Skiing success Battersea resident Cara Brown displayed impressive talent at the Delancey British Alpine Ski Championships last month winning the gold medal, despite tough conditions. Having competed against 44 other skiers, the 22-year-old is now the British overall champion. Cara, who travelled all the way to Tignes in France for the competition, finished the race in just under two-and-a-half hours. teambss.org.uk

Hitting the right note The return of Spike Crime author Thomas Mogford has done it again with a new book release for his Spike Sanguinetti series. Thriller writer Thomas is also known for writing The Shadow of the Rock, Sign of the Cross and Hollow Mountain. Dubbed ‘the Olympics of Violin’, it is a daunting prospect performing at the Menuhin competition for any musician, but 16-year-old Louisa Staples isn’t afraid of a little competition. Battersea’s very own Louisa played a Mozart concerto at this year’s contest for musicians under the age of 22, which took place at the Royal Academy of Music: Duke’s Hall. Full steam ahead The Northern Line, which is due to be extended to Battersea Power Station and Nine Elms, will see the main tunnelling start at the beginning of 2017. The changes will benefit the Vauxhall, Nine Elms and Battersea areas as it is set to create 24,000 new jobs and significantly cut the journey times from Battersea to central London. Building work is expected to be completed by 2020.

A mother and daughter are serving side-by-side as London fire fighters at Tooting Fire Station. Fire fighter Katie Holloway and station manager Sally Harper will serve together at the same station for the first time in the London Fire Brigade’s 150-year history. ou may remember The Journal’s article last year, when we spoke with home refurbishment specialists Claire and Trevor Burrage about their Interior Design and Project Management business, Clara Bee. Trevor left his job in the City to grow the Project Management side of the business, along with his wife Claire. One year on, and Clara Bee is clearly striking the right note with their busy client base, providing a one-stop shop for home improvement. The Journal caught up with Trevor when he recently completed a building project for one of his clients on Lavender Hill. Alex and Amber, the homeowners of the property, say: “We were interested in Clara Bee for Project Management, their range of services was of interest and they also have a well-established network of good trade contacts in south-west London. We were also impressed with Trevor’s knowledge of the process and attention to detail.” Alex and Amber

LIVE-IN ARTISTS Battersea Arts Centre has polished off its brand new three floors of artists’ bedrooms that will house creative individuals while they develop their work or performances. MAY This month sees painter Simeon Stafford return for his sixth solo exhibition at the Oliver Contemporary gallery. The collection, called In and Out will showcase around 20 of the artist’s vibrant oil paintings, which all follow his familiar theme of beaches, boats, fairgrounds and football matches, each injected with the artist’s usual wit and charm. Let’s get the show

on the road Ahead of this year’s Wandsworth Arts Fringe, we look at what’s in store for its biggest and best festival yet Emily Adams Reynard the Fox

T

his year, around 300 artists will perform at 110 different events across 16 jam-packed days, and it’s all happening right here in our neighbourhood. Now in its third year, Wandsworth Arts Fringe (WAF) has more than doubled the number of events and activities taking place since it started. Produced by Enable Arts, on behalf of Wandsworth Borough Council, the festival supports local talent and encourages audiences to get involved wherever possible. From street performances and exhibitions to family workshops and interactive shows, programme manager Justine Kenyon has got everything

covered: “The aim is to provide a vital platform for new work by first-timers as well as entertainment by established names. We want to encourage audiences to flex their viewing habits, discover something different and get involved.” Stretching right across the borough, whether you live in Battersea or Tooting, Balham or Wandsworth Town, you’ll always be moments away from a highly original performance. With many of the events free to attend, the only problem is trying to pick which ones you want to see. Luckily for you, we’ve rounded up something for everyone, and we’ve spoken to a couple of the acts to get their thoughts ahead of the festival too.

Fuzion will play a mix of popular jazz and classical music, The Treblemakers, a women’s acappella group, will perform a collection of songs from Mozart to Coldplay, and The Alfred & Salamanda Saxophone Quartet will round things off. Puppetry has come a long way since good old-fashioned finger puppets, and Citizen Squid is a prime, if not slightly terrifying, example of this. A gigantic squid will be making its way to Heathbrook Park on 14 May, but the question is: how did it get there and what will you do with it? This show has certainly peaked our interest, having received high praise at last year’s Edinburgh Fringe Festival. For this theatre performance, you’ll be asked to put on a mask and create the story yourself. Taking place over three days (plus an exclusive preview evening on 5 May where the show will be opened by its patron Prince Michael of Kent) this popular event in the automotive calendar welcomes more than 35 brands (and 130 models) to showcase the most exciting new developments in motoring design and technology. With models from the likes of Alfa Romeo, Bentley, Ferrari, Ford, Volvo, Mini, Rolls-Royce, Aston Martin, BMW and Jeep ranging in price from £8,000 to in excess of £200,000, there’s something for everyone – this is a show designed to cater to pockets of all depths. wisdom The Journal visits The White House Prep School to celebrate its 30 year anniversary

T

his year The White House Prep School celebrates its 30 year anniversary. Founded by Mary McCahery three decades ago, partly when she was looking for an appropriate nursery for her daughter Laura but couldn’t find one that suited her requirements, the school has become synonymous with its family ethos. Indeed, with Mary’s two daughters Laura and Sarah working at the school, its slogan of “Our family school – your family school” couldn’t be more apt. What’s more, the school family has grown considerably in the last five years with the opening of its two Nurseries (open year round) in the Clapham and Balham area, and a second Kindergarten (term time) scheduled to open later this year. The Nurseries, like the school are focused on creating happy, caring and confident young children who have a real sense of curiosity and love of learning. “The children form very strong friendships and many of the babies who join us progress right through the school – enjoying an unparalleled level of personalised care and education,” says Sarah. “While we always have an eye on preparing

children for school, we want them to have bundles of fun. A typical day might start off with making fairy potions in the garden and end up creating structures from spaghetti and marshmallows. No two days are ever the same and a great day at nursery should include plenty of chances to get very messy!” It’s no surprise that Sarah and Mary go on to tell me that some of the teachers and assistants have been with the school for more than 13 years. “This is the case for our Kindergarten, Reception and Upper School and is a testament in itself,” says Sarah. It is, in fact, these experienced team members who help train new teachers when they join the school. “They teach them our core values and help bring stability to


[LOCAL INTEREST] the school – for example, parents have continuity if a younger sibling is taught by the same teacher.” This ethic is, of course, extended to the parents. “We’re here to provide care and guidance to families,” says Laura. The school has recently started working with The Parent Practice (which provides positive parenting courses) to deal with any specific concerns that parents may have, such as cyber bullying. “We’re very good at tackling potential problems head on, which helps parents in the long run if any such issues arise,” says Sarah. Indeed, the school has recently reinvested in its

Every term the school holds a curriculum meeting for the parents where the teachers give an overview of what their child will be learning over the weeks to come and how they’re going to be approaching it. “Parents are given one-to-ones every school term, which are always very useful,” says Sarah. secondary school starts to be considered in Year 4. “The school has achieved a great deal in the last 30 years and its supportive environment has led to equally outstanding achievements from the children. Pupils receive offers from top local and boarding schools including JAGS, Dulwich College, Alleyns and Emmanuel with 30 per cent of children achieving academic, music or sports scholarships,” says Mary. To celebrate such a momentous occasion, this June it is hosting its annual summer ball with a charity auction. It is also a chance to celebrate the accumulation of all the fundraising that has taken place throughout the year. Sarah describes: “The children select from two charities that have been put forward by the parents’ committee, and this year we’ll be donating the proceeds to Great Ormond Street Hospital.” Not to do anything by halves, the school is also organising an evening picnic for parents with a film screening from 1986. “This is a fantastic opportunity for parents to network; not all are able to do the school drop-off and pick-up, so it’s a great way for them to get to know each other inside and outside of school.” The pupils are very much part of the celebrations, and The White House Prep School is also hosting a fun day with plenty of activities including bouncy castles and face-painting, to name but a few, while the year 6s are organising a talent show contest and there will also be a garden party in celebration of the Queen’s 90th birthday. Not to leave out any former pupils, Mary is planning an event for The White House Prep School alumni too. She says: “It’s so lovely to see previous pupils and they’re always intrigued to see how the school has changed.” The school has achieved a lot in its past 30 years and is hugely proud of its current and past pupil’s achievements. PLANNING & DEVELOPMENT Important street plans affecting south west London PLAQUE TO THE PAST St Benedict’s Estate in Tooting is now the owner of a green plaque that commemorates the important role it has played in the local area’s history. It has been home to Tooting Military Hospital, St Benedict’s Hospital, St Joseph’s RC College and Tooting Home for the Aged and Infirm throughout the decades, so the Wandsworth Green Plaques Scheme felt it was worthy of recognition. The plaque was unveiled by Paul McCue, a military historian and managing director of Enable, a company that runs leisure services on behalf of the council. There are a series

St John’s Hill Estate, currently developing, growing and expanding at a great rate, is home to some interesting and inspiring art, which was recently unveiled. There are four designs, including a porter’s uniform and children’s clothing from the era when the estate was first built in the 1930s, ensuring that the site’s history won’t be forgotten. The redevelopment of St John’s Hill Estate is well underway, with phase one (153 homes) almost complete and residents due to move in soon. GOT THEIR WORK CUT OUT Bauer Technologies has been awarded the contract for the Phase 2 piling works at Battersea Power Station but, as you might expect, the task isn’t going to be a walk in the park. One of the biggest issues is space – Bauer Technologies has only a small amount of room to get all of its piling equipment onto the site, and in some cases, there is restricted headroom where existing structures still stand. The challenging but exciting project is just another step in the redevelopment of the famous, historical building.

So far, around 34 street parties are taking place across the borough and the council hopes the figure will surpass 67; the amount of street parties that took place for the royal wedding in 2011. Wandsworth Council reminds residents that main roads, Transport for London controlled red routes and those part of a bus route, are not able to host street parties. HANGING IN THE BALANCE Jonathan Dyson of Hamptons International weighs up the pros and cons for the London property market in the event of an ‘In’ or ‘Out’ vote after the EU referendum next month

T

here has been a great deal of chat about the EU referendum recently, and now that the campaigning has properly kicked off, it’s even more difficult to understand what a post-referendum world might look like. Almost every day I read various viewpoints and find myself nodding in agreement, even though each day is being promoted by a different side. So let’s just try and put everything into perspective. There are essentially two possible outcomes on 23 June, but before we consider the alternatives, we need to

look briefly at what the London market actually looks like right now. For as long as I can remember, various pundits have been predicting the impending doom of the London property market. While potentially at some point this may well come to pass, I for one don’t believe that 2016 will be that year. In the last 25 years we have seen the downturn of ’92, the .com boom of the 00s, the bull market of ’07 and the doldrums of ’08. The sustained growth in property values over the last seven years has been completely understandable

but also finite – double digit annual growth was always going to come to an end at some point. Since the peak of 2013, demand has cooled and prices have softened – a natural response to a sustained bull market. The London market has been ‘consolidating’ for the last two years. Back in 2013, buyers were prepared to stretch themselves as far as possible because they genuinely believed that prices were going to continue to rise at stratospheric rates. There was a real fear that if buyers didn’t get on the ladder, then prices


[PROPERTY] would rise so quickly that they would never have the opportunity to do so. This concern at the top end of the market (coupled with astonishingly low interest rates) trickled down through the system and in turn fuelled a buying frenzy, from one-bedroom flats to five bedroom-family houses. Fast forward to 2016, however, and it’s a very different story. The UK is one of only a few nations in the world where there is a continual imbalance of buyers vs. sellers. Most European countries have plenty of properties but relatively few buyers. Our International department is constantly called upon to list countless European homes, whereas often it would seem that it’s the buyers who have the upper hand. While London is by no means heading towards this model, the reality is that there are many London sellers who are finally willing to accept offers. This is not desperation however, it is simply an acknowledgement that the property they are looking to buy has also become more flexible in price and this filters through to everyone. Looking at our year-on year data, we have noticed transaction levels starting to reduce, but this does not give rise to particular concern. March 2015 was our strongest month on record, so a repeat in terms of sales agreed in March 2016 was highly unlikely. The continual opening of competing agencies in prime areas will have had an effect, but much of it is due to the diminishing returns of buy-to-let investors and by increasing taxation by the Chancellor. This

‘softening’ of the market significantly reduces the possibility of a knee jerk correction and will temper the effects of a possible ‘out’ vote. If we are considering an ‘out’ vote, we must also look at the effect on sterling. The pound has already been hit by referendum wobbles, and the euro is higher than it has been for some time. Cross the Atlantic, however,

If we do vote to leave, then London property will almost certainly become even more appealing to the US and other dollar-based economies. Many ‘experts’ are suggesting a 15 per cent drop in sterling and if you add this to an already weakened pound, then the prospect of a 20 per cent drop of the pound against the dollar is far more likely to see overseas investment that will far outstrip any localised worries. While we all like to think that we live in a

euro-centric world, the dollar still rules the roost in many countries and so the appeal of UK property to the world at large is not difficult to see. On a more local level, we also have to remember what actually makes London special. Most overseas buyers do not buy here because we are part of the European Union. London has an incredible mixture of culture, history and beauty. Every time I venture onto the tube I am struck by just how lucky I am to work in the vibrant, disparate, culturally accepting community in which we live. I wouldn’t give it up for the world and it’s not going to disappear because of some vote on 23 June. We have a perfect position in terms of time zones, and our political viewpoints make us worthy of solid long-term investment across the globe. Just walk across Waterloo Bridge and marvel at the beautifully lit monuments of old and new to see how this city of ours has managed to find its way into so many hearts. There are many reasons why London has been voted, five times in the last seven years, the most popular city on the planet. This is all very positive for an ‘out’ vote, and staying ‘in’ will not be without its challenges. The seven year cycle I’ve alluded to should still be a concern, and if we vote to stay ‘in’ then sterling will inevitably bounce back, making London property even more expensive. This, however, makes the market even more interesting for the investor who is simply looking for a safe haven for their hard-earned cash. Like it or not, these investors are the cornerstone of the London market, and we need them just as much as they need us. Inevitably, therefore, we find ourselves at a crossroads. While many would prefer to stay ‘in’ because this retains the status quo and returns us to a market we know and understand, there are still many questions to be asked about the benefits of voting ‘out’. I for one remain pulled this way and that on a daily basis, as, having looked at everything in a great deal more detail, can see the benefit to both. ow that the days are longer and our gardens are blooming, the family home market in Wandsworth has kicked off in earnest, particularly for properties between £1million and £2million, with families looking for new homes to move into before the summer holidays. This is where Wandsworth truly thrives; it’s a fantastic place for families, with plenty of green spaces, lovely communities and no fewer than 117 schools. Wandsworth Borough has the highest proportion of green space of any London borough, with 1,700 acres to choose from, and properties close to these parks and commons are often incredibly popular; those within 50 metres of them demand an average premium of 18.5 per cent, increasing to 22.1 per cent for those with a direct view of green space. Having spent my childhood here, I can think of few better places to bring up a young family. All in good time The Journal revisits Marsh & Parsons’ sales manager John-Paul Burrough and lettings manager Charlie Crane to see how they’re turning things around in Tooting emily adams

C

ast your mind back just three months, when we first met John-Paul Burrough and Charlie Crane, the two heading up the newest branch of Marsh & Parsons in south-west London. In their first week they had already broken records for the highest value per sq ft in the area, so I’m keen to see if they’ve kept up such high standards. “We’ve just achieved £975 per sq ft on a two-bedroom garden flat and we have the mortgage offer too,” says John-Paul, giving me my answer straight away. It seems this team has not been hanging around. “It’s going really well,” he continues. “I’m very happy; new properties are continuing to come onto the market with us, and the prices we’re achieving are exceeding our clients’ expectations.” In fact, instructions are flooding in, having achieved more than 50 in this short time. Things have clearly progressed quickly in the new Tooting office, but I want to find out if they are still getting to know this relatively undiscovered area? “I am,” John-Paul is quick to admit, “because I’m still surprised at what prices can be achieved here and it’s shocking everybody!” Indeed, the new office has been well received by the public. “People are pleased to have us here,” says Charlie,

and with the market starting to brighten up for summer, the interest keeps on coming. “As we enter the traditionally busy spring market, it already feels like there’s a lot more activity,” John-Paul tells me. “We’re having really great positive conversations with buyers and sellers.” In terms of lettings, Charlie is equally optimistic. “For me, this is the most exciting time. The lettings market is at its busiest from now until the autumn which is driven by new jobs and graduate schemes, which start in September. Everyone starts moving up the property ladder.”

Whether it’s through word of mouth, or from their growing online presence, new clients and customers are lining up to see what Marsh & Parsons can do for them. “People are choosing a brand that they can associate with,” says Charlie. “People know they can trust us and rely on us to do the job well.” With all this talk of discovering new areas and reaching more people, I almost forget that it’s only been three months. Just more than 90 days and so much has happened. Rest assured, that if the last three months are anything to go by, the team will keep going from strength to strength.
