyone”. “When someone is building or renovating a house,” she explains, “they’ll get the kitchen designer or an interior designer, but they don’t always think of a lighting designer.” Thankfully, that’s where Sian and her team come in. Set up 15 years ago, Sian Baxter Lighting Design creates contemporary lighting schemes. Whether it’s a one-off residential property, restaurant, hotel or garden, the team has designed projects all over the world, but surprisingly, Sian didn’t start her career in lighting or design, far from it in fact. “I worked in the City, doing a variety of different jobs,” she tells me. “I started as a stockbroker and ended up in strategy in investment banking, but I renovated properties as a sideline and that’s when I became obsessed with lighting.” It was because of this initial interest, that she enrolled herself on a lighting design course at Chelsea College of Arts. From creating lighting schemes

for small projects to helping friends, the company has grown bit by bit. Now there’s a team of seven working hard to light up London. Each will guide you through the process, because, as Sian tells me, people “hardly ever know how to achieve the lighting effects they would like”. For those of us still in the dark about how to make the most of it, where do we start? “It has to be intrinsic to the beginning of the design. If you’re designing your interior, the lighting is part of that – it can’t be done as an afterthought.” So when it’s tackled properly, what can it do for the design of the room? Sian lights up (excuse the pun) at this question. “It completely affects the feel of a room. It affects whether a space feels enclosed or airy or dramatic. It’s a really powerful tool.” Sian tells me that she often visits
houses to get a feel for what would work best for the client, but equally she’s well-versed in working offplan for new-builds and projects overseas. “We’re very flexible,” she says, adding “we can come to see you for a consultation or not, it’s always up to you.” With so many big brands and names on the market, it’s reassuring to hear that when you approach Sian Baxter Lighting Design, Sian herself will be working with you. “I’m a perfectionist,” she says, “so I won’t let anything go out of the office without being really happy with it.” Her attention to detail is made even clearer when she proudly tells me that Sian Baxter Lighting Design won Best Lighting Scheme in the International Design and Architecture Awards in 2015. Although she tells me that there is room for the business to expand, she’ll never let it grow too big: “I like offering a really personal service, because you build up a rapport with a client and people often come back to us.” Sian has, however, set up a second company called Designed by Light which creates individual and bespoke lighting products if you’re looking to add that extra special touch to a room – but look out for more on that next month. Lighting design may be a fairly recent concept in our homes, but as Sian and her team tackle one house at a time, they are proving why it’s about time we shed some light on it. sianbaxterlighting.com

More than a year after the Grand Hall fire, the Journal looks at the progress of the rebuild and what Battersea Arts Centre has got planned for the future Dorothy Musariri
O
n 13 March 2015, a fire broke out at Battersea Arts Centre, destroying the lower and upper part of the Grand Hall that, at the time, were being renovated. The cause of the fire came back inconclusive but, having been given the go-ahead to rebuild, the new Grand Hall is expected to be up and running by autumn 2018. “People’s response to the fire was very moving,” says artistic director David Jubb, before adding, “everyone from near and far that has been involved in Battersea Arts Centre in any shape or form was touched by the breadth and depth of people’s kindness. “I think it has shown more than ever the value of public, cultural spaces in which we share memorable life-shaping events together.” Battersea Arts Centre has announced several changes and additions to the new building, including portable side galleries and a 30-person lift. The Lower Hall will be turned into a creative hub for small businesses, which will offer affordable office leases. Further changes will be made to the lighting, ventilation and sound systems and some features will be added to make the change-overs during live shows smoother. Charles Stevens and Will Hsu are cycling from Beijing to Tehran, all in the name of charity and adventure
i
t all started on a flight to Hong Kong in 2010. “A sort of paradox struck me that I was travelling over a vast area so quickly but I was only going to one destination and I thought wouldn’t it be nice to actually visit the places I was flying over rather than just getting from point A to B?” says Charles Stevens of the inspirational trip for cycling from Beijing to Tehran to raise money for the charity, A Child Unheard. Will Hsu adds: “Gap years have become very cliché and I wanted to do something a bit different. I love the outdoors and travelling but I have never done something quite this adventurous before.” The pair, who are currently cycling across nine countries, covering a distance of more than 10,000km are making one of the journeys that’s considered the longest, hardest, hottest and coldest cycling challenges in the world. “At 19 years old, we’re aiming to (unofficially) be the youngest people to ever complete it and we’re hoping to raise more than £25,000,” says Charles. Charles, from south west London, and Will, both attended Radley Boarding School in Oxfordshire together and have visited the

charity’s first education centre that was set up in Uganda several times. Having already attained more than 77 per cent of their target at the time of print, they are on track to reach their goal. Talking of people’s reactions to their adventure, the pair – who are both starting university in September – said that the majority of people have been “awestruck and
supportive”. “The route had already been mapped out so that saved us time but we still spent months planning,” says Charles. As well as having prepared themselves mentally for the ride, they have both pushed themselves physically to the limits with their punishing training schedules. “We both ran half marathons, cycled from London to Paris and trained on spinning bikes and on the road.” Arriving in Beijing on 6 May, they spent a few days getting over their jetlag with a spot of sightseeing before setting off on their big adventure. “Being on the road and having four months of isolation and detachment from everything
we’ve ever known has taken a little adjustment,” says Charles. Although Will already has plans in the pipeline to one day continue their cycling adventure around the world. “We’re both adventurers and are already thinking about our next challenge; I’d love to race The Mongol Rally and sail across the Atlantic,” says Charles. HIS GAME He may be one of Britain’s former tennis champions but Balham resident, double Olympian and TV and radio presenter Andrew Castle isn’t quite up to scratch on a Hoverboard bonnie estridge
i
t was most unfair of me to tut-tut and suppress a small giggle when Andrew confessed that he fell off a Hoverboard on Christmas Eve last year, resulting in him ending up in St George’s Hospital with ruptured ligaments. “I’m still suffering from the repercussions,” he grimaces. “It will be a few more weeks until I can play tennis, golf or anything else.” But at least Andrew can feel proud that his many hours of output on both TV and radio are quite extraordinary and that is without factoring in that he is one of our top Wimbledon commentators. A Sunday evening host of Smooth Radio and a one-time breakfast presenter on GMTV, Andrew is looking forward to going back to his old stomping ground at LBC to host a new show called Weekend Breakfast, though he will still be presenting the Smooth Radio evening show. “This means that I’ll have to be completely up to speed on everything again covering news, current affairs, politics, finance, you name it. “We had very good ratings the last time I was on the show so now I’m signed up to LBC, ready and raring to go.” Andrew – a double Olympian in Seoul 1988 and Barcelona 1992 – is

an incredibly popular host who, it seems, can turn his hand to anything (barring hoverboards, of course). “I joined the BBC in 2003 as Wimbledon’s lead presenter but we cover a number of other events,” he explains. “Obviously, Wimbledon is Andrew Castle the crown jewel and I have led the commentary on each of the last 14 men’s singles finals. If only my mum could see me now,” he says wistfully. Andrew is also very much in demand as an after-dinner speaker, game show host and Master of Ceremonies. He also casually mentions that he is a qualified auctioneer. “I do anything really,” he laughs. “I host events, I facilitate, I run around a bit – but I particularly enjoy auctioneering. “I got into it as I was once MC at a black-tie do when someone said the auctioneer was ill and could I fill in for him ‘Yes of course,’ I said ‘give me that
microphone!’ It’s a good laugh,” he tells me. “You just read whatever’s in front of you and you run around a lot getting people to bid and you make lots of lovely money for charity. But I do try to keep the auction as tight as possible because nobody wins any prizes for going on too long.” With yet another feather to his bow, Andrew reminds me that he even appeared on the 2008 series of Strictly Come Dancing, which he says was an experience he will never forget. “I was way outside my comfort zone and seventh to leave the show, which actually I felt was perfectly acceptable. “Mind you,” he adds, I’ve been on plenty of sofas and chat shows but

nothing can quite top meeting Dame Vera Lynn. She’s 99 but she still has something quite magical. She sang We’ll Meet Again especially for me on GMTV and I went completely weak at the knees.” However, away from the spotlight and, as a Balham resident, Andrew has his favourite hotspots in the area. “I love it here. Clapham Common is a short walk away from my home and it’s great for running, jogging and generally keeping fit,” he says. “We have all those exercise areas above the old air-raid shelters, too, that are wonderful spaces. “But on the other hand – and this is a real gripe of mine – why can’t anyone tell me why these exercise spaces are completely free to use, yet the tennis courts are not? I would really appreciate it if someone could give me the answer. Tennis courts are really just bits of

when it suddenly became known as ‘Abbeville Village’. “We lived there for a number of years, eventually selling our house to that marvellous actress Celia Imrie. But it wasn’t long before the lovely old laundry in Abbeville Road turned into a Pizza Express and that is when the real changes came about. “Some talk about the area being ‘gentrified’ – which seems to be a dirty word. Yet I struggle to understand what people really mean when they talk about an area being too gentrified. They are certainly very happy when they have sold their house for 1.5 million instead of the £100,000 that they paid for it.” But now that we’re into June, Andrew will be safely ensconced in his Wimbledon commentary box towards the end of the month. Now all he has to remember is not to go anywhere near a hoverboard…

Best for: cocktails The Jam Tree If you haven’t tasted the famous Jammy Dodger cocktail yet, I suggest you make your way to The Jam Tree at the next available moment. The sweet concoction of Chambord, Frangelico and butterscotch Schnapps, shaken up with double cream and strawberry purée is every sweet-tooth’s dream. It’s known for its inventive drinks, so look out for the Netflix and Chill cocktail made with vanilla vodka, butterscotch liqueur, caramel and lemon and served in a large popcorn cup. The restaurant is a colourful affair, peppered with Art Deco prints of jam jars and cabinets filled with every jam imaginable. The menu has had a summer switch up and now includes a barbecue selection, featuring jerk chicken and tiger prawns. Best for: something quirky Chambers of Flavour At 4pm on the day I’m due to dine, I receive an anonymous text message directing me to a mystery location. All I know once I’ve followed the cryptic directions is that “X marks the spot”. What ensues is quite possibly the most unusual evening I have ever experienced. Created by pop-up supper club Gingerline, Chambers of Flavour is a night shrouded in mystery, so there’s only so much I can tell you, but stick with me. When I arrive, I am faced with ‘The Machine’, an odd contraption with giant googly eyes. I’m told to pre-order my drinks before the adventure begins and then sit and watch as every half an hour a train whistle sounds, calling diners forward. One by one people disappear through ‘The Machine’ via a suspect looking wooden boat. When you’re thrown out on the other side, different settings, people and courses await. A Tudor banquet, a car factory and a ball pit are just some of the treats that are in store in this wonderfully wacky flavour laboratory. I may not be able to tell you much, but trust me, this is one of the most entertaining and fascinating nights I’ve had in London, but so unusual, I’m not sure if it really happened. [LIFESTYLE] best for: pizza Joe Public Joe Public, like its neighbour, wine and charcuterie bar WC, is a converted public convenience next to Clapham Common underground station and while that doesn’t sound particularly appetising, don’t dismiss it yet. The California-inspired pizza bar still has the off-white tiled walls of the old restrooms, but thankfully that’s where the similarities end. It’s a cosy, intimate bar with a takeaway hatch and patio-style doors that open onto the pavement by the Common for those want a slice in the sun. The chefs work quietly on the side lines, tucked away in a corner of the bar – and seemingly out of nowhere, magical things appear.
Joe Public offers pizza by the slice or if you’re feeling particularly peckish, you can order the whole 20-inch pizza and you can mix and match toppings. I (rather controversially) opt for half bacon, sausage, ground beef and pepperoni pizza, and half veggie favourite: mixed mushrooms, garlic pesto, crispy shallots and parmesan. Building a bridge
for success The Journal finds out how Parkgate School is building pupils’ resilience throughout the year groups francesca lee
P
arkgate School’s mission statement is a strong message: Develop Confidence – Provide Opportunity – Realise Potential. Not only is this key across all of the year groups at the school but behind it is one of life’s essential skills: resilience. A hot topic that is often in the press, Parkgate School is putting building resilience into practice with headteacher Malcolm McKinlay leading the way. “This subject is topical for all of the right reasons,” he tells me. “The children that do the best are the most resilient so the more robust we make our pupils, the better they’re going to do.” Malcolm describes a number of ways in which the staff at the school build this trait, with teachers instilling values from the first year. “One of the most important aspects is that every teacher reflects being resilient themselves – this way they’re showing that they can respond to adversity in a variety of ways,” he says. Malcolm is also keen to point out that mistakes shouldn’t be seen as failures and that everything is a learning process. Indeed, a typical example of this is a win/lose scenario, which Malcolm describes as ‘extreme’. “Rather than pupils thinking they’ve done brilliantly if they win and awful if they lose, there are so many stages in-between; what’s important is that they learn from the scenario. One of our slogans that sums this up perfectly is that ‘mistakes shouldn’t be seen as failures but an

opportunity for the brain to build a bridge for success for the next time’.” Indeed, teachers take a proactive role to build pupils’ resilience gradually and will talk to them about how to approach certain situations and their coping methods. As well as teaching pupils how to adapt, Malcolm explains that being curious is also a huge part of school life. “Questioning is so important and it can help to prepare them for certain situations,” he says. Teachers also encourage pupils to talk about any anxieties. “Sharing a problem can help pupils to move on – it’s important that they don’t dwell on a situation. If pupils are stuck on something it won’t change what has happened but it will have a knock-on effect, which could be twice as negative,” he says. Malcolm also
points out that pupils should embrace change and one of the ways teachers can help with this is with diverse lessons. “Although children need a certain structure, it shouldn’t be so rigid that they find it difficult if something changes; they need to embrace it.” “Another quality that we encourage is humour and being able to laugh at themselves and not to take themselves too seriously. Pupils also learn from each other so group learning is also a key part in building resilience.” Pupils have lots of opportunities to put their skills into practice, such as the bi-annual parent assemblies where students get up on stage and perform a piece that they’ve learnt, which gets more advanced as they progress throughout the years. “This

gives them experience with preparation, public speaking, controlling their nerves and building confidence, to name a few,” says Malcolm. The older pupils also have a very important role to play: “The lower years look up to the upper year groups so it’s important that they model the correct behaviour for the rest of the school too.” Malcolm is also keen to point out that as well as pupils pushing themselves forward and celebrating their achievements, perseverance is just as important. He describes: “This takes a lot of resilience; the fact that you don’t just give up. In order to achieve something you really need to keep at it. Sometimes in life for something to be really enjoyable it has to be quite difficult because then you get a sense of achievement from accomplishing it.” This is echoed in the motivational stories that Parkgate School shares with
the children, such as the author Abi Elphinstone who recently gave a talk at the school during Book Week. “She had 96 rejections before her first book was published and stories like this encourage pupils to not give up and to keep going,” he says. As well as Abi, the school has also used JK Rowling as another example of a success story, who again, took many

A PROUD NOMINATION Tooting’s Penwortham School has opened a new building and received some good news: it has been shortlisted for a design award. The school has recently undergone expansion and the new, nominated building, created specifically for year six students, comprises three classrooms, a multi-purpose room and a plant room. The space between the new construction and the existing building has also been landscaped, with seating installed to create a welcoming area for pupils to enjoy. First Look: Gehry-designed show apartment opens at Battersea Power Station The first Gehry Partners-designed apartment at Battersea Power Station (BPS) has been unveiled. The famous Californian practice is designing a cluster of five buildings at the £9billion scheme, promising “striking sculptural façades inspired by London’s famous Regency terraces”. Forming part of the all-new BPS High Street, Prospect Place is Gehry’s debut residential project in the UK. Buyers are being offered the choice of two interior palettes here – LA and London; this particular offering is decked out in the LA style, which is described as

As the sun seems to be making its way out from behind the clouds, I thought I would take a few moments to talk gardens. Outside space has come a long way since I started in estate agency – back in those days most properties would either have a muddy quagmire surrounded by raised borders or a paved (or worse, concrete) central section again surrounded by… Yes, raised borders. These days, however, much has changed. The concrete patio has been superseded by ‘easy grass’ which is low-maintenance and makes gardens look smart and luscious all year long. It’s also perfect for ‘brown fingered’ gardeners, pied-a-terre owners or
being “all about adventure, excitement and breaking out of the ordinary design concepts”. The spec involves roughsawn oak-fronted cabinets, chevron flooring and metallic kitchens. Gehry is creating a 5,000 sq ft Residents’ Club across an entire floor of the building called “The Flower”, housing West Coast-flavoured amenities like a chef ’s table and dining room, a library/screening room and a holistic yoga studio. Units start at £1.311million for a two-bedroom apartment. Rob Tincknell, CEO of Battersea Power Station Development Company, said: “This is an exciting day not just for London but for the UK as it will offer a first glimpse into the world of Gehry here at Battersea Power Station. DAMAC eyes up ‘significant’ masterplan projects in London with ambitions to be a top-three developer Dubai-based luxury property giant DAMAC is reported to be in discussion to take on a “significant regeneration site” in the capital as a follow-up to its Versace-branded “fashion residence”, Aykon London One ( formerly Aykon
Nine Elms). Works are due to start on the 50-storey Aykon London One – DAMAC’s first foray into the London market – later this year, and the FT reports that the firm is now on the prowl for a big followup. “At least 30 sites have been visited and talks are being held with the Greater London Authority as part of a hunt for a joint-venture opportunity involving both residential and commercial property. “We were very much welcomed in London and things are moving forward,” DAMAC’s chairman Hussain Sajwani told the FT. “We want to be among the three biggest property developers in London within five years. We are here for the long haul.” DAMAC, which was founded in 2002 and is listed on the Dubai Financial Market, claims a market capitalisation of around £3billion, with projects across North Africa, Jordan, Lebanon, Qatar and Saudi Arabia. “We want to do a master plan like Akoya in a suburb of London,” said Sajwani, referring to the company’s “luxury master development” Akoya Oxygen just outside Dubai’s city centre. “We want to add value to the city. We will construct social housing and offer a whole range of products”.

In recent years we’ve also seen a big jump in homes with built-in barbecues, and for the first time I’ve valued two properties with outside pizza ovens. Having stayed in Italy recently, I would concur that they make a fabulous addition and definitely have a place in SW11 gardens (although I’m not sure about their ecological credentials!). Considering that we sell the majority of our houses in the spring market, it always seems a shame that some sellers don’t make more of their gardens. Patio and bar areas, free-flowing inside/outside space and even outdoor lighting can make such a big difference to the likely sale price for just a relatively modest investment. Easy maintenance and smart looks add extra interest to the garden and can provide extra layers to the view and a focus point for your property. The garden is now seen as an extension of the décor, so it is crucial to give it just as much attention. Finally, when buying a home, don’t rule out the properties on the north side of the street. Remember that the sun sets in the north-west, so if you fancy some outdoor entertaining after work in the summer the north-facing gardens will be in full sun, whereas those with south-facing gardens will be shivering in shade! he start of the summer season in London always marks a rather lovely change with community events like street parties and summer fairs, as well as the change in the weather. We recently had the pleasure of sponsoring a Summer Garden Party on 18 May, held by the Wandsworth Friends of Royal Trinity Hospice to raise money for the charity in its 125th year. Held in Chelsea Physic Garden, the party was a great success, celebrating the wonderful care of the charity. All in all, the evening raised a grand total of £61,085 which was a fantastic result and much deserved for this wonderful charity. As well as the tickets sold, an auction including prizes of holidays and tickets to the FA Cup Final created much excitement among the guests, as did some of the games and competitions that we held throughout the evening. My particular favourite was when guests were asked to guess the average price of a Wandsworth house 125 years ago, when the Royal Trinity Hospice was founded. The answer was £185.21, which somewhat boggles the mind! Another change as we move further into summer is the much stronger emergence of the family house lettings market, as prospective tenants look to move before the next school year starts.

There is plenty more on the market now than this time last year, with a fairly steady level of applicants and offers, keeping the market moving. The properties that perform the most strongly are, time and again, those that are in better condition, standing out from the competition and attracting far more interest among prospective tenants. We recently agreed an offer considerably over the asking price for a six-bedroom house on Althorp Road, which was presented in an immaculate condition, within a very short time of being on the lettings market. As always, though, professional couples and sharers continue to be very active in the market, also prioritising the quality of finish in their choice of home. So, with stand-out properties and sensible pricing attracting tenants, I’d advise landlords, as always, to maintain their properties well and with good attention to detail. Look at what else is on the market to make sure you match, or better, the standard of competition. We have a pristine two-bedroom property on Bracken Avenue, with a stunning central garden surrounded by glass and the rest of the ground-floor accommodation, which
is a fabulous example of how to do it well. Good maintenance needn’t be too timeconsuming or involve major work. Simple tweaks can often help avoid properties becoming tired and scruffy too quickly. Larger tiles in kitchens and bathrooms, for example, reduce the grout areas, so they are easier to clean and it keeps them looking fresher. Avoid wallpaper too; this can easily put a tenant off if they dislike
Good maintenance needn’t be too time consuming the pattern and is more prone to damage. Consult your agent before decorating; we often work with Savills Interior Services who can transform properties and really increase their chances on the market. Finally, if we’re lucky enough to have some sunshine and see it last, don’t forget the garden; if you have one they’re a serious asset, so make the most of the space – and potential tenants will love it.
