Private sales. For when discretion is the better part of value. Not every super-prime property on the market is in the public eye. In fact, a large number of properties handled by the Knightsbridge & Belgravia team go on sale without advertising in the press or on websites (even ours). So if you’re looking to buy or sell and you don’t want the world to know about it, that’s fine by us. Simply call to register your details and we’ll keep you firmly in the picture, strictly on the QT.

hairdresser to the stars Award-winning MBE Errol Douglas talks world domination with the Journal FRANCESCA LEE-ROGERS
E
rrol Douglas London has become somewhat of an institution in Belgravia. Not only has the hairdressing salon become synonymous with celebrities, diplomats and even Royals alike, the man behind such a well-heeled following, Errol, is one of the key characters that makes Belgravia so special. When he’s not attending award ceremonies at Grosvenor House, styling a catwalk show or jetting around the world, he’s found in his salon on the cobbled Motcomb Street. Born into a large busy household in the east end of London in 1964, Errol was one of five boys. “I wanted to be a hairdresser from a very young age, my brothers were maths orientated but I have always had a creative streak and design influence. Rather than buying toys, I spent all my spare money on fashion magazines, studying fashion shoots while my mum used to shout at
me because I left them lying all over the house,” he reminisces with the Journal. After starting his career at Roger Harts at the age 14 as a junior, he completed his training at Neville, and then went on to work for Paul Edmonds in his newly opened salon as creative director where he stayed for eight years, until he opened Errol Douglas London in 1998. The best piece of advice Errol received was to “never take short cuts – if you’re going to do something, do it properly”. His salon certainly takes heed of this advice and has recently been named by Marie Claire as the Salon of the Year for 2017. “It’s wonderful to know that my team’s dedication hasn’t gone unnoticed, and that without them this feat would not have been possible,” he says. Indeed, Errol has won awards plenty including the Fellowship Hairdresser of the Year award, the Ambassador for London Lifestyle Award and even more substantially, an
MBE presented by the Queen for education and services to the hairdressing industry. “To date, this has been my biggest achievement by far
It was a great contrast from when I started out in the industry shampooing the Queen’s hair at Buckingham Palace and was a great contrast from when I started out in the industry shampooing the Queen’s hair at Buckingham Palace as an apprentice.” As well as plans to change the interior of his salon this year with beautiful soft furnishings, wallpaper and splashes of colour, Errol is looking to grow his brand and to expand across London and
internationally, focusing on nurturing new talent in the form of the new acronym that Errol has created called EDGE: Excellence, Design, Guidance and Education. As well as this, Errol mentors young talent and scouts the country as part of Project X. Errol goes on to describe: “My role as a CEO and mentor is to make this an attractive industry to promote career growth and to teach young hairdressers that anything is possible.” Errol is clearly career driven, but what does he do outside of work to relax, I ask. “I practise Bikram yoga. It’s great for the mind, body and soul and inner core strength. “I also love to hike outside of London to places like Surrey, Suffolk, Oxford and Bedfordshire.” That, as well as learning Italian, makes Errol a busy man indeed. 18 Motcomb Street, SW1X 8LB, 020 7235 0110, erroldouglas.com 7

Sixteen artists who use collage, layered imagery or fragmentation have been brought together in a conscious consideration of time and the unconscious. q&a with David Leiber, partner at David Zwirner Why was Josef Albers so taken with yellow, the subject of this exhibition? Yellow certainly allowed him to focus on the limitless expressive potential of colour and light. Restricting himself to just one colour really seemed to let him explore endless combinations and effects, and to produce illusions of translucency. Could another exhibition of his work come in another decade, titled Blue, Red, or Green? He did indeed go into prolonged investigations of other colours. At our New York gallery, we recently organised a focused investigation of how Albers used black, white and grey-scale throughout his career. How many shades of yellow will be on show? We have yet to tally them all! Naples yellow, goldenrod, mustard, maize, saffron... there were so many available shades that Albers experimented with and applied straight from the tube. He used paints from around 60 different manufacturers. Josef Albers, Sunny Side Up, 13 January – 10 March, davidzwirner.com

NEVENA NIKOLOVA
Fashion designer to celebrities and Royal families the world over, Nevena tells the Journal about switching careers, her Belgravia base and how her attention to detail is second to none I started my business in 2001, creating pieces for celebrities, brides and local and international clients. However, dressmaking has always been a hobby of mine since I was very little. It has grown to such an extent that I moved into my premises on Lowndes Street more than three years ago, which is both my studio and my London base. There is no shopfront though; it is hidden away and is by appointment-only. My career before being a fashion designer was translating and I travelled all over the world learning languages. I went to private school in Germany and then won scholarships to study Scandinavian languages in Norway. I stayed there for three years but always felt there was something missing. That was when I decided to explore my creativity further. I grew up in a 14
very artistic family in Sofia, Bulgaria and my mum was, and is, a very artistic person. She is both a teacher and a talented dressmaker and taught me how to sew in childhood. She has a very knowledgeable aesthetic outlook and as well as making clothes, she used to make everything for our home, from curtains to cushions. It was my mum that inspired me when I found my calling at the age of 27. I wanted to be able to express the individuality of each person and to be able to interpret that into a dress. I carried on working in translating and creating dresses at the same time for two years until I could focus my sole attention on my couture business. It is far more than simply covering a body with a precious piece of clothing. I’m dealing with emotions and it is hard work. I make my clients look fantastic and highlight all the best things about them, which in turn gives them selfconfidence and happiness. My dresses are couture but I wouldn’t rule out a ready-to-wear collection. At present, I make approximately 50 dresses per year, using the most exquisite fabrics. Each
Nevena Nikolova
dress is unique and I’m very focused on the craftsmanship; each piece is a work of art on its own merit. I’m a true perfectionist and notice everything down to the last millimetre. Some garments, such as a wedding dress, may need up to seven fittings but they really do vary and can be as little as two. I won’t commit to anything unless I know I can deliver. I travel all over the world with my work. A lot of my clients have several
properties in different countries so I will fly out to them. Wherever I am, I am in direct contact with my clients and I regularly do Skype fittings – I’m in constant touch. Although home for me is always Belgravia – it is a beautiful place and I’m creating beauty so where better place to be? I love how Belgravia has grand homes yet it still has a community feel. By appointment only, Lowndes Street, SW1 9HX, 020 3539 8738, nevena.co.uk

Scents of
security For discerning noses, candles by perfumers offer the finest in home fragrances. Camilla Apcar speaks to the olfactory masters who are burning the midnight oil and turning their attention to wax
i
n a market overwhelmed with fragranced candles – released each season by interior designers, homeware stores and mass-market influencers alike – it is those translating their olfactory expertise from liquid to solid form that truly stand out from the pungent throng. Heavyweight perfumers have long since taken to the realms of wax: Frédéric Malle’s mammoth Cafe Society (£60) conjures Parisian dinner parties and drawing rooms; the Penhaligon’s range of classics continues to expand and Creed’s Green Irish Tweed (£85) is just as verdant as its original spray from the 1990s. Niche creators, too, are noticing an increased desire from their loyal followers to diversify. “About 15 years ago, the demand 18
for fragranced candles was tiny,” says perfumer Azzi Glasser. “You just had Glade air fresheners back then. I think people are more aware of smell now, and what it says about them. And if the candle looks great, it’s like an ornament as well.” Having spent many years as a nose for the likes of Jasper Conran and Agent Provocateur, Glasser launched her own brand – The Perfumer’s Story – in 2015. Often asked about the fragrances that would suit certain rooms at home, in October Glasser developed the idea of Perfumed Architecture: five candles each intended for a different living space (£49 each). “Black Moss is for the entrance hallway or living room area, because its patchouli and oud give a kind of wow factor,” she describes. For
kitchens or dining rooms, where a more subtle fragrance is required, Fig Ambrette is based on Corsican fig with hints of amber and green leaves. The go-to scent specialist for Helena Bonham Carter, Jude Law and Stephen Fry (to name just three), Glasser’s next venture will be to mirror her bespoke eau de parfum service with made to order candles. Working with wax poses a different set of challenges for perfume experts – both technically and creatively. “The fragrance you would choose to wear isn’t always the same as you would want in your home. It has to be more neutral, to a certain extent,” says young British talent Tom Daxon. Glasser agrees: “with a candle, it’s about designing it around your environment.” Leo Crabtree, founder of
[LIFESTYLE]
BeauFort London, says it’s worth remembering that the wax version of a beloved perfume may be very different. Indeed, he has used faithful reproductions of BeauFort’s eau de parfums for his three Night Watch candles (£39 each), but because of the medium “they work very differently, smoother somehow”. Deep and dark, they are full of tea, tobacco and gunpowder scents. “We spent a lot of time experimenting with different wicks, different glass and various types of wax,” he continues. “It’s essential to get the candle to burn evenly all the way down, ensuring even distribution of heat and scent.” This can take many months to perfect: “particularly as we use various natural compounds in very high concentrations that burn at different rates. Even the colour of the glass makes a difference.” Certain ingredients won’t work in fragranced wax, as the flame burns the oil and forces molecules to react and release their scents in different ways. Sandalwood, for instance, makes for a light smell – but paired with other finely-tuned ingredients it will become accented. “It’s like a form of manipulation,” says Glasser. The popularity of smoky candles endures, cherished for recreating the
atmosphere of old wood-panelled rooms with a log fire burning in the grate. Brooklyn perfumer D.S. & Durga has just released its first collection (£58 at Liberty), a trio that draws on the smoky theme each in their own way. Portable Fireplace is perhaps the most straightforward (cedar, pine and oak ash swirl around birch tar). “This one obviously works best in the cold months,” says co-founder David Seth Moltz. “The idea is that you can enjoy the ambience of a roaring fire even if you don’t have a chimney, which many modern apartments do not.” Next, Spirit Lamp is a curious mixture of peach water, white ginger, coconut milk and smoky black tea. “It actually reminds me of sitting in the garden on warm summer evenings, but works very well indoors in chilly weather,” says Moltz. The third and arguably the best, ’85 Diesel, takes its name from the perfumer’s 1985 Mercedes-Benz 300D Turbo Diesel, all leather seats, walnut dashboard and diesel smoke. Elsewhere, Ideo Parfumeurs’ Esprit de Kadisha candle excels (£35 at Liberty), with oriental wood and incense coming together in a striking Lebanese-inspired combination by the husband-and-wife team behind
the brand. Yet there are those making a move away from the fireside. In October Roja Dove launched H – The Exclusive Black Tier at Harrods (a hedonistic blend of rose, raspberry and suede, £95), while Swedish perfumer Agonist collaborated with compatriot fashion brand Hope to create three candles (£50 each at Avery Perfume Gallery) inspired by themes of individuality and strength. Hope for Diversity sits floral notes over leather and a woody base; Hope for Courage brings cinnamon and nutmeg together with rosemary and vanilla; Hope for Freedom tops musky undertones with lime. Unlike Leo Crabtree, Tom Daxon – who grew up in Buckinghamshire but spent his summers in Grasse – felt that his existing perfumes didn’t work quite as well as candles. “You don’t get the same expression of a fragrance in a candle as you do in a spray. It’s not as precise, and you’re dispersing it over a larger area,” he says. “Candles have to be simpler and stronger.” His latest, White Narcissus (£55), is crisp but set against smoky woods. “The idea was to create a wintery candle that wasn’t a Christmas cliché,” says Daxon. “It’s what I think of as a floral bouquet in the winter: quite green, with a cosiness and warmth underneath.” As spring approaches, so does a fresh host of waxy delights for the new season. This month Diptyque will release Rosa Mundi ( from £28), a limited edition that perfectly captures the idea of a candle as an object of beauty. Two roses – Damask and May – are complemented by blackcurrant and bergamot, lychee and geranium, as well as by handprinted floral paper around the glass. Its charming design is part of a revival of domino paper, a craft made popular in the 18th century and used to cover books, walls and boxes with colourful prints. Similarly, Linari’s new Onice candle (£53 at Harrods) offers a musky, tonka and lavender scent swathed in deep black velvet. What Glasser notes holds true – a candle really can serve a feast for all the senses. 19

A
s we dive into a new year and the even colder weather, there is a parallel with the chilly investment market. Whisky warms not only the cockles on a cold day, but as the market for alternative investments has heated up, whisky offers potential in this arena too. There are two principle ways to invest in whisky; one is to invest in bottles. These can be old or new, and the brand or distillery of bottle is important. Then come casks of whisky. In the case of casks, the distillery from which the whisky is from is of lesser importance. A good return, between 10 to 15 per cent can be made from whisky casks from almost any distillery, as the blended whisky market always needs them. The challenge with bottles is that it’s difficult to invest serious money as you need an awful lot of them to make it worth investing at all. Finding the right bottles, at auction or new releases, takes time and expertise and even then, a return is not guaranteed and you really need to know your shallots from your onions. Casks are a different prospect. As blenders will always need whisky, there is a stronger market for casks. Scotch whisky casks are a simple asset, held in bond in Scotland and no duty is levied while it
stays in bond. So how does one buy the right casks? Diversity is the key to a good investment portfolio. Casks can be bought freshly-filled to well-aged. A cask at zero age is called a new fill cask. The liquid is called new make spirit and will legally become whisky after three years and a day. Casks can also be bought at any age. The casks become more expensive as they gain maturity and the rate of return grows exponentially the older it gets. Another consideration is the
A good return, between 10 to 15 per cent can be made from whisky casks type of oak the whisky is stored in. Whisky can be stored in what is known as a first fill, a re-fill or a rejuvenated cask. Think of the cask like a tea bag. The first fill is like an unused teabag which gives out lots of flavour. The refill is a lightlydunked tea bag. This takes longer to impart flavour to the whisky. Whisky in a first fill cask may be very good for a return on a young whisky, say up to 12 years old. When buying an older cask, a re-fill will be much better. An old first fill cask may
make the whisky taste too woody. There are blended whiskies that like to have a good percentage of rejuvenated casks. These are muchused casks whose surface wood has little flavour left, so a couple of millimetres are shaved off the inside to expose active wood, ready for reuse. They have a different flavour profile, impart flavour at a similar rate to a first fill cask, so blenders can use the whisky earlier and they are less expensive. Lastly, there are two types of oak cask: European oak and American

oak, providing the whisky with different flavours. American oak gives vanilla, coconut and sweeter flavours while European oak gives spicy and nutty flavours. European oak casks are much rarer in the industry and are more sought after. They are more expensive, but can give a great rate of return. Around 90 per cent of the Scotch market uses American oak casks and 90 per cent of Scotch sold around the world is blended whisky. So whisky from a European oak cask (exsherry, for example) is a sound bet.
If the whisky is sold to an independent bottler rather than for blending, and perhaps further maturing before bottling, then a first fill European oak cask would be more desirable. In general terms, the best investment would be a range of casks including new make and aged casks in a mixture of American and European oak. If you’re buying a very old cask or wanting a longer term investment, I would suggest a re-fill cask. So how and where do you find and buy casks? Obviously, you can’t just rock up to a distillery and pop a cask in the boot. Whisky brokers only deal with the industry, however there are companies who can buy from brokers and do deals with private investors. Of course, you can find brokers on the internet. But for reliability of service and quality of product, you might want to take a look at stilnovisti.com. So my top tip? Settle down one evening with a dram that’s old enough to vote and contemplate owning more than just a bottle or two. Thai waits for no one The Journal reviews Mango Tree with positive results, but be quick to order and eat Francesca Lee-Rogers

idweek in Belgravia. A time when you would expect the streets to be quiet, with residents hibernating from the stiff chill of the outside world. This is what was running through my mind when I stepped into Mango Tree for a quiet evening dinner. In fact, what greeted me was a bustling restaurant heaving with diners, fully absorbed in a low hubbub of conversation amidst a darkly lit but warm and inviting atmosphere. It seemed as though the streets were empty because Belgravians had flocked here rather than their homes. After a refreshing aperitif at the bar, we were led to our table, and upon inspection of the menu, it became clear to me why this establishment has become so well engrained in the area. Offering a modern take on Thai cuisine, there was plenty to tempt on the menu; with everything from traditional soups to stir fries, dim sum to the indomitable Pad Thai, it would be a tough battle for anyone on a postChristmas diet. After much dithering, my husband and I opted to share starters: soft-shell crab tempura which was light and delightfully crispy, offset with a freshening

It packed in an array of aromas along with a subtle warmth from the spices course of mixed dumplings, a personal favourite of mine. They were a pleasant if unspectacular selection – all had a seafood base, which meant the only variations in the flavours came from the toppings, such as caviar or truffle oil. Unfortunately the busy atmosphere had seemingly seeped into the consciousness of the staff; almost as soon as our starters were cleared we
anyone anticipating a long, leisurely meal, be warned: Thai waits for nobody. When we were eventually ready for our mains, what was presented helped us to forget all that had passed before. I opted for the Neur Phad King, a stir fry with grilled sirloin beef, which was flavourful and everything you would expect of a quality Thai dish. However, the
standout dish of the night was the Gae Yang; a rack of lamb doused in a special sauce, which packed in an array of aromas along with a subtle warmth from the spices – definitely a dish worth coming back for. Afterwards, having sat replete and contemplating the overall quality of the cuisine, we ventured out into the brisk night air, well insulated thanks to the feast we had just consumed. 46 Grosvenor Place, SW1X 7EQ, 0207 823 1888, mangotree.org.uk

PLANNING & DEVELOPMENT We bring you the latest Belgravia property news
c
apitalRise has launched a property investment platform that gives investors the chance to invest in a luxury £106m Knightsbridge development that comprises five townhouses and four apartments. Launched through a crowd-funding platform, it is helping young professionals to get on to the property ladder. What is usually the preserve of High Net Worth Individuals and financial institutions, people as young as 20 are investing a minimum of £1,000 into properties that are worth more than £130m, getting 10 per cent back on their investment. Last year, the investment company offered the first round of funding that saw £1m invested in a property in Eaton Square in just eight days. The second investment opportunity, a house in Grosvenor Square, raised the same amount in a little over a month.
The third deal for savers to invest in the aforementioned property spanning 42,000 sq ft in Knightsbridge, just a short walk from Harrods, is worth £106m. Aiming to raise £1m, the properties are forecast to sell for a total of £106m in 2018. “The first two projects were really successful and we have just paid out £20,000 in quarterly interest payments,” says CEO Uma Rajah, who has launched and developed FinTech products for various companies, including the household lender Wonga. “This type of investment suits everyone whether you are young professionals saving for a deposit, parents saving for their children’s future or investing for their retirement – we are attracting people who are looking to get more from their money by investing in London’s property market.”
Emma Myers, Partner specialising in Tax and Estate Planning at Child & Child on Grosvenor Place, looks back on some of the legal bombshells in 2016.
2016 was an eventful year in the Property Tax arena. Most significantly was the Government’s decision to remove the exclusion from Inheritance Tax “IHT” in relation to UK property owned by offshore companies. If you are not domiciled in the UK, your UK assets only are subject to UK IHT. As a result, if the UK property is owned by a non-UK company, and the assets that the individual owns are shares in that company outside the UK, then the value of the shares is not included in the UK IHT calculation. This saves people hundreds of thousands of IHT (more than £650,000 on a £2m property). From April 2017, these shares will no longer be excluded from UK IHT and so between now and April 2017 we are finding clients rushing to restructure how their shares are held, or even discussing with us whether the property should be transferred out of the company. Another change is the removal of reliefs from income tax on UK rental property owned in personal names. Wear and tear deductions and mortgage interest relief will be subject to restriction from April 2017 meaning that for many who have a portfolio of rental properties, there may actually be a benefit to now owning property in a corporate structure. Finally, from April 2016 an additional three per cent SDLT charge was introduced on most purchases of second properties. In this time of change it is important that you are aware of the impact these changes have on your personal circumstances. delectable drinks with aplomb and for wine connoisseurs, The Cellar presents a menu of 16 different wines by the glass, chosen from a collection of 300. Guests, using a ‘decanting card’, select their preferences, which are then poured into their required measure by a state-ofthe-art machine, and this guarantees that each wine is in peak condition and served at the right temperature. Cheese, antipasto and charcuterie sharing platters are served alongside and it’s a very popular venue. For a more sedate experience, traditional afternoon tea is served in the Drawing Room, where there are plump sofas and comfortable chairs, arranged around a roaring log fire. Temptations include fresh scones oozing with fruity jams and thick fresh cream, a selection of dainty sandwiches and assorted
pastries, and piping hot pots of tea. And in the warmer months diners are welcome to take part in the ‘al fresco’ experience when afternoon tea is served on the terraces. The accommodation is spacious and sumptuously furnished with comfortable beds swathed in crisp white linens, ensuring a deep and restful slumber. The open-plan Godman Suite features large windows, flooding the ample space with light, and an enormous bathroom, with a walk-in shower and under-floor heating. The Journal speaks to Corinna Digeser from Chestertons about the year ahead Francesca Lee-Rogers
a
fter starting her career in finance, Corinna Digeser decided that she wanted to pursue a career in property and joined Chestertons in 2003. Starting at the Chiswick office as a lettings negotiator, her friendly yet direct approach to dealing with landlords and tenants saw her quickly become one of the company’s most successful agents. “Although I enjoyed finance, my real passion lays in property and as soon as I joined Chestertons, I knew that I wanted to build my career in estate agency,” she tells the Journal. Corinna then moved to Chestertons’ Kensington branch, where for eight years she ran what became one of the area’s most successful lettings teams. She reflects: “Kensington is where the first and original Chestertons office was established more than 200 years ago in 1805 by Charles Chesterton, so it is an incredibly important office for the company and it was a real honour to work there.” In 2015, Corinna took time out from her career to give birth to twin boys, Sebastian and Oscar, and returned to Chestertons in October, 2016 when she was offered the position of lettings director in Chestertons’ Knightsbridge

& Belgravia office. “Although it’s unlike any other area in London, I feel very at home in Belgravia,” she says. “I am still discovering new cobbled mewses and lovely boutiques, cafés and local pubs, but the challenges faced by my clients here are very similar to the challenges faced by landlords across the whole of Prime Central London and I am lucky to have a lot of experience of overcoming these challenges and getting the best results for my clients.” “I work alongside sales director Debra Stroud who has been at the branch for over 30 years so she knows everyone in the area and has made lots of introductions so I’m quickly getting to know the locals. Our clients like to know what’s going on in the market and to be advised on all manner of property-related matters, and that’s exactly what we are here to do.” Corinna and her team work with some of Chestertons’ largest clients such as Grosvenor and since joining, she has found her department so busy that she has had to take on another member of staff this month. “I’ve definitely hit the ground running and there’s so much that I’ve seen I can do for our clients here, I’m really excited about 2017 – it’s going to be a good year!” 31 Lowndes Street, SW1X 9HX, 020 7235 8090, chestertons.com 39

New beginnings All the latest from the property market
A Nicky Haslam makeover Packing an Eaton Square address, the 2,253 square foot stuccofronted Orpheo House has recently been furnished with the famous designer’s trademark flair – agents Rokstone use words like “whimsical”, “extravagant” and “eclectic” to describe the £4.25m finished article. Highlights include a high-gloss jet black kitchen, spiral wine cellar, Greek-revival rotunda, formal reception room accessed via double Versace-style doors, ionic columns, plasterwork and fireplace, antique glass cabinets (mimicking the bay window) and a master suite with 23’ en-suite bedroom, dressing room and balcony. Haslam’s impressive client list includes Roman Abramovich, Mick Jagger, Bryan Ferry and both Saatchis. rokstone.com
In demand Last November saw the sale of three standout properties with a combined asking price of nearly £75m, showing there’s still demand for the best real estate at the top of the market. The super-prime penthouse, villa and country estate represented some of the biggest deals last year. The £32.5m penthouse on Eaton Square’s preferred north terrace was designed and developed by Xenia and sprawls across a mammoth 5,532 square feet. Key features include a remarkable reception with barrel ceiling, direct lift access, a custom-made helical staircase and one of the strongest roof terraces in all Belgravia. Meanwhile, the £24m sevenbed villa acquired on Holland Park’s Addison Road weighs in at a whopping 9,000 square feet and has a 12m indoor pool, cinema room, staff accommodation, passenger lift, plenty of parking, and landscape design by RHS Chelsea Flower Show gold medallist Kate Gould. The month also saw the sale of the glorious (and profitable) £17.5m Ballington Manor Estate in Wiltshire. The “exceptional” 1,127acre agricultural and sporting package lies in the picturesque Wylye Valley and includes a worldrenowned partridge and pheasant shoot, chalk stream fishing, a fine Manor House, and eight other dwellings.

Founded by William Morris, the SPAB protects the historic environment from decay, damage and demolition. It responds to threats to old buildings, trains building professionals, craftspeople, homeowners and volunteers and gives advice about maintenance and repairs. Since 1877 countless buildings have been saved for future generations.
Information about maintaining your home is available through events, courses, lectures, publications and telephone advice. To support our work why not join the SPAB? Members receive a quarterly magazine, our list of historic properties for sale and access to our regional activities.
