H&F Council has approved plans to build a state-of-the-art learning and play centre for disabled children and young people at Queen’s Manor Primary School. Six million in funding will go towards the new centre and the money will also be used to rebuild the school’s own special educational needs support unit. The new centre will be run by the Council’s Disabled Children’s Service and will be open seven days a week, including evenings and weekends, as a social hub for children and young people with disabilities. THE IMPERIAL REIGNS ANEW A new menu is the crowning grace at The Imperial after an extensive refurbishment william monroe
T
he Imperial has been a key ingredient of the culinary hotspot that is the King’s Road since 2013, and I suspected therefore that I was in for a gastronomic treat when I visited on a Saturday evening to check out a new interior and à la carte menu after extensive refurbishments. The new-look bar was lively but the restaurant area in the adjoining room was surprisingly empty in contrast, with just a couple of other diners on show. It’s difficult to discern quite why this was the case – it’s certainly not down to prohibitive prices or a lack of quality when it comes to the food, as my dining partner and I discovered.
“The combined effect is decadent to say the least” The menu offered food for thought in the form of some intriguing and unusual options. I eventually chose the beef fillet bone marrow on charred toast with cocktail onions and spinach, while my partner fielded the tuna sashimi with caviar, radish and pickled shiitake mushrooms. The beef was delicious and the crunchy toast dovetailed well with the sweetness of the onions and the soft, tender beef.

On to the mains and we both settled on the swordfish congee. A mix up with the order meant that a grilled veal loin appeared in place of my swordfish and, although I’m something of a carnivore, I usually draw the line at two servings of beef during one meal. One look however and I was persuaded not to send it back, and my hunch proved to be correct as the veal, alongside a quinoa, lentil and mushroom garnish and rosemary fries, was excellent. I purloined a forkful of the swordfish and actually preferred mine: all’s well that ends well.
After my meat feast I thought I might as well continue at full throttle so I went for the jugular and ordered the Easter special. It was an unusual and rich creation that featured a dark chocolate egg (you crack it open with your spoon) alongside vanilla Cointreau cream and what was charmingly described on the menu as chocolate soil – essentially, it’s a bed of tiny pieces of white and dark crunchy chocolate. The combined effect is decadent to say the least. I’d highly recommend The Imperial; its revamped interior is a lovely space and the new Perrier-Jouët garden with an all-weather cover and warming braziers looks a great spot for drinks with friends during all seasons. It’s just a shame that the atmosphere was lacking as the superb food and chic décor really do deserve attention – and appreciation – from a larger following. 577 King’s Road, SW6 2EH, 020 7736 6081, the-imperial.co.uk

water wonder We catch up with Parsons Green resident Jack Scott, one of the co-founders of Dash Water, a sustainable health water company which is set to make a dash for the big-time william monroe
Where did the concept come from?
What does the infusion process consist of?
Both Alex and I started out working in the mainstream soft drinks industry and we developed a daily office ritual of bringing in a water bottle filled with different fruits and vegetables. Frustratingly we couldn’t find anything we liked half as much in the shops, so this was how Dash was born.
Our product is sparkling spring water with a twist – we infuse misshapen fruit and vegetables for six to eight hours for a subtle dash of flavour, it’s as simple as that.
What’s your favourite drink (apart from Dash water obviously)? At the moment I’m really enjoying kombucha, which is a variety of fermented tea. The taste takes a while to get used to, but once you’re hooked, you’re hooked.
And what is Dash Water all about? We use three simple ingredients: British spring water, fruit and vegetables and bubbles. We want to create a drink that is both healthy and delicious, giving people a credible alternative to what’s out there on the shelves. Dash has no sugar, no artificial sweeteners, and no calories. We also think it tastes amazing, but you can be the judge of that!
What’s your main aim of the business? To get people drinking more water and consuming less sugar basically. We also want to be mindful of our environment; we both come from farming backgrounds so food waste is close to our hearts.
Where’s your favourite spot for eating or drinking in Fulham?
Is sustainability a key part of your business then? Yes, being sustainable is a big part of what we do. We source our cucumbers from a farmer in Essex who supplies the likes of Waitrose and M&S and has surplus cucumbers that the supermarkets don’t want – these are the cucumbers that we use to infuse our water. It’s a similar story when it comes to our lemons, which are sourced from Sicily.
Is the concept proving to be popular? We’ve made a prototype that we’ve been showing to buyers; we’re over the moon with the reaction and we’ve got some exciting stockists that we will be launching with. It’s been more than two years since we came up with the idea, so we can’t wait to get going now.
I love the new Rude Health café. In terms of eating out, Gola is my personal favourite, it’s a great local Italian. I saw the Chelsea manager Antonio Conte the last time I was there – being a Chelsea fan it was an evening to savour.
What does the future have in store for Dash Water? We hope to expand the range as soon as possible and, to that end, we have developed some really exciting new flavours. dash-water.com

MEASURE Allison Rodger speaks to the Journal about the art of bespoke fashion; whether it’s for an office outfit or the dress to celebrate the biggest day of your life FRANCESCA LEE-ROGERS
A
rriving at Allison Rodger’s premises on New King’s Road, one is met with a warm welcome by the lady herself, who with a tape measure draped around her neck, has clearly been in the throes of her work. Her studio is divided into two spaces; one a workroom where her creations are made, and the other, a showroom showcasing her beautiful designs. Rails of her work, including wedding gowns, jackets and occasion wear are proudly on display, while Allison’s cocker spaniel Alfie is clearly at home on one of the chaise longues. “This is where my clients and I have consultations and informal meetings and where I find out the look they aspire to wear; whether they’re in search of a gown for their big day, a dress to go to the races or a tailored jacket for work,” Allison tells me. Allison, who recently participated in a bridal event at Morton’s Club on Berkeley Square, has been designing for many years, with her passion for creating beautiful garments starting from a very young age. “I really loved making clothes and was often on the sewing machine as a child and teenager,” she says. “And, growing up, I used to help one of my teachers make clothes for independent boutiques to earn extra pocket money.” Allison’s love of fashion clearly never wavered as she pursued

her dream, studying Fashion Design at Harrow School of Art. “It was there that I completed work experience with renowned fashion designers David and Elizabeth Emanuel and later worked for them,” she says of her mentors, who were made famous by designing the wedding dress worn by Diana, Princess of Wales.
“I love my tweeds. They’re like a painting; looking at the fabric, you notice different yarns” Allison, who then decided to become a freelance fashion designer, created a range of collections for different companies and fashion houses, including Daks. “I did sketches for their coats and jackets, and designed a range of blouses to go with their separates,” she details. She then created a collection of six wedding dresses, four of which were bought by the wedding dress buyer at Liberty. This led Allison to set up shop herself and although her premises may have moved a few times due to everincreasing rents, she has a loyal following from her clients. “I have been working with some of my clients for more than 20 years, I know them and they know me; the relationship works.”

Using only the finest of materials such as tweeds from Malhia Kent and Linton Tweeds, and French lace, Allison describes the importance of fabrics. “I love my tweeds. They’re almost like a painting; looking at the fabric, you notice different yarns and colours captured within the weave in different light, and with movement they come alive – that’s what’s really beautiful,” she says. Allison’s garments are all bespoke and her clients regularly seek her advice and suggestions for what to wear to a variety of events. “My clients like to be individual and the beauty of my business is that everything I make is one-of-a-kind. Comfort is also top of my priority list and garments are made to last; some ladies are still enjoying wearing pieces I made 15 years ago.” It is this investment that is worth every penny. Allison – who has named one of her mannequins Beryl after one of her mentors – is currently designing a wedding dress for a bride-to-be. “Being a bride is such a special time. I really enjoy being involved in that person’s big day and getting to know them. It is part of my art; discovering what style is most flattering, and how to enhance the personality through their dress.” It is this approach that Allison takes towards all of her work and as well as branching into tailoring services, she is also hosting a course at West Dean College in August on how to create a tailored coat. The company was founded in 1977 with a Luton van, an office in Covent Garden and storage facilities in Southwark. One of the more highprofile moves was for President Barack Obama Cadogan Tate has moved a 1,200-person marketing firm in central London overnight; flown replacement financial trading servers via private jet to New Jersey in the wake of Hurricane Sandy; transported a personal art collection worth more than $300 million from Geneva to Hampstead; and relocated more than 20,000 items of smoking ephemera from London to a private museum in Turkey.
Nevertheless, by far the largest number of assignments the company undertakes each year is the moving and storage of thousands of private homes. One of the more high-profile moves recently completed was for top interior designer Michael S. Smith, who called to book a move in Washington on Inauguration Day. Rescheduling to a quieter time was desirable, but clearly impossible as the client in question was President Barack Obama. The instructions were simple if daunting: the move was to be completed in no more than four hours under the direction of the secret service and White House staff, and the movers were to know nothing about the property until arrival. the game The Journal talks to headmaster Donal Brennan of The Hampshire School in Chelsea about a focus on examinations and balancing academic success with creativity
W
hen I visit The Hampshire School on a Thursday morning it’s a hive of activity, replete with the bustle of a busy institution going about its daily routine. The man at the helm is headmaster Donal Brennan, who exudes a calm certainty regarding the school’s approach to 11 and 13 plus examinations. “There’s so much competition and anxiety around these exams,” he tells me honestly. However, he continues: “A small school can devote one-to-one attention to every child’s preparation. In Year 5 and 6, students are taught by specialists with key targets for 11 and 13 plus.”
“We’re an academicallyminded school with a strong creative approach” When it comes to academic success, Mr Brennan has fostered a culture of achievement that is reflected in the calibre of schools that his pupils regularly gain places at. City of London, King’s College, Westminster, St Paul’s Girls’ School and Wellington College, are just some of the names he reels off. “The children are offered differentiated teaching, but they’re not being hot-housed or made to feel under enormous pressure,” he explains. “We do assessments in a quiet way and then give feedback to parents. We work family by family in creating a bespoke plan around
which secondary schools they should apply to. Some say it’s a bloodbath of competitiveness out there, but if we’re all calm about how we’re doing it and have a healthy dialogue with the secondary schools, that can make a real difference.” While academic success is naturally important, Mr Brennan tells me that a focus on producing well-rounded individuals is also at the heart of the school’s ethos and correlates directly to the learning process, with the school employing a comprehensive extracurricular programme. “That is at the
foundation of all our learning. Art, sport, music and drama give you a licence to be creative and I think young people need that. We’re an academically-minded school with a strong creative approach.” The school’s mantra is: “We care for each other”, and this correlates with Mr Brennan’s belief in the need for meaningful relationships in school. “The children need good friendships and strong relationships with their teachers. Comrades The Journal chats with the captain of Fulham Running Club about camaraderie and post-run trips to the pub
f
ulham Running Club, founded in 2004 by Charlie Craven to provide local runners with a community club during the darker months, is very much a fitness and social enterprise that prides itself on being all-inclusive and welcoming. Club captain Andrew Han is proof of this. “I haven’t always been a keen runner,” he tells me honestly. “In fact, I used to wonder why anyone would run unless you were going for the bus. I moved over from New Zealand in 2010 and mainly did cycling. In 2011, I casually bumped into a group of runners down in Bishop’s Park and asked them who they were. They said, ‘Oh we’re Fulham Running Club, it’s a free club, come and join us.’ The rest is history.”
“When something is painful, it’s more enjoyable when you do it together” The club has three weekly sessions (two during winter) – interval training on Monday, club run on Thursday and a 7am run on Friday morning. It also takes part in parkrun on Saturday in Bishop’s Park and welcomes all newcomers regardless of age or ability. “On Facebook we have over 900 members,” Andrew laughs. “But the way I do a census is

the Christmas party, I would say we have about 100 regulars; people make it whenever they can. The club attracts people of all ages, our oldest member is our president who is 66 – he’s running his fifth London Marathon this year. If I get to that age and I’m still running like that I’ll be very happy!” Impromptu trips to the pub supplement organised socials and Andrew explains that this is a key part of the club’s DNA. “We have a monthly social, we go for brewery tours, we have club barbecues. The Christmas party gets bigger and bigger every year. Sometimes in the summer after a run we’ll order pizzas and go down to Bishop’s Park and have a few drinks as well. The big social element is the pub afterwards (Andrew’s tipple of choice is wine or beer) as that’s when you get to know people. With a large group, you will inevitably find people of similar pace who you run with and that’s the beauty of the club.” The club also takes part in cross country racing between the months of October and February and, having entered the Surrey League two years ago, both the men’s and women’s teams are flourishing in competitive surroundings. “In the men’s, there are four divisions,” Andrew says. “We started in Division 4 two years ago and we’ve been promoted each year. The women’s has two divisions, they got promoted this year.” Are the promotions a sign of the club going from strength to strength?

JOINING THE CLUB FOR A RUN The breath is ragged in my throat and I’ve got a searing stitch in my side. It’s 6.45pm on a still Thursday evening and I’m haring through the streets of Fulham on a run – what have I let myself in for? The halcyon days of my youth (I did cross country at school and was a keen sportsman at university)
“It’s important to maintain the ethos of providing a safe environment for casual runners,” Andrew replies. “But we’re naturally progressing as we’re getting so many strong runners. The thing I love about cross country is that running’s an individual sport and it’s the only aspect where there’s a team element, as all of you score points for the club.” According to Andrew, a sense of club camaraderie abounds, and the bond is never stronger than in the face of cross country racing in the midst of winter. “The weather’s always cold and miserable, but we encourage a no base layer policy,” he laughs. “No matter how cold it is, it’s vests only. Everyone’s really supportive, when the top guys finish, they run back and cheer on the others. The men support the ladies and the ladies come and support us as well. We’ve been told numerous times how noisy we are; we even have cowbells! I take immense pride in the fact that we have the loudest crowd out of the other clubs.” Andrew also has a message for any prospective runners wishing to join the club. “Get in touch with us! I didn’t

three bridges, a distance of some 10km, with the shorter route around 6.5km. After the first kilometre or so,

Without trying to sound cheesy, once you’ve suffered together, you inevitably create a stronger bond. The club creates a good, fun environment for runners and long may it continue.”

Property prices nudged upwards in February – for the first time in over a year – reports Knight Frank
P
rime Central London’s falling property prices “showed tentative signs of bottoming out in February”, says Knight Frank, with annual price growth easing to -6.6 per cent from -6.7 per cent in January. So it’s only the smallest of possible margins, but a monthly growth figure of 0.1 per cent in February was the first positive figure since January 2016. And it looks like deal numbers are on the up too: Knight Frank reports that it undertook more transactions in the six months to February 2017 than the equivalent period in each of the previous two years. Tom Bill, head of London Residential Research commented: “Higher stamp duty rates prompted a downward revision of asking prices across prime central London over the past 12 months. This process appears to have led to a rise in transaction levels, which since October 2016 have been recovering
slowly from the level they hit last summer. A marginal price rise in February of 0.1 per cent, means that the rate of annual price growth has at last begun to slow. This process reinforces our expectation that growth will be flat in 2017. While demand has improved, pricing needs to remain competitive to ensure sales are achieved. The wider political backdrop remains uncertain in 2017, however two points are worth bearing in mind. First, Brexit has had a marginal impact on the prime London property market to date. Indeed, demand has been bolstered by a weaker Sterling and, as the Knight Frank 2017 Wealth Report shows, London remains the top destination for globally

wealthy individuals. Second, geopolitical uncertainty surrounding events like the French election and the new US President’s lack of conventionality means traditional safe haven assets like gold and the most secure government bonds are seeing fresh inflows. We believe this uptick is being driven by relaxations in the rules governing how much money Indian nationals can send abroad for overseas investments, including property. From 2015, the annual limit per person was raised to $250,000 – meaning that a husband and wife can remit $500,000 each year, and a family of four, $1 million. Indian nationals who have been taking advantage of this so-called Liberalised Remittances Scheme are now at the point where they have accumulated

he resounding message to take from talking to Matt HodderWilliams, associate director and sales manager of the Bishop’s Park office of Marsh & Parsons, is one of optimism. Not for him are the tales of foreboding regarding the impact of Brexit; in his opinion the property market remains both resilient and buoyant amidst the choppy waters of a climate currently permeated by uncertainty. Above all, Matt believes that there’s value to be had, and he backs up his claims with an allusion to his own personal circumstances. “If you’re looking to upsize, you want to upsize right now,” he says assuredly. “I’m currently looking to move; I always think you should be thinking about buying in a market where there’s slight uncertainty. I think estate agents should put their money where their mouth is.” He continues: “It never ceases to amaze me when people say, ‘I’m going to wait for the market to pick up.’ So they’re going to wait until it’s more expensive, there’s less choice and there are more people buying. Why not buy now, when there’s more choice and fewer people looking?”
“Fulham is an area where people want to come and it always will be” Matt’s argument is certainly persuasive, and figures indicate that buyers are in accord with his point of view, given the current appetite. “Last quarter, our three Fulham offices saw

twice as many buyer registrations, yearon-year,” he says. “So what we’ve seen is more demand.” He also believes that accurate pricing is key to the boost in enquiry levels. “We’re working very hard to make certain that, on the whole, we’re getting that right. We’ve just taken on a fantastic two-bedroom flat with a garden at £585,000. That came on our system this morning and with no plans or photos, we’ve got seven viewings booked in already.” Matt knows both the Fulham market and his own portfolio of properties in the Bishop’s Park area like the back of his hand. His insights on the Alphabet Streets, the ladder of tree-lined homes found between the river and Fulham Palace Road, are particularly intriguing. “Streets such as Doneraile, Cloncurry, Ellerby and Finlay, are at the top of the rung for this area,” he says.
“They’re bigger and they command the highest pound per square foot in value; often £1,000 per square foot.” These four streets are a sub-section of the Alphabet Streets, as Matt goes on to explain. “You then have Greswell to Niton Street, which is the continuation of the Alphabet Streets as you head up Fulham Palace Road, which are really big family houses. They are the ones that have been hit the most over the past 18 months, but actually the
[PROPERTY] drive for that has not necessarily been Brexit. It’s the changes to Stamp Duty – a lot of people are choosing to stay put and not make that move.” In terms of prices, values at the peak of the market in 2014 have since settled. “The upside is that there’s great value for people moving from Earl’s Court and Chelsea,” Matt says. “Prices did go up here in 2013 to 2015, people jumped Fulham and went straight to Battersea and south of the river. We’re seeing people coming back because Battersea prices are now the same as in Fulham. I think there’s now really good value here.” In terms of location, Matt believes the Bishop’s Park area of Fulham remains a popular choice for both young professionals and families. “We’re talking about micromarkets,” he explains. “A large number [of clients] are either local or have local links. Traditionally, quite a lot of people buy their first family house on Wardo Avenue or Gowan Avenue, and then look to move to the Alphabet Streets because they need extra space. Fulham is an area where people want to come and it always will be.” As one of the first rings outside of Prime Central London, it’s a case of the best of both worlds, and Matt tells me that families concur. “Yes, a lot of people buy for their children and for This image and below right, Munster Road, £675,000

rental investments, but there are a lot of families. You’re well connected here [in the Bishop’s Park area]. For a number of years there has been a focus on being in Parsons Green, or Fulham Broadway, but people are beginning to see the benefits of being here. Really good flats still sell for good money; it doesn’t necessarily matter where they are.” The reverberating message is that the future remains bright for both Bishop’s Park as an area and London as a whole when it comes to what Matt readily admits is a “tough market” currently. “London competes against New York, Hong Kong, Singapore, full stop,” he says
emphatically. “For a football analogy that’s your Champions League of world cities, that’s not going to change over the next 10 or 15 years regardless of what happens with Brexit. I have to listen to my dad tell me about his 18 per cent interest payments on his mortgage in the 1980s: markets go up and down.
