Don’t miss the first signs of spring. Now’s when buyers and sellers alike come into bloom. In fact, a quarter of all property transactions take place between March and May. If you’re selling, it means more buyers. If you’re buying, more properties to look at. And Strutt & Parker has the pick of both (including hundreds of buyers from overseas). Drop by for the brightest deals and the sunniest welcome at any of our 55 offices, or at the all-new struttandparker.com.

Dear Resident, In the vein of Jackson 5, this month is all about the ABCs and 123s; welcome to the education issue. Kicking off with a round-up of news from local schools (p.8) and a selection of term dates for your perusal (p.6), Bethan Rees then heads to Hammersmith Town Hall to talk serious business with Cllr Sue Macmillan, cabinet member for Children and Education, from page 12. The Journal gets in touch with its feral side and talks with First Hand Experiences founder Justin Baker, to find out why the great outdoors reigns supreme (p.10). Bethan also meets Alice Erb-Malet, owner and founder of the new concept cafĂŠ Cuckoo Hibou in Fulham, which welcomes parents and children for coffee, treats, workshops and shopping (p.15). Elsewhere, we chat to interior designer and Fulham resident Martin Brudnizki about his latest projects (p.22), and also have a discussion with designer Marissa Montgomery about her new collection (p.18). We hope you enjoy the issue.

I WOULD WALK 700 MILES... An expedition to retrace the journey of polar explorer Ronald Amundsen for the first time in 111 years is currently being carried out by a team including Fulham resident Tim Oakley, Wayne Hall (USA) and Graham Burke (New Zealand). They’re currently retracing a 700 mile journey – the route of which has not been successfully navigated since Amundsen. Using 22 huskies and three sledges, the trio will travel from Herschel Island in northern Canada to Eagle in Alaska. The team will have use of satellite phones, GPS systems and air drops, but will otherwise face the Arctic wilderness alone, having to face temperatures as low as -50°C. We wish them all the best of luck. Keep an eye on their progress at inamundsensfootsteps.com

BOOK WORMS Pupils from All Saints CE Primary school were the first to sign up and receive library cards as part of Hammersmith & Fulham Council’s drive to get youngsters to love their local library, by giving out membership cards to every pupil in the borough. At Fulham Library they met award-winning children’s author Andrew Weale and listened to him read his book Nora: The Girl who Ate and Ate. Cllr Wesley Harcourt, H&F cabinet member for Residents’ Services said: “Books open up wonderful new worlds – sparking imaginations and boosting literacy skills. Our libraries are a treasure trove of stories, which are bound to inspire young minds – all for free. We want as many children as possible to take advantage of our libraries.” lbhf.gov.uk

GREEN FINGERS Pupils in the nursery at Sinclair House School (SHS) have become avid little horticulturalists this term and have been keenly tending to their beans and strawberry plants. Pupils in the preparatory school have been working with First Hand Experiences, which runs a Grow Make Eat club at SHS. They’ve been busy digging, weeding and seeding in the school rooftop garden. Children have been carefully re-potting broad beans, sowing peas in the new polytunnel and planting special varieties of turnips and carrots. Interactive activities in the garden encourage positive food habits from a young age, as well as an understanding of a child’s place within a broader ecological system and we wish them the best of luck with the project. AS NATURE INTENDED
The Journal speaks to Justin Baker, founder and creative director of First Hand Experiences, which brings children back to the outdoors with its holiday camps, clubs and bespoke party adventures BETHAN REES
A
s the daffodils begin to grow and nature wakes from its slumber, we can start going back outside without the fear of icicles developing on our noses, and with this comes the Easter holidays. Once all the chocolate has been eaten, and the Easter eggs have been found, you and your children may be stuck for a little inspiration of what to do next. Fear not, as First Hand Experiences is available to keep your little ones inspired and entertained. Using British country folklore as its muse and fusing it with a modern carnival flavour, the Wake Up! programme will run three times through the Easter break, with Fulham’s All Saints Church being its base. Children can expect to go on a treetop walkway at Kew, become plant scientists looking at seeds, create a drum and a hobby horse,
who founded it in March 2015. Justin’s background in school education also encompassed teaching English as a foreign language. “Towards the end of my time learning at school I had a desperate need to see the world and I decided that Teaching English as a Foreign Language (TEFL) was my passport and I spent five years travelling around the world,” he begins to explain. He went on to teach nursery children in Taiwan before returning to England, where he started working at Ecole Marie d’Orliac in Fulham, which is part of the Lycée Français Charles De Gaulle de Londres. While teaching there, Justin realised that although he was providing children with great tuition, there was limited access to nature and the outdoors. “Learning in a classroom can be very effective with all the hi-tech resources
Experiences was born. I ask Justin whether he was nervous about leaving his career as a teacher. “Deciding to quit our teaching jobs was a huge leap of faith but we’d always felt that we knew children, knew how they worked and understood where they felt happiest,” he answers. With a strong team behind him, including Teri Billon (camp co-ordinator), Yusra Ali (camp mentor), Iole Motolese (chef) and Martha Garland (art and craft co-ordinator), I want to find out what makes someone a First Hand Experiences kind of person. “First and foremost, they must have a great desire to enrich children’s lives through these genuine experiences; that is what matters the most,” Justin tells me. In an age where technology is king and smartphones and tablets are superglued to our hands (and quite a few of

great seeing them so engaged, inspired and motivated by learning, way more so than I ever saw in a classroom,” he says. Coming from a teaching background, Justin understands the importance of traditional education and classroom schooling, but he also thinks there are ways this could be improved. “I love football, for example, and I think children should be out enjoying sport daily, but how many explore the woods daily or the garden or make something healthy to eat? I also know that all too often competitive activities can create divisions. Nature on the other hand is the perfect leveller,” Justin explains. London and the UK are hardly limited to holiday camps, so what sets First Hand Experiences apart from the others? Personally, I think it’s their holistic approach to child development; for them, of course, having fun is part of it, but it’s also about instilling this all-inclusive view to child development. “On each day of the programme the children get to have a day that excites and enthralls, while we uphold our aim to promote the arts, healthy wholefoods and outdoor adventure,” he tells me. “It’s a massive challenge but one we strive to meet each time. It is both the most challenging and rewarding part of the job.” The camps also emphasise a
preference for small group sizes, and I want to find out why. “Relationships are important to us. You have a better chance of getting to know children and finding out how to get the best from them with smaller group sizes. Giving children freedom within a nurturing
environment is important to us – and treating them like people, not like children, also helps.” As mentioned earlier, food is a big part of First Hand Experiences; but it’s not just cheese sandwiches and a packet of crisps at this camp. Justin describes his passion to me for healthy food to fuel children keeping them energised and through this, he encourages them to help make and share food as part of the experience. “The chefs prepare fresh and seasonal food, sometimes including ingredients the children may have picked themselves,” he says. With this in mind, and our tummies rumbling, I can only wish that there was such a camp for grown-ups. Where do I sign up? The three Easter camps run from 29 March – 1 April, 4-8 April and 11-14 April. Drop off is 8.30am-9am and pick up is 4.30pm. £240 per child per camp, with concessions available for siblings. The price includes lunch, a snack and transport. The base camp is at All Saints Church Hall, 70a Fulham High Street, SW6 3LG. To the Town
hall
The Journal heads to the council to meet Cllr Sue Macmillan, the borough’s cabinet member for Children and Education, and to discuss the council’s concerns for school funding BETHAN REES
I
n the Conservative manifesto and in November 2015, as part of the Spending Review, Chancellor of the Exchequer George Osborne put forward a proposal intended to remove big regional differences in levels of per pupil funding and the government confirmed it would consult on a new national school funding formula from 2017. This commitment, named Fair Funding, pledges to balance the geographical differences in pupil funding that exist across the UK, by taking money from those authorities currently receiving the most and redistributing it to those receiving the least. I ask Cllr Sue Macmillan to explain this further. “School funding is horrifically complex. For over 20 to 25 years there have grown quite significant disparities in the amount of money that gets allocated to each local authority for its schools,” she begins. “It goes back to the ’90s when councils were given a pot of money from the government and could choose to add more money to top it up. At that time, a lot of inner London authorities decided to do that.” Currently in London, schools get more money per pupil than elsewhere in the country. This is partly due to the government introducing the Dedicated Schools Grant in 2006, which became the principal source of funding for
12
schools and related activities in England. However, the transfer of funding out of the previous formula grant was based on local authorities’ actual school budgets, which often considerably exceeded the national spending level on which the grant allocations had originally been calculated. “The government didn’t want to penalise those authorities that had topped up by taking funds away, so the disparities have continue throughout. The national funding formula is an attempt to iron out the inequalities,” Cllr Macmillan tells me.
Cllr Sue Macmillan
Equality in funding does initially sound like a positive change for more vulnerable and less advantaged communities, but it’s when we delve deeper into the context and climate of schools in the local area that it gets slightly more complicated. “Recruitment and retention of teachers is a huge problem here. House prices in the local area have increased at 25 per cent a year and teachers can’t afford to live here. It’s been bubbling away but they are now saying it’s reaching crisis point,” Cllr Macmillan says. “Schools are having to pay extra from their budgets to agencies and having to look abroad too, and unfilled vacancies in schools means having to arrange extra cover at a cost.” “Funding levels for schools have remained almost the same, year on year. However, this year there are three costs that have increased: teachers getting a one percent pay rise, a change in National Insurance contributions; and schools having to contribute more to
[education]
By all means top-up the authorities outside of London, but don’t take it away from us
subjects such as music and dance, which are so important for children in London. Some head teachers have started to question whether their school is even viable; it’s that bleak.”
Cllr Macmillan backs up her argument with statistics on visible improvements in inner London schools with the hypothesis that the more that is spent on schools, the more they progress. She explains that from 1998 to 2009, school funding increased at around five per cent a year, and in 2002, 35 per cent of pupils received five A* to C grades at GCSE level, and by 2013, this figure had almost doubled to 64 per cent. “While I understand budgets are tight and that there is a limited amount of money to go around, here you have an area of government funding which has proven to have such an impact; it’s not an abstract notion, it’s made a massive difference to young people’s lives.” I ask her what the ideal outcome would be, in her opinion. “For the government to say we know there’s not a lot in the pot but here is something that is so important that we’re going to find the money and bring everyone else up to the level of London, because we know it works,” she replies. “London is different in terms of cost, and we have a far higher concentration of people from disadvantaged backgrounds than most other places in the UK and the cost of living is higher, so I think the government needs to recognise those two things and mitigate this,” says Cllr Macmillan. A NESTING PLACE

dorable pastel salt and pepper grinders match the array of chairs; children’s books fill the shelves while magazines hang in a stack on the wall for mum to peruse; the scent of freshly baked French pastries fills the nose. This is the setting at the haven that is Cuckoo Hibou, a new concept café on New King’s Road. I arrive on a Friday afternoon and the café is buzzing with mums and babies, conversing in both French and English, sipping Radiance Daily green juices and nibbling on colourful So Choux macarons. Alice Erb-Malet, the owner and founder of Cuckoo Hibou and formerly a TV journalist in Paris, opened this little cosy nest at the beginning of the year. She moved to London with her husband and her son, and tells me: “I always had the feeling that I wanted to open something on my own, to have my own business, even when I was a kid.” “One of the reasons I wanted to open Cuckoo Hibou is because when I had just moved here with my son I would look for so many activities to do with him,” she begins. Alice describes London as “a city for kids” in comparison to Paris. “There are all these fantastic places
for children here, but not so great for parents. I love to play, but I also like to be in a nice place where my son can have fun and I can talk to other parents and share my experiences too,” she says. The café prides itself on being artistic and bilingual, hosting all of its workshops in both English and French. The programme of events aims to attract all the family and encourage people to watch their little ones discover and refine their talents. The Little Comédiens workshop seeks to develop children’s confidence in English and French through inventive and playful storytelling, using costumes and improvisation games while Little Artistes invites children to stimulate their creativity. Little Musiciens helps them discover music and develop rhythm through songs, games and nursery rhymes; Little Bilingues is a way to cultivate the French language; and Little Yogis welcomes parents and children to share
a moment of peace and help both relax. “I want to develop the idea of parenting workshops. For example, baby massage and nutrition. I wanted to create a place where you can go and talk to professionals and other partnerships,” she explains. But why Fulham? “It was such an obvious place for the café, I didn’t really have to think about it,” she tells me. “There’s such a big community here made of up different nationalities, including English and French. However, I don’t want this to be a place
solely for French people, that’s not the idea; this place is universal and multicultural,” Alice continues. The café is also a place where parents can buy themselves and their children some treats. From toys and books to homewares and beauty products, Alice handpicks the brands she stocks in Cuckoo Hibou. “I really like small brands with an interesting story, that’s really important to me. For example Blossom Paris is a French designer who used to work at Nina Ricci, but left to start her own children’s label,” she says enthusiastically. So, whether you’re looking for a bit of quality time spent with your child, ways to enhance learning, gift inspiration or new touches for the home, head to Cuckoo Hibou and you won’t be disappointed. 181 New King’s Road, SW6 4SW, 020 7731 5552, cuckoohibou.com

Underfloor heating in a double reception room. We are planning to fit new engineered wood flooring in the double reception room of our Victorian house. The radiator under the bay window is not very attractive and we are looking at underfloor heating as an option. Has anyone had this installed and can they offer any advice? Our thoughts are for a water-based system – not electric. As an alternative, any thoughts on better-looking radiators for the reception, particularly for under the bay window, are welcome. Thu 7 Jan, 2016 7.51am I remember having to make this decision and I felt it was one of the trickier ones. We have water-based underfloor heating that was installed two years ago over the entire ground floor (we have radiators on the upper floors). It’s been okay but I might think twice in the future if I have the same decision to make as the heat is a bit dry and uncomfortable and it is difficult to adjust spontaneously, although with

Fri 8 Jan, 2016 9.58am You should definitely get underfloor heating in the reception rooms and the whole ground floor. We’ve also got it in all of our upstairs bathrooms. It’s cheap to run and so warm. Our wood floors, which are underfloor heatingfriendly, are from Cheville in Fulham. (cheville.co.uk).
time we’ve come to terms with this and don’t fiddle with the controls as much. Our current dilemma is whether to buy a piano for the room, because apparently it wreaks havoc with the instrument. I chose underfloor heating because radiators can get in the way and it has definitely been nice not having to factor in radiators when planning furniture in the rooms. Thu 7 Jan, 2016 8.01am We’ve just had a system fitted throughout our house (except the attic). In the
ground floor and basement of our house we have an engineered wood floor – we wanted real oak but it’s not an option with underfloor heating. The system has only been in place for a month and all works brilliantly. The benefit is that it is warm for a long time and each room can be controlled separately. The only downside is some of the pipes are quite bulky and have to either go into a cupboard or be boxed in somewhere. Also, you will need a different underlay for underfloor heating and
Thu 12 Jan, 2016 8.49am We had our whole house fitted with underfloor heating when we renovated it eight years ago – the main reason being that we didn’t want ugly radiators and you can push furniture right up to the walls. It works well, but it is only really good at controlling ambient temperature and not that great at providing instant heat. In average autumn or spring temperatures this is fine, but during a very cold week you have to leave it on permanently (not very cost-effective) or at least set it to come on a few hours before you want the room to be warm. Radiators may not be ideal but they do heat up a room pretty quickly, so they are more controllable.

here’s so much more to Marissa Montgomery than her perfectly tousled blonde locks, enviable wardrobe and Instagram-worthy social life. Recently included in the Forbes 30 Under 30 list, she’s not just an extraordinarily pretty face. Born to esteemed photographer David Montgomery, her life has always had a sartorial haze hanging over it. She started her own business at the age of 21, with a lingerie line called Pussy Glamore, which quickly made its way into leading boutiques and stores and is adored by the fashion glitterati. All this while studying English and Drama at Goldsmiths, and in 2014 she joined forces with comrade Victoria Brooks and artist and illustrator Hugo Guinness – and Rotten Roach was born. Offering a line of ready-to-wear T-shirts with witty slogans such as ‘As If ’, ‘Upgrade Please’ and ‘Sleep Tight I Bite’, her convivial personality shines through, and her designs have been seen on the vogue elite; from Lindsay Lohan to Rosie Huntington-Whiteley, Arizona Muse to Kate Moss. With home being just off the King’s Road and her office down the road on Edith Grove, she reigns supreme in south west London. Keep an eye out for Rotten Roach’s S/S16 collection, which drops in May on rottenroach.com.

[LIFESTYLE]
You graduated from Goldsmiths with a degree in English and Drama – have you been able to utilise any of the things you studied in your fashion career? My degree nourished my creative side and helped me look to literature and art for inspiration. It also helps me when I have to write a newsletter or come up with the name of slogan for a T-shirt.
What was the inspiration behind Pussy Glamore? Pussy Glamore was set up because I felt there was a gap in the market for affordable yet luxurious underwear that was naughty but nice; something your mother wouldn’t mind buying for you. It was a great experience.
In 2014, you teamed up with Victoria Brooks and Hugo Guinness to create Rotten Roach. Why? I was working at Victoria’s Secret in New York City as a designer for them and really wanted to do something creative of my own again. I was in NYC for four years and by the end of it, I was craving to create my own brand again. I was at Art Basel with my friend Victoria who works in art and we wanted to work together to create wearable art. I wear a T-shirt every day, dressing it up or down, and wanted to make something for myself and my friends to wear. We had always been huge fans of Hugo and having him do
the artwork was a total dream; he is a total genius.
Why the name? The name came from living in NYC, which I found was infested with roaches. We wanted to take the roach and make him friendly and give him a platform to shine… and so Rotten Roach was born.
can you Explain your vision for ROTTEN ROACH? The vision is to create fantastic fitting and feeling T-shirts with beautiful artwork that makes you smile and laugh.
Your next collection is coming out in May – what can we expect to see? The new collection is funny and perfect for the modern girl.
How would you describe Rotten Roach’s style? Off-duty chic with a sense of humour.
What inspires your designs? Music, art, theatre and certain people are my muses.
what does the future hold for rotten roach?
in their tops. We are big into girl power, so any fantastic hard-working ladies, mothers or grandmothers who wear it, we are super proud of. We love all the girls who wear the T-shirts; from Kate Moss to Rosie Huntington-Whiteley, they all style them in such unique ways.
How did that feel to be included on the Forbes 30 Under 30 list?
Being one of the Forbes 30 Under 30 is a huge honour and privilege and I feel very grateful.
What do you like about the local area? I like the little independent stores, which are so special and the area has such a great selection – they are all unique. My favourite restaurant is La Familia; it does the best spaghetti vongole in town.
How would you spend a weekend in Fulham? I like to go for walks with my mother on the weekends and get a juice at Megan’s Café and browse all the little boutiques on offer.
We hope to grow our online presence more and more.
What is the best piece of advice you have ever been given?
Who would you love to WEAR your DESIGNS?
Remember to say thank you and to keep grace under pressure. I’m still learning though so I’ll keep you posted!
We love to have anyone wear the T-shirt. It brightens my days when I see posts of girls

Martin’s
WORLD The Journal meets superstar interior designer Martin Brudnizki to talk creativity and life in Fulham BETHAN REES
I
t comes as little surprise that Martin Brudnizki, the interior designer behind Sexy Fish, 45 Jermyn St. and the recent revamp of the Royal Academy of Art’s Academicians’ Room, struggles to choose the highlight of his career so far. “The big moment was really Scott’s, and the next big moment was Soho Beach House in Miami, and then the last year has been quite a large moment really,” reflects the designer. Martin’s creative influence on the capital has already had astounding results. His design studio was founded in London in 2000, after Stockholm-born Martin had spent 10 years in the capital studying and building up some serious credentials. One of his first major projects was the rejuvenation of Scott’s on Mount Street a decade ago. Since then, his career has tumbled along more and more rapidly, gathering a pace that appears to have reached a new peak in the past year. Many of London’s definitive spaces – old and new – feature his unmistakable concoction of modern and heritage pieces, always arranged in an inexplicably Le Caprice natural, yet precise way. The
22
most topical example has to be the innovative Sexy Fish, Caprice Holdings’ new superstar restaurant and a powerful presence within Berkeley Square’s new look. “I wanted to create a very elegant restaurant that would fit in with the food concept, but at the same time would be

more like a brasserie. “The interior design was very simple… but there were three components that were important to me: one was art, in terms of Damien Hirst; another one was fashion; we had Michael Roberts who did the ceiling panels; and then there was architecture by Frank Gehry.” Despite his recognisable aesthetic, even Martin struggles to put his finger on the exact words to describe it: “It really is all about the building and the space we are given. Sometimes a space is given to
[LIFESTYLE] you as it is and it inspires your design, along with the neighbourhood in which it sits. “You need to take those two things – the sense of place and the product – and marry them together so that the design fits seamlessly. Sometimes I think that becomes our design aesthetic – to make a place feel as though it belongs.” For Martin, his next big moments remain relatively under wraps, but he does divulge that he is working on The Beekman hotel in New York, which is due to open later this year, and his product line, And Objects, will also be a principal focus – “so everyone can have a bit of Martin Brudnizki!”. He is the confirmed interior designer of a new Scandinavian brasserie in London, which is opening next autumn; a project he says will afford a different approach than usual. Despite his Swedish roots, his upbringing was strongly influenced by his German mother, a visual merchandiser, and his Polish father, who was a civil engineer; thus, his vision is very much rooted in middle European rather than Scandinavian design. “I find trends in interior design slightly difficult to pinpoint – it’s more of a language, and the language is either rustic or refined here in the UK. What we try to do is create a classic. If you look at our designs, all of the restaurants that we do, everyone tells you they become classics because of the way we look at them, because we create something that is part of the building. It feels as if it has been there for quite some time, because it belongs.” Martin lives in Parsons Green and loves its “wonderful village feeling”, and it’s ideally located just down the road from his studio in Lots Road. “It’s a rare treat for anyone living in London – my commute is very short,” he tells me. With a schedule as hectic as Martin’s, I wonder how he likes to spend his precious spare time. “Parsons Green is a haven for me. My perfect weekend would consist of Hally’s, or the St Clements café for breakfast out on the sunny pavement; I like to read the newspaper and catch up on what’s been happening in the world,” says Martin. “I might pop over to Tommy Tucker or The Harwood Arms for lunch; the food at both is simple, fresh British cuisine, which is what I love best. Then I’d visit the Parson’s Nose on Fulham Road to

My perfect weekend would consist of Hally’s or St Clements café for breakfast out on the sunny pavement pick up some wonderful meat and then on to Bayley & Sage on New King’s Road for seasonal vegetables and wine for a dinner party with friends and family,” he continues. It doesn’t matter where Martin’s next adventure takes him, as his lived-in luxury flair will prevail in the area for
years to come – through the tables and chairs of the well-loved spaces that we all frequent. And let’s hope the next time he hosts a dinner soirée, he might extend the invitation my way. Martin Brudnizki Design Studio, 79-89 Lots Road, SW10 0RN, 020 7376 7555, mbds.com

Back Pain during Pregnancy Many women suffer with back or pelvic pain during pregnancy. This can range from being a subtle ache to being completely debilitating, hindering women from enjoying daily activities. This can be hugely challenging if she already has a small child to care for or if she is still working. Why is back pain common during pregnancy?

The spine and pelvis are vulnerable to back pain during pregnancy for a few key reasons: Hormonal changes: A hormone called ‘relaxin’ is present in the body during pregnancy and its job is to increase the flexibility of ligaments and joints to allow the pelvic bones to slightly move apart in preparation for the birth. Weight Increase: Women can expect to gain just over two stone during their pregnancy and this is due to changes in the body as well as the baby. Most of the weight gain in pregnancy is located around the abdomen and pelvis, so the strain on the muscles and joints of the spine and pelvis increases as they make way for the other changes in the body. signal for a more serious problem, including the onset of labour. Therefore it is crucial for women to mention it to their GP or midwife. Generally, back pain is a result of the body altering throughout pregnancy. It is not uncommon to experience discomfort in the joints and muscles. shuffle down Hollywood Road with my misshapen, lumpy back giving me the appearance of the Hunchback of Notre Dame. Restaurant owners along the road look at me in horror and all but dash back inside and pull down the shutters. My hideous deformity is the product of spending most days at my desk, hunched over a computer. I am, of course, exaggerating, but my back certainly is tense and I’m hoping that the staff at Chelsea Day Spa Boutique are going to roll me out and loosen me up so that I leave and glide back to the office with a smile on my face. I’m led into the treatment room where the therapist and I have a short chat about what I want – which is just shy of me grabbing him by the shoulders crying: “You’ve got to help me, please!” We discuss my needs and where I feel most of my discomfort, and I find the therapist to be knowledgeable and caring. He decides, after hearing my concerns, that a deep tissue massage that focuses solely on my back and shoulders would be the
best use of our time. This impresses me; instead of giving me a full body massage and throwing me out, he knows that the treatment time can be spent pounding one area for the best results. I whip my shirt off and de-trouser (after waiting for him to leave) and slink under the towels on the heated bed. He returns just as I settle myself comfortably atop the bed. He pads stealthily around, telling me to let him know if I want the pressure to be increased or toned down a notch and what he’s about to do – and then he begins. He loosens my spine and the muscles around it, working my back like dough, before

turning my shoulders into soft, tenderised pieces of meat. Throughout, he checks that what he’s doing doesn’t hurt and that it’s comfortable for me, and I try my best to answer but all I can muster is a very relaxed groan. He finishes by sitting down and massaging my neck and head and then begins prodding my shoulders. “Tell me when you feel pain,” he says. He hits one spot and my body stiffens like a charge of electricity has gone through it – he’s found a painful bit. He makes some noises of understanding and begins to work the pressure point away until I feel no pain. He does the same on the other side and we’re finished. The treatment, and particularly the debrief afterwards, where he tells me what my best course of action is, is truly wonderful. The staff and serenity of the place is perfect and after shuffling in like an elderly crab, I feel as though I can leave by slipping through the letterbox. The borough of Hammersmith & Fulham is set to have its first charging points for electric vehicles in the next few months, and work has begun on the installations. There will be nine sites across the borough, creating 18 charging bays for areas including Farm Lane and Parsons Green. Once installed and safety tested, the points should be ready for use soon. The Council says this plan is part of its efforts to promote cleaner, greener transport and is now asking residents to suggest locations for the new bays by emailing parkingpolicies@lbhf.gov.uk. lbhf.gov.uk

Wandering west Fulham resident and Knight Frank Fulham’s lettings manager, Robert Gittins, clues The Journal in on the area’s lettings market Elizabeth Finney

itting in a striking house in Fulham that is bedecked in industrial furnishings, Robert Gittins speaks comfortably about his life in Fulham, his dog and his unmissable motorbike, which is parked unassumingly outside. “I’ve been living in Fulham for three years now – the beauty is that you have so many options for getting around right on your doorstep, as well as a plethora of parks, and the river, of course,” Robert tells me jovially. “There is a real sense of community here. Everyone sticks together – people say hello to you in the street and it’s got that village feel. I know it’s a cliché, but in truth I definitely feel it here.” Robert joined the Knight Frank Chelsea office in 2007 as a lettings agent, and moved to the Fulham office as lettings manager in November last year. “The London market really excited me and it’s no coincidence that my twin brother works in property too,” Robert smiles, adding: “Luckily Knight Frank gave me the opportunity to start my career with them.” Fulham attracts tenants of all ages and from a broad range of lifestyles, often migrating west from other parts of London. “Schooling, space and specification – these are the key motivators for people,” Robert says knowledgably. “It’s realising how easy the commute is and that for the price of a flat in Chelsea you can rent a house in Fulham.” And it seems that once tenants have discovered the beauty of life in SW6, they tend to hold onto it. “The majority of people who rent here stay for approximately 18 to 24 months. It’s the space, specification and the community within Fulham.” Robert pauses before adding: “The tenants who have lived in central London for a number of years often move to places like Fulham, Wimbledon, Battersea and Wandsworth.
[PROPERTY] It seems those people are more established in what they’re doing, in their jobs and in the life stage they’re at.” Inevitably, our conversation turns to the increase in stamp duty on buy-to-let properties and second homes, which will take effect in April. “I haven’t seen it affect the lettings market at all. All I’ve noticed is that a few of my current landlords are looking to try and buy another investment before the deadline kicks in,” Robert says, earnestly. “I’m often dealing with accidental landlords – people who have moved from what was once their primary home, but they’ve decided to keep a foothold in London. They’re rarely looking for high yield, it’s more a case of capital growth.” Perhaps not with baited breath, Robert will be waiting attentively for the new budget, which will be published on 16 March. But, will it cause a shift in Robert’s market? “I don’t believe it will. People in Fulham aren’t generally in the market to buy it, flip it and sell it on – it’s more of a long-term investment.” In Robert’s expert opinion, this year’s market looks to maintain its current state of stability. “It’s busy at the moment – activity will definitely pick up, it always does during spring and summer,” he explains. “It’s hard to say whether we’ll see growth in the market over the next 12 months – we will see the guide prices adjust to fall in line with the busier summer market. I think we’ll see some subtle price growth – it’s a stable, solid market.” In an increasingly competitive market with much more choice for tenants, presentation is key. “It’s got to be cleancut, well-presented and well-priced from the outset,” Robert says seriously. “Generally, everyone’s search starts online,
For sale: Rosebury Road, £2,150,000
and while we transact with an awful lot of corporate businesses, even some relocation agent searches start from our website and if the property doesn’t look its best, it will not get the ideal level of traction. People have been talking about price and presentation for years, but it is crucial.” He outlines how things like floorplans, property management and pricing per sq ft have become important to give potential tenants a good indicator of the property. “When people are looking online their main focus will be how it looks – we make sure the property is well-represented, even from an online perspective. I personally check every photo prior to it being published to ensure we represent our clients property in its best light.” Aside from a reputation for a personalised and thorough service, another key aspect of renting with Knight Frank is their property management. “There is an expectation of professional management – having a point of contact, to get things resolved quickly,” Robert explains. “What I’ve always liked about Knight Frank is that they hold a very managable
portfolio – approximately 40 per cent of our properties are managed and our contractors have been with us for years, so there is a mutual trust.” For tenants, Robert expresses how important it is to take the time to speak to your estate agent in depth about the property you want. “The time that the agent will take to qualify your brief will make all the difference to enable them to find your perfect property. Every detail is important – even if you think it’s not, tell them, because that will stop you from being sent things that aren’t quite right,” he says, almost imploringly. “Additionally, anything new that’s coming onto the market, the details won’t be on the website for a couple of days, so if your agent knows exactly what you’re after, they can get in touch straight away.” In summary, communication and compromise are both vital tools for tenants looking for a new abode in Fulham – and let’s face it, a motorbike wouldn’t go amiss either.
