Dear Resident, As the summer season of street parties and garden square gatherings draw to a close, August signals a period of winding down and taking stock. If you’re in Belgravia for the summer, though, there’s still plenty to keep you entertained and with a bank holiday also this month, Tom Hagues gives you food for thought on how to spend your time in the area on page seven. If you’re still in need of a getaway however, why not journey to the Cotswolds and make the most of the stunning scenery? Francesca Lee discovers how the lakes at Lower Mill Estate rival those of The Lake District (page 24). Speaking of inspiring, the Journal speaks to contemporary garden sculpture artist David Harber about his Eaton Square sculpture park (p.8), founder Michael Scott of the 96 Club (p.10) and the lady behind fashion house, La Mania, Joanna Przetakiewicz (p.14). We hope that you enjoy the issue.

[Local interest] BREAKFAST

9AM

11AM

Kick off the day with a hearty (but oh-so leisurely) breakfast at The Orange. There’s baked eggs and buttermilk pancakes to sample, but the star of the show is undoubtedly the full English. Smoked streaky bacon, Cumberland sausages and a herb-roasted tomato sit alongside black pudding, mushrooms, baked beans and toast; a breakfast that’ll keep you going into next week. Why not wash it all down with a Bloody Mary or British Bellini? Breakfast served from 8am until 11.30am, 37 Pimlico Road, SW1W 8NE, 020 7881 9844, theorange.co.uk

MID-MORNING COFFEE (AND CAKE)

[out and about]

A very Belgravian bank holiday

Tomtom Coffee House is the obvious choice here. Not only is the coffee strong, well-made and served in a consistently buzzing atmosphere, it’s perfectly located for you to continue your day milling around the area. Catch up with a friend or share a slice of cake with your partner and you might just find yourself losing track of time in the best way possible. 114 Ebury Street, SW1W 9QD, 020 7730 1771, tomtom.co.uk

THE WIND-DOWN

To avoid the Tuesday blues after such a jampacked day, head to the Mandarin Bar for some nibbles and cocktails – try a Scheherazade for a subtle taste of Morocco with its gin, cinnamon, lemon, date and Kummel flavours. LUNCH TIME

Mandarin Bar at Mandarin Oriental Hyde Park

If you’ve taken part in the first two activities of this round-up, you might want a daintier lunch, but we admire your resolve to finding a perfect bank holiday. Try No. 11 Pimlico Road – you can find a range of lighter bites like cantaloupe melon and heritage tomato salad, or something more substantial like grilled sea bass or flat-iron chicken. 11 Pimlico Road, SW1W 8NA, 020 7730 6784, no11pimlicoroad.co.uk 7

A work

of art We quiz contemporary garden sculpture artist David Harber about his artist-in-residence in Eaton Square Francesca Lee David Harber

You have a semipermanent sculpture park in Eaton Square, Belgravia. Tell me a bit more about this

We work closely with the residents of Eaton Square, the Eaton Square Garden Committee and, most importantly, Grosvenor Estate. It’s a symbiotic relationship in that we have a secure and maintained outdoor showroom in central London while the garden is embellished with a constantly changing display of sculptures. We love using Eaton Square to showcase our work to visiting clients. The serene, calm atmosphere, quintessential English surroundings and the quality of both the garden and the square serves as a perfect backdrop.

What work is currently on display?

There’s a constant stream of new work. There are a few almost permanent features, such as our awardwinning Chalice water feature that forms the centrepiece of the formal garden. Alongside this, there is a curiously beguiling stainless steel petal water wall. Other favourites include my trademark piece, the Armillary Sphere and a more muted classic verdigris bronze. My dramatic and imposing Torus sculpture reflects the trees and sky of Eaton Square garden. Other works that are on display include my oxidised steel Portal, Dark Planet and Kernel, the latter

[CULTURE] two are both made out of naturally smooth pebbles of basalt. We have a few tall Quills in different materials on display too, these are inspired by the Mediterranean pencil pines.

Do you have a lot of local clients in Belgravia?

We do, but more importantly, a lot of them have second homes both in the UK and overseas. We often find ourselves creating pieces for more than just one residence. The majority of our work is for private residents but we have a few corporate commissions for hotels and offices too.

What plans do you have in the pipeline for the Eaton Square sculpture park?

I’m looking to put a few one-off works in Eaton Square. These are likely to be prototypes for designs that I have long wanted to create. As such, it’s Eaton Square residents who will be the first to see them.

Do you have any favourite local Belgravian haunts?

Baker & Spice on 54-56 Elizabeth Street is our unofficial office and coffee stop. However, at the end of a day, The Antelope pub has definitely managed to retain the spirit and soul of the Belgravia that I knew from years gone by.

A highlight of your career includes creating the first public drinking fountain in 40 years for any royal park, in Hyde Park. How did this project come about? The drinking fountain was commissioned by a client and friend, Michael Freeman, who realised there was a need for a source of free drinking water, but it needed to be presented as a sculptural element. We worked very closely with the Freeman family and the Royal Parks and we believe the success of this

piece has led to many more drinking fountains being commissioned.

At this year’s Chelsea Flower Show you created an English country garden scheme and worked alongside designer Nick Howard. How was this received?

It was a great success. Working with Nick was simplicity itself. In truth, he took most of the strain out of what is usually an unbelievably stressful event. His professionalism and talent allowed us to enjoy the show, meet with both old and new clients and showcase our creations to the world. We obviously got something right as we were given the award for the Best Trade Stand in the entire show.

How has your work been received in the local area?

I am pleased with the reception that our pieces receive, both in Eaton Square and other public gardens and parks. While it’s great to have a dialogue with our clients, I get great pleasure sitting quietly in Grosvenor Square Garden, Hyde Park or Eaton Square and quietly observing both residents and passers-by engaging with the pieces. It is the human interaction with a sculpture that is the motivation for my creative drive. davidharber.com 9

slow and steady wins the race A classic car is not just an investment, but a matter for the heart and head, as the Journal discovers from classic car club founder of the 96 Club, Michael Scott

W

hen I arrange to meet Michael Scott – also known as ‘Scottie’, founder of classic car club, the 96 Club – at Bluebird on the King’s Road, I ask how I will spot him. “They know who I am,” he tells me matter of factly. It’s not that he’s being a know-it-all; far from it. “There used to be a private members club at Bluebird and they needed people to join so everyone from the 96 Club did, but then they closed it down so gave us life membership instead.” Michael, who lived on Pont Street for 20 years, formed the club in 1976 but it hasn’t always been straightforward. Working as an insurance broker specialising in classic cars, which was later sold to Aon, Michael was, and is, passionate about racing cars and set up a Ferrari garage in 1993 in Surrey. “We were the largest independent Ferrari dealer in the UK and I sold one to Ray Bellm, but he promptly lost his licence for speeding

francesca lee at 96mph. He and I were playing golf, when we had the idea of forming a club, and thought of no name more apt than the 96 Club.” Their original idea was to rent race tracks for car racing events. “We were 10 years ahead of anyone else and we got more than 400 people into motor racing. We also taught members such as David Gilmour, Eric Clapton and Nick Mason to race.” Ray also furthered his career in motor racing and went on to win the World Sportscar C2 Championship three times, drove for McLaren and competed in Le Mans. Ray and Michael’s “terrific rapport” was clear but plans were put on hold when Michael became very ill, and subsequently had a heart attack. “I left the club in the hands of my stepdaughter, but she went off and started a competitive club that bankrupted me,” reveals Michael. Not one to be defeated, Michael decided to restart the 96 Club in 1998 but as a social and charity fundraising club.

As well as organising events for Salon Privé, he founded Chelsea AutoLegends, putting on classic car events at Royal Hospital Chelsea. “Now I mainly just do the rendez-vous on the second Sunday of every month at three different venues,” he says. By invitation only, members can only join if they “like your car”. “If you go to a Porsche event, there could be 100 Porsches but once you’ve seen one you’ve seen them all. At the 96 Club, there’s a different style of car every month and some members can have up to six classic cars.” Car models include everything from Citroën 2CVs to Ferraris, and with Michael owning 68 cars to date, l ask him which country he believes produces the best cars and what his favourite model is. “Italy,” he tells me without hesitation, “they’re the best in the world. As for make, I have a soft spot for Lancias, which are no longer sold here.” On the subject of Lancias, Michael has recently spent an “obscene

amount of money” restoring a 1934 Lancia that he purchased when he was 17, sold when he was 30 and bought back when he was 55. “It’s called the Steady Special. Ronald ‘Steady’ Barker was a famous motoring journalist and a good friend of mine. He built the car in 1949 out of bits of a Lancia, and I bought it from him. I was rebuilding it and hoped that he could drive it again one day but unfortunately he passed away a year and a half ago.” This project is certainly a matter of the heart, and the story – like so many of Michael’s – is incredible. Once finished, it will be proudly put on display in the RAC Club in Pall Mall. It is gestures such as these that make Michael such an honourable man, and with his honest and frank personality, and the fact that he has overcome so many obstacles, it’s no wonder why everyone knows, and wants to know, who he is. 96club.co.uk 11

[interview]

Behind the

SEAMS The Journal meets one of Belgravia’s most stylish residents and La Mania fashion designer Joanna Przetakiewicz Emily adams

J

oanna Przetakiewicz’s Belgravian apartment is as striking as the clothes she creates, with black washed walls and an intimidatingly large domed light in the centre of the dining room. It’s bold and daring and gives a clear first impression of who Joanna is and what she does. She’s the woman responsible for Poland’s leading luxury fashion label, La Mania, and in just five-and-a-half years, the brand has gone global. Joanna is impeccably dressed and effortlessly elegant in one of her own designs when I meet her at her home, but above all else, she’s at ease in her new apartment, having recently moved from Eaton Square to Eaton Place. This a fashion power house through and through, with its previous owner being fellow designer Karen Millen. “I’ve been in Belgravia for many years. I’ve become used to the area and I feel very comfortable here.” Although Joanna is at the helm 14

of a flourishing fashion label, she didn’t follow a straightforward route to get here. From an early age she had a keen interest in fashion and spent her weekends learning the ropes with the family tailor who used to work with Christian Dior. At the tender age of nine, she made her first garment. “It was a pair of skinny trousers with army-like pockets in red velvet,” she recalls, but although she dreamt of a life in fashion, she was realistic about her career path. “I was raised in a communist country and we had nothing there. There was no design school in Poland so I studied law,” she says matter-of-factly. She passed the Bar exam and became a fully qualified lawyer, before going on to set up a string of successful businesses. Joanna ran a chain of restaurants in Warsaw, as well as a group of private dental clinics before she’d even started making her name in fashion. It wasn’t until years later that she realised she really could make her dream come true. Her close friend and fashion designer Karl

[LIFESTYLE] Lagerfeld encouraged her to make the move. “I’d had ideas about going into design before but not necessarily fashion and to every idea I had Karl said ‘no, no, no’.” Joanna was working with him on the redecoration of her house in Belgravia when she told him her ideas about fashion and he said, “Go for it. I know you’re able to do it’”. With Karl’s blessing, she went to the Polimoda Fashion School in Florence and studied fashion design, and now we have La Mania, renowned for its chic, classic and minimalist style. Jumpsuits and dresses are all beautifully tailored in carefully chosen fabrics and each piece is about emphasising a woman’s natural beauty and grace. There’s also a range of jewellery, accessories, fragrances, and even a makeup collection made with Inglot Cosmetics – things are progressing so rapidly for Joanna that I can barely keep up, but it doesn’t stop there. “Our first step into the international market was the exhibition at the Royal Academy of Arts three years ago, during London Fashion Week,” she tells me. It was then that Harrods came along and unsurprisingly fell in love. The store broke its rule of working with unknown brands and welcomed La Mania. After seven seasons of constant growth, the brand was rewarded with its own section next to Givenchy, Balenciaga and Roberto Cavalli in the iconic store. Although they’ve broken the international market, Joanna has no plans to open boutiques other than the four she currently runs in Poland. Joanna is a savvy business woman who understands the risks and pitfalls of building a company from scratch. “It’s too soon,” she tells me. “It works with retailers, online and everywhere else, so there’s no need to open a boutique here.” Having worked so hard to get to where she is today, Joanna is keen to stay involved in every stage of the process when it comes to her designs and somehow she’s even found time to star on the small screen as a judge on Poland’s

Each piece is about emphasising a woman’s natural beauty and grace

version of TV programme Project Runway for the last two seasons. “I wonder how I manage my life,” she laughs, telling me how she’s about to fly to her atelier in Warsaw. “I’m everywhere and I’m always so busy.” The A/W16 range may have only recently launched in Harrods, but attention has already turned to the S/S17 collection and for this season, Joanna’s taken a different direction. “The look is normally very minimal, but this time I wanted to rebel.” She tells me that she has combined “the queen of curves”, her dear, late friend Zaha Hadid, and “the king of mess and deconstruction”, fellow architect

Frank Gehry. “I’m very inspired by art and architecture,” she says as she shows me one of the dresses inspired by a Picasso Mania exhibition she saw in Paris. The dress, like the rest of the collection, is simple, sophisticated and finished to the highest standard – it’s beautiful, but there’s just one thing I can’t get my head round: where does a woman so in demand and this busy find time to see exhibitions in Paris? 87-135 Brompton Road, SW1X 7XL, 020 7730 1234, harrods.com / lamania.eu 15

Man of the

moment The Journal takes a look around Harvey Nichols’ brand new menswear department. Prepare to be impressed emily adams

I

n my eyes, Harvey Nichols has always worn the crown when it comes to cutting-edge fashion in a chic and sleek setting, but after nine months of serious refurbishment, it’s reached a whole new level of luxury. The two-storey, 28,000 sq ft menswear department has been unveiled with a look to rival even the

16

edgiest of art galleries. Like a showroom for the slickest men’s fashion, each of its seven individual rooms features a different exhibition of clothes and accessories for your eyes to feast on. With the guidance of architects Virgile + Partners, the first stage of the four year entire store renovation has been

completed. Nine hundred tonnes of rubble (equivalent to 75 London buses) has been removed from the site to make this makeover possible – Harvey Nichols means business. Marble, oak and corrugated metal set the scene for this walk-in wardrobe of immense proportions. Mirrors and spotlights are dotted throughout each department, creating an at-times confusing layout, but backlitbrass compartments and shelves frame the clothing perfectly. In the same vein, the colour scheme has been kept minimal with off-white walls, cool blue tones, and a splash of burnt orange and ocean blue to inject some brightness. This is a playground for the fashion forward gentleman, and a magnificently designed one at that, but with so much to see and take in, where do you start? I suggest taking a walk through contemporary clothing, international designers, off-duty style, denim and tailoring departments as you piece your outfit together, taking in the 100 bespoke-made mannequins showcasing key pieces from some of

[LIFESTYLE] anniversary collection. The likes of Corneliani, Phillip Lim and John Lobb also make their debut in the department. Head to the accessories lounge for the finishing touches; maybe some Tom Ford sunglasses or a Shinola watch, then to complete your new look, stop off at the barbershop and grooming department in collaboration with Brighton-based streetwear brand AONO. Or if you want a hand deciding between all that’s on offer, visit the Style Concierge for the five-star treatment and a complimentary styling service. Concept space Project 109 on the lower ground brings you the latest lifestyle brands, gifts, monthly pop-ups and technology. Look out for the latest gear in headphones and speakers from the likes of Native Union and Master & Dynamic. After all that, if you need a mid-shopping-spree caffeine boost or something a little stronger, Wallpaper* Bar + Kitchen offers a bit of everything. A marble patchwork floor distinguishes this über-slick bar from the rest of the menswear department but its design fits seamlessly with the rest of Project 109. Created in collaboration with Wallpaper* Magazine, it’s small and compact, with an off-duty chilled-out

vibe. The industrial pendant lights and ultra-modern low back velvet blue chairs surround the reason we’re all here: the bar. It features a collection of cocktails curated from Drinks International’s World’s 50 Best Bars. If your taste buds are tingling for something from New York, Amsterdam, maybe even Singapore, you’ll find the world’s best behind this bar. I recommend the Double or Nothing, a cocktail that’s come all the way from The Baxter Inn in Sydney. With a dash of rum, Benedictine, pineapple juice and lemon juice – it’s a sweet, lethal concoction that’s dangerously easy to knock back. But let’s not forget the food; the hearty sourdough sandwiches are worth the visit alone. Trust me on this: the sirloin steak, Asian slaw and sesame seed sandwich was worth the wait. And remember to try the mac and cheese, it’s only a side dish but it stole my attention the moment it arrived. With a satisfied stomach, it’s back to the chic-est of shop floors. There’s absolutely no risk of Harvey Nichols losing its crown here, and it’s only just getting started.

This is a playground for the fashion forward gentleman

the 270 brands available. Look out for the 50 new (and many exclusive) collections to join the ranks at Harvey Nics. New addition Tourne de Transmission gets a slice of the limelight, with a collection that always aims to make a statement by mixing eastern and western design. Meanwhile, offshoot of Levi Strauss, Dockers, showcases its 30th

itamin drips have become quite the fashion in recent times and what better way than to see if it’s fab or a fad than to try one for myself. And with The Elixir Clinic in London, Dubai and Abu Dhabi, they’re certainly in demand. I am here to test out a VIP Elixir VitaDrip, an essential vitamin blend tailored to your needs – or so I’m told. As somebody who is healthconscious but also aware that I certainly don’t receive my recommended daily dose of vitamins and minerals, I am intrigued to hear more. “I take vitamin supplements so surely this makes up for my questionable diet,” I say with uncertainty to the nurse. She explains that while vitamin supplements are good for you, the body only absorbs 12 per cent of the vitamin, and the rest is wasted, whereas intravenously there is a 100 per cent absorption rate. She adds that intravenous vitamins bypass your digestive tract, so any discomfort from oral consumption is avoided. With this in mind, I lay back as I am hooked up to a fascinatingly luminous bag of liquid. The process

takes around 45 minutes and I find it incredibly relaxing and rejuvenating. I am told this is due to the various different effects of different vitamins,

to inform me that The Elixir Clinic offers a range of different infusions or VitaDrip to help with complaints such as fatigue, thyroid

It seems to be an increasingly popular treatment for busy professionals and those travelling frequently i.e. the magnesium acts as a muscle relaxant and the vitamin B5 gives you energy. The nurse goes on

dysfunction and skin hyperpigmentation, as well as aiding weight loss and detoxification. I would personally see

it as a great remedy for when you’re generally feeling ‘run down’. Unsurprisingly, it seems to be an increasingly popular treatment for busy professionals and those travelling frequently. The fusion of the drip leaves me feeling refreshed and revitalised and I’m keen to see what effects it will have in the long run. Watch this space. theelixirclinic.com 21

he Motcomb Street Party proved to be one of the most popular events in the local summer diary. Over the years the event has given more than £1.5million to the various charities it supports. On 22 June the 29th Motcomb Street Party raised money for the Lullaby Trust and the Household Cavalry Foundation. Female vocalist Jojo Male got the party started, followed by a tribute to Boy George by Paul Sutton, who performed hits by Boy George and Culture Club. Paul first appeared on Stars in their Eyes in 2000. A real treat followed, as Household Cavalry Lance Corporal Richard Jones (soldier, magician and winner of this year’s Britain’s Got Talent) performed an amazing magic

trick. I was assisting him on stage and I selected a Marilyn Monroe card from the pack. Richard never saw my card, and I still have no idea how he knew what it was, and yet he was able to create a cut-out image of Marilyn before he even knew what card I was holding. Next up was Abba Fever, now in its 20th year as one of the most successful

touring Abba tribute bands in the UK and Europe, who transported us back to the 1970s with the best of Abba’s hits. The evening’s finale was Navi as Michael Jackson – returning this year by popular demand. There are far too many achievements to mention that Navi has accomplished to date – he’s recognised as the world’s number one MJ impersonator and having performed for 24 years, Navi continues to captivate audiences. Over a period of 17 years he was hand-picked by Michael Jackson to work in various ways, including exiting hotels as a decoy, promoting Michael’s tours and launches of his albums, plus using him as a body double. In 2003, Navi was invited to perform at Michael Jackson’s 45th birthday party in Los Angeles, followed by an invitation to visit Michael’s personal home where he spent the day inside Neverland, visiting the property’s cinema and zoo, went on a few of his theme park rides and had a barbecue in the grounds.

[great british escape]

By the

water’s edge The Journal discovers the lakes at Lower Mill Estate in the Cotswolds are stunning enough to rival those of the Lake District Francesca lee

T

here’s nothing quite like escaping to the Cotswolds for the weekend. Rolling hills, chocolate-box villages of stone cottages, long, winding country lanes and cosy pubs are just some of the sights that make it a quintessential English getaway haunt. It’s no wonder that Prince Charles, model Kate Moss and artist Damien Hirst are rumoured to have properties in one of England’s largest Areas of Outstanding Natural Beauty. Lower Mill Estate lies in the village of Somerford Keynes in Cirencester and has an interesting backstory. Sportsman-turnedentrepreneur Jeremy Paxton used to fly regularly by helicopter and spotted the land almost 20 years ago while he was looking for a place to swim. After having the vision to create an estate surrounded by beautiful lakes, he made his idea a reality. Sadly, three years ago he passed away from a sudden heart attack and his empire was left in the more than capable hands of his three children, Red, Ruby and Rory. And what an empire it is. The land has been hugely developed over the years, and is now a private, second-home gated development surrounded by stunning lakes and a nature reserve. Properties are made to measure

24

with buyers purchasing a plot of land and then either using one of the estate’s award-winning designs or instructing an architect to build their house, and some buyers also choose to rent their houses. At Lower Mill Estate my abode for the weekend is the six-bedroom, three-storey Ferndale House, which has 180 degree views south of Swillbrook Lake Nature Reserve. Ideal for families, there’s a range of twins, doubles and a master bedroom on the lower floors while the upper floor is open-plan yet

Just along from the property a swan is nesting (I visit in spring), sand martins are flying overhead and swallows are chirping – Sir David Attenborough would have a field day

[LIFESTYLE]

clearly sectioned into a high-spec kitchen, dining room and two living areas, one complete with a log burner for the cooler months. The star of the show is the huge terrace that overlooks the beautiful lake and the incredible wildlife that has chosen to make its home here. Just along from the property a swan is nesting (I visit in spring), sand martins are flying overhead and swallows are chirping – Sir David

Attenborough would have a field day. After whiling the hours away on the balcony, I stop from time to time to munch on the local produce that’s provided in my welcome hamper, but I soon realise I probably need something a little more substantial. Luckily, the estate opened its first restaurant, Ballihoo, in July last year; a much-needed addition. Run by head chef Rod McCormick of McBaile Exclusive caterers, the barn-like structure has rows of tables and chairs, cosy armchairs around a feature fireplace and large windows and doors that look out to the grounds and playground – perfect for watching the little ones if they need to let off some steam preor post-meal. Unfortunately I find that the pubstyle blackboard menu offers limited choices and I’m disappointed that

one of the two starters I had in mind has already sold out. It’s also slightly confusing that the restaurant does table service, yet orders are placed at the counter. The food outshines the niggles though – it’s excellent and I’m pleased that the chefs use seasonal, local produce. The restaurant also does takeaway so if you don’t fancy venturing out, you don’t need to. The nearby General Store is also super handy if you’re low on supplies; homeowners or guests can pre-order their provisions. The estate features a spa, complete with two heated pools, a lily-filtered eco-pool, sauna, steam room, treatment rooms and gym, and although it’s great to have these facilities, I find they’re a little tired in places and both the steam room and sauna could do with being a little bit bigger. Both pools are generous though and when the weather is hot, the outdoor pool is a real selling point and certainly makes you feel as though you’re on holiday. There are also plenty of other activities on the estate to make the most of including the Miss Mouse Trail for children, canoeing or kayaking, as well as walking in the surrounding countryside or by the lakes. Whatever you choose, kick back, relax and unwind – that’s what it’s all about. Only then do you understand the true concept behind Jeremy’s vision. converted into apartments or offices, so stands alone as a whole house, which is something that’s becoming quite uncommon in the area. There is still an abundance of period features (such as fireplaces and detailed cornicing) and the house is said to have incurred a large stamp duty of around £4million. Overlooking the garden square, the property will make a great investment or family home once refurbishment has been carried out, and as an important slice of history, it’s more or less invaluable.

Number 112 Eaton Square recently sold for approximately £25million. The property, built in 1825, was home to Tory minister Leo Amery, who was critical of Neville Chamberlain’s leadership in 1940. It was within the walls of this six-bedroomed property that a meeting sealed the fate of Chamberlain, who was forced to resign and was subsequently replaced by Winston Churchill. The property is Grade II-listed and has been empty for around two decades, so plenty of modernisation is required. The house hasn’t been

Eaton Square apartment goes under the hammer

A six-bed apartment on Eaton Square’s favoured north terrace has been put up for auction with an enticing guide price of £800,000+. Despite the fact that there’s only two years and nine months left on the lease, auctioneers Allsop say that a new 20-year term would be available, subject to approval and separate negotiation from Grosvenor Estate. The property – right in the mixer between Lyall Street and Eccleston Street – extends to a sizeable 3,391 sq ft across the ground floor of the six-storey stucco-fronted townhouse. Along with the six beds, there are four bathrooms, two grand reception rooms and a kitchen/breakfast room. One of the best addresses in town, Eaton Square is one of three garden squares built by the Grosvenor Family. The first terrace was laid out by Thomas Cubitt in 1827. A £26.5million fixer-upper on this very 26

terrace was sold earlier this month and this £55million turn-key is on the market right now.

Grosvenor is trying to change the Travis Perkins shop and timber yard into two large retail shops, plus a single smaller retail unit. This has been an ongoing project for some time with numerous proposals having been presented by Grosvenor. The planning application has been presented, and a response is expected from Westminster in the month of September.

A FRESH LOOK

Grosvenor intend to upgrade this current rather uninviting and under-utilised area. This development includes Radstock House, 25 Eccleston Place, Chester House, the inner courtyard, the giraffe sheds and 115A Ebury Street. The aim is to refurbish rather than to demolish the existing buildings and to change only the ground

Radstock House will retain upgraded office units on the upper levels. There will be some façade changes with the addition of retail shops and a restaurant on the ground floor. Chester House will have its garages removed and replaced by retail units along Eccleston Place. In addition there will be a restaurant facing the courtyard with flexible space in the central A-frame garage. In the courtyard, all current commercial parking will be discontinued. More green and planted areas will be formed with seating and mood lighting, creating an exciting space for community activities. The giraffe sheds will house cafĂŠs and restaurants.
