More than 300 letters, sent by William Stocker to Daisy Palmer from the Western Front between 1914-18, were discovered in 1989, with William’s granddaughter Karen Stocker compiling them into the book My Dear Daisy: Letters to Fulham from the Front. The couple were both born and grew up in Fulham and William survived the war, marrying his sweetheart during a period of leave from the front in 1917. From £13.99, available from amazon.co.uk

heads up
Milliner Bundle MacLaren gives us the lowdown on seasonal style and the dos and don’ts when it comes to wedding hat etiquette

william monroe
How did you become a milliner? I started going to weddings in my mid-20s, but I couldn’t find a fabulous yet affordable hat anywhere. I decided to try and make one (with dire results). This spurred me on to do an apprenticeship with Gina Foster and after a year working alongside her, I got a stall at Portobello Market. I was lucky to have lots of hats on parade at the royal wedding and that really helped to establish my brand. I now run the business jointly with Ellie Fennell from our Fulham showroom where we design and make all of our hats.
Where should a member of the bridal party or guest start when it comes to finding the perfect hat? Whether you go hat first or dress first, it’s really important to think about what you’ll feel great and comfortable in for the whole of a big day. Looking for ideas online is ok, but there’s nothing like going into a showroom and trying on lots of styles and colours and working out what suits your face and frame.

What’s going to be popular when it comes to SS17 wedding style?
What’s the wackiest piece of headwear you’ve ever made?
There’s a move away from traditional looks. For brides, many clients are wanting to go for floral hair arrangements but fear that real flowers will flop, so our realistic faux floral range of headpieces is proving popular.
Recently, we had a wonderful Easter bunny headpiece commissioned – it had giant hand-beaded orange bunny ears and little carrot clips to hold it on!
What are your favourite wedding pieces in your collection? I like the romantic veil over the eyes in the Renee and I also love the versatility of the Louise pearl band, which can be worn as a head band, woven through a chignon, or wrapped around a loose bun.
What would you wear to your own wedding? I’m a huge fan of colour and love hats with something a little unexpected, so I’d probably bring in some pink and orange as I love those clashing colours and maybe something quirky like a dragonfly or some birds.
Tell us a little more about your bespoke service All of our hats and bridal pieces can be customised to suit a client’s colour preferences, so every customer can get a truly unique piece for their special day.
What’s safe and what’s best to avoid when it comes to etiquette? Too much ivory is best avoided and if you’re in the bridal party, it’s good to chat to the other major players to make sure your colour scheme and hats will not be too similar. For those in lots of photos, avoid busy veils and brims that will be low over the eyes. Any brim broader than the shoulders will look far too large. But above all, have fun – it’s a real treat wearing a hat so enjoy it!

The a-list
Alice Crichton, wedding list consultant at Wedding Presents Direct, gives us her top tips on how to create the perfect wedding list 1. A wedding list is a once-in-a-lifetime opportunity There is a real danger these days of losing sight of what a wedding list is all about, which is to set a couple up for their life together, while avoiding the ‘multiple toaster syndrome’. Of course, a lot of couples live together before getting married, but they often have a mishmash of items that they have gathered together over the years. So having a wedding list offers a fantastic opportunity to upgrade and choose some wonderful presents together that you will enjoy for many years to come.
character to your home, as well as provide you with the essentials, so don’t forget about things like garden furniture, pet accessories and games to entertain guests who will be coming over to see their presents in pride of place.
5. Be original
2. Choose presents that stand the test of time However tempting the latest trendy electrical gadget might be, it will soon be superseded by an updated model, whereas some gorgeous Egyptian cotton sheets, or Le Creuset kitchenware will be enjoyed for a lifetime. Be aware of current trends and the latest technology and pop one or two on your list, but ensure you choose gifts that will pass the test of time when it comes to your future life together.
Rosanna Lonsdale, Elephant in the Room Lamp base, £365
3. Look at and feel the presents you choose If you can, go to a showroom or your shop of choice to see and feel the presents you have chosen for your list. Although much is done on the internet these days, these are important decisions and it is worth meeting with the experts who have done it all before and will be able to envisage the home
you are about to create. Don’t forget to bring your future spouse along!
4. Don’t focus on one room in the house We have noticed that when choosing their list, some couples tend to get stuck in the kitchen and bedroom, without thinking about the whole house and the garden. A wedding list should add
Ercuis, Pineapple Silver Place Card Holders, set of 6, £109
Le Creuset, Round Cocotte, 4.2l, £199, Marseille Blue
10
A wedding list gives you the opportunity to define your style as a couple. When choosing gifts don’t forget to add on special, personal pieces, as well as the essentials. We have sourced many original gifts for people including a life-size fiberglass gorilla and a beautiful, hand-painted dinner service where each plate was individually designed by the bride and groom in question. We also source vintage silver from antique fairs – no list should feel pre-ordered it should be bespoke and tailored to the couple. Visits to the showroom are by appointment only. festival fun
We talk to one of the brains behind the annual HF ArtsFest and find out what’s in store when it comes to Fulham william monroe
h
F ArtsFest returns this year from 3 to 11 June. The aim, as chair of the board Petrea Owens outlines, is to provide an arts festival that “celebrates the worldclass venues and artists living and working in the borough of Hammersmith & Fulham and one that enhances the lives of the community through participation in the wealth of the arts to be found in their own back yard.” Petrea has ambitions to make it the most inclusive, entertaining and diverse arts festival in London. It’s no small task but her personal enthusiasm for the project regularly punctuates our conversation. “I have been involved in the arts all my working life,” she says.
“Watch out for the Big Red Bus coming to a venue near you!” “Providing a platform for local artists and facilitating community arts projects is a positive and practical way to promote the arts and benefit the community.” The HF ArtsFest, which launched in 2014, relies solely on a dedicated group of local volunteers, and it’s this aspect that represents the cornerstone of the festival:

essentially it’s delivered by the community, for the community. Events are free and open to all, with 2016 seeing more than 700 artists produce 200 events over seven days for an audience in excess of 6,000. Petrea hopes that figure will be bettered this year.
Highlights in Fulham will include a rendition by The Fulham Symphony Orchestra, a guided walk discovering the history of Bishop’s Park at Fulham Palace and readings from the play Wash-House Stories by Rosalind Scanlon at Dance Attic Studios.
Fulham Library will also host an exhibition and sale of original artworks by the Society of Fulham Artists and Potters, while the first dedicated HF ArtsFest Bus will take to the streets on the opening weekend of the festival. “It will be carrying artists touring the borough,” Petrea explains. “There will be pop-up performances in major public spaces including Parsons Green and Bishop’s Park, as well as in local community halls and other facilities. Watch out for the Big Red Bus coming to a venue near you!”

PASSION We talk to the captain of the England Ladies polo team Hazel Jackson about the upcoming Chestertons Polo in the Park tournament and her high-flying career to date willIAM monroe

“I
had a tournament in Barbados two weeks ago, from there I got asked to go to Argentina for an extra week. I was sitting on a plane thinking, ‘I’m living the dream’.” Hazel Jackson, the captain of the England Ladies polo team, radiates infectious enthusiasm for her career. She plays off a handicap of two goals in the men’s ranking system (which goes up to 10, the highest ranked woman is four) and eight in the women’s, which also goes up to 10. “There’s a separate handicap system for the ladies,” she explains as she quietens her dog who’s barking in the background. “That goes from zero to 10 goals. I’m playing off eight; there’s one 10 goaler, one nine goaler and then it’s down to eight goalers.” Hazel’s modest about her achievements, but her ranking marks her out as one of the top women players in the world. She’s no fledgling talent, having played high-level polo since the age of 19, but at 26 she has her peak years ahead and she’s always looking to scale new heights despite her current position near the summit of the women’s game. This year’s Chestertons Polo in the Park tournament, which runs from the 9-11 June and is one of the highlights of the English polo calendar, will see Hazel make her debut at the event. Over three days at Hurlingham Park,
six teams representing cities from across the globe will battle it out to be crowned champions and a variety of entertainment will be on offer, including an on-site shopping village and the Grazing Paddock pop-up food festival. “I can’t really say the party can I?” Hazel quips when I ask what she’s most excited about. “I’ve heard it’s really good! But no, I think the whole thing is absolutely incredible; having polo in the city and the large number of spectators. It’s a good standard, it’s very exciting to be there and it’s exciting to watch. I’m new to it but I’ve heard really good things.”
As captain of the England Ladies polo team, she has steered the side to three test match victories from her four at the helm. “We’ve been very lucky to get quite a few invitations,” she says. “We’ve played South Africa, Zambia, America and Argentina. Basically, I help choose a team along with a committee. I run the team, coach them and set the way.”
Images © Chestertons Polo in the Park
[LIFESTYLE]
One of those victories involved dispatching Argentina, who are at the pinnacle of the world game when it comes to the calibre of opposition. It’s an achievement that Hazel recalls fondly, and she counts it as the proudest moment of her career. “They came over to us last summer for a test match and we beat them,” she says.
“Her ranking marks her out as one of the top women players in the world” “But then we went there in November and they thrashed us on their home ground on their horses which are absolutely phenomenal. Argentina has the best fields, the best horses, the best level. They’re brought up on it, they’re very naturally talented.” As a complete polo novice (and non-
rider to boot), I’m keen to find out just how physical the sport is. “Very physical,” is Hazel’s response. “Not just for the horses but for the riders as well. The average stick is about 520 grams, it’s quite intense on the body. Riding is something that you don’t even think about while you concentrate on everything else. It needs to be like riding a bike. But it tightens up your muscles so I do a lot of yoga to stretch out. I’ve broken my collarbone and had plenty of stitches in my mouth. It’s a whirl of sticks and balls but we do use a lot of protection which helps.” Hazel’s career incorporates a jet-setting lifestyle by necessity and she counts Ibiza, Singapore, Dubai, Malaysia and South Africa as just
some of the places she has visited to play in tournaments. It’s Barbados, however, which gets a special mention. “It’s such an exotic country, they’re so hospitable,” she says. “The polo is quite impressive for how little the island is. There are always good vibes out there, the general lifestyle is incredible.” She tells me that players conventionally abstain from alcohol before the rigours of a tournament. Barbados however, bucks the trend. “The majority of the time we’re restricted to no drinking before games, however in Barbados, if you don’t drink you don’t get invited back,” she jokes. “They like their rum – put it this way it’s about what happens off the field as well as on the field.” As for her future goals? “Revenge in Argentina!” Hazel laughs. “For the time being though it’s to keep playing highlevel polo, especially in the mixed polo alongside men because that really helps you improve. After my career I might go back to studying, but this has got me for a while.” To find out more about Hazel follow her on Instagram @hazel8jackson Chestertons Polo in the Park runs from 9-11 June, Hurlingham Park, SW6 3RH. Tickets from £15, available from ticketmaster.co.uk. For more information, visit polointheparklondon.com or call 0844 248 5069

A NOVEL APPROACH We chat to Fiona Mordaunt, who spent her childhood growing up in Fulham, about her quirky debut novel The Frog Theory william monroe
Give us a brief synopsis of The Frog Theory
Your former career as a model maker sounds fascinating: tell us more
Kim Carter finds himself falling in love with Clea, a girl from the smarter part of Fulham. He tells her the anecdote of the frog theory – that it will jump straight out of boiling water and live, but stay in and die if heated slowly from cold – and uses it to wake her up to the dangerous situation she is in at home.
Yes, I trained as a model maker then freelanced on films and stage shows. We used to take body casts to make costumes fit properly and I thought it would be great to offer that service to the public, so in 1998 I started the company Image Casting. The Hard Rock Cafe asked me to make them some pieces for Duran Duran and then for Lionel Richie, who loved his casts so much he asked for his own. I have a copy of them above my piano.
What plans do you have for the future? Image © BenDan Photography
To what extent does the novel reflect your own childhood growing up in Fulham? There was a real crosssection of people living in Fulham. Growing up there I got to know a lot of them and to a large extent the characters are loosely based on real people and situations. I chose to set the book in Fulham because that is where I imagined the characters as I was writing.
No , because it was all in my memory. I lived on Doneraile Street as a child and we used to go to Bishop’s Park, where the story of The Frog Theory begins. When I became a teenager, we moved to Parsons Green, at which time I found a fondness for pool at The Durell Arms pub, before ID was required!
What inspired you to pen it? I was inspired to write The Frog Theory because of my childhood which was
spent in Fulham. I came back to it about every 10 years or so, it was like a funny little tune I couldn’t get out of my head. Moving to Botswana gave me the time to fully focus on writing, to finish The Frog Theory and to get it published.
£6.99, amazon.co.uk. To find out more, visit fionamordaunt.com
Is there a message to take away from the novel? Yes: hope that you will be able to conquer a violent experience mentally.
How would you sum up the novel in three words? Funny. Quirky. Unexpected.
Bronze Back by Fiona Mordaunt
Did you spend a lot of time revisiting and researching in the Fulham area?
I’ve started writing another novel along the lines of The Frog Theory and I’m also working on a series of wildlife photos, sketches and articles based in Botswana.

he may have spent 25 years in the business, but Bernie de Le Cuona – founder of the eponymous and renowned fabrics and interior accessories company de Le Cuona – remains unfailingly motivated in the face of time’s vagaries. “I am even more passionate now than I was when I started out,” she tells me. “I work with such inspiring people and the more I learn, the more exciting it becomes.”
“The more I learn, the more exciting it becomes” This passion and drive manifests itself in various forms, not least in the recent launch of the company’s exciting new showroom at Design Centre, Chelsea Harbour. “The showroom has been planned to work as a hands-on studio for designers,” Bernie explains. “We have
20
a digital screen showing films of fabric presentations and lifestyle images to inspire designers.” The new Refined Rogue fabric collection amongst others will be on show and according to Bernie it “reinvents” the heritage of de Le Cuona, with the collection an “intricate combination of the finest natural fibres which are handspun and carefully twisted together.” In terms of inspiration, she indicates that it can come from anywhere, although travel is particularly important; Bernie describes it as “the bedrock of creativity.” Nature is also her muse, as are new yarns available at the mills. “I always keep my
customers’ requirements in mind,” she explains. “Interiors and lifestyle are in constant flux; you have to be aware of both design trends and how we are living today.” I’m keen to find out how Bernie differentiates herself in what is a crowded market. “I spend a lot of time working with mills, trying to develop unusual techniques,” she replies. “I travel extensively and search out unique products in different countries. Each collection is an exciting challenge.” Plans are also afoot to open a flagship showroom in the design hub that is Pimlico Road in AW17, with the company having opened a temporary pop-up showroom on Pimlico Road which will run until the autumn. “It will be two floors and full of surprises,” Bernie says enthusiastically. For the moment however she’s concentrating on the present, and quality is the benchmark that she adheres to at all times. “People are much more discerning now; they would rather invest in a few fine things rather than a multitude of mediocre products. It is about quality over quantity.” Second Floor, North Dome, Design Centre, Chelsea Harbour, SW10 0XE, 020 7584 7677, delecuona.com

The tangy and rich concoction, which incorporates fruity aromas alongside subtler zesty notes, is made using blood oranges from the Mediterranean island of Corsica, and is the perfect summer drink for cocktailmaking or when served over ice with various combinations. Cheers to that. £17, Cointreau Blood Orange is available to purchase at selected Waitrose stores and online at waitrose.com

THE REAL DEAL
Meridionale is flying the flag for authentic Italian fare in Fulham – we sit down with owner Vincenzo Cioce to discover what his magic ingredients are william monroe

I
t’s the calm before the storm. Below our feet the kitchen team are hard at work, with vegetables being put to the sword (well, knife) and sausages grilling in the pizza oven ready for the evening’s offensive. Vincenzo Cioce, or Enzo as he’s known as, has created a slice of southern Italy in Fulham that local Italian residents, nostalgic for the tastes of home, flock to. Fulham is hardly a barren desert when it comes to Italian dining options, but Meridionale, which opened in September last year, is very much an oasis of authenticity. The name Meridionale, meaning ‘southern’ in Italian, represents the concept of the restaurant. Enzo hails from Naples originally, while his team are from Calabria, Sardinia, Apulia and Sicily. “We are all from the south,”
24
he tells me. “But because we each come from a different region we bring our own cultures. Many dishes on the menu are a combination. For example we have orecchiette, which is pasta from Apulia, with sausage and friarielli from Naples. The bread is from Sardinia and the vegetable chutney is from Sicily.”
“Authenticity represents the heart of the business” Authenticity represents the heart of the business and Enzo’s offer of a tour allows me to see that the veins and arteries are the
Italian products that are delivered fresh each morning. The restaurant’s vegetables are from Sicily, while the traditional pizza oven is from Naples, (“it’s 500°C, the pizza is ready in 60 seconds”) as is the flour used in the pizzamaking process. “The products that we use and the way that we cook is the original way,” Enzo explains. “Nowadays, some people open an Italian restaurant and they are not Italian. People are so used to the fake product that when they try the real thing they complain! In my own small way I’m trying to rectify this.” He describes himself as
a “very hands on” owner, revealing that his favourite dish on the menu is one of the simplest: Scialatielli a Puveriell, which is thick pasta with a sauce of egg, garlic and chilli alongside parmesan and parsley. “We have more elaborate things but that’s my favourite,” he says. “It takes me back to my childhood as it was one of my father’s favourite dishes.” Enzo is a veteran of the restaurant industry, having started his London culinary journey from scratch back in 1997 as a 23 year-old who “couldn’t speak a word of English”. His culinary odyssey has seen him rise up the ranks to become the general manager of various restaurants over the past 15 years, culminating in ownership of Meridionale, and he certainly knows his way to a customer’s heart – and stomach. “The customer is always right,” he declares firmly. “I don’t see the customer as a client, I see them as a guest; I like to make them happy.”

[REVIEW]
When in Fulham Discovering the delights of Meridionale first-hand william monroe
All images © Giulia Verdinelli
T
he atmosphere is bubbling nicely as my dining partner and I take our seats in a corner table in the cosy back room of Meridionale on a Saturday evening. To start with, we opt for Nocellara olives from Sicily and a basket of fresh bread served with an olive oil and balsamic glaze dip. We turn our attentions to a bottle of Irpinia Falanghina DOP 2014 – which comes highly recommended by Enzo – before choosing starters. I opt for the Burrata Pugliese, which is cheese made from mozzarella and cream served with a caponata of vegetables and Sardinian carasau bread. It’s fresh, tasty and is offset well by the tangy combination of vegetables which includes aubergine, capers and courgette. Good feedback also comes from across the table in relation to the Frittura di Paranza, which is a plate piled high with deep-fried fish including king prawns, baby octopus and whitebait alongside courgettes, peppers and leeks. Next I tackle the Scialatielli Meridionale, one of the house
favourites which features Amalfi-style scialatielli tossed in a tomato and white wine sauce alongside king prawns, octopus, clams, squid and mussels. The dish is wonderfully fresh and the homemade pasta, which is some of the best I’ve tasted, is matched by the various fishy delights. Despite being a big pasta fan I had never tried scialatielli; now this oversight has been rectified it’s safe to say it’s on the menu for my own rather limited culinary concoctions in the future.
My dining companion, tucks into the Spigola con Caponata, which is pan-fried sea bass fillet served with a caponata of aubergines, courgettes, red onions, capers and olives, and also comments on the excellence of the food. As our plates are cleared, the restaurant, having experienced a lull or ‘siesta’, is filling up again, as local Italians who traditionally favour the later eating time popular in Mediterranean countries, begin to arrive. I can just about find room for dessert (it’s a real chore I know), and I lay to rest a moreish pistachio ice cream which, to my appreciation, is drowned in Amaretto.
Meridionale is a fantastic option for both Italian and non-Italian local residents. Enzo and his team are charming, while the décor favours the traditional rustic Italian approach. Gentle lighting and candles mean that it’s a great place for an intimate evening or family celebration and the customer demographic is testament to the laid-back approach that Meridionale cultivates – there’s a mixture of families with young children alongside groups of friends and couples. Al fresco dining is also available and the restaurant is now open seven days a week for both lunch and dinner. For us, a return fixture is already on the cards. 311 New King’s Road, SW6 4RF, 020 3105 1699, meridionale.london

MOVER The Journal speaks to new office head James Davies about his move from Knight Frank’s Queen’s Park office to Fulham FRANCESCA LEE-ROGERS
Beltran Road, £2.5m
T
wo months ago James Davies moved from Queen’s Park Knight Frank to become the office and sales head at the Fulham branch. Having worked for more than two years at the former and approaching seven years as a whole for the firm, James was keen for a new challenge. He details: “I headed up the sales team at the Queen’s Park office while Laura Dam Villena was on maternity leave and having had a taster for what the role was like, I was looking to progress my career further.” An opportunity at the Fulham office arose, and James is now immersed in his new role and enjoying working with his new team. Although there are many differences between the two areas, there are surprisingly, many similarities. “It’s very
34
family-orientated with big family homes, it’s a leafy area and has some fantastic schools,” says James. “There are a lot of parallels – people who move to Queen’s Park or Fulham are often looking to upsize from other parts of London. Homeowners tend to move from Maida Vale or Notting Hill to Queen’s Park for example, while those from Kensington or Chelsea move to Fulham.” That’s not just where the resemblances end, however. James also describes how price points are also similar at approximately £850 to £1,250 per sq ft. “Those who are moving out slightly are getting very good value for money, and in Fulham there are much larger homes so capital values can go much higher. An applicant could buy property up to around £7m here whereas in Queen’s Park, it tends to top out at around £5.5m.”

“A lot [of people] have made the decision to sell, and those who are renting are looking to buy”
has certainly been strengthening and a rise in interest and transaction volumes,” says James. “Stamp Duty did of course affect the market but now, after potential vendors have been sitting back and watching the London market play out and seeing where prices are going, a lot have made the decision to sell, and those who are renting are looking to buy.” As for those who do eventually move out of Fulham, where do they go? “Either further south such as Richmond or Barnes, or they move to the country.” And with James’ experience in the country house market [he worked at Knight Frank’s Country House Department in Baker Street for more than three years, and also started his role at the Henley-on-Thames office], he also advises on locations for those who are looking for a change in lifestyle. With all of this, along with some local charity initiatives and looking ahead to Knight Frank’s Day of Giving in October, there’s a lot for James and his team to get their teeth stuck into. 203 New King’s Rd, SW6 4SR, 020 3641 5871, knightfrank.co.uk
Top trumps As for the current market, James tells me that properties on the Peterborough Estate are very much in demand due to the proximity to green spaces. Currently, there’s activity across the market with motivated applicants out looking and offering at a wide range of price levels. Saying that, we’re seeing a lot of activity in the flats market up to £900,000 and then in the family house market between £2 to £3m. “We also sold a flat on the river recently that achieved a record rate per sq ft at just over £2.5million.” Surprisingly, James tells me that it’s still possible to buy a flat, albeit a studio,
at around £350,000. As for investment in property, Fulham tends to be a domestic market, with parents helping their children out to purchase their first starter home. “They tend to look around North End Road as it’s very popular for rentals,” describes James. Despite the aforementioned, he details that there has been a slight pick-up recently in international enquiries for the residential development team which has seen new developments such as Lillie Square become more attractive due to the weakening of the pound. This corresponds to what James describes as a moving market. “There

FIVE OF THE BEST FAMILY HOMES
With the family housing market set to spring into action, we get thoughts on its current state of play and round up a selection of show-stopping Fulham properties william monroe
Matt Hodder-Williams, associate director and sales manager of Marsh & Parsons’ Bishop’s Park office
Stevenage Road
“Bishop’s Park continues to be an attractive area for families who have traditionally come from Earl’s court and central Fulham, enticed by the prospect of larger living space, bigger gardens and its proximity to both the park and the River Thames. The Alphabet Streets exemplify this choice and can provide nearly 4,000 sq ft of living space along with excellent gardens – and in some cases, as with the house we are currently marketing on Stevenage Road, direct river views. Transport links are excellent and include Putney Bridge Underground Station and Hammersmith, providing speedy access into town, as well as the A4/M4, giving easy access out of London towards Heathrow and the home counties.”

overall square footage and an enviable location next to Bishop’s Park makes this house the perfect option for those moving westwards from Earl’s Court and Fulham Broadway, in search of that lighter and brighter living experience.
Very rarely does a house with 4,000 sq ft of living space, that also enjoys direct river views, come on the market. Set on one of the premier streets in the Bishop’s Park area, this luxurious six-bedroom, architect-designed home provides both extraordinary living and entertaining space, but also sits right alongside the popular Bishop’s Park and river bank. 333 Fulham Palace Road, SW6 6TE, 020 7993 9888, marshandparsons.co.uk

Barclay Macfarlane, head of Fulham office, Strutt & Parker “This year has seen a positive change in buyer sentiment. There is still a lot of uncertainty around Brexit, but for those families who need to move because they need more or less space, life moves on and people are getting on with things. We are now heading into the spring market which is traditionally our busiest time of the year and all the signs are there for a spike in activity. It has been reassuring for us to see the higher end of the market, family homes at £2m plus in Fulham, picking up after a year where volumes were hit very hard in 2016.”
Hurlingham Road, £2,850,000 This immaculate four-bedroom house is found in the sought after location of Hurlingham Road, which runs parallel to New King’s Road. Residential Land brings gated residential scheme Peony Court in Chelsea’s ‘Beach’ area to market for £40m

A
rare freehold slice of prime Chelsea residential investment real estate has come to market, as Residential Land looks to offload Peony Court for £40m. Bruce Ritchie’s firm invested c.£500m in central London projects last year, and has ambitions to do similar sums this year – but is opting to free up some capital by selling all 19 units in Peony Court, off Park Walk in Chelsea’s ‘Beach’ area, as an investment prospect. The private gated scheme has been fully refurbished, is fully let and, at £40m, represents a potential yield of 3.35 per cent. There are seven three and four-bed
townhouses (coming in at 9,313 sq ft) and 12 apartments (8,752 sq ft), all of which have been decked out with Crestron technology, Intervari kitchens, lots of marble, and come with some form of outdoor space nestled within a gated, unbroken development. A 1,136 sq ft retail unit (let to Tamara Beckwith Veroni’s The Little Black Gallery) is being included in the sale. And there’s more: planning permission has been granted to create an 840 sq ft penthouse apartment on the roof of the existing apartments overlooking Park Walk. Knight Frank and Savills are on marketing duties.
Bruce Ritchie, CEO and founder of Residential Land commented: “Peony Court offers a rare opportunity to own, freehold, a slice of Chelsea delivering an attractive investment with an annual rental value of £1.34m. Prime Central London has an undeniable elegance and with the pound deflated against the dollar Peony Court offers a profitable and unique investment opportunity.” residentialland.com
