I
t is a time of year when we can celebrate togetherness and traditions, in all their forms, and gain some respite from the strains of daily life. Back in September, I was invited to meet Dame Joan Collins, who is pouring her passion for glamour into Timeless Beauty, a very personal make-up collection. Dazzling in vintage Chanel earrings, drinking mocktails and talking with affection about her god-daughter Cara Delevingne, she was in her element. Sadly, shortly after our encounter I received the news that her sister, the novelist Jackie Collins – with whom she was hoping to spend Christmas – had passed away. However, I know now that Collins is a woman who will apply her lipstick (in fuchsia) regardless, and take comfort at home with her husband Percy, with candles, caviar – and an own-brand reed diffuser, of course. Her zest for life and determination to work a room full of her friends at 82 is an inspiration for us all to enjoy the things and people we love, whatever life throws at us (p.54). It was the desire to drink high-quality tequila with best friends that led George Clooney and Rande Gerber to create their own brand of the spirit, with various episodes of high jinks along the way. On page 22, Clooney admits “it was never meant to be a company”, as Lauren Romano joins his business partners for a tasting. Elsewhere, we’re marking the hard work and successes of 2015 for two British women, active in Canary Wharf. The White Company founder Chrissie Rucker MBE is celebrating 21 years of a business she tells us is built on simplicity, quality and trust (p.90). J
ust when it looked like George Clooney couldn’t be any more of a catch, he goes and finds a tried and tested tonic to a hangover. The cure? Drink tequila. On the rocks, neat, in a margarita; just keep slamming those slammers and wake up smug as a teetotaller on a Saturday morning, is what Dr Clooney prescribes. Of course, he isn’t proffering any old type of tequila; he’s talking about his own brand liquor, Casamigos, distilled with his longtime drinking buddy Rande Gerber. Gerber’s may not be a name that is instantly familiar, although he’s the spouse of one of the world’s most recognisable supermodels and a successful businessman at that. You might have heard him mentioned as the pioneer of the ‘lounge bar’, a type of drinking establishment that doesn’t sound too dissimilar to Central Perk, except it serves White Russians rather than flat whites. Today, Gerber and the third cog in the Casamigos operation, property mogul Mike Meldman, have made themselves very much at

It’s the morning after the night before when the trio were tasked with keeping the tequila flowing at the launch party of Cindy Crawford’s new book Becoming. From the sounds of it Clooney was a particularly attentive host, playing bartender and topping up shot glasses with zeal. He’s noticeably absent this morning, although I’m sure it’s just jet lag that’s wiped him out, and not a hangover, heaven forbid. Some might call it hair of the dog, but after hitting the sack at 4am, Gerber and Meldman are back on the sauce in time for our meeting. “I never drink alone,” confesses Gerber, with a mischievous glint in his eye, as he hands me a tumbler of Casamigos Blanco while he pours himself an amber coloured Casamigos Añejo. “Someone once described Casamigos as ‘dangerously smooth’,” he warns, raising his glass in a toast. He might not have quite the Nespresso suave of Clooney but Gerber, at 53, still has something of that distinctly American poster-boy look about him. Charming, chiselled and very polite, even dressed down in jeans and a zipped jacket, it’s not difficult

to see how he ended up married to his model wife. “If you drank a whole bottle you might have a bit of a headache in the morning, I’m not sure,” says Gerber with a wry smile when I quiz him about the non-hangover boast. “But I’ve never experienced it and we’ve definitely done the research.” And nobody could accuse the boys of not doing their homework. Propping up bars all over Mexico, where they built neighbouring homes called ‘Casamigos’ in Cabo San Lucas a decade ago, the drinking buddies worked their way through hundreds of different versions of the local spirit, all in the name of research. Unable to find the perfect blend, it was Clooney who suggested they make their own and they spent two years working with a master distiller in Jalisco. It might be a bit of a sidestep for the actor, but as career paths go it’s not such a curveball for Gerber, who until 2010 headed up Gerber Group, a nightlife empire reportedly worth $100m. Hotelier Ian Schrager gave him his big break, tasking him with fitting out the bar at the Paramount Hotel in 1990. Cue The Whiskey, a blueprint for the lounge bar concept, complete with comfortable sofas. Other spin-offs followed as well as the Skybar in LA where Gerber reportedly bumped into Crawford after her divorce from Richard Gere. I ask Gerber if it’s annoying that Clooney is the one in the limelight. “I think the great thing for George is that this is his first business. When there’s a decision to be made it’s the three of us that discuss it together.”

Several years after the first bottles of Casamigos were produced, it was the distillery that threatened to pull the plug. “‘We’re sending you about 1,000 bottles a year so either you’re selling it or you’re drinking way too much,’ they said to us,” laughs Gerber. “They told us we needed to get a license for our ‘samples’. We didn’t care if we sold one bottle as long as we got to keep drinking it.” The fact that Casamigos is the fastest growing ultra-premium tequila in the States, heaped with more accolades than you can shake a margarita shaker at, is a bonus. “Most people equate tequila to their college days and haven’t touched it since, but the type of agave that we use is the best of the best,” explains Gerber. Later, Clooney tells me: “We wanted a great-tasting smooth tequila that didn’t have to be covered up with salt or lime. We like Casamigos neat or on the rocks. Margaritas are great but I don’t want to have that all the time. The sugar alone can kill you after about three,” he jokes. The agave (that’s a type of aloe plant between me and you) used in Casamigos’ three tequilas is 100 per cent Blue Weber grown in the Jalisco Highlands. In Gerber and Clooney’s current liquor line-up there’s Casamigos Blanco, a crisp, clear and incredibly smooth tipple; Casamigos Reposado, a slightly more viscous blend with hints of caramel; and Casamigos Añejo, which is aged for 14 months and has a smoky aroma that treads on whisky territory. Rande, Meldman and I are two and a half tequilas in when Cindy Crawford makes her
entrance, sweeping into the bar with all the inconspicuousness that a supermodel can muster. I wouldn’t mind looking like her, having been partying to the early hours of the morning. She is radiantly beautiful; the tequila goggles amplifying the glossy mane, gazelle-like leather-clad legs and megawatt smile. Her poison’s usually a Reposado on the rocks, but the paps are outside waiting to snap her en route to her latest press junket, so she doesn’t stick around for long. Together, Gerber and Crawford have got to be in the running for the most photogenic couple of all time, although Clooney and new wife Amal Alamuddin aren’t far behind. As brand ambassadors go, a supermodel, an internationallyfamed barrister and a Hollywood A-lister aren’t bad, I muse, as Gerber laughs a little helplessly. He admits that having celebrities attached to any brand can backfire, but – and again, perhaps it’s the tequila talking – he insists that Clooney’s involvement is the real deal. The pair have known each other for 20 years, first meeting at Gerber’s New York bar Morgans. They visit their homes in Mexico ten times a year to put every batch through its paces and there have been plenty of salubrious incidents during the production process. One tale, which is already part of Casamigos folklore, never gets old for Gerber. After they got their license, the story goes, Gerber and Clooney celebrated so much that Clooney had to crash at the Gerber’s Malibu pad. Cindy woke up at 3am and discovered her husband lying face down on the bed in the guest room fully clothed. She got into bed, tried to wake him up and what do you know, it was actually George, not Rande. “She came to find me and said: ‘I just got into bed with George!’” Gerber sniggers. “We could hear him downstairs raiding the cupboards, laughing about it. In the morning he said, ‘that’s going to be our first ad campaign: drink a bottle of Casamigos and wake up with Cindy Crawford’. But Cindy insisted that we changed it to ‘wake up with George Clooney’.” The scene was re-enacted in an ad and the tag line: ‘it could happen’ stuck. As Clooney says, “the tequila was made just for us to drink and share with friends, it was never intended to be a company.” Casamigos Tequila, from £62.99, selfridges.com

Hublot doubles production space Hublot’s rumbustious Jean-Claude Biver – chairman, cheesemaker and the most famous man in watchmaking – was in characteristic form at the opening of the company’s second manufacturing facility recently. Innovation, he roared, must be everywhere at Hublot HQ: “The cook must be innovative, the receptionist must be innovative, the driver must be innovative, I must be innovative.” Biver has certainly been that, transforming Hublot in the space of a decade from a company teetering towards obscurity into the global money maker it is today. “Ten years ago we didn’t exist,” the industry veteran told Canary Wharf magazine. “Ten years ago we were in an apartment.” His company now operates 73 stores around the world and counts among its ambassadors José Mourinho, Kobe Bryant and Usain Bolt. Model Bar Refaeli, Fiat group heir Lapo Elkann and Pelé attended the inauguration of Hublot’s new manufacture, which doubles the surface area of the company’s production facilities in Nyon. is treasure Within a decade of launch, Greubel Forsey was producing what many believed to be the world’s best watches. It was a reputation that became fact in 2011. Richard Brown discusses the remarkable achievement with self-effacing company co-creator, Stephen Forsey
W
hen a watch wins the coveted Aiguille d’Or award at the annual Grand Prix d’Horlogerie de Genève – meaning that the most important judging panel in watchmaking has deemed it to be the best overall creation of the previous year – it enters the history books as one of the greatest watches of its time. When that watch comes courtesy of a company that, back then, had yet to celebrate its sixth birthday, the achievement is something quite spectacular indeed. In 2010, the prize for the finest watch from all categories – a name added to a list that already included Vacheron Constantin’s Tour de l’Île and Patek Philippe’s 5102 Ciel Lune – was Greubel
It remains so to this day. For a seven-year-old brand, operating out of a tiny workshop in La Chaux-de-Fonds, to go up against the industry’s most illustrious heavyweights and triumph, was, to use Forsey’s words, “like building a car in your garage, taking it to the 24 Hours of Le Mans and winning.” A decade after the company’s inception and Greubel Forsey exists as one of the most esteemed

The watch was made to both conclude and commemorate the line of timepieces with which English ex-watch-restorer Stephen Forsey and French calibre-creator Robert Greubel launched their eponymous company in 2004. The following year, the duo submitted the Double Tourbillon 30° Technique – a precursor to the Edition Historique – to the International Chronometry Competition, the most rigorous independent testing board on the planet. After 45 days of subjecting the Technique to shocks, extreme temperatures and shifting magnetic fields, the judges deemed it to be the most precise mechanical time-telling device ever created.

names in haute horology. The 100 or so watches it produces each year are sold through 35 of the world’s most prestigious watch shops. Prices start at £370,000 and exceed £1m. How, you might ask, are such sums possible? In the arena of precision timekeeping, it’s all to do with the way Greubel Forsey treats its weapon of choice: namely, the hallowed tourbillon. Bequeathed to the world in 1801 by Abraham Louis Breguet – to watchmaking what Picasso was to painting – a tourbillon is a movement that aims to improve the timekeeping capability of a watch by negating the disruptive effects of gravity. It does so by placing the regulating organs of a timepiece – the balance, hairspring and escapement – in a continually rotating cage – meaning that the forces of gravity imposed on a watch are effected at a nearer continual rate, rather than changing as the position of a watch changes. So difficult was a tourbillion to create, that for 200 years, fewer than 1,000 were ever produced. By the 1990s, million-dollar investment in micro-engineering techniques meant that most major watch marques were able to offer at least one tourbillon somewhere in their collections. But, as Forsey explains, “these wrist-watch tourbillons were still traditional, miniaturised versions of pocket-watch tourbillions. From a performance point of view, the movement wasn’t really adding much from what it did 200 years ago.” Stephen and Robert wanted to reinstate the

status of the tourbillon. Having met during their time at high-performance calibre creators Renaud and Papi – now known as Audemars Piguet Renaud and Papi – they combined in 2001 to form CompliTime, a purveyor of complicated movements for some of Switzerland’s most prestigious brands. They established Greubel Forsey three years later with the aim of improving the most revered movement in watches under their own name. “We wanted to look at the subject from a fresh angle,” Stephen explains. “To see if there was a

Slanted at a 30° angle, the first tourbillon rotated every 60 seconds inside the other, which rotated every four minutes. The effect was to average out the disruptive forces of gravity to an extent previously unseen. The Double Tourbillon 30° wowed the industry, with the Edition Historique winning the Aiguille d’Or, and the Technique version being named

the most precise mechanical watch ever created. But Stephen and Robert didn’t stop there. Their second invention was the Quadruple Tourbillon – a world first for incorporating four tourbillons within one watch – while its third was the Tourbillon 24 Seconds, the first timepiece to rotate its tourbillon at the speedy rate of once every 24 seconds, another successful attempt at negating the effects of gravity. “We set out to produce the most flawless tourbillons there had ever been,” Stephen says. “And we achieved that.” Since 2006, Richemont Group – parent company to Panerai, IWC, Vacheron Constantin and Jaeger-LeCoultre, amongst others – has owned a minority stake in Greubel Forsey. Yet the brand has refused to relinquish control of the business it has built. “We have a story that we want to tell and as a creator you need freedom in order to do something different. If you have to explain your ideas to someone, it can neutralise the originality of that idea.” For Stephen, who takes inspiration from 17th-century grandfather clocks and the genius of late British horological legend George Daniels, Greubel Forsey will always be about original creation. “We create things that will last for decades, for generations, for hundreds of years.

This is our mission.” It is, perhaps, the commitment with which Greubel Forsey takes to this mission – a completely uncompromised and artisan approach to the marriage of modern technology and centuries-old mechanics – that has won it the most admirers. As well as its success at perfecting function – it makes the world’s best tourbillions, fact – the level of attention with which the brand approaches form is similarly almost peerless. Bridges are frosted with specially made compounds, casebands feature micro-engraved inscriptions and plates are painstakingly bevelled and polished by hand. Just one of the company’s Quadruple Tourbillons – of which only five or six are produced annually – requires nearly a year’s worth of man hours to make. “We spent our first years focused on the tourbillon because there was so much to do,” says Stephen. “It was such an undeveloped and unexplored story. But there are other things to explore.” So, what of the future? Stephen won’t be drawn into specifics. “Our motivation,” he insists, “will always be original creation. As she launches new products in her Timeless Beauty collection, Dame Joan Collins discusses her personal stock of caviar, holidaying with Cara Delevingne and love of lipstick WORDS: gabrielle lane
I
t is Urban Retreat founder and beauty entrepreneur George Hammer who puts an encounter with Dame Joan Collins into words for me. “In our business you meet a lot of people and get involved with cosmetics and brands, but meeting Joan was the first time I ever met the real deal.” Hammer and I speak at Claridge’s where Collins is launching the next phase of their collective project, Joan Collins Timeless Beauty, a makeup range of rich colours, heavy duty textures and powerful scents. The room is full of her friends – clad in sunglasses and black suits – and a smattering of journalists who are quickly ushered in to admire the products lined up on tables around the edge of the suite, and quickly ushered
“My approach to beauty is discipline, use absolutely every product you have” out again. A few brave souls break ranks and ask for a ‘selfie’ with the lady herself, defying the rules that only the in-house photographer can take snaps. Everyone else looks on curiously. Joan Collins has a strong presence, an oldschool movie star glamour, created only in part by her convincing portrayal of a notorious alphafemale in 1980s television hit Dynasty. When we sit down, she tells me she is wearing a couture dress of her own design fastened with a huge plate of gold jewellery, vintage Chanel earrings and a Buccellati bracelet. Paired with long black satin gloves, kitten heels and a Chanel clutch, it’s a striking look for 3pm in the afternoon and one that is positively marketable for Hammer

and brand MD Mitchell Field, who in 2014 first offered the British actress the chance to turn her passion for beauty into a collection of lipsticks, foundations and perfumes. Today, I am genuinely surprised to realise that the host is 82. She looks 15 years younger as she glides around the room, and insists, “I am a perfectionist; I like everything to be perfect.” The Joan Collins look takes time and money of course: a member of her entourage spends 45-minutes giving me the defined eyes and berrycoloured lip she favours, after the interview slot. But, she knows that. “My approach to beauty is discipline, use absolutely every product you have for giving the best advantage – you’re not going to get good skin unless you use the right products,” Collins explains. “Always wear foundation, because it protects your skin and the elements are so destructive today.” Typical of her demands of the make-up collection (Hammer jokes that Collins is more particular than the international brands he works with) the foundation in the Timeless Beauty range is entitled First Base and is formulated with hyaluronic acid to retain moisture and give the impression of plumper skin, an anti-ageing complex and UV filters. In a show of approval, Collins also wears a fuchsia lip colour from her own Divine Lips line; the shade is named Alexis after her Dynasty character. “This is one of my favourites, but when I’m feeling more dramatic I like Helene [red] a lot and Piper [a pale raspberry pink tone] when I’m just running around,” Collins says. “I never used to like lipstick as a teenager, then as I got older I liked it, and now I wouldn’t go out without it; I think it makes you feel very confident.” Candidly, she admits she didn’t have very high

self-esteem in the past. “Like all young girls, I didn’t think I was particularly good-looking and I didn’t have parents who told me I was pretty. My father was not one for compliments so I was not secure in myself at all. The first time someone told me I was ‘pretty’ was when I was five and the hairdresser told me I had beautiful eyes.” Today, she shares both beauty and career advice with her god-daughter Cara Delevingne, who happens to be one of the most photographed models of the moment. “I gave Cara advice a long time ago, when she was 16 or 17,” begins Collins. “We celebrated her birthday every year at a beach restaurant called Voile Rouge [in the French Riviera], and she was always in the sun; I would say ‘Cara, keep your face out of it’. And then she mentioned that she wanted to become an actress and I repeated the famous line from Jack Nicholson – ‘just what the world needs, another actress!’ I said; ‘the chance of making it are one in ten thousand, you’ve really got to work at it, you’ve really got to study’. She did, she’s a very clever girl and she’s also a very talented musician and a great actress.” Given that Delevingne’s image has been promoted in an era of social media, I ask if Collins thinks endless online photo streams are stripping the intrigue and mystery away from beauty. “No, I think it’s fun,” she says. “We went out with my son Sacha and his girlfriend last night and we were taking ‘selfies’ of ourselves; I think it’s amazing what you can do. I mean I’ve just been working with Elizabeth Hurley, who takes ‘selfies’ all the time.” Perhaps alluding to mobile phone filters that airbrush images, she continues conspiratorially: “She has some kind of beauty
thing on her phone... but I think its wonderful. Women can try different looks on, different hairstyles, different lipstick colours and check it out themselves. It’s magical. But don’t ever look at [the camera] if you don’t have make-up on,” she laughs. It is when we are talking about how else Collins pampers herself that her husband Percy appears. Smartly dressed, he is protective over his wife throughout the afternoon, steering her neatly through the throng of well-wishers that line the corridors as she navigates from the private lounge for interviews and the welcome area. “Her luxuries? Caviar!” he quips.

I would say to Cara [Delevingne] ‘keep your face out of the sun’” “That’s my little treat that I have once in a while,” Collins agrees. “I also like pillows and candles, although I don’t need aromatic candles as I have a fragrance diffuser.” As part of a Body & Soul sub-collection, Collins has also overseen the creation of a home scent that mirrors the citrus, musk and woody base of her Eau de Parfum, named I Am Woman. It’s heady and reminds me of the powdery scent of vintage make-up. “I like being at home in the most luxurious surroundings I can,” Collins continues. “That means great lighting, candles, pillows – and yes, caviar.” She tells me she’ll be spending Christmas in Los Angeles. “I think after I’m going away somewhere with Percy, and my sister’s three children, their husbands, and her six grandchildren.” She also mentions spending time with her sister,

the novelist Jackie, who sadly passed away just one week after this interview. There has been speculation that Collins discovered Jackie was suffering from cancer just days earlier. Having met her, the news only served to remind me how much of a professional Dame Joan Collins is. A woman who can still dominate a room at 82, work a crowd with more charisma that anyone five decades younger, and someone who embodies the expression ‘the show must go on’. Having stayed for cocktails, I see Collins an hour after the launch, walking through the hotel. “Are you still here?” she asks. Still dressed head-to-toe in black, with a
lipstick she was insistent was “berry not pink,” and her trademark full curls, she looked enviably glamorous and seizing the opportunity, I join the rule-breakers in asking for a photo. She obliges, not before a member of the hotel team appears and frantically tells her PR that he had “more water ready.” Although Timeless Beauty MD Field says, “Joan is very soft really. She’s a great lady – and nothing like the soap opera character”, I’m not so sure that Collins is any less starry than you and I imagine. Italian restaurant Bella Cosa has opened, offering views of Canary Wharf, space for private dining and a Japanese approach to Italian food, under the direction of creative chef, Kentaro Torii. The restaurant specialises in seasonal plates, with many ingredients imported from Italy, and blends traditional flavours with a modern twist as part of dishes including grilled octopus and suckling pig cheek. A Bountiful Brunch Pairing traditional European dishes with bottomless bubbles, One Canada Square is taking brunching to the next level
I
n the heart of the Canary Wharf estate, at the base of the iconic 50-storey One Canada Square tower and its impressive marble lobby, sits One Canada Square Restaurant & Bar. The elegant space was designed by the renowned David Collins Studio. Although inspired by the post-industrial design of the 1990s, the feel of the place is softened by warm lighting, colourful cubist artwork and a brasserie feel – making it far more than just a business lunch hotspot.
“The elegant space was designed by the renowned David Collins Studio” When we arrived around 11am on a Saturday morning, it was a little quiet, but more guests started flowing in towards lunch time – perhaps because they were in on the secret that from around 1pm onwards you can enjoy music from the in-house live pianist, who plays on an elegant white baby grand piano. Thankfully, the signature bottomless brunch we were there to enjoy is an all-day affair, available any time between 9am and 5pm. The menu is concise but well focused with popular European dishes and a choice of two or three courses. The bottomless drinks are an add-on but one that is definitely worth opting for, considering they can be enjoyed for up to two hours from the start of

the booking time. With high quality drinks and attentive service your glass certainly won’t be left empty for very long, with prosecco, wine, mimosas and bloody or virgin mary’s to choose from. Once the drinks are flowing, tuck into classics such as eggs Benedict, and avocado and chilli on toast with smoked bacon – crisped to pefection – to start, but go for something quite light if you plan on a heartier main like steak tartare with fries, or my choice, the shorthorn burger with smoked cheddar and hand cut chips. These dishes seemed to prove popular for the shoppers of the surrounding malls stopping off to refuel. Fish fans are also catered for with main dishes like squid and crab linguini – which you should try if you appreciate perfectly al dente fresh pasta – and salmon and smoked haddock fishcakes. Individual courses were generous, so a combination of two is more than enough, but citing it being winter as an excuse we opted for a warming sticky toffee pudding to finish. A brunch like this is certainly a weekend luxury but if you’re more of a night owl, consider the new After Dark series of dinners, also with bottomless drinks, which the restaurant hosts on Saturday evenings. here’s a certain amount of ignorance surrounding champagne. Many of us aren’t quite sure what champagne actually is (a sparkling wine made in the Champagne region of France, that has undergone a second fermentation) let alone how to pick one. Champagne trends, like glassware in which to serve it and the appropriateness of drinking champagne every day, have changed over time. Here, Françoise Peretti, director of Champagne Bureau UK, offers her advice for the festive season. Are there misconceptions about champagne? “People think champagne is a separate drink and that it’s not a wine at all. Of course it is, it’s one of the finest wines in the world. And also, children in France don’t actually drink wine, they only have small sips to taste when they’re young.” What glassware should champagne be served in? “Flutes are traditional and still a good glassware. Today, we are seeing glasses that are more tulip shaped, which makes the wine breathe better. The style popular in the the 1920s was the sherbet-style
coupe. With all the parties back then they had a purpose as they’re extremely stable, but they’re not gentle to the bubbles. It takes 15 months to ten years to put bubbles in the champagne, which the coupe dissipates.” Where did the food pairing trend come from? “I think food pairing probably started in the Champagne region, where champagne is the local wine, like Bordeaux is in Bordeaux, so they drink the local wine with food. And today, consumers are less intimidated by food than by wine in general. So food ingredients are a nice point of reference as they may be more familiar with them.” Which foods go best with champagne? “Champagne goes very well with Japanese food and with mildly spiced Chinese food – it’s complex yet delicate and the bubbles convey a lot of flavour and complexity. Champagne also works with goat’s cheese, because champagne is a white wine. In the Loire region, they’re known for goat’s cheese and white wine. It doesn’t work with anything pungent, or strong fiery spices. Ingredients like aniseed are tricky, as are mint-based things and flavours with the essence of lemongrass.” Does champagne have a sell-by date? “It’s a question of taste. As champagne ages, it depends how it’s been kept. Temperatures should be constant and champagne cellars should be in pristine condition. Over time, the bubbles are less effervescent and the champagne gets darker in colour. It’s not for everybody’s taste.”

Is champagne now an every day drink? “A lot of people in the UK are drinking champagne every day. The British market knows that champagne is the ultimate wine of celebration, but also understands that champagne creates the occasion. There were 34 million bottles of champagne shipped to this country last year – 70 per cent more than the US, the second market.” Why is the London champagne market unique? “London is an amazingly successful mix of factors. English champagne consumers are immensely knowledgeable, plus, in London you have all the North Americans, Europeans and Russians. For aristocrats in Russia, French was the first language, and before 1917, the Russian market was immensely important to champagne. There’s also the Asian market here in London.” What are the different champagne varieties? “There are three families of champagne. Nonvintage (a blend from different years) vintage (from one particular year) and prestige cuvées, which come in luxurious bottles and are made using specific grapes, from specific vineyards, with specific characteristics. It takes a minimum of 15 months to age non-vintage and a minimum of three years for vintage. There are 1.2 billion bottles currently ageing in champagne cellars. Eighty-five per cent of champagnes are non-vintage. There are three different grapes in Champagne, and they are a mixture of black and white grapes: pinot noir, chardonnay and meunier.” What do you serve at dinner parties? “I would start with chunks of aged parmesan followed by steamed lobster, which is quite affordable and less expensive than it is in France; you can still do it about twice a year. I serve champagne throughout the meal in magnums. With the above menu, I’d serve a vintage Blanc de Blancs, 100 per cent chardonnay champagne.” What would you serve at Christmas? “Christmas is a good opportunity to experiment, and champagne goes very well with poultry. I would do 100 per cent Blanc de Blancs with the turkey. You could serve cheese and try pairing that with pink champagne. For pudding, pair with demi-sec, it’s a slightly sweeter style of champagne. Champagne is very light, so you won’t finish Christmas dinner on a heavy note.”
Do you have any rules to drink by? “When choosing a brand, don’t be afraid to ask for help in the shop. You can chill champagne in an ice bucket just 30 minutes before serving. Be sure to chill your champagne in water and ice, not just ice, as water swirling around is crucial for cooling. There’s pressure of six atmospheres in a champagne bottle, the same as in a double-decker tyre, and you should use that pressure to open it. When tasting in a restaurant, look for colour, and remember that darker is older. Also be sure to smell it, women have a good nose and, even if they’re not the one ordering, should ask to taste – it’s fun and empowering.”

Back to the future Rich in culture and artistic ambition, Abu Dhabi has the historical charm and high-end tastes to become the must-see destination of the United Arab Emirates

he sound of the call to prayer that seeps from the Sheikh Zayed Grand Mosque in Abu Dhabi is hypnotic. Its 82 white pavilions and minarets loom large against a lilac sky mid-morning, emphasising the majesty of the building, and of Abu Dhabi as a state. Billed as one of the world’s top 25 landmarks, its Moorish and Ottoman design incorporates the largest hand-made carpet ever produced, and seven chandeliers with a combined 40 million crystals, as well as a Qibla wall adorned with the 99 supposed qualities of Allah, showcasing tradition and opulence (szgmc.ae/en/). While Dubai frequently gets the column inches, it is set to be eclipsed in popularity by the largest of the United Arab Emirates, which is in the throes of ambitious cultural development that will see it open both a Louvre Museum (thanks to a partnership with the French government);
Guggenheim Abu Dhabi and a Zayed National Museum within the near future. And, while there’s a lot to look forward to, the state – which encompasses 200 natural islands, as well as stretches of desert and a sun-soaked F1 circuit – is already proving a draw for those in-the-know.
Getting there Direct flights from London Heathrow with Abu Dhabi’s national carrier Etihad Airways take approximately seven hours. Where to stay It is the distinctive five columns of Jumeirah at Etihad Towers (jumeirah.com) – styled like futuristic palm fronds reaching 66-storeys high – that were depicted being shattered by sports car in Fast & Furious 7. The hotel plays to its strengths; level 74 has been transformed into a 360-degree, glass-walled observation lounge that has become well-known for its city sights and ‘mocktails’, and a little lower on 62, is the glitzy loft space Ray’s Bar where the after-parties usually occur. Below ground level you’re just as likely to get lost and end up in Cartier, thanks to the hotel’s

labyrinthine shopping mall as you are Rosewater, possibly the most extensive buffet restaurant you’ll ever see and winner of Time Out Abu Dhabi’s Best International Restaurant 2014. For something special, head to Pearls by Michael Caines, the newest fine dining venue in town. The British two Michelin-starred chef has made his name in the UK by being creative with mushroominfused foam, truffle shavings, miso-baked cod and roasted ducklings and is already proving a huge hit in Abu Dhabi with well-heeled expats. Elsewhere, Emirates Palace (emiratespalace.ae) can make dreams come true. For one unnamed president, the hotel removed all the bumps in its tarmac to allow for roller-skating around its one million square metre estate; for an American pop star it flew in specific cans of soda, and for lesser mortals, it has imposed a three-minute rule when waiting on room service in its VIP suites, achieved

by concealing tiny kitchens in the walls of each premium floor, behind silk wallpaper of course. To give an impression of the scale of the pastel pink mansion – it took 20,000 workers and $3bn to build the one kilometre wide hotel in three years. Among the team retained to care for the property are a gold leaf specialist tasked with gilding the ceilings, cornicing and just about every other glimmering surface, chefs working with 5kg of edible gold per year for desserts, and a minder entrusted to watch over the largest pearl in the world set into an artwork of a centaur in the lobby. If you decide to stay here, you’ll be following in the footsteps of Queen Elizabeth II, and although there’s no word on whether she tried the hotel’s special camel burger in 2010, she wouldn’t be short of options in its authentic Middle Eastern Mezlai restaurant that offers interesting dishes including shark and babaganoush.
The must-do when at Emirates Palace however, is a visit to its spa. Tucked away in a candle-lit vault of dark wood and velvet drapes, its signature massage incorporates three different techniques with roselaced foot baths, and either gold, diamond or caviar oil to soothe aches and pains and soften the skin.
Where to play Of all the natural islands that are subsumed by Abu Dhabi, Zaya Nurai Island gets you closest to the fantasy of a tropical hide-away with direct access to the beach and watersports (zayanuraiisland.com). Styled as an exclusive 32-villa retreat and reachable by speedboat, it is here that the fussiest jet-setters take on sevenbedroom houses opening out onto white sand and enjoy fresh salads and seared fish dishes at its restaurant Frangipani. Within a 15-minute journey of Abu Dhabi Airport, there is something Maldives-esque about the turquoise water, unspoilt coastline and top-notch service. Alternatively, F1 fans should not skip Yas Viceroy (viceroyhotelsandresorts.com/en/ abudhabi), the hotel with a rooftop pool that straddles the Yas Marina Circuit, which hosts the grand finale to the motor racing season each year. Outside of November and the closing celebrations, the best time to visit is on Tuesday evenings when guests are invited to cycle or jog around the famous track; at other times Aston Martin driving experiences are available for aspiring petrolheads. Finally, if thrill-seeking is your thing, don’t depart Abu Dhabi without riding the Formula Rossa at Ferrari World Abu Dhabi (ferrariworldabudhabi.com), the world’s fastest roller-coaster that travels from 0-240km/h in five seconds. I
’m sitting in front of a small stage draped with red curtains. A light burns brightly through the backdrop. The dalang, or puppet master, flicks a switch and the single beam shatters into stars. Lord Rama and his loyal companion, Lakshmana, appear in profile as decorative and intriguing shadows. A few moments ago, Aldy, the dalang, welcomed me to his workshop in the Indonesian capital, Jakarta, in Southeast Asia. Half-finished shadow puppets, fashioned from dried buffalo skin, hang from the walls. “I will perform for you the Ramayana,” he says. I hesitate; I’ve seen the Hindu epic before, and performances last for hours. Aldy reads my mind. “Don’t worry,” he explains. “It’s only ten minutes – a Ramayana for tourists in a rush.” The show, together with a private tour of the city’s puppet museum, where I spot a wooden President Obama and an evil queen with chipmunk cheeks, is part of a special excursion arranged by my hotel, the recently opened Raffles Jakarta.

I visit twice; Gunawan’s work is strangely hypnotic” The epic is set to the accompaniment of tinkling gamelan (traditional Javanese music), and there’s a touch of panto about it. Rama has a beaky nose, Lakshmana resembles an upright ant, and the love interest, Sita, sports an Amy Winehouse beehive. All three have lanky limbs which move jerkily up and down as they go. Aldy gets stuck into the voices. He squeals, exhorts and chides (Rama to Lakshmana: “Oh come on man!”) all in an American accent. It’s hilarious yet endearing, a very personal experience of an art form honoured by UNESCO, and just one of the many attractions to Jakarta.
Weaving through weekend entertainers in Fatahilla Square, the whole city feels incredibly alive. The square is in the historic quarter, where cross-legged yogis “float” in thin air and ondelondel (statues of giants used for festivals) mingle with ‘revolutionaries’. I’m surprised at how popular the guys with guns are, until my guide tells me Indonesians are incredibly proud of their independence. After being colonised by the Dutch in the 17th century, the archipelago fought for autonomy until the forties. One of the bloodiest uprisings, I learn, was the Java War (1825-1830) led by the Javanese prince Diponegoro. In the basement of Jakarta’s History Museum, I crawl into a dungeon where he was once held. It’s hot, smelly and claustrophobic. Diponegoro is the subject of a famously incomplete painting by Indonesia’s renowned 20th century artist, Hendra Gunawan. (It’s not known if he left the work unfinished on purpose – to symbolise his country’s ‘endless’ struggle for independence – or whether it was because of his untimely death). Ir Ciputra, a local property developer who owns Raffles Jakarta, has the largest collection of Gunawan’s work in the world. Some of his paintings, which fetch several thousand pounds at Sotheby’s, are on display in Artpreneur, an arts centre Ciputra built next to his hotel in Kuningan, the city’s financial district. Entrance to his gallery is free and I make sure to visit twice over the course of my stay; Gunawan’s work is strangely hypnotic. The paintings are huge, with bold brush strokes and intense colours. There’s lots of turquoise, and women with red pouting lips and full bosoms.

The artist’s legacy lives on in Raffles. The showstopper of a lobby and the bar, complete with grand piano, draw inspiration from his work, and some of his paintings have been reproduced in glittering mosaics. Strolling through the rooftop gardens reveals an outdoor pool, a yoga platform, and a gym so beautifully kept there isn’t so much as a single smudge on the dumbbells. In fact, even leaving for Bali is following in Gunawan’s footsteps. It’s where he lived at the end of his life, and I feel in good company as Greta Garbo, Jackie Onassis and Elizabeth Taylor are also said to have loved it here. And for good reason, as Tirta Empul Temple at Tampasiring village, a couple of hours north of Sanur, proved. It’s known for its holy spring and our guide, Arinata, suggests we take part in a traditional Hindu purification ceremony aimed at washing away bad karma. I’m expecting to be lightly sprinkled with water, but moments later, wearing a sarong and t-shirt, I find myself waisthigh in water. It’s slimy underfoot and, we discover, also pretty popular with fish. Coincidentally, we’ve chosen an auspicious

day; the ritual pool, lined with jets, is packed. People squeeze into the water, clutching offerings of rice and flowers. They immerse themselves, enthusiastically, three times at every jet. The priest presses rice onto our foreheads for good fortune and seems quietly pleased we’ve taken part. I’m staying at the new Fairmont Hotel, at Sanur Beach on the east coast. My suite’s terrace has a view of the tropical gardens and the ocean rolling over a reef, and I take the opportunity to borrow a hotel bike and follow a trail past rundown temples and beachside bars with tables tumbling onto the sand. At dusk, the tide reveals miles of mudflats. Gourds, strung between trees, become fairy lights, and fishermen in conical hats wade out to check their nets. During our stay we had dinner in the Presidential Villa, which comes complete with its own spa, pool and beach area, and, of course a hefty price tag. It costs £1,200 a night – that’s 25,650,000 rupiah. But as one member of staff joked when I realised the exchange rate (£1 is around 20,000 rupiah) “it’s easy to be a millionaire – of sorts – here.” And there’s a lot to learn, as my attempts at a cookery class (not to mention serious eating) demonstrate. I perfect the art of fish satay on lemongrass skewers and steamed pumpkin cake, and it’s also in Bali that I have one of the most memorable hotel breakfasts of all time, padding across the sand for pastries and coffee at sunrise. It’s a beautiful setting, with swallows flitting between frangipani trees. Having since returned to reality, I recall one morning at the Fairmont, when I spotted a lady from the spa leaving an offering at the resort’s holy bunut tree. “If you treat the gods well,” she told me, “they will look after you too.” Judging from my time in Indonesia, the gods must have been treated very well indeed. Big news for Burberry Within the luxury goods market, Burberry Group Plc plans to unify all its collections under one brand. This means that by the end of 2016, the Prorsum, London and Brit labels will no longer exist; unified simply as Burberry, in a bid to make it easier for customers to understand and access the brand. “This is certainly not cosmetic. It is a huge change,” says CEO Christopher Bailey. A generous city A new report commissioned by City Philanthropy has estimated Londoners are giving £5.6bn a year in cash to charities, representing 29 per cent of all private donations in the UK. hite isn’t the first shade that jumps to mind when speaking with Chrissie Rucker MBE as she talks about her children and her family’s passion for horses – including the mucking out ritual that takes place on Christmas Day. Yet her luxuriously neutral home and hugely successful business – The White Company – beg to differ. Now a household name, the brand’s beautifully crafted homeware shows that sticking to a simple colour palette can make a bold statement and spawn 21 years of success. On how it all began... “I often joke that I wanted to show my then boyfriend, Nick, what excellent wife material I was. He had bought his first house but when I went shopping to kit it out I wasn’t very confident about what to buy, so opted for simple, stylish white china, towels and sheets. the house are painted either a warm white or very pale grey and we have sisal or textured rugs on the stone and wood floors. I also try to find a way to bring the outside in, using lots of greenery and fresh flowers, or indoor fig trees, which I have in the kitchen, hall and office. Diffusers or candles also feature a lot. Somehow a home with a gentle soft scent feels instantly more welcoming.” On Christmas traditions... “On Christmas day we always do stockings early followed by mucking out the horses, church, a late lunch and presents under the tree. The day usually ends with everyone cosying up in front of the Downton Abbey Christmas special.” On festive additions... “We have a tree in the hall but I try to add a little touch of Christmas to each room. I love to decorate mantelpieces and large windowsills with lots of greenery, fairy lights and candles in glass storm lanterns and I use lots of scented candles throughout the house – the Winter and Fir & Berry scents are favourites. We always have family to stay, so in each guest room I hang two or three Christmas decorations on cupboard door handles, plus one of our small Christmas trees with fairy lights to make it feel extra special.” On family life... “We always try and make sure we spend time together as a family although it’s getting harder
as the children grow older and more independent. It’s also a very special thing for my husband (Nick Wheeler, owner and founder of Charles Tyrwhitt, Cabot Place) and I to be able to understand each other’s businesses. We can always talk through any issues together and share our experiences.” On learning lessons... “Today there is far more emphasis on IT and e-commerce. You have to make your brand come alive on a screen and on a mobile, as well as in retail and print. I rode horses competitively as a child and I think it really taught me about resilience. There are always plenty of days when it doesn’t go to plan or you fall off, but you just have to stay calm, get back on, try and understand where you went wrong and have another go. Lots of things went wrong in The White Company’s first year such as products not being quite what I had asked for and that way I learnt a huge amount very quickly, about how not to do things.” On what if.. “After the successful launch of our American website I’m really looking forward to launching our New York flagship store in 2017, but if my business wasn’t The White Company, it would have to be something to do with horses. The newly formed Friends of Island History Trust (FoIHT) continues the work of its predecessor, the Island History Trust, recovering and celebrating the history of the Isle of Dogs. Since the 1980s over 5,000 photographs have been donated from various sources. Islanders themselves have been regular contributors, often including personal reflections of their daily lives. Thanks to their generosity and enthusiasm, FoIHT has a wonderful digital collection to draw on and – with current technology – historical images can be compared and contrasted with what is in place today. The car that rewrites the rules Audi’s second-generation R8 V10-powered supercar is even better than the first, says a smitten Matthew Carter
T
here’s clearly some kind of unwritten rule among automakers that states for a car to attain supercar status it must tick a number of boxes. Looking fast is not enough: it also needs to be fast. It needs to be hugely expensive and a rare sight on the roads. It also helps if it is totally impractical, difficult to drive, impossible to reverse and uncompromisingly uncomfortable. While it does comply with a couple of those points, essentially the new Audi R8 misses the supercar boat by some margin. Its top speed of 205mpg means the most potent 610 hp R8 V10 plus is absolutely as fast as it looks. But while £134,000 is lot of money to pay for a car, it ranks as a positive bargain alongside something wearing a Lamborghini or Ferrari badge.

And to compound it all, the R8 is also tolerably practical, easy to drive and to manoeuvre and is also surprisingly comfortable. All of which means, it’s clearly time those guidelines were changed, because the mid-engined race-proven R8 is the epitome of a modern supercar. To illustrate that point, let me tell you about the car’s press launch. Her Majesty’s motoring press corps was to be dispatched to southern France to drive the car over some demanding routes that were largely traffic free. We would be able to experience its performance, handling and grip in near perfect conditions. That’s not quite how it panned out. Thick fog delayed our departure so we arrived in the dark, not the ideal conditions for a first drive of an
unfamiliar car with huge performance potential on unfamiliar roads. Day two was even worse. Torrential rain and strong crosswinds meant the autoroute was better suited to a yacht than a supercar – although the drive was a brilliant test of the wipers. And yet, the R8 came through it all with flying colours. While your average supercar would have been a genuine handful in those conditions – one twitch on the throttle and the thing could snap sideways – blessed with quattro four-wheel drive and complex electronics that include wet-weather settings for the engine and transmission (there’s a snow setting, too), the R8 was a benign as a hot hatch. So while I wasn’t able to test the claimed maximum of 205mph, I was able to prove

conclusively that there is no other supercar that’s as easy to live with as the R8. Thankfully, towards the end of the drive the weather started to ease enough for some of its potential to be explored. I can tell you that it accelerates hard (0-62mph takes 3.2 seconds they say), grips impressively and sounds fabulous, especially when the steering wheel-mounted dynamic sports exhaust button is pressed. But while it performs like a sports car it rides like a limo. The plus version has figure-hugging bucket seats as standard, while Audi’s magnetic ride, which adjusts the damping instantly, depending on the way is being driven and the road
“The plus version has figure hugging bucket seats as standard” conditions, is an option. Together they deliver unexpected levels of comfort. In true Audi style the new R8 looks broadly similar to the previous version, introduced in 2006, but this second generation model is, genuinely, all new. Better looking, too, as the contrasting sideblades behind the doors are far more cohesively integrated than in the original. The front end, with a new deeper honeycomb grille, is more aggressive, more distinctive and more modern than before. Less attractive is the fixed carbon fibre aerofoil on the back of the plus version, which looks like a Halfords-bought extra: the standard car has a more subtle electrically extending spoiler. A glass cover over the engine bay saves the rear view by allowing everyone to get a glorious glimpse of what it’s all about: the potent 5.2-litre V10 engine. It’s been extensively modified to provide more power (up from 525 to 540hp in the

standard car), fewer emissions and better economy while the 610hp ‘plus’ model becomes the fastest production Audi yet produced. With two different power outputs from the high-revving V10 engine available, the R8 range has been simplified: there is no V8 version, nor a conventional manual option as both V10s have Audi’s S tronic seven-speed automated manual transmission – complete with launch control – as standard. There’s an all-electric e-tron version on the cards (it’s expected next year) while the only other model due to join the line-up will be a convertible spyder version. The chassis has been modified to optimise the quattro all-wheel drive system while the car itself is significantly lighter than before. Some 50kg has been trimmed from the car’s overall weight with extensive use of carbon fibre reinforced plastic and aluminium in its spaceframe ‘tub’. Technology is what the R8 is all about. The steering wheel, squared off at the bottom, is packed with dials, buttons and paddles, and looks as if it has been lifted straight out of the racecar. It is dominated by a large red start button. Press that and the engine behind your head explodes into life with a neighbour-bating blip of the throttle to ensure everybody knows when you’re off to work. Audi’s virtual cockpit technology dominates the view behind the wheel with a 12.3-inch full colour display that can be transformed from a conventional instrument dial layout into a sat nav map or infotainment panel at the touch of a button. First seen in the new TT, it works absolutely brilliantly. Another example of the latest technology is the lights. LED head and taillights are standard on both models, but laser headlights are optionally available. Augmenting the full beam headlights, the laser spotlights don’t quite turn night into day but made that initial night-time drive safer and easier. The lights automatically dip when oncoming traffic is detected, allowing the driver to keep hold of the wheel at all times. The laser lighting and high-beam assist system

is not cheap, a £3,000 option. But even when you tick a few options (reversing camera – a vital extra – costs £600 though you might not want to bother with the gloss carbon engine bay trim which is an extra £2,950) the R8 will still be considerably cheaper than the Lamborghini Huracán, a car that shares much of the R8’s hardware, V10 engine included. So are there any downsides? Well, OK, in true supercar style it’s not the most practical of beasts. With the rear end full of engine, the only space for luggage lies at the front: the boot here is big enough for a couple of smallish soft bags. This is augmented by a shelf behind the seats that can hold a couple of briefcases, coats or laptops. But then you don’t buy a car like the R8 to do the weekly supermarket shop. What you do get with the R8 is a car that’s as easy to drive as an Audi TT, yet is blessed with unbelievable performance and levels of grip that you are unlikely to exceed on the open road. It’s crammed with technology, is beautifully screwed together and is likely to be highly reliable. And bearing in mind its performance potential it’s not too thirsty: that V10 also incorporates cylinder cut-off technology turning it into a five-cylinder when not being pressed. The original R8, Audi’s first attempt at a genuine supercar, was impressive. Its second attempt moves it into a different league.

A
s we enter the final weeks of 2015, it is worth reflecting on some of the highlights and challenges experienced in the sales market over the last 12 months. There have certainly been some significant factors that have influenced the market this year. The New Year and spring markets felt more restrained than usual, probably thanks to the looming General Election. More recently, concerns surrounding global economic events such as the China slowdown have influenced purchasers too. All of this, against the backdrop of an increased stamp duty rate, is putting extra pressure on pricing in the prime and super prime markets. However, in a year that has experienced significant external pressures, the market remains underpinned by some crucial fundamentals: our region in particular is an established financial centre where companies want to be located, we also suffer from the wider supply and demand issues within London, and both of these are underpinned by low interest rates and falling unemployment. The headline figures across the City and fringe region all make good reading for property owners. Knight Frank research has recorded price increases of around six per cent through 2015 in our area. Indeed, the growth in the furthest east of our patch, Canary Wharf, is recording the highest yearly change of around ten per cent. The even better news for both vendors and landlords is that the research highlights that the City region has outperformed Prime Central London (PCL) this year in capital growth and continues to outperform PCL in terms of gross rental yields. All in all, it has been a good year; it has not been the best year I have ever experienced in my 13 years in London, but it is a long way off being the worst. Moreover, the near future has a lot to offer, with some world-class new residential developments completing and also the excitement surrounding the most significant transport improvement to London in the modern era: Crossrail, which I would expect to change the landscape of the market in our region. It will certainly be another interesting year, and hopefully, a happy and healthy 12 months for all, and the market. Here’s to a great 2016.

s the winter market nears its traditional lull we look back over an incredibly busy summer and look forward to what January has to bring. This year has seen us achieving higher than expected rental yields on some of the City’s newest buildings, which continues to show the prominence of new build properties on the market and the desirability of quality, well thought out properties that are furnished and finished to a high standard. As we head into the New Year, the continuing resurgence of the financial sector as tenant providers means that the corporate market is once again looking strong and premium lifestyle-led developments continue to remain the preference of London’s busy city workers; this is, of course, of particular interest to those due to complete on properties in early 2016 as completions continue on some already spectacularly popular developments, including the Berkeley Homes developed Goodman’s Fields which has already experienced some great success stories, consistently achieving some of E1’s highest rents. Away from the square mile, East London’s ever changing property market remains buzzing with applicants and tenancies up on last year as the overflow from some of London’s slightly more central locations looks to the larger and often better value for money locations such as Bethnal Green, Whitechapel and Hackney. The New Year also brings big changes for landlords across the country as ‘Right to Rent’ checks will come into force throughout England from 1 February 2016; meaning that landlords could face stiff penalties should they or their agents not comply with the procedures. This includes checking certain identity documents for all tenants and occupants, taking copies of these documents and conducting any necessary follow up checks. This of course means that selecting an agency that is comfortable with these changes is even more important. In conclusion, as we say goodbye to 2015 and look at the year ahead, the ever-changing City rental market is continuing to go from strength to strength. However, it cannot be stressed enough that in a highly competitive marketplace, selecting the correct agency to market your property for you really can make a huge difference in the success of any rental investment, thinking about the type of tenant you wish to generate is massively important in this thought process and using agencies with larger corporate rental departments such as Knight Frank can only be viewed as a plus in today’s professional driven marketplace.

Lettings manager for its Canary Wharf branch David McConnell and head of agency lettings Duncan Blakelock discuss the award-winning CBRE’s booming lettings business
D
avid McConnell joined CBRE’s Canary Wharf branch in July 2015, bringing specialised skills and a number of previous years’ experience in the industry with him. With a rise in activity on the lettings side of the business, McConnell and his ambitious attitude aim to push the branch to further success in this department. “I think it’s to do with drive and determination – not just sitting on what you’ve got, but always doing a little bit more. You go at the pace you need to go at to be as efficient as possible but still make sure you provide the best possible service,” says McConnell. “Everything we do is done in accordance with RISE, our core key values of respect, integrity, service and excellence,” confirms Duncan Blakelock, who oversees the wider development of the lettings side of the business. While McConnell’s job is to focus on the progression of the Canary Wharf team – “I’m here, in the nicest possible way, to generate new business, retrain and refocus the branch” – Duncan is more mobile and has a wider perspective. “I spend at least a day a week in each branch, where I can get some important face time with the different managers and assess performance, initiatives and goals for the week ahead. CBRE has really turned

its attention to lettings this year and both James Thornett and I have come on board, tasked with overseeing the rapid growth of the division.” Both Blakelock and McConnell have a keen eye for what makes a successful team. “They need to be ambitious and money motivated but they also need to have people skills to build long term client relationships,” McConnell says of his Canary Wharf office. “Dealing with tenants is a different conversation to dealing with landlords and our staff need to be able to relate to both sides of the coin, as well as being organised, disciplined and time-efficient with their paperwork”. Running a tight ship like this across the agency is certainly paying off. CBRE reaped the rewards with public recognition at the Lettings Agency of the Year Awards 2015, in association with The

Blakelock. It appears the buoyant market is also providing further opportunity for the lettings side of the business to expand as rapidly as it is. “There’s been huge investment in Canary Wharf and the surrounding areas. We have seen a strong appetite from buy-to-let investors, both internationally and from the UK. Our last quarterly figures show that buy-to-let investors account for roughly 70 per cent of sales,” adds McConnell. There appears to be ever more demands from clients interested in renting in these new build developments in the east, which now often come with luxurious facilities. “We’re involved in a vast number of new build schemes which will come to the market over the next five or so years,” adds Blakelock, “and
tenants are becoming exceptionally discerning. Aside from the more obvious drivers such as location and transport links, they pay a lot of attention to the facilities and services that are offered within the development.” As well as demanding clients, one of the most demanding time periods for the agency is still to come. “Our main tenant profile is from the corporate sector, so we deal with a lot of tenants who are relocating due to contract work and secondment. This will typically peak in line with the New Year and financial year.” Yet riding on the success of its recent awards and new team members, CBRE has everything in hand and its future in lettings looks bright.

A
s we approach the final few weeks of the year, I can say with certainty that 2015 really has been a very interesting 12 months for the property industry. Market forces normally dictate that the industry can be strong in only one area at a time – be that resales, lettings or new homes. This year however, it would seem that all markets have been equally productive. We have seen a huge surge in new homes being built across east London which has really made a statement to other parts of the capital. East London may currently bear more than just a passing resemblance to a building site, but the rapidly changing landscape of the Docklands continues to appeal to first time buyers and shrewd investors alike. One thing which 2015 does have in common with the last few years is that the number of residential resale properties coming onto the market is still relatively low compared to the level of demand. That said, the higher end of the sales market does seem to have slowed this year, while the middle to lower ends have remained consistently active. The lettings side of the business has seen landlords achieving record rents on new contracts and many existing tenants have also seen rent increases at renewal stage. With the interest rate almost certain to remain low until the end of 2016 I would assume that next year we will see similar patterns to those of 2015. R
eflecting on the 2015 London property market leaves me in a buoyant mood with a quiet confidence for the coming year. This year has seen steady growth in house prices across the capital coupled with strong levels of demand from both domestic buyers and foreign investors. Supply constraints are still impacting transaction volumes. In simplistic terms, we simply don’t have enough available property to satisfy buying demand and this in turn causes an upward trend in prices, as buyers compete to secure properties as and when they are offered for sale. Volatility in stock markets across the world has renewed interest in the London property market as a more secure opportunity for global investors. The UK is however consistently failing to meet residential house building targets. Without changing the planning process and providing developers with more access to finance, that is unlikely to change. Mortgage lending has remained incredibly favourable in terms of rates throughout 2015. The process of obtaining a mortgage is still labour intensive and fraught with red tape and endless paperwork. That shows no signs of changing and is just indicative of the world we live in, post-2007 financial crisis. Although it may be irritating, it should, if nothing else, give us all comfort that financial institutions have at least learned from the mistakes of the past. It has been a good year for the UK housing market and I am confident this will continue into 2016. I would like to take this opportunity to wish everyone a very Merry Christmas and a successful New Year.
