September sees the launch of the Pump House Gallery’s latest exhibition. It’s a combination of videography and photography from international artists that explores the history of the River Thames. It’s entitled You Cannot Step into the Same River Twice, and it questions the reliability of documentaries by challenging the idea of truth in films that contain various narratives, as well as evaluating historical evidence and first-hand recollections of events that are used within documentation.

Popular pets get parties too Pets are usually everyone’s favourite family member. It’s perhaps unsurprising, then, that a large number of pet owners celebrate their animal’s birthday. Battersea Dogs and Cats Home undertook an online study that surveyed 300 people. It revealed that 95 per cent did something special on their furry friend’s special day. Celebrations included giving presents, singing happy birthday and presenting them with a candle-studded cake.

Throughout the summer, Battersea Arts Centre has been collecting nominations for local heroes as part of a project called Our Good Neighbours. The names submitted will be presented to a panel of community leaders, who will choose 12 people to be commemorated on a plaque this month. The project was inspired by a local resident called George Neighbour, who, in 1909, lost his life rescuing others from a fire at the Clapham Junction store of Arding & Hobbs.

Beautiful Battersea’s perfect park Battersea Park is an area much loved by the local community, and it would seem that the environmental charity Keep Britain Tidy loves it too. The charity has given Battersea Park a Green Flag award and describes the tranquil space as ‘the jewel in the crown of London’s parks’. The award signals to visitors that the

CLAPHAM AND BALHAM
A splash of new The area surrounding Clapham Common Tube station has recently seen the completion of a £2.6million regeneration project. The aim was to create a new town square and link the Tube station with Clapham Old Town and the Common for the first time. The area is now an open, pedestrianised space
with the addition of 100 new trees. Local restaurants and cafés can apply for licences that will let them set up tables and chairs outside their premises in the square.

Clapham’s café heaven The latest foodie favourite to hit Clapham Common is Fields, an all-day café run by the team behind M1LK in Balham. The café opened last month, with a roof garden and plant nursery where owners Julian Porter and Lauren John grow their own produce and micro herbs. It’s only a stone’s throw away from Clapham Common Tube station.
Brilliant brunches Mid-summer saw the launch of The Jam Tree’s breakfast and brunch menu. The Cowboy Breakfast is perfect for those with a big appetite and consists of meaty delights including pulled pork and ribs, as well as the more traditional brunch staples of eggs, beans, mushrooms and hash browns. Rallying round for radio
Wandsworth Radio Team
In order to build a new radio studio in Battersea Park Road, Wandsworth Radio used crowdfunder.co.uk to raise the funds throughout August. Its initial target of £3,500 was met, so an extra £500 target was added. The volunteers who run the station have been bringing the station’s plans to fruition, which aim to broadcast all day, every day with a selection of local news, music, radio plays and interviews.

Have your say on cycle tracks An independent inspector has been appointed by the Transport Minister to hold a Public Local Inquiry into the council’s proposal to change the layout of the cycle tracks on Wandsworth Common. The paths are currently segregated for cyclists, and the proposed plan aims to unsegregate them. It’s a chance for local residents to have a direct and personal input into the changes. Leisure centre revamps Whether you visit a leisure centre for running to your heart’s content in a gym or splashing around in the swimming pool, it’s important for centres to be as up to date as possible. Luckily for Wandsworth residents, five of its leisure centres are getting improvements and refurbishments. Balham, Latchmere, Putney, Tooting and Wandle recreation centres are having a combined total of £3.5m worth of work invested in them.

Following two years of sell-out workshops and live figure drawing demonstrations, artist Henry Yan returns to Lavender Hill Studios this month. Yan, who teaches at the Academy of Art University in San Francisco, will hold two week-long classes. The first (from 1-5 September) is aimed at students who wish to develop basic techniques and skills in drawing the human figure, while the second (from 8-12 September) concentrates on short and long-pose figure drawings with anatomical information. This year, the Studios is celebrating its 10-year anniversary; happy birthday from the Journal!
Battersea Dogs & Cats Home is holding its annual reunion and fun day this September. The event will feature a whole host of family fun, including dog classes and agility displays, the chance to show off your pooches and maybe even the opportunity to spot a Battersea-supporting celebrity or two. Competitions include Golden Oldie, Handsomest Dog and the hotly-contested Best Battersea Dog. There will also be plenty of stalls to browse and tasty snacks to feast upon. Although it’s a reunion, it’s open to everyone, not just to re-homed Battersea dog owners. It’s the perfect opportunity to visit.

INSPIRED INTERIORS
To commemorate the centenary of the start of World War I, Jerry White, an award-winning historian and author, will be hosting a talk. His books cover the history of London in the 18th, 19th and 20th centuries and the impact it had on the city. Run in association with the Wandsworth Historical Society, White will provide listeners with an insightful reflection of the four years of conflict. And if you’re a little peckish afterwards, you can have a cup of tea and biscuits while chatting to other members of the Society. There will also be the opportunity to join, if attendees so wish.
Country Life Fair will bring the best of rural British pursuits to the capital this month in the form of 200 exhibitors (including luxury heritage brands, designers, property and land agents, artists and artisans, canine displays and a mini farm for children) and a variety of well-known speakers sharing their knowledge of cookery, gardening and bee keeping. The fair’s president, explorer Ben Fogle, will be joined by the likes of Tom Parker Bowles and Dick Strawbridge for this rural fête in the heart of London.

O
n my return home from a recent photo shoot, I sat next to a young boy on the train, watching him paint a picnic scene on a mobile app, and wondered to myself how much of the traditional aspects of art children might be missing out on; be it painting, creative stories, dance, drama or music. I thought back and remembered my annual summer holidays spent in Cheltenham with my grandmother, in her beautiful garden where I was surrounded by colourful rockeries. I painted using vibrant watercolours, experimented with dusty charcoal and drew with an array of drawing pencils. There were no iPads or apps to do it for me, so I, like many others, did things the traditional way. I’d end the holidays and head back home with a portfolio of dog-eared drawings, paintings and poems that I was immensely proud of, plus a box full of photographs that my grandma had taken during our time together. Recent advances in technology have seen art become a digital medium, and while these new additions are exciting, how do we know that the automatic and instant world of apps isn’t diluting a child’s basic education and interest? If we go back and scratch beneath the surface of traditional art and how it can be expressed, there’s a range of factual information relating to why art is so significant in the key stages of development.
Physical development
Why encourage education in the arts? There are many important ways art can help a child’s education. In the early years it’s key to their development, but later on it can help to stimulate in educational stages where standard teaching methods may have been less inspiring,
Creating art increases a child’s ability to interact with the world around them and therefore less effective. In childhood, kids are encouraged to get involved in activities such as painting or drawing, which require them to make decisions, use their artistic licence and conduct self-evaluations. As a child grows, the activities they participate in become more complex, so further skills are required. Creating art increases a child’s ability to interact with the world around them; essential for communication, and a skill that’s needed to take them from childhood to adult life. But art goes far beyond that – it can become a mode of uninhibited self-expression and wonderment.
This factor is often overlooked, but art plays a vital role in enhancing not only a child’s large muscle development, but their small muscles too, as well as hand and eye coordination. An activity as simple as holding a paintbrush in a measured manner so that a child can paint a specific line or shape requires them to practise their motor skills. The concentration applied to their work also puts in place essential skills needed later in life in academic environments. Learning an instrument, for example, will stand a child in good stead for understanding the importance of perseverance.
Social and emotional skills Learning to share is a life lesson all parents try to encourage and instil in their children. By interacting with others in art classes or a dance production, a child will begin to understand and adapt to the concept of taking responsibility and having control over their work, as well as appreciating the efforts of others. They will learn the importance of working together with people, as well as being able to work alone. Art allows children to communicate and express themselves visually, allowing them to relate in ways other than verbal language; it encourages children to look beyond an image and understand the emotion and meaning behind a painting, piece of music or dance.

Have you seen any shifts in children’s behaviour over the years?
Art not only helps to develop the right side of the brain; it also nurtures important skills that aid a child’s progression in areas such as problem-solving, balancing and exploring ideas, testing possibilities and observation. These skills can also be applied to other subjects such as science and maths. Using art to teach other subjects significantly improves a pupil’s chance of retaining key concepts and vocabulary. It’s important to encourage children to experiment with art and learn ways that it can be incorporated into their life and education.
I’ve been involved in art education in many different capacities for 25 years, both locally and abroad. During this time I’ve seen a huge change in children’s concentration levels due to mobile phones, tablets and television. When children first come to us, some find it hard to focus on a specific task, but gradually we see them change due to limiting the amount of time they spend on electronic devices.
Creativity and confidence Any form of art encourages creativity, thinking outside the box and trying new ideas. Theatre performances, recitals, art exhibitions and music performances all require children to step out of their comfort zone, but equally it means they’re willing to learn from their mistakes. More importantly, it gives children the confidence and desire to want to learn.
What are the benefits of switching technology off? Children enjoy being totally absorbed in what they’re doing and consequently lose track of time. Learning to concentrate takes time and practice, but the rewards are enormous.
How can art help to educate kids?
The summers spent with my grandmother certainly encouraged me to use my imagination, develop my creative ideas and sowed the seeds for my career – being a child portraiture photographer. I ask children to use their imagination on shoots and to think about creative and fun ideas for photographs. While not every parent wants a photo of their child with four crazy hats on their head, it has meant the world to that child at that moment in time, which in my opinion makes for a wonderfully natural photograph that has captured the essence of childhood. Art in all its forms should be encouraged from childhood through to adult life. n

An education Francesca Lee chats to Anne O’Doherty, principal of The Dominie, a local independent

et on a slightly tucked away street on Warriner Gardens away from the hustle and bustle of Battersea Park Road, I was about to meet the principal of The Dominie, Anne O’Doherty. When I was younger, I was never summoned into the head teacher’s office (to be honest, I was quite a goody two-shoes); instead I left that to my rather cheeky and troublesome older brother. Now, many years later, as I stood outside the school door of an imposing Victorian building, I found myself slightly nervous about meeting The Head. However, I needn’t have worried, as when Anne arrived I was greeted with a very warm welcome; a friendly smile and I immediately felt at ease. As Anne showed me round the two floors that make up The Dominie, she filled me in on lots of interesting facts and information. ‘The building is a converted shoe factory,’ she informs me. ‘Roald Dahl opened the school in 1987 with just four students,’ she adds. Now, with 32 pupils from the ages of six to 12, it has certainly expanded somewhat in the last 27 years. As I tour the classrooms, I ask Anne how pupils come to study at The Dominie. ‘Usually they’re referred from London day schools or by education professionals,’ she tells me. ‘Each child is assessed by an educational psychologist and once we have their diagnosis, we invite them to become part of a class for three days so we can informally monitor them. From this, we work out which class they would be most suited to, according to their age and ability.’ The four form teachers at The Dominie follow the National Curriculum for literacy and numeracy, history, geography and science, but it is adapted

for its students. ‘Every teacher accommodates each pupil’s learning style. For example, if a student is a visual learner, we will tailor their education to suit this; it’s vital that we know what works for each individual so we can get the best out of our pupils,’ Anne explains. ‘Throughout the day, some of the students work with our own speech and language therapists and physiotherapists.’ As well as the hard work that goes into the academic lessons, the pupils also get involved with the creative arts. ‘The Christmas play is always a hit with children and parents alike,’ Anne says as

And with Battersea Park as their playground, the students have plenty of space to expend their energy. ‘We use the tennis courts there as well as local leisure facilities. There’s a lot on offer in the local area and we also visit London’s art galleries and museums.’ With the school’s achievements having recently been endorsed in the latest inspection by the Council for the Registration of School Teaching Dyslexic Pupils (CReSTed), it’s no surprise that some of its pupils travel from far and wide to attend. ‘One student lived in Shropshire but she stayed with her grandma in her London flat during the week,’ says Anne. ‘And our ex-pupils regularly keep in touch – one of them recently graduated from Durham University with a degree in Sociology.’ As our meeting draws to a close, I ask Anne what she likes most about her job. ‘I absolutely love the children,’ she says enthusiastically. ‘They’re great characters and raconteurs, and I love seeing them progressing at The Dominie; it makes me really proud to see them go back into mainstream schools.’ My conclusion? y alarm goes off at 6am, and I spend the first 15 minutes lying in bed checking my calendar, looking at who I’ll be meeting later in the day and deciding whether or not I need to take an extra outfit for an evening function. Most mornings I go for a swim, then I get to school for 7.20am in time for my first appointment with parents at 7.40am, where we discuss any issues. By 8.05am, I’m either at the school door greeting children, or dealing with staff and administration, before heading off to assembly or church. Checking that everyone is happy and settled every morning is hugely important to me as it ensures the smooth running of the rest of the day. I teach maths three times a week, and on these days when I’m in the classroom I relish it as teaching is one of my favourite parts of the job. I find it a joy to teach maths, despite the fact that not all of my pupils love it as much as I do. Still, they’re a wonderfully positive group and like to tease me about my passion for the subject. After class, I complete any marking and I regularly chat to the head of the department to keep her briefed. On the mornings when I’m not teaching, I meet prospective parents, I visit heads and registrars and see any of my pupils’ parents who wish to talk to me. At 11.05am I always head to the staff room for morning break to catch up with the rest of the teachers. I’m on lunch duty two days a week as I find it useful to see what’s going on and to note any problems with the systems that we have in place. It also means that I’m aware of which meals are popular and which ones need changing. Once a week we have a staff meeting at lunchtime, and this gives me a chance to hear their views and any issues about the girls first-hand. The afternoons are usually spent doing admin work, such as writing reports and making contact with senior schools, updating policies, training,
health and safety issues or building maintenance, as well as staff appraisals and observations, new teacher updates and meetings with different bodies on innumerable issues. This is never as much fun as teaching, but it is a part of the job. At certain times of the year I have to focus on recruitment, which is crucial to maintaining the high standards of teaching and support. The girls often pop in on their way to lessons as I like to leave my door open for them and I always enjoy hearing their news. By 6pm, the students have all gone home with their prep done and their after-school clubs duly completed. I then settle down to answer emails and have some quiet thinking and writing time before leaving at around 8pm. I have a school event to attend three nights a week, as well as invitations to occasions hosted by other senior schools. It’s so important to build good links with the girls’ future schools and it’s lovely to get to know so many other heads. I get home by 10.30pm on those nights and go straight to bed so I’m ready for the beginning of another busy day. n

Battersea Literature Festival is back this
September with a whole host of events and famous authors. Read on to find out more

How long does it take to organise the festival? All year, but the hard work starts from March. It can take quite a lot of time to find local authors, contact publishers, arrange dates, venues, schedules and so on. This year we have a very talented Artistic Director in the author Isabel Losada who made the task easier.
Why did you start the festival?
T
he SW11 Literary Festival has always been popular with the bookworms of London, but in 2014 it has been given a new lease of life and re-launched as the Battersea Literature Festival in partnership with Waterstones. More than 20 exciting events will be taking place in SW11 over the two-week duration of the fête in early September as part of this locally-run occasion. One of the most innovative spectacles in the festival will be the Author in Residence project, where local resident and best-selling writer Isabel Losada will take her seat in the front display window of Waterstones in St John’s Road from 12pm to 5pm daily (excluding Sundays) to write, read, meditate, tweet and promote the event as well as offer free, 15-minute book surgeries to help budding authors with their quibbles and queries. Although the festival will draw in some big names such as Laura Bates, David Mitchell, Mark Thomas and Richard Curtis, entry to many of the individual events is only £5, while others, cost only a nominal fee, making this festival truly accessible for everyone. n

We wanted an additional cultural offering to promote Battersea. We felt it would gain the support and interest of the local residents, which it certainly has. The festival has a fantastic reputation, and as well as approaching writers, we have publishers and publicists who contact us.
What do you most enjoy about your job? The fact that it’s diverse and no two days are the same. I really enjoy organising events and being involved in the community. My background in economics is very useful as I deal with businesses, projects, initiatives and budgets on a daily basis.
What else are you working on? The St John’s Hill Festival and the Bellevue Road Summer Fair, both of which are taking place in September. I’m also starting to plan Christmas events including the festive markets and switching on the Christmas lights.
What do you like about the area? It’s lively and vibrant and we have so many restaurants and cafés. I love the strong cultural offerings such as Battersea Arts Centre as well as Theatre503.
You’ve lived in Battersea since 1997. How has it changed? The area has become a lot more gentrified in parts; for example, I have definitely seen an increase in café culture on Northcote Road.

kids in the community Tom Hagues looks at some of the ways local children have been helping the wider community This month, on 7 September, 12 young people will hot-foot it around the streets of London in a ‘Rat Race’ challenge. The competitors will be using a wheelchair on their run, which will highlight the difficulties faced by wheelchair users every day. Having to navigate stairs, awkward pavements, road crossings and crowded streets are just some of the obstacles the racers will face as they attempt to raise as much money as they can.
Walking fundraisers Newton Prep school went on a sponsored walk in order to raise money for the charity Kids Company. Altogether, the school raised £24,933.94 at the end of last term, thanks to its summery stroll through Battersea Park. Kids Company is a charity that supplies practical, emotional and educational support to inner city children in London and Bristol. The charity was founded in 1996 by Camila Batmanghelidjh, who visited Newton Prep to collect the cheque. The school often organises charity events with its pupils throughout the year.

Five kilometres of family fun running
Tiny school, big donation Wandsworth Prep school may be a small institution, but at the end of last term it presented a staggering £11,525.47 donation to Great Ormond Street Hospital. The school had been raising money throughout the academic year, with events such as dress-up days, cake sales, a raffle for X-Factor tickets and, most recently, a summer fête. Children from the school took part in raising the money by assisting in the events going on, as well as attending the summer fête and buying raffle tickets. So much effort was put into the fundraising, it’s no surprise that they managed to bag so much money. The collection will go towards helping sick children to get the best care possible while they’re in hospital.

This summer, the Royal Bank of Canada sponsored Race for the Kids which took place in Battersea Park, with children running alongside their parents, siblings and friends in order to raise money for Great Ormond Street Hospital. The fun run was five kilometres long, and 6,000 people took part. More than 2,000 of the runners were children, and the event has so far raised more than £750,000. After the race had finished, families were invited to cool down by watching some after-run entertainment. n

Neighbours’ noisy children This morning, I was woken up by our neighbours’ kids who were playing in the garden at 7.25am. I know when kids wake up early it’s great to let them have some fresh air, but they have to realise that noise travels, especially as we live in a Victorian terrace that has thin walls. I wish they would show a little consideration for the rest of the street and keep their children inside for longer, at least at the weekend. Am I being unreasonable? or neighbours having dinner parties. However, I think people should be considerate about the times they make noise. In my view, anything before 8am and after 10pm on weekdays, and before 9am and after 11pm at weekends would be verging on anti-social.

I suspect you and I live on the same road, as I’ve been experiencing the same problem. It’s quite often the first sound I hear each day, and it’s beginning to get more than a little wearing. Living in London in the summer means we all have to tolerate each other’s goingson much more than in colder weather when we’ve all got our windows closed, but there’s definitely a lack of consideration going on here. It’s a tricky thing to balance I suppose.
Sun Jul 27, 2014 6:35pm The other thing that I think really contributes to noise levels emanating from many Victorian terraces is open-plan living and bi-folding doors. Noise from anywhere on the ground floor will travel through to the back of the house. While we all need to be considerate, I think it’s very sad that people resent children being noisy in their gardens. Where else can they run around and be carefree and loud? Isn’t that what childhood is about?

After getting all the RSVPs, I paid the sum of £25 per child, non-refundable, to the entertainer. However, I’ve recently had a couple of cancellations, so I’ve wasted £50. I won’t say anything, but I want to know what others think about this? I think it’s really rude.

Even if it’s just a dinner party where people have had too much to drink, it can be very loud when you have the windows open. I generally feel that before 8am and after 10pm are unsociable hours to be making a lot of noise. I think an occasional party, barbecue or the noise of children playing in the garden during the summer is to be expected, but when it is at an unsocial hour you definitely have a right to complain. You’re not being unreasonable.
Wed Jul 16, 2014 8:03pm I agree that this is very annoying, but sadly it’s a common occurrence. For my daughter’s party a few weeks ago, we had one last-minute drop-out. I know it’s annoying, but I don’t let cancellations get to me any more. This year I booked two entertainers and worked out what I was happy to spend, regardless of the number of kids. My budget included the hire of a hall, entertainment, food and party bags.

It’s rude and annoying – but with young families, plans seem to change at the last minute all the time. I used to throw birthday parties that were organised around the number of children invited, but now I don’t because of this very reason. These days a party is usually based around a children’s entertainer, who charges the same for 25 kids as they do for five. Don’t let it get to you, it’s just the way it is sometimes. n

in the know Tom Hagues uncovers the latest news from the Southbank’s biggest development
T
he imposing, iconic sight of Battersea Power Station has been on the peripheries of Londoners’ imaginations for decades. Originally built during the 1930s and ’40s, the station provided London with electricity until 1983 when it was decommissioned and left to fall into disrepair. Fortunately, the building is being restored to its original, striking splendour, with residential, retail and office additions. The project, costing an impressive £8billion, was given the green light by Wandsworth Council, the Mayor of London and the Secretary of State in 2010, before being granted full permission in August 2011. Often underestimated in size, the overall site is an impressive 42 acres. This redevelopment is part of a vast regeneration project taking place on the Southbank opposite Chelsea Embankment; the whole area of Nine Elms is seeing new
infrastructure being put in place – most notably with the extension of the Northern line, which will stop at Battersea from as early as 2020. The addition of this extra Tube stop will connect Battersea to the rest of London and it will reduce the travelling time to the capital’s centre by providing a more direct link. The most recent element of the Power Station’s rebuild is the installation of a show flat, The Power House, which represents what the new homes will look like. Perched on the eastern side of the building, the apartment overlooks Chelsea and takes in an impressive view of the Houses of Parliament and the London Eye. The design of the properties will adopt two different styles, inspired by the two eras in which the Power Station was built. Half of the apartments will be designed with the stylistic flair of the 1930s. Entitled Heritage ’33, this style will combine warmth, extravagance and beauty - 30 -
with modern technology. Featuring huge expanses of gleaming marble and lashings of period glamour, Heritage ’33 flats will represent what London was like in the more affluent decades preceding World War Two. Heritage ’47, however, is a different look altogether. These properties will be styled on London’s austere, war-torn era and will include copper bathtubs and smooth, polished concrete floors. The Power House flat is designed with a combination of both styles, to give a taste of what the apartments will look like. It has a large terrace on the roof of the Power Station, which is to become a series of gardens, and the front of the property features an expansive balcony with an impressive river view. Anyone buying a pad with a northern or eastern outlook will have exceptional vistas of the city, while the flats on the southern and western sides will take in the greenery of south-west London.

Battersea Power Station Development Company, the organisation entrusted with the redevelopment of the site, is committed to retaining as much of the original building as possible. This will ensure that the new developments will remain in keeping with the Grade II-listed building and retain elements of its history. The vast but delicate-looking windows will be used to inspire interior features within the flats. The show home has a large room divider, styled on the Power Station’s windows, that separates the entrance hall from the rest of the apartment. The divider is made from blue-green tinted, ribbed glass and is filled with light from electric bulbs, which makes for an impressive feature that would suit both of the heritage styles. Behind the storeys-high windows, studio flats that resemble New York lofts will be housed. Due to the way in which the windows are positioned and the fact that they’re listed and therefore can’t be moved, the studios have been designed around them. This means that they will be larger than other flats in London of the same calibre. The big windows will ensure light floods into the studios, keeping them bright and airy and providing ample vantage points across London. With such an enormous task on
its hands, the Battersea Power Station Development Company has ambitious plans for one of London’s most notable landmarks. As well as creating a large number of flats and apartments, the developers are also working on hundreds of retail outlets, a concert space, a park and private and communal gardens. The iconic chimneys, which have towered over the south-west curve in the Thames for many decades, are currently being dismantled. They will be rebuilt and kept as historic landmarks on the southern side of the River Thames, while two large cranes on the river will also be restored. It is this, along with all the meticulous attention to detail that ensures the Power Station will remain as true to its original form as possible. It will make a stunning, bustling hub on London’s Southbank that will attract thousands of people to the area. With so much to offer, there will be yet another jewel in the cultural capital. n

ver the past three months, prime London has seen rental growth of 1.4%. This has been driven by the family house market and an increase in corporate relocation budgets. In south-west London, a highly competitive sales market has increased rental demands from singles and sharers, creating good rental growth for flats and smaller properties, up by 2.2%. What’s going on with the local property market? Bullman Booth sums up the recent developments in local homes sales
O
ver the course of 2014, the south-west property market has seen homes being snapped up for some astonishing prices, with a number of buyers lining up outside houses or flats with the intention of paying more than the asking price. However, the market has been turbulent recently, with prices reaching a peak before being hit by new mortgage restraints that has slowed things down. Many people say that this easing off is a good thing, especially since fears of a bubble-burst are often reported in the media. Last month, 80 per cent of sales were registered as below the asking price. The question is, if the market is so buoyant, why did so many properties remain unsold during this period? It is due, in part, to the punitive measures that everyone knew were about to be implemented at the end of April, along with misinformation about the rate at which properties were actually selling. We try to avoid quoting average prices, but in SW11 the approximate estimate has settled at £816 per sq ft over the past six months. To put that into perspective, a regular five-bedroom house on Melody Road, SW18, would expect to be valued at £1.5million. Of course, no two houses are the same and this is just an average asking price. The more telling statistic is that 48 family houses in Wandsworth remained unsold for between 100 and 200 days during 2014, with some never selling and having to be withdrawn from the market. Some properties, however, began to reach the dizzying heights of £1,000 per sq ft, implying that a large number of property prices did not match buyers’ expectations.

Much of the impetus has been created by overseas buyers. The fear is that current calming measures are reactionary and could create more problems in the future, possibly leading to a stagnant situation. The main factors affecting the market are over-pricing, poor presentation and below-average descriptions of properties. If you have a home to sell but the market changes, then your expectations need to be managed and a decision must be made to ascertain whether that price still motivates you to move or not. If the price isn’t right, then maybe you should consider renting. We could see what was happening at the top end of the market in June, and we predicted that many of the unsold properties would become available as rentals. However, as with sales, tenants are more sensitive towards prices and a well-priced property that’s immaculately presented will remain in good demand. The key to moving is to have expert advice and a valuation that can be justified with real-time information, so that when your property is surveyed, you know what to expect. It’s advisable to never underestimate the power of

detail. Buyers have access to a large number of resources on Zoopla.co.uk, where they can check out a listing and add specific detail to the property to see the effect on estimated value; they can easily compare square footage and prices achieved on a particular road. Getting your property onto the market is now a science, especially since the way people search has completely changed.
