There has never been a better time to visit Paris and explore its rich and vibrant art scene. Cultural tour operator Art Tours has put a glamorous spin on discovering the secrets of Europe’s most renowned cities for art, and we travel to Paris to put it to the test Words: Kate Racovolis
O
f all that has been written about Paris, what novelist Edmund White said in his book, Inside a Pearl: My Years in Paris is my favourite; “Paris… is a world meant for the walker alone, for only the pace of strolling can take in all the rich (if muted) detail.” White lived in Paris during the 1980s and 1990s – before the arrival of our digital era and the fast-paced world we have become accustomed to. There is of course something wonderful about the speed with which we carry out our daily lives – but this month, I found the perfect excuse to pause, and it came in the form of Paris and cultural guide operator, Art Tours and its charismatic director and art expert, James McDonaugh. Musée Picasso Paris Until the Musée Picasso reopened last October, after being closed for five years, Paris was missing a major cultural attraction. But the renovations were worth the wait, as the 17th century mansion that the museum calls home can now showcase over 5,000 of Picasso’s works. This particular museum of the artist’s masterpieces is known for the breadth of his work on show, ranging from his early Blue Period works, through to Cubism and Classical Period pieces. It houses the largest collection of his sculptures in the world and some of his most famous paintings are also displayed, such as his representations of one of his loves (and mistresses,) Dora Maar. Portraits of Maar, Marie-Therese Walter (another of his lovers,) and his children were in his studio when he died and were pieces he couldn’t bear to part with. That they are on show here makes it one of the most personal of his collections in the world too. Viewing the display is as if you were reading Picasso’s autobiography, and seeing the world through his provocative, often sombre lens, as you journey through his life. Art Tours organise both a chauffeur-driven transfer and priority access to the exhibition, so you can spend less time waiting in queues and more time appreciating Picasso’s talent.

Fondation Louis Vuitton Among the sprawling parkland of the Bois de Boulogne is the Fondation Louis Vuitton – the brainchild of LVMH CEO Bernard Arnault and renowned architect Frank Gehry. Adored by locals and visitors alike, the building itself is a work of art. It was designed by Gehry, in his words “to reflect a constantly changing world,” and its sheer scale (it was built using more than twice as much steel as the Eiffel Tower) and structure resemble a futuristic ship. With its sails made from glass, and a spectacular view over Paris from the top floor, it almost looks as if it were sailing through the Bois de Boulogne. Visiting here is both a sensorial and immersive experience, as the Fondation houses contemporary art, from both established and emerging artists and a variety of mediums, such as video, sound, paintings and sculpture as part of the companies
commitment to supporting creative endevours. You will find works by iconic artists such as Jean-Michel Basquiat, Andy Warhol, Marina Abramovicćand Gilbert & George on display, to name but a few. Afterwards, you can linger a little longer at the restaurant, Le Frank, where vintage Louis Vuitton trunks are on display as exhibits in their own right, and you can dine underneath Gehry’s whimsical Fish Lamps, which are delicate oversized sculptures of scaly fish, lit from the inside. The Art Tours package ensures private access, enabling visits to enjoy the space independently before the crowds arrive. It makes each work all the more impactful when you see it.

he rue Saint-Honoré, the Bond Street of Paris, is one of the city’s most fashionable locations – and the Mandarin Oriental is perfectly positioned on the street to enjoy the very best of the French capital. While you’re just a stone’s throw from the diamond-filled window displays of the jewellery of Place Vendôme, the Tuileries Gardens and The Louvre, the hotel offers a glamorous, yet peaceful retreat from busy surroundings. Housed in a 1930s listed building, inside, orchids hang in abundance from the walls, and flashes of magenta and gold serve as a reminder of the hotel’s Asianinspired decor. Following the UK launch of her new lingerie collection, Heidi Klum explains why she was drawn to the project, how she achieves a work/life balance and the importance of feeling beautiful inside and out, as she unveils new styles for A/W 15 words: gabriella dyson images BY rankin

ot content being an international supermodel, a prime time television host and a successful entrepreneur, this year saw Heidi Klum add ‘fashion designer’ to her everincreasing résumé. Back in January, Klum took over the reins from Elle Macpherson as she joined forces with Bendon Group to launch her very own lingerie collection, Heidi Klum Intimates, which will be stocked in Canary Wharf this autumn. Bringing a wealth of expertise to the industry, it was hoped that her appointment would bring a fresh perspective to the world of intimate apparel and inject some muchneeded colour and versatility into women’s lingerie drawers everywhere. The new line takes its cue from the wild and wonderful wilderness of Australia, with individual pieces reflecting inspirations such as the misty Blue Mountains and the idyllic Great Barrier Reef. There are plenty of adventurous styles as well as earthier tones to choose from and, with striking campaign shots taken by the legendary Rankin, Klum’s range is already proving to be a global hit. Here, she shares the details of her newest venture and her essential lingerie tips. How did your partnership with Bendon come about? Bendon approached me about creating an Intimates range and I was thrilled at the prospect. Having worked as a model for 20 years, lingerie has played a huge part in my career so at this point, an Intimates collection felt like a perfect fit. Bendon is an amazing company, with an incredible heritage and it has proven itself as a true industry leader. How would you describe the Heidi Klum Intimates aesthetic? Each piece in the Heidi Klum Intimates collection is for the sophisticated, modern woman. Women should feel naturally sexy, empowered and confident in their lingerie. There are pieces for everyday and also for special occasions to take women through every moment of their lives. Almost every piece features an interesting twist, like little bows, tassels or sexy cut-outs. These little surprises make the lingerie even more flirty and fun. Where do you find inspiration? I’m naturally curious and have my eyes open all the time. I am inspired by shapes and silhouettes or details that you wouldn’t traditionally find

elsewhere, and I try to design with these interesting twists in mind. I’ve loved design ever since I was little. I was actually set to go to design school and pursue a career as a designer, but after I won a modelling contest back in 1992 my path took a detour and I put modelling first. It’s funny how things happen in life – now I’m getting to do what I always wanted to do in the first place.
How do you balance work and family life? There’s no trick to juggling it. Some days you catch all the balls in the air and some days you don’t. When I’m really stressed I just focus on what I can do and prioritise. I’m passionate about what I do for a living so somehow I manage to do it all. I’ve always been very motivated and I look forward to getting up in the morning and tackling the day.
What drew you to Bendon? Bendon has always been cutting edge and I believe in its philosophy of creativity, innovation and design. I intend on keeping all of the fit and function that women love about Bendon’s previous designs, but want to innovate them and create new shapes and styles. Everything starts with lingerie – that’s why they call it foundations. When you put on something in the morning that makes you feel great, you walk a little taller and feel a little sassier.
What are your top lingerie tips? Get professionally fitted to find your perfect size. Too many of us wear the wrong size bra and not only is this uncomfortable but it can lead to problems down the line as well. Don’t be afraid to experiment with colour and prints, and try to have fun with accessories. Often we think that we are wearing a complete set with a bra and matching briefs, but there are so many other options such as suspender belts and garters. Remember that lingerie is very delicate so we have to take care of it. I recommend either handwashing it or putting it in a lingerie bag to keep it from getting tangled up and out of shape.
How do you keep fit and healthy? Keeping up with my four kids is the best form of exercise. They love to be outdoors and we enjoy walking, biking and hiking with our three dogs. I want to be healthy and active for my children and that means drinking a lot of water, eating right and making sure that I sleep for at least eight hours a day. That doesn’t always work with my schedule, but I try. I’m not a fan of special dieting fads so I just try to eat a balanced diet and incorporate exercise into my daily routine. I hit my treadmill at least twice a week and during the summer – when I’m in New York – I love running on the West Side Highway. All of the people running there in the morning inspire me and I think to myself ‘if they can do it I can do it too’. Tell us about your beauty routine I like to keep it simple when I’m not working. My morning beauty ritual is a little BB cream, maybe some lip gloss, and then I throw my hair in a bun and go. On shoot days, I have to wear a lot of heavy makeup which can be harsh on my skin, so I definitely make sure to remove it all every night and moisturise. What else are you currently working on? I just wrapped up another series of Project Runway and America’s Got Talent and now I’m working on my 10th season of Germany’s Next Top Model.

Wild at Heart Commemorating its 240th anniversary this year, Mappin & Webb’s new Wildfell collection is an ode to its heritage – graceful, organic lines have been presented in a 17-piece collection of silver and gold rings, necklaces and bracelets, capturing the rolling landscapes that define the quintessentially English jeweller’s Dorset roots. The Dorset brooch, revived from the brand’s archives, was creative director Elizabeth Galton’s main inspiration and was the same brooch given as a wedding present to Queen Mary from the county of Dorset. Breitling honours the Few Reginald Mitchell designed the Spitfire while dying of cancer. He worked on it around the clock, finishing it just before he died. “Just the sort of bloody silly name they would choose,” he said, on learning that the RAF had called his aircraft ‘Spitfire’. Clearly Mitchell embodied the sort of stoicism that typified the men who took to the skies in his invention during the Battle of Britain, whose 75th anniversary Breitling has marked with a special edition Navitmer. Launched at North Weald Airfield in front of Battle of Britain Memorial Fund Squadron, who had just completed a flypast over Buckingham Palace (where six surviving members of the Few were having lunch with the Queen), the timepiece will raise money for the RAF Benevolent Fund – a charity that provides support to serving and former members of the RAF, their partners and dependants. The Navitimer Battle of Britain features commemorative emblems on both its 3 and 9 o’clock sub-dials, and is engraved with the anniversary crest on its case-back. Inside, is the Breitling-produced Caliber 01, a selfwinding chronograph certified to meet the highest standards of precision by the Swiss Official Chronometer Testing Institute, or COSC. The timepiece is a fitting tribute given that the RAF equipped its World War II aircraft with on-board Breitling flight chronographs. King of the Gemstones After witnessing a decline following their popularity in the Victorian era, rubies are now coming back into fashion as modern jewellers are exploring new ways to showcase the famously dubbed ‘king of the gemstones’. Most notably is Gemfields which, despite being most well-known for its emeralds – producing 20 per cent of the world’s supply – has chosen to showcase the very rarest of Mozambican rubies (having recently acquired a mine there) in its latest campaign, starring actress and brand ambassador Mila Kunis. Model Carolyn Murphy (pictured), long-established in the industry, brings an abundance of class and elegance to the campaign, which despite its jewel-toned fabrics, feels more pared back and less dramatic than in previous seasons. he women he has dressed, from Joan Collins and Kim Kardashian to Charlotte Rampling and the late Diana, Princess of Wales, are perhaps more famous than Bruce Oldfield OBE, himself, but that balance is certainly shifting. Following the release of his candid autobiography Rootless in 2005 and the launch of his signature scent in 2011, British designer Oldfield is gradually emerging from the shadows of his highly respected couture house in the heart of Knightsbridge. His latest project, a design collaboration with John Lewis, finally hits stores this month, and if John Lewis’ previous collaboration with designer Alice Temperley (its fastest-selling line to date) is anything to go by, it’s sure to be a sell-out. The 60-piece Bruce by Bruce Oldfield capsule collection for A/W 15 brings Oldfield’s aesthetics and classic silhouettes to a new and more mainstream audience, and despite the fact the pieces are set to sell for significantly less than his bespoke couture designs command –“I still cannot believe how John Lewis can keep their prices so reasonable!” he exclaimed when we
“This collection re-works some of my most classic and well-loved designs” spoke – it doesn’t immediately feel like a compromise. “I worked closely with the John Lewis team to select beautiful fabrics,” he says of the fluid silks, velvet evening wear and key staples in cashmere that pepper the collection. With the added attention to detail of a true couturier, the fabrics are adorned with delicate embroidery, appliqué, metallic print and faux-fur trim. It’s a chance to buy into Oldfield’s luxurious world and although more immediately evocative of the glamorous winter party season, the largely monochrome collection was in fact loosely inspired by 1980s workwear. “It’s all about making visual connections and letting them take you in a new direction. It’s whatever
takes my eye and how I respond to it,” Oldfield continues. “I can look at the most ordinary everyday thing and take inspiration from it, and then this can be translated into an embellishment, a print, embroidery or even the shape of the seam. It’s very personal.” With a career spanning 40 years, beginning when he graduated from Central Saint Martins in 1973, Oldfield also has his own significant archive to look to for inspiration. “This collection re-works some of my most classic and well-loved designs. I have been incredibly lucky,” he says, “I’ve created beautiful couture gowns and dressed beautiful women.” And this includes brides. A separate space opposite his showroom houses the exquisite bridal collection, and such is his reputation in the wedding world, most people had quite literally put their money on Oldfield being the one to design the Duchess

of Cambridge’s wedding dress. It turned out he wasn’t, but his willingness to take everything as it comes is admirable. “The industry is ever changing and so is my vision. It’s hard to lose passion when it’s constantly evolving. I enjoy a challenge and with couture that comes everyday – you have to dress everybody, every shape and ensure that whoever is wearing your designs feels beautiful,” Oldfield says. Although this capsule collection for John Lewis isn’t made-to-measure, Oldfield’s desire to make his customers feel special is still just as strong, starting with the careful decision of who to collaborate with in the first place. “We wanted to create something special and unique for customers that they cannot get anywhere else. It’s my first ever collection for the UK high street so it was very important that I chose the right partner to do this with.” He elaborates, “John Lewis was the natural fit. We both believe in attention to detail, and the importance of quality and service and it was very much a partnership that was built on trust and respect for one another’s work.” It was however a mutual connection with Barnardo’s, the children’s charity, which first brought the two together. John Lewis partnered with the charity during its 150th anniversary celebrations in 2014, and its ongoing commitment to the organisation brought it into contact with Oldfield, who is currently the charity’s Vice President. As a gesture of their mutual support, £20 from the sale of each Little Bruce Dress in the collection will go to the charity and the black silk panelled piece, a wardrobe staple, is sure to be one of the biggest hits. Sitting alongside it are some more adventurous pieces, such as the full-length,
monochrome silk and velvet striped skirt, and Oldfield can’t help but play at favourites: “It is truly iconic and a show stopper of a skirt.” The rest of the collection, still playing with proportion and texture, is a little more versatile, with relaxed tailored separates, elongated lines and nipped-in waists. “Style is ageless. The silhouette for me is key; the designs truly came to life when I saw the final product,” he says.

The designs truly came to life when I saw the final product” Final product or not, Oldfield is showing no signs of slowing down or putting his decades in the business to bed just yet, although a little time out is admittedly always welcome. “I like to play the piano, and as I travel a lot for work I try to stay in the UK whenever possible,” Oldfield says. And in quintessentially British fashion, this means enjoying the great outdoors with his two dogs, Baz and Boo. “I love the countryside, and I love plants and gardens.” Walks aside, Oldfield is already looking forward to seeing the next Bruce by Bruce Oldfield collection for John Lewis finalised for the S/S 16 season. “I’m looking forward to developing this and seeing how far we will take the collections. It could go in so many directions,” he says. Just as Oldfield is one to always think ahead, he similarly believes in harbouring no regrets for whatever has passed. “I’m not sure I would have done anything differently,” he adds. “I suit myself, what I show, when I show it and I’m very happy with that.” He finishes, “it wouldn’t be me otherwise!” All Bruce by Bruce Oldfield for John Lewis, available 4 September, from £59, johnlewis.com. right and early one morning in August, in one of the signature Dorchester Suites at The Dorchester Hotel, we breakfasted on butlerdelivered berry pastries with Terri Chan in the suite’s decadent living area. After she and her husband built up a healthy property portfolio, Chan quit her day job, but soon found she had new ambitions and embarked on launching luxury boutique Les Trois Soeurs, at first selling only bridesmaid dresses, alongside her two sisters. At the shoot, aside from the five wedding dresses from the likes of Zahavit Tshuba and Lazaro – which would make most brides-to-be weak at the knees – there were numerous requests to try on the sapphire blue Badgley Mischka shoes. Although not the most conventional for a bride, their jewel-encrusted backs undeniably made them the biggest hit of the day, and we all hoped for a Cinderella-style perfect fit, before I sat down with Terri to hear her news. On the family business… “We currently have three branches in Canary Wharf and my youngest sister oversees the bridesmaid boutique, whilst I oversee the flagship wedding dress boutique. My other sister is a dentist so she is a sleeping partner in the business. We treat our staff as family too. They work hard and I spend more time with them than their partners, so it’s important to know what their aspirations are in life.”

On e-commerce… “The new e-commerce site we’re launching for bridal accessories has been in the making for a year. The programming is going to make it the most powerful e-commerce site in the industry. The team flies across the globe and finds the most unique pieces, so they sell at an unprecedented rate. We do plan to expand internationally – we’ve been approached by a Middle Eastern company to open in the UAE and a Chinese company offered to buy the business – but for now we are concentrating on the accessories side.”

One Canada Square Restaurant serves up modern European food and tempting cocktails in the heart of Canary Wharf
F
ew workplaces can boast an awardwinning restaurant within its lobby, but One Canada Square is one of them. With the promise of stylish business lunches, crowd-pleasing cocktails and the recent addition of a bottomless brunch menu, we headed down – quite literally – to find out if the restaurant lived up to the lofty heights of its namesake. As the brainchild of London’s renowned ETM restaurant group, the bar and dining room was first opened back in 2013 and has fast become a hub for professionals seeking out post-work drinks, or an informal meeting space throughout the day. At first glance you could be forgiven for missing the restaurant entirely, given how seamlessly it is integrated into One Canada Square’s foyer, but the space has been designed by the celebrated David Collins Studio: its mezzanine floor is decked out in updated Art Deco style, set off by oak floors, metallic details, and herringbone-patterned tiles giving it a modern feel. We recommend taking a seat at its bar before ordering; the drinks menu has a strong focus on classic cocktails with an unexpected international element. The cult favourite gin & tonic has been transformed, with Italian, Spanish, French and American variations on offer, while an
extensive wine list explores both Pinot Noir and Chardonnay varieties, which are best sampled by the glass, matched with each course. Once we were seated we followed the manager’s recommendation and opted for two bestselling dishes. The hand-dived scallop ceviche and the yellowfin tuna tartare both made for light and excellent starters, demonstrating the quality of locally sourced seafood arriving daily from nearby Billingsgate Market. For our main meals we chose succulent sirloin steak with hand-cut chips and a Gressingham duck breast with potato terrine and, while the menu’s grilled options offer the ideal fix for carnivores, it was the duck that truly stood out. The silky jus was rich in flavour and the accompanying cheese gratin was moreish and felt suitably autumnal. While something of a smart, corporate vibe resonates throughout the venue, those looking for a relaxed atmosphere needn’t be put off, as you can expect friendly service and plenty of time to muse over the menu throughout the evening. For an intimate meal for two, you may wish to opt for a weekend reservation, but as a post-work destination for those in the area, One Canada Square Restaurant is one to have on your radar. ou’d have to be living under a rock to be unaware that London has become healthier of late. Cold-pressed juices and class workouts are suddenly much more available. Protein is in, carbs are out. ‘Bye-bye cola’, ‘hello green juice’. We’ve finally caught up with the New Yorkers, who have been donning workout clothes and downing their protein powders for years: London, in 2015, is suddenly incredibly focused on a holistic approach to wellbeing, on healthy living, on ‘clean’ and ‘cheat’ foods, and on facilitating an exercise regime. Spirulina, baobab and lucuma, which used to be gibberish to most people, we now know to be the ‘superfood’ supplements for smoothies and juices with endless nutritional properties. Office biscuit tins are no longer ubiquitously accepted, and it’s not uncommon to see a Fitbit or two in the lift at work – if not worn to monitor activity while pounding the staircase. According to Roberto Fernandez, senior research analyst at Euromonitor International, the value of the market of UK health and wellness food and drinks was around £20bn in 2014; a nine per cent increase in value terms from 2011.

Well, it would appear that the American obsession with wellbeing – and ordering burgers wrapped in lettuce rather than bread buns – has made its way across the pond. “The craziness for healthy and wellness food and habits originated in cities like New York and Los Angeles and quickly spread across European metropolises… London has become a sort of health and wellness mecca,” says Fernandez. In particular, a high-protein diet is a popular option for those looking to simplify their eating habits. In London, the protein rush has become more commonplace with growing awareness of diets like Dukan (popularised by Carole Middleton,) Atkins (a nod to Los Angeles, where several celebrities have been devout followers for years) and Paleo, or Caveman eating regimes, all of which focus on a diet rich in fish, meat, eggs, nuts and certain vegetables.

The Reference Nutritional Intake in the UK recommends we eat 0.75 grams of protein for each kilogram we weigh; an average of 55g protein per day for men, and 45g for women. (There’s about seven grams of protein in an egg.) But now, it seems, we’re all eating far more than that; often double. And Francesca Liparoti, a nutritional therapist who works with The Wellness Centre at Reebok Sports Club in Canary Wharf, is pleased. “The recommended amount is just to survive and prevent deficiencies,” she says. “It’s not necessarily optimal.” She would recommend between 1.4g-2g of protein per kilo of body weight, and says 100g of protein a day isn’t

We need it for our immune systems, to balance our hormone levels, and to build amino acids, which come in their complete form from animal proteins, in order for our bodies to function and grow in strength. “Protein is metabolised in a way that builds, not bulks, muscle,” Liparoti says. It contributes to lean mass, and, because protein takes energy to be broken down, it also decreases fat mass, which Liparoti says also gives a physical appearance that most of her clients are after. It’s not that proteins have less calories. “There are four calories per gram in both proteins and carbohydrates,” she says. But you eat less of protein as it’s filling, which later keeps you feeling satisfied and prevents snacking. “Plus, unlike with certain carbohydrates, protein doesn’t cause a sharp spike followed by a drop in blood sugar levels.” Personal trainer Carli Wheatley is one toned, curly-haired brunette trying to make the workers of Canary Wharf that little bit healthier, thanks to her new business venture, Protein Haus. She explains that individuals are busy in Canary Wharf, which makes it an attractive spot for her catering brand, with consumers seeking convenience above all else. People are working longer
hours and spending time commuting, which means healthy meal preparation falls down the to-do list. “No-one has the time to make their own food. But if they could, they would make this food,” Wheatley says. “I created Protein Haus so I didn’t have to cook all my meals at home and bring them to work. You’d be surprised at how hard it is to just get brown rice and steamed broccoli [on the go].” And when the urge for sweet treats strikes, Protein Haus has more unusual solutions – its cake is 150 calories a slice and uses ingredients like egg whites and cinnamon, while the Snickers milkshake comes in at around 180 calories and packs a hefty protein punch. But before you start bulk-buying chicken, is there such a thing as too much protein? Certainly, not all protein sources are created equal – nuts, while healthy, are high in calories, and fatty sources like bacon can be damaging to the heart and arteries. Some experts also believe that excess protein can have an adverse effect on kidneys and bone health. But, says Liparoti, diets like Atkins got a bad reputation because people were eating only protein, largely in animal form, with no variety. She’s adamant that protein-rich diets must include plant-based proteins, and be combined with other food groups for balance and overall health. The aim is a holistic, cohesive approach to health and fitness – and it’s individualised. ‘Too much’ protein is a relative term, depending on lifestyle, build and goals. au fait with ST. TROPEZ The legendary French town of Saint-Tropez is on many a bucket-list. The best way to see it is to fuse old and new, glamour and romance, fun and relaxation, for the perfect summer break WORDS: gabrielle lane

I
n the heat of summer on the French Riviera, the cool, starched surrounds of boutique hotel White 1921 make it Place des Lices most exclusive address. By day, the huge white parasols of its terrace are reserved for the guests of the mansion’s eight suites. By night, well-heeled revellers come to enjoy Champagne and music in the house they knew as Maison Blanche, until 2012, when luxury goods conglomerate LVMH took over its management and installed a Champagne cellar, as it strengthened its presence in Saint-Tropez. All the while, keeping everything – the linen, the ceramic bath tubs and the walls – icing sugar white. “It’s our little dolls’ house,” explained one of its staff as we checked in. Set next to Fendi (its vivid ostrich leather handbags and fur stoles incongruous with the heat of the town in August); around the corner from pop-up restaurant Dior des Lices, under the helm of three Michelin-star chef Yannick Alléno; and down the road from Celine, LVMH’s presence in the town was already formidable. It’s move to add to it is a sign that Saint-Tropez has still got the allure that has made it a cliché for wealth and glamour over the decades. If you want prestige, White 1921 has it. A more elegant version of the nightspots in which magnums arrive studded with sparklers, Moët is still accompanied by a musical interlude in the evening, and a DJ plays house music until 1am, when the lucky few retire to the very white bedrooms, some styled with retro radios, artwork and boxy sofas, and all with shuttered windows and Acqua di Parma toiletries. In its typical too-cool-to-care style, White 1921 offers a pared-back but high-quality food menu on its terrace – charcuterie and light bites in the evening, and croissants, good coffee and chocolat chaud as part of its continental breakfast platters in the morning. Most guests use the townhouse as a base for a
weekend: it’s an unusual combination of discreet and prestigious. It’s also a five-minute walk through cobbled streets lined with pastel-coloured townhouses and gleaming shop fronts to the port, with bars and restaurants on one side and legendary super yachts on the other. As Saint-Tropez is two hours by car from Nice airport, or a rather convoluted train and boat journey (unless you hire a helicopter – some do), it means it’s kept its style, even as its fame has grown: during peak season the atmosphere is fun and upbeat, as opposed to frenetic. There are two ways to experience the town – in heels and low-buttoned linen shirts at extravagant parties that attract all generations (not to be mocked or avoided) – and with a romantic, quintessential French twist that involves staying

The scenery has inspired the artists and actors who have descended on the Cote d’Azur for centuries and if you’re going to go to Saint-Tropez, you should see both sides of it. Once you’ve spent time at White 1921, and had dinner and danced at nearby Byblos (more on which later), book into Villa Marie. I stayed at the Renaissance-style country house while redecorating a flat in London, which means that I now want – a) a chaise longue b) a galvanized patio set and c) a mural in the entrance hall – in that order, and have neither the space nor funds for any of them. Villa Marie is an opulent yet cosy space, decked out with velvet armchairs, lavender-coloured dressers, gilted mirrors and glass trinkets throughout, and boasts themed gardens, fountains and a conservatory beyond the front door. It’s set in seven acres of pine forest and many of its 35 suites and

villa rooms have outdoor terraces, ensuring that on day two of my stay a Dachshund wandered in through the French doors, which at the time, while being slightly bizarre, only added to the feeling of being a world away from the city. As serene as it is, there’s still a sense of contemporary fun here. The Villa Marie pool is a modern sun-trap, drawing young affluent types and mature Parisians escaping for the weekend to its loungers. Staff are friendly and glamorous and rooms are stocked with sweets, as well as body creams and water. There’s also a complimentary shuttle that takes you into town when you wish. For added relaxation, the hotel has a compact but beautiful Pure Altitude spa across the courtyard, decked out in Mother of Pearl and duck-egg blue decor and offering everything from signature massages and body scrubs with Himalayan rose and jasmine, to lifting and firming facials, undertaken with stone tools and acupressure movements.
“The Villa Marie pool is a modern sun-trap, drawing young affluent types” The courtyard itself is also the picturesque location for breakfast, while Villa Marie’s restaurant Dolce Vita is another of the hotel’s favourite spots among those staying elsewhere. Specialising in fresh seafood caught just off the coast and in Corsican waters, its veranda overlooks both the surrounding hills and the sea and the wine served is cultivated in France at its own vineyards. Starters include marinated sea bass ceviche with lemon and coriander, mussels and baby squid with aioli: if you like garlic, the home-made butter is a must and should be piled on fresh bread. You’d never do it in London. On our visit, my friend and I actually skipped ordering starters and were lured into trying the bouillabaisse, the traditional Provençal stew which, in this case, consisted of 400 grams of fresh fish including mullet and sea bream, in a rich, filling soup. The chef’s recipe was supposedly inherited from his grandmother and must be requested in advance, but it’s absolutely worth the preparation, served with vegetables and a cheese topping, just in case you weren’t overwhelmed already. It was the ideal finishing touch to an authentic stay.
Keen to dine out in Saint-Tropez on our last night, we also visited the nearby Hôtel Sezz. The property (a member of Design Hotels thanks to quirky glass features and chrome accents masterminded by Christopher Pillet) is the sister of the renowned hotel of the same name in Paris. It’s restaurant Colette, which is overseen by Michelinstarred chef Pierre Gagnaire, was recently given a make-over as part of the Saint-Tropez establishment’s fifth birthday, which included the installation of wood fire grills to make the most of the French passion for medium-rare steak, and a residency for mixologists from the UK-based AngeNoir team. Dinner at Colette is served alfresco in a fashionable space overlooking the pool area, and capitalises on the presence of the hotel’s resident DJ throughout the summer season. The menu includes various varieties of beef in addition to French Salers, including Aberdeen Black Angus and Chilean Wagyu. If you’re feeling adventurous you could opt for beef tartare – at Colette it’s served with capers, shallots and chives or parmesan cheese and truffle oil. Alternatively, the house sauce for the French fillet is mustard cream, which was delicious (the French know their sauces, of course). Iberian pork, sea bass and veal are also listed among the main courses on offer, in recognition of the restaurant’s Mediterranean inspirations, and other dishes are seasoned with saffron, yuzu and rosemary to make them a little different and more memorable. If you’re going all out, you may as well begin with foie gras, either creamed with peas, carrots and bacon, or lightly cooked with potato marmalade and cardamom. We sat for hours here, enjoying cocktails and local wines at the suggestion of the sommelier. The hotel definitely managed to capture the vibrancy and glamour of a holiday in SaintTropez, a destination that is a summer cliché for a reason. If going to the area again, I wouldn’t do a single part of the trip differently. Except saving for a helicopter transfer, of course. BYBLOS: the party
W
hen it comes to illustrious guests, the patronage of Brigitte Bardot, Mick Jagger, Jack Nicholson and Clint Eastwood does a property no harm. It does however betray a sense of hedonistic glamour that Hôtel Byblos has thrived on for nearly five decades. The year 2017 will see the 50th anniversary of the hotel’s opening amid three days of festivities with a guest list of 700. Originally launched by businessman JeanProsper Gay-Para, it is French entrepreneur Sylvain Floirat and his heirs that have been credited with positioning Byblos as ‘a palace’ which welcomes the great and the good of Hollywood. The type of place where everyone knows everyone (Richard, the concierge is the son of the founding head concierge Jean-Christophe of 1967), Alain Ducasse has lent his name and expertise to garden restaurant RIVEA, where it’s not unheard of to bring your mistress, your children or your chihuahua for dinner on the terrace. Starters are best shared and include marinated fresh amberfish (a super light, citrusy ceviche), sardine and courgette flower fritters, charcuterie and focaccia de recco, a buttery, crisp Italian-inspired version of cheese on toast. Mains include meat, fish and pasta options: if you’re hungry choose the beef rib steak with macaroni al gratin as the well-seasoned cut takes up an entire plate, alternatively the fennel ravioli with sautéed gamberoni (king prawns) and baby squid is a light, stylish dish, giving energy for the night ahead. Les Caves du Roy, the nightclub at Byblos, is one of the French Riviera’s most famous and enduring venues and queues begin around 11pm, for those not on the VIP list, or flaunting wads of Euros, laissez-faire. Take drinks at the poolside bar after supper and you’ll be able to migrate at the best moment. Inside, expect an unapologetic throng of white chinos and signet rings lolling around the central dance floor, which seems to buzz with glitter and lights, attracting young and old alike. pending time in Ibiza and Milan is hardly a hardship at the worst of times, but doing so in an ultra-exclusive, VIP manner is what transforms a holiday into an unforgettable experience. Having built a reputation on delivering first-rate service, the ME brand allows guests to experience the absolute best of their destinations, starting with bespoke service. My first encounter with an ‘aura’ manager was upon touching down in Milan, home of the first ME by Meliá Italian luxury lifestyle hotel. Located
in the heart of Milan’s fashion and design district, the hotel opened its doors in May this year. On arrival into Linate Airport, we were swiftly transported by private cars to view The Last Supper by Da Vinci at Santa Maria delle Grazie. I have it on good authority that tickets sell out three months in advance, so access was really only possible through those in-the-know and a team of ‘agents’. Following our visit, the aura manager and his team had also arranged a private boat tour of the canals – comfort and luxury really being of the essence throughout the trip – before we were taken to ME Milan Il Duca. Occupying a building that was originally designed by globally renowned late architect, Aldo Rossi, the 132-room hotel features interiors by Mortini’s Studio and furniture designed by the late architects, Gio Ponti and Luca Meda. Rooms range from Chic Suites and a Personality Suite to the Suite ME, which spans almost an entire floor and includes a dining table to seat ten. My room was sleek and modern, decked out in soothing tones of grey, but the real showpiece of the hotel is the rooftop. It’s home to the brand’s second Radio

Rooftop Bar, following the successful launch of its first in 2013 at the flagship ME London, which has quickly become one of the hottest bars in the capital. After cocktails with a panoramic view of the Milanese skyline, we ventured down to the first Italian branch of contemporary New York restaurant STK, within the confines of the hotel. As its name suggests, steak is the main offering, but the parmesan truffle fries, darkly provocative interiors and party vibe are other reasons why STK is becoming a favourite among locals and visitors. As tempting at it was to return to the rooftop after dinner for a nightcap, I took advantage of an early night in preparation for the morning. After all, we didn’t have an aeroplane to catch, but a private jet to board: after a rooftop breakfast, it was time to say “Ciao” to Milan, and “Hola” to Ibiza. JET with ME is an elite package offered by ME Ibiza, giving its guests use of a private jet to seat 13, plus a personal crew, to pick you up and fly you exclusively to the Mediterranean’s party capital. The transfer was as glamorous as I had imagined, from the warm welcome and wellstocked bar that we took advantage of once on board (Champagne was to become ubiquitous) to the personalised menus available on request. A highlight for me was simply the convenience factor, with no one telling me to stow my bags, zero airport hassle and no fuss about liquids in hand luggage.
“JET with ME is an elite package... giving its guests use of a private jet to seat 13” Continuing in the style to which I was growing accustomed (my first post-trip tube commute was traumatic to say the least), we were met at the other end by a convoy of white Range Rovers that transferred us to the ME Ibiza, on the east coast of the island. The hotel is very different from its Milanese sister. Striking a balance between vibrant and serene, the boutique property joined the exclusive club of ‘Leading Hotels of the World’ within just one month of opening. After being shown to my suite – minimalist with contemporary touches and overlooking Nikki Beach beach club – I joined friends in Salt & Sea, a Mediterranean restaurant on

the ground floor with a view over the pool. One of the advantages of a coastal destination is, of course, the fresh seafood, and we all ate our fair share. My food coma recovery came in the form of an Ocean Experience scrub at the SkinC rooftop spa terrace. The spa focuses on relaxation and a personalised, tailored experience, formulating specific serums and adapting treatments depending on individual needs. After an hour-long scrub I walked away without a care in the world, not to mention ridiculously soft skin, in time for dinner and drinks on The Rooftop, where 360-degree views, clever cocktail concoctions and an exclusive, upbeat vibe had our group sorted for the evening. The next morning, mercifully hangover-free, I joined a few other guests for yoga by the pool. The hotel offers guests three complimentary yoga sessions daily, with one-to-one sessions available upon request. After a 50-minute morning class I felt relaxed, worked out and ready for the day’s activities, which would see us taking to the sea. ME Ibiza’s own aura manager arranged for two motorboats to take the group to Formentera for the day, the small island all visitors come home raving about. Around half an hour away from Ibiza and just 12 miles long, Formentera is often compared to Ibiza as it was 40 years ago; more low-key and relaxed than other more party-oriented parts of the island. It was here, in one of the prettiest parts of the world – the sand is notably soft and very clean – that we sipped Champagne on the back of the boat, swam in astonishingly clear water and feasted on paella at Beso Beach, a popular, but slightly off-the-beatentrack club where lunch can go on for hours. It was the perfect day that was only made better by a dinner reservation at Amante Beach Club, which sits atop a dramatic cliff. Oh, and VIP entry to Pacha, a rite of passage. Having been home to DJs like David Guetta and Martin Solveig, its reputation preceded it, and it didn’t disappoint. When I woke the next morning, I was in serious denial – we were leaving later that day. Fortunately, jetting home with yet more Champagne softened the blow of returning to “summer” in London. Now that my feet are planted firmly on the ground, I can tell you in all honesty it was an experience unlike any other. ME Ibiza’s summer season runs from 14 April- 31 October 2015. Inside the outnet The Outnet has not only become an online fashion powerhouse, but has revolutionised the retail model for luxury brands. Here, its president Stephanie Phair, reflects on a whirlwind six years

t’s 11.33am on a Friday in August and I receive an email from the assistant of The Outnet’s president, Stephanie Phair telling me she is awaiting my call. I have had issues with my phone line ahead of our scheduled interview at 11.30am, but nevertheless, such efficiency is often unheard of when pinning down business execs with full diaries. Then again, as the second-ever employee of the fashion e-commerce platform, Phair has masterminded The Outnet’s global success over the past six years, as it emerged out from under the golden wings of parent fashion company Net-a-Porter – which pertains to her high level of organisation. The website now sees more than 1.5million unique visitors trawl for designer clothing each month, served by a team of 183 staff, and is credited with helping Net-a-Porter Group declare an £11m profit in the year to March, after a period of heavy investment and a merger with Yoox Group. The aim in 2009 was “to create a specific experience for the shopper looking for previous season and sale items.” What The Outnet has actually achieved, almost indirectly, is a total shift in the fashion zeitgeist. “The previous season or discount space had never really had much attention from a brand. So the view was that the ‘sale’
shopper was a bargain hunter and that she was young. What we realised after a year of trading, was that our average shopper isn’t that young – she’s 38 – and she’s not a bargain hunter. She’s still spending thousands of pounds on an Oscar de la Renta gown, a Versace bag and a Stella McCartney blazer, but she’s looking for quality,” explains Phair. The customer base also differs from that of Net-a-Porter. “Whereas the Net-a-Porter.com customer is looking for newness, The Outnet customer does buy new season, but isn’t necessarily focused on it. For her, fashion is a means to express her individuality and she’s very happy to mix and match. I think that has massively changed what The Outnet has become,” she adds. “Brands have realised that this is an opportunity for them to speak to a very valuable customer and they want to collaborate with us.” An exclusive partner to companies such as Balmain and Alaïa, The Outnet was also able to encourage the likes of Roland Mouret and Alexander McQueen to release styles in honour of its fifth birthday in 2014 and Victoria Beckham to auction more than 500 pieces from her own wardrobe via the website for charity Mothers2Mothers, last August. “We really enjoyed doing the Victoria Beckham and Mothers2Mothers project, so I could see another charity partnership because it was such a positive experience for everyone,” says Phair. Phair believes The Outnet has been a success – “because of how we built it, which was to focus on high-net-worth individuals and to rely on service and product edit and editorial.” However, it’s also undoubtedly been propelled by the growth of the internet and social media. “If you were a brand and you were used to doing things in a certain way, [then at the end of a season] a product would disappear to an out of town outlet, or you would have sample sales for a day or two. You would email them a list that had nothing to do with your full-priced business; in a

However, the rise of the internet meant suddenly all this product was visible. The Outnet was saying ‘not only is it visible, but we’re actually going to own it. We’re going to make this part of the business something that you should be proud of.’ So it did take quite a long time to get the brands on board, but ultimately they are very happy.” I put to her that in an age of amateur photographers on social media and burgeoning critics with blogs, the internet has made fashion less luxurious. “I think it’s a wider philosophical question about ‘what is luxury?’” She counters. “Is luxury necessarily about exclusivity, or is luxury about accessibility – the ability to get what I want, when I want it, on my terms. That, for me, is huge luxury: if I live somewhere that doesn’t have what I’m looking for, and I can order it and have it the next day, that’s luxury. I think that if you

embrace it and see how social media can enhance things, there’s a huge opportunity. For example, Net-a-Porter has launched [mobile app] The Net Set. To me, that’s luxury because I am now able to see, at the click of an app, what all sorts of stylish, fashionable women are doing all around the world. To follow their style, and buy according to their edit, is luxury which wasn’t available to me before.” On a personal level, Phair doesn’t stick rigidly to business mottos or lessons, but she admits: “I keep my business and private life quite separate, which is what I’ve always done. It means I compartmentalise a lot and I’m very focused at work so it works for me.” She also maintains that ‘good things happen to good people’. “If you set out to do the right thing, it pays back in spades. Not only because people will want to do more for you and that works wonders in a professional setting, but also through karma. And then another must for me, is to believe in a little bit of serendipity. If you’re too focused on one path if life, you may lose out on opportunities that come from left field.”
“I often get told that The Outnet is my baby. That would never be said to a man” Phair has spoken in previous interviews about work/life balance, but the lifestyle question is rarely asked of male CEOs. Does she feel women are treated differently in business? “I do think women are judged differently, not necessarily out of intention, but out of language,” she explains. “For example I often get told that ‘The Outnet is [my] baby’. That would never be said to a man. Language influences how we think and while I do think things are changing, the less attention there can be on gender, and disregard for whether [a leader is a] man or a woman – in favour of considering if they are a good businessperson – I think that’s the future.” Phair graduated from Oxford University thinking she would become a foreign correspondent, or a travel writer. But she believes in fashion. “Appearance is important in anything because it sends out a message that you care about your look and your grooming. I think it’s a form of social etiquette – if you care about your
business
appearance, you’re showing that you respect the person you’re meeting with because you’ve spent time preparing.” Her go-to labels include Helmut Lang, Stella McCartney and Preen. “Helmut Lang is a great brand. The pieces are tailored and just the right amount of put together and fashion forward. I also love a good Stella McCartney blazer, and Preen suits my shape; it does really good pencil skirts, nipped at the waist. For dresses, I love Erdem, or a beautiful Valentino lace dress – there’s nothing like it. I’m lucky I have the opportunity to see work from all sorts of designers. But the beauty of being able to shop on an editorial-driven site like The Outnet is that you don’t necessarily have to know your brands. You can go in and shop by an edit that our team has done and discover a whole new range that you didn’t know about.” It took Net-a-Porter nearly 11 years to launch an equivalent fashion platform for men, and to date The Outnet exclusively targets women. “Menswear is not on our roadmap straight away,” Phair admits. “It’s something we’re always readdressing but we’ve had a lot to do on the women’s front. We’re focused on building the best possible experience, product selection and service, and assembling a high-net-worth customer base.” More specifically, the task in hand is promotion of The Outnet’s own label, Iris & Ink, which has grown from a core collection of high quality
basics intended to supplement designer goods, into a 140-piece strong line that has evolved across five seasons. The autumn/winter 2015 range will incorporate Linton tweed for the first time, alongside navy suede leggings, neoprene dresses, cashmere sweaters and sheepskin gilets. “Iris & Ink is a big part of our future,” says Phair. “We never wanted to launch with a big fanfare and create a brand per se, we thought ‘let’s launch something that our customers are asking for.’ Very opportunistically we saw it worked and it has turned into a brand, and it has done very well.” As part of its start-up team, I question whether Phair would ever find it hard to leave The Outnet and its successes behind. “You can’t always remain in the same place,” she says candidly. “I can certainly imagine myself...” She trails off. “I think what we’ve created with the Outnet is something that’s built to last, because it fulfils a need with the customer out there. While there’s that need and The Outnet can serve it, it’s certainly not dependant on me, that’s for sure.” Asked to sum up the achievement of The Outnet team, Phair pauses. “I think the greatest achievement is to build a very sustainable, profitable, high-growth business that customers regularly say they are obsessed with. And that term ‘obsessed’ I hear a lot.” theoutnet.com

news Crossrail Place Roof Garden: bloomin’ marvellous An exciting summer of performance finished in style at the Crossrail Roof Garden at the end of August with the Late Bloom Community Festival. The finale to the Bloom summer theatre programme invited local groups to participate in a weekend of music, dance, poetry and performance. The festival gives local groups and individuals the opportunity to perform in the unique venue for friends and family whilst having the support and expertise of the Bloom Team. Mr Surtees, who attended on behalf of the Henry Surtees Foundation, the main sponsors of the event, was joined by eight enthusiastic Canary Wharf Group employees, who were amongst the many corporate volunteers on hand to help as fourteen teams of children and young people from across the capital battled it out at Mudchute Farm to build race-worthy go karts from scratch, in just four hours! The competition was tough, but with Mr Surtees on hand to give advice to the budding racing drivers, automotive engineers and designers, all fourteen karts were completed, and deemed fit to race. The home advantage prevailed on this occasion, and the race was won by Mudchute’s own Muddy Wheels, who will now get to enjoy a prize trip to Kent’s Buckmore Park Kart Circuit, courtesy of the Henry Surtees foundation. Driver for the winning team was Josh, aged nine. “There was a really amazing atmosphere in the race,” he said, drenched with the fizzy grape juice which had been sprayed from the winners’ podium. “When I’m older I want to do Formula One.”
The Community Gallery Window at Canary Wharf is celebrating its 50th display Having opened seven years ago in 2008, The Community Gallery has provided a platform to showcase a range of media including painting, craft design, poetry, photography, film and writing from local art projects in the neighbouring area. In its current exhibition, titled ‘Bow Arts,’ artists Ella Robinson and Sara Heywood have worked with six schools on the Isle of Dogs to create original works of art for each of the schools. Sara helped three schools to create bold vinyl artworks inspired by everyday objects, nature and local architecture, whilst Ella worked with Early Years children to design and make playful and interactive HiggledyPiggledy Trees. The project also provided teacher training and workshops for the families. Visitors are invited to view photos and models of the artworks as well as workshops that have informed the final designs in Canada Place shopping mall up until the 8th September.

George Green’s School: Island Girl 10 September - 10 November Island Girl is a project that engaged the Girls’ Group at George Green’s School on the Isle of Dogs in a series of research and photography workshops. They explored their area, talking to groups like the Friends of the Island History Trust and taking photographs that represented them in their local environment. They also looked at the work of female photographers and examined how they expressed their identity in their art practice. Through this process the girls developed a sense of pride and understanding about their own image and identity, both as young women and as young photographers. The final results are a collection of portrait photographs first exhibited at Café Vert in George Green’s School, and toured to different venues around Tower Hamlets in 2015. A book of postcard images is also available.

Although based in London, Ajay’s inspiration is international, as is evident in his local and global black and white photographs. All captured in classic 35mm, Ajay uses traditional methods to achieve mesmerising landscapes. His first collection showing here depicts a range of views from nearby Greenwich Park to distant and remote parts of Canada, which together demonstrate his distinct style of depth, richness and quality, hard to achieve in a digital format. The end of an icon After 67 years, production of the Land Rover (or Defender as we should call the current iteration) will cease this year; killed off by a combination of legislation and high production costs. A Defender takes three days to build and is largely done by hand. As news of its demise leaked, buyers rushed to order an example of this British icon and production has risen by a fifth. The two millionth example will be auctioned for charity while the Goodwood Revival (11-13 September) will feature more than 50 pre-1966 Series One models, such as ‘Huey’, the very first pre-production vehicle. The M135i is likely to be the final old school BMW hot hatch. Matthew Carter revels in its rear-drive honesty
n these days where efficiency is the key driver behind new car development and where the Holy Grail is found via lower emissions and better fuel economy rather than by extra performance, we should be thankful the BMW M135i exists at all. It’s the flagship model in BMW’s newly revamped 1 Series and is powered by a peach of an engine, a turbocharged 3.0-litre ‘straight six’ that develops a healthy 326hp. The M135i sits at the top of a range that has been damn near neutered in the quest for efficiency. While giving the entire 1 Series a minor facelift, BMW executives have all donned hair shirts. New lights front and rear and a revised grille cannot hide the fact that there has been a serious attack on what lies under the bonnets. Most engines have been downsized (M135i aside, a 2.0-litre is now the biggest on offer) and in some cases they’ve even lost a cylinder – down from four to three. Thankfully, the M135i managed not only to escape the cull, but also to gain a few more horsepower in the process. This is an old school BMW that’s compact and fast, with a fabulous rear-wheel drive chassis. The 1 Series has been around for more than a decade with this, the second-generation version, now old enough to be given its mid-life facelift. For once the facelift is a real improvement on what went before. The slimmer headlights, bolder and wider kidney grille and new look front apron of the revised model are more aggressive, more in keeping with the BMW badge. And the changes at the rear, with new ‘L’ shaped tail-lights replacing the old rectangular ones, make the back of the car look far sleeker than before. Inside, there’s a new high-gloss black centre console, more oddment storage and a bit more chrome dotted around the
cabin, but that’s about it. It’s still a long way from being the roomiest car around – think of it as a four, rather than five seater – but there’s an undeniable class about the 1 Series that lifts it above offerings from what used to be called the mainstream brands (the Fords, Vauxhalls and VWs of this world). These comments apply to every model in the 1 Series range, of course. What lifts the M135i above the rest lies under the bonnet. While this may not be a real M car – rather, it’s merely ‘powered by M’ – it’s the engine that makes all the difference. This straight six engine has been around for a while but remains one of the world’s greats. With ample power and a huge amount of torque
“What lifts the M135i above the rest lies under the bonnet” (the engine’s pulling power) that peaks at a low 1,300rpm, it is equally happy trundling around town as it is stretching its legs on the open road. That prodigious power output, up 6hp from the 320hp of the outgoing model, is achieved thanks to a pair of turbochargers. Not that you’d know it. There’s no sudden jump in power as the turbos spool up and no discernible lag between flooring the throttle and the engine getting the message – just a massive shove in the back as the thing rockets down the road. If you’re prepared to hammer the clutch and wreck the tyres, the standing start to 62mph takes a fraction over five seconds, but more impressive is the way it performs on the road. Keep it in third and it will pull cleanly from a walking pace to way

beyond the legal limit in a blink of an eye. This car was made for overtaking. And it has a soundtrack to match. It snarls as you accelerate and cackles on the over-run as you lift off. It’s an intoxicating mix of docility and performance topped off by a genuine aural experience. Actually, you don’t have to wreck the clutch to enjoy its breathtaking acceleration: go automatic. It might add a cool £1,500 to the bill, but the eight-speed box is one of the best around, with smooth auto shifts which can be over-ridden by using steering wheel mounted paddles for super quick manual shifts when you are in the mood. Thanks to standard launch control, the automatic version is actually quicker to 62mph than the manual, while the box also has what BMW calls a ‘predictive shift strategy’ which uses the car’s navigation system to read the road ahead to ensure that gear changes precisely match what’s coming. If there’s a hill around the next corner, for example, the car knows and primes the gearbox accordingly. Clever stuff. Mind you, the standard six-speed manual is a fine option, with a solid, weighty shift action that helps the driver connect with the car. And that’s what the M135i is all about: it’s a driver’s car with a perfectly balanced rear-drive chassis, fast and positive steering and reassuringly powerful brakes: the manual shift is an integral part of that driver/car bonding. Mix in a near perfect driving position – the rear might be cramped, but the front is as roomy as it can be – and a cockpit totally oriented towards the driver and it’s hard not to fall for the car’s charms. It’s reasonably well equipped, too, with its own unique features not found on other models in the range. These include grey door mirrors and blue brake calipers along with sporting body kit incorporating a pair of huge air intakes at the front. Other standard features include ‘M’ alloy wheels, leather seats, climate control and rear parking sensors… though, of course, there are plenty of options to choose from including, for the moment, sat nav – though is due to become standard equipment across the entire range shortly. You can also choose between a three-door or fivedoor version of this compact hatchback. The M135i is a glorious throwback to the days
when performance wasn’t frowned upon, when a driver would know that even the most mundane trip would be fun. These are days that are so nearly past. Will BMW make another rear-wheel drive hot hatchback like the M135i? Unlikely, I’d say. The next generation of small BMWs are likely to be front-wheel drive and the quest for even greater efficiencies will consign the notion of shoehorning a 3.0-litre ‘six’ into a compact car into history. This is the last of the line: buy now, while stocks last.

he beginning of September marks a significant turning point as we move out of the summer market and in to the traditionally buoyant selling period running up to Christmas. The market this summer has mirrored the weather with better than expected results in the City and City fringe areas. Knight Frank research for August recently registered the house price sentiment in July as positive, for the 28th consecutive month. We have experienced good activity across our network of offices with strong numbers of new applicants registering. Moreover, our latest addition to the network, our newly opened Tower Bridge office, has improved coverage for both buyers and sellers along the South Bank and we have had a strong start. The housing stock across the City area continues to evolve with a further round of new build schemes released or preparing to launch with prices remaining resilient. A big topic of conversation in August revolved around interest rates, and specifically “when will they rise?” Mark Carney has alluded to the rise but remained fairly vague in commenting that a rate rise was “drawing closer.” The markets appear to be currently pricing an interest rate rise for Q1 / Q2 of next year. In August the central bank did release positive figures with GDP growth this year moved up from 2.5 per cent to 2.8 per cent. The autumn market is usually a good time to sell as buyers look to secure somewhere before year end. International investors’ land-buying is up 118 per cent year-on-year and is at its highest level since 2007. The largest sale was in the three months to the end of June, according to the FT, reaching £428m for three sites sold to a partnership between Malaysian investor Eco World and Irish developer Ballymore.

he back end of the summer market tends to be driven by strong demand from the student micro-market, with both domestic and international students taking a stranglehold on the City lettings scene. They often come into the market with vast budgets and tend to lean towards the newest developments such as Berkeley’s Goodman’s Fields. This trend is becoming even more pronounced as demand from the traditionally prominent financial services sector subdues due to uncertainty surrounding economic conditions in Europe and beyond. However, there are longer term grounds for economic confidence and you would expect that the traditional big hitters of the corporate world will come back to the market in the latter part of the year, which should in turn lead to a stronger end to the year in terms of year on year growth, which currently sits at 2.8 per cent. Aside from the corporate and student markets, the private rental sector continues to go from strength to strength, with high levels of demand being experienced across all price ranges and locations. Of particular interest is the high level of demand being generated by some of the City’s newer buildings, with tenants often choosing to pay a premium for lifestyle based living, meaning proximity to work, entertainment and on-site facilities are driving the City’s rental prices. Whilst this surge in demand for premium properties is being mirrored by supply, particularly with large numbers of new build stock completing in Q3 and Q4 this year, properties that are furnished well and offer a more bespoke option will continue to generate higher than average rents; so my advice to landlords would be to go the extra mile when furnishing or refurbishing a property with the dual goals of achieving these higher rents and minimising void periods.

his summer, the general seasonal slowdown in the estate agency world does not seem to have affected the lettings side of the business. With a large proportion of properties being let within the first few days of marketing and an increase in the number of applicants, does this mean we are about to see a further change in the market towards the end of the year? The current positivity within the financial sector has really benefited other businesses, particularly the property market. In the main, the increased rental activity seems to have been caused by in-house job relocations both nationally and internationally. The number of resale properties coming onto the market has remained low, while the volume of off-plan properties for sale has increased dramatically. The selection of off-plan properties is greater in east London than ever before, giving buyers a wider choice of brand new homes. Normally, a greater selection of properties to buy means discounted asking prices, but we are still seeing premium prices being achieved. What card will the industry be dealt going into 2016? One thing’s for sure, the sales and lettings markets cannot simultaneously be strong for a long period of time – something will eventually have to give. he London property market is demonstrating its strongest price performance since 2007, according to the latest data released by the property website Rightmove. According to Rightmove, Greater London house prices are up 9.7 per cent from the same time last year. Historically, August is the time for buyers to get a better deal on buying a property. Buying demand usually drops during the summer holiday season. With the kids on school holidays and the great British migration to sunnier climates in full swing, viewing numbers tend to tumble. This in turn leads to vendors being more susceptible to accepting offers. However, with the current stock shortage, the London market is bucking the usual seasonal trend. It is worth noting that the first genuine murmurings of a forthcoming mortgage rate rise are also encouraging more buyers to try and secure a deal sooner rather than later: the increase in mortgage rates is most definitely on the horizon, with many lenders already making noticeable increases. Securing a deal now makes sense for those who have the ability to secure a mortgage and the aspiration of home ownership. First Time Buyers in the capital are being hit particularly hard by the bullish market. As prices continue to increase, many would-be home owners are simply priced out of the market. A turbulent Chinese equities market has also led to increased demand from Asian investors looking for a safer long term investment. Therefore with sharply increasing prices, a lack of available housing stock and competition from overseas buyers, the outlook for first time purchasers is somewhat bleak.
