New-look bar Bar 366 on St John’s Hill in Battersea has been rebranded, along with its sister bar in Earlsfield. The logo has changed, there’s a brand-new swanky drinks menu and the name is familiar but somewhat a little longer: Three Six Six. The cocktail menu pushes all boundaries and has been organised into five sections – one for each of the five core tastes: salty, sweet, sour, bitter and umami. All the flavours are handmade as the owners love to experiment with different flavours to make fun and creative cocktails. The new bar is based around the theme of change and the quote “If everything stays the same, there would be no butterflies”.

For all the senses Eye Music Trust is hosting the Colourscape Music Festival on Clapham Common this month. The festival links music, colour, light, space and movement and it aims to bring music and contemporary arts to the largest possible audience of all ages. Colourscapes are the perfect environment for such an event. Colourscapes are walk-in structures of light and colour, originally created in the ’70s by artist Peter Jones. More than 35 have been made and they all offer varied experiences due to their different shapes and sizes.

Bites in Balham The popular Balham Food Festival returns to the area from 27 September until 4 October. The week will attract locals and visitors alike to the bustling streets of Balham where they will be able to sample the produce from the delicious food and drink stalls, attend cookery demonstrations, indulge in international cuisine and get into the festival spirit with live music and children’s entertainment.

Drinking and dinking event Linear Tiles is hosting a cheese and wine evening at its Balham showroom on 24 September. Delicious local produce will be available to sample, plus talks by local people with high-end successful businesses. Those talking at the event will include Debbie from Ellie’s Dairy, Julia from The Wine Tasting Shop and Nicole from Elephant Bakehouse. Debbie, owner of a goats farm in Kent, can be found every week at Balham Farmers’ Market where great milk, cheese and meat are on sale. The Wine Tasting Shop specialises in top-quality small wine producers and has more than 400 bottles in its store. It is not only a shop but also a bar that offers more than 20 wines by the glass including organic, biodynamic and own-grower Champagne. The Elephant Bakehouse, in Streatham, supplies lots of local residents and businesses with homemade sourdough breads made simply from flour, water and a small amount of salt. Award-winning company Balham-based First Aid for Life has just won the Best Business for Customer Service Award and has been awarded the Overall Winner as Best Business in London by the Federation of Small Businesses. Investing in your leisure Wandsworth Council has allocated £3.5million to improve and refurbish five of its leisure and recreation centres, including Balham and Latchmere Leisure Centres. This funding comes just after Tooting Bec Lido had £710,000 invested in it and is part of a new seven-year management contract. The council is projected to receive £22million over seven years, meaning leisure facilities will see investment worth around £4.2million in the years ahead. The income the council receives will also help fund local services and continue to keep its council tax famously low.

The new Peabody development at Elmwood Court in Battersea has led to the creation of 22 modern and attractive affordable homes to rent and buy through shared ownership for those on a lower income. Peabody and Wandsworth Council have struck a deal to allow 12 of these properties to go to families on the town hall’s waiting lists at rents well below market levels. Ten local families have now received discount. Commercial space has also been built to promote the creation of new businesses in the area which the council hopes will lead to higher employment prospects for local people. This is just one of four Peabody developments increasing the supply of affordable housing in the borough.

The awards have been set up to recognise projects that bring communities together by producing healthy, fresh and local food. The main aim of the award is to encourage local people to share their skills and knowledge as well as support those growing food in the future. The Embassy Gardens development in Nine Elms is set to build a 25-metre bridge in the form of a swimming pool that will span the gap between two 10-storey towers. Nicknamed “Sky Pool”, it has been described as a world first and will feature a transparent bottom where residents, the only ones allowed to use it, can gaze down at people from a height of 35m. Residents will also have a spectacular view of London not just from the pool but also from communal rooftop sun terraces. The pool is expected to be finished in 2019.

If you’re a fan of the performing arts, you won’t want to miss the first ever Clapham Fringe. The Bread & Roses Theatre will host 15 very different productions covering all genres, meaning there’s something for everyone. The shows are entertaining, and the festival itself is a celebration of the mad, wonderful world that is performing arts. Expect to laugh, cry, gasp and applaud throughout the many events taking place at this south-west institution.
The Luna Cinema is coming to Battersea Park this month and will provide local residents with an open-air cinema experience you don’t want to miss. Tickets sell out fast, especially since the classic film Ghostbusters is kicking off the cinematic event on 8 September with Birdman and Guardians of the Galaxy being screened on 9 and 10 September respectively. You can also book a pre-film meal, but don’t forget to prepare for all instances of weather so you can settle into an evening under the stars.
St John’s Hill festival is back for its ninth year in a row. This year, the funds raised will go towards lighting up the hill for the festive season. It’s a Sunday event that everyone will want to be at, not least for the buzzing atmosphere. Local cafés, bars and restaurants will supply you with mouth watering treats and cocktails, while stalls selling food, clothing, jewellery and homeware will line the street in proper street-party fashion and, of course, there will be plenty of bunting. Children can exhaust themselves on the bouncy castle, while the adults try the raffle.

Law Rocks! Unplugged is back for one night only at The Bedford in Balham. It’s a night like nothing you will have seen before: lawyers and barristers battling it out on stage but with a twist. Rather than going headto-head through the art of debate, they will instead come to blows through the musical genre of rock ‘n’ roll – and before you ask, their law firms are aware of what their employees are up to. Not only will you have a good laugh and probably a sing-along, but all proceeds from the night will go to the winning band’s chosen charity.
What Do I Need to Do to Make it OK? is an exhibition of five artists’ work using different forms of media to explore the themes of damage and despair, disease and medicine and the healing and restoration of landscapes, bodies, minds and objects. Save the date The Residents’ Journal looks forward to the Bellevue Village Summer Fair
T
he Bellevue Village Summer Fair is back! On Sunday 20 September you can join your favourite local traders and visit stall holders for an afternoon of fun. Make sure you’re hungry as the street will be lined with delicious street food stalls, from a mouth-watering hog roast to cheeses and charcuterie and a large array of sweet treats, all to be washed down with some tasty beverages. As well as satisfying any hunger pangs, there will be a selection of luxury handmade homeware, fashion and jewellery stalls to browse. The event is brought to you by the Bellevue Traders’ Association, chairman Anthony Laban of Anthony Laban Home, the Battersea-based boutique salon, and Gertude & Ivy. Knight Frank is the principal sponsor of the fair and Sam Sproston, partner of Knight Frank Wandsworth, told us why: “Knight Frank has been heavily involved in the Bellevue Road Association and a supporter of the local community since we opened our doors back in 2006. As last year’s event was such a success, we felt it appropriate to contribute more and help make the event an even greater day out for residents near and far.” This year, many shops, traders and restaurants are taking part in the revelries, including AlenBuckley LLP. Alen-Buckley LLP, one of the leading sponsors of the fair, is the local solicitors’

With roots stretching back to medieval times and a brand-new development shooting up in the next few years, New Covent Garden Market is blooming with life. Elizabeth Finney reports
U
nless you’re a florist, gardener or landscaper, you might not be aware of the horticultural haven that’s tucked away in the heart of Nine Elms. Stretching out more than 57 acres, New Covent Garden Market is an oasis of colour, fragrance and character. As many of the companies there have been in residence at the Covent Garden Market for more than 50 years, there is a real community feel within the market’s walls. The market began life in central London as Westminster Abbey’s “Convent Garden” where Londoners would purchase surplus products, but in 1670 Charles II granted a charter for a formal market. By 1830 it had sprawled out to cover around 30 acres of central London, with produce from all around the world flooding in via London’s docks, and by the late 19th century it was the most important fresh produce market in the UK. Covent Garden Market flourished over the years, and after decades of concern about street congestion, especially due to the post-war boom of much larger trade vehicles, the market was moved to the new site in Nine Elms. Trade began in November 1974, and the Queen and Duke of Edinburgh formallly opened the new market during a special ceremony in June 1975. Since then the market has gone from strength
to strength, supplying flowers to 75 per cent of London’s florists and was voted the number one wholesale market in the UK last year by its trade customers. Aside from the Queen, famous faces who have appeared among the petals at the market over the years include the likes of Sam Fox, Fanny Cradock, Gordon Ramsay and Margaret Thatcher. Going forward, the market is in for a huge shakeup as the whole area embarks on an exciting redevelopment project. This enormous project is already under way, with work aiming to be completed by September 2022. The new Flower Market will see self-contained

A new term ahead The Residents’ Journal rounds up all the latest from the education sector

Crossing over In 1988 there was a disastrous train crash outside Battersea’s Emanuel School. Many of the staff and students rushed onto the tracks to help the injured to safety. A new bridge was built in February this year, linking Spencer Park, and the school named it the Memorial Bridge. The reason Emanuel School wanted the bridge is because the former entrance to the school, just off Battersea Rise, was too dangerous for pedestrians as there was no pavement as well as limited visibility of a cars turning from the busy road. The Memorial Bridge, however, now includes a two-lane road and pavements and will be open in October.

Janet is a National Leader of Education and was head teacher at St George’s Primary School in Battersea. She begins her first academic year this month with 20 years of head teacher experience.

Building appreciation Burntwood School’s new building, completed in 2013, is in the running for the RIBA Stirling Prize 2015, which is, in essence, the Oscars for architecture. The project was designed by architects from Allford Hall Monaghan Morris (AHMM) and includes six new pavilions, including four classrooms, one for sports and arts, and another which holds the cafeteria. Five years ago, Burntwood was threatened by cuts but now it has been shortlisted for this prize, which is a great boost for the Wandsworth school. The winner of the award will be announced in October so keep your eyes peeled.

Saint Cecilia’s Church of England School Wandsworth sits on the spot that was formerly The Wandsworth School, which was demolished in the late 1990s. The former school had been on the site from 1895 to 1985, and many of its students fought in the two world wars. When the school was demolished, the war-memorial plaques were either lost or destroyed. It was only fitting, then, that on 8 July this year members of the Old Wandsworthians Memorial Trust paid a moving tribute in what is now Saint Cecilia’s chapel to past pupils who lost their lives in the First and Second World Wars. At the end of the service a new plaque was unveiled to honour those who died from the Wandsworth School.

education If you haven’t already heard her name, meet Carol Evelegh, the lady behind an ever-expanding group of nurseries, The Kindergartens Carol Evelegh
You’re the owner of 12 nurseries; did you always know that you wanted to work in childcare? I originally wanted to become a speech therapist. However, when I was a child, I played schools; that says a lot! In my twenties, I moved from Scotland to join Thomas’s London Day Schools as a reception teacher before going on to become deputy head of Thomas’s Kensington, then director of Thomas’s Kindergartens, before becoming the inaugural head of Thomas’s Clapham. I was with the Thomas family for 35 years – it was, and still is, very exciting to see it grow.
Why did you leave this role and start out on your own? I left in 2012 to concentrate on The Kindergartens, which was founded by my late husband Philip in 1991. We took over our first nursery, Crescent 1, in Balham from the previous owners; they closed at Christmas and we opened in the New Year; it was a very busy time for us. From there, our business grew pretty quickly. We either bought existing businesses and made the nurseries our own or founded new ones. I originally liked the idea of having a group of five nurseries, then I thought seven and then my husband said ten. I now have 12 with a new one opening in Fulham and I don’t think I can stop at 13 as it’s an unlucky number!
Some of the names are very creative such as Pooh Corner or Bumble Bee – how did you come up with them? More often than not, it is because we bought the nursery and decided to keep their names.
Do you approach people to buy their nursery or is it the other way round? It’s usually the owner of the nursery who comes to us and then we either buy or rent the existing buildings from them. I’ve been lucky in that I’ve never quite started two nurseries at the same time.
What’s a typical day like? I tend to say that my office is my car! I drop into the nurseries at different times and don’t usually have a set diary. However, since taking over the Mallinson Road building 18 months ago next door, we’ve turned it into offices, so I frequently work from there, and I also have a home office. My day varies; I do everything from interviewing prospective staff to talking to parents to purchasing all the fruit for the nurseries. In fact, I used to live in Kent, and every Sunday I’d bring back 1,200 apples with me! However, since I’ve moved, it’s brought up by someone else. I do as much as I can and, at Christmas, I like to go to every nativity play, so I schedule my diary around them.
How do the nurseries operate? Very much like a school. I like to try innovative education methods to enhance the children’s educational experience; new techniques keep teaching and learning interesting. We’ve recently introduced Forest Schooling which we do on Wimbledon

What else do the kids do? We take them to galleries and museums such as the Tate and we have artists who come in to do talks, as well as musicians and even orchestras! There are also before and after nursery clubs – for example, construction clubs, science club, multi sports, teddy tennis, yoga and art.
You take children from the age of two for either morning or afternoon places. When should parents register? We actually encourage parents to have a look round as soon as their baby is born as places can be competitive, and mornings are the most popular. Some mums even register when they first get pregnant. However, having said that, last-minute places do come up; it’s just at the moment there never seems to be enough.
How do you prepare the parents for the next step of their child’s education? We give a talk about future schools. I have worked in the education sector for more than 35 years so I know an awful lot. There are many factors that come into question – for example, do the parents want to put their children into single-sex or co-ed school? I can also advise on the best way to get into different schools and give guidance on tested and non-tested entry. It can be a minefield.

What do you like most about your job? I absolutely adore the children – they’re the best and always make me smile. I’m amazed by their interests and what they know and the fact that they don’t have barriers or preconceived ideas about what things should be like.
Common. It’s a holistic outdoor activity and has proven great results in building children’s selfconfidence. There’s also another new activity called mud kitchens, which is exactly what is says on the tin – mud in a kitchen! We also have bilingual beats where the children learn music and Spanish together.

hen I meet Ross Turner of the Turner Twins in Wandsworth, who has recently returned from his latest expedition of climbing Mount Elbrus in Russia with his twin brother Hugo, I thought he would be exhausted, but in fact he is quite the opposite: full of energy. The latest expedition was a massive feat for anyone able to complete, but was the latest in one of many adventures of the Turner Twins. “It was also a warm-up for an even bigger quest to Australia which is coming up over this Christmas and New Year, but the conditions will be quite the opposite,” he tells me. A hidden gem The Residents’ Journal uncovers alternative drinking and dining hotspots in Battersea, Balham, Clapham and Wandsworth
clapham WC Clapham Despite its name, this is not a toilet, although it used to be for 100 years until it was turned into a drinking and dining establishment. The WC now stands for Wine and Charcuterie and is hidden underground right next to Clapham Common tube station – ideal for catching the last train home. The new chairs and tables, surrounded by fairylights, may give it away, as does the large WC sign in case you miss it. The wine list is everchanging and there’s a great selection of beers and cocktails to boot. The food is mainly made up of sharing platters with a range of cold-cut meats and cheeses to choose from. The floor and wall tiles are still intact and the lavatory doors have been turned into table booths – don’t worry though – they have been sanitised. It’s an intimate and cosy hangout; dimly lit and narrow, great for an afterwork drink or an alternative date night.

Battersea The Four Thieves Pub The Four Thieves Pub is hidden off the beaten track that is Lavender Hill in what used to be a music hall. The large building has played host to many a venue, including the more famous comedy club Jongleurs. The pub also has its own brewery and gin distillery, so make sure you try the homemade drinks. If you like a good gin and tonic it offers approximately 260 gin and tonic options and can even customise gin and tonics for their clients. It is hard to find a good beer garden or garden full stop in Battersea, but The Four Thieves has one, even though it is a gin garden. It is covered all year round which makes it a cosy space to sit back on the comfy sofas and just hang out or stare at the artworks on the surrounding walls. It’s also
a calming experience due to the scent of lavender which is home-grown on their roof for inclusion in their gin. It isn’t all about the drinking, mind you – it also has live music and great Sunday roasts.

Wandsworth Le Gothique If you want quirky and out of the ordinary, then visiting Le Gothique is a must. It is a 21-year-old family-run restaurant, bar and covered garden set inside the Grade II-listed gothic masterpiece that is the Royal Victoria Patriotic Building, which was built in 1857. The bar and restaurant follow the gothic theme and the garden is perfect for al fresco dining. It’s also has an interesting heritage as it used to be a Victorian orphanage and was the MI5 headquarters during the Second World War.

Tooting Tooting Tram and Social This is not your stereotypical pub – it has a bit more pizazz to it. The venue is set in a vast space which used to be a tram shed, with 75 feet dividing the ceiling and floor, a large main hall and mezzanine levels and customers can sit back and relax on leather sofas underneath huge chandeliers. At weekends it has a great buzz, and it’s a fun place to go with your friends for a good old natter or afterwork drinks, but be warned it doesn’t serve food.

We’re all about amazing food and coffee, so every day we have new ideas to work on. We try really hard to make sure we have a tight baking schedule so that every 20-30 minutes something delicious is coming fresh out of the oven – like something the world’s best grandma cooks. We also think about how it should be displayed – it’s worth taking the extra time to make something beautiful. There’s not enough beauty in the world, so we try to change that. We also spend a lot of time communicating internally about what’s going on and where we’re going. People join GAIL’s because they believe that we can improve the food scene in London, so we want to nurture this interest in our vision. Roy, our head chef, and the rest of the team, are crucial in order to get everyone excited and focused on quality and aesthetics. some of the greatest neighbourhoods in London – so who really wants to stay ‘behind the scenes’? As my mother once said: “Life is on the road, not the inn”.
How much tasting goes on? Be honest… Tons of it. We’ll do lots of salads for a few weeks and then change our focus to breads, then sweets, then drinks or summer cakes.
How did you come up with the idea for Gail’s? Was it simply a case of filling a gap in the market?
How do you decide which products go out? Do you have mass tasting days? We had a fun time doing a few bread tests where we closed the bakery early and had a popular vote for the new loaves we were thinking of making. We had a lot of wine and ate a lot of bread, and in the end we voted on three new products – spelt, sunflower and a fruit bread. Mostly, we do the tastings on-site. They can last all day and into the night. When we were doing the menu for our Gail’s window display restaurant, GAIL’s Kitchen in Bloomsbury, we would meet at 7pm on a Wednesday and eat ourselves silly until 1am trying new things. It’s a fun job…
Do you find that you get to be very handson with Gail’s, or is it mostly behind-thescenes work? I love to be on the floor selling bread, pulling coffees and talking to people. We have a great group of people who work with us and we have premises in

We still serve those chefs and many others who have worked hard to make London one of the world’s best food destinations. My friend and now business partner Ran Avidan and I were desperate to see world-class bread more widely available. GAIL’s came out of the idea that everyone prefers to eat chef-quality bread and food but don’t want to search outside their immediate area. We think a neighbourhood bakery is an important part of the high street and that good food needs to be more accessible. We really just wanted to contribute something worthwhile; bread and food was our way of doing it. n

Before I start running around different showrooms with measurements, clutching a new baby and a five-yearold in tow, has anyone already been through this experience or done this research who could share what they found out? Which one would you recommend, and how did they all compare price-wise? Thanks. Top replies:
I don’t have direct experience but have heard that most builders prefer Howdens. The company also keeps stock in London, so if by chance the wrong piece is sent it can be replaced within 24 hours. Magnet stock is held outside London so it takes a few days minimum, and I guess Ikea would be same-day, although you’d be the one doing the legwork going to the store. With regards to the kitchens, I think they’re all pretty similar. Magnet has more choices of worktop (for example, Corian, granite and wood), but that doesn’t really matter as worktops and appliances can all be bought independently of the kitchen.

Magnet probably has the widest range and therefore the widest range of prices – I have seen quotes from Magnet that would certainly not be called ‘budget’. You should only be able to buy from Howdens through a builder as far as I know, or at least that’s the cheapest way of purchasing one. Designed and fitted correctly, there is no reason why you would not get a very nice kitchen from any of the above. Just make sure the
measurements you give them are as accurate as possible (though they will double check them) – take pictures of the room with you as well, as this can help massively and help jog memories, ideas and possible issues for both you and the designer. We went for Benchmarx in the end and it was a great experience. For Howdens, there was approximately a four to six-week lead time and I didn’t actually like the range. Benchmarx delivers in one to two days and gave a 30 per cent discount to my builder who passed on a 15 per cent discount to us (I have no idea whether this is normal practice to tell someone this). They can also add on or exchange items incredibly quickly – a service that we will potentially need.

JLL launches new Nine Elms residential office JLL has opened its eighth residential office in the capital in Nine Elms. The new sales and lettings offering will operate out of Berkeley Group’s striking Riverlight scheme and is being headed up by Helen Penfold, who brings a decade of estate agency experience to the table. Daniel Turner, an agent with 10 years of experience in the Battersea market, will be joining to run the lettings department. Lucy Morton, director and head of agency at JLL, said: “As a business, JLL has been advising on the land and sales of Battersea Power Station and the Nine Elms regeneration site for some 20 years, so it made perfect sense for us to open a new agency office in Nine Elms, which forms part of our plan to grow the residential estate agency business. A larger office will be opening in May next year, but we have opened a temporary office in the meantime due to the high demand for sales and lettings here.” The 800-unit Riverlight project has just started its third phase, and has been popular with students and young professionals. Nearby schemes include Embassy Gardens, the residential development taking over the site next to the new US Embassy, which is creating 550 new homes, and Battersea Power Station, which promises 1,330.

The Mary Berry Effect: What makes a property popular? In its first foray into consumer-focused research, OnTheMarket.com has discovered that kitchens are an important room for prospective property buyers and tenants. A modern or open-plan kitchen, off-

street parking and a back garden are the features most likely to make a home “more desirable” to potential buyers, says the portal, which – in quite a nice touch – gives voice to a selection of member agents in the research promotion. Five hundred sales and letting agents were quizzed to find out “the one feature most likely to prove attractive to potential buyers”. Twenty eight per cent said a modern kitchen was the important feature; 23 per cent chose a driveway or off-street parking; 17 per cent an openplan kitchen/diner, and 14 per cent a back garden. Other features that got mentions included an ensuite in the master bedroom, neutral painted walls, fast internet connection, a conservatory, a front garden and real wood floors. A modern kitchen could, according to some agents, add up to £50,000 to the value of a property, but most said it could add between £4,000 and £5,000, depending on the property’s overall value and size. Developer ordered to rebuild demolished Victorian pub “brick-by-brick” A developer has been ordered to rebuild a Victorian pub in Battersea “brick-by-brick” after it was knocked down to make way for an apartment scheme. The 100-year-old building on St John’s Hill (right in the middle of a conservation area) was demolished without consent in May, according to Wandsworth Council, and planners have recently rejected the developer’s bid for retrospective planning. The council ruled that the application should be turned down because “the loss of this important local landmark and prominent historic building in the conservation area would be against the public interest”. The decision means the developer will now have to start rebuilding the pub (which has gone through a fair few guises over the years, including The Alchemist, The Common Rooms, Mess and The Fishmonger’s Arms) to put it back exactly how it was. Let’s just hope they kept all the bricks. Planning chairman Cllr Sarah McDermott said: “The developer was trying to get permission for this unlawful demolition by the back door. This attempt has been roundly rejected. “The loss of such an interesting and important local landmark was judged to be against the public interest. “In our view, the demolition was a very serious breach of planning rules, which can only be put right by the complete rebuilding and reconstruction of this important community asset, using the same materials and adhering to the same architectural design. “This building was an integral part of the St John’s Hill Grove conservation area and its loss has been keenly felt by local people. That’s why we are determined to ensure it’s restored for future generations.” n

s the summer holidays draw to a close, for those interested in moving house thoughts turn again to the property market. It’s been a surprisingly brisk summer, however, with transaction levels remaining particularly strong throughout July and August, mainly due to the general election, which pushed the traditionally busy spring market back by a couple of months. Although viewing levels have taken their usual tumble, savvy buyers have taken advantage of the reduced competition and shown real commitment, making strong offers to ensure a sale. September has historically seen an uplift in properties coming onto the market, but this year I simply don’t think this will be the case, so those buyers waiting for the deluge of new stock are likely to be disappointed. The overall price of moving is mainly to blame, so with transaction costs often well into six figures, many home owners are deciding to stay put or perhaps extend, rather than contribute to George Osborne’s coffers. Property portal giant Rightmove reported last week that property stock was down eight per cent on the same period last year as ‘stay-away sellers’ blamed a lack of anything to buy, at the right price and the cost of moving. Of course, there’s nothing us mere mortals can do about the last issue, but the first two could be resolved by the sellers themselves. The same report

also said that the continuing imbalance between supply and demand in the property market has led to the strongest August performance since 2007, although a property’s time on the market still averages around 65 days before a sale is agreed. So how does this all translate for the months ahead? Although we are likely to see a small uplift in stock in the coming months, this is more than likely to be substantially outpaced by buyers entering the market. The low to middle market is by far away the briskest, with one- and two-bedroom flats between £450k to £800k and traditional family houses up to around £1.5million being the most in demand. Buyers are generally looking for quality, so it’s definitely worth giving everything a mini facelift and de-clutter before entering the market. As usual, however, sensible pricing is critical, so generally avoid the ‘highest price, lowest fee’ approach if you want to attract the best-quality buyers – they will have done their research and will simply stay away if they think that a property is not in tune with the market. n

W
e’ve had a scorcher of a summer in Wandsworth with plenty of activity in the sales market, particularly between the £1million and £2million marks. These family houses often make up our busiest market and, as always, Wandsworth’s family appeal has not at all dimmed; especially evident in the summer when popping down to the Common! We have fairly strong stock levels, with some stunning houses and flats, though it is often worth bearing in mind that many properties are kept off the open market, especially in the build-up to September. In light of this, I would always encourage those looking to buy to get in touch with us to see the full range of our available properties. We have an absolutely fabulous house overlooking the Common on Wandsworth Common West Side, with five bedrooms and a gorgeous secluded, landscaped garden. The house has recently undergone complete refurbishment to the most exacting of standards and would make a wonderful family home. The large openplan kitchen, dining and living room provides exactly what modern families now look for, as they tend to prefer to live in a more inclusive environment. Bi-fold doors open the entire wall out into the garden, offering an excellent space for both family life and entertaining. It’s a fantastic house. Along with the changing trends of buyer preferences in properties, their
expectation of the service they receive from the agents has also increased; and this is something that we are delighted to provide. There must be something in the summer air; we’ve recently seen an increase in the number of tenants registering. Indeed, the ratio now sits at 42 tenants for every property available – the highest across all of our offices and testament to Clapham’s continuing popularity with renters. Many tenants are young professionals looking for two-bedroom properties, and incidentally, we are talking to many postgraduates who, having previously found accommodation through us, are now looking to upgrade or move in with their partners for the first time. These tenants have already experienced the highly active summer market, so now landlords should be prepared for instant interest and multiple offers.
As the summer period ends and London begins to cool down, the Battersea lettings market is as hot as ever. There has been a dramatic increase in the number of tenants registering (it has more than doubled since the beginning of the year) and many are electing to sign longer contracts. At the time of writing, we have around 11 tenants registered for every available property which, combined with our interlinked office network, is producing outstanding returns for landlords. With such high demand and properties being snapped up in less than a few hours, my advice to tenants is to be confident and act swiftly, because there’s every possibility that the one you want may not be there in the morning.
The Balham summer market is in full flight. As always at this time of year, there has been a significant increase in the number of young professionals registering in anticipation of new job opportunities and graduate schemes commencing this September. An increased demand for threeto four- bedroom homes means that many landlords are attracting multiple competing offers, which has resulted in properties coming off the market at record speed. In the last month alone, we have seen a 30 per cent increase in the number of tenants looking for rental property and landlords should certainly be making the most of this active market. The highest rents, the longest tenancies and the best profile of tenant – what more could you ask for?

ouglas & Gordon has had an office in Battersea Park for more than 30 years. Now, with the redevelopment of Nine Elms, the area is booming and the sales team is certainly feeling the effect. Charles Mitchell, who started with the team in July this year, has returned to London from the Suffolk countryproperty market and is optimistic about the opportunities here. “There’s a variety of stock, which makes it a versatile patch – it’s a very exciting place to work with all the developments happening within the area,” he enthuses. Indeed, Charles is seeing an increase in Chelsea residents moving south of the river so that they can get more bang for their buck. “It’s a ripple effect and buyers can get double the amount of space here, meaning they are able to lead a different lifestyle.” Charles is keen to stress that although the sales market is stable, he predicts it will change over the next few
