Chiswick High Road’s famous pub The George IV is hosting a wedding fair for brides-andgrooms-to-be. Hosted in the pub’s Art Decoinspired Boston Room, the fair will showcase suppliers for the big day and visitors will have the chance to ask any burning questions and get some hints and tips. Reflections Bridal will be there presenting bridal wear and for the men, Peak and Horn will be in attendance to impart important advice. Nearby bakery Château Dessert will be there to show off its cakes and pastries, W4’s The Parlour will be advising visitors on hairstyles for the special day and Pot Pourri Flowers will brighten up the place with its fabulous bouquets.

Have you got a child aged between four and seven, who simply won’t stop moving around? If so, we have some news that might interest you: sign them up as a Lyric Young Company member (a one-off payment of £10 that lasts until they’re 25 years old) and pack them off for the ZAD West Hip Hop Dance classes at Hammersmith’s Lyric. Classes cover a wide range of hip hop styles including (but not limited to): popping, locking, old skool, nu skool, breakin’ and house, so by the end of the course, your little ones will be qualified to apply to tour as Beyoncé’s backing dancers.

My Family: Not the Sitcom is David Baddiel’s new one man show and Chiswick residents are lucky enough to see it during the workshop stage. Expect to hear about death, ageing and gay cats, all delivered in his typically insightful style of humour. Baddiel is a celebrated comedian, novelist and screenwriter, and penned the children’s novels The Parent Agency and The Person Controller and his last stage show was described as being “weirdly moving” and “thought-provoking”. Enjoy a night with a great comedian in one of Chiswick’s most intimate performance spaces.

Do you know a lot of not necessarily useful things, or at least think you know a lot? Put it to the test at The Stonemasons Arms in Hammersmith this month during the Brackenbury Residents’ Assocation pub quiz and wow your neighbours and friends with your bountiful knowledge. The entry fee includes some food and a free drink, and tables can be booked for two, four or six people. Authors of Panorama of the Thames: A Riverside View of Georgian London Jill Sanders and John Inglis will be giving a talk at Chiswick Pier House this month entitled Social Change along the River Thames. It’ll be a voyage through various centuries, using photographs and films to illustrate the duo’s talk; Samuel Leigh’s panorama from 1829 will be contrasted with the contemporary Thames Panorama Project’s video of the present day river. Explore the transformation of the Thames with a particular focus on west London.

Self-development and self-empowerment are the key phrases for this festival, and there’s plenty to get your teeth into throughout your visit. Head to the yoga studio, the love dome or mantra lounge to find a sense of inner wellbeing, or take it further and head to the dedicated wellbeing studio for soulful and physical nourishment. Take a peek inside vocal tracts, restless minds and speech devices to find out more about the human voice. In a fascinating linguistic exhibition, This is a Voice explores how a voice can tell someone where we’re from, what social standing we have and the emotion that we’re feeling at that time. Study the stresses, intonations and rhythms of the voice, as well as how and why they happen, and you’ll never be able to have a normal conversation again – you’ll always be analysing someone’s speech with your new interest in phonetics and phonology. [PARENTS AND KIDS]

Children of a

revolution

Little Forest Folk has arrived in Chiswick this month and offers children a hands-on, nature-inspired early education. Tom Hagues finds out a bit more about it by speaking to founder Leanna Barrett

L

eanna sits me down in the Piccolo Play Centre, with her tiny newborn strapped contentedly to her chest. I’ve come to learn about Little Forest Folk, a full-time outdoor nursery for children aged two to five. The company’s mantra is to allow children to be exposed to the natural world and use physical activity as an integral part of learning. I begin by asking Leanna how the idea came about for the first site in Wimbledon, which opened in January 2015. “I don’t have a

8

“Most importantly, what kids learn from this is character development and life skills” background in education,” she begins. “When my eldest daughter, who is now four, was about six months old, she used to crawl and bang on the French doors to try and get out into the garden. All she wanted was to be outside.” This sparked an idea in the minds of Leanna and her husband James, who did some research and learnt about ‘forest schools’ which are quite common in Scandinavia. “We were terrified when we opened our school, because we weren’t sure how people would receive the idea, but we started with 10 children in Wimbledon in the middle of winter last year and now we have 109.” I ask whether parents ever have any reservations, and Leanne tells me that mums are often worried about the weather. “We began with forest sessions once a week and invited parents to bring their children for a two-hour play time, to give them a flavour of what we’d be doing during the day. Once they’d seen that, they were happy.” The learning at Little Forest Folk is much more practical than sitting in front of a board and it’s not all academic. “Most importantly,

what kids learn from this is character development and life skills,” says Leanna. “They’re taught literacy and maths, but they focus on communication and confidence, because when kids learn to be confident, they learn how to be curious and resilient against failure. These qualities help kids when they start school to be strong both mentally and physically.” It seems that Little Forest Folk’s technique exploits children’s natural inquisitive nature and turns it into a set of life skills, in a way that everyday nurseries can’t really offer. Leanna tells me that Chiswick was next on the list for opening a Little Forest Folk because it was a popular location when she polled parents to find out where the company should go next. It’s the perfect area, not just demographically but also geographically, because the Little Foresters who join the Chiswick nursery will be playing and learning in Kew Gardens and nearby Chiswick House and Gardens. David Attenborough applauded the nursery, saying: “I have no doubt whatsoever that the children, when they look back in later life, will realise how valuable and impactful their time with Little Forest has been.” High praise indeed, and for good reason. ICE CREAM Tom Hagues discovers that Icelandic ice cream is the way forward, and you can get your sticky hands on some in west London’s very own Shepherd’s Bush

the BEARs ice cream company team

I

t’s a glorious day at the beginning of March and the Bears Ice Cream Company, on Goldhawk Road, has just opened and been through its first weekend with the sun shining. The team managed to reach its 1,000th ice cream on the Saturday, and then on the Sunday they had their busiest day. Imagine what the summer is going to be like, I laugh with Vera Thordardottir and husband Phil Harrison, the ice cream dream team behind the venture. Vera is an Icelandic fashion designer, and she tells me that Iceland is a nation whose population is deeply passionate about this frozen treat. “We thought about doing a traditional ice cream shop,” Phil begins to tell me. “But the amount of time I’d have had to be here to make the product would have been enormous, and there are quite a lot of places around like that anyway.” The pair decided it would be a novel idea to create an ice cream parlour based on those in Iceland, thus the Bears Ice Cream Company was born. The concept is simple: there’s only one flavour of ice cream – a plain soft-serve that’s thicker and more luxurious than any I’ve ever had, despite the mixture being 70 per cent skimmed milk. It’s made with natural ingredients and has a ridiculously low fat content. Sounds perfect to us. “As far as ice

cream goes, it’s not that bad for you. There’s only 13 per cent sugar in the mixture, and the cones we serve are imported from Denmark and are made with natural ingredients and have a low-sugar content,” Phil tells me. We move on to discuss what you can get at the parlour. “We have seven signature styles, one of which is for children and it’s called The Bear. It was Vera’s idea, and it’s a little cone with ice cream dipped in chocolate, it gets little bear ears and chocolate sprinkles to look like fur and eyes and ears. Kids love it,” he says with a smile. “We’ve got six more adult ones,” he explains. Vera nods along, adding: “They’re basically Phil’s take on a really nice ice cream. He’s taken the flavours and made the sauces to create them.” The flavours include Dark and Salty (dark chocolate sauce and chocolate

The Bears Ice Cream Company is a little slice of Iceland in the middle of west London

brownie layered through the cone, ice cream rolled in popcorn and sprinkled with Maldon salt); Apple Crunch; and Nuts, Nuts, Nuts. Will the flavours change with the season? “Yes, we plan on using all the available berries in the summer,” says Phil. I ask whether this was something they had always wanted to do, and am met with nods. “We always wanted our own business,” Phil explains, “and we thought ‘why not?’. We looked at places on King Street and Askew Road, but this space was perfect for us. You can see Ravenscourt Park from here, there are schools all around.” Vera confirms this and says: “There is a community here and we wanted to be a community place. You can just pop by and come with the kids to relax.” With its sleek Icelandic design masterminded by Vera, the Bears Ice Cream Company is a little slice of Iceland in the middle of west London. As I leave with a Mellow Yellow in hand (lemon curd, marshmallow and basil), I reckon it’s going to be here for a while. 244 Goldhawk Road, W12 9PE, 020 3441 4982, bearsicecream.co.uk

and am instructed to dip into Chiswick Lane South, so I willingly oblige. I walk past the Fuller’s Brewery and continue until the road meets Mawson Lane. I consider popping into the Mawson Arms for some fuel and Fuller’s refreshment, but instead I avoid the temptation and meander back to Chiswick Mall. You don’t have to be as well-behaved as I am – in fact, I would insist that you stop off to try some of the ales in the Mawson Arms (it’s got another name, which is the answer to one of the quiz questions) that are brewed at the Fuller’s Brewery behind the pub.

5. EYOT UP

1. PEERING IN

I begin at the Pier House. It’s Friday afternoon, the weather is overcast to say the least and it’s not exactly mild, either. It is easy to see why there are not many people around. I set off, heading east from the Pier House (which, as the guide from the website informs me, is “left when looking at the river”) and follow the riverside path. The guide actually tells you to explore the immediate area and the pier if you’re doing the quiz, because vital clues and answers to the questions are located around here. As I’m not doing said quiz, and because time is of the essence, I head full-steam to the next step.

2. FIRST STEPS

Heading along the path, a handful of rowing boats slip past on the water to my right, taking advantage of the very still water. It’s

extremely peaceful and I can see why this part of London is so sought after. At this point, someone walks past me and nods with a big smile, wishing me a good morning despite the fact that it’s clearly 3.30pm.

3. HOLIER THAN THOU

The path takes a sharp left and brings you into the Christian shadow of St Nicholas’ Church. At this point, you’re invited to explore the churchyard. This church is what the very original settlement of Chiswick, when it was simply a small fishing village, was based around. In the churchyard, you have to have a look around to answer three questions. Keep your eyes peeled for “benevolent widow” Lucy – you’re going to need to find out what her surname was.

4. A PUB WITH TWO NAMES

At this point on my stroll, I check the guide

I slink past countless blue plaques; humourist and novelist Sir Alan Herbert and master calligrapher Edward Johnston to name two

When I come back out of Chiswick Lane South, I notice that I’m directly in front of the Chiswick Eyot, a nature reserve and wellknown landmark seen during the annual boat race. The tide is out and I consider scrabbling down the bank and walking over to have a look, but I have a beleaguered past when it comes to exploring islands that are prone to submersion, and I don’t have wellies nor a life raft, so I play it safe and continue with my stroll.

6. THE HOME STRAIGHT

I come up to the final part of the walk. I slink past countless blue plaques; humourist and novelist Sir Alan Herbert and master calligrapher Edward Johnston to name two. I make a note to look up Edward Johnston and see what it takes to become a master calligrapher, and to see whether there are any higher rankings in the cut-throat world of calligraphy. My instructions ask me to continue along Chiswick Mall until it becomes Upper Mall, and to keep going until I reach the house of designer, novelist and socialist activist William Morris. Looking at his waterfront property (I assume there were fewer Volvos and Range Rovers parked here during his day), I pat myself on the back. I have successfully completed the new river trail, and what a very scenic task it is indeed.

fact box You can find all the information about the walk, along with the quiz sheet and answers, on Chiswick Pier Trust’s website: chiswickpier.org.uk. The closest transport terminal at the Chiswick end of the walk is Chiswick Rail Station, or you can easily walk to Hammersmith tube station for London underground services.

Rewriting

the theatre

The Bush Theatre in Shepherd’s Bush is to be redeveloped and improved in the coming years. Here’s all you need to know about what’s planned for this mega refurbishment

I

n 2012 when Madani Younis joined the Bush Theatre as its artistic director, he vowed to create a theatre that truly reflected the community that surrounds and uses it. He certainly meant it, and last month an enormous renovation project got under way with the aim of creating a new second space in the form of a studio theatre, improved and upgraded backstage facilities for artists, a new front-of-house area and making the entire building fully accessible and more sustainable. The extensive work will be carried out by architects Haworth Tompkins, a company that has a solid-gold reputation with arts and theatre buildings. There are, of course, logistical issues that need to be addressed while this work takes place. Melissa Bubnic’s Boys Will Be Boys will be at Bush Hall, and This Place We Know will be performed in spaces along Uxbridge Road. The Royale by Marco Ramirez has moved over the Shepherd’s Bush/Notting Hill border to The Tabernacle and The Neighbourhood Project will take place in homes and the streets of W12. the library

12

FACTS AND FIGURES

The redevelopment and off-site programme is projected to cost £4million and at the time of writing, 90 per cent of that figure has been raised already. The project’s supporters include Arts Council England and the London Borough of Hammersmith & Fulham, along with trusts and foundations, local businesses and individual donors. The Old Library is an area in which the redevelopment will benefit, by using it to increase the capacity of the theatre (by about 20 per cent) and creating a new studio space. There will be almost 50 per cent more room in the bar and café areas and across the three spaces (the auditorium, attic and studio theatre) the theatre is aiming to welcome about 15,000 more people to the venue each year.

What’s been said so far?

Madani Younis believes Shepherd’s Bush as an area and community has provided inspiration for this redevelopment: “We have the privilege of being at the heart of one of the most diverse places in the country, and at a cultural crossroads of everything that it is to live in London today. We want to create a building that embraces this, and produce work that celebrates this.” Haworth Tompkins’ director Steve Tompkins outlines his aims for the project: “This phase of work should open up a whole new set of theatrical and communal possibilities for a theatre that has always punched above its weight.” The Bush Theatre’s reputation as a worldclass performance space will continue and be enhanced with the additional capacity and facilities for artists. Georges Feydeau is known in the theatre world as the undisputable king of farce comedies and his most famous, A Flea in Her Ear is running for four weeks at The Tabard Theatre. The play is regarded as one of the funniest farces ever written and involves all the ludicrous elements you’d expect – crossed wires, secrets and liaisons and plenty of suspicion that fuels the drama. The plot follows the tale of Raymonde Chandebise who, in a bid to test her husband’s fidelity, sends a letter to him from a fake secret admirer, suggesting a secret romantic meet-up in a hotel. This is where the madness begins – with mistaken identities and mix-ups causing chaos to break out and provide the audience with stomach-aching, side-splitting comedy scenes. 22 April Dierks Bentley

Last year, Bentley performed at the O2 and, according to the BBC, he “blew the roof off ”, so take a hard hat and prepare for a night to remember. He’s being supported by Tucker Beathard who’s a great artist in his own right, so you’re basically getting two great performances for the price of one. Bentley has seven albums to take tracks from, so there will be a huge mixture of new, old and favourite hits, which we think sounds pretty fantastic. Hold on to your socks, because they’re about to be blown off.

This group is liked for their high-energy live performances, presumably after they’ve tried climbing up the curtains and knocked everything off the coffee table for no reason. The six of them have the ability to turn every gig into a party and make you feel like you’ve been invited to a big celebratory bash for your friends, rather than surrounded by a load of dancing people who you don’t know. That’s the kind of gig we like to go to, that’s for sure.

This exceptional jazz vocalist has a voice that will make anyone go weak at the knees. He knows his way around the jazz, blues, gospel and soul genres like a musical sat nav and knows how to score a big hit, too. His clapping, feel-good song, Liquid Spirit made it on to UK radio stations, allowing him to access the market this side of the Atlantic. He’s bringing some soulful sounds to Hammersmith this month ( for one night only) so don’t miss out on the chance to see him perform.

from 2012? Sadly, we remember it all too well, and this is not necessarily a sequel but it’s certainly a follow-up – but we’re going to give it a chance in order to be fair. Two evil sisters prepare to take over the land when Eric the Huntsman and his forbidden lover Sara, set out to stop them. Don’t roll your eyes just yet…

29 April Demolition

Directed by Jean-Marc Vallée Starring Jake Gyllenhaal, Naomi Watts and Chris Cooper We predict a stunning performance from Gyllenhaal in this moving film about an investment banker who struggles to come to terms with the loss of his wife after a tragic car accident. This will be Gyllenhaal’s biggest return to the screen after his much-applauded film Nightcrawler, and we can’t wait.

Eye in the Sky Katy Parker sums up Eye in the Sky, a masterpiece with a formidable cast

P

remiered at the Toronto International Film Festival last year, Eye in the Sky is a gripping topical thriller, which offers suspense at every turn. The topical drama stars the spectacular Dame Helen Mirren as Colonel Katherine Powell – a Londonbased military intelligence officer who leads a secret drone mission to capture a terrorist group living in Nairobi, Kenya. The action suddenly escalates when Powell discovers the group are about to embark on a deadly mission of their own and it is up to drone pilot Steve Watts in Nevada (Aaron Paul) to target the safe house for destruction. Plans change again though when a nine-year-old girl enters the kill zone, and the impossible decision of when

to strike is passed up the chain of command as the tension rises to breaking point. Paul, who rose to fame during his turn as Jesse Pinkman in the Netflix drama Breaking Bad, is outstanding and more than holds his own against the heavyweight forces of Mirren

and Alan Rickman. One of the last films to be completed by Rickman before his death in January, Eye in the Sky is sure to be remembered for a lot of reasons. Eye in the Sky is in cinemas from 15 April.

T

heo Randall’s latest project is simple Italian food done to an exceptionally high standard. Starting out in The River Café near Hammersmith Bridge, Randall is an acclaimed chef whose Italian inspiration comes from holidaying with his parents as a child, where they would drive around the country filling the car with as much fresh Italian produce and wine as they could, before heading back to the UK. You can see his passion and understanding of how best to enjoy fresh Italian ingredients at Theo’s Simple Italian restaurant, from veal, pork and beef spicy meatballs to the fritto misto – a selection of deep-fried red mullet, sea bass, prawns, squid and courgette. The marinated black Angus beef, served with parmesan and rucola is a fantastically light dish and the beef is velvety smooth. The secondi dishes continue the theme of glossy, fresh and feel-good casual dining. The sea bream is pan-fried to give the skin a pleasurable crunch, and the fennel, caper, olive and potato bed it crowns brings a crisp, sharp contrast to the smoothness of the bream’s flesh. We also highly recommend the white chocolate and orange tart with spiced chocolate sauce – but you’ll have to race us there to get your hands on a slice.

Hit the

high road Scrap the coffee-shop sandwiches, lunchtimes don’t need to be the same every day, says Tom Hagues

I

t’s a sunny day as I stroll along Chiswick High Road and into High Road Brasserie; people in big sunglasses are sitting on the terrace enjoying lunch despite the fact that the temperature is still only in single figures. I choose to sit inside, because I am not a madman. I’m greeted swiftly by a waitress who leads me to a table and gets straight down to business. This I like, and for a moment I could be in Paris. I love the High Road Brasserie for a number of reasons, one being the great interior. It’s luxurious with an aged, slightly historical feel to it and the bar is the pièce de résistance. I find that it’s classical bistro dining at its very best, but then you wouldn’t expect anything less from the inimitable Soho House Group. We begin with a crisp, cold bottle of white – the house bottle, actually – and it’s a French masterpiece from Languedoc. House wines often have a bad reputation and are avoided by many diners, but I am pleasantly surprised to find that this isn’t the case at High Road Brasserie. The starters

come: salmon gravadlax and a tantalising small plate of thinly-sliced tuna. Both dishes are simple and rely on the freshness of the fish and one or two accompanying flavours in the form of crunchy salad vegetables or

a dollop of sauce. This is perfect lunchtime food; it doesn’t fill you up and slow you down for the rest of the day, but it satisfies you in a very pleasing way indeed. Mains are equally as simple and not complicated or fussy. There’s pork belly – roasted so that it dissolves on your tongue, and which comes with apple sauce and cavolo nero. Ordering the cod loin with lentils is also a wise decision; the cod is a brilliant white and cooked to tender perfection while the lentils offer an earthy warmth, which contrasts so well that my taste buds enjoy a little dance with joy. The time comes to leave and head back to reality, but I leave safe in the knowledge that the lunch I’ve just enjoyed is a world apart from what would be offered to me at a chain restaurant, coffee shop or convenience store. I walk past those still braving the terrace outside and have a little think: I would probably sit out there in the snow if it meant I got to have that menu for lunch every day of the week. [PROMOTION]

Make moving

day easy

and benefit local charities too Storage needed?

Ask your mover about their storage facility, check it has on-site security, fire prevention and your items will be stored in containers.

Insurance required?

For moves within the UK, your home contents insurer may cover you. For moves to Europe and international destinations, your removals firm should offer comprehensive coverage. Please be wary of extended liability insurance as this can leave you in a battle over whether damage was negligence should a claim arise.

Delivery to your new home

Look at the access and advise your removals company accordingly.

M

oving home can be an exciting and memorable time, but the process of actually moving your possessions from your old home to your new one can also be stressful. John Watson, managing director of UK Services of Royal Warrant holders Abels Moving Services, gives some tips on advance planning that could help make your moving day easier.

Plan early: Research and contact three removals companies that are at least accredited and approved by the British Association of Movers. Visit their premises unannounced as this will give you an idea as to how they will manage your move. Tatty trucks and a warehouse will often transpire to tatty work practices! home survey: For a full house move, a sales representative will visit to chat through your moving requirements and check the access for large removal trucks. A professional company will be flexible and mould its services to suit your needs.” It is recommended that the same person meets each company representative to avoid any conflicting instructions.

20

Identify sentimental and highvalue items: The surveyor can advise

how the company will protect them so that special care and attention are given on moving day. Professionally pack everything / owner packing / part packing? Ask yourself whether you want the removals firm to take care of the entire move, in which case you may want to take a few days’ holiday. You may prefer to do some packing yourself – eg. personal clothing or paperwork.

Packing materials:

If you prefer to pack some or all cartons yourselves, the removals company can supply suitable packing materials. “Beware of buying low-cost materials from the internet,” warns John, “as these are often inferior quality and unsuitable for being stacked 9ft high.”

Charity donations for unwanted items

Ornaments, books, china and glassware must be in good condition, some white goods and upholstered furniture must have their fireretardant labels. Abels has a brilliantly simple solution: it will collect unwanted items free of charge and pass them on to two charities close to the company’s heart: the East Anglia’s Children’s Hospices (EACH) and the Big C Charity ( fundraisers for cancer equipment), for sale in their charity shops. As John Watson says, “Everyone benefits from this kind of recycling. Our clients don’t have to worry about disposing their unwanted goods, and charities benefit financially.” Abels also supports East Anglian Air Ambulance, which depends on donations and saves the lives of hundreds of people each year. John Watson sums up the company’s philosophy by saying: “Giving something back to the wider community is very much part of being a successful company today.” Call Abels on 0800 626 769, email: johnwatson@abels.co.uk, or visit the website: abels.co.uk

replY ASKED: MARCH 2016 CARE TO DANCE? Ballet4life offers fun and authentic non-syllabus ballet classes and ballet ELECTRRIC CITY

courses for beginners from age 16 up. These are held in Chiswick in wellequipped dance studios with qualified, lovely teachers. It would be our pleasure to welcome your daughter. If she is 16+ and interested, please do contact us if you would like any further information. - Donna & Ballet4life

PLEASE MOVE DOWN INSIDE THE TRAIN It was nice to see a proposed new model of a South West Train at Waterloo Station in March. The carriages certainly seem more spacious, but I believe that’s because there are fewer seats. I remember when Transport for London introduced the new trains on the District Line – it’s all very well being able to cram more people in but it’s not particularly comfortable if you have to stand all the time. I hope that this isn’t the case with these new trains – even if it is only 25 minutes to Chiswick from Waterloo. - Mr Phillips

DATE FOR YOUR dog’s DIARY

DATE FOR YOUR dog’s DIARY Just to remind you that from 6 April, dog owners have to have their pets microchipped and the information registered on a database. This is now a legal requirement and I’d hate for anyone to be caught out because they hadn’t realised that they’re supposed to do it. - Mrs Anderson

PHOTO FINISH I love how the community rallies around to solve historical mysteries that concern the local area. I have been following the story about the photograph found in Chiswick Library with great interest and am so pleased that someone managed to work

out who some of the footballers in the picture are. I wonder if there are any other photos like this hanging around in lofts or basements just waiting to be discovered – I should probably have a look in my own attic. - Mrs Dessam

ELECTRIC CITY Seeing the new charging points for electric vehicles has got me thinking – maybe I should change my fuel-powered car for something more environmentally friendly? At the moment, the two charging points I know of in the area are on Gayford Road in Shepherd’s Bush and Standish Road in Hammersmith. I think there’s one in Fulham too. If the council installed more, I would

definitely consider buying a new car but having only a handful of charging stations in the local area might prove problematic. There should be many more if the council wants to reduce the borough’s harmful emissions. - Mr Collins

I SPY It’s disheartening to hear that London councils are operating more and more CCTV cameras. While I understand it can be helpful to have surveillance in public spaces, there comes a point when people’s privacy is at risk with very little to show for the intrusion. - Mr Garcia

Over 50 agents have signed up for the third annual London Estate Agents’ 10k Race in aid of Housing for Women. Reps from firms including Stirling Ackroyd, Marsh & Parsons, Winkworth and Fine & Country will be taking on the Regent’s Park course in May and hoping to raise more than £10k for the charity, which supports vulnerable women and their children in the capital, including those experiencing domestic violence, women that have been trafficked, mothers leaving prison and elderly women. Jakki Moxham, chief executive of housing for women, said: “We are delighted that so many estate agents have signed up to take part in the London Estate Agents 10k race and urge others to take part. Many of the women we support have been living in fear for their safety. Being housed in a safe and secure environment gives them the opportunity to rebuild their lives. This event will raise vital funds that will allow us to help these women and their families in London.”

Gravy Train: Crossrail markets ‘about to step up another gear’ Those worried about missing the boat – or train for that matter – may be interested in JLL’s updated Crossrail research, which claims there’s still “an abundance” of resi opportunities along the newly-christened Elizabeth Line. In less than three years’ time, the first Crossrail trains will run through the new tunnels of the Central Section and JLL has updated the first edition of its interactive

London estate agents gear up for £10k charity race

research tool to reflect the prospects for pricing, scoring and forecasts until the end of 2020. The well-documented rises in value and activity since the project was first announced are about to “step up a gear”, says the firm, with Woolwich, West Drayton and Whitechapel tipped as the biggest beneficiaries in terms of capital growth. Woolwich, West Drayton, Whitechapel and Ealing Broadway should reap most benefit for housebuilders, while Whitechapel, Woolwich, Ealing Broadway, West Ealing and Acton are forecast to see the strongest rental growth between now and 2020. Whitechapel and Woolwich in particular would appear to be white hot right now. Neil Chegwidden, residential research director at JLL, said: “Crossrail continues to drive value growth right across its length. In the current market, what is becoming clear is the additional benefit it brings to some of the lower value locations along the route. It is supporting regeneration through improved accessibility and, as a result, offers a longer-term capital growth potential that may be harder to identify in central zones. “Our updated research shows that some Crossrail locations are expected to see house price growth of 16 per cent above the Greater London average by the end of 2020. On average, residential prices around Crossrail stations are forecast to see 7 per cent greater uplift compared to nonCrossrail stations. Woolwich, West Drayton,

West Ealing and Acton are forecast to see the strongest rental growth between now and 2020 Whitechapel and Ealing Broadway are the most advantageous locations to develop apartments for sale. Woolwich is forecast to experience the highest house price growth along the Crossrail route, with prices expected to rise by 39 per cent, while West Drayton, Whitechapel, Slough, Abbey Wood and Iver are all set to see prices rise by more than 33 per cent over the next five years. Developers should definitely be investigating Iver, Langley and Slough, says the firm, although it sounds like there’s still plenty of untapped, long-term potential at Ilford, Forest Gate, Abbey Wood, Slough and Southall. On the rental front, Chegwidden added: “Crossrail is likely to be the catalyst for Build to Rent apartment schemes; we predict that the most beneficial stations around which to develop product for rent are Whitechapel, Woolwich, Ealing Broadway, Acton, Slough and West Drayton, with rental growth over the next five years forecast to be strongest in Whitechapel, Woolwich, Ealing Broadway, West Ealing, Acton and Hanwell.”
