Dear Resident, Autumn is such a beautiful time of year, with rustic, golden leaves making an appearance on the city streets and crisp cold days bringing round a shift in the seasons. In essence, autumn is nature’s way of preparing for new beginnings. With this in mind, and the dust only just settling on London Fashion Week, Residents’ Journal has compiled a style-themed issue, which covers everything from new trends to must-have wardrobe essentials. With fashion on the brain, I talk to long-standing Battersea resident and style blogger Jazmine Rocks. She tells me what she likes the most about the area and why she wouldn’t live anywhere else and shares some of her favourite fashion-shoot locations (page 12). Meanwhile, Bonnie Estridge chats about Clapham with designer Alex Noble. He reveals how it has changed over the years and also talks about designing for Lady Gaga (page 15). Scents and sensibility October sees the launch of Charles Farris’s new range of candle fragrances and reed diffusers, which will be stocked in its SW11 store. The company has been making candles for the past 169 years and its customers include the Royal Family. With bouquets of honey, hedgerow blackberries and oak wood, these scents are sure to bring warmth and an autumnal feel to any abode.

Safer cycling Last month saw the start of the redesign of the Queen’s Circus roundabout, which will provide new pedestrian crossings and separate cyclists from traffic. It’s due to be completed in the summer of next year and will make the road safer for bike riders and pedestrians. Fortunately for local road users, the byways around the project will stay open for most of its construction. In order to make it less dangerous to use, the roundabout’s central island will be made smaller.
Health store hits the internet Health food shop Dandelion recently launched its brand-new website, so eating well is now easier for busy people. Dandelion has been supplying Northcote Road with good-for-you food since the 1980s and now the independent retailer is on the web. Whether customers are after a snack or ingredients for a meal, the option to browse by brand means that it’s easier to find, plus health-conscious regulars can also sign up to have free tips, recipes and special offers sent to them via email.

Pie, mash and a show From 21 October, Tooting Arts Club is performing Sweeney Todd in the intimate and appropriate setting of Harrington’s Pie and Mash shop. It will be the first time that the eatery has hosted a play, and it will set the scene for Mrs Lovett’s infamous pie shop in the story. For an extra fee, theatre-goers can enjoy a pre-play pie – but rest assured they’ll be made from familiar fillings. It will be Tooting Arts Club’s fifth production and it’ll be directed by Bill Buckhurst.

CLAPHAM AND BALHAM
Happy days You might have noticed residents giving each other a cheery hello in Balham recently, and you’re not the only one. The Battersea, Balham, Clapham and Wandsworth areas have all been highlighted as some of the happiest places to live in London. The Sunday Times undertook a study and discovered that Balham and Southfields are two of the best places to live in London, while Lloyds TSB revealed that Wandsworth is a hotspot for young professionals. Northcote Road in Battersea was pinpointed as a favourite place to make new acquaintances, while the high quality of life for Balham residents hasn’t gone unnoticed as a combination of beautiful green spaces, high-achieving schools and good links to the City contribute to the area’s general well-being.

Maintaining sustainability Lamberts in Balham has been awarded three stars by the Sustainable Restaurant Association (SRA) for its commitment to sustainability. Dishing up seasonal British food, Lamberts uses local suppliers, which are often family-run businesses. The Lamberts kitchen also sources organic, seasonal produce wherever possible. The SRA, with chef Raymond Blanc as its president, is a non-profit organisation and works closely with restaurants to aid the sustainability of their menus which, in turn, helps diners eat sustainable foods and produce.

Bring your own bottle A growler is a heavyweight glass bottle that’s used to transport beer. Balham residents can now get their hands on one and two-litre variations, which are roughly two and four pints respectively, and use them to buy draught beer at We Brought Beer on Hildreth Street. It’s a long-standing agreement between drinkers and bar staff that beer from the tap is more enjoyable than bottled or canned varieties, and with four different taps on a revolving schedule that keeps the range updated, We Brought Beer is giving Balham residents the chance to have a betterthan-from-a-bottle beer at home. The store sells the growlers for £12.50, and so far they’ve proved to be incredibly popular.

Clapham’s quagmire September saw a massive clean-up operation on Clapham Common after the South West Four dance festival attracted a huge crowd at the end of August. Fifty thousand pairs of dancing feet, combined with heavy summer rainfall, left the Common looking like a vast expanse of mud, and the weight of the lorries clearing
away the festival equipment only added to the churning-up of the turf. Local campaigners have since called for a cap on the number of events to be held on the Common in a bid to preserve its greenery.

DeRosier Chocolate and Coffee in Southfields has been awarded two stars for its chocolate brownies by Great Taste, a food award judged by blindfolded experts. After a rigorous tasting session with food critics, chefs and food writers, the shop’s chocolate treat was deemed delicious enough to be given two out of a possible three stars. It has a range of delicious home-made chocolates on offer, but the brownies have become a firm favourite with locals.

South Bank safari The future site of the new Nine Elms development scheme was home to a large wooden hippopotamus last month. The hippo had been installed as part of the Totally Thames Festival that runs from September to October and celebrates all that the river has to offer. The sculpture was created by Florentijn Hofman, the Dutch mastermind behind the giant rubber duck seen floating down the Thames in 2012, and the hippo, named HippopoThames, was inspired by the real hippopotamuses who used to wallow in the capital’s watery heart in prehistoric times.

Wellness in Wandsworth Wandsworth Town Hall is hosting a Community Wellbeing Day run by Lifetimes on 9 October. The day will showcase ways in which people can improve their mental health and physical fitness. There will be boxing, singing and African dancing classes, plus activities designed to encourage visitors to adopt a more active lifestyle. There will also be an opportunity to get advice on a whole range of issues, including volunteering, housing, money and community care.

This month the Art Cabin is hosting an exhibition entitled Home-Made Disaster, a collection of works by Korean artist Jaeyeon Yoo. Having recently gained an MA in painting from the Royal College of Art, Yoo has been keen to show off her latest creations and this presentation is a chance to see them in an intimate setting. The show is designed around the cross-cultural experiences that Yoo has encountered throughout her life, and the paintings attempt to bridge the gap between fantasy and reality. Nestled among the residential streets of Southfields, the gallery’s charming size allows attendees to get up close and personal to view the work on display.

Sport and exercise never really go hand in hand, unless you intend to attend the Beer Pong Tournament at The Exhibit in Balham. It’s all fairly simple: choose your trusted teammate, come up with a team name, play your pre-selected entrance music and head up to level three of the venue to meet your matches. Winners are rewarded with a £30 bar tab, so the need for a keen eye and an unflappable arm is paramount. It’s best to keep in mind that the event is on a week night, so Friday morning might be difficult to get through.
The music season isn’t over for the residents of Clapham, as the Oxjam Clapham Takeover Festival arrives in the area this month. All the proceeds of this multi-venue party will go towards supporting Oxfam’s work, so attending an Oxjam event will benefit a charitable cause. Various locations will serve as the stages for the festival, including The Railway pub, Clapham Library and The Picturehouse. Genres will include dance, electro, blues and rock, so there really is something for everyone.
Artist Richard Stone’s latest pieces are on display at the Kristin Hjellegjerde gallery this month. They cover the subject of art history. Entitled gleam, the works explore a range of artistic periods, including 19th-century Romanticism, Realism, Modernist sculpture and Expressionism, and the exhibition will feature some large-scale paintings that are designed to immerse the viewer in the work. Stone has previously won an Arts Council England award for a phase of significant research and development and his collections are available across the world, and now they’ve come to south-west London.

INSPIRING IMPROVISATION
POPPY RACERS
PUZZLING PUMPKIN TRAIL
If you fancy yourself as an improvisational comedian, this course will help you realise your dream or make you aware that it’s quite a difficult skill to master. Training exercises are delivered by comedians Jon Haynes and David Woods and the techniques are used to form a base for future improvisers to draw on. Stamina is important here, since improvisation can go on for hours at a time. Participants should be prepared to work outside their usual limits and, in doing so, they may discover that they have an unearthed flair for the theatrics.
Throughout October and November, a number of runners will be dashing through parks across the country to raise money for The Royal British Legion and Poppyscotland Poppy Appeal. Battersea Park is one such venue, and runners can enter as a family, as a group of friends or on their own. The organisers aren’t concerned about how fast you run – you don’t have to run at all if you don’t want to – a stroll or meander are both acceptable. The emphasis is on fun and on raising money for a good cause, and if you want to run in fancy dress – you can.
Little ones love Halloween, so why not take them to Battersea Park Zoo and see if they can work out which animals have put out the festive pumpkins? By walking through the trail and completing the speciallythemed quiz, the young contestants will soon be occupied trying to work out which animals have carefully placed bright orange pumpkins around the zoo in time for 31 October. It’s the perfect opportunity to keep kids busy on a crisp autumn morning and each child receives a prize after finishing the quiz, so they’re sure to have a whale of a time.

s I work full-time in Piccadilly, it’s mainly on my days off that I make the most of the local area. I’ve lived in Battersea for 20 years and couldn’t imagine living anywhere else. Everything I need is within walking distance from my house, which is just off Battersea Park Road – from markets, independent cafés and the best restaurants, to the most beautiful park and famous power station, Battersea really has it all. At weekends, I usually wake up at around 9am, when I check my blog emails and social media websites with a cup of tea in hand. At around 11am, my mum and I head to The Breakfast Club for brunch as it’s only a 15-minute walk from our house. I absolutely love the décor, plus the food is amazing! Pancakes with bacon and maple syrup or the All American are my favourite choices. Then we go for a wander along Northcote Road, popping into lots of different shops along the way, including Whistles, Jack Wills and, of course, Cath Kidston. My mum and I head to our selected photo-shoot
Battersea Park
I couldn’t imagine living anywhere else location, where we’ll capture new pieces that I’ll later share with my blog readers. The images have to be perfect, so it can take up to an hour as I like to make sure I have enough options. We often shoot in Battersea Park, and afterwards we’ll walk along Battersea Park Road to browse the charity shops; I can’t resist a bargain. After leaving with a few purchases, my mum and I will stop off at my favourite café, Il Molino, for a cappuccino and a slice of cake. It’s the perfect time to check over the photos we’ve taken, Instagram a couple of the snaps and then plan for the week ahead.
I take any excuse to treat myself to flowers, so the second to last stop of the day is Battersea Flower Station, where I buy some pretty flowers and admire all the plants on offer. It’s always great to chat to the owners too; they’re a friendly bunch. Inbetween Battersea Flower Station and Il Molino sits Park Road Kitchen, a recently opened deli and rotisserie. I’m always late for the lunch menu (which I really want to try!), so I settle on its signature half chicken and roast potatoes, with a side of vegetables for dinner. My mum and I then head home and eat our food in front of the television while we watch our favourite shows. Later in the evening I edit my photos, catch up on my blog and work emails, and then I’ll do some exercise: at the moment I dance for an hour a day, but I’m hoping to start running soon. At around midnight I cosy up in bed with a cup of tea and watch Netflix – my favourite series at present is Orange is the New Black. n

myriad masterpieces Tom Hagues speaks to a jeweller, photographer, milliner and local Battersea business owner about her style and creativity

You incorporate a lot of different gems into your jewellery. Do you have any particular favourites?
essica Rowles Nicholson’s interest in making jewellery began as a hobby; a creative pastime producing beautiful results. She started by selling a few pieces to family and friends and gradually this craft grew into an aspiring business. Not only are necklaces, earrings and bracelets designed in Jessica’s new creative shop on Queenstown Road, she also sells her photographs, fascinators and hats there.
My most treasured stones are ones that I have collected during my travels, as I know I cannot get another that’s the same. They make those pieces very precious. The most interesting and intriguing stones I found were from a man in an obsolete silver-mining town in Mexico.
When did you start making accessories Where’s your favourite place to work? and selling photographs? Having taught myself as a young girl to make jewellery, I decided to do a goldsmithery course in Florence when I was 18 to develop my skills. I have always loved to create, and so I learnt to make hats a few years later. My mother produces many of the hats now and she’s fully involved in my business. I’ve always been interested in photography and etching too, so it was natural for these to become part of my profession.
Where do you source your materials from?
I am so happy creating jewellery and hats in my shop on Queenstown Road as I feel I am immersed in my own little world. When I can, I also go back to my parents’ and set up office in their garden.
What are the main trends for Autumn/ Winter 2014? We tend to make what we think is beautiful rather than follow trends, so that the pieces are always timeless. Rich silk velvets and vintage brooches with pheasant feathers are our current favourites for hats.
Do you ever get abstract commissions?
We buy many of the hat fabrics from high-end textile and antiques shops and we often use vintage brooches, veiling, fur coats and beautiful lace to make one-off hats.
I’ve never had a really outlandish request, but I did get one where someone wanted two things put together that I wouldn’t personally have considered. However, there’s nothing like a challenge and I ended up being thrilled with the finished piece.
One memory that I’ll never forget is when I spent some time in a jewellery workshop in Sri Lanka where no one really spoke English. I had to try my best to work out what it was that I was meant to be doing.
What are your future plans? I have worked very hard to open my first shop, and I hope it becomes established, appreciated and popular. n

Florence and The Machine on the Ceremonials European Tour 2012/2013
I
’m sitting in fashion designer Alex Noble’s studio surrounded by piles of material swatches, huge canvases covered in explosive colour, extraordinary sculptures and various outfits designed for, and worn by, pop diva Lady Gaga. Alex, now 33, was born and raised on Abbeville Road. It proved to be the perfect environment for such an esoteric and talented artist who appears to be able to turn his creative hand to just about anything. He has designed pieces for Paloma Faith and Florence and the Machine, as well as Kylie Minogue and singer-songwriter Azealia Banks, and also works for high-end brands such as Thierry Mugler and Diesel. His architect parents moved to Clapham in the mid-1970s and, although fashion may not have been high on their agenda back then, Alex tells me that they always encouraged him to observe artwork and graphics in different environments. ‘As a teenager I was like a sponge – I soaked up everything that I found remotely interesting,’ he recounts enthusiastically. ‘I went to King’s Acre Primary School, which wasn’t far from Brixton, where I was introduced to a whole new world of different cultures – plays that were spoken in Hindu, tales from Greek mythology… the diversity was incredible.’ The youngest of three children, Alex loved wandering down Abbeville Road with his mother, but recalls just how different the street is today: ‘It was fascinating back then. I still remember the Codfather fish and chip shop, and the logo was a picture of a fish dressed in a tuxedo, which I found quite amusing at the time. There was also an amazing junk shop where I often found bits of old furniture lying on the street, some of which I brought home and put in my bedroom. ‘I bought my first fabric – which was bright yellow fake fur – in Jeanette Fashions, a little shop down the end of Clapham High Street, near Clapham North Tube Station. I also loved Tessa Fantoni’s bohemian shop, which sold beautiful, ornate jewellery and all kinds of wonderful artefacts. Today, the area is mainly populated by restaurants, bars and estate agents.’ Alex’s initial fashion influences came from reading his siblings’ magazines, particularly The Face, which gave him aspirations of becoming a magazine illustrator. But, he says, he will never forget seeing Vivienne Westwood – who was living in a Clapham council flat with her then

partner Malcolm McClaren – cycling around the area with her wire-haired fox terrier Alexandra in a basket on the front handlebars. ‘Vivienne has always been a great inspiration for me,’ he says. ‘She’s rather like the Queen, but from my point of view far more relevant than the royals could ever be.’ Alex recalls that life for him and his friends revolved around Clapham Common, with him even getting a job as a glass collector at The Windmill pub when he was 15 years old. ‘Where I grew up, everyone knew everyone else and, although I had an idyllic upbringing, I was wonderfully rebellious at the same time. There always seemed to be something interesting going on. I remember the colourscape tunnels, anti-Nazi rallies and Gay Pride, which showed just what an open-minded

community we were – and still are – in Clapham.’ Disappointed at having been turned down by Camberwell College of Arts, Alex wasn’t sure whether he wanted to study fashion or art. He explains: ‘I applied to the London College of Fashion and, thankfully, was accepted. It was there that I could see it was perfectly possible to work in both the genres that I enjoyed.’ However, as Alex admits, the fashion industry is notoriously tight-fisted: ‘I was paid virtually nothing for many years despite working in Selfridges in the window-dressing team and getting commissions from fashion magazines. I really enjoyed it, but there was so much more that I wanted to achieve as a stylist and I needed to build up my portfolio. Also, I soon realised that I only enjoyed styling when I made most of the clothes myself – rather than someone making them for me from my designs.’ So it was a long, hard slog to recognition, but
Alex’s big break finally came in 2010 when he was discovered by the Italian-Japanese fashion director and editor Nicola Formichetti of Vogue and Dazed and Confused that at last the work started to come in thick and fast. This led to the groundbreaking commission for him to dress Lady Gaga in the amazing lace catsuit (complete with a Philip Treacy mask) for the BRIT Awards, and who can forget that truly weird red bandage suit she wore in the Bad Romance video? So, obviously, I ask: what is Gaga really like? ‘She’s very charismatic, intelligent and appreciative of the work that everyone puts in for her,’ Alex confides. ‘Stars like her don’t live a normal existence. Therefore, you can’t really expect them to stay normal,’ he adds diplomatically. It was after this exposure from the BRIT Awards that things suddenly started moving for Alex. ‘I was asked to work on a big project for MTV and Swatch. They invited me to be a guest editor alongside photographer Rankin and fashion designer Jeremy Scott, who are two of my big heroes. ‘Through those connections, I was flown to Los Angeles to interview actress Juliette Lewis, star of Cape Fear and Natural Born Killers. It was truly surreal being driven around the city in a stretch limo with a famous movie star and talking fashion with her. I’m obviously not a journalist, so I was lucky that Juliette was very kind about the fact that I was hardly used to interviewing Hollywood stars. ‘I was only in LA for 32 hours. The most exciting part of the trip was when I went to Madame Tussauds to see a waxwork of Lady Gaga, which was dressed in the BRIT Awards outfit that I had designed for her. I felt incredibly proud.’ But despite working for such luminaries of the music and movie world, Alex’s passion lies in having a long-haul career in fashion. ‘Making money in this business is still a struggle,’ he explains. ‘But I love my work and wouldn’t want to do anything else.’ To that end, Alex’s latest venture is Everything Must Go, which uses surplus donated by the likes of Giles Deacon and Zandra Rhodes, to create exclusive products. These are then sold and the money raised goes to different charities such as ChildHope, which works to protect the children of garment factory workers in Bangladesh from accidents, trafficking and abuse. With his love of all things avant-garde, Alex admits that his parents are sometimes baffled by his idiosyncratic designs. ‘Mum and Dad love my work, but sometimes I think they don’t know what to make of it. They often wonder what on earth I’ll do next…’ n

Affordable Art Fair
Battersea Tabithah Rahman takes a closer look at one of London’s more accessible art fairs that’s taking place in Battersea this month and promising to offer excellent value for money

eralded as ‘the friendliest of them all’, the Affordable Art Fair has become a global phenomenon since it first launched on a somewhat smaller scale in London back in 1999. It has expanded beyond our fair capital into 14 other cities across the world, from Hong Kong and Hamburg to Singapore and Stockholm. Its aim? To make art more accessible and affordable. It’s worth clarifying the parameters of ‘affordable’ in this instance; visitors to the fair can expect to pay as little as £50 and no more than £5,000. With a clear vision to unite novices and experts alike, art lover and founder of the fair Will Ramsay has brought together a selection of galleries that specialise in selling affordable art in a bid to open up the market and make art accessible to all. His belief in the importance of affordable artwork has resulted in him making various other contributions to the field, including founding the contemporary art-hub PULSE and the ART HK fair in Asia, not to mention being a shareholder in Art India, renowned as being the sub-continent’s first international art fair. Ramsay understands that not everyone is – or needs to be – a specialist in order to appreciate art, so experts will be on hand to provide a better understanding of the contemporary artworks on display, ranging from ceramics, paintings and sculptures to printmaking and photography. A total of 110 galleries will be participating this year, including the Northcote Gallery, Bell Fine Art, the Russell Gallery and Print Club London. Ramsay has also travelled the globe to find a number of international exhibitors, such as Able Fine Art (New York) and Envie d’Art (France). Those of you who are looking to learn more will be able to take part in the various workshops, demonstrations and talks taking place throughout the three-day event. Just 15 years on and four continents later, the Affordable Art Fair is currently enjoying great success, providing a place where master and apprentice can unite in their appreciation of art from around the world. n

Francesca Lee meets the masterminds behind Lineartiles, which has changed tiling and kitchen and bathroom design in south-west London and beyond
‘I
t’s all about the experience; seeing and touching the tiles and envisaging what you can have at home,’ Stan Olendzki professes to me the morning I visit Lineartiles’ Balham-based showroom. The 5,000 sq ft studio is impressive: the tiles that adorn the walls are like pieces of art, with one design in particular making me reminisce about a holiday in Morocco. Run by Stan and his business partner Peter Burke, a former foreign-exchange trader in the City, the duo met while coaching at Battersea Ironsides Rugby. The inventive space really captures the imagination of those with a keen eye for interior design and, with ceramic slabs to mosaic pieces, floor tiles to porcelain worktops, there’s a lot to choose from. ‘We can advise clients in the showroom or go to their home depending on their preference,’ Stan informs me. Indeed, the company’s unique selling point is that it knows everything – and I mean everything about tiles. Made in a small town
near Bologna in Italy, the high-quality tiles are exported to Lineartiles’ Balham base and are then fitted by its bespoke team that has more than 20 years’ experience. Surely with the service it offers, the tiles must cost a pretty penny, I ask. ‘We have our Ferraris and our Mondeos,’ Stan reassures me. ‘We can recommend many different options depending on budget, but

can advise on everything; from the concept stage to the finishing touches,’ Stan tells me. ‘For example, in our showroom we have 10 different price points for kitchen doors – so clients can see and feel the difference and make direct comparisons.’ As well as being known for its German kitchens, Lineartiles also has other partnerships, including Miele, Siemens and Neff. ‘You don’t need a

After all, a luxury kitchen or bathroom can add so much value to a home.’ As our conversation draws to a close, I ask the pair what their plans are for the future. ‘We’re redesigning the back showroom, which will include a glass staircase to a mezzanine level,’ Peter tells me. ‘We have just taken on Catalano brands, which include Zucchette & Kos the makers of the most luxurious jacuzzi.’ If you’re after new tiles, a kitchen or bathroom, you know where to come now. n

rand-new apartments have recently been released onto the market in Tooting. The Broadway, Tooting High Street’s latest development, comprises 83 one and two-bedroom apartments as well as 22,738 sq ft of retail space. Built-up areas often offer little room for expansive floor space in residential units, but each apartment in the complex has had its layout carefully designed to maximise space. Not only has ease of living been kept in mind throughout the development’s build, but the materials used to design the interiors are of a high standard and bring an air of luxury to each of the properties. Stone surfaces and built-in kitchen appliances will appeal to almost anyone who’s looking for a south-west pad. Many
of the apartments have a balcony or terrace to make the most of London vistas. Prices start from £320,000 for a one-bedroom apartment and £435,000 for a two-bed. Communal conveniences include off-road parking and a three-year membership of the car share club, meaning residents can easily hire a city runaround at the drop of a hat. There’s also a possibility that some properties may be part of the Government’s Help to Buy scheme, so first-timers can get a helping hand on to the property ladder. It is expected that a handful of the apartments will be bought as investments, since the price of Wandsworth real estate is forecast to rise as high as £2,000 per sq ft within the next decade, which could mean that any investment in this area is a wise decision. With a swathe of trendy bars and

The new apartments, built by developer Crest Nicholson, are in a prime position for local transport links and other nearby amenities. Residents will also be able to enjoy the range of eateries and retail outlets that have recently moved to Tooting High Street. It might not be long before Battersea’s Northcote Road has serious competition.

Clapham Clapham is rife with desirable residential developments, but the newest is the Listello Buildings on Bedford Road. With work on the main structure still ongoing, the sales and marketing suite is open for visitors. SW18’s newest development The Filaments is currently well under way and work is on the second phase moving from exterior construction to interior fittings. PROPERTY WATCH Price matters Joel Baseley documents the past and present property market and gives his predictions for the future
I
n spring 2014, estate agents across London reported the best spring market for 15 years, and Rampton Baseley on Northcote Road was no exception. With vendors receiving record prices for their properties, the market was flooded with prospective buyers and there was a shortage of stock. ‘It was almost frenzied,’ Joel recalls. ‘Prices increased at a speed we’ve never seen before – it was one of our busiest periods to date.’ However, this kind of overheated market was bound to cool at some point. It needed to, as Joel points out. ‘After Easter, we started to see things calm down. The buzz had come off the market and the amount of transactions had fallen, but it has seemed to remained stable over the

With a large market share locally, it is easy to make comparisons with regards to buyer profiles.’ Joel details the difference in buyers: ‘Towards the beginning of the year, approximately 40 per cent of prospective owners were coming from the likes of Chelsea and South Kensington, and the majority of these were non-domestic. In recent months the buyer profile seems to have moved towards the local purchaser moving for life reasons; a new baby, to be in a
school catchment area, or as a result of a divorce, for example.’ Of course, there are also key political factors to consider. ‘Just before the recent Scottish Referendum, there was a great deal of uncertainty around what might happen if Scotland voted for independence. It’s good to know that we can put this to one side now,’ Joel explains. ‘There will also be people waiting to see what happens in the general election
next year, particularly when Labour is poised to introduce a mansion tax at the £2million threshold. The market stalled after the stamp duty increase two years ago, and this could happen again if the mansion tax is brought in. One thing that we can be sure of is that in a highly desirable location within the Wandsworth borough, as the number of transactions drop, the demand will grow. There is good choice of quality property at the moment. Some sellers will be interested in negotiating, but that won’t be the case forever. Previous experience has shown that sentiment changes very quickly. ecent research from Savills has found that the number of London house sales breaking the £1million price barrier is expected to rise by 47 per cent in the next five years. There has already been significant growth in the number of £1million sales across the capital, with demand driving these up by 165 per cent over the five years up to 2013. The increase has been even more pronounced in Wandsworth and Lambeth, where the number of £1million plus sales from 2003 to 2013 rose by 458 per cent and 800 per cent respectively. To put this into context, a London property worth £472,000 was in 2003 worth £1million at the end of 2013 and is forecast to reach £1.23million by the end of 2018. Calculations are based on Savills’ five-year prime London forecast which anticipates growth of 23 per cent to the end of 2018, assuming there are no further increases in the taxation of high-value properties.
In south-west London boroughs the increase in sales of properties of more than £1million is expected to be even more dramatic Robin Chatwin, head of Savills southwest London, comments: ‘In this part of London, the increase in sales of properties of more than £1million is expected to be even more dramatic to 2018, with predicted rises of 84 per cent in Lambeth and 70 per cent in Wandsworth. Emerging areas such as Brixton and Streatham are also forecast a significant increase in house price growth. As areas that are already established reach their potential, neighbouring locations will start to benefit, picking up pace accordingly.’ n
