Dear Resident, Daffodils are popping up on the commons, we’re slowly de-layering and the days are getting longer. With Mother’s Day on 6 March, the first official day of spring on the 20th and Easter Sunday on the 27th, there’s plenty cause for celebration. Here at The Journal, we certainly have a spring in our step. With this in mind, if you’re searching for a new look for your home, Emily Adams has the answer. The show must go on From 29 March until the end of May, A Nation’s Theatre Festival will descend upon London. There will be 60 shows performed by more than 350 artists in 18 theatres across the capital, one of those being our very own Battersea Arts Centre. The two-month celebration will shine a spotlight on theatre-makers from vastly different backgrounds and provide a snapshot of UK creativity. If you’ve ever wondered who tops the classical music charts these days, you might be surprised to find that he lives closer than you think, in Battersea in fact. Miloš Karadaglić came to London when he was just 17 and is now regarded by many as one of the world’s finest classical musicians. Out with the old… Battersea Arts Centre (BAC) plans to create a new hub for start-up creative businesses after receiving a £538,000 grant from the Mayor’s London Regeneration Fund. The grant will be matched by BAC and the hub, set to open in 2018, will provide an open studio for flexible working as well as a private office and workshops for creative and local businesses. This is Clapham, a Business Improvement District (BID), is running a series of workshops, talks and events around Clapham to provide marketing training sessions. Victory is Sweet… Watson Patrick Eastlake, a teenage filmmaker and Balham resident has just won his first award at the Winchester Short Film Festival. His documentary Sweet Watson, created alongside Charlie Carroll, won the awards for Best Budget and New Media Short Film. Patrick has been a member of Balham’s Studio Film School since 2013, where he learnt all about the filmmaking process in workshops and on production projects. Stars of the surgery Balham Park Surgery has risen to fame, becoming the star of a Channel 5 documentary called GP: Behind Closed Doors. The programme shows the ins and outs of everyday life at the surgery, which has 19 doctors and over 18,000 patients. For 35 weeks the surgery on Balham High Road was captured on film, making it the longest ever fixedrig documentary to be filmed. WANDSWORTH Walk the walk Broadcaster Jonathon Dimbleby is celebrating the 50th anniversary of the Dimbleby Cancer Care charity by holding a 50km nighttime walk through London. Last year’s debut night walk raised almost £100,000 with just 100 participants. Starting at St Thomas’ Hospital in Southwark, Walk50 will take you through Battersea Park and Wandsworth before finishing at Guy’s Hospital. All the proceeds will go to the charity’s Care for the Future appeal, which is aiming to raise £500,000 by the end of the year. Branching out You may have noticed that Wandsworth has been looking a little bit leafier in recent months. The council’s dedicated tree team has planted an additional 240 trees since the winter planting season started in November. One hundred and forty have been placed along streets, with the other 100 making an appearance on housing estates and in the borough’s parks. With cherry, lime, pear, crab apple, oak and maple, there are now around 150,000 trees in the borough, ensuring Wandsworth keeps its reputation as one of London’s leafiest boroughs. wandsworth.gov.uk

Jolly good sport The Active Wandsworth Sports Person of the Year accolade has been presented to Julia Scardone at this year’s awards. The 22-year-old judo star is ranked in the top three players in the country, winning bronze at the senior British trials, despite a shoulder injury. Junior Sports Person was awarded to 13-year-old Hannah Martin, a rhythmic gymnast, ranked as the number one junior in Great Britain with plans to compete in the 2020 Olympics. A whole new world The regeneration of Earlsfield’s Garratt Lane is progressing rapidly with the agreement to create new housing along with a modernised medical centre and pharmacy. The NHS has agreed to replace the Brocklebank medical centre with an updated, GP-led community healthcare facility. The plans are part of a larger transformation of the area to include a state-of-the-art library and more pedestrian routes, as well as new shops and housing. wandsworth.gov.uk

Battersea boutique gallery, The Art Movement, will be paying tribute to the life of iconic singer-songwriter David Bowie by inviting 12 of its favourite artists to create work that reflects the performer. Artists will use a range of media including drawings, paintings and photographs with each one including their own words about Bowie. Together, all 12 will be hung at The Art Movement’s stand at the Affordable Art Fair this month. Battersea Piano Festival is back for another year after the success of its 2015 event. It’s organised by Encore Music Tuition, which has created categories for all participants, regardless of age or ability and this years’ festival will be held at Bolingbroke Academy. 16 APR The London Cooking Project in Battersea holds regular workshops for budding chefs to get their hands dirty while teaching them about healthy eating, hygiene and kitchen safety. The next Mini Cooking Club course starts this month and runs for six weeks for children aged seven to 11. Talk of the town This year marks 100 years since conscription was introduced during World War I, and to honour the occasion, Ben Copsey, of Peace Pledge Union, an organisation that campaigns for a warless world, will talk about the men who made the decision to oppose the war. Home improvement If you’re considering refurbishing your home, Clara Bee delivers

Y

ou may remember The Journal’s article last year, when we spoke with home refurbishment specialists Claire and Trevor Burrage about their Interior Design and Project Management business, Clara Bee. Trevor left his job in the City to grow the Project Management side of the business, along with his wife Claire. One year on, and Clara Bee is clearly striking the right note with their busy client base, providing a one-stop shop for home improvement. The Journal caught up with Trevor when he recently completed a building project for one of his clients on Lavender Hill. Alex and Amber, the homeowners of the property, say: “We were interested in Clara Bee for Project Management, their range of services was of interest and they also have a well-established network of good trade contacts in south-west London. We were also impressed with Trevor’s knowledge of the process and attention to detail.” Alex and Amber

needed someone they could trust and who could make decisions on their behalf, as although their base is in Clapham, they both travel a lot with work. The refurbishment project was to create a side return extension and then reconfigure the ground floor around the newly created footprint. “We always wanted an open-plan space for socialising. We both used to live in San Francisco, so this certainly influenced

It’s clear that it’s been well thought out from concept to completion our ideas of an industrial feel for our new kitchen area.” The Clara Bee team worked with Alex and Amber initially to help them develop the full scope of the project, including ideas for changes to the patio garden to complement the

design inside, and they also helped find a suitable contractor. “Once the building work had begun, and delivery was in Trevor’s capable hands, more design opportunities were highlighted by Trevor as the building work progressed.” Alex, Amber and Trevor also collaborated on design ideas using Pinterest boards, so they could share ideas through images, which was especially useful when the couple were overseas with work. Some of the stand-out features on Alex and Amber’s industrial theme include: a polished concrete floor; restoring the original brick for feature walls and columns; and keeping the steel beam supporting the floors above exposed, rather than boxed in. Alex even went to the trouble of creating his own kitchen light fittings for use above the new kitchen island and extension. “They were made out of some old plumbing fittings and Kilner jars.” The finished kitchen – which certainly has the wow-factor – is impressive and wonderfully different. It’s clear that it’s been well thought out from concept to completion. When asked what the clients’ highlights were of the finished kitchen, they said: “It’s hard to choose our favourite, but we love the concrete floor and brick column.” All in all, what was it that Alex and Amber liked most about the process? “The great thing about using a Project Manager was that it was hassle-free. Clara Bee made what could have been a stressful project into an enjoyable experience, and we now have the kitchen we’ve always wanted,” Alex comments. Trevor was also pleased with the outcome, saying: “Alex and Amber were great to work with, they had a clear plan from the outset and were open with me about what design elements they were confident with and the areas where they needed help. As the project started to come together, it’s the finishing touches of colour and furnishings that make the difference. For me, what makes this type of work more enjoyable than my old job in the City is seeing a client’s vision explored to the full and then making it happen for them – and in terms of job satisfaction, you can’t get better than that.” Clara Bee, 126 Ritherdon Road, SW17 8QQ, 07974 759 428, clarabee.com

March will see The Last Supper art gallery feature works by Spanish artist Francisco Nicolás Parra. Blending oil and acrylic painting methods with contemporary photography, Francisco creates collages of colourful geometric forms, often using landscapes as a base – and now he has started to include the written word into his artwork. Imported in from across the globe, the posters feature a wide variety of subjects and styles; from travel and advertising to propaganda and sport. Robina Yasmin is bringing her new collection of striking and very stripy artwork to the Ingo Fincke Gallery this month. With a family background in Kenya, Robina has always had an interest in African wildlife and in particular, zebras. down to a fine art The Journal discovers more about art consultancy company and local gallery, The Art Movement Francesca Lee

C

amilla Girardot is just one of those people who you connect with instantly. She admits that she’s always been a ‘people person’. Perhaps it’s her demeanour, her aptitude to listen, or the fact that she has the ability to adapt to any circumstance. These attributes certainly came in handy when she launched The Art Movement in 1995. At the time, she was living in SoHo in New York City and working for a small research company when she had the idea of setting up her own business. Being interested in art and food, Camilla had the idea of an art consultancy business and art dining club. Back in the UK, she launched The Art Movement and put on her first event at a restaurant in Parsons Green. “The concept worked for the restaurant and for the business – the clients were buying art, we had no overheads and everyone had so much fun,” she tells me. As well as working as a PA for the editor of The Economist (she joined as maternity cover and ended up staying for 10 years), Camilla’s business grew and after an article in The Times, she put on events at restaurants including The Pheasantry on the King’s Road and 1 Lombard Street in the City. “At the time, artists stayed in their gallery – none of the studios were open to

“We’ve got a six-foot black star that’s going to be hung on the wall of the Affordable Art Fair” the general public – so the whole concept was, and is, about bringing art to the people,” she says. As well as her successful art dining club, Camilla has sold a lot of artists’ work to The Wellcome Trust. “It liked emerging artists, so I worked quite a lot with the management there.” Camilla, who, in her words, came to realise she had become somewhat of “an underpaid courier”, recently decided to set up a gallery

space on Queenstown Road, where she displays some of the work. Showcasing everything from abstract pieces to sculptures, she says: “I often have open nights and also work with companies in the local area. Not that long ago, I worked with the Battersea Power Station for its Art Station, while I’ve also helped the Battersea Arts Centre fundraise since the fire.” Camilla also exhibits at both the spring and autumn

Affordable Art Fairs in Battersea. “At one point in my career, I was doing around 12 combined national and international art fairs per year but I made the decision to concentrate on the Affordable Art Fairs and my gallery,” she says. After being affected by David Bowie’s death in January of this year, Camilla gave the artists she represents a brief to produce pieces inspired by Bowie for the fair. “We’ve got a six-foot black star that’s going to be hung on the wall of the fair and we’re going to be showcasing work around it,” she describes. As well as this, she will also be exhibiting Bowie pieces at her gallery. Wandsworth Common It might be the smallest of our commons but it’s still got a lot to offer with two lakes, a playground and sports pitches. It’s the ideal spot for a bike ride with the family, a springtime picnic, a game of bowls, an afternoon of fishing, or just a great place to sit and take in the views of the lake from the jetty. The Skylark café is always worth a visit, with weekly activities for little ones; from arts and crafts to teatime discos.

Battersea Park Battersea Park has it all: an abundance of green space; obstacle courses in the trees,; historical monuments; an array of wildlife; and there’s lakes and fountains too. It’s the city’s answer to countryside living and the perfect place to spend a spring day with the family. Whether you want to

enjoy a coffee at one of the cafés and restaurants while you watch the runners and cyclists pass by, or you just fancy a stroll under the trees, there is a lot to discover at Battersea Park and there’s 200 acres to keep you busy.

Clapham Common There are plenty of exciting proposals in the pipeline for Clapham Common this year. Starting this spring, there are plans for a safer and quieter cycle route, called a Quietway, to run across the

common. Basketball courts are ready for an upgrade, a green waste site is set to be cleared and replanted with trees and shrubs, and of course, the re-development of the deep-level air-raid shelter is underway, with plans to create an above ground cage and exhibition space too. Come summer, the common will be looking all shiny and new.

This much-loved common is getting a thorough makeover in the near future after being awarded almost £1.4 million of National Lottery funding. The common’s most prominent historical features will be getting some muchneeded TLC to be restored to their former glory. The

project will rebuild habitats, pay for the planting of more trees and boost biodiversity. There are also plans to renovate the lake, restore the Woodfield Pavilion and refurbish the lido and 1930s drinking fountain, so there’s certainly a lot to look forward to.

Ain’t no mountain high enough The Journal visits The Lodge for some après-ski cuisine in the unlikely setting of Clapham Emily Adams

I

f you’re craving the snowy slopes of Saint Moritz or you’re missing the mountains of Méribel, I think I’ve found a solution. Heading to Clapham probably wouldn’t be your first thought but trust me on this. The Lodge was meant to be a temporary pop-up restaurant, brought to us by TV chef Jimmy Garcia, but having teamed up with Verbier Ski Resort, this offshoot proved popular enough to become a permanent fixture on the streets of Clapham. Be warned: this place is not easy to find and you won’t just stumble upon it, but when you find the hidden doorway and the secret staircase, you’ll see that it’s worth tracking down. Like sitting on a ski-lift and travelling up a mountain, I’m excited to see what awaits me at the summit. What greets me is the warm smell of something oh so comforting:

It really is all about the fondue, and everyone is ordering it The Lodge’s famous cheese fondue, but more on that later. Inside, it’s small and cosy; an imitation alpine ski lodge with wood-clad walls dotted with skiing paraphernalia – some skis, poles and the odd toboggan. It’s relaxed and laidback, like everyone has arrived from a day of skiing, cold from the chilly winter winds and in need of a warming

drink. Enter the buttered rum cocktail, hot and spicy with a sweet meringue sprinkled on top and just what I need to warm my hands. To start, I try the burrata salad with blood orange and the wild boar ragu, aka small dishes of heaven. They’re surprisingly light and packed with flavour, and I wolf them down because I know what’s next on the menu. It really is all about the fondue, and everyone is ordering it. I opt for the premium Swiss cheese fondue, which comes with tins of new potatoes, pieces of bread and a bowl of salad to offset all those carbs. It’s not that needless green stuff that everyone tries their best to avoid; it’s a well-dressed, colourful offering that completes the meal. A charcuterie sharing board of fine meats finishes the selection and with the skewers at the ready, I dig in – it doesn’t disappoint. My only regret is

that I can’t make it through all of the rich food in front of me. It’s the perfect wintry meal and I’m intrigued as to how it will fare when the days get warmer but come April the Lodge will be changing its menu, adding some new alpine sharing concepts, so watch this space. For dessert, I can’t leave without sampling Jimmy’s Ice Cream Factory. A two-tiered wooden crate filled with oldschool sweetie jars arrives at the table, including chunks of chocolate brownie and mini marshmallows. I feel like a child again as I decorate my ice cream with all the sweet treats I can cram into the bowl. I am expecting my first baby in March and, although I have lots of friends who are giving me great advice, I’d love to get some impartial tips on what to buy and what not to buy the first time around. We are hoping to get a lot secondhand, but money is tight and we don’t want to spend unnecessarily either way. Thanks in advance! Wed 6 Jan 2016, 9.52am Don’t buy anything in advance unless you are sure you will need it. Your partner can easily pop to the shops to get things if you truly need it. I bought a breastfeeding pump because people insisted I needed one, but in the end I never did. Even if it’s so cute and hard to resist, babies really don’t need much in terms of clothes in the first couple of months. You can buy a big pack of white sleepsuits and vests, two cardigans, a few blankets and muslins; that is more or

less what you actually need. Some parents buy newborn sizes but then they give birth to a bigger baby and the clothes don’t fit. It might be safer to buy newborn clothes for hospital and then 0-3 months for home. My friend had a massive baby boy and couldn’t use any of the lovely newborn sleepsuits and some other things. I wouldn’t buy any second-hand safety equipment though, such as car seats. Hopefully your friends and family will be able to help you out too.

Moses basket, seven white sleepsuits and vests, some knitted white cardigans, a hat and two or three knitted blankets. Buy only natural materials for clothes and blankets, such as cotton or wool, and avoid polyester. I’d suggest buying 0-3 weeks and then if you end up with a tiny baby, you can always send your partner to buy newborn gear. You’ll also need one pack of newborn nappies, wet wipes and lots and lots of muslins. Use these to mop up everything, to cover yourself when feeding, to keep sunshine out of the pram, and changing mats etc. A sling or baby carrier is also a good idea but I’d wait until your baby is born before you buy one and then go and try some out. You don’t need changing bags (any bag can hold nappies!), changing mats (muslins and old towels will do), breast pumps and bottles (wait to see how you both take to breast-feeding), a cot or a nursery. I really can’t think of anything else you would need. Babies are portable and simple little creatures. All they want and need is you.

minds are focused on the next few months in terms of education. Secondary school results have been announced and the all-important primary school choices will be confirmed on 18 April. The next four months will shape the choices that many families in the area will make – state or private, day or boarding, stay in London or move out? These choices are the biggest single events that shape the market as we know it and most good agents will be able to help with plotting your way through this minefield. One of the most common moves is from town to country. The shortage of secondary schools has driven the market between the commons for years, with families using the change as an excuse to gain more space and bigger gardens.

Battersea Reach hits 1,000 units The 1,000th apartment has been delivered at St George’s mighty Battersea Reach scheme in south west London. The developer snapped up the 13acre site – which used to house a gin distillery – in 2002. Planning, was already in place, but a new vision was drawn up and given the green light in 2008. The project is due to deliver a total of 1,341 new homes (330 of which will be affordable) and 194,000 square feet of commercial space. Leader of the London Borough of Wandsworth, Councillor Ravi Govindia: “It is fantastic to be marking the delivery of the 1,000th home at Battersea Reach. This is a major milestone for the development, which is providing much needed housing in the borough, and is testament to the delivery of a successful regeneration project in the heart of Wandsworth Town.” Michael Bryn-Jones, managing director of St George PLC: “I would like to thank everyone who has contributed to the success of Battersea Reach. We are extremely proud of this development,

SLOWING DOWN THE SOUTH WEST Wandsworth Council is continuing to create safer roads by considering the introduction of 20mph speed limits on all of the borough’s residential streets. The council has said that in any circumstances where a significant number of people call for a lower speed limit, it consults everyone living in the surrounding area in order to let residents have their say. Recent areas to be reduced to the lower limit include streets in Southfields and some roads around Wandsworth Common, along with roads in Balham and Tooting. So far, Wandsworth Council has said

that there’ll be 20mph gateway signs at the start of restricted speed areas to inform drivers that they are entering or leaving the 20mph speed limit area, along with repeater signs and road markings throughout the limited area. There are no proposals for additional slowing measures, like road humps, despite some existing 20mph zones having physical slowing features. wandsworth.gov.uk

With the lowest council tax bills in London, Wandsworth residents have a lot to be pleased about. However, it was recently announced that the bills are set to remain the second lowest in the country and for properties in Band D, the bill could actually decrease by £3.50. The council has a long tradition of prudency when it comes to financial matters, and this is the explanation given as to why it can charge such low prices for its tax bills. Clapham residents, and others living in the London Borough of Lambeth, are being encouraged to sign up to the council’s new web portal, called mylambeth, with a tantalising prize draw. Demand from corporate tenants is particularly high regardless of the upcoming legislation changes. Three- and fourbedroom properties are the most highly sought-after and often attract multiple offers. The last seven properties we’ve let have been to corporate tenants, and all were agreed for more than the initial asking price. My advice for tenants? With properties being let so quickly, have your references ready, start with a strong offer and consider agreeing a longer lease-term to help you stand out from the crowd.

Many of these tenants are more established professionals, who are seeking property in Balham for its bustling nightlife, gorgeous Victorian conversion flats and excellent connections to central London. In the past month, we have let two properties on Hazelbourne Road to professional tenants; both achieved over the initial asking price. It’s a great time to be a landlord in Balham and hard to imagine any other part of London being this sought-after (but then, I am biased).

We’ve had a 59 per cent increase in tenants registering with our Battersea office throughout February, and much of this demand is from locals looking to move up and down the property ladder. Family houses were firmly back on tenants’ agendas after the half-term break, with families eager to move before Easter. In the flat market, one- and threebedroom properties remain popular. We recently agreed the full asking price for a one-bedroom flat within one hour of it coming onto the market. My advice for landlords is to make the most of this active spring market and get ahead of others waiting for the summer months.

ith more than two decades’ in the property industry, Jason Corbett knows the London property market like the back of his hand. Starting in London with Sullivan Thomas – which was subsequently acquired by Carter Jonas in 2013 – he has seen how the market has, and is changing with the times. As well as supporting Beatrix Potter School, situated a mile away from Carter Jonas’ Bellevue Road branch, Jason clearly invests in the local community and its residents. “Isabelle Branson, who was part of the Parent Teacher Association of

the school at the time and lives locally, cornered me to discuss a recent sale. We got talking and she has now been with us for more than eight months!” Jason says. Isabelle admits since starting at Carter Jonas, that her preconceptions of the role of an estate agent have drastically changed. “I was used to being the end user but I’m now on the agency side – it’s incredible how much time and effort goes into helping buyers find the right home. You end up having a lot of different roles, including being their search agent, psychologist, accountant and interior designer, to name a few.” It is Isabelle’s previous experience combined with her local knowledge, insight and ability to find out exactly what buyers want that makes her a great asset to the Wandsworth team. After being in the property game for a long time, it is Jason’s experience that really comes into play when strategising with the client on marketing their property. Instead of putting a home on for the highest price that it could achieve, he says: “The price that a property is listed at shouldn’t necessarily be the highest price; it should be the right price to achieve the optimum amount. As we know, the market will only pay what it’s worth.” Jason advises that clients should look at any comparable evidence provided, showing the price achieved and not just the asking price. “Many clients often turn to their friends for advice on their property. Although usually well intended, the advice given by friends is often skewed. How many friends actually tell you that your house is overpriced, horrid, is badly laid out or smells? The best advice would be to be honest rather than nice and that’s one reason to listen to your agent.” There are so many factors that affect the asking price, such as: were there multiple buyers for the comparable property? Is it the same in terms of layout?” He says: “Buyers often look at two properties with the same square footage as having

a similar value. Of course, they might not. A basement floor is often worth less than a ground floor, for example.” Jason continues: “Factors such as these are why it’s so important to have an estate agent who is working for both the vendor and as a guide to the buyer. Although we work wholly for the vendor, we help the buyer in so many ways, which ultimately benefits our client.” So what does Jason think will happen to the market and how does he think the additional three per cent stamp duty charges on buy-to-let properties and second homes as per the Autumn Statement that’s due to come in from 1 April will affect the agency? “We have had a considerable number of sales at all prices ranges from £400,000 to £4,000,000 from buyers looking to beat the deadline. It may quieten down a little and take a bit of readjustment, but ultimately it will settle. I’m not convinced though that the Chancellor will have as much stamp duty income in his coffers this year as he is expecting!” Jason has also seen a rise in international buyers, 40 per cents of all sales during the summer of 2015, and also those wanting what he calls the ‘Amazon Service’, whereby they see something they like in the window or online and they’re eager to have it ready to move into instantly. “We’re finding more and more that buyers are reluctant to do work to a property. There was a time when more people would live somewhere for several years and then refurbish or carry out building work when they could afford to, but that’s not as much the case anymore.” This has meant that Carter Jonas has had to ensure that they have a wider range of properties than ever before, including New Homes, as well as unmodernised houses and building plots and fully developed houses in order to meet this demand.
