Dear Resident, The borough is ringing with the sound of music this month as the World Heart Beat Music Academy in Wandsworth rejoices in its partnership with the Gucci Timepieces & Jewelry Music Fund, based a stone’s throw away in Fulham. The Fund has chosen 10 talented students from the Academy, which teaches a broad range of virtuoso musicality, to support for one year. I have the pleasure of talking to the founder of the Academy Sahana Gero, who is determined to offer local young people opportunities through music. Trips to Italy and Los Angeles are all part of parcel of their musical journey. Read more on page 11. Gordon Ramsay has come to town, if you didn’t know already. Crewing for Crohn’s Take a moment to consider local dad James Prior, who at this very moment is rowing across the Atlantic to raise money for his son, Fergus, who suffers from Crohn’s Disease. During the first weekend of February, novice rower James flew out to Gran Canaria to attempt to break the Atlantic rowing record of 32 days in a bid to raise £100,000 for Crohn’s and Colitis UK. James’s son, 9-yearold Fergus has acute Crohn’s disease, a chronic condition that can cause ulceration along the entire digestive tract, which in Fergus’s case, it has. While there are no external signs of suffering, Fergus is in na constant and sometimes excruciating his mother Fio and gus Fer James, Fergus’s father pain. ‘My son deals with his condition incredibly well, despite getting frustrated, he takes his pain on and never complains. He’s a fighter and I’m taking on the Atlantic Challenge to highlight the daily challenges faced by people with Crohn’s and Colitis,’ explains James. Talking about his dad and his Atlantic challenge, Fergus says: ‘Before this, Dad had never rowed. But next month, he will be in an open rowing boat with only the bottom of the boat to sleep on for two hours at a time. He is amazing, very brave and we are all incredibly proud of him.’

Best paw forward Due to embark on its largest development to date, Battersea Dogs & Cats Home is ready to replace its Victorian kennels with brand new facilities. Aiming to raise £1.9 million to continue its work caring for vulnerable animals, the threeyear redevelopment plan coincides with the incredible expansion and development of Nine Elms. Readers interested in supporting the canine residents now can get involved in by donating £15.70 to care for a dog for a day. In memoriam The Borough of Lambeth’s mayor Councillor Mark Bennett sadly and unexpectedly passed away of a suspected heart attack in February after serving more than six years at the council. Cllr Bennett, who was 44, was first elected onto the council in October 2005 and represented the Streatham South ward. A former cabinet office civil servant, he served as an assistant to the chief press secretary Alastair Campbell at Downing Street from 1997 to 2001 under Tony Blair. The openly gay councillor was also a vocal campaigner against hate crime, and took part in the 2013 London Gay pride Parade wearing his mayoral chains. Cllr Lib Peck, Leader of Lambeth Council, said: ‘I am devastated to have lost someone who was not only a fantastic representative for the borough, but also a much loved and close personal friend. Mark was a very talented individual who went above and beyond for the people of his ward, and for the whole community…We will all miss him deeply.’ -5-

The big freeze In news that will no doubt be greeted with a sigh of relief throughout the Borough of Wandsworth, the council has announced that it is set to freeze council tax under recent proposals. If signed off by councillors on 5 March, residents in this leafy part of town in tax band D will see their bills set at £681.77 for 2014/15. The council proudly proclaims that this figure currently sits at half of the overall London average, which is currently more than £1,300.

Green with… Greenery will pop up all over the Borough of Wandsworth this spring as more than 1,100 new trees are due to be planted in residential areas and town centres. The council has funded the purchase and planting costs of 1,050 street trees, while the Mayor of London has also paid for 50 more under his own street tree initiative. Watch out for cherry, lime, oak, pear and crab apple varieties coming to a street near you.

LOAN SMARTS Local businesses struggling to expand due to financial constraints can now apply for loans of up to £22,000 thanks to the new Wandsworth Business Loan Fund. The £800,000 fund, created with a £400,000 investment from Wandsworth Council and a matched amount from GLE oneLondon, was launched during last month’s Wandsworth Enterprise Week and will lend financial aid to the borough’s small and mediumsized businesses who have been turned down by mainstream providers such as banks. The council’s business spokesman Cllr James Cousins said, ‘We know getting loans from banks can be difficult, which is why the council has teamed up with GLE to offer this new funding option. We hope it will unlock the potential of our local businesses and enable them to flourish and grow.’

icture this: you’re in need of a fantastic tried-and-tested holiday destination; a savvy recommendation for a venue in which to host a surprise party; a trusted nanny; a reliable builder, or you’re just frantically scanning the shelves at Waitrose, in need of inspiration for child-friendly meals to stave off those inevitable grumbles... the answer could be just a few clicks away. How many times have we found ourselves in similar situations? Solutions are reassuringly close to hand when you know where to look. If you are seeking real reviews and helpful tips and advice from like-minded women who share a similar outlook and perspective, read on. When the Journal discovered the Really Helpful Club (RHC), an online forum for smart, sensible women to share great ideas and helpful recommendations, we felt our prayers had been answered. The concept for the Club, a website on which members can post thoughts, questions and recommendations, arose when Sarah Austin, a south west London resident and founder of the RHC, realised that she had an invaluable network at her fingertips, as do most women. ‘I noticed that sometimes you have go beyond your own network to a wider audience for help,’ Sarah explains. ‘One person simply cannot have the answers to everything. Equally, you don’t want to ask every friend the same question.’ The Really Helpful Club is a friendly network of practical women who write posts on a wide range of topics. Akin to a best friend, the site is used to gain access to trusted suggestions and recommendations and is free to join. The results speak for themselves, with the members receiving a multitude of great answers to their diverse quandaries from women just like them.

Discovering gems One of the most current popular threads is the topical issue of internet safety for young people. One mother recommended an internet-safety training course for children after her friend introduced her to the RHC. The courses have received rave reviews from both parents and their children. ‘My daughter told me that she was under increasing pressure at school to send inappropriate images…’ explains one anxious parent on the RHC. ‘We attended the course a couple of weeks ago and it has changed our lives. I am no longer terrified and my daughter is confident enough to say no to inappropriate messages… So here I am standing on my soap box, hoping that it will help keep your children safe as well as mine.’ This example perfectly highlights a fact that the RHC’s members know all too well: that word of mouth and positive personal referral is the best way to find results.

Excellent advice from women like you The RHC is clearly striking a chord with an increasing number of women, as members share recommendations with one another. In one such example, a member seeks advice about juicers and which model to purchase. Within hours, she is greeted with considered responses and actually buys a recommended model; job done and onto the next task that requires attention that day. ‘The juicer is an absolute triumph,’ she writes on the RHC. ‘We are thrilled with it. Thank you so much for the recommendation, especially for sending the link to show where to order it from. It was the simplest and quickest research and purchase I have ever done!’ Another member seeks a reliable dog-walking service as she is contemplating returning to work and receives prompt advice, perfectly answering her query. Recommendations include accurate descriptions and endorsements: ‘Our dog walker is wonderful and so is her stand-in on the rare occasion she cannot make it. She is a genuine dog lover and is so reliable.’ The RHC is an indispensable resource, rich in reassuring advice and helpful solutions.

Creating trust The Really Helpful Club is fast becoming an increasingly influential means of showcasing outstanding local businesses. A case in point that illustrates the RHC’s success is the growing Little Black Book section, a directory of local trusted businesses. A compendium of all you would need to know, this directory provides an essential guide to modern, local life – and everything is recommended by trusted RHC peers. Only those businesses that have received a genuine recommendation by RHC members may be invited to list in the Little Black Book. Taking a peek in this section highlights the breadth and the depth of businesses being praised by RHC members. The Journal team take to the road to deliver donations to the dedicated charities and organisations that have touched the lives of people across the Borough of Wandsworth

ear ye, hear ye! The votes are in, they have been counted and the results of the Residents’ Journal charitable donation competition have been announced; all we had to do was deliver the cheques to the hardworking individuals and organisations that work tirelessly to better the local community. When a mistake at our suppliers resulted in the wrong foiling being printed on the front cover of this magazine, instead of placing an additional burden on the environment Run Wild Media Group decided on a different option. The money that would have been spent reprinting covers would be redirected to local charities, as voted by our readers. The response was overwhelming with hundreds emailing their charity nominations and votes. On a windy winter’s day in February, the Journal team took to the streets to meet with the Devas Club; the Stockwell Partnership; FACE and the Furzedown Project; Age UK Wandsworth and First Touch at St George’s Hospital. We are incredibly fortunate that these organisations are operating so successfully in the local area; long may their work continue. All of the recipients have exciting plans lined up for the donated funds. Louis Odunoye confirms that the Devas Club hopes to use its donation to fund the purchase of some sewing machines for club members interested in fashion design and textiles. The organisation dedicates itself to engaging young people and providing them with a wide range of skills. At First Touch, a charity dedicated to supporting the neonatal unit at St George’s Hospital, Tooting, Sarah Collins says the money will be used to revamp the hospital’s parents’ waiting room. So watch this space; we will keep you abreast of all of our charities’ news and updates. n

he music produced by the performers at the World Heart Beat Music Academy in Wandsworth is unlike any other in London. It is so special, in fact, that it has secured the support of international luxury brand Gucci Timepieces & Jewelry. Perusing the photographs adorning the organisation’s walls, I can almost hear the notes beaming out from the photographs of smiling faces. From humble beginnings at a doughnut party held in a small living room in East Sheen, the 51st State Band emerged. ‘My living room was packed with 30 children, eager to learn an instrument,’ recalls the petite Sahana.

‘We needed extra space so I hired a hall, and within a few years the venture grew to become one of the largest concert bands for young people in London. We have well over 100 musicians and have performed in the Royal Festival Hall, as well as with many renowned figures in the world of music.’ Music has taken the softly-spoken Sahana to the four corners of the globe, performing concerts in more than 50 countries, therefore she recognises the impact this art form can have on young lives. She has visited schools all over the world, striving to make music accessible and inspirational for children everywhere. Until recently, she was working on a musical project with children from the slums of Dhaka in Bangladesh. Specialising in playing the Bengali music of Sri Chinmoy, as a teacher, she has more than 18 years of experience and has taught more than 1,000 young people how to play an instrument. ‘I wanted to do more for young people from diverse cultural backgrounds in the UK,’ Sahana begins. ‘I’ve travelled to more than 50 countries to play instruments, so I’ve seen how music influences people and how it can change their lives. This wasn’t being reflected in the UK though, and there were disadvantaged children missing out, their talent slipping under the radar. ‘I wanted to offer young people an alternative to the streets, boredom and lack of opportunity and to engage them. ‘I felt the urge to open a music academy, so I formed a charity – and the name actually came to me in a dream. The one thing that all of humanity has in common is a heartbeat. I live in a loft in Wandsworth and you can look out over London and sense everyone in the city. Even if they are all asleep, on quiet mornings you can almost feel the heartbeats.’ Gucci Timepieces & Jewelry UK, which is based in Fulham, heard about Sahana’s venture and magnanimously reached out to the Academy. The organisation was launching its music sponsorship programme (the Gucci Timepieces & Jewelry Music Fund) with Grammywinning mentors, such as Emeli Sandé. The Fund seeks to discover and promote talented young musicians within the United Kingdom. Through the sales of a striking, interlocking stainless steel timepiece, itself inspired by music, Gucci Timepieces & Jewelry is supporting ten young people at the Academy for an entire year. Excitingly, the programme also partners with the renowned GRAMMY Camp in Los Angeles and, in 2013, sent two candidates from the Wandsworthbased organisation to partake in the prestigious live-in music industry camp. and Sciences, has since paid the Wandsworth Academy a visit, taking the time to chat with each student about their art. ‘The Fund wanted to support young people who weren’t under the tutelage of the Royal College of Music or benefiting from the support of the Royal Academy of Music,’ Sahana tells me. ‘It sought out musicians with a broader mindset, disadvantaged youths who wanted to learn about the whole of the music industry, as well as those who love to play instruments.’ An assortment of ten young people - 13 -

from the World Heart Beat Music Academy, all with a variety of different musical interests, have been chosen by the Fund, from vocalists and producers to saxophonists and guitarists. Among these ten, 17-year-old Quinn Oulton, a saxophonist and jazz specialist, as well as 18-year-old Isaac Duribe, an electronic-music producer, both from Wandsworth, were selected to attend the GRAMMY Camp. ‘Without wanting to sound too predictable or clichéd, I honestly don’t

know what I would do without music, and no matter what the future holds I know it will always stay that way,’ says Quinn, who completed his Grade eight with distinction at the tender age of 11. ‘The GRAMMY Camp has really great energy,’ Sahana explains. ‘The important thing to note is that they work with all sorts of musically-gifted young people, not just performers. They teach music production, music journalism, song writing and the business of music, as well as singing and playing instruments. This means that ambitious people such as Isaac Duribe have the opportunity to develop their skills.’ An electronic-music producer who

is planning to produce his first EP, Duribe says of the genre he loves: ‘I enjoy the feelings that electronic music can convey, including euphoria and deep sadness.’ Interested in music from a young age, he has also practised the flute since he was 14. It appears that travel is a common denominator for the lucky ten, although only two flew across the pond to the camp; the entire group was flown to Florence, Italy to perform at an annual Gucci Timepieces & Jewelry business conference. Duribe and Oulton, were joined by fellow sponsored students: vocalist Baker Mukasa; saxophonist and pianist Kwabena Boateng; flautist Meg Diamond; drummer Stephen Asamoah-Duah; singer and clarinet player Katurah Morrish; singer and songwriter Dieu Mercy; singer and songwriter Sian Kelly; and guitarist Mansur Brown. Many of the group had never been abroad before, let alone treated like royalty on a no-expense-


spared trip to meet and perform for hundreds of fashion brand executives. The confidence bestowed upon these young people from this support is astounding; all articulate their love of music with passion and flair. As Sahana admits, they have all dedicated many hours down at the Academy on Kimber Road. ‘It pays off,’ she says. ‘When Quinn and Isaac returned home from the camp, they had made lasting friends and now communicate electronically, reinforcing connections to forge a network of music contacts across the world.’ Oulton has also been awarded a scholarship to the Royal Academy of Music, a prestigious offer, considering only two saxophonists each year across the globe will be accepted on the course. Duribe has also sky-rocketed, making the decision to study music at Leeds University College of Music on a composing course. ‘The Gucci

Timepieces & Jewelry scholarship has enabled Isaac access to tuition with a top composer at the Academy. Wandsworth’s newest independent art gallery Oil & Water is known for its eclectic display of works across all mediums by local professional artists. This month, the gallery will showcase the work of painter and printmaker Jane Atkinson, who experiments with colour and composition to create pieces centred on dreams versus reality, as well as life and nature. Former Sony Award-winning BBC3 presenter, pianist and acclaimed vocal accompanist Iain Burnside will be curating The Art of Song at All Saints Church. Laurie Wilson visits Gordon Ramsay’s latest south west London venture: London House, in Battersea Square

W

alking into London House a sense of elegance and modernity is conveyed. The abstract artwork adorning the walls lift the space, while the dark wood and comfortable sofa benches immediately make you feel relaxed and at home. Ramsay himself says of the space: ‘Every location has its own challenges, of course; but London House is a big space that we have made a little bit more intimate, more of a local feel.’ He’s not wrong. Everything from the décor to the demeanour of the restaurant staff is designed to set you at ease. After ordering, the bread basket (or in this case, hessian bag – a nice touch) arrives. So often the downfall of many restaurants, the selection here lives up to expectations; the bread is warm, fresh and crusty – everything you want from a pre-dinner warm up. My guest and I are, however, excited to get stuck into head chef Anna Haugh Kelly’s varied and interesting menu, which is market-driven, with a strong focus on quality British produce. To start, we share the braised pig’s head croquette – served with quail eggs, pickled carrot and caper mayonnaise – and the roasted chicken wings, with

parsley, green bean salsa and garlic. The pig’s head is certainly different from anything I have tasted before (and delicious to boot). The chicken wings are boneless, with crisp skin that has excellent crackle and crunch. Although only slightly larger than the generously-proportioned starters, our main courses are no less inventive and satisfying. We order the Norfolk chicken with butter-roasted sweet potato and fried polenta, and the Cumbrian beef fillet with spiced parsnip and braised cheek-stuffed potato gnocchi. The chicken has a nice crispy skin, but it is the beef that Gordon Ramsay steals the show. We ask for it to be cooked medium-rare, and it arrives just so – very juicy and tender. The wine pairings for both our starters and main course are also excellent, courtesy of the passionate sommelier Raffaele Conocchia – unsurprising, given the floor-to-ceiling wine cellar. Before the dessert menus even arrive, we have already decided on one of the dishes to order. The highly-recommended nougatine parfait and Yorkshire rhubarb, and we are thoroughly pleased with our decision. The other pudding we opt to try is the chocolate tart with Jerusalem artichoke ice cream and salted caramel. I think, on consideration, this is our favourite of the two. The slice of tart is decadently chocolatey and the ice cream is refreshing, sprinkled

London House is a big space that we have made a little bit more intimate with crunchy crumbs of salted caramel. The dish offers our palates a variety of different delicious textures. Reflecting on our meal from the comfort of the sitting room lounge, featuring stunning cathedral glass windows, textures of sapphire velvet and burgundy leather, as well as a coffered ceiling, we are extremely pleased with our evening. London House pays attention to the smallest detail, with regards to both the experience and the menu. Given the size and richness of the dishes on offer, we also think that at three courses for ÂŁ35 (three lunch courses are priced at ÂŁ28) it is good value for money, and will certainly return in the future. Although a diet overhaul can be a daunting prospect, baby steps and alternatives, as well as catch-ups with Karen, ensure clients stay on the right track. As we part ways, Karen reminds me that good health is about conscious eating. Now that my eyes are open, I feel confident making positive choices. Roll on lunchtime. n

A gothic past Mark Justin has been running Le Gothique, the striking restaurant and bar housed in the Royal Victoria Patriotic Building, for almost 28 years. He reveals all about the edifice’s fascinating history…

his summer will mark a century since the outbreak of World War One and, closer to home, 100 years since Wandsworth’s iconic Grade II-listed Royal Victoria Patriotic Building was transformed into the third London General Hospital to treat waves of injured men throughout the course of the conflict. Today, the building provides a different kind of tonic to its legion of regulars. Aside from the string of luxurious apartments, studios and workshops that have taken up residence in its historic innards, Le Gothique French

restaurant and bar has also found a home amongst this growing community. A far cry from your average local, not many London watering holes can boast a turret, or a list of former inhabitants quite as colourful as Le Gothique. The prospect of purchasing a slice of this ever-evolving building (it has been an orphanage, a war hospital, an MI5 and MI6 detention centre and a school) certainly made proprietor Mark Justin go weak at the knees. ‘I bought a long lease on part of the building in 1987. It was love at first sight,’ he sighs. For Mark, it is the singularity of the - 26 -

Local historian and author Simon McNeill-Ritchie shares his insights of

set-up that has carved out such an enduring appeal. ‘Restaurants and bars such as Le Gothique are referred to in the industry as “long player”. We are the last of the truly independent, family-run community bars and restaurants. We are not a chain, nor are we part of an XYZ group. Real restaurants with real eccentrics like myself running them are sadly dying out,’ he laments. ‘I decided to transform the space into a restaurant because it was better than turning it into a squash court, which was my second proposal for the site,’ he quips. And it is just as well that Le Gothique never did hear the whack of a squash ball, for south west London residents would have had to find another venue for their wedding receptions, christenings and birthday parties. The hugely successful annual Beer Festival, which returns for a sixth year, would be similarly missed. A date in many beer lovers’ calendars, running from 27-29 March, the perennially popular event is the largest independent beer festival in London. A varied list of brews from all corners of Britain, as well as offerings from local breweries, are the toast of the town and this is reflected in the unique demographic of visitors flocking through Le Gothique’s doors. ‘We are one of the only beer festivals where young and old, male and female visitors attend. In fact, 30 per cent of the Saturday night crowd last year was made up of women. Believe me, that is unusual for a beer festival,’ Mark laughs. ‘It is also the only family-friendly event. The kids might not be able to drink alcohol, of course, but they receive free entry and the run of the beautiful and unique garden setting.’ From the commemorative plaques on the wall depicting key moments in the building’s history to Mark’s fount of anecdotes, today’s visitors can’t escape Le

Gothique’s illustrious past. ‘The cellars here now house wine collections and beer barrels, but back in World War two they were prison cells where suspected Nazi spies were interrogated,’ Mark reveals. ‘The last such incumbent was Hitler’s deputy, Rudolf Hess, who spent two days in the cellar cells before being moved to Hertfordshire and later Spandau Prison in Germany. The cells can be visited by arrangement,’ he adds. Sipping a pint metres away from where the intelligence services detained and interrogated some of the most notorious men of modern times – there truly are few places other than Le Gothique that could claim that. At the outbreak of World War One on 4 August 1914, the Royal Victoria Patriotic Building on Wandsworth Common was commandeered overnight by the Territorial Army and converted into the 3rd London General Hospital (3LGH), one of the four ‘great’ war hospitals in London. During the course of the war, more than 52,000 men from across the UK and the Empire were treated there. Among the volunteers at the 3LGH was a group of distinguished artists from the Chelsea Arts Club.Too old to fight at the Front, they shaved their beards and years off their ages in order to serve as orderlies at the hospital. Their daily duties provided rich material for their artistic talents and, following a successful exhibition of their work in the hospital, they and other members of the nursing staff were given permission to raise money for the patients’ ‘Comforts Fund’ by publishing a selection of sketches, cartoons, stories and poems in a monthly journal. The Gazette was an immediate success, running for 46 editions with a monthly circulation of 5,000. Former resident and local historian Simon has compiled a selection of illustrations and poems from The Gazette to commemorate the building’s role during WW1, together with background information on life at the hospital. In keeping with the original aims of The Gazette he is donating 50 per cent of the proceeds to SSAFA, the military charity that supports service personnel and their families. At 26, the young entrepreneur recently starred in an episode of Dragon’s Den, in which he approached the five multimillionaire dragons and showcased his selection of loveable backpacks for investment. Speaking of the experience, Roupell says: ‘To get on the show was such a big opportunity, but such a big risk… The experience itself was incredibly surreal and you can’t quite believe it’s you standing in front of these personalities you feel you know so well from TV.’ His TV debut airs on March 2 at 9pm on BBC 2. Mainly, my inspiration comes from the personality of children and animals. The essence of cheekiness that I try to convey in each design comes from my godson and his sisters. I adore their childlike innocence, imagination and eternal sense of fun. The prints on the trouser bottoms were inspired by a trio of very playful elephants I met on my gap year in South Africa, and the story books come from my own childhood, story time was my favourite part of my day. The characters’ stories developed quite naturally as I became attached to the designs. Ivy the Giraffe was inspired by my nephew, Wilf, who loves to hide 24/7 and Ted the elephant is inspired by my boyfriend, Rory, who as well as being one of seven children loves football and his bed.

There is a tiny tots group in Battersea that is lovely. It’s free and they provide tea, coffee, biscuits and snacks. The children love it! I took my son for three years before he started school. It’s in a Church called Ridley Hall on Silverthorne Road.

Trailblazing The Balham Blazers Football Club is off to Italy on tour…

B

alham Blazers FC began with one under 10’s team in the London Saturday Youth Football League in the 2001/02 season. Following on from its success, more age groups have gradually been added to the roster. This coming season, 2013/14, the club will have 16 teams playing competitively in four different leagues. Leaving the confines of the club’s home ground in leafy south west London, the under 13’s squad recently travelled to Italy, home of some of football’s most iconic clubs, to represent England in the Torneo Carnevale di Gallipoli. A huge honour for this local team, the squad played against the likes of well-established youth teams AC Milan, Juventus, Inter Milan, Manchester City, Bayer Leverkusen, Napoli and Zenit St Petersburg in late February. ‘We are honoured that our leaguewinning under 13’s were invited to take part in the prestigious tournament from February 27th to March 4th and we were excited to take on Napoli, Man City, Juventus, Inter Milan and other top teams from around the globe,’ Greg Cruttwell, BBFC general manager, told the Journal. The club’s motto is ‘Balham Blazers FC: aiming to bring a bit of Barcelona to Balham’, derived from the playing ethos at the club, which has always been to play Words / Jennifer Mason

From what we hear here at the Journal, Barça-style fancy footwork was certainly on display in the early stages of the tournament as we went to print. To ensure the lads looked sharp on the field and that morale was high, local kitchen and bathroom tiling specialists Linear Tiles decided to sponsor this talented team and provide a swanky new kit for the occasion. Key players Luca Bentivoglio and Fred Fordham travelled to the Linear Tiles showroom to be presented with their new strip, which after the tournament, will be donated to the Balham Blazers FC to be used in future games by any of the U11, U12, U13 or U14 teams. Linear Tiles directors Stan Olendzki, Peter Burke and Francis Adesina, who are all great sports enthusiasts – Stan is a BBFC trainer – have been watching the boys’ games live online, amidst much cheering and heckling of referees (as well as peering through fingers at some of the more tense moments) We congratulate the U13 squad on their performance, and wish all the Balham Blazers FC teams the best of luck in the future. At the time of going to print, the Journal had yet to receive the final results of the boys’ tournament, but next month we’ll update you on how they got on. n

Residents say yes to major redevelopment Leader of Wandsworth Council Ravi Govindia has announced that the residents of York Road and the Winstanley estate have given their backing to a redevelopment project which would see hundreds of their homes rebuilt – alongside a new park, leisure centre, library and community centre. The town hall plan is to see up to £100 million invested across these two neighbouring estates, which were built in the 1960s and 70s. Cllr Govindia said: ‘We offered estate residents four investment options ranging from refurbishment and environmental works to a comprehensive rebuilding project. Seventy per cent of responses came back in favour of the more radical approach… Based on the community’s response, we have drawn up a “preferred option” for the estates, which would see a large section of the neighbourhood completely transformed. Many of the existing 1960s and 70s housing blocks and shops would be replaced with modern buildings built around a traditional street pattern.’ Other plans include investment into street lighting, landscaping and other environmental improvements to lift the local community near Clapham Junction Station in Battersea. ‘The scheme would also create a new public square outside the entrance to Clapham

All that glitters Rampton Baseley discuss investment purchases in our locale and why houses between the commons are the ‘new gold’

B

ased on Northcote Road, Joel Baseley and Patrick Rampton set up their business in 2008 and have since been delivering their idiosyncratic straight-talking brand of honesty to local clients and international buyers. Rampton Baseley’s notoriety in the south west London property market is such that a recent survey of a leading property search engine highlighted that the company handled more than 40 per cent of all house sales between the commons last year, the nearest rival being at approximately 12 per cent.

These are not the only interesting statistics that Joel Baseley has for us. He is keen to point out how greatly the demographic has changed in their heartland. He points out that only three years ago approximately 80 per cent of their buyers were living locally. That figure has dropped to somewhere in the region of 40 per cent with the change made up by largely international buyers often moving via central London. This cosmopolitan influx has had its effect on supply and demand, seeing an increase in sale prices of around 20 per cent in the last 12 months. The wider impact of that is vast, not least when it comes to the lettings market. Joel explains that while capital values have soared, rental yields are now averaging 4 per cent, appalling considering what you might have seen five or six years ago. But generally speaking a good deal more attractive than the miniscule yields that are often achieved across the river in areas such as Chelsea and Knightsbridge. ‘I think what a lot of investors understand is that developers are not building streets of Victorian family houses in this area,’ Joel says. ‘It is a place where people want to live and raise their families. There will be buyers and there will be tenants, but there is not an endless supply of period property, unlike the seemingly unremitting, ever-expanding homogenous riverside developments. I can’t help thinking that when the New York Times quoted London property as the new gold, perhaps they should have been a little more specific and highlighted our little corner of the capital.’ n
