A great success The Battersea Art Station event held earlier this year brought together art inspired by the power station from around the world. In total, during the threeday period of the exhibition, 5,000 people visited it to see more than 450 pieces of art, raising a grand total of £17,000 for three local arts charities: BAC Beatbox Academy; Theatre503; and World Heart Beat Music Academy.

Battersea welcomed the first store of online furniture retailer and homeware brand, Loaf, last month. It aims to be the most laid-back store in Britain, describing itself as “a slowroom, not a showroom”. Loaf wants to make furniture shopping hassle-free, and its site offers a cherry-picked collection of store-only items for customers to purchase.

A wonderful theatre broadcast This month, Battersea Arts Centre (BAC) is partnering with the BBC and Arts Council England to bring independent theatre companies to the nation’s TV screens. The BAC is working with independent theatremakers from across England to create five performances that will be filmed at Television Centre, the BBC’s headquarters between 1960 and 2013. The theatre producers will create performances and adapt existing pieces for BBC Four and iPlayer. Live From Television Centre will feature interweaving and eclectic performances from theatre group Gecko, artist and filmmaker Richard DeDomenici, Touretteshero and Common Wealth theatre company across a two-hour live broadcast on BBC Four, Sunday 15 November at 9pm.

London’s latest infrastructure project Crossrail 2 could be routed through Balham instead of Tooting Broadway. The new line plans to link north-east and south-east London, giving greater connectivity to the capital for people living outside of London zones, namely in Surrey and the surrounding areas. Councillor Jonathan Cook recently raised his concern with Transport for London that the line could miss out Tooting Broadway, a stop that Wandsworth Council has campaigned to have on the route.
Last month top chef Michel Roux of Le Gavroche unveiled the Clapham Society’s eighth Green Plaque. The Green Plaque Scheme commemorates interesting and notable buildings in Clapham that have changed their use since they were first built. The newest one can be found on Clapham Pottery in Rectory Grove, which started out as the former chapel of Ingleton House Boys’ Home. Clapham Pottery is a self-funded, not-for-profit community organisation, offering pottery classes for all ages and all abilities.

Well I never Clapham has come up trumps in a poll designed to find the best places to live in the capital. Time Out’s ‘Living Survey’ asked 12,000 Londoners to rate their postcode for friendliness, accessibility, eating and drinking and affordability and SW4 was the firm favourite, closely followed by SW12. The survey shows how good life is in south-west postcodes and those living in the area said there was plenty to love, including the spacious Clapham Common, great transport links with three tube stations and Europe’s busiest railway station, Clapham Junction, right down the road in neighbouring Battersea.

POGDOGS Paul O’Grady returned to our screens last month with the fourth series of For the Love of Dogs from Battersea Dogs & Cats Home. In this final series of the award-winning show, Paul returns to Battersea to meet more four-legged friends, helping to feed them, walk them and even hold their paws during treatment. Paul rolls out the red carpet when the Queen visits to open a new kennel block, and he also makes it his mission to find a new owner for Nancy, a Doberman-cross puppy, by inviting the actor Tom Hardy along to try and persuade him to take a dog home. The series, despite revealing some of the most hardhitting stories yet, continues to bring humour, fun and entertainment.

More regeneration
Amazon Prime Now, a onehour delivery service, has arrived in Wandsworth. It means that residents will be able to get their hands on items they have bought on Amazon within just 60 minutes all thanks to the new depot in Wimbledon. The service has already proved very popular in London with a high demand on everything from essentials like bottled water, coffee and nappies to the latest must-have popular items like games consoles, toys and sports equipment. Toilet paper and ice cream are also available through Amazon Prime Now and the retailer is working on plans to roll out delivery of fresh produce from local shops and restaurants, similar to its US branch, Amazon Fresh.
Workspace has exchanged contracts for the acquisition of the former Mecca Bingo site in Garratt Lane, Wandsworth, for £26.1 million. The site comprises a vacant 43,000 sq ft bingo hall and 200 space car park. The land has been a long-term assembly target for Workspace. The site adjoins Riverside, an existing 100,000 square foot office and workshop building, which has a rent roll of £1.2million. The combined site provides nearly six acres of land with redevelopment potential. It is close to Earlsfield station, which is just one stop away from Clapham Junction (one of the proposed Crossrail Two interchange stations). The purchase provides the opportunity to create a major employment hub in Wandsworth.

Speedy delivery
Temporary closure Let there be light Earlsfield’s Christmas lights will be switched on with much pizzazz this month, kicking south-west London’s festivities off in time for the big day. The occassion is sponsored by Hamptons International and takes place on 26 November at 4pm outside St Andrew’s Church on Garratt Lane.
A decision was made last month to temporarily close Wandsworth Road for northbound traffic due to on-going development works taking place on Wandsworth Road. In order to accommodate the installation of all the utility services for Barratt Homes, as well as a crane operation, the whole road must be closed. The long duration is due to the two deep excavations that are required for the installations of the sewers at more than four metres in depth, which will take up to five weeks each to complete. It is thought that the sewer works will be completed and the road reopened at the beginning of December.

ART ATTACK
Forced Entertainment is back with its latest show The Notebook at Battersea Arts Centre. The play is part of A Nation’s Theatre, which celebrates theatrical productions from around the UK. The story is based on Ágota Kristóf’s novel of young twin brothers sent to live with their grandmother in the Hungarian countryside during World War Two. The two unnamed narrators are dressed in identical grey suits, and the script is read by the actors like young children reading from their own diary.
Winter is just around the corner and for us that means only one thing: snow sports. We may not have alpine heights, après bars, or any snow for that matter, but London does host an annual Ski and Snowboard Show in Battersea Park. Picture yourself sipping a glass of champagne as you watch professional riders show off their slope-style skills on a 50ft kicker, your brand-new Ellis Brigham boots neatly packaged away and an après band getting the crowd going in the background. It’s almost as good as the real thing.
Foss Fine Art is showcasing a solo exhibition by artist Debra Royston this November called The Living: For the Life We Live. A mesmerising palette of greens, blues, turquoises and earthy hues set the tone for Debra’s serene collection of paintings. This will be her second exhibition at Foss Fine Art and will focus on the emotional landscape of life, through the journeys we take and the experiences that make us who we are.

Putney Music presents The Woods Cry Out – a reflection, in words and music, on The Great War and the part played by Wandsworth and its Battalion during the four years of the conflict. The programme includes readings of poems by Austrian, German and English poets, music by classical composers, Eric Clapton and popular music of the time. The Wandsworth Friends of Trinity Hospice Christmas Fair returns to St Luke’s Church. the eye of the
beholder Francesca Lee speaks to Tim Gosling about his design inspiration, living in the area and why after only just releasing his latest book, he’s already thinking about the next

“T
he criteria for my house search more than 20 years ago was to find a place that had high enough ceilings to hang one of my paintings,” renowned British furniture designer Tim Gosling tells me at his 18th-century house in Clapham. After ringing round estate agents and saying that his only must-have was for a ceiling height of 13-and-a-half feet, he viewed Sycamore House, and his painting proudly now sits on his drawing room wall. Located in Clapham Old Town, the house was built in 1787, and a laundry was then added in 1840. Tim bought three apartments of Sycamore House starting in 1995. However, after moving in, he found it strange to begin with as it was the first time that he had ever lived alone. “I have a big family and I also went to boarding school where I slept in a dormitory so it took a while to adapt to the peace and quiet,” he says. Tim started restoring it straight away but is finding that it’s still a work in progress. “I’m currently having work done on the morning room and have just designed a plastex ceiling. I am also restoring all of the original cornicing which is currently being made in sections.” It’s clear that from just five minutes with Tim that his mind works at what seems like a thousand miles a minute and that every decision he makes has a knock-on effect on the next. A downto-earth and modest man even though he is known as an interior designer to the rich and famous, his work includes some of the most renowned buildings in the world including The Goring Hotel, The Savoy and Nell Gwynn House. His inspiration clearly comes from all walks of life and he owns wonderful ephemera from some of the greats of English architecture, including Christopher Wren and John Nash. Tim’s latest book, Classic Contemporary – The DNA of Furniture and Design, was certainly a labour of love. “It has taken me two and a half years,” he says as we drink tea out of bone china teacups in what was once the laundry, and is now the library which houses Tim’s fascinating history volumes and old newspaper articles. His book is an in-depth look at both classical and contemporary creations that have inspired him. “I’m interested in why someone might look at a piece and say ‘That’s so art deco’, yet what is it exactly that makes them think that? I wanted to be able to answer these difficult questions,” he says. Originally wanting to focus on English design, his editor advised him that he would need to look at the whole world’s influence to make it a comprehensive book. Many drafts later, it was released on 2 November. The title, which was inspired by the very notion of something’s

essence, was contested by his father who took the first clear X-ray photograph of DNA as he believed in it being a living organism. However, he chose it as “for me, it’s trying to break down a code and what it is that makes something.” Not that long after finishing the book, Tim is already thinking about the next. He tells me: “I can’t possibly pick a favourite era, but I am passionate about the 1730s, 1830s and 1930s. They’re extraordinary moments in time, and from a design perspective, so much explodes from those points – they’re genesis eras and you see it all over London. I would love to write something along these lines.”
It is important to give these buildings the recognition they deserve and the scheme is really involved in the local community and beyond As a Clapham resident, Tim does a lot for the local community. As well as being a trustee for Omnibus – a multi-arts centre a stone’s throw away from his house – he is a member of The Clapham Society and is heavily involved with the Green Plaques Scheme, which commemorates interesting buildings in Clapham that have changed their use since they were built. He describes: “It is important to give these buildings the recognition they deserve and the scheme is really involved in the local community and beyond.” Tim designs the plaques for the buildings at his design company, Gosling, which is located opposite his house in a three-storey building. He and his team also work on a number of projects for exclusive clients, including creating a palazzo in Venice. Whether at home in Clapham or designing for clients across the world, it’s no surprise that Tim is so successful. I just hope that once his morning room is finished, he can enjoy the fruits of his hard work. Discover the world of extravagant taffeta gowns and one-of-a-kind designs with Vivienne Westwood’s bespoke couture service. Amy Welch goes behind the scenes to uncover the process of creating the ultimate made-to-measure gown
“Y
ou have a more interesting life if you wear impressive clothes,” Vivienne Westwood once said, the ever-controversial fashion designer whose personal style and politics have garnered as much attention as her eponymous fashion house over the years. Often renowned for holding a strong opinion on femininity (famously stating she would rather be considered a person than a woman), intelligence and the future of our planet, the British designer and activist first became known as a rebellious face of the anti-establishment during the late 1970s and has since evolved to create iconic collections at the forefront of fashion, which are full of femininity and personality. Today the fashion extraordinaire remains a uniquely independent figure within the industry, never conforming to contemporary trends but instead pursuing her own thought-provoking experimentations with her cuts and designs of fabric. What is intriguing about Vivienne Westwood’s surprisingly intricate creations is how they can make you feel delicate and empowered all at once, going some way to suggest the designer’s attitude towards femininity. Wearing one of her handmade and bespoke creations, there is a distinctive weight to not only the fabric, but also the historic influences of the dress. On seeing her creations, one does wonder how such a garment came to be. The inspirations and embellishments that so intricately weave their way through the thread of a Westwood gown have already been on a long and fascinating journey before you first step into the dress. Behind an unassuming building front in Battersea, the vast studio of Vivienne Westwood is
where the real magic happens. Among rows and rows of calico cotton toiles, and with rolls of sumptuous and delicate fabrics stacked high to the ceiling, the couture team buzz between large cutting tables, some hand-embellishing dresses for bespoke designs and some working on toiles for next season’s Gold Label collection. “Part of the team works for Gold Label and the development of the next collection, another part only works for clientele,” says Brigitte Stepputtis, head of couture at Vivienne Westwood. “If we are busy and have a big couture wedding, then the whole team works on it; there can be 20 people working on one dress.” A laborious and painstaking endeavour, perhaps, but on taking in a finished couture gown – which was no more than an illustration on paper a short while ago – the garment is quite simply breathtaking. The spectacle of the skirt’s circumference and
sublime artistry of its detailing, not to mention the hundreds of hours the team has surely worked to create the dress, is a joy to behold.

While Westwood doesn’t currently show on the couture runways of fashion week, the brand’s Gold Label is described as demi-couture; here clients can request a haute-couture gown to be as unique as meets their needs, from a slight colour variation on an existing design to a completely bespoke garment, all made to measure. It’s an exhilarating process for those who possess even the slightest interest in fine craftsmanship, historic significance or grand theatricality. “The craftsmanship is important,” Stepputtis explains. “It is part of the fashion, and if you were to compare it with the motor industry, it is like Formula One.” Each dress presents a design as unique as the woman who would choose to wear it. “The clients who come to us are independent thinkers,” says Stepputtis. “We love our clients because they’re very interesting people who you would probably never meet in normal life. Lambeth Academy on a piece called Sonnet and Sound has looked at fusing Shakespeare’s Sonnet 29 with rap, as well as the production of its very own music video. While the audience might be adapting, it is also growing. It’s no longer supported just by locals, but by people stretching far across London. Actors such as Prunella Scales, Timothy West and Celia Imrie have joined Omnibus in its series called In Conversation With…, which returns to the centre in 2016 when Alison Steadman will join the line-up. Michael Gambon is also a well-known Omnibus patron, as well as Matthew Warchus, the artistic director for The Old Vic. The future for Omnibus looks bright because it presents such a diverse array of productions, but that’s not to say that it doesn’t need support. With no public funding, it relies solely on ticket sales, fundraising and sponsors, meaning this Clapham gem still needs help. Memberships are available on a monthly or yearly basis, which have benefits, including free tickets and invitations to private viewings. That way there’s no excuse to miss out on the latest performances, all the while safe in the knowledge that you are supporting your local arts centre. n

anta Claus is coming to town, and on Saturday 28 November you will find him on Northcote Road in Battersea, as it hosts the annual Christmas event. Starting in the morning at 11am, there are more than 100 stalls, two fairground rides, and plenty of live entertainment all day. Join the carol singing by candlelight, drink a mulled wine or hot chocolate in the outdoor lounge and get ahead with your Christmas shopping, as the market stalls will be open until 8pm.
Due to the popularity of events on this street and the strength of this local community, the 2015 Fair is set to be bigger than ever. The pavements will be lined with market stalls and seasonal entertainment, alongside a boulevard of Christmas trees, stretching the length of this much-loved shopping street. But it doesn’t end there, this year for the first time, the organisers – led by the Northcote Business Network – are delighted to welcome the businesses on neighbouring shopping street, Webb’s Road to join the festivities. Here’s what’s going on…
Northcote Road The festive event on Northcote Road will follow its traditional format, featuring a visiting market with a huge variety of stalls, filled with wonderful gifts from jewellery and fashion, to homewares and toys. Santa’s grotto If you've been good this year, then you can visit Santa in his grotto at Hamptons International, 98-100 Northcote Road. Every child will receive a gift and visitors are invited to make a donation to Cancer Research UK. The grotto is open from 4pm to 7pm, on both Friday 27 and Saturday 28 November.

Christmas lights switch on On the evening of Friday 27 November, the Belleville School, Honeywell School & Bollingbroke Academy choirs will be singing carols on the corner of Bennerley Road at 5pm, ready for the switch-on of the Christmas lights on Northcote Road. This year, the lights will be switched on by Snoopy himself from the forthcoming motion picture, Snoopy and Charlie Brown: The Peanuts Movie. Hot yoga is very good for losing weight, feeling good within yourself and is very rewarding for anyone feeling stressed or disappointed that the days of the week only seem to have a few fleeting moments of sunlight. You spin me right round This is an obvious indoor choice and can be very gratifying. Some people get their mind set on working out in the fresh air of the outdoors, and while that’s very nice and extremely enjoyable, it doesn’t mean you can’t get a good session while staying inside. The greatest thing about spin classes is that you don’t need to don a helmet and a thousand reflective strips, and with interval spin training, you can get the same benefits as cycling along a route with hills, twists and turns. It’s not just great for arm muscles either; you’ll also be using your back, leg and core strengths in order to climb.

Easigrass – your experience and costs Thurs 22 Oct, 2015 11.30am We’re revamping our garden and want to go for an artificial lawn. We’ve been talking to Easigrass and got a quote from them. Our builders are doing half of the job – removing the existing patio, doing all the digging, filling the ground with the first aggregate and making sure it’s compact. Then Easigrass are coming in, filling the remaining 5cm with another finer filler and laying the grass. They do all the final prep. They are charging us £60 per sq m for their most expensive grass – Mayfair. Does that sound about right? It will be £1,800, including VAT for our 5x5 garden. done by a local gardener and most of the work was in the prep. He spent ages levelling and bashing and levelling it all again; it was a real work of art. I think the general recommendation is that an au pair works up to 25 hours and gets paid around £80 to £100 per week, while an au pair who works up to 35 hours gets approximaely £100 to £120 per week. Generally, they shouldn’t have sole charge of children under two and they should only do light house work... they are not a nanny or a cleaner. Au pairs get two days off a week and get at least four weeks’ holiday.

A one-stop shop Head down to the Clapham Pregnancy and Baby Show this month to find plenty of inspiration

attersea is not colloquially known as ‘Nappy Valley’ for any reason. And four local businesses that are making the most of this title are Neighbourhood Midwives, Baby Intuition, Hello Mums and Match Up Mums, which all share the same aim of introducing pregnant women and new parents to many of the fantastic local businesses available in the area in the form of the Clapham Pregnancy and Baby Show. The first event was held earlier this year and proved extremely popular with expectant residents – in fact, around 250 visitors enjoyed the Northcote Road-based show. The autumn get-together is set to be just as useful, informative and fun – and, of course, very locally-focused. The event highlights the commitment shown by local businesses in supporting parents on their journey, which is why it is held on a much smaller scale than the big Olympia baby shows. It will showcase a large range of specialists from hypnobirth experts and birth doulas to reflexologists, maternity wear suppliers and many more to suit all your parenting needs. Guest speakers will give talks and share their expert knowledge. Local retailer Peppermint is one of the sponsors of the show and will host the ‘equipment zone’, giving visitors a chance to try out a range of products from prams to slings and high-chairs. Peppermint has also invited along car-seat manufacturer Maxi-Cosi, which will run an informative talk and product demonstrations with very useful travel safety tips. There’s nowhere quite like home How The White House School provides learning in a family environment

he White House School has plenty to celebrate as next year marks its 30th anniversary. Founded by Mary McCahery in 1985, it is known locally for its family ethos. Staying true to its roots, two of Mary’s children play an instrumental part in the school with daughter Laura being Vice Principal and Principal of Woodentops Nursery SW12 while daughter Sarah is principal of its sister nursery, Woodentops SW4, on Abbeville Road. With its open days taking place this month (Woodentops SW4 is on 7 November while Woodentops SW12 and The White House Prep’s are on 28 November), Mary and Laura reflect on the past year. Not that long after coming back from a Year 6 excursion to Seville, they are both keen to point out the benefits of cultural school trips. “The children learn Spanish and French so it provides them with a wonderful opportunity to put their language learning into everyday practice,” Laura says. Mary adds: “They saw a Flamenco show; we visited the cathedrals and
we went to a local theatre.” Alternating every year between France and Spain, Laura and Mary are already planning next year’s trip to France. “We also teach Latin but we’re not thinking of going to Rome… yet!” Back at school and Mary and Laura are as enthusiastic about London. “We do at least one activity per week,” says Laura. “Years 5 and 6 recently did DNA testing at The Royal Institution and made a necklace from their DNA. What s in a name? Philippa Short explores the reason behind the Clapham Junction name and the confusion it causes
A
s a born and bred Battersea resident, I am often asked the same question: where do you live? Oh Battersea, I reply. Where’s the nearest train station? they ask. The look of pure confusion on people’s faces when I tell them that it’s Clapham Junction is rather amusing the first time round. However, having to constantly repeat the endless explanation that Clapham Junction is, in fact, in Battersea can get rather tedious. I am a proud Battersean but I understand why people get confused; why would someone name a station that is in Battersea after Clapham? It all boils down to the snobbery of the Victorians. Clapham Junction was built in 1863 as an interchange station in order to cope with the growing number of lines. At the time, Clapham was the more affluent area; a fashionable rural village full of large, elegant houses and home to London’s middle and upper classes. A mile or so down the road was Battersea, which was mostly made up of the poor working class and comprised fields, factories and riverside slums. The Not In My Back Yards (NIMBYs) prevented the construction of the station in Clapham and instead it was built in the middle
of Battersea. At the time the railway companies didn’t want to associate the station with the image of Battersea as they wanted to attract the middle and upper classes, so they decided to use the grander of the two names, Clapham, as they believed people would not want to travel through the rough district of Battersea. The creation of Clapham Junction led to more homes being built and more shops appearing, reshaping Battersea’s image. With Clapham Junction being one of the busiest stations in Europe, many visitors are unaware of this issue, and that they are actually in Battersea. The confusion also extends to bars and restaurants in Battersea which list Clapham as their location. The problem with this is that it has an impact on people and businesses on a daily basis. Many visitors often emerge from Clapham tube stations and ask for directions to the Clapham Grand, which is, in fact, located in Battersea and the only link between the Commons is to take the bus. Back in 2011 in the midst of the summer riots, many news and media outlets including the BBC and Sky reported that people were rampaging through the streets of Clapham, looting shops, starting fires

saying: “Our company promises to correct our maps to show SW11 as Battersea and give accuracy, clarity and identity back to the area”. To the surprise of Love Battersea, Wandsworth Council decided to branch out on its own and removed bins in Battersea bearing the Wandsworth Council logo and instead labelled them as Battersea in a bid to make the town centre pedestrian-friendly and increase community spirit. One major triumph for Love Battersea is noticeable as you walk through the main exit of Clapham Junction; a sign stating, “Welcome to the heart of Battersea, Clapham Junction”. This sign is seen by thousands of people every day, and is a major boost in protecting Battersea’s identity. Love Battersea continues to campaign against the “Claphamisation” of Battersea, focusing mainly on the language of signs and billboards and the addresses of Battersea businesses as it believes these changes will strengthen community and turning the area into something resembling a big spirit, and these methods are working. war zone. GR ADE-A ARCHITECTURE The Journal takes a look at the recently-constructed and award-winning architecture of Wandsworth’s Burntwood School

I
n the middle of October, the Royal Institute of British Architects (RIBA) announced the winner of the RIBA Stirling Prize 2015 for the UK’s best new building. It was covered by national news, including a substantial segment on BBC News at Ten on the day of the announcement. A much-coveted and respected award, it seems. The winner was Burntwood School in Wandsworth, a large comprehensive girls’ school designed by architects Allford Hall Monaghan
Morris (AHMM). In fact, the award is widely regarded as being the UK’s most prestigious architecture prize. The result was announced on 15 October, with an awards ceremony taking place that evening at the RIBA headquarters in Portland Place, central London. The design was praised for its six new faculty buildings, which reimagine 1950s modernism, and its two cultural constructions that link the existing school buildings. Lots of light and an airy

atmosphere are noticeable features in the design, with double-height spaces at the end of each corridor to increase the amount of daylight filling the building. In terms of benefits to the school and its day-to-day running, the design allocates various teaching areas to be utilised by staff and pupils; from conventional classrooms to interactive open spaces. For a splash or two of colour, the project features large, colourful murals throughout the buildings – cleverly combining signposting with modern art – which AHMM achieved after working closely with talented graphic artist Morag Myerscough. The judges were very complimentary of Burntwood School’s architecture, producing various praising comments including: “Burntwood School is the clear winner of the 2015 RIBA Stirling Prize. It is the most accomplished of
the six shortlisted buildings because it demonstrates the full range of the skills that architects can offer to society.” The judges all came from the world of architecture and their insights will have proved invaluable for deciding on the winner from the six entrants on the final shortlist. The judges were Jane Duncan, RIBA president and chair; Peter Clegg, architect; Steve Tompkins, architect and winner of the 2014 RIBA Stirling Prize; Dame Theresa Sackler, arts philanthropist, and Rory Olcayto, editor of the industry publication Architects’ Journal. Jane Duncan said: “Burntwood School shows us how superb school design can be at the heart of raising our children’s educational enjoyment and achievement. Allford Hall Monaghan Morris, experienced school architects, have created a stunning campus.” She added: “They have produced delightful, resourceful and energy-efficient buildings that will benefit the whole community in the long term. With the UK facing a huge shortage of school places, it is vital we learn lessons from Burntwood. I am delighted to present architects Allford Hall Monaghan Morris with the 2015 RIBA Stirling Prize.” n

he London lettings market is always subject to the seasons, even on a monthly basis, and often corresponds with the school calendar. Our properties let in September were predominantly to families, as tenants aimed to move before the new school year. In October, as many escape London over half term, the focus turned to young professional tenants and corporate lets, who love Wandsworth’s easy transport links and excellent amenities. The house market is starting to wind down, as it does seasonally in the run-up to Christmas. Saying this, the latter few months of the year can prove rewarding for some landlords, as families and couples that have left their search late into the year find they have fewer properties to choose from and, with less choice, will make a decision
Invest in good lighting, as most viewings will take place in the dark after work on their desired flat more quickly. We also have applicants registering now in October pre-emptively for the New Year. This is because they would prefer to have a greater choice when the properties start to come back onto the market next year. We have a lovely three-bedroom house on Bramford Road on the market at £625 per week, which would be ideal for a young family, nestled in the ever-popular Tonsleys. To make your property more attractive in the autumn market, it is worth taking a few steps to give it its best chance. With shorter and often wetter days, tenants will look for tell-tale signs which may suggest a cold flat or house in winter. Invest in good lighting, as most viewings will take place in the dark after work, and try to ensure the property is well heated in time to feel warm and inviting when the potential tenants arrive. They are looking for a home and will want to feel comfortable, but aside from that, savvy

tenants will take notice of how much the property may cost them to heat. Many tenants opt for properties with a better EPC rating so it is worth insulating it well to improve the score. Insulation can make a considerable difference to monthly outgoings and tenants will often alter their offer to account for higher expected bills. For this reason new build flats, like this one pictured in The Filaments for £450 per week, can be great rental investments as they promise lower monthly outgoings. We also have a stylish and chic new development called the Old Paint Factory, due for completion in January 2016 but with the show flat being launched in November. There will be at least 21 flats, comprising

Situated right next to the Southside Shopping Centre and a short walk from Wandsworth Town train station, these flats will cater perfectly for the many professionals and corporate tenants looking to rent in this area. This leaves it hardly surprising that the launch next month is well anticipated. n

Battersea Power Station agrees 160+ room hotel deal Battersea Power Station Development Company has signed off on a deal with art’otel to open a 160+ room “luxury lifestyle” hotel in a Foster + Partnersdesigned building on Electric Boulevard. The hotel, which is slated to open in 2019 as part of Phase 3, will be “set around” the Grade II* listed main power station building, with full access to the roof gardens and ever-more highly-specced local amenities. It will be developed by Battersea Power Station and managed by PPHE Hotel Group, owner of the art’otel brand; PPHE owns 38 venues under two brands, Park Plaza Hotels & Resorts and art’otel. art’otel runs a contemporary collection of hotels in some of Europe’s more cosmopolitan centres, with a focus on
novel architecture and arty interiors. The chain says that it “redefines the traditional hotel experience by allowing guests to live within the creative process, surrounded by captivating art. At the brand’s heart lies the art itself.” A local or national artist will be named as Battersea’s “signature art’otel artist” soon. The hotel’s design style will draw inspiration from Amsterdam’s Atelier van Lieshout-designed art’otel outpost, which opened in 2013. Rob Tincknell, CEO of Battersea Power Station Development Company said: “We are incredibly excited to be announcing this important transaction and for it to be with such an innovative hotel company. The selection process to find the right brand and operator was a very competitive and thorough one, involving the leading hotel

brands from around the world. art’otel was a standout winner, a brand unlike anything we have seen in London to date, and it is particularly fitting for it to have art at the very heart of the brand and the hotel itself. Pair of Battersea houses go for £8.7million, with plans for two £15million mansions Two adjoining properties overlooking Battersea Park with planning permission for conversion into two super-prime mansions have been sold for £8.7million. 53 and 55 Albert Bridge Road have had planning for a significant upgrade, designed by architects Flower Michelin, in place since 2013; the new owner – FrenchLebanese investor/developer Arnaud Touret – can double the net floor area of each house from 3,200 to 6,400 sq ft, add a two-storey extension with 4.5-metre basement to the back of each, and convert No.55 from three flats into a single grand residence. The developer is expecting each property, once completed, to go for between £13million and £15million. That, given that best-in-class properties on Albert Bridge Road are now regularly breaching £1,500 per sq ft, and one has topped £2,000, seems pretty achievable. Brooks Marshall acted for the buyers;

Alchemi wins bid on Nine Elms tower scheme Alchemi Group has just landed a prominent mixed-use scheme in Nine Elms. The Grand South site at 12-20 Wyvil Road has planning for a 36-storey development involving residential, commercial and office space over a total GIA of 305,167 sq ft. The residential element provides for 175 residences ranging from one-beds up to duplex penthouses. Co-founder and managing director Charlie Baxter said: “We’re thrilled to be involved in this exciting project. We see huge potential to add value to the existing planning consent on this site. There is so much happening in Nine Elms, including the opening of the new U.S. Embassy and the New Covent Garden redevelopment, already underway. Things are just about to take off in this area, and it’s great to be a part of the momentum.” It’s been a strong month for the Cavendish Square-based developer, what with being shortlisted for an Estates Gazette Award and winning the Overall Development (Europe/UK) prize in the International Design and Architecture Awards 2015 for its Stiff + Trevilliondesigned Westbourne House scheme. n

I
t was only half a dozen years ago that Fulham was considered an upcoming alternative to Chelsea whereas Battersea was considered simply “saarf of the river” and area you’d never get a black cab to after 6pm. It’s amazing how in those six years the opinion of Battersea has changed beyond belief, the continued exposure of the area in the media coupled with ever increasing central London prices has led Battersea Park and its surrounding streets to be considered a genuine extension of Chelsea and a serious rival for the affections of those who have always lived in SW3. With the huge redevelopment of Nine Elms and Battersea Power Station, the prices that are being touted have pushed that area to within reach of Super Prime territory, which for the last 10 years has been the reserve of period town houses in Mayfair and Knightsbridge. A shift of attitude in what constitutes the crème de la crème of London real estate has meant central London is not the only mecca for the wealthy to invest. The increasing levels of new build developments that are geared towards those searching for intensely considered design and cutting edge architecture have meant gravitation towards alternative locations, and it seems the ever increasing ripple effect of demand and supply has not only breached the river but made waves down past Battersea Park. While we are some way from talking Super Prime prices between the commons, the attraction and interest of such South

West staples as Northcote Road are themselves increasing in prominence. It could even be compared to the pull of the King’s Road in its infancy. A Saturday spent idly strolling in SW11 will see you take in an increasing collection of must go to eateries, a mixture of local residents and young trend hunters queuing expectantly for breakfast space at the newest cafés or restaurants, exploring hidden retail gems or visiting the most recent place to be seen having a drink. It is no longer a simple collection of conveniently placed shops but a real social destination, a meeting point, a place to be seen. This much loved road has seen a recent evolution that may not be to everyone’s liking but is undeniably progressive. London is a city that is continually growing and evolving; this is why it has such a global pull: people want to experience its nuances and its culture, its ever-changing face and while so many tourists flock to the usual hot spots, its residents will always find the real city. Today, Battersea is without a doubt as sought after as any affluent area of the capital and you certainly won’t find a black cab driver that will disagree. n

Born and bred The Journal sits down with Thomas Crabtree, Marsh & Parsons’ area director for south London, to discuss why Clapham is flourishing with first-time buyers and how the area has changed since he was a tot Broadhinton Road, SW4, £1,350,000

ocated where The Latitude building now stands in Clapham South, formerly home to the South London Hospital for Women and Children, is where Thomas Crabtree, area director for south London at Marsh & Parsons, was born. He spent his early years living “between the commons” and went to Kings Avenue School. Thomas is a true born and bred south Londoner. But how has he seen the area change since his days of running round the common as a child? “The demographic has changed completely – it has done a total 180,” he begins to tell me. “I used to try and get a cab from King’s Road to Battersea or Clapham and they wouldn’t take you. The people, the businesses and the whole landscape have changed.” Although the north-south river divide still exists, whether it’s a light-hearted joke in a pub or a serious prejudice, it’s hard to imagine anyone thinking so badly of SW4. “I’ve seen Clapham go from what I would say was the less expensive option, to a first
choice – it used to be a slight compromise,” he adds. “It’s no longer the poor cousin of another area and that pace of change has increased over the last couple of years. If you’re looking to move to London, there are not many places in Zone 2 that offer a common, so many bars and restaurants and a decent amount of flats.”
So, not only has the bottleneck gone but it’s putting more money into buyers pockets And amongst the crowds of people moving in to Clapham are first-time buyers, but Thomas tells me these might not be your “average” first-time buyers. “Here, you’ll find a lot of examples of ‘bank of mum and dad’ buyers,” he starts. “It’s the baby boomers’ children.” Thomas explains to me that these emptynesters might be looking to downsize from a big £2.5million house, and help
the next generation of homeowners in their family. However, Thomas does point out that when he says “children” he means “30-somethings”. The age of first-time buyers is increasing, as shown by Sunday Times’ research back in June, which stated the average age of the first-time buyer has risen to 30. The majority only stepping on to the ladder with a hand from their families. I ask Thomas if most of the aforementioned parents already live in SW4. “Sometimes they may have lived here in the past, but I’d say most of the time they’re not locals. Many parents view the area as a safe, well-presented area for their children to invest in.” During our conversation about the market movements of 2015, Thomas makes a rather thought-provoking and optimistic observation regarding the stamp duty reform changes, announced by George Osborne in the autumn 2014 statement. “There’s been a swing ball effect at the £500,000 and £1million levels. There are transactions at £501,000, £502,000 etc.,” he says before explaining that previously there was a “bottleneck” effect on these areas which was holding back the prices. “So, not only has the bottleneck gone but it’s putting more money into buyers pockets; I feel that’s an interesting point. It’s quite positive.” He adds: “Admittedly the stamp duty changes weren’t aimed at the London property market, and it’s interesting as an agent you take that into account. There are definitely more buyers out there and now prices have been pushed up because of it.” And with Christmas fast approaching, Thomas’ calendar is about to get a little busier; from lending a hand giving out Christmas trees at the local church to celebrating the popular switch-on of festive lights on Northcote Road. With his fantastic Marsh & Parsons team behind him, I’m sure the rest of the year will be very successful. n

he London lettings market is always subject to the seasons, even on a monthly basis, and often corresponds with the school calendar. Our properties let in September were predominantly to families, as tenants aimed to move before the new school year. In October, as many escape London over half term, the focus turned to young professional tenants and corporate lets, who love Wandsworth’s easy transport links and excellent amenities. The house market is starting to wind down, as it does seasonally in the run-up to Christmas. Saying this, the latter few months of the year can prove rewarding for some landlords, as families and couples that have left their search late into the year find they have fewer properties to choose from and, with less choice, will make a decision
Invest in good lighting, as most viewings will take place in the dark after work on their desired flat more quickly. We also have applicants registering now in October pre-emptively for the New Year. This is because they would prefer to have a greater choice when the properties start to come back onto the market next year. increasing number of landlords are moving back to live in their homes and sell further down the line. This is where Jack comes in. “We work closely together and can offer joint sales and lettings valuations,” he says. As the lettings office establishes itself over the coming year, it will really start to benefit the sales market and vice versa. But how has Jack found the market since we last met? “It has gone completely the opposite way; before, we were having a lot of interest in two-bedroom flats, now we’re seeing a lot of movement in the house market from £1m up to £2.5m.” However, Christmas is just around the corner, so I ask if this is having an effect on buyers who are eager to get into their new homes in time. “Hardly at all,” Jack tells me. “The festive period and New Year aren’t as big an issue as they once were. After all, it’s only 10 days out of the whole year. It’s harder for people to move over the summer because of the school breaks and planned holidays away.” Jack and Petra are keen to point out the sense of community within their patch. “We often bump into clients and that’s what I like the most. We’re part of the area.” With the office expanding to Tooting and Streatham, there’s a busy few months ahead for the team. Watch this space. n

lot has changed since the last time the Journal caught up with Jack Osmond at Douglas & Gordon on Nightingale Lane. Just a month and a half ago, the office expanded to include the lettings team, headed up by Petra Duffin. With its new additions, one could be forgiven for thinking that a whole year has passed, yet it has, in fact, been only three months. “There’s definitely a buzz in the office,” says Jack, adding, “It’s very exciting.” Petra has now moved to the Nightingale Lane branch, where she is in charge of Balham Lettings – and business is booming. “Our lettings board is already full; I think I need a bigger board,” she laughs. Located less than a mile away from her previous office, Petra finds that she still works with the same group of people and although the Northcote Road office is bigger, the new branch is busy. “Since the beginning of October, we’ve had a lot of enquiries and I’ve had a new lettings negotiator start.” Petra is finding that there is currently a big demand for flats, while houses are tending to stay on the market longer. This is ultimately having an effect on stock, with landlords having to consider renting to sharers. “We’re getting a lot of young professionals who want to share with their friends,” says Petra. “Landlords are having to consider this so that their property is tenanted before winter sets in.” Another trend that Petra is noticing is that an
